Do not recommend this apartments to ANYONE. not well maintained or managed. Visibly dirty and just not cared for at all. Not a place to call home
I dont even live here but to be a potential tenant, I immediately changed my mind.. the property didnt look maintained, yes the trash over flowing, very unsanitary that attract rodents thats hard to get rid of... Rats..
Had a terrible experience with Amanda she was so condescending I watched as third party her rude and unwelcoming behaviour to a potential tenant.I am not surprised at the other negative reviews here.
DO NOT MOVE IN HEREDO NOT.DO NOT.Not only do the appliances not work, and take forever to get serviced (often costing you money)But they’ll lower the down deposit before you move in, then charge you darn near $1000 dollars for “itemized damages” that they don’t list.It’s dirty, loud, and terribly mishandled.

Not 100% but at least Angela and her team are trying. It was great when I moved here three years ago, has its ups and downs. Hoping it will turn around. Overall I do see the effort, so I’m thankful for that.

Mrs. Barr & theres another woman. I can’t think of her name. She reached out to all tenants to check on them during the covid lock down. I thought that was very thoughtful! Mrs . Barr is very sweet. Great customer service from both. Mrs. Barr is very organized & detail oriented. She’s also very informal. Anytime that I may need assistance, she’s available to assist. The two great ladies that I see day in & out, I just want to thank you being so professional, compassionate, & informal.
I have always had a pleasant experience with Angela. She is always very professional, polite and eager to help me with any issues I may have. I truly love how the staff as a whole are continuously trying to find ways to improve Sienna Square and make it a place where we all can be happy to call this community our home ! You guys rock 💪😎
I would like to say first off if you have a SECTION 8 VOUCHER please don’t stay here. Today I was doing some apartment hunting and I just so happen to stumble upon these apartments so as I was looking at the pictures I was like these apartments look so nice. As I’m looking in the website to see how much a 2/2 or a 3/2 would be because I have a voucher both floor plans actually fit within my voucher amount so when I called to inquire about the units as far as pricing goes I was being discriminated against because I have a voucher. The lady in the office told me that I would have to pay more for a 2/2 or a 3/2 because I have a voucher. So I asked her why was I being charged more because I have a voucher and she had the nerve to tell me that it wouldn’t be fair to the other people staying here. Anybody that does their research I mean really do their research know that the TALLAHASSEE HOUSING AUTHORITY has ZERO TOLERANCE for people who have vouchers to be charged more than a person who doesn’t have a voucher and everybody rent amount should be the same. The lady in the leasing office told me that I would have to pay $860 for a 2/2 and $998 for a 3/2 but if I didn’t receive a voucher than my rent would be between $700-850 for a 2/2 or 3/2. Since she wanted to discriminate against me I called the corporate office and spoke to an employee there and when I was explaining what was going on the corporate office who by the way the lady answered the phone she seem kind of surprised by the pricing of the unit issue contacted the leasing office and I’m sure she let them know about what they are doing is wrong and so finally the leasing office emailed me back and asked me to call them back so that they can discuss further information and unit prices. I just would like to say that it’s so sad that a person has to go all the way up to the corporate office for y’all to act like y’all got some sense. I will be taking my voucher else where to a community that will gladly accept it and not try to over charge and get over. This is by far the worst experience I have had since receiving my voucher. This would actually be my first time ever being apart of this program and it’s sad when companies try to get over because if you were smart you would actually want to welcome people who do get vouchers because at least it’s GUARANTEED MONEY!!!!
I have now scheduled a viewing of these apartments 2 times now and each time I have came they have stood me up, and they never answer the phone. I guess this is a sign saying I dnt need to live here if this is what they are doing already.

The Office Staff is Amazing! I love it! Very spacious Apartments and in an awesome area. They have multiple different activities and give-aways to keep the residents and community involved. Great place!
We love it here!! Great renovated apartments! And great priced. The office staff is so wonderful and friendly! They made it so easy! We worked with Nick, he is so communicative and helpful!
Amenities non existant unless you dont have a day job(seriously they close it all down at 5 and on weekends), maintenance is so bad they often have to bring people in from out of state, you will have to pay out of pocket for locking door knobs and fans in the second bedroom, as well as, air filters if you have allergies because the ones they use might as well be coffee filters, they will leave your toilet half functioning rather than spend money to replace it, pest control will show up unannounced and demand you evacuate yourself and pets immediately for two hours or they wont spray, staff is completely unwilling to accommodate you if you take medicines that prevent you from being in direct sunlight but need pool for physical therapy. They blame residents for a crack that most likely resulted from previous management doing no maintenance. Basically this place is poorly designed(more counter space in a gas station bathroom than this kitchen), noisy, zero accessible amenities they promised and way too expensive.

THIS COMPLEX HAS A VERY GOOD STAFF THAT IS FRIENDLY AND HELPFUL.THE SERVICE INCLUDE PEST CONTROL THAT COMES BY EVERY APARTMENT ON A WEEKLY BASIS(WHAT OTHER COMPLEX DOES THAT?). THE MAINTENANCE STAFF IS PROFESSIONAL AND AND VERY PROMPT ON WORK ORDERS. THE APARTMENTS ARE SPACIOUS WITH LOT OT STORAGE SPACE, SCREENED PORCHES ON SOME APARTMENTS AND A STORAGE SPACE ON THE PORCH. WE HAVE HAD NO PROBLEMS AND THE COMPLEX IS QUIET.
Sienna Square is such a joy to live in. The staff is such an awesome group of people, who really invest in making sure that the tenants are taken care of. They go beyond the call of duty to assist in whatever accommodations that they can provide. Im really glad to be apart of the apartment complex and I am sure that my stay will be a great experience.
Ive lived here for 3 years and have complained to management about my AC unit not working properly and my utility bill being over $400 monthly for a 2 bedroom/2 bath apt. The children run around like hooligans with no parental supervision and are very disrespectful . The property isnt being cleaned often enough and there are dog feces in all grassy areas. The pool and exercise room are closed more than they are open. There have been multiple changes in management but still no improvement on the conditions. I truly regret moving my family here.....
Im really excited to see all the changes happening at Sienna Square! The community and landscaping looks awesome with the addition of the dog park and fitness center. The apartment interiors are newly updated with new countertops and white cabinets, the first floor apartments even have wood flooring! Im happy to be a part of the team here and look forward to all the new improvements to come in the future!
The new property manager has a nasty attitude. I was asking her questions about rent and she gave me nothing but attitude. Then when i told her I will just let her go because she seem as if she having a bad day, then tries to change her tone of voice and say “No I don’t have an attitude I was just trying to explain.” I been living here only 3 months and have not had a good experience yet. When I first moved we had only one Maintenance guy and then the second week of me being here the whole office was closed down because everyone in the office left (quit). We was out an office crew for days. Not to only mention that we can only use the pool during office hours, so with that being said I’m paying $868 a month for rent but can’t use the pool because I work till 5:30pm, so when I get home from work the office is close and therefore we also can not use the pool on the weekend because once again the office is close. I have also been to the office twice about a gym key and was promised that they will bring me one that same-day alone with a mail box key, well guess what I just got the mail box key last week but still no gym key. I’m so mad at myself for moving here.
New management is maintaining an efficient turn around. I renewed my lease for another year. The office staff are eager to help. It’s affordable and in a great area.
Sienna Square is on the rise! The new management company has taken huge strides to transform the community with amazing enhancements to both the exterior and interior. Theres a gorgeous resort-style pool and sundeck, brand new fitness center, fantastic bark park as well as upgraded amenities including full sized washers and dryers, screened private balconies, wood-style flooring and spacious floorplans. Sienna Square truly does offer exceptional living at an affordable price just like their slogan says! You will love it here!
I love Sienna Square apartments! The office staff is very down to earth and helpful...I especially love Itzel, shes awesome! Since the new management took over they have made so many improvements and cleaned up the property. The location here is great as well. I recommend this property to anyone in the area looking for their next home!
I love living here my only complaint is that the office staff keep changing but i love the maintenance staff they are efficient. The staff is very polite and does everything to accommodate your needs. They try to have activities for the residents.
Oak Point, now being renamed Sienna Square Apartments is beyond HORRIBLE! its the worst place to ever live besides French Town! Its basically another hood complex. The police are always circulating here because of all the disturbance calls, weed smokers, but never do anything about it, not to mention telling the complex and them never even caring to respond, but telling you to call security, when she, Yes, a female officer, two of them, ASSOCIATE with the offenders! Its not friendly for kids, so dont be fooled by their cutesy playground out front, okay? The complex is income based and they will let any individual rent here. It wouldnt be so bad if management actually cleaned up the complex and Im not telling about the lawn maintenance and tree trimming. It seems that literally thats ALL they do and fix! But the loud rap bumpin, weed smoking around kids, trash on the steps, and random arguments and cussing people out at all hours, both white and black people! Do not being kids, pets, or yourselves for that matter to this raggedy complex, no matter HOW badly you need to move in, you will regret it. The same issues are spread out throughout the entire complex. Oh, also, management does not pay attention nor do they keep up with their tenants records. They post papers of delinquency in a heartbeat, but dont pay attention to the fact that youve already talked to them or paid the rent. They are unorganized and just want their money, but dont actually care to do work. Outside of cutting the grass and potting flowers. Even if some complexes dont do maintenance like that, Im telling you, youre better off somewhere else because its camouflage for the underlying issues they refuse to fix. Maintenance is slow, take forever to fix anything, and because of the overwhelming amount of apartments, they dont have enough workers to service every complaint properly. This place was a blessing in that it provides a place to stay right in the nick of time, but as far as longevity, not it. As I type this I can smell the weed through the door...Dont waste your time.
Lived here for one year with my two small children and the entire time we had an infestation of German roaches they would not get rid of. There was water damage in the apartment which lead to black mold and the complex refused to fix the issue. I eventually had to get my children out of there for their safety. The management company did not care about our health despite my complaints over and over. Would not recommend to anyone.
I am so excited to see all the changes that are happening to our community! We have added beautiful landscaping, added shutters for all the windows, painted the breezeways, and updated our amenities. I cant wait to see what else is to come at our community!
Great community. Im big on safety and family. This apartment site has been welcoming and extremely pleasant from the time I popped in to view and apartment, throughout my lease signing process, and even as we speak. High recommend them as a place to live 😊
I’ve been a resident since September and I’m moving out next month because of my neighbors upstairs and management has done nothing about it but find them three infractions and I’ve called the police half a dozen times to report noise complaints my kids of been woken up, I’ve been woken up, I can’t even sleep during the day. I have a have headache that won’t go away because of that it’s become a quality-of-life issue and no one‘s done anything about it neighbors just ignore what they say and continue on. Before the owner reply saying please notify the office I’ve been calling for months and was told to call the police and I have done so and still nothing has been done therefore I do not recommend moving in I mean when I first moved here it was great that they moved in and it went down the drain that’s why am leaving and having to pay a big fee to To move out first and last months rent plus any other fees just because it’s become a health issue for me. Not to mention it Is truly sad that me my wife and even my own kids don’t you want to be in this apartment because of how loud they are from 630 am to 1-3am.
The new management has made a huge impact since they started working there. Itzel, Jamie, and Brittani are amazing and such a blast!! I love that theyre really cleaning up this property and making positive changes for the community. I am really excited to see what the future has to hold with this new management team in place!
Best apartment complex we lived at so far. Lot of activities for the residents. They fix maintenance requests in a timely manner..Very peaceful and quiet which very important to us
Just filthy. All these new people in office & still nothing has changed. I dont reccomend this place to anyone. I will be making some phone calls first thing Monday morning to the city of Tallahassee to see what can be done because this is ridiculous. Absolutely nothing is being done. Maybe the city can do a inspection of their own & see the foolishness we live in.
I hate this place and cant wait to move out. They raise the rent on you for new remodels that you never get to see. I have been living in this apartment for two years and havent had one thing remodeled in my apartment, but yet I am paying for other apartments to get remodeled. I asked them to come do a paint retouch in my apartment because the walls are WHITE and I have kids. I was told to do it myself because they dont have the same paint. How is that my problem when the lease clearly states that the retouches is a part of the lease. They only single certain people out to follow the lease while others get away with the same thing they are asking you not to do. I dont have an issue with following the lease, but if you are going to enforce rules it needs to be done for everyone. One positive, they keep the outside of the apartments clean.
We moved in recently and have had no problems in the last two weeks. We feel safe and dont have any problems with management or the workers. I am excited for the fitness center!!
This place is great. They take care of their tenants and make sure everyone has a smile on their face. They are very clean and they work with you when you need help. Would recommend people to stay.
The new staff at Sienna Square is very helpful and friendly. However, the New Manager Natalie does not do a great job with helping the tenants. Ive live at Sienna Square for four months and have not had any problems until the New manager arrived, she does the minimum to please the tenants, shes very forgetful to the tenants needs and concerns. Overall, the apartment location and complex itself l love it!
This place is hell. I have contracted bed bugs and my air conditioner is not working. This Florida heat is way too much to bear to be without air condition! These people have changed management and its worse! Im moving out ASAP! THE MAINTENANCE man does absolutely nothing to repair or replace and does not attend to after hour issues. Please go elsewhere, they are slum lords.
The management is wonderful. I stayed at another property that was operated by the same people and they are awesome.
Very nasty complex that starts at the office and goes on and on. The property manager is very rude and unwilling to help her tenants. Calling the home office will not do any good either. They ignore your complaints and concerns as well. My parents signed a lease at Sienna Square on 05/17/19 and was put out with all of their belongings on 07/31/19. Keep in mind that they did get behind ONE month on rent, however, my mom went to Big Bend Community Action twice, once was prior to the property manager filing a motion for eviction at the Clerk of Courts. The first time, she was awarded $800.00 on a July 20th, which would have covered all but $36.00 of the past due rent. However, the property manager denied to accept the funds. I was even going to pay the additional $36.00 via a money order for them but the property manager denied that as well. On July 24th, the property manager filed the motion for eviction at the Clerk of Courts office. After late fees were added, the total past due was $961.00. My mom went to Big Bend Community Action again and was awarded the whole past due of $961.00. Yet again, the property manager turned down the funds. Government assistance. Guaranteed payment. When my parents signed their lease, a young man named Brydell was the leasing agent they went through. (He was also the lone man left from the previous management company.) He was aware of their dogs but waived their pet fee due to them having to wait so long for the unit to come available due to them not having enough maintenance personnel to complete daily duties around the complex. Many times I visited, the dumpsters were overflowing and not well maintained. They lived in building 14 and it looked like an additional dump site behind the building. Kids would take beer bottles and bust them on the concrete right outside their door. On the other end of building 14, a mattress and box spring was once left blocking the stairs and the back exit for 2 weeks before someone picked them up and discarded them. The dumpster in the back corner where the basketball court once was, is now a salvage yard. It look real Sanford and Son back there. The siding on the buildings and concrete walk ways are disgusting. I recommend a good pressure washing job. That should take care of some of the mold, dirt and slime that is layered on the siding and walkways. When my parents moved in, they had just laid the peel and stick linoleum and it was not given time to set so when they moved their beds in, the linoleum tore. The ice maker did not work in the freezer and the fridge had more than normal wear and tear. The A/C unit was faulty and property management and maintenance was made aware of this on several occasions. They finally “fixed” the unit on 07/06/19 but not before my parents had a $620.00 City of Tallahassee bill due to the A/C constantly running and not cooling their unit. When they were evicted, their City of Tallahassee bill was $1123.00 for 60 days. My mom is on her SSA and my dad has a pending disability case so they live on what little bit my mom brings in a month. Sienna Square was unwilling to work with my parents or accept assistance on their behalf and that left my parents on the street. Maintenance put all of their belongings outside of the unit and into the breezeway and in front of the building on 07/31/19. My parents were unable to obtain a moving truck due to student housing leases ending. While they waited on a truck so they could load up their lifelong belongs, a couple of members of the office staff helped themselves to their belongings. They helped themselves to a 55 inch TV, my mom’s (empty) standing jewelry box and a loveseat (that I’m still paying on that I got my parents from Badcock.) Maintenance broke their brand new couch as well when they tossed it outside. Sienna Square put two disabled individuals out on the street like garbage with no remorse whatsoever. My mother tried countless times to take care of the past due balance and was turned away each and every time. Not enough characters to continue. Best advice is to stay away!!
Office staff are professional & multi-task very well. Apartments are new, quality inside & feels comfortable like home. Well maintained & the pool is nice!!
We are just moving into a 3 bed 2 bath. We love it already, compared to our last apartment in Tallahassee this place is so much better! Awesome staff & maintenance, nice pool, friendly neighbors, REAL hardwood flooring, gas stoves... this place is the real deal! The location is convenient for us as well because it is very close to where we work and right around the corner from Walmart and Publix.
Im not the actual resident, but I visit on weekends. Im appalled at how some residents throw their trash everywhere when mgmt is gone. They need to start looking at the bags to see who the culprits are or set up a camera. Otherwise, its a really nice place.
Hours are 9-5, and not open on the weekends...for those who work 8-5 how am I going to retrieve mail that cant fit in my mailbox?. Please monitor the trash more, its DISGUSTING coming into the complex! Kids roam around the complex with no supervision, stand in the road/stairways/in front of my apt. Nothing has been fixed since new management took over (Ive called multiple times about the same issues). Dont waste your time.
I have lived here for 2 years and it is only getting worse. You cannot even take your trash to the dumpster on the weekend. The trash is overflowing on to the street by lunchtime Saturday. Even though there are staff on Saturdays... Having family over for Sunday dinner would literally be embarrassing.The maintenance guys and office staff take up the few front parking spots that are available for my building, leaving paying tenants to walk across the parking lot or through the mud when its raining. The dog park is disgusting. Its literally a litter box!!!!My car has also been broken into 4 times since moving here, last weekend being the most recent.Half of the children have no supervision so they just do whatever they want. Whole bags of trash are dumped in the woods on a daily basis.....but I was fined $25 for leaving a bag of clothes outside my door for about 10 minutes. This place is miserable. Dont do it.

The staff at Sienna Square went above and beyond to help me find my new apartment home today! When I walked into the office they were holding a resident event and I was so pleased with the customer service and they even had Comcast at the event with games and prizes. The apartments are clean and spacious with new upgrades. I recommend stopping by if you are looking for an apartment.

Siena square had a great set of staff to say the least! My 3 bedroom 2 bath apartment was awesome! From the real hardwood flooring to the gas stoves, I couldnt be happier. I recommend Siena Sqaure to anyone in the Tallahassee area!
Sienna Square is the best Apartment complex in Tallahassee! It has a prime location to everything including Publix, Tallahassee medical care, Shops in Killearn and close to I-10 for easy commute around the city of Tallahassee. This community is perfect for a family, young professional, or any one who loves it as much as I do!!!! Aspen has done a whole 180 degrees remodel on this property!!!!
Horrible neighbors section 8 all the way in the back. Loud obnoxious children constantly screaming and yelling outside. The streets are crowded with children and adults from 230 til 1030 at night its ridiculous. And God forbid you have a top floor apartment with children, the people below you will complain about every noise you make and beat your floors like crazy. They have no sense about them, and the staff is lazy and do not do anything about disruptions.
PLEASE READ THIS REVIEW BEFORE YOU DECIDE TO SIGN YOUR LEASE HERE! First off, they write fake reviews for themselves so dont be fooled by the good ratings you see on google, fb, apartmentratings, etc. Im surprised not a lot of people catch on to this! This place is an absolute dumphole! The neighbors in the complex are so loud and obnoxious. There are so many ghetto people here its insane. They all love to blast music from their cars and homes so the whole apartment complex can hear them at 2 in the morning. If you have upstairs neighbors you are screwed. Upstairs neighbors love to smoke weed and blast music and have their kids running all around and jumping off furniture and banging on walls at 3 in the morning. Dont leave anything unlocked such as cars or front doors because people will break into them and steal. neighbors also steal your mail packages. Your apartment will also always leak from somewhere and there will always be cockroaches crawling around and maintenance wont fix anything. There is also only one trash dumpster in the whole complex, so it will always be overfilling and neighbors would always be too lazy to put it in the dumpster so they leave their trash around the complex. Fitness gym is about the size of a restroom and has like 3 equipment. Pool is filled with straight chlorine and is never clean. Lastly, they charge you way more than what the apaertment is worth. These apartment are probably worth $600 a month, not $1000. Stay away!
I recently moved into Sienna Square and must say I am impressed. I finally recieved a nice aparment that is renovated. The mangement is very nice and genuine. And they keep the apartments looking nice. There are a lot of kids and school buses but as of now there are no issues. God is awesome‼️🙌🏾

Excuse my language but I really wanted to say Where do I Fu*#¿`°• start!Pros:•Friendly Staff•Nice pool and Gym•Clean grounds•Pet friendly/Playground•Washer, dyer, dishwasher in every Apt•Awesome locationCons:•Liers- dont believe a word they say!•Broken promises- they tell you one thing to your face then turn around and do nothing!•Maintenance sucks- Never fixes things in a timely fashion. I was stuck with a high water bill for several months because they never fixed a running toilet! And a high utility bill for a year because they refused to listen and clean the dryer lent duck.•Poorly built apts- bad reception, old cabinets, sparks from electrical outlets, cracks every where in the apts!•Trash- overflows sometimes in front of the complex making the apts look disgusting !•Pet owners- some refuse to cleanup or walk dogs to designated areas so you see pet waste on sidewalks and in the grass, right in front of your apt if you stay on the first floor, on a regular basis!•Pest, Pest, and more Pest!! I can live with bad maintenance and bad neighbors but Pest to?!! I have been dealing with roaches the whole time Ive lived here-about 1 1/2 years. Roaches inside fridge and oven because they refuse to replace sealants. Before I moved in there were roaches crawling around and lying dead in the apt. A utility worker refused to light a pilot light in one of the previous apts because of pest problems. He told me what type of roaches they were and said those particular kind are hard to get ride of. They offer free pest control but you have to call every Tuesday to request your apt to be treated. But even then they dont come. They promise to bomb and weeks later no show. Management informs maintenance so they can spray so who is not doing their jobs here? Management or Maintenance? NEITHER ONE IF YOU ASK ME.•Bunch of crooks running around stealing- DO NOT LEAVE YOUR CAR UNLOCKED OR WINDOWS DOWN OR LEAVE YOUR APT DOORS UNLOCKED- Ive had my scooter, purse, groceries, and more stolen from the apt complex! Ive even had someone open my door and peep inside my house on 2 accasions!•Wack security and no security cameras throughout the apt complex except for the front office building.When I first came here I loved it but it was bait and switch/big set up. The apts they show you first looks nothing like the apt you moved into. My cabinets are so old you can tell they just throwed paint over it and put tile inside them to soup the look up. BUT in reality my cabinets are old roach motels. I hate it here! I was moving when my lease was up this year but I was running low on time and requested a 30 day extension which they sign off on but 7 days before it started they changed up and said they couldnt do the extension so Im stuck here ANOTHER YEAR! They were Very Nasty for that lie!!DONT MOVE HERE PERIOD
The maintenance crew are the literal worst people, unmotivated, lazy, disrespectful, and 90% of the time never filling orders on time. How they have the same staff I never know but I guess what else to expect when the complex as a whole is just trash. The residents here just throw trash into the woods and everywhere EXCEPT the designated dump. 887-990.00 whatever dollars is a waste of money when you end up living in a live version Boyz in da hood.

I was over at Sienna Square today and Jamie and Itzel were so nice. They had a thanksgiving event for all the residents and Comcast came and gave out prizes and hosted games. So much fun!
