Hi I just wanted to say that Thomas the maintenance manager, Jeff & the rest of the staff here at AVA Ballard go above and beyond to make residents comfortable in there new home.Jeff has helped me tremendously with my 16yr Old Senior dog and accommodating us when we had to move into another Apt.Thomas made sure our new Apt was in top too shape, and even surprised me with a new washer machine.I highly recommend living here, besides being close to everything, all the staff are amazing!
AVA Ballard went up 8-9 years ago when I was living in Ballard over by Salmon Bay School. It was the first sign that high density residential would begin spreading to the area east of 15th Ave NW. Unlike many of the apartment buildings in Ballard at the time, it had a fun interesting design and funky colors. I loved watching it be built and I wanted to live there.Flash-forward to 2021 and now I live here, and I absolutely love it. Theres a strong sense of community, here. Everyone I encounter seems to have decided to meet one another exactly where they are at. In my other apartments, there was little to no sense of community. Theyve always seemed to feel cold and unwelcoming. Totally unlike AVA Ballard. Its so refreshing to have found the feeling of home, not only inside our beautiful apartment with a view of Crown Hill, Phinney Ridge, Mount Rainier, Queen Anne Hill, and Mount Rainier just past the tops of downtown Seattle Sky Scrapers...but amongst the residents I share this space with.The grounds have always been kept impeccably (even when it appeared that only a couple people were on staff during early COVID times), different food trucks everyone loves show-up to the front door (sometimes weekly), a gorgeously appointed (yet accessible) rooftop for watching the sunrise and sunset in solitude or with someone I love. The list goes on and on with regards to what I love about living at AVA Ballard. Oh! I forgot the doggies! So many lovely furry friends to see...and even they are treated like VIPs.This is all facilitated and made possible by the team at AVA Ballard, especially Jeff. On weekends, when hes clearly not working, Ive caught him cleaning up messes left by someone in hallways or in the elevator. When the elevator stopped working without manual override, Jeff came in on the weekend to operate them for folks travelling between floors. In addition, he seemingly knows every single person that lives in the building and greets us all by name and with a genuine smile. I will tell you what...if I had felt compelled to clean up a lazy dog owners dog urine on my day off....my smile would feel like anything but genuine.Its palpable that Jeff lives and breathes his mission to make AVA Ballard feel like home to everyone he encounters. He loves what he gets to do, and we all benefit from that passion and drive.Cheers to the team at AVA Ballard!
So my wife and I bought a house and as fun as that is, I actually miss living at Ava Ballard. That alone should give you a hint at how great this apartment complex is! I never lived at a corporate apartment complex with staff that was so friendly and helpful. Jeff and the whole team are awesome. The location is amazing, so close to so many fun things to do but just on the end right before the neighborhood turns in to houses, so you get a really nice blend of convenience and quiet streets to walk on.
The community here is incredible. The staff are the friendliest and most attentive people youll meet, and they are always ready to greet you and do their best to make you feel part of the community. Definitely makes it a safe bet that youll enjoy living here!I think thats what sold me on this apt complex -- 10/10 experience and highly recommend it given the ideal location.
I love the team here at Ava Ballard! Jeffrey has been so helpful with everything. We choose Ava because we were looking for a short term lease - 3 months and almost nowhere else was offering this. It was a bit hard to find, but you can actually see the prices of different lease terms are their website. Thomas, head of maintenance is super friendly and went out of his way to make sure we had what we needed the day that we moved in. When a drawer was sliding out, he came to fix it right away. We also love the air conditioned gym and the package lockers, and they just got umbrellas for the large rooftop. Super conveniently located, a block from the d-line with Ballard market and Safeway right across the street. Lots of pet owners, if you have a dog, you will definitely make lots of other furry friends!
Just want to give a shout out to Thomas at Ava Ballard. We asked for some touch up paint and my husband mentioned that our bathroom sink was draining slow and that I was going to put in a work order and 5 minutes later, he was knocking on the door with the paint and tools he needed to fix the sink with a friendly smile. Everyone at Ava does a great job but this time, we want to especially highlight how much we appreciate Thomas, his friendly and positive approach and his hard work!
The staff at AVA Ballard make living here so great!Thomas, our maintenance manager, is so attentive and communicative. I often see him staying late to make sure our community is well taken care of and all of my service requests are always completed quickly. Sometimes, he’ll notice small things that need attention that aren’t in my request, and he’ll address those as well.Jeff, our community manager, is equally great! He’s quick to respond to questions on our community Facebook group and via email, and he schedules food trucks to come to our apartment almost every week. A few weeks ago, our key fob system malfunctioned, so the front doors could not be unlocked. Jeff stayed in the lobby on his day off to let tenants into the building until the issue was resolved a few hours later.Thank you to Jeff, Thomas, and the rest of the AVA Ballard staff for always taking care of us.
In a challenging employment environment, down a crew member, our AVA crew here is doing a great job keeping our building clean and tidy. Thomas is here early and still here when I return home from work in the evening. New AVA crew member Julian has jumped right in to help keep our community running smoothly. Recently moved here and it is very clean and well kept. The staff are all very friendly and helpful. Thomas who works in the building has been a great help to me moving in and helped me answer some questions! And the Manager Jeff was really responsive and helpful with the paperwork moving in.
I’ve been living here since August 2019 and I love how safe and clean the building is plus maintenance staff is very responsive. The leasing office staff are really friendly and they helped me a lot when dealing with noisy neighbors. I recommend this building since the prices are reasonable for the size of the unit. If you’re sensitive to noise though avoid units that face Ballard market. Leasing staff also have done cool events like food trucks coming to the building too 😊
The maintanence team is excellent. They always goes above and beyond and are always so friendly when we see them around the building. They addressed our service request promptly. Thanks Thomas and team!
I have been living in this community for over six months now. This place is a wonderful place to live. The dog station on the roof is always clean compared to other buildings that regularly smell bad. Thomas, Joel, and Reed are experts in solving problems, reliable, and respond to issues immediately even when it is not within their responsibilities. Jeff and Justines attentiveness, care, and welcoming character have made us into a huge family. The entire crews above and beyond attitude makes living here an enjoyable experience, and I highly recommend it.
I just want to give a shoutout to everyone who works at AVA Ballard. I’ve lived here for two years and the current staff are absolutely exceptional. Back in November, my husband and I were having issues with a loud neighbor and it was incredibly stressful. Jeff, who had just started working here, worked with us to resolve our issue and got us into a new apartment in the building. Things have been great in our new apartment and we are so appreciative.More recently, I’ve had two silly maintenance issues that were entirely of my own doing, and both Thomas and Reid went above and beyond to help me out. Thomas and Reid, as well as everyone at AVA Ballard, work hard to make this a great place to live and I hope they know that they are appreciated!

We moved in March 2020 so we have not been able to fully appreciate all the wonderful amenities in this building but the staff has been fantastic during a really difficult situation. They have been prompt to open stuff back up as soon as it was both safe and allowed by state law which has really helped during this stressful period.We look forward to really enjoying all this great community has to offer but its important that Jeff, Thomas, Joel, Michael and Justine get the credit they deserve for making this feel like home during a very wacky time.
I lived here for two and a half years. Great location and great neighborhood. The folks working here, from Jeff and Justine in the front office to the whole maintenance crew, are fantastic, friendly, and attentive. Would have stayed if we didn’t move out of town.

I previously had a poor experience here, however we have a new community manager Jeff and the past six months things have much improved.We chose this location because it’s close to shopping areas, including Ballard Market which is right next door and not far from great restaurants. The apartments are nice, and I rarely hear any of my neighbors. I would recommend.
Best apartment tour Ive ever taken!. They were able to take me on a short notice for a tour. I felt no pressure what so ever. Staff was very friendly and informative.

This place has been an absolute pleasure to live in ever since Jeffrey took over as community manager. From the office staff, to maintenance, top to bottom, this place is now a wonderful community to live in.
Started looking at apartments to get a feeling of size and price before my lease is out this coming Spring.Jeffrey took me on a great tour of the building, rooftop, and amenities.Had a great tour of a few apartments and I love the sizes and floor plans. One of the greatest bonuses, to me, are the large balconies.Jeffrey really knows his stuff and was very well acquainted with not only this property but other AVA properties hes worked/lived in. He gave me a lot to think about and come this Spring I will most def be calling Jeffrey or an other AVA property.Another thing I really liked was the whimsical décor. I had to take this photo because it just made me smile at the creativity of the place.HJB2

The new management, cleaning crew, maintenance crew, and security team are all superb, but THOMAS GRAHAM has really gone above and beyond for me! If I dont buy a house in the next few months, I will be renewing my lease because of the spectacular service I get from him. He is such a gem to the community.
I wanted to provide a review for our Community Supervisor at AVA Ballard. I have lived here at AVA Ballard for 6 years, and I have seen a variety of Community Supervisors come and go. But Andrea stands out. Ever since she came to our community, I have noticed a big change. Prior to her arrival, there were a variety of issues that were not being addressed. Since her arrival, they have all been resolved and she attends to details with a professional and friendly manner. My hope is that she will stay here for quite a while!Gina Finley is our Community Consultant and I wanted to include a review for her as well. I am impressed by Ginas outgoing attitude. She is always friendly and helpful, and managed the whole building easily while others are away. She has a winning personality, and I am very happy with her as our community consultant! As I mentioned above, I have been here at AVA Ballard for 6 years, so I have many Community Consultants to compare her to and she definitely stands out!
I had such a great experience with Gina since she started working at AVA Ballard. She is always helpful and is able to answer all my questions. I recently moved out and she made the process so easy. If you ever need help, make sure to contact Gina. She is the best!

I have lived at AVA Ballard for over two years now. Overall, my experience has been positive. The biggest issue I have witnessed is the extremely high turnover rate among the staff here. This has been especially noticeable throughout 2019. However, I would like to mention some specific staff members who have gone above and beyond to make the resident living experience here feel valued and appreciated.Norma and Shepherd are great maintenance staff members. They are efficient and address any necessary issues very quickly. I always see them working hard, helping to keep the community up and running.I would also like to give a shout out to Gina. Since working here, she has become the face of AVA Ballard. She always has a positive attitude, does everything she can to accommodate residents, and is a very dedicated and caring individual. She is always available to extend herself to the residents, and keeps us in touch with regular updates about the community and special events. I see how hard she works everyday, and it is very appreciated not only by myself, but by several of the other residents. I hope the hard work and effort she provides for the company is acknowledged! Thank you to the AVA team who works hard to maintain the standards all apartments buildings should live up to.
Been living here for about a year and very happy with the community. What drove me to finally create a review here is that Thomas, the Maintenance Manager, was so friggin’ helpful and exemplified the whole proactive vibe of the staff at AVA. It was the end of his shift and I presume he was heading out when he noticed I was trying to move a big bookcase solo. I told him all I needed was a cart and not to worry about me. When I was heading back from fetching it at the office, he intercepted me at the elevator with “It’s done!” He had moved it for me.I appreciate that Russ and Andrea are plugged into the resident community via the resident Facebook group and highly responsive to any issues raised. I’m so excited that the office is bubbling up an idea to HQ about a rooftop community garden that was raised on the page.Docked a star because the amenities that we pay for (gym and lounge) are closed due to COVID. Additionally, something to know is that choose your apartment wisely if you want quiet ambiance. A courtyard apartment is probably your best bet! However, they do have a 30-day guarantee if you do not like your initial apartment, which I have enacted without a hitch.
Really appreciate the resident events put on by the staff! They had great barbecue during the summer and recently hosted a networking event on the rooftop where I got to meet some great new neighbors! Gina is awesome! Very friendly and always helpful!
Ive been a resident for about two years now. Ive enjoyed every interaction with staff, and recently had a positive experience with our maintenance manager, Thomas. I began leasing one of the storage lockers available on-site, and unfortunately someone had really forced the slinging door mechanism. Thomas came to the rescue and un-froze it with a lot of ingenuity and a lot of elbow grease. Throughout, he believed the problem, solved the problem, and did it in a friendly way. Thats what Ive come to expect in the complex!
I previously gave a two star review because of it taking two months to get my deposit back and I thought they had messed up on on my check but after speaking with Andrea, I now understand that the check was correct, it has to come back in both applicants names, not just the one who signed the money order. That was my mistake. As for it taking so long, I dont fault the location or staff, just a mix up at corporate I guess. The staff here was very friendly and knowledgeable. The apartments were really nice too.
When I tell you this place is magical...I’M NOT LYING!! From the costumer service to the apartment itself. Gina, who showed the apartments to me, was amazing! She answered all my questions and concerns right away. When I tell you, Gina goes into DETAIL about everything and make it so easy and fun. I couldn’t ask for a better place person! She really helped me out and even took the time to show me everything I wanted. The apartment....BEST I EVER SEEN. I’ve been to so many apartments, and when I tell you, it’s everything and more!!! Walking distance from everything you need and want. From Safeway, Trader Joe’s, Walgreens, to even Ballard Market!! Minutes from downtown and all the food places!!! When I tell you, it’s the place to be, it’s really is!! GINA, YOU ARE THE BEST, DEFINITELY, WILL COME BACK TO JUST SEE YOU!!
I had a great experience at AVA Ballard. In the 3 years I spent living here, the staff has been helpful all around. From the maintenance team doing repairs and replacements within a day or so and the management making me feel welcome to the neighborhood. The location is perfect access to all venues on Market. The management also offers frequent social events to make your time here feel more like a community instead of just a home. Gina has been my favorite member of the staff since she goes above and beyond to engage with residents and make sure every concern is addressed. She runs great events and is always willing to accept feedback as well to help this community improve.
I have been at AVA for close to a year and I have to say I really like this building and my apartment. The unit has the most efficient layout Ive seen, with TONS of storage and very nice finishes. I love having hard floors and a huge hallway of a closet. Management has been great the whole time I have lived here, always on top of things.Now, why not 5 stars? Well, summer was absolutely horrendous in my unit. I have a north facing unit overlooking the Ballard market loading dock (more on that later), and the windows open some but dont let any breeze in, and are not good for portable AC units. So yeah, summers in Seattle are disgusting with no AC. Now, facing Ballard market got very noisy, apparently semi trucks like idling for a long time at 3am. Anyway, these gripes are out of managements control, but it could be useful information.I really like the building and feel safe there, but that heat is making me reconsider Seattle altogether

I want to say thank you to all the maintenance team at Ava and in particular highlight Brandon. I appreciate the hard work to keep the community clean and repaired. Brandon helped me with the last two service requests and each time he was able to respond the same day to resolve the issue. He is professional, friendly and efficent - thank you again Brandon!
The gym is great, staff are super friendly and helpful, and the space (especially closet space) is great in the Ava units. This place had everything we were looking for (rooftop, courtyard, reasonably priced parking, security, etc.) and we are very happy so far.
We just had Habib here fixed everything! He was very friendly and patient about all our problems. Other people from the maintenance team came here before were also awesome! Never got the chance to learn their names. You are all heroes!
Management does not communicate serious safety issues to the entire building. Many of the residents have expressed their concerns and Im hopeful that they will make improvements.They have a new property manager (Andre) who has taken steps to try and address the concerns that residents have. However, I still believe it is valuable for me to outline the concerns Ive had while living here.If you are looking for somewhere to live in a great Ballard location, and you are comfortable looking out for your own safety - this would be fine. However, if you have a family - I wouldnt recommend this building.A couple of other notes just about location:If you are facing the Ballard Market, you will hear their morning deliveries every morning except Sunday. It feels like it starts at midnight and lasts until 4am. The location really is good, you can walk to many restaurants and the bus stop is right across the street.Serious non-communication issues including:One of three main exits being locked from the inside from Sunday - Tuesday. No notification or note on the door.Storage room lock was broken and someone was stuck in there for 30 minutes, no community wide notification on this either.Someone broke in and set off the bathroom fire alarm in the chill lounge. We had to learn this information second hand as we were not informed.The gate to the courtyard has been broken and not locking on and off but no one is ever informed. Then they cut off the handle part of the outer door, insisted it was working as intended to keep unwanted people out but then sent a single email out saying a new handle had been ordered. (15 days later and it still hasnt been installed). *Correction, this is now fixed, see photo of previous handle*Just bad management issues include:Insisting everyone keep their doors shut during the summer heat (no a/c in units). After receiving push-back they sent a rude email with rules, each that ended in If you [break rule] we will shut your door.They stopped receiving packages for tenants and then got upset when people were frustrated. They asked for Constructive Feedback and then turned off the comments for the Facebook thread.The free coffee perk is great, except that they are out of cups or creamer so often it felt like Id never have the opportunity to enjoy it.Poop trash cans outside are sometimes left overflowing for days.They frequently want to mention what is in the lease to back up their unpopular choices. Ill highlight some other items in the lease that they havent started enforcing yet, so you can be ready!Community Policies which may later be enforced:1. Air Conditioning units are strictly prohibited in any window area of your apartment home2. If your apartment home has hard surface flooring, you agree that you will cover at least 70% of the open floor space in your apartment home (excluding the kitchen) with rugs or suitable floor coverings to protect the floors and limit noise for your neighbors
Ava is in great spot, on the edge of downtown Ballard and really walkable. The price is good for the fit and finish of the apartments and the staff is really friendly and helpful. No complaints so far.
We could not be any happier with the move process at AVA Ballard. The grounds are well-kept trendy and hip as well as clean. Michael at the leasing office went way beyond and above to make sure we got our ideal apartment and settled and just nicely I cannot say enough how much we appreciate his helpfulness and all around attitude. I have always had great experiences with Ava Ballards wonderful maintenance team! Amir came today to fix my shower head and sink (even when i completely forgot about the sink until he got up here). They always take their time to get things done right and are quick! Thanks guys for all your help I really appreciate it!
I have lived in and chatted with multiple AvalonBay communities on both east and west coast. This community is definitely the worst. Staffs are rude and discriminative. They did multiple illegal things to their residents, which were against federal Fair Housing Act.
Loved our apartments here and the staff was fantastic. Michael and Tesla were so easy to deal with and truly care about making it a great place to live. Maintenance staff was fast and efficient and so friendly. Location is great with close by shopping. Highly recommended!!!!

Since I was asked to give my feedback, I want you to pay attention to mine and all others bad reviews. This is the worst building I have ever lived (I have 3 experiences from different buildings) and I am saying that mostly because I can hear everything from neighbors upstairs (poor sound insulation), plus the problems with maintenance, such not cleaning common areas and missing packages for days. Being at home, I need to hear footsteps all day long, people flushing toilets, neighbors TV sound and people moving furniture around. I cant sleep really well and that is taking my sanity. How is it possible to leave in an apt that you need to buy a white noise machine to have some sleep and a noise cancelling headphones to simple read a book?The new management team is always up to help and friendly, but any action was taken to really changes my situation 100%. Just to illustrate, after months sending emails complaining, I went to the leasing office to have a serious conversation with them (they dont answer emails), so after that they told me that I need to call a security patrol number to file complaints (just after 10pm) and then they would have proof to take some action. Unbelievable!! I was for months complaining and they did not let me know about it. They didnt even tell me if they have contacted the neighbor and oriented them to be more respectful (I knocked their door at least 3 times by myself and they didnt open) or to cover their floor (they ask you to cover 70% of your floor). Every time that we need something from the management, they make us feel that they are doing a favor. Why do we have a management team if they cant solve problems?I am here less than a year and I regret every single day. I have cried many times, because I moved here in a rush from other state, and now I feel like my hands are tied. I cant expend money and time breaking the contract. I am deeply frustrated!The apt appliances are good and the location is great, however my experience here is being a terror. Tired of hearing we are sorry, send me an email, we are going to help you, we need to follow a process and we can find you a top floor apt. I want a solution not promises. As I said before to them, it is me not sleeping well every day. Having at least a little bit of compassion, would make things better. Corporate knows about the problems in this building, but seems to me that they are not interested to hire more people or change things here. Sad!! I hope they dont delete this comment too.
Ive lived here for a year now, and am really struggling with the building management. I reluctantly re-signed my lease, only because I did not have enough time / energy to move after a year (otherwise I absolutely would have).This review is pretty exclusive to the building management. Theres been a big decline in the staff over the last ~6 months. Heres some things Im dealing with, that you probably dont want to either:(1) Ive reached out to management multiple times via email and have not gotten responses.(2) My service requests have been cancelled when they havent been completed.(3) The service team has reached out to me to schedule fixes that are for other peoples apartments.(4) The grounds arent nearly as clean as they were a year ago. The floors, carpets, and windows were cleaned much more regularly, the roof was often power washed. Theres dog and bird poop all over the rooftop area. The shared areas, like the garbage rooms are disgusting right now.(5) We used to receive fairly regular community notifications on events and updates, and now there are none.Also piece of advice: if you have to move here, dont live on the 56th side of the building. Its VERY loud. The delivery trucks at the market, combined with the garbage pick up, creates some very early and loud mornings.After reviving some of this feedback, the building staff not only has yet to action any of my feedback, but they managed to increase my rent. I have lived in Ava for a year and love everything about it! Being a Seattle transplant, it was important to me to have a fun, clean, safe home environment. Michael M., showed me this building with full confidence that it would fit all of my needs. He is the kind of leasing professional that truly cares about you more than getting a lease signed. Anyone thats a transplant knows its really hard to tour buildings and be honest about your concerns, while also making a decision really quickly due to leases being so competitive. Michael was able to help meet all of my needs while showing me why he truly believed Ava was the best fit. Once you meet him, all other tours will be considerably less fun. Growing up in the midwest, it was important to me to have some space and feel like I live in a neighborhood, while also being able to get downtown for work. Ballard is the perfect place for that. A year later, I still love it at Ava. I never hear people above or below me, my neighbors are friendly, amenities are always clean, and maintenance is great. If fitness is important to you, the fitness center is literally the nicest facility Ive ever seen. Michael has continued to go above and beyond all expectations to make sure his residents are happy. He knows everyone by name and takes time to get to know what residents want in their building. Aside from amazing service, Ava is right in the heart of Ballard and a short walk to a ton of bars/restaurants. Thank you Michael for continuing to put the resident first and going above and beyond!!

Great location; easy commute to downtown and the Univ of Washington and Medical Center and many more places. You dont need a car if you live here: plenty of places to shop, eat, work, and play. Great people on the maintenance team and working in the office. Quick responses to service requests. Cool building; neat apartment layouts and super pet/dog friendly and nice neighbors. I wish I moved here first. Good value.
Im brand new to AVA Ballard, and I couldnt be happier with how everything has gone so far. Signing on the apartment went unbelievably smoothly (and was actually super fun ? !!) with Michael. My move-in day was the easiest Ive had in my life - everything was set for me when I arrived, the apartment was spotless, and they make moving everything as easy as they possibly can.As the apartment and community go, I have yet to hear a single sound from the rest of the building while in my unit, Im pleasantly surprised by the atmosphere & ease of the community spaces, and Ive only met friendly people.If youre looking for a modern, inclusive, & chill spot in Ballard, AVA is definitely recommended. AVA Ballard is a great community. Close enough to the rest of Seattle to get out of Ballard pretty well, D line across the street. Leasing staff and maintenance staff do a great job of making you feel like part of a community.

The absolute worst experience I have ever had at any apartment I have ever lived. These people should be ashamed about the way they run their business. They blatantly attempt to steal from you. Dont even try and hide it very well. If you call them on their lies they switch their story and continue to steal from you. Dont rent at AVA in fact dont rent from any apartment run by this company. Shady!!!!
Ava Ballard is fantastic. The attention to detail from the staff is really great - I really love how genuinely friendly everyone is. Within a week, most of the staff knew my name by heart, as an example. I specifically wanted to call out Kenique, John, Tesla and Michael. They really make it feel like a community - that Im actually welcome here when it could just be another run of the mill apartment building. Would recommend to anyone!
Very chic and modern design. Top amenities that include a really nice gym, rooftop terrace with an amazing view, and gated carpark. Friendly staffs always helpful. Even though most of the residents here are around my age it does not feel noisy when some peace is required. Very close to supermarkets, drug stores and great restaurants. Also very close to major bus lines so access to downtown and other neighborhoods is easy. Dont have to worry about things breaking as repair orders are fulfilled almost immediately. My only complaint would be sometimes people forget about cleaning after their pets.
My stay at Ava Ballard was very pleasant. I stayed there for three years. The staff is wonderful. Michael, Tes and Kenique are a great team. Ever responsive, they made me feel right at home. I have seen Michael putting in long hours helping residents move in. With respect to the maintenance requests, these are promptly handled with great care. Am impressed by their professionalism mixed with their personal touch. It is a joy to come across such folks! Many thanks!
Unlike the emotionally challenged reviewer, Ava Ballard has been a great experience. Once you get past inner paranoia and petty first-world problems that happen outside of anyones control, the people here are really invested in their little community. A great choice for the Ballard area.

There was a management change in late 2017 and ever since, its gone downhill.Management doesnt care about you once you move in and are stuck. Theyre more interested in potential customers than actual current customers. They spend more time making up excuses about why they cant actually provide good customer service when they could be providing good customer service in the first place.Highlights include:Taking over a week to replace a malfunctioning washer (this happened twice)Window being broken and stuck open, at risk of falling from the 4th floor onto the public sidewalk below. This was deemed not an emergency and I was left with an open window in the dead of winter for three days until I got assistance getting it closed. The window was still not properly repaired months later.Decided to stop accepting packages and revoked the delivery companies access during the height of Christmas delivery season. Told us to get packages delivered to Walgreens down the street.Head of Maintenance getting in my face yelling at me and following me up the elevator for asking when the sixth floor fire alarm testing would be done.Some of the maintenance staff are great, but hamstrung by leadership and the managements complete and total lack of concern for customers.UPDATE 1: Theyve now stopped signing for packages and given everyone access to the package room instead. I cant tell if theyre being lazy or trying to save a buck or both.There are plenty of other similar apartment buildings in the area and Id encourage anyone reading this to look at those instead.
This complex is almost perfectly located. There are two 24 hour grocery stores right across the street and it is easy to get downtown using the 15 or D bus. The apartment complex has a lot of commodities that are always kept up to standard. The price is a little high but if you factor in the location and neighborhood its worth it.
The maintenance staff is very responsive--in particular, Amer, Sheppard and Norma. I appreciate the kind individuals that make it more enjoyable to reside in this space.
Michael, Tes, Matt, and Kenique make living here great! Many common areas to relax, walking distance to nearly everywhere, and great modern apartments! The one and only service request we ever needed was immediately taken care of, and you can tell by the cleanliness of the common areas theres a lot of pride at Ballard!
It’s not for me. Maybe it’s for you.I lived here for over a year, just moved out recently. I’ve rented from Avalon Communities for 4 years total, and I’ve decided to stop renting from the company. Every time Ive rented from AvalonBay I end up wanting to leave after about 3 months into the lease. AVA Ballard’s leasing agents will be more than helpful to get you into your apartment and hand-over-foot to help you move in. They let you paint your walls and decorate, they even looked into installing a forced-air heater in our apartments since we were worried about the baseboard heater. They have a package room that’s easily accessible, an Amazon locker, a patio and a rooftop deck. The apartments are mostly modern (still has baseboards here and there, and the laundry machines could be updated), and the cost is low for Ballard. They also have Wave G which has been far better than CenturyLink, let alone Comcast.Another review mentions not facing 56th street, which I completely agree with. When I first arrived I couldn’t sleep through the night since the low hum of the semis would be just enough to keep me awake around 1 in the morning.The construction is finally coming to a close - I recently had a morning that was eerily quiet, which I finally realized was due to there not being any heavy machinery in the morning. Im curious to see what happens when that space is being used for Target/we work/etc., and the noise/traffic that may come along with it on 56th street.For a few months there we pretty much had one leasing agent to several hundred people, who had constant grammar and spelling errors in their emails. It wasn’t just one or two emails, I mean to say it was almost every single email they sent.My experience is that AVA is reactive, not proactive. There has been ice on the sidewalks and packed snow turned to ice. Rather than grab a shovel, or at least a sign to indicate anything, they waited on their contracting company and the road conditions so they could come out. We also had someone mention their work fob unlocked our community doors as well. No word from AVA on that, last time I knew their work fob still unlocked the main community doors. There was a homeless person who decided to take residence in the main parking garage for a day or two, but they didn’t let anyone know that happened outside the facebook group. It seems that the best place to find information is from the facebook group, but even then AVA doesnt monitor it regularly. However if you rely solely on email its been a toss up entirely whether theyll acknowledge issues or not.The hallways have full climate controls, but not the apartments. So during the summer of 2018 people left their doors open to get a cool breeze from the ACd hallways, and to air out their apartments which get hot and stuffy easily. We have a portable AC unit, so this didnt affect us as much. AVA told people to stop due to security risks, but frankly it felt out of touch considering their leasing office is also climate controlled as well. Eventually AVA backed down somewhat and said they would shut the doors if they passed by and the apartment was creating weird smells or noise.Then this business with the 56th exit not being able to be open from the inside-out. The exit is a fire escape route, but the leasing agents failed to tell anyone that this door wasn’t working, or they knew about it, or put up any sort of sign. They did nothing to tell the community about it during or after. Thankfully there wasn’t any sort of emergency that happened, otherwise someone (or multiple people) would need to be informed to not use that door.Theyve seemed to add more maintenance staff and leasing agents when I left, at least for now. Perhaps things will change for the better. I’m sure someone will write a 5-star review shortly after mine that will amount to this place is nice, but please take into consideration that all reviews here are completely polar. Either it’s great, or it’s not. For me, I’m happy to finally be moved away from AVA for good.
This feedback is for Avalon Communities in general and not just Ava Ballard. The leasing office staff is VERY cooperative. I transferred from one Ava property to the other and they made the process extremely smooth.A special callout for Aaron Denunzio, cant thank him enough for all his help to get me transferred within a day...Currently, I am in one of the AVA properties and it has been a great stay, so far.Great apartments, good amenities, support staff is very reachable and prompt.

Ive requesed maintnance service twice in the last two weeks. Problems were not critical but the maintenance person came soon after the request and completed the tasks quickly. I appreciated it!
