Have been living at a Ballard Property Management run building for well over 4 years now and its been a great experience. If youre looking for a no-frills living experience with responsive employees when it counts this is the right place for you. Theres no bells and whistles by any means but they take care of the building and are always friendly and helpful. Ive had a few maintenance requests over the years and theyve taken care of things promptly and been flexible with scheduling if we request to be home during the time although we rarely care to be there.

I have rented with Ballard Realty for 3 years. Ballard Realty has been the best rental agency I have ever dealt with. Their staff is kind, responsive, and take action when needed to ensure we are living in a comfortable place to call home. Aside from this, their contracting staff (handymen, cleaners, inspectors, etc) have always been on-time, professional, trustworthy, and do a great job. I would rent from Ballard Realty always.

I was a long term tenant(15+ yrs) in a building managed by Ballard Realty Property Management. I have always found the staff to be friendly, professional, and responsive. Emergency situations were taken care of right away and things that could wait a bit (like replacing the dishwasher) were still handled in a timely manner. The building and grounds were well maintained and Ballard Realty always provided sufficient notice if there was a need to enter, such as the annual fire inspection.I had a great experience as a tenant and would recommend them to any one looking for a rental in North Seattle. The only reason I moved was because of work place relocation.If you are a property owner looking for a quality property management firm, it would be worth your time to at least make an appointment to see what the Ballard Realty staff could do for you.

Staff were prompt in scheduling property tours, which I appreciated because you have to move fast to rent in Seattle! There were some minor maintenance issues we noticed upon moving in, but they fixed them up quickly. They have been helpful with ongoing questions and maintenance requests.

Ballard realty has been excellent. They were great about replacing the faucet and fixing the garbage disposal when we moved in, addressed issues about the laundry room not locking properly, and always respond promptly and politely to emails or phone calls. The apartment we are in is quiet and our neighbors are great so I cant speak about how they would deal with conflicts between tenant (thankfully!), but everything else has been excellent.

I have been renting from Ballard Property Management for several years and have been so pleased with the level of service I have received. The staff has always been so attentive and quick to solve any maintenance concerns that I have. I know they manage many apartments around Ballard, but I always feel as if I am their only tenant when speaking to them. I would recommend this family business to anyone looking to rent a fabulous apartment with a excellent level of professionalism from the staff!

I have been a good tenant for over 17 months without issue. After deciding to move in with my partner I found a different property managed by Ballard Realty Inc that we were interested in renting, however despite making SIX TIMES the required income by myself alone, we are told that we dont qualify because my partner does not make the income qualification by herself. It seems that their policy is that lower income people do not deserve to live.

I recently relocated from SF and everything about my experience with Ballard Realty has far exceeded my expectations! My apartment was really clean when I moved in and when I had a small maintenance concern they responded right away. Having the ability to pay directly online with their software makes paying rent so easy! I also really appreciate being able to walk in and speak to someone in person. Moving to Ballard and renting from BPM has been such a positive experience.

Their online portal is easy to operate and I have been very impressed, its great to be able to make maintenance requests and rent payments online. I have been renting from Ballard Realty for ~7 months now and they continue to go above and beyond with each interaction I have with them. I recently had to submit a maintenance request and I was blown away at how quick their response time was. The maintenance worker they sent candidly told me that Ballard Realty is far and away the best property management company he works with (and he works with a lot).

I experienced several inconvenient situations while leasing with Ballard. Ill begin this review with what was for me the most significant situation and the reason why I would never lease with them again.Think tenant safety... I had to deal with a scary roommate moving out and someone breaking into my apartment just a few weeks after (she had already moved out ALL her stuff). I was afraid of her and what she could do continuing to have access to the apartment. This was a person who appeared to be facinated by serial killers and who would call me names and go hysterical outside my bedroom door when I refused to talk to her. Anyway, I had asked the company to change my door locks because I didnt feel safe. They said they werent responsible for changing locks after a roommate moves out. This was however one of their tenants, threatening another tenants safety and even though the cops were called the day someone broke in. The cop that got the report suggested that the lanlord was the person responsible for changing locks. I had to wait until this roommates month was over so I could change the locks on my own.In another situation, I had to experience a hall with trash for several weeks. It was so bad it was blocking the way to one of the two exits. They eventually cleaned it. We had a leak coming from the neighbors upstairs and making a mess in our kitchen cabinets. The person working with them at that time was really professional and came rushing during late hours to fix it. However, it took the new maintenance team about 2 months or more to correctly fix my closet door. The building where I leased had cameras which were soon removed by them. My window car was once broken while parked in my assigned parking space.There was also a huge misunderstanding issue that resulted in me believing I was in a year lease with them and thinking I couldnt move out. My husband is an active military and was applying to be moved near me while we were expecting. My pregnancy was high risk and I experienced so much stress thinking I was stuck in a year lease. We ended up losing the baby (of course not their fault/responsibility). This misunderstanding was because when I asked to have my new year lease emailed to me so that I could continue my lease there after the first year expired, they said the lease would just transfer and everything remains the same (NEVER mentioned there wouldnt be another year lease but a month by month). I also emailed them asking for my lease later to review it, but they never replied. So naturally, one would think theres a lease. In short, they are not the best at good communication and transparency so I would recommend emailing instead of talking to them on the phone.Overall, they were still able to work with me and I got my deposit back. So 2 stars should be fair. -1 for not prioritizing tanant safety, -1 for slow response to removing trash in hall and slow answer to maintaince issues, and -1 for poor communication.

Having had a variety of rental experiences in the past and moving from owning our own places, we have been a bit apprehensive of the challenges of going back to a rental experience, but we have both been very impressed and happy.

Heroin House!When moving into our rental that weve rented from Ballard Realty I was fully 9 months pregnant with a 1 year old. While moving in we found that Not only was there heroin and needles in the garage but they refused to take responsibility for the heroin, have the home drug tested, but it was also improperly cleaned. That was only the begining...We discovered a broken fridge and freezer, the broken washer and dryer, the broken dishwasher and water heater. They took excessively long periods of time to fix the issues according to the property management requirements by state law. But then I was told by the owner of the company suck it up and and go to a dry cleaner like everyone else. All while being pregnant with a one year old. He also told me that its your fault for not checking all of the appliances and the locker where the heroin was found before signing the lease. He told me I was wasting his time and that he was irritated for bothering him at all. He then tried to pretend like theres no such thing as drug testing a house and that I was making it up because Im too stupid of a woman to know better.To top it all off after moving out and cleaning the house very thoroughly, far better than when we moved in. We had a very large portion of our security deposit deducted. We were told beforehand that there would be a cleaning fee charge but it was far less than what was actually taken out.They refused to do a walk-through so that we could fully see what maybe we had not done and could still do. But according to their checklist given to us before moving out we did every single thing and more. These people are crooks. DO NOT RENT FROM THEM.This is also only a portion of what these people put us through. I am only giving the most shocking. I am also a homeowner and know what is required by landlords and it does not need to be this hard.

Will only schedule a viewing between the hours of 9:30am and 4:00pm...also known as the hours that every working professional is unavailable.If they are that silly in regards to trying to get the property rented, I cant imagine how unbearable they must be as landlords.

Their business model seems to be from the 70s. Very old fashioned. The customer service is at best, inept. The main problem with the apartment we rented was that it, and we never thought to ask, does not have the electric switch box in the apartment so we have no access to it. Combine that with the fact that the whole kitchen, lights and all, runs of one fuse. Ballard realty was JUST NOT interested in solving this one for us.Second, beware that, in the case you pay them using online banking, they refuse, as a rule, to refund late fees even if it is beyond doubt that it is not your fault and you can prove it legally.So it looks like its back to driving down there during business hours, challenging, finding parking, impossible, and paying by hand written check... so 1970s

I cant speak highly enough about the staff at this company. While only for a short time, I knew that my requests and concerns would be addressed in a timely manner. Only once did I ever have an issue with them (and, honestly, it was more of the building owners dragging their feet) and they took money off my bill the following month. I would rent with them again in a heartbeat!

I highly recommend to not rent from ballard realty! I have been at my apartment for 4 years now the first three were wonderful until the owner decided to move from a great realty place to ballard realty. Not even two months j to the switch they claimed I didnt not pay my rent and charged me 85$ for a late fee after I had proven that I had paid my rent on time. This Sam situation happened again 3 months later where I ended up paying a late fee because they lost my check and when they had found it they claimed I had snuck it in the rent box at a later time... (Mind you theyre closed on the weekends and said the date I put it in on was a Saturday..) I am now again dealing with this same situation all because I needed to pay my rent early due to a vacation and guess what? I get the same email I didnt pay my rent and heres a late fee.. 3 times in one year theyve lost my rent checks and I will have to go to my bank and print up paperwork to prove I paid it to them.. So if you love stress then yes rent from them.

Id advise to check out their yelp reviews in addition to google. It looks like they have been doctoring the google reviews...This place is a total joke and super unprofessional. Do yourself a favor and take your business somewhere else.They had 3 total properties to manage and the incompetent, lazy front desk girl, Renee, couldnt have been bothered to return any of my emails or phone calls to schedule an appointment to see the place. She kept saying Ill have to get in touch with an agent - Hello?!?! 4 people work at this place - send a text message!!!Once she finally got off your a** to schedule an appointment (the 4th time I called her on a Friday) she scheduled the appointment for the following Monday, since they arent opened on the weekends (you know when people generally are looking at real estate).Monday rolls around, and we called her to confirm the appointment after taking time off for work, and this ditz tells us she is canceling the appointment because someone turned in an application the previous Wednesday! AKA - if she had spent 2mins of her time not browsing instagram/facebook I could have likely had this apartment and this amateur excuse for a rental agency wouldnt have wasted literally hours of my very valuable time.Based on my experience and clearly that of many others if I had an apartment to rent or was looking to rent, I would maybe advise going with a company that was open past 430pm, and didnt have such outrageously lazy employees.

For the second time in a year the only elevator in our 5 story bldg has been out of service for more than two weeks. Ballard Realty has neither posted nor emailed with any details as to when it will be repaired. Ive called twice and the first time was told maybe a week and and the second time was told that they were waiting for an email from Thyssen-Krupp, but really had no idea when the job would be done.What is BR taking fees for if theyre not going to pickup a phone and get our service restored????These are the same folks who after Id paid my rent early for 15 years straight, hit me with a ten percent penalty for being 11 hours late with my rent check because thats the rules. BOOOOOO.

Honestly, our experience with Ballard Realty could have been better. We are longtime renters with immaculate rental history and respectful tenants. From Day 1 with Ballard Realty we felt like we were treated like screw-ups who should feel fortunate to be extended the courtesy of living in one of their properties. During the lease signing the agent (blonde woman, cant remember her name but shes not the regular office staff) was dressed in workout clothes and acted extremely annoyed to be there. She was quick to point out every circumstance whereby we could be sued or held liable if we didnt adhere to the lease terms. When I pointed out that what we had been verbally told by other staff during the house showing was not reflected in the written lease terms, she got very haughty about making minor changes such as permitting BBQing in the back yard. Considering that we were giving Ballard Realty just under $5,000 between our first months rent and deposit, I expected a lot more professional courtesy than what we received.During our stay I found the office staff to be friendly and helpful for the most part. Camille in particular was always a bright spot to deal with as a property manager. The setup for bill-paying however, was haphazard at best. Ballard Realty insisted that all bills must be in the tenants name except for water and sewer, which they would pay for and then send us a copy of the bill for us to reimburse them. Fair enough, I understand that having water cut off by a tenant for unpaid bills is a huge headache for a property owner so I dont mind that kind of arrangement. Except that on at least three occasions when I examined the water bill, we were being assessed late fees because Ballard Realty was paying the bill late ... and making us pay for their lack of diligence. Thats unacceptable. They also demanded that we clean the houses gutters out in August, where we would have to pay exorbitant summer water rates out of our own pocket. In all the places Ive lived or rented, thats always been the property managers/landlords fiscal responsibility. They also announced on a weeks notice they were having the house pressure washed by their own contractor and never offered to pay for the cost of the water used until I requested they do so, as this upkeep was done at their behest and therefore, their expense.However, the incident that irreparably damaged Ballard Realtys reputation with us was the charges assessed to us on moving out. We were handed a list of items that had to be cleaned upon moveout. The professional cleaners we hired told us unequivocably that in the decades theyd been doing moveout cleaning, they had never seen tenants held responsible for many of the items on Ballard Realtys list. Okay, were still tenants and theyre the landlords... so well clean it to a T as the moveout paperwork dictated. Fast forward to six weeks later. Ballard Realty charged us over $1,000 to clean items NOT listed on the moveout paperwork and for various and sundry other items that any reasonable person would conclude were the property manager/Landlords responsibility to get the house ready for a new client/tenant.In short, we feel ripped off by a company that employs the very worst of abusive tactics towards its tenants, and I would never recommend Ballard Realty to anyone considering their properties as a prospective tenant.

I am very sad to see the negative reviews of Ballard Realty. They manage not only my home for me but my parents properties as well. I have had nothing but positive experiences with them over the many years my family and I have worked with them. I hope that people who read these reviews are logical enough to know that people typically only review when they are unhappy about something or somehow didnt get their way. Sadly you cannot please everyone no matter how hard you try. I can bet that 99% of Ballard Realtys clients are beyond happy with their services. Its too bad more of them dont take the time to write reviews oh their behalf. And I have to add that being in business for as many years as Ballard Realty has been must mean they are doing something right. Not that my two cents means much but I had to put it out there.
