Main door handle/fob not installed, must have been replaced before move in and left shoddy handle which fell off when opening door from inside.Hole left on door and can see in from hallway. Terrible and unsafe.No room keys were ready for move in so can’t lock bedroom doors.Sofa has rips/cracks, should have been replaced.Luckily bathrooms and kitchen are nice and clean.Be aware, no bedside tables, no bedroom dressers, one couch, one coffee table, bed, desk and chair in each room - that’s it.No place to store cleaning supplies nor laundry room supplies.One small closet in each room.Were promised an apartment with terrace on quiet side, instead apartment is on the side by the bars and no terrace. Signed early.Not worth the price at all. Have rented multiple apartments here in Tally, this is more expensive than the others and not worth the money - only the location is good.
Please don’t sign here worst mistake of my life. I’ve had problems with roaches, broken elevators, and incompetent maintenance that had left my apartment open while i was away and even left their ladder in my apartment. The building is never clean I’ve seen bodily fluids all over stairs/ elevators, not to mention the abundance of trash in the hallways. When i moved in the my apartment was disgusting and there were holes in my doors, scratches on window sill, etc. and now they have the audacity to try and charge me for damage already inflicted. everyone who goes to FSU knows that onyx is a joke any good reviews are from staff/freshmen. do yourself a favor and go somewhere else. only good thing is nice staff.
Just need to share a review of working with Derek at the Onyx, He was so professional, helpful, knowledgeable, efficient and on top of all that, kind. I called numerous times trying to lock up an apartment for this fall, ask questions, and call again with more questions, and while there were some hiccups Derek made the whole experience much more manageable. Any employer would be lucky to have him.
Staff and maintenance are amazing! They are always on top of any issues as soon as it is brought to their attention. Onyx has the best amenities which include a movie theater and a game room. What I love most is the over night security. To top it all off, onyx is in a prime location! It is down the street from campus and the bars and has plenty of restaurants within walking distance.
I’ve signed my lease and attempted to contact their establishment several times within the week and have received no response. I was emailed info regarding the inspection of my unit, but nothing else, even after emailing and trying to contact both managers Ms. Sarah Harley and Mr. Joseph Stein. I am an incoming freshman this year and very nervous of what is to come while my stay at Onyx. Hopefully I will get a response after this review, because I noticed they response to those better than the residents. To add, before this problem I received 5 STAR service from Mr. Will, who assisted with signing my lease, even with the inconvenience of my military mothers being on deployment
Very clean and my roommates are awesome! I love the atmosphere here and waking up in the morning I feel energized to get my day started. Also the gym is amazing!

Why does this place have all its fire alarms going off every now and then? Some times at late night like 2 or 3 am? It causes inconvenience to people staying there and even to those that stay in neighboring buildings. I would be surprised if people still want to stay here.
I remember in the beginning of the fall semester there was a trash bag hanging of an electrical line. Including no one puts their trash away properly. Yes there are things you could blame the onyx staff on but honestly the tenants also share a part of the blame they there are grown adults who act like toddlers leaving a mess all over the place expecting some maid to clean up after them.Sometimes i feel like i need to wear a hazmat suit when going down the stairs of human waste or the elevator which always has some type of surprise when you ride it.
The staff is amazing and the maintenance has improved a lot. Overall my experience has gotten a lot better as the year has gone by. The amenities are very nice and never broken which is a plus. The movie theater is the coolest part.
My daughter had her bedroom door kicked in. She requested a work order to have the door replaced. Before they would repair and/or replace the door, they demanded $400.00, upfront. We paid it and it is now almost a week later and there has been no effort to repair/replace her bedroom door. Her broken door does not lock anymore. Her roommates often neglect to lock the main door to the apartment. Last week she told me of a break-in. She feels unsafe living in her apartment without any security or privacy . Work orders are often ignored or take too long but not having a secure, functioning bedroom door is a priority considering that it was paid for. Onyx should make every effort to protect its tenants. I expect Onyx to live up to its responsibilities as a landlord and make repairs within a reasonable time. Almost one week without a functioning bedroom door is not reasonable. I am posting this so future tenants keep in mind the importance of good management which Onyx lacks.

Really really solid. If you were like me and assumed that this place would be too loud because its next to Potbellys, DONT! If you sign early enough you can request the side of Onyx thats facing the cemetery on the other side of the building and its incredibly peaceful, but the side by Pots is great too! The only time youll ever have a problem with noise is when happy hour is just starting and you can still barely hear it. I dont even live here--my friend stays on the 6th floor and Im there constantly--but I definitely regret writing this place off as another place thats too close to campus to be nice! I attached some pictures of the lobby because Im down here waiting with my friend for her package while I write this. Cant recommend enough!
I got to my apartment room and my bedroom door was missing, my mirror was shattered, and my fridge had holes in it and didnt work. I didnt stay in the apartment for 5 minutes before leaving and getting out of my lease. Terrible experience
Extremely disappointed in the move in process and the room itself. Moved our son in today and from the beginning it was a challenge. Changed move in time, did not have a key and lastly it was not the type of room we had planned to move him into. Get to the room (4X4) and the carpet is wet and the room has an overwhelming stench of vomit. Go into the bathroom and it is disgusting. The previous tenants belongings are still on the counter and under the sink, it is obvious no one cleaned the bathroom. As other tenets mentioned, the bed is not in great shape it is very unstable. My husband had to tighten all the screws, not sure if that will last. We are in the midst of a pandemic and the cleanliness is deplorable.The only redeeming factor to this apartment is the location, pool and gym. The staff were friendly but it is obvious this is a regular occurrence.
New managers have made this place much better. Kyle is easy to reach and helpful, the front desk is good too. Some kids here can definitely be dirty, but maintenance is quick to clean up after them. Other reviews have talked about this but the location is perfect, its close enough to be a dorm but not disgusting like one.

Great place to live! Great staff, the pool is beautiful, and has plenty of amenities such as tanning beds, a sauna, a jumbo tron, etc. Would definitely live here again. Also has an excellent location. (by fsu campus and pots)
The administration is terrible. I called multiple times to talk with the property manager and never responded my calls. Parking fees are abusive too. Please shop around.
The only positive thing i can say is that it’s very close to campus. It is impossible to report any sort of complaint to the staff after business hours because their line doesn’t work, there are roaches, the elevators are almost always broken, none of the side doors are ever locked no matter the hour causing a huge safety concern, the hallways are always disgusting and filled with trash, maintenance requests take forever to be fulfilled, upon move in the apartment was absolutely disgusting like it had never been cleaned before. Many better places close to campus that are safer, cheaper, and much nicer.
So far I have loved living at ONYX & I feel very safe here and the staff is kind. They keep all their amenities very clean and I love how close it is to campus as it allows me to walk to my classes so easy. I recommend to anybody looking for a place to live expecially at FSU
Yeah this place always smells bad, especially the elevator and the stairs. There are holes in the walls of multiple floors, the elevators are always trashed and one doesnt work often, and some of the tenants are incredibly rude and mean. Ive never been here at a time when it wasnt destroyed and dirty.
What youre really paying for here is the location. The apartments are fine and the staff is nice but the location is unbeatable! Right next to the most popular bar in town and like a 2 minute walk from campus. if youre a freshman looking to avoid gross dorms, I can say onyx is the place to be
Since the first day I moved in, this place has been a mess. Trash in the hallway every time you walk by the trash, my apartment was not cleaned, tv did not work, stains in my carpet, and a balcony door that did not lock. One of the only people who seemed to care was Jonathan P. He has been amazing at trying to get all my issues fixed and has been very nice about it. Living here would be a lot worse if he was not so willing to help.
Terrible quality student housing marketed as luxury. Expect the elevator to never work and have some friendly neighbourhood roaches. Water pipes burst every once in a while too so you better get renters insurance.
Maintenance requests are completed quick and the apartments are way cheaper than anywhere else in college town

I was promised among move in my signing gift card it has now been 3 months later and they keep deflecting it. In addition the elevators are always broke and you can normally fine food and throw up in the stairs which you have to walk down when they aren’t working was excited to move in here but very disappointed
Im so happy that I was able to find a unit that 1) I could afford, 2) could live in with my boyfriend, and 3) was also so close to campus. I wish people took better care of this place, because I came from truly the worst of the worst and am now living at the best of the best! I am very grateful that I can call Onyx home!
My favorite part about living at Onyx is the location! I havent driven to campus once all year. I also love having a balcony, a gym, free printing, and a pool. But I wish Onyx cleaned up quicker after the flood in October, the hallways still dont have carpet, the main elevators dont work, and the electronic locks to enter the building do not work so they stay unlocked.
Some of the tenants can be loud, but my son loves it here. Much better than FSU s dorms.

Stay out of the stairwells you never know what kind of human waste you may encounter. Nevermind the mysterious puddles, trash & leftover food on the hallway floors. This place is just gross & abused

Completely different experience as to last year. The management is new and they actually care about their residents, and seemingly everything else at onyx has followed suit. Late fees are no longer a problem as long as you pay your rent on time, and management will do anything they can to help you out. Night and day with this management team. As long as they stay on, I would say give this complex a try!

Onyx is a great place to live if you don’t mind noise. Living on the side that faces pots brings a lot of noise but also a lot of fun people watching. There’s always something crazy going on out there. Onyx also has an insane amount of amenities such as the pool, gym, two tanning beds, a theatre, and so many more.
With some students not being able to school on campus because of COVID-19, they do not care. due to “corporate policy” they won’t let you break a lease without paying $3600. which for me was 4.9 months rent which LEGALLY in florida you can only charge 2 months. Horrible place. Didn’t even step foot in the building and had to pay 3600 to break my lease due to covid-19. They don’t answer phones or emails. Poorly ran complex. Pool turns hair green. Floods. Truly take all your money.
Onyx was very helpful meeting my needs and their amenities are fantastic. One of the front desk employees, Clinton, was very helpful. He did everything I asked and I wouldn’t be surprised if he got moved up to management soon. 11/10 recommend.
My son hasnt even moved in yet and the experience it horrible! They do not respond to emails or phone messages. They do not provide information you request. We knew it was a risk leasing here after their horrible mismanagement of the major water leak in the building in the spring, but my son wanted this location. HUGE MISTAKE! Do not lease here.

Im just trying to speak to someone in the office. They say they open at 9am but they dont apparently. I called the emergency maintenance line to see how quickly they would respond, I got a very unprofessional voice mail prompt then told the mailbox was full and not taking voicemails. I am very disappointed in their customer service so far.

The college kids i ran into while i was delivering food were nice but this time there was barf everywhere, tons of beer bottles everywhere and broken glass beer bottles. I have delivered here a number of times and every previous time has been acceptable. the layout of the apartment locations are a bit confusing and there arent signs when you exit the elevator to help.
College of Music/School of Theatre students: No. Absolutely not. This place may be tempting to stay in just because its within walking distance to our classes, but it is NOT worth the trauma thats caused by living here. This complex is right off of Frat Row, and is filled with frat students that didnt get high enough bids to stay in their respective houses. Walls are paper thin and its likely that a party will be going on in the units above, below and beside yours at 2AM on a Tuesday night. This year, the apartment complexs water pipes burst and every unit under the 5th floor flooded. There was barely an apology from the complex (who really manages this place? Nobody seems to know) and the people who were effected got a $400 discount off rent for ONE MONTH!! On top of that, the fire alarm just randomly goes off and doesnt turn off for hours. Ive missed shifts, classes and even exams because of it. The real cherry on top is that, if you arent part of a social majority, it is straight up dangerous to live here. My partner and I have been verbally assaulted on multiple occasions, to the point that if I hear people in the elevator I take the stairs instead out of fear of getting beaten up. Drunk fratties often think my car is an Uber when I drive through the garage, so they crowd my car and sometimes have even kicked at it! Speaking of cars- mine has been towed out of my own spot on multiple occasions because, even though it was promised, Onyx does not have a functional garage door and the parasites at PPS can just come nab whatever cars they feel like grabbing that day. I wouldnt recommend this apartment complex to my worst enemy.
The apartments themselves are very spacious especially for a place so close to campus. Literally a 5 minute walk from Westcott & The College of Music. Couldnt recommend enough.

I love living at Onyx purely because of the location but geez, there was a sprinkler error that messed up the place (wasnt Onyxs fault) in November and again in February. I get its a lengthy process, but I have tried to talk to a manager 5 days in a row and have not once been able to see one. Im currently living in a construction zone, tarps were all over my kitchen and there is dust from the restoration of the ceiling all over the ground. The workers have left nails and metal shards all over that my roommates and I had to pick up. Cant imagine the air quality in the building is very good either with all this construction and having no ceiling without insulation for months.
I love having a balcony, and the new management team is very understanding. The amenities are very nice (especially the gym, they have everything)

Since moving into apartment in August, refrigerator has broken, a/c stopped working three times, can’t run washer except if not at home because it is so loud one can’t hear anything or anyone ( super great when doing classes online during a pandemic), TV doesn’t work, dog poop found in hallways on a regular basis, hallways smell of urine, elevator breaks down weekly(many times with people in them), fire alarms go off at 2:00 am, portal doesn’t work when trying to make payments online....this is what you can expect if you live here.

Ripped me off with late fees at the end of the lease. I religiously paid the rent, parking, utilities, and utility fees on time. I paid the last months rent and fees early. After that last payment was made, they added more fees including additional utility fees and then charged late fees every day - after I made the final payment. I spoke with Tommy at the front desk who was helpful but could do nothing and he checked with the manager who refused to budge on the late fees. The place is a complete ripoff and the management is unreasonable and unskilled at business. Be very careful about staying here.

Excessive Fine City! When visiting Onyx apartments, the top three traits have to be its Location, Amenities, and Rooms. The apartments truly are nice, there are loads of amenities, and it is a block from Ruby Diamond Concert Hall and the College of Music. While this may seem like the place for you, let me assure you, the list of positive traits end here. Pay extra for secure gated parking? Parking garage door is broken half the time and left open for half (if not all) of the summer. Enjoy elevators that dont make you wait an hour just to get to class each morning? Not here! Elevators at Onyx are notoriously slow, and break down often for a building so recently constructed. Do you like sleep? Roll your dice @ Onyx because depending on where your room is located (anywhere on College Ave.), youll be surrounded by parties and the walls are thin. If the price per per room + parking wasnt high enough for you, then itll get higher with excessive fines. Fines are attached to the normal billing cycle, so you dont notice them until you realize youve been charged a higher amount for monthly rent. They can text you when you have a package, but cant if theyre charging you? Ive been charged a pet fee for a pet that didnt exist ($500 disputed, but if ignored wouldve been taken from credit card), for glass I didnt break nor even see break, and for a shower that most likely took the cleaning crew a few minutes to clean yet Bruson the Assistant Manager determined was worth $100. It gets expensive being an onyx tenant. So when they say We Love Our Tenants, I believe them. Their tenants are lining their pockets... I feel for the hundreds who are going to settle with Onyx not realizing the year ahead of them.
I would not live at Onyx even if it was free housing. Onyx is disgusting and disgraceful. Management doesn’t care about your safety, they are rude, and unprofessional. Don’t rent here this place isn’t worth $850+ monthly.

You cant beat the location, and Onyxs amenities really set them apart from the rest. The gym, the rooftop pool (with a Jumbotron!), study lounges, and the indoor theater are some things that you cant find better anywhere else!
You have to pay for parking but it saves you money in the long term compared to trying to park at meters every day

Cant even express the unprofessionalism this place shows behind closed doors. I would like to be contacted by your corporate please since I was hung up on. In a customer service job you are never to hang up on a customer. It is considered extremely unprofessional and impolite.My living areas has white paint splatter on the floor as well as couch. Scratches on the cabinets. Two rent payments I have given them, and Im still not receiving all of my upgrades amenities that Im paying extra money a month for.On Thursdays I cant sleep because of pots purgatory being outside my window. Nothing can drown away the noise.Still have no key to my bedroom.The penthouse deck cant be used at the moment and there is no date to when that will be fixed.Im am constantly having issues with receiving packages.Pictures and documentation to supports all claims made in this review.Thank you.

The property is overall good. However, its not clean at all in the weekends because students are so reckless and messy. Also, the fire alarm went off several times for no reason, at very late hours as late as 3 or 4 AM.
Been living here since Aug 2018, love the location, can make it to class in 5 minutes. It has some hygenic issues, i.e. roaches and occasional puke and beer in the elevator. If you cant stand noise and party goers you may be unsatisfied. However the amenities are amazing, you wont find a better pool, or study space in tallahassee.
The place is a mess because the amount of custodians who work here is too low. Things stop working easily or break. (The front door lock doesnt work sometimes, a shelf in one of the cabinets collapsed, my bedroom door lock wouldnt work, etc.) Washing clothes takes an unnecessarily large amount of time no matter what level or whatever its on. Its also really, really loud. I like having room under the bed to store things.

Ive lived here for two years now. After consistently paying on time every month, my father died and I could not pay rent for 8 days. Even though I told Onyx of the circumstances, they charged me over $150 in late fees, threatening to evict me. Onyx does not care about its tenants. Dont live here, its not worth it.

Ok so the location has a few pros and cons. The main downside is its close to the frathouses and theres the overflow of the fratties to deal with. Also pots is right accross the street with its obnoxious crowd and music. The main pro for me is just that its fairly close to the side of fsu where my major is. Staff is pretty friendly but its a bit annoying dealing with fire alarms going off in the dead of night because someone thought it would be hilarious to cause a massive disturbance at 3am. Mind you, the fire alarms are EXTREMELY loud and ive invested in a set of ear plugs, though this thankfully hasnt been as much of an issue this year. I have had people who arent staff wander into my apartment on their way to some party twice now. The place is pretty expensive too. I dont really use most of the amenities aside from the gym, and also the wifi isnt too bad. Overall Id say its liveable, but be ready to deal with the stuff that stupid fratkids do.

Living here means dodging feces, puddles of urine, shattered beer bottles, and vomit whenever you come and go. Live here if you have a strong stomach and are skilled at blocking your nasal passages while breathing via your mouth only. The stairwells, hallways, and parking garage are literally always a biohazard. Once you get past those though, the apartments themselves are modern and very nice. However, I am embarrassed to even have people over because navigating the building is a revolting experience. This is largely because the majority of people that live here do not respect their surroundings and there does not seem to be a consistent cleaning staff. For example, several days ago someone dropped (threw?) a plate of spaghetti down the stairs and as I type right now I can confirm that the crusted sauce, noodles, and shards of plate are still scattered down an entire flight of stairs. Pros: location, study space, pool complex, coffee machine, apt. interior. Cons: unsanitary common areas, loud week nights, residents destructive to property when drunk, security gate usually broken, several unsecured external access points, accessibility (elevators broken at least 2x a semester), touchpad guest entry system on Macomb broken for over a year, $50/mo parking, limited guest parking
People beware of this apartment complex. It had water damage last year an there is a mold issue. Management will also lie to your face over and over again just to sign a lease. Management is also extremely careless, unorganized, and unprofessional. They also advertise ammenities they know do not work or will not be available. Currently theres a fire alarm going off and Im using data because the onyx wifi is slow. My experience living here becomes more of a joke everyday. Giving onyx apartments one star is honestly too nice. This is probably the DIRTIEST and worst managed apartment in Tallahassee. It is not rare to find puke, pee, or literally poop on the stairs. The apartment is left trashed by residents and you often have to let management know of all the problems because they arent on top of it themselves. This apartment complex claims to be a luxurious facility (and you sure pay a lot) but it is trash. The elevators are broken at least once a week, things in your apartments break easily and it is a repetitive process with 0 improvements. save your money and literally live ANYWHERE else because honestly you do not get what you pay for. This facility wouldnt be worth living in for $200 a month. The security phone continues breaking so there isnt a reliable number to call if you have a problem. Peace and quiet isnt really a thing because music is blaring from the courtyard almost every day. This place sucks, avoid living here at all costs.Last email I sent management was this weekend when there was unclean puke for over 5 days and I had to let them know to clean it. And also the door is broken, so absolutely anyone can walk in, which is a huge liability but hey Im used to living in trash at this point :)
Overall, there are some good thing and bad things to Onyx. At first I was extremely disappointed with it considering how much Im paying so I left the review from when I first moved in below. Some things have changed, the management does seem to have some care now but I would say a lot of the staff really just wants you to get out of their hair. We got our wifi problem fixed, and maintenance requests were fixed on a timely manner once everyone got accommodated. Some new problems were that the weights in the gym were basically all on the floor and there were no 5 or 10 lb weights by the end of the year. The pool would be littered with 100s of beer bottles after the weekend, and there was constant food & poop littering the halls. Also, the fire alarm always always went off super late at night. Here are some issues that WE got because of our apartment location: My bedroom was on the side of the building, 20 feet from a fraternity and they would blast music 4/7 days of the week until midnight. This was a problem for me because I have 8 ams so I would have to go to the couch to sleep... Our apartment was also in front of a huge tree that overflowed our balcony and apartment with tons of roaches. Maintenance never came to fix it & moldy water flooded the kitchen.-Management didn’t lift a finger to remove a roommate’s dog whom was abandoned & we had to look after.-Given an apartment layout completely different than what was shown so we don’t have a place to eat & it’s much smaller.- WiFi doesn’t work in the apartment AT ALL.- Constantly needing maintenance requests that don’t get resolved.- Obnoxiously loud screaming residents. (overflow for fraternity)- Pots & La Charles play extremely loud music every night so there’s no chance of sleep.- There’s not a week here where you won’t encounter throw up in the building.- The massages that they talk about in the tour aren’t even real.
Terrible service, parking is a nightmare even if you have your own spot, which you pay for. Staff is extremely unprofessional. Basically a frat house.
Management is unprofessional and unorganized. The apartments are small and extremely expensive. Live anywhere but here.

Over priced and not worth the little amenities you receive for it. I wish I would have gone to Stadium Centre, the Luxe, Catalyst, or another apartment complex close to school.
