Living experience wasn’t great at all but what made it the best was the maintenance guys especially the boss maintenance guy Miche! He came through every time when we needed him to help make the living experience bearable! The only real reason this review would be 5 stars! But other than that torchlight in general 1 star…..

Although the people working at Torchlight have been mostly nice and helpful, staying at this place was a nightmare.- When I moved in the place was disgusting. No one had cleaned the living area in years. The oven was damaged. The cabinets were damaged. The couch was torn to shreds. My room had stains everywhere and a damaged carpet.- Facilities werent maintained. The pool turned green one time because it hadnt been cleaned in so long. Only one treadmill worked the time I was there. Half of the year the gate was either broken or just open for anybody.- When I moved out they tried to pin the damage to the living area on me which I clearly marked in the form checking in. After disputing that and paying whatever was left, I get a text 2 months later accusing me I never paid it and I was going to be sent to collections unless I did. Again I had to dispute it.Like I said before, the staff here was usually very nice and helpful but it doesnt make up for the conditions and the administrative problems I experienced. You can find a much better place for cheaper I promise you. I dont know how but this place continues to be headache for me even after I moved out over 2 months ago.

Its not perfect-- you really get what you paid for. I would emphasize thàt the 2x2 units are not in the gates section if that was important to you. My unit just happened to have a hard lock as well rather than an electric one, so moving in and getting keys was a longer process. Overall, if you have classes in the FSU Stadium or TCC its convenient location-- great location in between Tennessee and Pensacola actually! And the staff is overall really nice.

The management and staff at Torchlight Townhomes are truly dedicated to the dignity, and well being of their residents. Their service gets all five stars from me because they have gone above and beyond when they didn’t have to to make my living experience outstanding. In my experience I came across an issue that was essentially sink or swim for me. That being said, I called the office, and within a matter of minutes I was in contact with the right people and had a restored peace of mind. Furthermore I’d like to extend my gratitude to James Foster and Victoria for having servants hearts, and making my Torchlight experience like no other!

Ive lived here for 2 years now and I have good and bad experiences, like I think any apartment complex will have. First, the 2/2.5 apartments dont have a gate which I thought they did, so that was a let down. My brothers car got broken into this year when he stayed at my place for a night, which isnt the apartments fault but should let anyone know about the location. Also, the 2/2.5 lot only has about 8 free visitors spots, which are usually all taken up at night, so just make sure to get a visitors pass at the front office. The furniture is cheap - I sit on one section of my couch and after the first year the cover of it was all torn up, so I know Ill probably get charged for that even though thats regular wear and tear. My dishwasher doesnt drain properly and is moldy, and maintenance has fixed that before, so I dont know if theres anything else they can do about it and I appreciate their help. Maintenance (including emergency services) and front office staff are very helpful, kind, and diligent, and I believe they are the best Ive experienced in Tallahassee. The gym is a nice size although one treadmill is totally out of service and another stops after about 0.5 miles. I wont rent here again because I believe the rent price far exceeds the condition the apartments are in, and the neighborhood is not the safest. I plan to go somewhere with a gate and better working appliances, but I will miss the office staff and maintenance greatly.

I have lived at torchlight townhomes for the past two years and I can honestly say I am not pleased with the service I have been receiving. The only good that came of this student living apartment was maintenance and their efficiency and camaraderie towards their residents, namely Miche, Brendan, and Dee. Only had a major problem once with a leaky ceiling, but got that fixed quickly. Free parking for visitors!! And there’s a ton of free visitor parking too - not just 3 spaces like some places. Rarely have issues setting up rent/utility payments. Free food left and right! It’s sad to see so many negative comments on here. For the price you’re paying, this place is awesome! Review №59

I’ve lived at Torchlight for two years. I spent one year in their 4x4s and one year in their 2x2.5s. My review is based on the experience overall and not specific to a type of apartment unit.Pros:-Maintenance staff has always been kind and efficient . Sometimes I have to call and follow-up, but its very rare and it’s usually because of my roommates dogs (they won’t come in with dogs present, which is understandable)-Office staff is nice-Amenities-Pet friendlyCons:-There is an extremely high turnover rate with maintenance staff. I don’t think I’ve ever seen the same maintenance person more than three times (I also don’t call them that often). I believe that’s a tribute to poor management, which makes the staff unhappy to work there. Either treat them better or pay them better. They are this complex’s saving grace.-Office staff can’t help with the majority of real issues and I think they’re told there’s usually nothing they can do, so you usually have to go through a manager to get any real problems solved. They also lack communication with one another. I had to visit the office several times last year to clear up a transfer charge (they wanted to charge me $250 or so (I think was the cost) to transfer units, even after I explained multiple times to multiple office staff members and asked to make a note in my account that I was completely moving out of the 4x4 and moving into a 2x2.5 following the lease agreement dates.)-Move out charges are astronomical. They wanted to charge me $25 to clean up a small puddle in my bathtub and $5 for a lightbulb. They’re also currently trying to charge me the full amount of August’s rent even though I moved out August 2 and my friends, who lived in the same type of units, weren’t charged that.-The units are usually not cleaned well prior to move in. I found various strands of hair (not mine) and bottles of water throughout the units I moved into.-Utilities are really high for some reason. I never paid as much as I do now when I lived in other locations (Woodlands, Skyview in Collegetown, Cascades)-Not a safe neighborhood. There seems to be one or two homeless camps on the corners of the street. There’s no gate in the 2x2.5s. Even if there was, the gate would probably be left open all the time like the one in the 4x4s is. Cars get broken into a lot.-There was hardly any visitor parking in the 2x2.5s. When I asked if they could get more visitor spots, they said it was up to the towing company (even though it’s Torchlight’s parking lot?). Last year, somebody spray painted over the “Visitor” symbol on the spots and my friend got towed. Torchlight barely did anything to help (didn’t pay the tow fee or call the towing company to explain the weird prank/situation). They recently got more visitor parking on that side though.-Rent is actually high. I’m not sure how anybody has been disillusioned into thinking it’s cheap. You’re paying $1300 for a 2 bed 2 bath in Tallahassee. You can rent a house for much cheaper or rent a one bedroom for about the same price youre paying for just one room.-They charge so much on move out fees, utilities, and rent so they can fund their giveaways/events and convince potential residents that it’s worth living here. This isn’t necessarily a con, as some people think that’s worth the extra money, but I just wanted to point it out in this review.Overall, I would not recommend Torchlight Townhomes based on the headaches I’ve had to experience over the years because of having to deal with them. Nothing is an easy fix. If you like the fact it’s pet friendly or the amenities, you can easily find any other college apartment complex that offers the same thing. Seminole trails is literally right down the road and it costs $50 more to live alone.Save your money and save your time by living anywhere else that cares more about their residents than making a profit off of them.

YOU THINK YOU FOUND THE PLACE... THINK AGAIN! There are much better apartments just down the road for cheaper prices. I found the move in process extremely difficult, and the apartments to be extremely dirty and out-dated. Bugs are a huge problem. The neighborhood is dominated by illicit activity and car break-ins. INTERNET IS AWFUL. The funny thing is they just changed it too. You arent allowed your own router. You cant use a wired connection because it doesnt work through the walls. You are constantly having to reconnect to new wifi systems, and if one apartment resets their wifi, the whole complex goes down, just like it did for finals week in Fall 18. When I first moved in I put in multiple maintenance requests for a broken sink and broken blinds. Two years later the sink is still rusted and a box of new blinds sits next to the broken ones already hung. They say they will come back and fix it, they wont. Lawn people mow at 7 in the morning on Fridays. Gun shots sometimes occur late at night. The gate is never in operation. The pool was being renovated for 8 months with no amenity discount on the rent. Imagine paying double for utilities because their appliances use more power than a 1939 British tank utilized in Northern Africa. You think the way the keys work are cool, rather its a hassle. In fact, they rarely even lock the front door... instead they put a key lock in place saying theyd come back to replace it and instead never came. Remind you of other times? The sub-leasing process is extremely complicated with $200 fees for just signing it over. You are still responsible for whatever damage the sublet does, and they dont clean either. SPEED BUMPS will kill your car. Took them two months to fix a pothole. The gym is limited, and the water fountain is constantly broken. Without warning they renovated their roofs and I had people beating hammers on my roof during mid-terms every day from 8 A.M to 5 P.M when they got off. Cars are constantly attacked with eggs and flour. Their car care center does not work. The only nice thing at this complex is the leasing office and their model home. Dont be fooled, I advise going elsewhere. Their deals arent even that great. Ohh, I almost forgot, during the pandemic they waived credit card fees briefly, and then brought them back, at a higher percentage than that previously required. Expect half a grand in cleaning fees and a painting fee. Mind you, as soon as you walk through that front door the first time to your new home... you will immediately understand that you may have made one of the worst decisions you have ever made. Good luck! I currently am a resident here, but kept an anonymous name so there are no repercussions because the horror stories of $1,000 cleaning fees ring through my head.

I moved in August of 2018, and I figured I’d have a really great experience. On move in day, I walked into a dirty apartment due to there already being a resident living there, so I got transferred for free (which was great). However, the housemates I got paired with were not the most considerate. I emailed and spoke with management several times about serious issues concerning illegal residents, cleanliness, and noise and frankly they are USELESS. Even though it states in the lease that these issues cannot be tolerated, and problematic housemates can be either fined or removed from the premises. But, quite frankly my issues are not being taken serious, I was told that I can (1) pay a transfer fee if I wanna pick where I go (2) a force transfer where I have no say so in where I go or (3) a cleaning service will be called and the fee will be SPLIT amongst the four of us because they cannot say foresure whose mess it is due to it being in the common area even though I’ve attached photo and video evidence to my emails regarding these issues. Like don’t you think if I had a problem with the kitchen being dirty and the filth was mine I would have just cleaned it myself? Instead of reaching out to you? They claim they want their residents to be comfortable and they have steps to follow in regards to roommate issues, but it’s all lies and a waste of time. Definitely not renewing. Move in if you know your roommates, if you don’t I wouldn’t take that chance. I’ve been very patient and professional with management in regards to my issues, but the simple fact that are just giving me the run around and not really handling the situation with an iron fist is annoying at this point.

This has been my first every apartment since moving away for college and Torchlight Townhomes has left me scarred. Four days ago, I requested service to fix my door lock to the house because it wasnt working and couldn’t lock the house. They arrived and said it was fixed. Early this morning around 3 AM, an intruder broke into the house (actually just walked in because they never did fix the lock) and we had to call the cops. The next day, I reported the incident to the leasing office with promises that they would come and fix the lock. However, they didnt. I called again, no response. It is now the next night and my house is not locked and completely unsafe. I am scared and take this as a warning, save yourself and look for safer options because the people here dont care.

I had a serious problem arise, where all three roommates agreed to, and the new roommate agreed to transfer and the community had us running around in circles until it was to late and all was unhappy. Students run this facility and issues seem to never ever be resolved. Every time I ask to speak to someone who will 1) be clear and not make things up 2) Not switch up stories, that never happens they never allow me to speak to an actually manger! This shows that this community does not put residents first and only care about their checks! Please keep looking! I am literally counting the days until my lease is up.

I have really mixed feeling about Torchlight. There are some great things for sure but also some things that are huge detractors. The highlights, the apartments are very spacious and having a private bathroom is great.the staff is very kind and they try very hard to be helpful, but it seems that a lot of times they just don’t have the answers.Maintenance is an interesting thing here. If you submit a request through their online portal it honestly takes forever for a reply, but if you call in they send someone almost immediately. There are definitely a lot of parties and my neighbor seems to think it’s okay to blast music at 2am, and he’s not the only one. Pretty much Thursday through Saturday there is always at least one party, and more often than not multiple ones that run late into the night and are definitely on the louder side. The security isn’t bad, but it definitely isn’t what I would expect it to be. They just installed a call box as opposed to having an actual guard like we used to (probably due to money concerns), and I’ve noticed there’s been people panhandling at the gate and over the holidays my car as well as other people’s cars were broken into. Mine was broken into twice in one week. I made the office aware of this, but there didn’t seem to be any action made to prevent it from happening again in the future. Also, beware of the “utility package”. You will most likely go over your $50 cap. Every. Single. Month. My roommates and I have resorted to no ac and almost no lights and that is pretty much the only thing that keeps us below the cap.Overall, I have lived here for two years and enjoyed it mostly because of my wonderful roommates. The complex is nice, but it’s not anything too special. I’ve enjoyed my time here, but it’s definitely time for me to find a new place.

If you can avoid it, don’t live here. To begin with, I requested a downstairs bedroom back in December 2017 before I moved in August 2018 because I had a dog. You would think that was enough time and put me high priority. Instead they put me upstairs and said it’s because they wanted to keep me right next to my roommate (which made no sense) but freshmen were getting downstairs bedrooms (which showed they had the availability given they wouldn’t of even known they were coming to Tally until the following year). When we moved in, it was flea infested apartment. My dog was on the strongest preventative and never had a flea problem before until we got there and i saw them crawling over her. That’s how many there were that not even the preventative was keeping them off of her, just stopping them from biting her. My roommate even found a tick on our kitchen table. Their solution was to move us to a different apartment way in the back (no natural light, hello high utilities) after we already unpacked everything. This I did appreciate, but still aggravated they couldn’t take the time to do a thorough cleaning of the apartment. They advertise a gated community, but the gates were hardly working. They were trying to force us to pay double may rent when we were subleasing after graduation. Basically, my roommate was planning on leaving around May 3rd and they were expecting her and her subleaser to both pay May rent, which I think is extremely illegal. We already paid the $200 subletting fee and the unit is a single cost and split up into 12 months, so they were trying to make an extra month. The WiFi was horrible and cheap and the manager was hardly in the office and it was always difficult to reach her. I really hope they change their ways. They forgot to charge me part of the exorbitant pet fee (not only do you pay $300 in the beginning, but also $25 every month) in the beginning and I would go in every month asking how much I owed and they never caught it until I was on vacation out of the country and they moved it over to my main account without me knowing and I began accumulating late fees every day that totaled over $200. Luckily after a while of trying to get hold of the manager, they waived it, which I was appreciative for, but this shouldn’t of happened in the first place if they were more organized. This place is only after trying to get as much money as they can and frankly, it’s not worth it.

I dont even know where to begin... Dont live here... Im going on my 2nd year in this place and WOW regret it. They increased rent with nothing to be improved. When I first moved in my room was disgusting had to deep clean EVERYTHING. When told the front that the hand rails on the staircase were dirty, they painted over. HA what a joke. The utilities company they partnered with SCAMS people out of money. Somehow my utilities rent has gone up every month with ONLY 2 people out of 4 living there and all four roommates are still paying rent they moved out for just the summer. CANT WAIT TO LEAVE THIS PLACE

I have lived at U-Club for 3 years, so obviously its been good enough for me to stay here this long. Every apartment complex has its issues and U-Club has definitely had their share. Security is kind of a joke, but honestly, I havent had an issue in the three years Ive lived here and I have always felt safe. Its a lot different than it was when I first moved in, but its still a good apartment complex. Never had an issue with management, Diana was very helpful with a utility issue we had recently.

A great place to live after leaving college dorms. Staff at the front office were always helpful and professional. I get along great with all my roommates and they just installed modems in all the apartments so the WiFi is way quicker now. I would definitely recommend this place to anyone looking for somewhere to live.

I am ending my second year as a resident, and have considered not renewing my lease at Torchlight. The staff at is very delightful, and always greet my when I see them in and outside of the leasing office. However, the site manager is seeming unreachable. Nonetheless, these are the issues I have faced while at torchlight:- Upon move in we were promised a TV for filling the unit; and when we approached the office about this they told us that our unit Shouldve had a TV, and we were basically left with tough luck someone must have stolen it. We were confused because this was one of the main reasons we decided to sign at torchlight; so we asked to speak with the site manager, but they were unavailable.- I also experienced a change of garbage policy since I moved here and over the summer each member of my unit was fined 20 dollars for having taken out the garbage the exact same way we had done so for the last 8 months. I called the office, and spoke to some who said that there had never been a policy change for garbage, but he only just started working there a week before; when I asked to speak with the site manager, they were unavailable.- The latest of issues that I have had at torchlight was just last Sunday. My girlfriend and I had gone late night grocery shopping to prepare for the week. Upon arrival to the complex she parked her car on a curb nearest to my apartment with the hazard lights on because there was no visitors parking available. As we finished unloading the car she came inside to use the restroom before she went home, and upon returning outside her car had been towed. I understand the importance of towing, but to have your car towed while unloading, WITH the hazard lights on is ridiculous. We spoke to an officer about the situation, and she informed us that we should get the photo from the towing company so that we could speak with the site manager about possibly getting a refund. After having a conversation with the towing company told us that they could give us a photo, but they wont, and if we wanted it we would need to get a court ordered stipend. With my past experiences, I am sure the leasing office wont be of any more help.Along with the many more bad experiences I have had at Torchlight I have also had good experiences. The office definitely makes sure that their residence are well fed, and constantly host events to inspire a better community.

I recommend living here if you want to be cute but don’t want to pay the $700 to live at the woodlands, I recommend moving in if you love fighting over the two treadmills in the gym and if you feel like taking a dip in the lovely pool that’s green half of the year, if you’re facey but broke then this is probably the place for you, every time there’s reports of break ins they fixed our lovely gates in the front, only for them to break the next day, let’s not mention the homeless coalition that’s less than a mile away, don’t get me started on the dusty doornobs on god.🤗

Currently wasting my own data to write this since our unit, actually the entire complex, has been out of WiFi for days. This is actually the worst place I’ve stayed at for many reasons. Since the first day our house was falling apart. Plumbing issues, disgusting carpet, paint on the floor, torn up couches, an old mattress and a rusty refrigerator are just some of the issues we’ve encountered here. Our favorite issue though is the constant flooding of our unit when it rains. Maintenance is very nice and they try to keep this wreck of a place together and are the only reason I gave one star. Overall, the complex is so cheap it’s actually a waste of money to not invest in a better apartment. The volleyball net has been down the entire year and the gym is out of air so there’s no amenities. I was gonna let all these things go, but the lack of internet connection ON FINALS WEEK!!?! And the lack of care towards it from management was definitely the tipping point. Incredibly disappointed.

Absolutely horrible living experience. Management didnt solve problems with roommates when asked to interfere, despite the fact roommates were in clear violations of leases. Hit with HORRIBLE damages charges for stupid things that didnt need to be replaced. AC was out at least every other month and was never permanently fixed until about two weeks before we all moved out. Despite the utility inclusion of $50 a month, we had an overage literally EVERY month because of AC problems and poor seals on our front and back doors that made the apartment hotter and the AC work harder. There were multiple management and staffing changes that werent communicated with residents, so it felt like you were talking to someone new every time who didnt understand what the previous person did. When the old bookkeeper left, I requested paperwork on file for a new apartment and the staff couldnt find the original documents. I was charged damages for an emotional support animal that I had on file with PROPER documentation, and not faked forms from an online source. Roommate matching also sucks. I was matched with mine because I was a single, and one person in a group of three was from my hometown. We had nothing else in common, and they did things I said I didnt want on my form the first day they moved in. Also, you know its a place no one wants to live when they cant fill spaces. My old roommate resigned and moved to the apartment next door with another girl-- its only the two of them in a four bedroom place because they couldnt fill the other two bedrooms. Immediate move in? Because people dont want to live there and they have way too much space open. Find somewhere better with better quality apartments for a much cheaper price. Feel free to message me with suggestions too lol. Location can be replicated in MULTIPLE apartments around the area for similar if not BETTER quality. Just save yourself the trouble. Good luck to all the people just moving in, too.

My son signed a lease in January and in 1 letters at the top of the application wrote ALLERGIC TO CATS, his roommate has had illegal cats in the unit since January causing my son to have allergic reactions daily for months(rashes, swollen eyes, etc). He has been crashing at friends places for months to avoid them. The office refuses to move him into a new unit unless he pays $250.00 fee. He even renewed for next year and has to stay in the same unit.Office staff say the cats are illegal and should be gone in a few days but the cat hair is in the apartment, the carpet, the washer, the cats go in his room anytime he leaves the door open.Because no one claims the cats or the damaged they have done we are getting hit with a illegal animal fee.UPDATE 10 DAYS LATER 6/18/18: Animals still living in unit and apartment manager has not come back to inspect. A transfer request was several months ago as son was having friends move to Torchlight in fall from another community and wanted to all live together, after seeing the disaster apartment they have decided not to move to Torchlight at all. Last week ~6/8 my son filled out a transfer request due to a snake & 4 animals in unit. All my son is asking for is to be moved to a pet-free unit until the situation is remedied - he doesnt care who with. TODAY SERVED WITH EVICTION NOTICE FOR UNPAID PET FEES!

Where do I even start? DO NOT RENT HERE!I lived in these Townhomes for three years and each year the leasing office declined in customer service. There was an increase in rent but not an increase in customer service or renovation in the townhomes. The unit I was staying in had a damp feel in the townhomes when the AC was not running consistently. They do not do anything on the property to make it look appealing. They have a wash/vacuum station for your cars but it never worked. The townhomes need to be power washed and .....grass? Is there even any, no. So the fact that they had the nerve to increase rent was a literal joke. The computer lab is an absolute joke. The printer doesnt work and its not appealing to study in there. When I decided to move out because I was over living there the property manager sent me an email saying I owed an outstanding balance for repairs. The sofa was cheap and fake when I moved in so since the material didnt hold up you want me to pay to replace it? I took care of my unit and the furniture that was provided so the fact that I am being charged to pay for something I barely used and maintained is a slap in the face.DO NOT LIVE HERE! Save your money and rent with a property that genuinely cares about their occupants. I do not think the amount of money I paid in rent matched to the performance of the property.

I love this apartment complex. Its very quiet and relaxing and the price is very affordable. The utility bill is never high and sometimes you never have one. The people in the office are very nice and the maintenance staff are very fast at responding to your orders. You dont hear about no break ins and if something does happen, they inform all tenants about it. I recommend people come and sign here.

Ive lived here for 2 years and its definitely not the worst place in Tally. Since the new company acquired it maintenance fixes things promptly and the staff tries really hard to make sure any issues (payment or otherwise) are handled. Theyve also been making effort to put on events in the leasing office/pool! Maybe my unit got lucky, but ours was pretty clean when we moved in and we havent had any issues with the exception of the dryer, which got replaced with a brand new one. Honestly... 7/10 would recommend!

Stay away! I had a leak in the ceiling when I first moved in. There was mold in every bathroom, and they tried to paint over dirt in the tubs. I also had spray paint on my carpet when I moved in. They dont let you get out of your lease, even if youve graduated.. Ive had a money order go missing (luckily it was found after I called and complained). I couldnt wait to get out of my lease. Oh, and when you move out, they will charge you for EVERYTHING regardless of how much you clean. They charged my roommate for replacing two corners of the couch that was scratched when we moved in and we barely sat on it. Remember I said I had paint on my carpet when I moved in? Well they charged my $270 to replace it on top of other fees not mentioned in the lease. Its like pulling teeth when trying to talk to staff about your issues. Also, there will always be an overage on your utilities, even in the winter when you turn your unit off. Its all a rip off

From my personal experience, this wasnt my favorite place to stay. It had its good parts, but the bad over powered it. Within living here for two years. My apartment has flooded three times. All from the same spot from the ceiling onto the first floor. Once or twice is totally understandable, but three? The gym has two treadmills, one of them has been broken now for at least 6 months. Pool and amenities were good and as far as living space and appliances it was the same, good. I personally think this is an inconsistent place to live. If youre considering it, just know your place my flood
