Love this apartment building and the friendly staff. Very nice and clean with cool amenities. Awesome gym and basketball court and amazing pool. Love the coffee machine. Good apartment size. Cant wait to live here.
I have had a very positive experiences at the Forum and the staff in the office is very helpful and considerate when it comes to helping the residents. The facilities are clean and well kept. The apartment itself is spacious and inviting. Though the only reason I can not give five stars is that maintenance issues take a while be resolved as my roommates and I have put in several requests for things that have not been fixed for months. Other than that I am happy to say I will be continuing to live at The Forum another year and I can owe it to Samantha for convincing me to stay and enjoy the great atmosphere. She informed me more on what the complex has to offer its residents and I am very excited!
The Forum has beautiful amenities and it sure is my dream home ! I love that there are individual and shared spaces. My tour guide, Erica was spectacular. She knew the answer to all of my questions and concerns. I felt very welcomed and the ambiance truly made it easy to want to live here!
Don’t lose the cheap rubber amenity bracelet they give you when you move in. They charged me $75 for losing it when I turned in my keys. That thing couldn’t have been more than 5 cents to make.
Touring the other day, Samantha was extremely helpful in answering any questions or concerns I had regarding the complex. I loved how clean and neat everything appeared to be. The pool was my favorite part along with the sand volleyball set up. Overall a great complex and great staff.
When I got a tour from Samantha it was such a great experience. The pool, the gym, and the snack center were my favorites and the rooms were great as well. Everything I saw was super clean and presentable. The Forum will definitely be the place I live at when I go to college there.
The maintenance supervisor, Keith, is the best ever. He deserves everything in the world, but especially a raise. He is so helpful and personable.
As a parent, the property has so many safety features, that I feel safe having my child stay there! My tour guide Erica was so nice, and she was full of knowledge about not just the property but the outside attributes that make the forum the place to live. Overall very pleased!
Floor plans are great and affordable. The staff at the front desk is very helpful. A girl with curly blonde hair and beautiful blue eyes gave me a tour and she was very knowledgeable. I think her name was Ally. She was awesome!
Management here is absolutely terrible. There were gate issues my entire semester there. I had to get 4 new mailbox keys because I was repeatedly given some that did not work. If you put in a maintenance request, they will mark it as complete without even coming to your room. Random miscellaneous utility charges towards the end of the year and horrendous wifi connection. My bathroom also had extreme water damage with terrible ventilation which caused areas of the bathroom and my shower curtain to mold. I moved out a month prior and turned in all keys and was still charged $100 because they said I have no proof. 100% do not recommend unless you want unnecessary headaches. They only have high reviews because of the random giveaways they do on instagram.
It has been great here. Awesome amenities. Only thing keeping it from being a full 5 stars is just some delayed or recurring maintenance issues but other than that it’s been fantastic :)Since google won’t let me write another response, I want to edit this one. I’m happy to say that Forum has earned its 5 stars from me! They have come through for me and fixed any and all issues I was having with my apartment. The absolute best maintenance supervisor, Keith, has been great and efficient with all his work. I truly appreciate all he has done for me. What a great way to live my last few weeks in Tally before moving for grad school! 🥰
UNORGANIZED OFFICE!! They will never answer your calls. It is honestly pretty nice living here but as soon as you need questions answered/packages picked up from the office, forget it.
I came in for a tour because I plan to move in after my lease ends, and I had many questions about the place; Randi was able to put me at ease! She answered all of my questions and showed me around; I loved the place, and I am glad she took the time to show me around because I was already frustrated about not finding a place I liked. Randi was the best person I have ever talked to since I have started looking for apartments. Thanks again for making sure all my questions were answered I hope to see you again when I move in later. The Forum is a lovely place. One of the best living arrangements in Tallahassee. The employee Rachel was a breath of fresh air. She was very helpful and told me everything I needed to know about the complex. She was a big influence on my decision.
We came in Sunday to get a tour of the apartment & what it has to offer, Allison did a wonderful job at pointing out all the features they have to offer and gave detailed information, she gave us time to relay questions and she was able to answer all of them for us! She is so nice & gave a wonderful & informative tour! Wishing her all the best with her finals!! Go see Allison for any help!! Would 100% recommend her to anyone!!

Shout out to Randi at the Forum who gave us a tour of the complex. She was very knowledgeable, kind, and helpful. The Forum has an amazing pool area, work out facility, and study areas. The Property is well kept and the apartments are spacious and updated. We felt welcomed and at home from the moment we arrived.
Love living at Forum, Zane was the person that took me on a tour and really showed me the benefits of living at the Forum and answered all my questions and concerns I had. BEST DECISION I HAVE EVER MADE WAS TO LISTEN TO ZANES ADVISE. Love it here and probably will renew as long as Zane is around. Would have given it 4 stars but Zane makes it 5 stars!This man deserves employee of the year!!!

Great so far.... all of the employees are easy to work with and compatible. Maintenance team came in for help at an appropriate time to fix our A/C and as well as fixed our television monitorAlso want to point out a specific maintenance employee, Ernest, that works well with obvious knowledge on maintenance and always shows up on time. Really cool dude that makes his visits comfortable.
I thoroughly enjoy my experiences staying here. The grounds are well maintained and the staff are super helpful - especially Cameron - whenever there are issues. I look forward to spending more time here.

I toured the forum today and was really impressed with the amenities! Being that I hadn’t heard much about it before I was shocked. I toured with a girl named kimmy and she brought me around to everything and didn’t make it seem like it was a problem when i wanted an extensive tour like most other places do. Usually don’t leave reviews but seriously such a pleasant experience
The forum has been an awesome apartment! The staff has been super friendly and helpful. The overall apartment complex has been super quiet so I have been able to study in peace and I also LOVE free food Fridays. Not to mention the beautiful resort style pool!

The Forum Apartments are the best apartments I have ever stayed at. Honestly, I am sad to leave but it is time for me to move on. These apartments have the best staff that works here as well. All other apartments need to take note. Thank you very much for a pleasant living experience!
I had a great experience touring the Forum. Great facility and amenities but one thing that stood out to me was the employee showing us around. His name was Zane, great guy with a sharp demeanor. Zane really knew his stuff and made my experience a great one.

When I moved up here for college, I was very excited to move into my first apartment! I wanted something that felt like home and Érica really made me feel like I was at the right place. I just toured the forum recently and it was incredible. Randi was my tour guide and she showed me all around, explained all the amenities, helped me decide on a floor plan and made me feel so safe with all the security and assurance that this will be my new home. She is definitely one of the main reason that I am signing here!
Recently, I have toured here and my favorite part was definitely was getting to see the awesome 24/7 gym and the indoor 24/7 basketball courts. My tour guide was Randi and she did an fantastic job showing me around, she was very informative, funny with her jokes and presented herself perfectly. I’ll definitly be signing her soon. She made the experience so much easier 👏🏼
The Forum is such a wonderful apartment and I suggest a lot of parents look into it. I was looking into it with my daughter and Ms Rachel was great help!
Zane recently donated to every orphanage in tallahassee ! Great guy! Also saved 17 dogs from a burning building 🤞🏽After that... Well.... he showed me around the Forum housing complex ! Forum Tallahassee is a very UNSAFE environment because they never hold other residents accountable when it comes to vandalism or their actions. The elevator was out of service for nearly three months and has not been fully functional since February! It is still missing the button on the fourth floor. The WiFi is terrible once they switched services when most people were taking semester exams. As someone paying for services, I would expect Forum Tallahassee to honor their end of the contract.
The leasing management are unorganized and never get back to you. Do not trust them at all. Save your mental stability by not dealing with forum.

Went to tour the property. Was a bit anxious to see how it would be in person. Zane was the best guide and was very knowledgeable about the entire property and everything Forum has to offer! He made me feel welcomed and at home already! Great experience overall.

I love living here so far! The apartments are very clean and spacious. The management is so helpful and every small problem I’ve had gets resolved with ease. Asis has been nothing but a tremendous help and super sweet when talking to.
The forum is incredibly beautiful. The staff is amazing and super helpful. I took a tour with Zane and he was so cool and super friendly. He was also super helpful when answering my questions. We need more Zanes in this world.
Overall, I’ve had a good time here. It’s not perfect, but for the price I pay its good. One thing Id like to mention is the gym. The leg press machine has been broken for almost two semesters now, and nothing has been done to fix it. Same for a couple of other amenities (bbq grills just go fixed after several months, the gates dont work properly, basketball court is closed, game console and game renting has stopped, etc.)
I loved the property and how nice the amenities and pool are. There are always people at the pool on the weekends ! Every time I come into the front office Samantha is willing to help with a smile on her face :) she is so sweet and helpful!
I am constantly impressed with the speed to which staff attends to maintenance issues. Not to mention their kindness! I just had a maintenance issue resolved by Earnest and he did a great job.
Forum is a very nice, and friendly college apartment complex. When touring it felt very “homey” and not expensive at all. My tour guide Zane really convinced me to stay here.

The staff here is amazing, however, Kimmy has been the most helpful. Whether it’s leasing, payments, or maintenance, she goes above and beyond to assist me. If she doesn’t know the answer, which is rare, she makes sure to find one for me. The Forum is a better place with Kimberly around.
I called to inquire about the property and spoke with Zane who was extremely helpful. He provided leasing options and availability, and seemed genuinely enthusiastic to help. I will be scheduling a tour and look forward to meeting Zane and staff as well as seeing the property.

Been living here for about 4 months and it has honestly been one of the greatest choices of my life. The staff are phenomenal and the club house is always holding fantastic events (that follow covid protocol). Wouldn’t want to live anywhere else in Tallahassee and you shouldn’t either.
Valet trash pickup is the biggest perk. Great amenities such as pool & workout facilities. Staff creates a sense of community so you feel like you belong.
I speak per my daughter, I give 4 stars instead of 5 for the not doing a proper match relate to room mates at all, she tried to cope with the situation on her own without talking to the Manager. However, after inform the Manger Mrs. Brown, she was so professional, nice and understandable with the issues. offer help ASAP to move my daughter to another apartment. despite the room mates the apartment is very nice, maintenance very support with any calls.
This is my first year living here and I renewed my lease as soon as i got the the phone call to do so, i moved here in october on such short notice, the entire staff was friendly and was able to give me an immediate move in with absolutely no issues. My unit is clean and i love how there’s so many amenities and things to do to keep us busy. I also love the social media interaction that they do to keep us involved in everything thats going on within the community. 10/10 recommend.

Ryan and Ernest were so quick to come out and fix my maintenance problems I had. They are good with explaining to you what happened, how to prevent things from happening in the future and even helped me fix another problem with no attitude even with them having a lot to do. On top of that the staff are AMAZING and definitely show interest in the residents here. They are outgoing and even know your name which is a plus. This is definitely a place to live and you should come tour here if your thinking about it best amenities and best price for what you get. And lets not forget the BEST pool in town.

My experience living at the Forum for at least is a year is as follows:The amenities are somewhat nice, property maintenance is mainly kept up, apartment maintenance is speedy for the majority of issues.I part ways with their efforts in customer service where it really counts. Roommate matching seems to be one important feature the Forum overlooks, consistently. Mind you tensions have escalated with current roommates and myself because I have tried to resolve issues with them first and come to an agreement. When I have finally brought up cleanliness and safety issues related to roommates they matched me with, the Forum managers are slow to respond. every. step. of. the. way. When they have decided to respond, their resolutions are inconsistent. I have first been approached with sitting down with roommates but when setting up the actual meeting, they have taken weeks to sort things out. Mind you I am having safety and cleanliness issues with roommates so the apartment is not safe. The next step we approached was an agreement they made with the roommates to comply with safety and cleanliness basics both the Forum is LEGALLY responsible for and the roommates SIGNED to be held accountable to. Great except the roommates did not keep this agreement. Ok so I let them Forum know again and offered pictures, videos, and proof this time but they did not want to see them or deal with the roommates. Instead they resorted to moving me to another unit. Mind you I have lived in the apartment for about a year now and the roommates who are not complying moved in four months ago (all three of them coming from another unit. What happened to/with their fourth roommate? I do not know). So why should I be moved when its not like Im living out of a suitcase. I have stuff that takes time and effort to move. So if Im doing my part why should I be put through the stress of moving (as a full time student and part time working)? The Forum does not seem to understand this and are not doing anything about the roommates violating their lease and safety basics yet want me to move; and the transfer apartment they offered me again is a downgrade from the price I signed all while refusing to offer me a price adjustment. Again an inconsistency lies with the Forum management offering some help in the moving process and are now denying this. The Forum needs to do better. Starting now.
Called for some information on a 4/4 for me and my Roomates that are looking for a new apartment to live in as we are transitioning from a Dorm. Randi was so nice and so informative on all the deals and what you all had for amenities and from what I hear I was amazed and have already planned to come by for a tour. Ask for Randi if she is anything like the phone call she is amazing and you will be glad you asked for her great customer service and first impression.
This place is great and the rent is really good! I love the location and the complex itself. I recommend this place to everyone I know.
I recently contacted The Fourm at Tallahassee to inquire about a place for my son to live as an incoming freshman at FSU. I talked to Randi several times and she was super helpful and informative. I was unable to visit the property in person and relied heavily on Randis experience and knowledge of the features and amenities. During this process I also talked to Kimmi and Whitney and everyone was glad to answer a lot of questions and put some of my concerns to rest. I highly recommend looking at The Forum at Tallahassee and contacting Randi and the staff in the onsite office. They are very patient and will gladly answer any questions that you may have. Im really excited for my son to move in this Fall and know he will be in goods hands at The Fourm Tallahassee while living away from home for the first time.
My experience was life changing for one reason and one reason alone. My tour guide, Zane. Not only was he easy on the eyes, but he was attentive, passionate, professional, made me comfortable, and knew exactly what he was talking about. Each and every question, comment, or concern I had, he had an answer, response, or solution to that was leaps and bounds beyond what I could have even remotely fathomed. He singlehandedly changed my views on tours and I will forever expect nothing less than the greatness he provided me with. Cant wait for free food fridays 🥰
What a place! Honestly bummed that I only get to spend one year here at the Forum since Im graduating. Wish I wouldve moved in sooner. Friendly staff, well-maintained apartments, and a truly homey feeling.

Forum is a pretty good place. The pool is nice and you get a lot of bathroom and closet space, for the price you can’t really beat it. I rate 3 stars instead of 5 because I feel as though the roommate matching wasn’t used (I only have similarities to 1 of my 3 roommates) and my room gets extremely dusty no matter how many times I vacuum it! Also the tanning beds have still been closed due to covid and I’ve been here for 4 months. We had to call for maintenance for quite a few things when we first moved in because my room looked like it hadn’t been cleaned, but they came immediately to help and fix everything, and the 2 guys that do it are super friendly and helpful, as well as the office staff and property manager.
While i was looking for a place i was helped by one of the nicest people I have ever worked with. Asis made me feel cared for and knew exactly what I was looking for. If you are looking in the area i highly recommend going to Asis!

BEFORE READING: Im not writing this review as a means to vent about my horrible experience. If thats what youre looking for, feel free to scroll as there are plenty of scary stories that have came from this complex and its management. This review goes out to those thinking of resigning or are curious as to what living here is like.HERE IS MY TAKE: There is absolute no sense of productive delegation at this property. From my experience with management and the front desk staff, it seems like no one (not even the property manager) has any authority over the day to day decision making. Meaning, do NOT expect any responses or resolutions until AT LEAST 2 to 3 WEEKS have passed. Better yet, do yourself a favor and keep your expectations lower than the Earths crust and do not expect any solutions or answers, period.THE REASON I GAVE FORUM AT LEAST 3 STARs: The only redeeming quality of this complex is a very hardworking, friendly, and quick to fix maintenance tech- Ernest. I am not writing this for the theatrics and dramatics when I say this, ERNEST IS THE REASON MY ROOMMATES AND I STILL LIVE AT THE FORUM. I can assure you that it is NOT the binding lease that is keeping us here, it is Ernest. Truly, hes a really genuine guy that deserves the recognition and praise. If this overall review was for Ernest and not the Forum, I would have hacked Google to give him a 6 star rating.Overall, this student living apartment is below average. There is no such things as perfect student living in this city, these properties were created with the intentions of corporate greed and profiting off vulnerable college students. The Forum just happens to be a magnified case. Shame.

For the price I paid to lease at Forum ($515 for 4/4) Forum was ok. However, knowing that they used to charge upwards of 680 for the same floor plan is concerning and I would not sign here for that price at all.maintenance here was always pretty slow especially in the first month of move in in took 3 weeks for someone to come and fix my closet and with calling the office several times to see what the hold-up was. There were also several instances where requests were marked off as completed when no one came to fix it. For the time I was there (6month lease) the printer in the study room was gone and the only way to print was to have the office staff do it for you.Apartment walls are very thin and I was constantly hearing the people above me walk around and play music. I was also surprised to see that the TV was not a smart TV and came with a super basic cable package. Even my last place had a smart TV...The gate was also opened the whole time I was there and never got fixed so people could come in whenever they wanted. Several areas around the property could use maintaining like in the hallways and elevator and there was always dog poop in the grassy areas by Building 1...For the price living here is fine but keep in mind its not walking distance from campus and you are mainly paying for amenities. Definitely not worth it unless the rent is $600 or less
Went on a tour and I have to say our Tour Guide Randi was by far the highlight of the the tour she was so friendly and informative and surprisingly she made the tour really fun!
The forum has been amazing. volleyball is always fun on the weekends the pool always looks amazing. Keith and Ernest are always funny and helpful when doing my work orders. The office is always quick and attentive toward any of my issues, Ive had nothing but awesome service here.
I apologize I lied before, to any students looking at the Forum, just be aware. The Forum do have a lot of potential only if management change. They way serval residents including myself are treated is just not right.
The Forum staff in the front office are always greeting the residents with smiles and cheerful attitudes. Could not ask for a better experience while interacting with them, and they are always very helpful!!!

I’ve been living at the forum since the summer of 2018, and while every apartment complex has their pro’s and con’s the staff and upper management as well as the maintenance team put forum over the top! My favorite thing about the forum is simply the Attentiveness of staff to my concerns. I had a roomate issue that was quickly and appropriately dealt with by the forum staff and I just could not be more happy to live at such a luxury apartment! Graduating next year and having to leave forum is simply ✨upsetting✨

When my washer broke a few weeks ago! Earnest one of the maintenance men made the effort to give me a voucher to one of the laundry mats in the area as he fixed mine! Excellent maintenance service!
So far its been a mixed bag and having AC out for a few days has NOT been fun. But someone on maintenance named Ernest helped my apartment out today and he was very helpful in communicating the issues that were occurring with the AC and realistic in giving me a time frame for when it would be fixed. He even helped with some issues that he didnt have to, he just wanted to help as a good person. Made me appreciate the maintenance crew and staff in general a whole lot more!

Ive lived in a few student housing places but none are like forum! i love the gym and pool and love having my friends come hangout with me at the pool on the weekends! im so happy they added a convenience store inside of the complex so i can satisfy my sweet tooth needs! im sad that i graduate and will have to leave or else i would renew! kimmy is definitely the best and im so happy she convinced me to sign here!
There’s nice amenities here and I really like that they just opened a convenience store in the study rooms that’s 24/7. Overall I like living here, I’ve lived here for about 3 years now

While my time here at the Forum hasnt been without the occasional hiccup, both the maintenance team and the office staff have always done their best to resolve whatever the issue is in as timely a manner as possible. Im no stranger to the customer service game, and I know how hard it can be sometimes to respond to resident concerns, especially in times like these, but even when the news is tough to break, the staff here are always friendly, outgoing, and genuinely appear interested in correcting any issues that pop up. It isnt always convenient, but often its through no fault of their own. Its a nice place to live, but the people working here make it feel like a home.
