I lived here from 2017 to 2018 (and I would frequently visit my then-partner, now-fiancée for the prior two years she lived here). This place really was one of the best apartment complexes Ive ever lived in. Having just finished moving out of another apartment elsewhere, I wanted to come back to give this place the 5 star review it deserves. The staff were always super friendly. Maintenance always took care of us. When we left, Im sure my college-aged self didnt clean as much as I should have, but we got our full security deposit back (plus we have a cat, and Im betting she left cat fur deep in the carpet). Im not sure if management or office staff is the same now, but Seminole Flatts was a great option for us during our last year of school.
I would stay as far away from this apartment complex as possible. They are preying on college students, the conditions are terrible for the price that they are paying and they are unresponsive to the maintenance items that the residents try to get fixed.Also, I wanted to add, they are bribing residents with items (swag) for the 5 start reviews on this site. Im putting together a more detailed explanation, but wanted to get this out here so that anyone thinking about signing a lease has an recent rating that they can use as part of their decision making process.
Seminole Flatts is clean and always well kept. The office staff and maintenance are so friendly and are always more than happy to help you with any problem you may have. The apartments are huge for the price you pay and my unit was nice and clean when I moved in. I always feel safe which is most important to me on top of the great location that it is in. I haven’t had any issues with noise regarding my neighbors or anyone in the complex. 10/10 would recommend!!
I love living at Seminole Flatts! Im always able to park close to my apartment, maintenance is always super quick, the complex is generally pretty quiet, and the office staff are super friendly!

I live here, definitely won’t be renewing. Totally infested with all kinds of bugs: roaches, spiders, wasps, moths, you name it. Can’t step foot outside without having a wasp in your personal space. The only way to fix the bug issue is to demolish the building because i’m positive the walls are full of bugs. It’s been this way since I moved in, they gave us the apartment in this condition, old and dirty.
The staff is very attentive and you can really tell they enjoy helping residents. Compared to a lot of apartment complexes around or near campus Seminole Flatts is relatively low key and quiet, at least in my experience and in my building. Also, there is a Chipotle, Chick-fil-A, and Jersey Mikes right across the street if one day you dont feel like cooking.
I love living here! What I love most is how helpful and sweet the staff is. I also love how big the rooms are and there is so much space and a great layout! Whenever I have an issue, it’s addressed right away which I appreciate. It’s also super close to the college of medicine (10 min walk)! I recommend living here!!
I have lived here for three months now and so far so good. The unit is very accurate to the model unit you tour. It was clean and in good condition. We have not had any on going problems with bugs of an sort. Anytime we have an issue like replacing a lock or fixing anything maintenance gets to it with good time. The people in the office are very helpful with everything. The only thing I can really complain about is the super loud trash truck that comes at like 1am and wakes you in the middle of the night (my unit is right in front of the trash) which is not really the fault of Seminole Flatts. If I plan to stay in Tallahassee this next year I will be releasing. It is true what they say you get what you pay for.

Lived at multiple student living communities here in tally and this has been my favorite. Location is wonderful, I can walk to all my classes and walk to great food options nearby. Staff/maintenance is friendly and actually gets maintenance requests done quickly, compared to previous places I lived at. Apartment itself is spacious, wish there couldve been more grass/room for my puppy to run around outside. Overall the most affordable/convenient 1x1s Ive found for a student.
My experience at seminole flatts has been great compared to other student housing i have lived in/visited. The staff is very attentive to their residents and is always offering things such as food and promo items!
Ive lived here for three years now and would recommend this apartment complex to anyone I know! The location right next to campus and the 5 minute walk has always made getting to class an ease. Also, the luxury of getting to park right in front of my door not only makes me feel safe, but makes unloading groceries/carrying items to my car so convenient. However, I would have to say the staff is the best part! Having a staff that knows you by name and a maintenance crew that is always ready to help is very reassuring. Plus, there are always resident events and giveaways that make each week fun! If youre looking for a fun but quiet community where you can be close to college life but not be disturbed by noise/partying this is the place to be. Not to mention literally being right next to CHIC-FIL-A and TARGET! Last but not least, the units have large bedrooms, kitchens, and closets and a full size washer and dryer. And on top of that, a pool, gym, and free tanning bed. Im so glad I found Seminole Flatts and get to call it home!
I love working here at Seminole Flatts. All of the residents are lovely. My co-workers and boss make working so fun & maintenance is incredibly kind. Best job I have ever had. Im sure living here would be fantastic too given all of the fun resident plans, location and how beautiful the units are.
Seminole Flatts is one of the better places to live on Call St. The rent is affordable and the apartments are nice. The units are dark due to limited windows and the kitchen cabinets could be updated. Maintenance requests are always completed very quickly in my experience. The office staff are always very polite and they give away lots of free food! Overall, I would recommend this apartment complex!
So far, the staff has been great and very helpful with any concerns I have had. They often host free food events for the residents which is also very nice. The maintenance team also responds to requests right away and they handle it immediately. Overall, I have enjoyed living here very much!
Love living here! Everyone is super friendly and its a quiet place to live. The rent is a little expensive, but for the location and quality, you wont be able to find much better. Newly renovated units and thick walls were two of my big selling points and so far I havent been disappointed! Also love that its dog friendly
Seminole Flatts is not the cheapest rent around Tallahassee--close to $1000 between rent and utilities for a 1:1. But if you have the budget for it, it is likely the cheapest rent you can find for a 1:1 or 2:2 so close to campus. Everyone in the office is extremely friendly and the maintenance team is the quickest I have ever worked with (its never taken more than 3 days for something to get fixed). They use wall units instead of central air which isnt a big deal to me, but is something to consider. Overall, its a nice and quiet place to live!
We have loved living at Seminole Flatts! The apartments are exactly what we need. It’s very dog friendly here and maintenance is very responsive! We’re looking forward to living here next year too!
I have lived at Seminole Flatts now for over two years, and my experience has been truly special. Being a bachelor and now graduate student, I am very busy, but they have made living here fun and easy. When I moved to a 1/1 from my 2/2, they were accommodating and helped me in the transition.I love the amenities here too. The pool, gym and printing/office station is super helpful with a busy schedule. Because I have had such a nice experience here with the staff and maintenance crew, three other friends now reside here too and are extremely happy in their new college paradises. 10/10 recommend Seminole Flatts for affordable and luxury apartments near campus. :)
I have lived in this complex for about three years now and it’s a great place to live while being in school. I can walk to school on days that I know I won’t find parking and it’s in close proximity to many restaurants. The neighborhood has upgraded the gym and the pool furniture since I’ve been here. Free food in the office here and there has been a plus and maintenance is always very quick and helpful. The biggest drawback is the wall unit for AC but I’ve gotten use to it.
I have had an amazing experience so far, maintenance is always there ASAP and have always been super kind. Marissa is amazing in the office making everyone smile. Overall great experience!
Lived here all three years after freshman year, never had any issues and Ive always enjoyed living here. Its a relatively quiet community, and a little overpriced but super close to campus, especially the psych and medicine buildings. Super homey floor plans and quick response for repairs/concerns and really friendly staff. Also, free food on Fridays! Great place to live.
I moved in here last summer and its been a great experience. The move in date was after my other lease was ending, but the management was very flexible, letting me move in early on a sublease. Office and maintenance staff are kind and operate in a timely manner.
This is my second year living in Seminole Flatts and have loved it! For the price and distance to campus this place is hard to beat. I have also had a great experience with both management and maintenance, which sometimes can be a problem with student housing. Every time there is an issue it gets solved quickly! There was even this one time last year that there was a leak in our bathroom during the holidays and maintenance came to take care of it, cleaned up the water in the bathroom floor and even put our bathroom mats and towels that had gotten wet into our washer machine so that they wouldnt just sit there. You can just tell that they really care about helping you! Plus they always give away free food which is great!
The place is great. If I had any sort of issues with anything they were quick to respond and take care of it. That being said, I didnt really have any. But, its a great peace of mind to know how supportive the staff is. The staff is friendly and always helpful, especially Amy and Tyler. They made my stay at Seminole Flatts fantastic. The rooms are the perfect size and so are the shared areas. The gym has everything you could really need to get a good workout in and the location is perfect for whether you would need to want and go.
Love living here! My 2x2 is super spacious and my dog loves all the green area. Super helpful staff and chill environment. It’s really quiet and relaxing, I don’t have to deal with noisy neighbors because it’s a lot of grad and med school student. Close to campus and safe area. Nick is a great manager and Forest and Mr. John are the best maintence team ever, I never have to wait for my work orders. The office hosts tons of events like painting classes, free food Friday and puppy days. Best apartments in tally, wish this was standard that all apartments held themselves too.
I love this apartment complex i just moved here for school and its a pretty quiet complex and the staff is amazing with any questions or help you may need. i would recommend any student or adult to live here because it ended up being a perfect move in and has been going great!
This place is GREAT- super clean, super friendly staff and big apartments!! Most of the other residents are grad/med students, so it’s not too noisy or hectic, and most of the people who have pets clean up after them so it’s super clean. The staff is always hosting events/ adding small amenities to improve the complex- I just resigned my lease and don’t think I’ll live anywhere else while still in Tallahassee.
First apartment I owned, great location close to campus and very quiet. Never had any problems with noise and the staff is very kind and maintenance is quick to respond and fix any issues. They are even working on some structural renovations and have been doing a lot to be involved with the people that live there. Currently moving to a larger apartment in the same complex and I am very satisfied with my overall experience.
This property is awesome! The grounds are kept very well and the maintenance staff is very dedicated to keeping it that way. There is never a problem with getting the maintenance staff to fix anything that needs to be done in a very timely manner. The office staff is always warm and accommodating to anyone who walks into the office and helps you with anything that needs to be done. As for the apartments themselves, they are awesome after the new renovations! The renovations that were made are beautiful and it is very quiet. I would recommend Seminole Flatts to anyone who is looking for a quiet 1 bedroom!
Great property in proximity to FSU’s campus. For how close it is to campus, you really can’t beat the price. The pool is nice and the gym has new equipment! The front office is always hosting resident events and free food Friday’s, would definitely recommend!
Love Seminole Flatts! Its dog friendly, with plenty of green space, the front office always has treats for my dog (and coffee for me!) The apartments are beautifully furnished with lots of room for the price. Work orders are always fulfilled within a day. While all the staff are kind and helpful, Jack is particularly great! Super charming and friendly, very knowledgeable about the complex, and just a pleasure to be around. Really such a shining star. :-)
I’ve lived here for almost 2 years now and I have no complains. It is honestly the most peaceful place to live! The space inside the apartment is very well distributed (that’s a must for me) and you have your own bathroom. Plus it is super close to everything (restaurants, pharmacy, groceries, gas and campus). Staff is super friendly and will help you with anything you need super quick and they give you FREE FOOD EVERY FRIDAY!!
Being a first year college student here in Tallahassee I was definitely nervous about where I was going to live. Seminole Flatts feels like home and takes everything into consideration. 10 out of 10 the best place to live in Tallahassee and my pug Cody loves it! Super pet friendly

I absolutely love living here and resigned for next year months ago! The staff is always so friendly and helpful and maintenance is really on top of everything. Every time Ive had a question or issue they solve it within minutes and having lived in several apartment complexes this one is by far the best one. They are always giving away free food and improving the community (yay to new vending machines!) Plus the location to campus, food places, and Target is amazing.
This is my second year living at Seminole Flatts. I love the staff. They are always so accomodating and polite. Any issues I have had they have worked to resolve them as quickly as possible. The maintenance staff worker Forest is awesome. He always fixes any issues quickly and is super friendly and polite. The amenities are great as well and my apartment was super clean when I moved in.
By far, the best! Staff are super friendly and proffesional. Perks include wood flooring throughout my living room and kitchen, free food every other Friday, and updated appliances. My light bill is consistently low and i just resigned! I highly recommend these apartments.

I moved in to Seminole Flatts in August and I renewed because SF is the BEST. The managers are so cool and so friendly, and the maintenance guys complete work orders super fast. Also, when I go out of town they take care of my cat Tito for me
When we first moved to Seminole Flatts a few years ago it was amazing. Freshly renovated, great staff, and multiple events every week. The office always had some sort of resident appreciation going on. There use to be a list posted in the office, mail room, and computer room about all of the events and goodies in the office for the week. The maintenance guys are awesome! I loved the previous staff but the new staff has some good people too.Dont be fooled when they tell you how the fan on the wall cools down the bedroom. That fan makes the room tolerable. The living room gets nice and cool but the lack of a central a/c unit turns the bathroom into a sauna.Residents dont believe in picking up after their dogs ever! If you live on the first floor embrace yourself for the wonderful smell every time you go out. The staff sends out an email occasionally to remind residents there is a fine for not picking up after their dogs. However they do not enforce the policy.Electronic keys are pretty handy for grocery trips but I was locked out of my apartment once. The maintenance guys helped me out after hours to get me back in.Dumpster pick up is terrible. This has nothing to do with Seminole Flatts or their staff but it should be noted. The dump truck comes around 3am and is extremely noisy picking up the dumpsters and slamming them down. Some how one of the lids to the dumpster was broken and now when the truck comes by garbage falls onto the ground. Maintenance often picks it up as soon as they got to work, but if the dump truck comes on a Friday (3am Saturday) trash is left there all weekend.Parking isnt bad but there are two rows of parking in the back that should be avoided. Those of us who still drive a manual transmission have a row of steep parking spots on the top. The second row, the asphalt was poured badly in some spots and is filled with bumps and holes. Both rows are easily avoidable. I havent parked in either one since I moved here.
I have lived at Seminole Flatts since August, and I love it here. It’s a small property so it’s really easy to make friends and the staff remembers you by name and helps you in the most effective and personal way. The maintenance staff helps you whenever you need it and are very friendly. I love the amount of space that comes in my 1x1, including the bedroom closet space and the kitchen. All of the appliances are new, and it comes with free cable and HBO (so I can binge GoT)!! I will be renewing for the 2019-2020 school year.
The only apartment complex in Tallahassee I’ve actually enjoyed living in! Staff is super helpful and nice and maintenance is SUPER fast if anything goes wrong. I definitely recommend Seminole Flatts to anyone looking for a nice, quiet place to live close to campus.
Ive lived here coming up on two years now. Ive had nothing but a positive experience during my time as a resident at Seminole Flatts. The office staff have always gone above and beyond to help with anything I need. They have always been extremely friendly any time Ive come into the office, greeting everyone with a genuine smile on their face. Ive lived here through a staff change - new office manager/assistant manager: I got along well with the previous staff and they were always helpful to me. I would say however that the new staff are even more outstanding: Tyler, Marcel & the new addition of Summer - they have the office working smoothly and go above and beyond to help with anything you need. They answered any question I had and were helpful in the subleasing process of my apartment for when Id be moving away from Tallahassee. The maintenance team is great, and anytime I would see them on property they would ask me how my day was going. Maintenance always responded quickly to any order I placed no matter how big or small. If I was staying in Tallahassee, I would continue to live here. Im a graduate student and the convenience of being so close to campus was perfect for me. I would just walk to school each day and not have to worry about parking. If I needed to come home mid day for anything it was only a short walk away and I could easily return back to campus. My neighbors were very courteous and quiet. I think that many people living here are either graduate students or undergraduates serious about their studies. I would not call this a party complex. Several times Id be shocked that the lawn crew was outside mowing when I would open my door to head to school because I couldnt hear them inside. This place is pet friendly with no pet restrictions, which was a huge plus for me. My pet loved being brought to the office for his daily dog treat and to get some love. The gym is never untidy and have practically everything you need to get a full work out in. The pool is always clean. I lived in a 1/1 and the only downside I would say to this is the AC set up - its not central. The AC is located in the living room, and during the warmer months, you could notice the temperature difference when moving between the living space into the bedroom. However the positives of this apartment outweighed that drawback, they are very spacious for a 1/1 and had more than enough room for me (spacious closet that you walked through to get to the bathroom). Loved having a side by side washer and dryer in my unit & the kitchen with modern day appliances. I would highly recommend Seminole Flatts to anyone interested in a quiet close to campus apartment.

This complex has the best apartments for the working professional or graduate student. The management and maintenance staff are accommodating and professional. I would highly recommend this place for anyone looking for spacious rooms, great people and a professional and fun atmosphere.

Location is great. The staff was very friendly, and Ive never had an issue with them. Things that bring down my experience have nothing to do with the staff, rather it has to do with the utilities in the apartment such as the AC unit, lack of ability to access the trail to Univ Center, and the garbage disposal. The prices are a bit overpriced. Lastly, I wish there were an initiative to recycle more, and that the garbage truck didnt come at 3am in the morning. Also charged me 60 bucks for a “dirty” refrigerator.
I lived in Seminole Flatts for 2 years. People complain about the air conditioning, however, using a fan fixes the problem efficiently. Maintenance is probably Seminole Flatts strongest quality. They responded almost immediately and kept you updated. I would totally live there again.
We have paid the backed electricity bill for our apartment that was sent to us weeks after our lease ended. We are being BILLED AGAIN for another backed electricity bill that came out of nowhere. We have not lived there in two months!!!!! So how are we being charged twice for backed electricity for an apartment that was unoccupied? And I am confused on why we are being charged $500 for damages, especially when we did a walk through and was told EVERYTHING was fine....?! I took before and after pictures of the unit and we will not be tricked into paying an electricity bill twice and charged for false damages! I will need to talk to someone because this place will over charge you for utility and false damages.
Just as an FYI the majority of these google reviews were posted by residents who were bribed (Free shirt, Free pint glasses, raffles for tvs and other electronics, gift cards) to give good google reviews to seminole flatts in order to boost their google rating. Im a resident, its really not that great. My griefs/issues over time:-AC units are like the ones youd find in a motel: super inefficient and does not get the bedroom near as cold as living room. plan to spend 120 on electric during summer.-management is pretty fine heavy, especially if you have a pet, 300 nonrefundable deposit and 50 a month just for any pet (dog, cat, hamster), bit crazy to me.-The Printing/Work room: They bought the cheapest printer they could, so half the time the printer is out of ink and is super slow, only holds like 20 sheets of paper. youre really rolling the dice if you need to print out something for class. and only two computers for the 100 units they got.-Not a great gym, but dont worry, vending machines full of fattening snacks and soda for your post workout.-If you live downstairs, pray for a quiet upstairs neighbor. very hollow.-hot water only lasts 20 minutes, so be quick! never tested if it would actually fill the tub...-theres been a few car robberies here, never a personal victim but parking in the back of the complex may not be the best idea. NO SECURITY CAMERAS.-Somone actually robbed the mailroom onetime, like why??-VISTOR PARKING: better have a parking pass HANGING and be in a visitor spot, otherwise you are getting towed, guaranteed. I heard one residents guest got towed for being in the correct spot but just laid the pass on the dash.-Pool furniture is falling apart. Umbrellas are gone, providing no shade and half the loungers/ chairs are ripping and need to be replaced.What i like:-The maintenance guys are really nice and do a great job. they usually can get to your problem in the same day you report it, which is not common with the giant complexs where it takes days.-plenty of parking (for residents)-close to chick fil a-CLOSE TO CAMPUS***Thats what its really like here at Seminole Flatts!
It might not look like much on the outside, but the inside are nice and renovated, haas in unit washer and dryer, the front office is always accommodating and nice, and the maintenance staff is as well. They keep the grounds well kept and I havent had a problem that hasnt been addressed. The only complaint i have is the ability to hear noise above me, which is expected because Im on bottom floor and the ability to hear people go up and down the stairs because I have a corner apartment. Other than that, Seminole Flatts is probably the best one bedroom option for the prices they offer.

I had one complain about the apartment and right away they came and resolved it. Its spacious, beautiful inside and out, extremely close to campus, affordable and best of all quite and relaxing. Before looking any where come and visit seminole flatts.
The apartments themselves are nice, but the staff is awful. Will try to scam you out of any and all money. The way your lease is written you cant move in until the 15th of August but you have to pay for the whole month. BE SURE TO DO THE WALK THROUGH WITH THEM WHEN YOU MOVE OUT so they dont put 100s of dollars of totally BS charges at the end. Oh wait! But they wont let you walk through with them unless you do it BEFORE the move out date.
Supposedly it was been renovated recently (before I moved in), and these days, this place is amazing. The entire staff is very helpful with any little problem. They send texts and emails about upcoming activities in the office and even have Free Food Fridays (not cheap food either, Im talking Chick-Fil-A and name brand pizza). The apartments are cozy, quaint, and clean, and amenities are great. Neighbors are friendly and quiet, and keep to themselves mostly. Safety has never been an issue, and the office staff occasionally sends texts reminding everyone to keep their houses and cars locked or to stay safe if theres a storm. Extremely pet friendly too.
This place SUCKS! Management is the rudest I have ever experienced. No one in the leasing office is helpful what so ever. I have never been more mistreated in my entire life. Terrible business etiquette. Zero respect for residents. DO NOT SIGN A LEASE HERE!
I’ve lived here for 2 years and have had no problems what so ever. Nice staff, super quick maintenance repairs, no bugs and quiet. Fantastic location too - right next to Chipotle, Chick-fila, Starbucks, Blaze Pizza, Dunkin Donuts. Also, It’s a nice walk to school and there is a beautiful trail in the back that leads right to the stadium and is perfect for jogs or getting to the game on gamedays. It’s also even more spacious than the pictures make it look. Highly recommended!
I have only lived here for a short time, but in that short time I have had an awesome overall experience. The maintenance staff never fails to fix things in a timely manner, and the front office staff is always extremely helpful.
Ive lived in Seminole Flatts for almost two years and Id just like to say that I have nothing but love and positive things to say about living here. And here are some reasons why:-I almost never hear loud music at night (or during the day) which is unusual for Tallahassee! Most of my friends at other apartment complexes experience noise problems regularly.-As a young woman, safety is always a concern of mine. I never feel threatened or unsafe at Seminole Flatts...even late at night! There are lights all around the complex so everything is well lit. Parking is never far away, so you do not have to worry about that. Even during game days, you can still get a parking spot.-The rent is 100% worth everything included. We have our own gym and pool and access to free computers and printers. Also, were only a few blocks away from campus which makes commuting to school very easy if you dont want to deal with traffic. Also, were less than 20 steps from Chipotle and Chick-Fil-A, which Im pretty sure is every college kids dream.-The maintenance guys are always quick, efficient, and very nice. They even wave hello and give my dogs treats in passing. The staff is very accommodating and helpful for everything Ive ever needed. I think its awesome that they give out free food once in a while and that Summer now has monthly painting events that bring the residents together. Tyler is fantastic! He has resolved so many of my concerns and is always happy to do it. Everyone on the Seminole Flatts team goes above and beyond, and I really appreciate that.I am so fortunate to have found this place two years ago, and am so pleased with them that Ive signed another years contract. Thank you Seminole Flatts for everything that you do!Thank you Shervin for helping me sign, Tyler for being amazing, Gaby for helping me with the fax machine, Summer for always helping with every day problems, and the maintenance guys for the love you give me and my dog. The AC sucks, they are constantly shutting off the water all day because of leaks (2 times in the last week alone! which they insisted would not happen again after the last 3 times, yet here we are!), the office staff is unhelpful and the apartment is way overpriced for what you actually get.
This place sucks. The apartments are entirely overpriced. You can get a better deal pretty much anywhere else. They made us pay for the entire first month and we werent even allowed to move in until after the 15th. There is not near enough lighting in the apartments. The pictures are not anywhere close to what it actually looks like. Its way too small for the price. Our internet was once out for over a week because apparently the modems are powered by 1 apartments electricity and tbat person didnt pay the bill so the entire building had to suffer. Not only that but the technition told me that the manager told him to lie to me about the cause. Now theyre charging me money for cleaning the apartment after moving out when we cleaned the crap outta that place and left it better than when we moved in consdering the fact that when we first got there the floors made our feet black and there was mold in the bathtub from a leak. The walls had hair in the paint where they obviously painted right over someone elses crud. What a shitty experience I wouldnt recommend this place to my worst enemy.
Terrible complex, no one picks up after their dogs so if you live on the bottom floor you always get a fresh wiff of poop in the morning. gross complex with a gross staff. Corporate needs to get it together otherwise they will start loosing renters. Im already trying to get out of my lease and I have not even lived here a month.
This is the most life threatening apartment that you could ever live in. The robberies, drug sales, the electrical linings directly near the apartments on the second floor, the ac unit not being a central unit, the radon in the paint and so much more.Also when you find a sublease there is a fee over $600 to pay despite how long you’ve lived in the apartment, I lived there a week and still was required to pay this amount(it’s in the lease). Despite the dangers I reported to the leasing staff and corporate it was all to no avail. Do yourself a favor and do not sign here for your safety and for your sanity even if it is close to campus!
