I have lived here for 6 months so far and I have absolutely no complaints. My move in experience was amazing, the office ladies are just the sweetest and soo helpful. On my move in day, I was so stressed about so many things Andrea was so kind and she even helped to lug my heavy suitcases upstairs to my apartment, and she insisted it was okay. Maintenance is always courteous, fast and helpful. I really do love coming home from a long day of work to my apartment and the area.

STAY FAR AWAY! The shadiest management staff I have ever dealt with. Staff forged my initials on legal binding documents. We’re too stupid to even date the initials when they forged the documentation and lied about having any involvement. Would give 0 stars if possible. Kathy Freeland and staff are all compulsive liars. Upon my move out charges were added to my account that their maintenance staff was responsible for. Overpriced and unprofessional. Please do not move here

I have lived here for little over a year and I have felt so safe living here from the very beginning. They made transitioning from leasing a room to signing my own lease so easy and every work order is followed through quickly! I love living here!

This is a great place to live! Beautiful area, safe, updated. Best updates and most modern property I have seen in town. Nice gym, multiple pools and spas, clean. Maintenance responds quickly and staff is friendly. Moving anywhere else after living here would be a downgrade.

I’ve been at Evergreens at Mahan for about 4 months and my experience has been incredibly positive so far! Staff is kind and helpful, maintenance is quick and easy, and the complex is really pretty, as is my apartment. Had my first experience at the gym today which is one of the nicer apartment gyms I’ve seen, and our pool area is really lovely. No complaints so far and happy to be here!

This is one of the best apartment complexes to live in Tallahassee. I have been here for almost a year and have never had a problem. Very clean, safe, extremely pet-friendly (my dog loves the treats), maintenance is very efficient, and the staff is great. Honestly, I signed here because of the amazing tour, honesty, and overall hospitality of Shannon. Shes the best! We love Evergreens at Mahan!

The Evergreens at Mahan are a great apartment in Tallahassee! Shannon was great when I was signing my lease and very accommodating. The units are very spacious with working appliances. Relatively quiet building and upstairs neighbor, the only annoying thing is the garage doors opening below me. Grounds are kept clean and safe with the gate closing at night. I had one maintenance request which was solved immediately. Great place for new movers to Tally!

Ive lived here for two years now and am transferring to a new unit next week! Its an awesome place to live - quiet and well-maintained. The leasing office is friendly and available to help with questions. Maintenance is responsive and friendly, although I havent had to call them much.Even being in a city like Tallahassee (Im from a small town), the apartments make you feel like youre more outside the city, even seeing some nature in the woods nearby from time to time (armadillos, owls, hawks).Ive also had a few medical emergencies where Ive needed the leasing office to let in friends to take care of my pets, and they made the process both secure and easy. I didnt think I wanted the trash pickup, but now I couldnt live without it.My only slight dislike (and clearly not a big deal as Im staying here for another two years) is that the hallways can echo, so you hear people throughout the day. However, the apartments have quiet hours and I never hear anything during those.They also organize community events, although I havent been able to attend any.

I couldn’t have chosen a better place to live. The community is so peaceful, welcoming, and friendly. The staff are always professional and responsive. The property is well-maintained as well. If you are looking for a place to live, look no further! You will not be disappointed!

I moved in during the pandemic and thought that the stuff did a great job offering opportunities to keep resident life as normal and as safe as possible. The staff is great! Even though the prices are on the higher end you definitely get what you pay for with amazing maintenance service and all the amenities that are included.

I just moved into Evergreens and everything went very smoothly. The apartment was cleaned and updated. I had a 2 minor issues but maintenance responded very quickly. The staff was very nice from the beginning. Shannon was very helpful throughout the whole process.

I moved into Evergreens at Mahan eight months ago. The apartments are very luxurious. I have been pleased with the office management...they take care of any issues quickly. Repairs are also done quickly. After living in a home for the last twenty years, my first experience in apartment living has been great!

Lived here two years at the recommendation of TMH. The maintenance crew and leasing office staff are friendly. They’re the only reason for two stars instead of one.I would otherwise NOT recommend this complex. It was extremely loud in our apartment. We were promised a ‘wood facing’ apartment only to live by the noisy pool. They claim to lock the pool gates at night which they do not and you’ll constantly be insufficiently rested by unwelcomed jacuzzi guests in the middle of the night yelling. On top of all of this the management in general is the absolute worst. Rude, disorganized, and unbelievably unprofessional. You’ll get nickel and dimed throughout the move out process. The renovations are thrown together, and you’ll end up paying an insane amount for a one bedroom apartment when you can easily find cheaper and nicer places in Tallahassee.

Have heard so many good things about this apartment complex! A few of my friends have toured here, and their staff is incredible. Highly recommend to all of my Tallahassee friends :)

I searched long and hard to find an apartment complex that had everything we were looking for at this price point. staff is always friendly and available to help, community is clean, apartments are sound proof even though the neighborhood is quiet at night. amazing gym and pool/hot tubs and still close enough to FSU campus if you travel that way often!

Evergreens at Mahan is a beautiful apartment complex. Safe, quiet, clean, lovely pool area, super friendly staff, great amenities. The landscaping and groundwork makes the place look almost like a Disney resort.

We have now lived at Evergreen’s at Mahan for a year, and plan to renew our lease for another; the management staff were amazing in helping us transition from S.C. to F.L. during a worldwide crisis (offered us a virtual, FaceTime tour)! We love several aspects of this community - friendly/attentive maintenance staff, pet friendly, gated, well-kept, etc.! The renovations/updates have exceeded our expectations, and we are happy residents.

My boyfriend and I took a tour today with Shannon and she was great. She was very informative and even reached out to us after the tour! I would definitely love to live here.

I was going to move in last Monday and the staff had me turn on all my utilities to get a code to enter on paperwork $55 hook-up fee. Then had to purchase a year of rental insurance $139 not to mention the $200 application fee. The $20 to upload a picture of my pet. Then they forgot to have me fill out a lease verification after already approved and all the above things completed and paid. They decided to not let me move in at the last minute and cancelled my lease? All my rental verifications are excellent I have always received my deposits back. I called my last apartment and they gave me a good recommendation and a full deposit back because I never damage anything and am very quiet.So now I’m out all this money and they don’t care.

Wife and I moved here to escape the noise of the college side of town. The front office staff was amazing. Everyone was so nice to work with through the signing process. The amenities are beautiful and well-maintained. Maintenance service requests (which we only had a few of during our 2 year stay) were handled insanely quick. If you are looking for quiet, this is the place to go. We had a neighbor who had a barking dog and the issue was handled right away. The trash service was reliable and made it easy to live on the third floor.My biggest complaint about the place was that the lawn care was almost too frequent. It never happened on the weekends, but if you are home in the morning on the weekdays, they do frequently mow, edge, and blow off side walks. The price you pay to keep the grounds looking as good as they do.We loved living here and only left to move to a place with a fenced in back yard for a dog.

I have lived at Evergreens for the past 2.5 years and its been great! The leasing office staff (Shannon, Jamie and Andrea) are always quick to help you with anything you need and are always super friendly. They make living at Evergreens that much better. The maintenance crew was always quick to fix any issues. The Southern charm is real at Evergreens and everyone is friendly and easy going. The bugs are going to be a problem throughout all of Tallahassee, that was something to get used to, but other than that, living at Evergreens was great.

There are several aspects of Evergreens at Mahan that has made a positive impact on our move to Tallahassee. The Business Center has been a life-saver when our printer was out of commission (almost a necessity in graduate school). The close proximity to FSU allows for a quick commute to work and downtown. Our animals love the outdoor spaces at Evergreens at Mahan, whether it be our cat sunbathing on the balcony or dog rolling around in one of the many grassy areas. The upgraded units and renovations exceeded our expectations, and we plan to renew our lease when the time comes.

Excellent service all around. The community is safe and, very pet friendly, caters to a pretty diverse crowd.

Shannon in the front office is awesome! She’s the one that originally showed me around the complex. I’ve lived here for over a year so far. Maintenance is wonderful and has fixed any issues I’ve had promptly. I love the vaulted ceilings and huge windows in my apartment. It’s very quiet here and is a great place for me to live while in graduate school. I agree with over reviewers that I wanted to get away from the loud college areas of town! I’ve only had one issue with noise and the front office handled it right away. The pool in the summer is also wonderful. 😎

Leasing Consultants are great Andrea and Jaime super friendly now issues with complex they did a quick cheap renovating the units when i moved in door seals were not working constant beetles and insects getting in to unit had to put a service order, Master Bedroom when unit above flushes the toilet you can hear the flush and hear the water going down through the walls management said thats normal, neighbors above constant running around stomping of feet notified management for 6 months of problem they did nothing but told me to call the police because they are not able to do anything unless I file a police report so I finally decided to give them a piece of their own medicine and play loud music all day early through the day mind you after 6 months management comes to my door and tells me if I dont lower my music she will call the police and that Im not being a good neighbor. Now they are able to call the police and Im the bad neighbor who always pays rent on time, never complained about anything besides the rude people above me. Save your money DO NOT RENT HERE your better of some place else.

I moved here from North Carolina and Jamie made the whole process a breeze. The other ladies in the leasing office always have a smile and their professionalism is 5 stars. Everyone on the maintenance staff is friendly and get requests done timely and efficiently. Property is in a very convenient location of town. 10/10 would recommend!

Not only did she cheerfully spend her time showing us all around the complex to see a variety of different apartments we were interested in, she was prompt in her follow-up to us over the following week of what options they had available. What a gem of a place to live at! I was brand new to the area and in search of a family friendly, safe, and inviting place to live. I was so frustrated with other properties, and then I met Shannon in the office who changed my whole experience in Tallahassee. We had a 2 bedroom apartment and it was a good size especially for having two little ones. The grounds were well kept, maintenance was prompt when we needed them, and they were always kind and courteous. They held many events for the residents and the kids that were fun. The Leasing office responded quickly and were always helpful to help resolve anything we needed. They really and truly made it lovely to live there and not make Tallahassee seem so small. It’s a very well rounded community to live in and close to everything you could need. If I didn’t have to move out of state I would still be there!

Two sides to community..get clear concise directions.

I have been very pleased with this community during my time here. The place is attractive, well-maintained and in a great location. The staff is very approachable and helpful. The complex also hosts many socials for all different tastes. And I have never seen a complex with a nicer gym than this one. I really cant think of anything negative here.

If you are disabled, stay away from here. It might seem nice, but you might be discriminated against and made out to be a lawbreaker by the assistant manager. Front house staff is ok and friendly to your face, but they probably wont go to bat for you. In the process of disputing carpet stains, but I wont be coming back on here to give an update. To any disabled vets looking to stay here, go somewhere else where they will understand your issues and not discriminate against you.

I lived here for three years while attending law school. Everything about this neighborhood was amazing. Also the staff was very friendly!

My wife and I stayed here for years and we loved it! We were sad to leave. Recent renovations and upgrades to the gym, pool, and lounge has taken this place to the next level. They even have a Starbucks coffee machine next to the wifi Café and business center! Management and maintenance are both hospitable and responsive!

Absolutely terrible. The appearance of this apartment is great, but after moving in, you will soon realize that THE WALLS ARE PAPER THIN! In one apartment, you can literally hear the person in the apartment next to you having a conversation even if theyre not raising their voice. The price of rent here is NOT WORTH essentially getting no privacy because you can hear your neighbors every movement.

I’ve never experienced this level of customer service from leasing agents and office staff. Jamie and Andrea have gone above and beyond for me on numerous occasions! I am so thankful to have a staff that really cares about their residents!

Great community. I have lived here for 7 weeks! Apartment was clean at move in. Nothing wrong with my apartment. Service team are nice when I see them heading to work. Office was easy to work with. Havent had any issues with my neighbors either. Also had a wine and cheese night!

You can see a lot of 5 stars among the reviews. Never ever trust them. The Management gives discount if a resident rates 5 stars. So don’t believe 5 star reviews here. Once you moved in, they unnecessarily take money from you. Think about a different place.

Ashli and her leasing team are the best! Very responsive, quick to want to help and are willing to go above and beyond for their current and future occupants. I work for a corporate housing company and quite a large order request to fulfill to which Ashli went the distance for us and was working from her home to be sure that they could provide housing for our clients. I am more than impressed with the customer service here and will be sure to always house my clients here whenever possible!

Located on the southwest side of Riggins Road. Nice complex, appears to be relatively new. Has gated entry, like many newly constructed modern apartment complexes. What I saw looked nice. The mailboxes are by the gate, along with the swimming pool. I saw some units with garages, not sure if they are available for all units or just select ones. I was not there to look at apts, so I can advise about the rents.

We just moved out after living here for two years and highly recommend! Jamie was always super helpful from move-in to move-out, and all maintenance issues were quickly taken care of.

Great apartment complex. Had very few issues that were all taken care of promptly. Quiet, most everything was great. The only thing is that their prices rise quite a lot after each year. I wish they didnt rise so much so I could stay another year!

Here is my original post before it was changed. I moved out because of horn-locking vehicles!Post date : 04/27/2015These apartments look good from a distance and I suggest that you keep them at a distance.Heres all the stuff you dont see until after you sign the lease.Noise and lots of it!Cars are honking horns all hours of the day and night may be very near your bedroom.There is almost no noise protection between you and your neighbors.The outside heating and cooling units are noisy and located too close to bedrooms.The spring-loaded front doors slam and echo in a small hallway.Water and garbage collection is a rip-off.Water at my kitchen tap would take 45 seconds to get hot and waste 1.8 gallons of water every time because the water heater is located too far away. The sewer charge is twice the water charge so the water company is laughing all the way to the bank!The so called Valet garbage plan is a no choice, no opt out over-priced way to squeeze more money from the residents. I dont think garbage should be in an apartment hallway at any time. I wanted nothing to do with this plan and never used it but I had to pay for it anyway.Check the Water/Sewer and Trash ADDENDUM in the lease. They want you to sign and to agree to pay all flat fees, usage charges and RATE INCREASES!The local community management team is just a revolving door of unexperienced, inflexible and arrogant people just parroting the corporate rules. Their job is just to stop any complaints and dismiss them all as unreasonable.Thank you for reading

The apartment is wonderful and the location is pretty close to everywhere Id need to go. Its the smaller things I love the most. Amazing water pressure in the shower, convenient storage units nearby, friendly staff, the list goes on.

After living here for two years I can attest to how wonderful the staff and maintenance is. Evergreens at Mahan will probably be the cleanest complex you will ever stay at in your entire life, and maintenance and staff truly listen to your concerns. Yes it may be a bit pricey, but it is in a perfect location, there is no crime, the amenities are spectacular, and there are plenty of fun events (wine nights, holiday themed parties, etc.). I highly recommend this place or at least take a tour.

My first contact with The Evergreens at Mahan dates back to March. I was new to the area and looking for a place ASAP. During the search, I spoke with the apt manager Lindsey but never stopped by. Long story short, we decided to lease at another complex... what a mistake. Last month I decided I would take a look around and see what the east side had to offer. When stopping by to tour the Evergreens, I was greeted by Jordan. Although she is new to their group, she did an excellent job answering ALL of my questions (there were a ton--thanks again Jordan) and showing me numerous apartments. If you are considering checking The Evergreens out, make sure to call and ask for Jordan. She will make sure to find the perfect floor plan for you! :)Thanks again for all your help! You are awesome!

Had a very positive experience with the leasing office and management team upon moving in! Andrea was very helpful from the very beginning. My furniture boxes arrived earlier than anticipated and they put them in their garage until I arrived and gave me all day (plus another if necessary!) to move them to my apartment, which was very kind. The apartment is very nice for the price and the location. Its very quiet and clean. The ammenities are excellent. They have a wifi room, and the gym is great as well! There are dog waste stations spread around with bags to pick up after your dog, which is good. There are some minor issues/details appearance wise that do not bother me since its a rental community. The bathroom fan was a bit noisy, and they sent someone to take a look within 24 hours, which I appreciate. Overall, Ive had a good experience so far and I hope to enjoy my time here.

Run away!!! Staff is amazing but buildings are old and not kept properly. We left the Evergreens at Mahan apartments in Tallahassee because it was in terrible condition when we moved in and the air quality was horrible. There was a huge hole in the wall when we moved in, the ac did not work among many other things. We suffered a lot health wise and have immediately been better now in our new place. I would strongly suggest looking into the ventilation in the apartment. It had a terrible moldy odor from day one that we still could never completely get out during our year there. I will be filing a complaint with corporate about this for health reasons for anyone in the future.We deep cleaned that apartment countless amount of times, especially the floors only to find more and more dirt and residue that was never cleaned before. The washer and dryer never quite worked properly. The dryer would take 3 hours to dry our clothes which was a waste on energy. By our second month almost all of the light bulbs were no longer working which we replaced ourselves. We never had a good nights sleep ever! Our bedroom was noisy because of the machines/generators right outside that clearly are old and have not been replaced in years. It would wake up our baby every time it came on. The air condition is very loud as well. Any guests we had visit us would think that something was breaking or get startled when it would turn on. The generators here are way softer to the point that they hardly make any noise, so we know yours need replacing. It is a nightmare to have good internet connection in that particular apartment and both century link and Xfinity have told us that the wiring needs fixing in the entire apartment as only one line of signal showed up when there should be at least five.Please fix all of this for your future tenant. It is not fair to them to pay such a high price for such a terrible apartment.Please understand that this is not a complaint about the staff. They all have been absolutely wonderful. This is just a complaint about the apartment itself and whoever you all hired to clean it and maintain it properly.

No grace period on rent. Most places give you until 10th of the month. Due by 2nd day of month no matter when the day falls and if late they will not take a check only money order with 10% added. Dirty common way areas. Very few social events. Limited access to computer room based on hours of office. The entire complex is NOT gated so be sure to ask if you rent here if your apartment is in the gated area. The non gated area is also not well lighted either.

It is such a pleasure to live at the Evergreens. The people are very friendly here, the place looks great, and the management staff is absolutely amazing. I would strongly recommend anyone to come by and see this place. Tallahassees best kept secret.

I lived in this apartment complex for 2 years. I first stayed in two bed apartment and then moved to a single bed the 2nd year.In the two years time frame, the price of the two bedroom apartment that I stayed increased by $300 and even the one bedroom which used to be under $1000 including water sewer started being more. I left this apartment complex because of their price increment. I do not feel like the price matches the apartment, its facilities and its services.I had to leave the apartment more than a month early than the lease end date and I did not use the valet trash service they provided for the whole last month. And when I went to tell the management about my situation they completely ignored me and charged me for their valet trash service for the whole month anyway. They also charged me pretty high sewage and water fee for the last month!The management is not at all responsive to you and they have a hard rent deadline. Like you are late on the 3rd day of the month and they will charge you extra if you dont pay by 2nd!I highly do not recommend this apartment complex because firstly the management is extremely unprofessional and not helpful at all. And the price is not worth the service and apartment quality you get.You will find much better and cheaper apartments with more amenities and better service in Tallahassee than Evergreens apartment! And I am so glad I moved to my new apartment!

Ive lived in this complex for a little over a year now. I honestly believe its one of the TOP BEST places to live in Tallahassee, Florida! I am a traveling Chef, so by nature I love to cook.. The kitchens are absolutely beautiful! Gorgeous layout, very spacious and looks brand new even a year of usage. Very spacious apartments, hallways and community. The walk in closest in the one bedroom is to DIEEE FORRR !! Yes being a female, you have a lot of shoes and purses and you just want to keep buying more because you HAVE SPACE! Maintenance team is awesome! sometimes the fix your problem same day, some may take a day or two depending on their demands between both communities, which is totally understandable! if it is an emergency they bump you to the top of the list of course.The leasing team office is just absolutely AMAZING! Andrea, Jamie and a couple of other ladies Im missing their names (once again I travel a lot so its hard to remember!) but absolutely stars in my book! They go above an beyond in any issue I have! Even when Im not in the state, they still call and email. I can keep going about them! Amenities to the community is great plus security gates after 7pm closes.Price might be a bit high, but coming from living in MD its pretty good to me!Awesome overall!!

I love this place! Its by far the nicest place Ive lived in Tallahassee. Im on the third floor and I love how there are pine trees all over the property. It kind of feels like a luxary tree house, especially with all of the windows! Maintenance is also amazing! Ive dealt with Will and Kelly and theyve both been so kind, friendly, knowledgable, and helpful! Ill be sad to leave here when its time to move out of Tally.

This complex is a joke. First of all they bombard you with memos on a regular. The latest complaint came today regarding cigarette butts. Are you serious?? Cigarettes butts? The maintenance guys disposes their butts wherever they feel like it. Ive seen them 1st hand. Stop being so damn petty. What you rather us smoke in the apts or outside??? Next, I came home yesterday to a sign in the front of the complex stating RENT IS NOW DUE. On the 29th??? Really?? I dont need no damn reminders about when my rent is due. Its ridiculous out here it really is. I wish I never signed my lease. I came for the peace and quietness which it does offer but hell Id rather be with the college kids and be happy. The office reminds me of a bunch of over-bearing step parents!!!! Nag,nag, nag!!!!!!!!!UPDATE 09-28-2016NOW THE LADY NEXT DOOR IS COMPLAINING ABOUT SMELLING THE CIGARETTE SMOKE FROM MY BALCONY. ARE YOU KIDDING ME??? I CANT SMOKE ON MY BACK PORCH!??

Very every up scale apts luv the area and the office management made me feel like home from first site!!!

We truly enjoy the convenience of having repairs done quickly and without the hassle. I have gone to work and called in a repair needed to an appliance and it was done and running properly by the time I came home after work.

These people are the worst. Horrible customer service. I had fleas in my apartment for 2 months before they could get them out. Very rude and ignorant office staff (except Andrew, nice guy.) They selectively charge for leasing applications and raise rent on some but not other renters (I had a friend living in the exact same apartment as me, across the street and his rent was not raised.) On the other hand, theyre happy to buy pizza, goodies, booze and stupid little freebies for their renters, but wouldnt budge when I asked repeatedly to negotiate a move out fee; when I asked to speak to the regional manager they assured me that shed call, then never followed up. I tried repeatedly to contact her, until they decided to send my account to collections instead (have yet to hear from a regional manager, maybe she doesnt exist?) Very noisy apartment complex, trash and dog crap everywhere and just poor quality considering what I paid for this place. They fixed a lock for me and I had to wait three hours for them to give me the new key; all this time they assumed I had locked myself out. Youre better off going to Savannah Crossings or Victoria Grand. STAY AWAY FROM EVERGREENS

We enjoyed the neighborhood and location. Floor plans open and they are pet friendly. The major downfall is the pest issues. You can see the termite damage and many trees are dying or dead and have fallen. I am extremely sensitive to ant bites and I cannot begin to tell you how many mounds are all over the complex. Fleas/spiders/etc. We recently moved out after being there for two years and I think the complex has let a lot of things slide...we were happier in year 1. bottom line, you are paying top dollar for mediocre service/building.

Just a few words about my stay here @ Evergreens at Mahan. The staff is great as is my apartment. I love living here. When there is a problem with the apartment there is a maintenance guy right around the corner. The neighbors come and go but the management people have always been very professional and thoughtful of my needs. And believe me, I am very needy!KL

The apartments look amazing but some of the reno work is haphazard (our carpet will come up a bunch at a time when vacuuming). Our supposedly new refrigerator was broken from day one and 3 Mos later they are still deciding what to do about it. Shannon in the office is sweet and amazing and can get things done but other than that weve done a lot of waiting.

Possibly the most dishonest apartment in Tallahassee. I am not one to usually write reviews but I feel that this apartment needs to be revealed for what it really is. After being a model tenant for two years they decide to charge me several months of prorated utilities that I had already paid, but they would not listen to reason. When I moved in the staff was young and kind and intelligent but clearly this business drives away people like that because by the time I ran out as fast as I could the staff was old and grumpy and rude and rather uninformed on how to treat customers. Please avoid at all costs because you will not be treated well here and you will end up with hundreds of dollars of extra charges at the end of your time there.

I am glad that management is taking a stand on cigarette butts. This should be a smoke free community. I for one would not want to live in an apartment that the previous tenants were smokers. Smoking isnt good for the person smoking, the non smokers, and the community. #PushingforASmokeFreeProperty!!

They bait and switch you. They show you an apartment on phase 2 and show you how great the amenities are then put you in phase one where the pool is always dirty and the jacuzzi never works. Phase ones gates have been broken since march. Ive never seen them working for more than two days at a time.

The property is nice. However the office staff member we dealt with was not well trained despite the fact that he told us he has been in the business for years and years. We were promised specific deals then told they did not exist. (These deals were also published.)We were promised a particular unit and then told that they already leased it. We had little to no follow up unless I initiated it. I would hate to be a resident with an issue when it is this hard to deal with them just trying to sign a $13,000 contract. If you are willing to pay this much you deserve better service.

It was pretty good and the service was very prompt if there was an issue. There are many college students so it can get loud at night. Other than that, I felt like I got what I paid for.

Beautiful apartments, pretty grounds, great management, fabulous amenities. Convenient to shopping and restaurants.

Poor customer service, jeckyl and hyde type of attitude. Once you sign the lease, they do not care about you anymore. Poor responsive time when maintenance issues arise. Do not recommend living here at all. Signed lease for a floor plan they showed me on paper but was not the same when moving in the apartment. No balcony, smaller rooms including living room; very much a bait and switch tactic.

I absolutely love living at Evergreens at Mahan. As a college student it was important to me have a place that is quiet and enjoyable areas to study! Its not to far from campus and its right down the road from Walmart and many affordable eateries. My apartment is great and it is the perfect size for a college student and only about 10-15 away from campus depending on traffic! Thank you Evergreens at Mahan for making my college living experience worry free!

If anyone ever listens to just one of my reviews, let it be this one: Do not live at Evergreens on Mahan. Essentially, the unprofessional and incompetent management makes it impossible to live here comfortably. Most communication is through informal notices they put in your door, which includes notices of increasing or new fees that they decide to implement.Initially, they lost portions of my move-in paperwork and did not realize it was missing for ~6 months. Later, they indicated I was being fined $25 for not having valid renters’ insurance, which they require (~$120/year). However, my insurance company said that my policy automatically renewed and I was never without coverage.A few times, management lost my service requests, and it would take several tries before someone addressed the issue. I will say that Kelly, the Service Manager, is the property’s saving grace and was always helpful.Their rental payment policy is unreasonable. Rent is due on the 1st and late on the 3rd. They have no dropbox, a fee for paying online, and will not hold checks for payment in advance (for example, if you will be out of town during this small window). On the 3rd (regardless of weekends or holidays), a $120 late fee is assessed and rent is only accepted in full--including the late fee--via money order or certified check. They have unreasonable fees: $15/month (mandatory) for valet trash service with designated hours (6pm-8am) when your trash can be outside and $50 fine if your trash can is outside at the wrong time.For pets (limit of 2), they require a $350 nonrefundable pet deposit PLUS $15/month pet rent. They also require DNA testing for dogs with $100 fines for not picking up after your dog. I paid the $350 pet deposit for my dog in February and terminated my lease in August (7 months). They would not refund any of my pet deposit, so they got approximately $65 per month for my dog. For utilities, the units are extremely inefficient. In a 1/1 (approximately 700 square feet), I paid ~$160/month. For mail, I had packages go missing several times. When the office gets a package for you, they do not give you any notice that a package is waiting for you--no email, text, call, etc. Also, people are in the pool throughout the night making a ton of noise.Below are some of my personal experiences living in this complex:When you move in, they provide a list of circumstances that they consider “emergencies,” which includes your A/C not working. But, when my A/C went out 5 times in 1 month and the thermostat said 80+ degrees, they wouldnt compensate me for anything. When my neighbor’s A/C went out for several days, they refused to compensate her for relocating but offered their guest suite for her to use for the night. When she went to the guest suite, there were cigarette butts on the table, the doors unlocked, the TV on, and the bed undone with evidence that someone had been using it to hookup (keeping it PG). Management still refused to compensate her for a hotel. When a fire alarm went off in the middle of the night, it took 45 minutes for someone to turn it off.My tires (2) were slashed in their parking lot, and they told me that the gate is only an “access gate” and was not meant for security. They were unable to provide security footage. They also said the “courtesy officer” is only used to check equipment, such as lighting. Do not rely on the security features marketed on their website.In July, they told me that my rent payment was deficient because I owed $5 from June. I told them their now 30-day notice (which is outside the statutory and lease notice period) was late. They refused to give me an account statement and the Assistant Property Manager hung up on me. They also said they wouldn’t accept my July rent payment unless the $5 from June was included. Long story short: their accounting is anything but reliable.Through all these issues, I could only get in touch with corporate, Pegasus Residential, a few times, and they contacted me via an Unknown number.

Nice apartments. I like that pick up trash outside the door and that they have a gate that works.

My son moved in here. The grounds are well kept and the apartment looked good.

The apartments are just ok. Mine had a roach problem. If you do end up living here, MAKE SURE you do a final walk through with staff. THEY WILL CHARGE YOU FOR EVERY LITTLE THING UPON MOVING OUT!!!!!

This place is terrible. The staff really have no idea what they are doing. You are better off renting at victoria grand or azalea place.

I am a current resident and it is not worth the amount that is charged. I noticed during my time there some things inside the apartment that I didnt notice at the time I moved in. Paying the rent is inconvenient the office hours are the same as my work hours and the front office states you can pay rent starting from the 26th of each month everyone doesnt get paid around the same time that was her suggestion but want to charge $100 for late fees each day your so called late even though I thought rent is due on the fifth of each month. Didnt know it could be inconvenient to pay out money. I am waiting for my lease to be up only amenities they have are a pool area nothing else parking is wack ppl have their boats taking up parks I am disappointed and waiting for my lease to end it is so not worth it. I pay for the peace and quietness thats what Im paying for. My sink has paint in it been complaining about that as well as how my hot water runs cold just disappointed.Has to scrub the master bedroom tub clean before I used it. They dont show the actual apartment you will be moving in only show the model that no one has ever lived in. Ugh I cant wait all my hard earned money going to waste.

The Best in TallahasseeOur experience with The Evergreens at Mahan is great, we started our lease in May 2016. We can stay here forever. We have just moved to the city, and I toured and investigated almost all Tallahassee till deciding to live here. Great area. I was fascinated by the neighbor and the community, so I decided to move even though it is 3.5 miles away from FSU. Nevertheless, getting to FSU is only 10 min commute and pretty much straight driving. The location of the community is the best. Enjoy the close Walmart and all other shops and restaurant, almost 3 to 5 min by car. Besides, the the street is full of Pizzerias, restaurants, Walgreens, and if you continue downward you will have Publix, Banks, …etc. almost everything. Also a lot of schools around 10 min by car. The community itself is great and very beautiful. Great Pools, Gyms and clubhouses!! Yes… everything is doubled. The office team is great and super friendly and professional. You can request anything from them and feel like family. The maintenance team is the great. You will have a fast response for a work order even though the apartments are pretty new and need nothing to be occupied. They are super friendly and with any small problem they replace the whole thing. The residents are very nice with a lot of Grad students from FSU, so enjoy the quietness. In addition, the administration keeps us cheered with a lot of parties, treats, chocolate. They even distributed BINGO cards and numbers are drawn daily, check the Facebook page. Finally, we got 40 days’ free rent and $250 Plinko game reward as an offer for signing the lease. To sum up, I dare you not to love everything here.

I wish I would have read more reviews before I signed a lease at the Evergreens at Mahan. While the management is kind, they are not running a quality operation. You are paying a “luxury” price, yet you receive much less than many comparable apartment complexes. The buildings are INFESTED with bugs. Roaches, ants, silverfish, roly-polys, etc. Pest control “comes once a week” but it does nothing. When you tour, they show you something beautiful and promise you one thing, yet what you receive is poorly kept, dirty, musty, and middle grade. The Evergreens try to put a band-aid on all of the issues and they are not actually fixing them. When a tenant moves out, they run a vacuum and hand the keys to you.The lobby is lovely, but dont let it fool you! It is not a representation of the actual apartment units. And it feels like a bait and switch operation in that they show you a nice unit, of course not the one youll be renting, and the actual unit is less than desirable. When you complain they say theyre working on it and eventually dont even return your calls. I would recommend you run, not walk, away from this apartment complex.

Ive lived at the apartments for a year, Im used to luxury apartments. After a year of living here and many failed attempts to rectify problems, I just gave up. I started a running list of things I had issues with..Plumbing- It wasnt until the city of Tallahassee took it upon themselves to come, did clogged toilet subside, this also corrected the gurgling sound that came from the toilet. They did something to the entire property- The property staff apologized because they did not know the city was on the property until after, the associate in the office said the city didnt get approval for what they did.Parking- impossible. If you arent home before 5pm and live in phase I, you may find yourself parking quite a distance from your apartment.Paint chipping on doors- I moved into a renovated apartment, the paint chips :/Maintance crew always out my balcony- dont live near a Maintance unit. They come and hang out for hours. When I spoke to management they apologized and said that they would look into it because that wasnt supposed to be the norm.. It continues to be the norm.Response to Maintance issues not addressed in appropriate time frame- I have 2 issue#1-the weather stripping was done poorly, and there were large gaps. I could see the light from my kitchen, in the breeze way, with my door closed. Not to mention the patio door I could see the outside through a gap. I went and begged them to redo it. They didnt fix it until they wanted me to renew#2- my air conditioning stopped working. I called for an emergency service. They told me there was nothing they could do until the next day and that they were out of stuff to fix it.Management does not communicate work being done on property- no heads up on why people are everywhere. One Saturday morning I woke up to construction on my building. They were putting wood slats on the ceiling of the breezeway- due to water damage the ceiling was beginning to warp and split in the middle. When I went to explain how I was working over night and that I could not sleep with this mess, the staff member said that had it been her choice, she would have let the tenants know...Building not built to code/ceiling warpingStaff does not do routine Maintance check, I discovered a leak In the vaulted living room. Maintance came and also discovered the windows were separating from the building. The man who came said he had a long list of problems for this particular building.The next person who came to check our apartment said they would sue the people who built the place... And that they were going to try something in another apartment and if the leak was fixed, theyd come do it to mine. If not, theyd call a contractor.Ive expressed all of this to the management and staff and everyone just shrugged me off. They asked why I didnt want to renew my lease.. Really Evergreens? For the price youre asking, I hoped you would have not been such a disappointment. You get 2 stars and not 1 because youre cosmetically pretty, gated, and I love the carpet.
