Jordan and Morgan were very helpful in solving my roommate and I’s apartment issue. They were able to provide the information we needed to transfer to a new complex and overall, offered great customer service. Very pleased with the new staff.
The office staff are very friendly and helpful. Whenever I come into the office it’s always good vibes with cheerful smiles. If I have a problem, they always have a solution to it and they get on it right away. I’ve been living here for a few days now and I already love it. Let’s not mention my house is literally on famu’s campus so getting to class on time without getting caught in famu traffic for parking is a breeze. My apartment is gorgeous and I’d recommend anyone to live here.

I have been a resident under Off Campus Housing for about 6 months now and I am very pleased to have made the decision to stay there. The welcoming staff makes calling or visiting the office a pleasurable experience. They truly care about resident morale, and they go above and beyond to show this through holiday programs, giveaways, and other types of events. Any maintenance request that I had was promptly corrected, and I am grateful for their attentive service.
I moved here in the fall of 2019 and have loved every minute of it. Never had a problem and loved the furniture and everything in the place.
Some of these people writing these reviews dont even live here. Just moved from here due to graduation but I tell everybody my apartment looks like an Airbnb because it simply does. Coming from The Forum and College Club, from the best of Tallahassee to the worst of Tallahassee, Off Campus Housing has topped BOTH of my previous apartments.
I have rented from this company for 2-3years. They changed companies and the name to Elevate. The way maintenance came in to rip up floors and paint without our permission was rude. The staff was not friendly about this and tried to charge 100 more. We went right back to OCH and they moved us in a new apartment that I love! The customer service was refreshing and we are happy to be back. Some of these other negative comments seem fake cause weve been renting from OCH for 3 years now.
DO NOT MOVE HERE.If I could give less stars I would. This is the worst apartment experience I have ever had. I just moved out today after living there for the past year. For starters, upon move in, the apartment was dirty and looked nothing like the pictures. My closet collapsed after I hung my clothes up. My bathroom sink drained so slow for the longest time before they fixed it. Work orders are not handled in a timely fashion, even if you state that its an emergency (plumbing, etc.) There were several big issues. 1. When we moved in the microwave did not work and they could not seem to figure out the problem for several months. We moved in in August and didnt get a working microwave until the end of the November. 2. The dishwasher started leaking around September and we didnt get a new one until maybe January. Honestly I dont remember the exact dates because it took that long for them to fix it. Upon move out today, we discovered that this new dishwasher was leaking and there was a bigger problem that they did not fix. Theres only one maintenance man (to my knowledge) for all the properties, which is why things dont get fixed quickly. The only people that had good customer service and attitudes in the leasing office were Charles (property manager that I just met today) and Taylor. Erin, and the dark skinned, short guy with curly hair (I forgot his name) had terrible attitudes and lied to us every-time we went into the office. We had issues from the time we moved in until move out that they were supposed to help us resolve and they always told us that they would call us back with a solution and they never did. On the off chance that they did call us back, it was while we were in class. Their hours are terrible for students, especially graduate students if you ever have a problem (which you will, constantly). They also dont answer the phone when you cal or respond to emails. The move in and move out dates also dont correspond with the semester. You have to pay for the full month of August but cant move in until the middle of August. We also had to move out in the middle of our finals. Youre better off getting a roommate and moving into a nicer apartment because the price will end up the same and you can have better customer service and amenities elsewhere.
My daughter lived at Summit at Campus Edge for 18 months and it was the worst rental experience anyone in our family has ever had. The model they showed us was very nice. The apartment they actually put her in was really not. The kitchen counter was badly warped in some places and had burns in others. Some of the cabinets wouldn’t open at all due to the placement of appliances, etc. There were holes in the wall, and she constantly saw roaches. Like every day. Maintenance was terrible – at one point when her shower rod fell they told her they’d get to her in a few weeks. We dealt with all of this because it was convenient to campus, but when she moved out they charged us nearly $300 for cleaning and repairs of a place we definitely left cleaner than when she got there. Management is rude and will rip you off.
I stay at Rattlers Point and there have been minor issues but they were all taken care of quickly and efficiently. The staff are trustworthy and so are the maintenance people. Its also walking distance from FAMU so that is a major plus. I have not had any issues of mold or mildew. No insect issues other than the occasional gnat when the trash is full. I would definitely recommend OHC and Rattlers Point for anyone that goes to FAMU. It was a great choice!
I had a great experience living in Kingston Square. The people in the office were nice, and the maintenance people worked faster than any other apartment that I have lived in. They have really spruced up the place too. I would highly recommend living there.
Horrible! Avoid living here by all means. I do agree with some of the previous reviews that the place is poorly managed. The only decent people in that office are Charles and Alexis. Ive made numerous complaints to the manager, Aeryn about property damages and she only lies without actually fixing the problem. From broken locks, to appliances not working, Ive had it all, and nothing ever gets fixed. And after all of that, she still has an attitude. If they got a new manager, things would be better.
The off campus housing experience is what you make it. What I will say is if you have ANY concerns, problems, or questions talk to the owner, David Marshall. He is the only person that i know of that has a friendly, caring type of attitude. He wants everyone to enjoy their experience with OCH and his attitude, demeanor, and mindset proves it! Very nice man.
Poor management. Only want to move you in and then are very rude, especially the property manger. Poor unit. Poor service . Poor housing.Do not stay here . Find somewhere else. Not worth the money, stress, or headache .
My experience at this complex has been horrible. I am going into my second year of living here and I would not recommend anyone live at this complex. There are many things that I feel like people should not have to deal with when it comes to a housing complex. The way I am being treated is not acceptable for anyone paying rent. If I can give this complex lower stars then I would. As someone currently living here at this time (1/31) I would say that you are better off at another complex. This was my personal experience.
Not worth the hassle. The properties arent too bad, but they are not managed or maintained properly. The manager is a sweet lady, just not really good with business.
OCH staff are friendly. The housing is affordable and they try to work with you on maintenance. While the new management was slow to get work done, they did eventually fix my major issues. Both myself and my roommate decided not to continue living here after all the hassel though.
DO NOT STAY AT THIS COMPANY... terrible TERRIBLE TERRIBLE .. as in I wanna say sooooooo much about my experience living here.. NEW MANAGEMENT PLEASE PLEASE . Save that place cause they need help.
Lived here for over 10 years and there has been more unresolved issues with my apartment since Off Campus Housing started managing the place. I have had an ongoing dryer issue that they cant seem to get right and the refrigerator doesnt seem to be a priority maintenance issue for them. I dont recommend this complex to my worst enemy ! Please rethink your choice to live here.Update 2/23/2018This company really thinks that events for residents can make up for poor customer service and not addressing customer maintenance issues? They need to honestly rethink how they spend money and hire another maintenance worker.Update 6/26/2018As of today my issue with my dryer vent (which I have been replacing myself) has not been seriously addressed. I have been complaining about a rodent trying to enter my apartment and they still don’t seem to give a damn. A pest company came out about a month ago but nothing more has been done and I came face to face with it on Saturday. If Jerry and his friends have more rights than the person on the lease then Off Campus Housing can have this rodent 🐀 trap of an apartment.Update 7/2/2018Today there is a maintenance person on the property ! (LOL)Update 7/3/2018Yesterday after posting I took a walk and came home to find this (see picture posted).
Stay away! The maintenance man left a note on my counter saying he wanted to date how creepy! He had a key to my apartment.
*Students & Parents Beware* I am certain that all of people that gave reviews for 1 🌟 wanted to give zero stars like me. My daughters 3 month ordeal with OCH was pure hell. Before you allow mangement to make promises make sure to get it in writing. OCH Management personnel are all liars and should be ashamed of themselves. I dont know if Summit was originally for none college students, why would you think a young college student would want to share an apartment with a none college student with a small child. You said she would be moving out and came up with every excuse why you couldnt move her. All the while my daughter was unable to sleep or study because of the noise and crying. There is no trying to reason with anyone there. After three months of calls and emails I moved my daughter out. Parents and students please try and find housing elsewhere or it will be one of your biggest regrets.
Ok so I did need to submit a proper review for Hillside Apartments, I have been a resident for 5 years and the change in ownership to OCH was a tough transition, but everything I had an issue with they did their best to comply, and have made great improvements. It happens to actually be a nice residence and is improving everyday.
If I had money I would live somewhere else. The maintenance man Miguel is the worst. He barely knows how to do his job. The rent is too much and steadily increasing while conditions seem to worsen.
My girlfriend rented from OCH, and never felt safe, one day I felt brave enough to ride my bike over to see her, I used 2 locks to secure my bike and by the morning came back to 2 broken bike locks and no bike. her house got broken into that year as well, in fact many of there properties were broken into while students were on christmas break, specifically the doors were kicked in. One day of my girlfriends roommates locked her keys inside the house one day and i was sent to wait on her to get back to let her in, Well while I was in the house one of the off campus housing employees opened the front door and waled in, showing the house to an additional man who I have never seen before, (i have seen most of the OCH employees while searching for a place to stay in tallahassee). I immediately called each of her roommates to ask if they knew that he was showing the place that day, and each told me that they were not informed of a showing, or had been contacted by OCH. I was there at a time that no one is usually at the house and again was on my bike so i do not think he knew that any one was home. It did look like he had done this before as he did not knock, just unlocked the door and walked in. then when he realized that i was there, he backed out, and said that he spoke to the other roommate, and said that he would just come back at another time.any parent who is being asked to being asked to help sign into a lease with this company needs to review the staff that works there, the maintenance people that they contract out, and who all has keys to the house. if they felt this confident walking into her home when they believed that no one was there whats to stop them from walking into any house that they manage.
I rented with off campus housing for two years (Pepper Cottages) The individuals running the office were very friendly and attentive to all my needs. If I had to stay in Tallahassee for another two years, there is no question that I would sign again with off campus housing.
My son returned to his apartment after being gone for two months to unlivable conditions and I was told that the property manager was too busy to speak to me and when she had some free time she would call me back. Otherwise my son could discuss his concerns with the 35+ year old man OCH found to be a good fit to be my 20 year old sons roommate. He couldnt open his front door because of the amount of trash on the floor. If I could give a negative rating I would. The emergency hotline is a voicemail box which is also a complete joke. Parents, spend your money elsewhere. Apparently theres no one above the property manager to speak to. Rude, rude and ruder....
They really work with the students and the customer service was the best I have experienced in Tallahassee
Since Wednesday, I informed them about a possible leak coming through the light fixture; I was advised to cut off the light and someone will call in the am; Thursday, I called all morning, no one came by UNTIL, I had to physically go up there on my lunch to show pictures; (at the this time, we have a busted pipe; water is raining out the light fixture, water is leaking through the air vents; and its a bubble forming in the ceiling) now im no plumber, but i assumed that if someone would came earlier maybe it could have been avoided. After being at the leasing office for 5 mins, maintenance was called...and get this, NOW, theyre 5 mins away from my house. I get back to the house, now water is pouring literally through the ceiling. Maintenance swapped out the pipe that caused the leak; Millers, came to put big fans to air out the house. Now at this point, all im thinking about is mold. Reached out to them to see what will be the next steps....NOTHING. Friday, its a hole in the ceiling; Think anyone wouldve came by to at least patch it in the meantime? Nah; Saturday, back yard gate completely ripped out; At this point my house is falling apart; Assistants in the office lying, giving me the run-around, and all i want are the repairs to be fixed. It is Tuesday, nothing is fixed...Aeryn, the property manager has yet to reach back out regarding anything. Being advised from (an assistant who obviously dont know anything) that someone is coming out today...which im assuming is a lie due to them not having access to apartment...Honestly the worst decision I ever made was signing a lease with them. So annoyed and frustrated, because if anyone was in my position, they would want answers to! I guess thats not the case for the employees
To all parents if you want your child or children to live on this off campus housing DONT DO IT!! My daughter roof is collapsing, water all over her room, damaging almost all of her things. The only number you can get through is the one on the website.. today I will be reach out to code enforcement and Lawyer because they will not correct the issue. Ive paid my daughter rent on time since she has been living there. Im in a different state then my child and it really HURTS ME TO Know SHE IS LIVING LIKE THIS !! DONT MOVE YOUR CHILD IN THESE PLACES!!!
Lived off of Hudson for almost a year in 2012 through early 2013 right before my wedding. It was a disaster working with them from the beginning. I understand now they are under new management, and I hope that has really helped them as a company. Back when I first moved in 1 they did not have my apartment ready for move in the day they originally promised and didnt tell me until I got to the office to pick up my keys that day. They then tried to get us into another apartment more expensive but had 2 rooms instead of the original 1 that I had applied for so I was willing to compromise, plus I had to move into somewhere that day, I had already left my previous home and it was too late in the day to go to another apartment complex. They showed us the apartment and explained that TECHNICALLY it wasnt ready for move in either but he could get us in. Right away the front door frame looked as if the door had been kicked in. {I made sure to take photos of the apartment before moving anything in}.FAST FORWARD:We were all moved in and was making the best out of a not so great situation but more problems with the apartment arose. I contacted them over and over again each time getting a different person telling me they were putting in a work order for us because they didnt see our work order in their system. This happened on 4 different occasions. From the stove, to the dryer, to the pests and landscaping they either didnt care or had bad communication between staff members.The last straw was an attempted robbery and shooting a few doors down. At that point I informed them that we were not going to stay in that home the entire 12 months and whatever money we had to pay or paperwork we needed to do let us know asap so we could get it done and get out. The female whom I spoke with initially said that all I had to do is find someone to take over the lease beginning with the month in which we were planning to leave. I told her I would even let them keep our deposit for the next tenants because I just wanted to find a new place away from them.We found our new apartment, moved in and sent several interested tenants to OCH and didnt hear anything else from them for 3 months. At this time I got a letter in the mail saying I owed them over 2000$ so I immediately went to talk to them. Turns out the 1year lease I thought I had originally signed was a sub lease and then a 1 year lease that began in June. Something we werent told the entire time we stayed in our apartment. They even had our originally lease written up WRONG. It contained the address of the original 1 bedroom apartment and rental rate, which they re wrote and printed out for me 1 month before I moved out. This let me know just how organized they were and just how much they cared for their tenants.I really hope they are better now with new management because they truly were crap before.

ZEROOO!!! If I could rate no star I would but 1 will have to do. Dont sign with them and if you do that is your big mistake. These people who I have been with for 2 years moved me into a new town home that was broken into smh (where is the loyalty?!). On top of that my apartment was not ready and they gave me so much excuse in the world. No wonder people were trying to sue yall I dont blame I would be too. I told them I wanted out and that I will find a subleaser and for them to opt me out of this hell hole. I cannot stay the full 12 months hell nah. Get yall ish together! I am highly pissed from these people and had to ask the Lord to give me the strength. Chloe dont know nothing so dont waste your time with her and Areyn has no idea how to be a manager as well. OCH is a poor excuse of a housing company >:( Retrain for customer service pls.
