If I could leave 0 stars I would. Things with University Park started off well. Worked with Melody in the office about fixing our application and she was super nice. After that the experience things went completely downhill quickly. We received a call 2 days after getting our lease saying they were changing our unit and we would be receiving a new lease within the next 2 days. We called 4 times and went in about our new lease. We had to beg for it. We received our lease 2 business days before move-in. Due to that we had to go without gas for our first few days here. We were given 1 key for a 3bed, 2bath. We were told that they don’t know when their key shipment will be coming in. Upon move-in the apartment was absolutely disgusting as though no one had ever cleaned it. Our kitchen faucet doesn’t work properly (faucet leaks the entire span of our counter if left on for more than 5 seconds), smoke detector has been beeping for days, half our outlets don’t work, nails sticking out of the floor, 2 out of 3 bedroom lights don’t work, along with other maintenance issues. Put it in a work order for all these things 3 days ago and haven’t heard a thing. We have to wash our dishes in the bathroom currently. We were told that the apartment was walked before move-in… but that must be a joke.
Vanessa you are amazing! You moved my roommates and I in so quick, and we really appreciated that. If you are looking for affordable housing, come live here. The experience is amazing if you like to go out and party and come home and relax. Walls are very thick so never any noise complaints. Only thing I would say is, before you move in make sure literally everything is perfect hard wood floor perfectly cleaned. Dryer works, stove is plugged in, make sure they clean behind the stove and fridge, also clean the front of your doorways. Other than that the only thing is be prepared for A LOT OF CHILDREN, I am 19 years old roommates around the same age. I haven’t had the problem with so many kids living here but I also don’t mind. But if you are someone who hates kids. This is a low income housing and there are a lot of low income families that live here. ALSO UNIVERSITY PARK FIX THE GATES ESPECIALLY GATE 2 NEEDS TO BE UNLOCKED. I am very big with security we all have brand new cars, and one of the main reasons we moved here was because of the pricing and because it was GATED, I am begging you guys FIX THE GATES ITS TIME. Love you Vanessa and Gammy my two babes. I’ll come in and tell y’all who this from later.
If I could give this place 0 stars I would. DO NOT MOVE HERE!! Moving in was an absolute disaster, extremely unorganized, and our move in date was pushed back 3 times due to painting the walls and cleaning the carpets neither of which was done when we moved in. There were still cobwebs on the higher parts of the walls and stuff dripping down the walls. It was filthy when we moved in. Our dryer has not worked correctly since we moved in, which was over 3 weeks ago. Our A/C has been broken for almost 48 hours and no one will answer any phones or do anything about it. Our toilet is not working, and we currently smell gas from our oven. There was a gas leak in the building next to us the second week we moved in. This place is a disaster.
My roommates and I just moved in. Complex had changed our move in date 3 times on us. No reserved parking spots so it is a long walk especially at night to my apartment and someone has completely scratched my car and there are no cameras in the parking lot. Trash is never taken out and there is debris literally everywhere (see photos). Make sure you drive around the complex before signing a lease here, the front part near the leasing office looks decent but the rest of the complex is not maintained at all. Very disappointed so far...
We havent even lived here for 4 months and the AC has broke twice. Last complaint was two weeks ago and it is still not fixed. Maintenance is extremely slow at getting anything completed.This place is too expensive for what they offer. Two of the gates are always open and the third has been chain locked since before we moved in. The outside is not kept and there is trash everywhere.Will be looking for another, more affordable, and more suitable place soon.
Shouldve heeded the warnings in the bad reviews of this place. Just moved in and my experience has been significantly underwhelming. My apartment was not ready on the day I was supposed to move in and when it was finally available, it was FILTHY. If this apartment complex hired a cleaning company, I would fire them. Dust everywhere, last tenants belongings in the kitchen and the bathroom, mirrors splattered in every room, bleach poured into the bathtubs but not scrubbed so dirt was dripping all to the bottom, walls, doorknobs, door frames, cabinets all dirty. When I applied for this apartment it was available over 2 weeks earlier than they let me move in - youd think that would be enough time to clean.I dread the day that my A/C breaks or something urgent happens because I just know that it will take over a week to get it fixed. I was just in the office and heard someone tell the leasing agent that their front door lock was broken so they were unable to lock their door and the leasing agent, not only sounded completely uninterested, but said it would take days to get that fixed! You can tell how much they care about the safety and well-being of their residents. I notified my leasing agent Gammy about issues that were in my apartment immediately upon move on and was informed theyd be taken care of within the next week and that date has passed without anything being taken care of and no communication regarding when to expect it to be taken care of.Leasing office answers their phone 10% of the time. Had to come into the office multiple times prior to move in to get simple questions answered because no one answers the phone and doesnt check their voicemails for callbacks. Just a huge lack of communication regarding the whole move-in process. Not looking forward to the rest of my lease here.
The office and management never answers the phone. We were moving from 8 hours away, had moving trucks packed, and furniture ready to be delivered. And they EMAIL 4 days before move in, conveniently at the time the office closes for the weekend, to inform us we cant move in at the set date, and again do not answer the phone when we called to ask questions. Since the date got moved, we were forced to stay in a hotel, and pay extra to keep the moving truck that was already loaded. We then came to move in on the date they said it would be ready, only to be told it is again being pushed from 2pm to 5pm (with only 30 min notice). When we come at 5, the painter is still in the apartment, and the apartment looks awful. We have been having to pay lots of money at a hotel for the delay, and the moving truck (that they claim to reimburse us for, but have yet to respond about).We did not to move in due to the condition of the apartment, and the amount of money and trouble they have costed us. The office/manager still has YET to email, or return any calls.
I have lived here for about 6 months, it’s honestly what you get at paying a low price. It’s close to downtown and UCF. Gammy is the most amazing management I have ever had. The only downsides are a lot of damaged things in the apartment, the trash valet doesn’t even do their job well, the grass is dead and people don’t clean up around the areas, and the gate has not been working for forever. When you try to email them you get no response and the work orders take forever. They should also hire security if the gate isn’t going to work. And these have been lost from actually living to what’s in the contract. I hope they do take the reviews to heart and change these issue!!
Maitnence dont fix anything they runs the golf carts all through the grass and takes up the road the property manager is a mean and nasty person I do not recommend this place to anyone it is over priced and not worth it the gates are broke and have been since I moved here the office is apparently too busy to answer questions or be of any help
I’ve been at this property for about two years and let me just say that Gammy is the best leasing staff I’ve ever had in the two years that I have been here. I’ve seen a change management and the new management team that is in the office is so nice and sweet give me has help me through difficult times after losing my partner and she has always door for us to talk about life. As far as the community it was ugly about a year ago and the new management team is slowly but surely getting the property to look like what it needs to be. I hope to stay for another five years.
I lived there for 6 months with my fiancé and it was the worst experience.1. They never picked up the trash2. The gate was always open3. The grass was horrible4. People don’t pick up after their dogs5. It constantly smelled like smoke on the apartments even though it was supposed to be smoke free6. Guest parking was a joke7. Front office ignores requests, they only assist new resident but for existing residents it takes months until they fixes small or big issues8. A/C broke down in the middle of summer and they took them 2 1/2 days to fix it9. It not a secure neighborhood LOTS of break ins10. It took them 6 months to get rid off a wasp hive11. They simply don’t care about you and they only want your moneyAVOID THIS PLACE AT ALL COSTS!
This is the best community near the ucf area. My move in process was super easy and gammy made everything so to plan. I recently fell on hard times and Vanessa gave me resources to help me and I was able to stay in my home. The office staff always made me feel like family and im forever grateful!!
I’ve been living here for about a year and I must say the new leasing team has turned the community around for the better. Gammy is the sweetest leasing agent. They started with resident event with waffle Wednesday and Vanessa makes the best waffles. They started with resident events and it made the community feel better even with COVID. The best community by UCF.

The maintenance staff here is amazing. Clint and Steve fixes everything. They are so caring and care that we are being taken cared of in our home. If you put in a request for things to get fixed, they will make sure to fix it. Thank you for being such amazing people.
Stay way like the plague. I had a horrible experience living there. Front desk staff were nice, but facilities and apartments are run down. The gas company has a monopoly in the area and charge outrageous prices. Then 2 years after moving I get a call out of the blue saying I owe them $1,300 dollars. This is in the middle of a pandemic when millions of people have lost their jobs. Unethical company and disgusting apartments.

I just want to say the new property manager Heather has been doing amazing things, and she truly values the residents that live here. She has food trucks coming out here on Wednesdays now. Awesome. And she even has the gas company charging us only one flat rate. That means everything to a person who has been living here for 9 years and has had there gas fluctuate from $250- $300 a month. Also, I have been living here for 9 years, and my floors were very old. I asked her about updating them, and because she valued her loyal residents she did it without hesitation The people that installed the new wood floors were professional and left the apartment in great condition. I can not wait to see what else is in store for us here at University Park Apartments with our amazing new property manager Heather being around.
I’ve actually been trying to move in for 2 weeks now. Me and my roommate completed the application online and have been calling the office since last week trying to get an update and know our next steps. Neither one of us have been able to get in contact with anyone; no one answers even though it says open. If someone could reach out to me so I could actually move in that would be nice. I shouldn’t have to leave a review to hopefully get an answer. My tour was great so I hope this is not really how the apartments are, because I will be updating my review.
DO NOT MOVE IN HERE UNDER ANY CIRCUMSTANCES!!!! The security gates have been broken for over a year anyone can just drive in. There have been FOUR car thefts in the last 2 months and management does not care. They have no security guard so thieves keep coming back because there is no one to stop them. They ignore work order so if something doesnt work you have to fix it yourself. DO NOT move to this area unless you wanna risk vehicle theft and like having to fix any problems yourself.
Nice place to live. Good rent prices and clean complex. Lived here for 3 years with my roommates and had no trouble at all. Friendly neighbors, the office is very accommodating and the maintenance staff responds quickly and has always fixed any problem we had. Great place to live

Ever since the new company took over this property, things have improved tremendously. The property looks more maintained, maintenance are very efficient in their work and they complete everything in a timely manner. Also, the office staff are great! Compared to the previous team they had, theyre very friendly & helpful. Overall I cant wait to see how much more they improve the property while Im living here!

I moved into university apt two weeks ago apt got lots of issues to be fixed I have call 4time to office .they said they will next day they never come washer machine is no good my wife have been office twice and they tell same will be there Friday is it Friday they don’t show they bad service for repairs.rent is hi.but no service.
I have been here for a few weeks but my experience has been good, the individuals working in the leasing office are polite and very responsive and helpful, especially Vanessa Paul. Even those dealing with the maintenance are professional and know what they are doing.
Really nice and clean complex. Maintenance issues are always responded quickly. Maintenance crew are very courteous and respectful specially Steve he goes above and beyond to serve the tenants and in this time of crisis that is really needed!
DO NOT LIVE HERE!!!!! they management doesnt respond to your request. They to not have a lot of parking and yet they decide to enforce a parking permits and limited guest parking. My new apartment was trying to get in contact with University park and they will not return their call or emails. Management is run by kids who will not help you. I pay 1300 for two bedroom and I have to go out my way to do their jobs.
I moved into this apartment complex in April of 2019 and the staff has been incredibly helpful and pleasant to talk with the entire time since. Inevitably issues will happen with any place you live in, but they have been very responsive and courteous while helping me sort out any problems that occur. Weve had some issues with appliances and even our door handle and maintenance gets it fixed at least within the week, if not in the next day or two. The service has been amazing and Im glad to have chosen to move in here.
Overall my experience at University Park was great especially when they switched management. They were a lot more professional and kinder than before. However upon moving out the charged us $115 for water and sewer and took it out of the security deposit. I thought This was weird as every month since we moved in we paid for the. Water and sewer for the month prior just like any other resident would. We also always paid our bills on time. The 2 ladies I spoke to today told me that water and sewer is always 2 months behind, so thats where the $115 came from. But like I said every month when I paid rent the water and sewer would be added and always be for the month prior. Moral to the story is they try to cheat you out of money and you should always take a picture of your rent statement cause they dont provide you with a copy after you have paid it. This is to prevent anyone else from getting cheated like we did
They have great deals for moving in and its a pretty chill complex. Move in process was pretty smooth, I was working with Joq. He made sure I had everything I needed first day and also set accurate expectations. I dont have any issues with this place. If I could say anything negative Id say the parking could be better but thats kinda a reach.
The staff at this place has gotten so much better in the last year. Our maintenance guys Steve, always greets us with a great smile, helping hand and good conversation. That alone means so much.

Ive been here for about 6 months and I love it. My neighbors are great, the complex is pretty, and the staff is super friendly. I love the pool and the clubhouse. I frequently use the computers and printer in the clubhouse and am always welcomed by the staff. They greet me and my kids by name and it definitely makes us feel at home. Highly recommend this complex if youre looking in the area and dont mind spending a little more for the safety and community of this complex.
Ive lived here for over three years and recently moved out due to my job relocating me. I couldnt have been happier, and I truly miss my neighbors and still keep in touch!

Luis on the maintenance team is the best we have ever worked with. He is always prompt getting to us, professional and courteous while he is here, and truly takes pride in doing excellent work. He takes time to explain what caused the issue and how he can fix it if we are home when he comes by. And he never leaves without checking that we are satisfied that the issue is resolved. Luis is a shining star on this complexs staff.

(Sami is what i go by) I used to live there but i moved out beginning of this year, i hope they still work there. I wanna give my 5 stars to the Maintenance, because thats where i had to most interaction with the staff here. Steve, and Luis? (Black beard with the gauges in his ears, im terrible with names), are the two i have interacted with the most. Both really cool guys and there to always help.Luis helped us when we had our freezer go down, the AC, and the shower leaking water from the tub faucet. He made sure it got done right so you guys didnt have to come back again for the same problem. They are both super nice and very respectfully guys.Steve first talked to my mom, but he came and took a look at something that wasnt quite working right (then we put in an official maintenance request) so he could officially fix it. I when got into an accident, (my apartment was right next to the maintenance storage house) they would drive by and see me needing help or my mom with my wheelchair getting in the car, they didnt hesitate to help. They all checked in on me if i was out and about on my wheelchair, and asking how my leg was healing.So i wanna thank them, and also sorry for the late review. They both do really amazing work as far as maintenance goes, also when i got hurt i felt really safe. so thanks guys, stay safe during this pandemic.
When I was searching for an apartment to live in starting January. Two gentleman named Joq & Quincy were amazing. They both were friendly and welcoming. They were a great duo. They were having an end of the year special they both recommended. I’m new to the area and wanted to more about UCf and the university area. Although it wasn’t work related they told me the best, pros and cons about the area. I would highly recommend you guys sign a lease with these two amazing gentlemen.
Heather is a great manager ! She definitely has helped out a lot with trying to keep calm during all this corona mess! Definitely appreciate her.
Its a good place to live. I lived in a lot of complexes and Park 9 is very good. The units are a really good size and for a good price. The staff is especially great. Maintenance always comes out and fixes our problems quickly. Staff in the office is also really nice. Melody is someone that we see a lot. Whenever I see her shes nice and friendly. Whenever we ask questions, whether its about Park 9 or just the UCF area in general, she helps us out. The office has a lot of events and activities for residents.
I experienced great service from the office. Its a nice community, very clean and comfortable. New floors aswell.
Literally the best place to live. It’a clean, quiet and the staff there are the sweetest! Staff member Joq was so patient with me; he walked me through the whole process and answered all my questions. Overall it’s a great place with great people. :)
I’ve been living here for about 5 months and everything has been great. The house was spotless on move in and the office and pool space are beautiful. All the employees at the office have been nothing but nice and helpful. Once my lease ends here I plan to continue living here.
I had a great experience during the tour at this apartment. Much better than most around here in the UCF area. The leasing agent joq was very funny and charismatic. He’s very knowledgeable on the property and it shows. Overall, wonderful tour.
I have lived at Park 9 since 2009. Park 9 has been nothing but a blessing for my family and I. Very friendly staff who take pride in their community. Very clean and organized as well as reaching out to the community to get to know us more. The neighborhood is very peaceful and the people are are delightful. The main office is very warming and the people there are ALWAYS able to access your need as fast as possible. Also a kid safe environment
Absolutely no professionalism from staff member Jasmine or whatever her name is. The following incident happened on 10/15/18 at 9 A.M.I went to the gym at 9 A.M. The gym was closed so I went to the office to ask them if they could open the gym and she did. I asked her what time does the gym open since it was not opened at 9 A.M. when I initially tried to get there and she said in a very condescending way “It’s 9 and it’s open!!!!”I then asked why wasn’t it open at 8 and she says “it’s 9 and it’s open” again!!! Like I didn’t already didn’t understand her the first time. She then gets a member of the maintenance team to explain to me what happened in Spanish even though I understood her completely and never requested a translator.I then asked for the supervisor and she stated that she was the supervisor here. I then requested to speak to her supervisor and she proceeded to give me her personal card which got me thinking, why are you so scared to give me your boss’ card? Oh, right because you were extremely rude.I asked the maintanence guy who is her boss and he said it was Diana and that’s when I immediately asked her for Diana’s card. Absolutely pathetic you didn’t want to give me her card in the first! Mind you this all happened while my daughter was with me. She never apologize either!I’ve never felt so humiliated over something so simple like this. We pay too much money here to be treated like this. Hire people with class who can provide PROPER customer service.I definitely do not recommend this place.
At first I wouldve given this place a 1 maybe 2 stars. When we first moved in we loved it here the apartments are a perfect size for us, the office ladys were so nice. There are a couple of things that do suck like parking and to be honest how much rent cost here. I have read these reviews and I can relate to some of them but then again I cant. Ive never had a problem with the office staff not answer my calls or being rude. They have helped me out so much and they are very understanding and also do whatever they can to make me happy. Ms Angie has been so helpful the last two months to me and my roommates. If you just go in and talk to them and explain your issues they will listen and do anything possible to help figure things out. I wish parking would be different and a few ther things. Now someone said they force you to pay by the prepaid card for an extra $4 that is a lie you have other choices. I have had a good few months living here and if I could afford living here again I would resign but sadly once my lease is up Ill be moving out but I do recommend living here.-Brooke.
I cant say anything but good things about Park 9. The ladies in the office are absolutely wonderful. I love living here and would recommend it to families. I wish parking was better. And they are pet friendly I walk my dog every morning around the office and they know her name and always greet us.
I must say since new management took over its been SO much BETTER! Love it here!
I visited many off-campus apartments in my search to find a quality place to stay while I finish up my degree. This complex has hands down been one of the better ones, Joq helped significantly in showing the value of this location.
I went to Park 9 looking for information on an apartment. I had many questions and Quincy was VERY helpful and knowledgeable of the community and the area, to say the least. He was very welcoming and patient, and made the experience very easy. I’m looking forward to leasing my apartment at park 9! :)
Wouldnt recommend this place to my family or friends. Yes, its affordable. The end.A friend if mine who happened to live in the complex got robbed. My car got towed twice. Parking is extremely limited for guests. If you enjoy cooking, this definitely isnt the place to live at, as the fire alarms will start beeping even if you simply open the oven after baking some pizza. Have a pet? Well please make sure to never take him or her outside, as a massive flea infestation is at large. Yes, they spray. Yet clearly that isnt enough. The washing machines are old enough that any load greater than medium will most likely trow the centrifuge of the washer out of balance.
I just moved to Park 9 and I must say I was not expecting 9 to be as good as it is. Space in my apartment is great, and the staff has been very helpful so far. I’ve only had one minor problem since move in but the staff was compassionate enough to help me. These are the kind of people working in this building everyone needs and that makes me feel really good about my decision to move here.
I went and did a tour with Joq. The apartments looked great. I would definitely recommend these apartments for anyone that is looking.
If I could give them less than 1 star I would. LOUD music, Constance running above my head. I email messages to the office I get no response. The gate continues to get broken and fixed every single week. The complex that should be close all times is not. There’s ALWAYS a problem with the gate. People drive up wait for you to put your code in and then drive behind you. NOT SAFE AT ALL. Horrible manager who is working there now. They make you pay a “valet trash” service every month just for me to throw my own trash away. KEEP AWAY!!!
This place is awful. Cant wait for my lease to be up. I dont even know why they have an office phone, they never answer it. They definitely dont return messaged either. If you send an email you may get lucky and get a response. The gates never work properly, currently the gate code they gave us doesnt even open the gate....do you think they will pick up the phone to try and fix this issue? Of course not. They make no attempts at being a better company. The parking is awful especially if you want to have visitors. They constantly raise the rent for the tiny amount of space we live in as well. Do better. Now watch I get a phone call tomorrow regarding my review faster than I get a response about the gate not working -_-
Came to Park 9 to look for somewhere to live. I was really impressed with Angie because she gave me all the information needed even though they didnt have availability for the fall. The property is really nice and seems like a quite place to live! All of the ladies in the office are sweet and really know how to take care of the residents. They always have smiles on their faces! I would reccommend the apartments to my friends and family.

ABSOLUTELY HORRIBLE! Do not, I repeat, do not waste your money here. Ive lived at Park 9 since April 2015 and just recently moved out. When I first got here, everyone at the office was phenomenal and friendly. As soon as this new company took over, all of the old employees left including the maintenance team and management and everything went bad.They charge you $30 for valet trash service now and they dont even bother picking up the trash most of the time. All of the trash disposals have been removed as well so you cant even go anywhere to dispose of your trash. Everyone keeps piling their trash outside and the rodents keep destroying everything and the property is full of trash all the time now.The gate continues to get broken and fixed every single week. Its ridiculous how much money theyve spent on fixing the gates. They should put that money towards other things.Lets not forget the horrible manager who is working there now. She has been hell to deal with since day 1. She has the worst attitude ever and if you try to request anything, good luck. She should not be working in any type of job that requires customer service. I left my apartment spotless before I moved out! I literally spent all of April cleaning it and the manager tried to charge me for different reasons. When she walked through my apartment, she had a horrible attitude and said that the apartment looked good and that I shouldnt owe anything. 2 weeks later I get charges for my carpet. In my lease it was agreed that I would not have to pay for any dirty carpet (mine wasnt left dirty, it was clean because I had someone come steam clean it) because I lived there for so long. They were just going to rip it out and put in new carpet. After we complained about the charges, she tried to tell me that she was going to charge me for the paint? We painted the entire apartment with the free point they provided for us. Then she told me that we had to pay for the paint we used even though the paint has always been free and provided for us!Do yourself a favor and go elsewhere. Its so disgraceful how this beautiful apartment complex went to hell in a couple of years. If anyone from corporate reads this, you seriously need to hire a new property manager ASAP.
These apartments are horrible.. Where do I begin??? First, the rent is high for what you get. Apartments are small and there is hardly any storage. 2nd, parking is a joke, if you don’t grab a guest parking spot then your guest runs the risk of having their car towed. Also, many residents park their cars in these spots to “save” the guest spot. Third, residents do not pick up after their dogs. Fourth, garbage is all over the lawn and parking lot and no one picks it up. Fifth, gates are broken for weeks at a time and then fixed for one or two days and then they’re broken again. Huge security issue. The gates along the property are also broken. Management will fix and residents will bend the bars so they don’t have to walk around to the entrance. Neighbors always fighting and yelling at 2am in the morning. Garbage is not picked up every night like it’s supposed to. Before I forget, there were also 2 murders. One person shot at the gate and the other a few houses up the street. This is the area we live in which is why the gates should never be left open and broken.
Despite all of the negative reviews, I haven’t experienced any of those issues. My trash is always picked up when placed out at designated times and all move out fees were explained at move-in. The guest parking situation was also explained prior to moving in so the staff has been very straightforward. I do agree that there needs to be additional parking but it is not an issue for me. My children and I absolutely love living here. The grounds and the pool are nicely maintained and the staff has been exceptional. The space is perfect for myself and my children and my area is very peaceful so I do not have any complaints. I would advise any prospective residents to check it out for themselves.
Love living at Park 9! The staff is so friendly and helpful (I always appreciate Ceairas help with my almost daily package pickups). I have never had any problems here and always feel safe. The buildings/grounds are very well maintained and the clubhouse is very nice. There are fun resident activities almost every week- the staff is always thinking of creative ways to bring the community together. Stop by the office for a tour and some coffee. :)
Amazing apartments, clean, great neighborhood, and just overall the best. Two gentlemen named Joe and Quincy gave great customer service, and I would definitely recommend to others.
My experience at Park 9 was incredible ! I was hesitant due to the reviews on here but as soon as I met with Angie and the team I knew I was in great hands. Angie is unlike other managers and actually gave me realistic advice as well as her very own personal experience with renting that made me feel more at ease when shopping around.She made sure all of my questions were answered and even answered questions after when I was making my decision to choose a place in the Orlando area. Neighborhood seems quiet and all common areas looked clean and updated !
I had a great experience touring this apartment complex. The leasing agent Joq and the assistant manager Quincy are very kind and knowledgeable about the information regarding this complex.
Joq was amazing with getting me in my apartment everything was smooth my apartment is very cozy everything was done quickly and also with in my needs only issues for me is parking but it’s not that bad best place i have stayed no complaints
The worst apartment experience Ive had. Overpriced. Trash all over. Dumpsters overflowing for days. Cops there for multiple incidents, including gunshots a few times. My car got multiple scratches from other tenants who parked next to me. I talked to my neighbors and they have the same problems. Then paperwork.... they lost our paperwork from the initial inspection when we first moved in and charged us $500 to change carpet out for the exact things we wrote down. Make copies of everything, if you cant find a different place to live. They lost my neighbors paperwork for his dog, so he had to pay for a vet visit and for updated shots since hes been there for a couple years. Save yourself the trouble find a different place to live.
Ceaira was so gracious and helpful when I visited for information about apartments. She gave me a great tour and was more than helpful on any questions I had. She was very quick and knew her stuff. After leaving from speaking with her the apartments looked even that much better. Shes also very easy on the eyes.
I have been at this property for about 5months now and the staff and management are Awesome very helpful and the property Manager was very very sweet.

You deserve to be with a company like that and many more companies need to be like the one you represent. They are blessed to have someone like you, you are a pleasure.
From teenagers always using illegal drugs around the complex to absolutely no parking spaces and CONSTANT problems with our neighbors, this apartment complex is trash. Cops are always in the neighborhood, blocking roads. The residents are extremely rude. The leasing office does not take any concerns of ours seriously. We have trash pick up yet no one ever does pick it up and instead we received a letter telling us we need to throw it out, even though it was originally included. We truly can not wait until we find another apartment or house to move to.
Great place to unwind quiet neighborhood maintenance staff always instant or fast service especially steve makes sure everything is done quick and efficient
I have lived here for about a year and I don’t plan on moving anytime soon. The neighborhood is clean, safe and friendly. Since I love with my sister and my 2 year old niece these were qualities that were non negotiable when looking for a place to live.
Front office staff has turned it around in the last year or so. The neighborhood is much improved from a few years ago and I wouldn’t mind resigning.
Took a tour at the property yesterday and Angie was amazing! She helped me out with everything needed. Unfortunately I wasnt able to lease but all the ladies in the office were so helpful and really know their stufff. I would recommend other people to this place for sure! (:

I do NOT live at the facility nor would I even think of!!! This is suppose to be a gated complex yet there is a HUGE whole cut out by the residence that PARK OUTSIDE of the COMPLEX!!! Speaking of.... Take a drive by the complex around 5... the cars start parking along the outside of the complex!!! And they are LINED UP ON BOTH SIDES OF THE ROAD OUTSIDE of the COMPLEX!!! Thought your rent included parking in a secured area????? Oh, and hope you dont have a child that attends school... I drive by the complex in the mornings & it is dark so its HARD to SEE the little ones around the cars lined UP!!!!Unbelievable!!!!!
Do NOT make the mistake of moving into Park 9 apartments.. The office staff will FLAT OUT LIE TO YOU.. I can not wait till my lease is up and I can move from this HORRIBLE place..Parking is BEYOND A NIGHTMARE !! They will tow your vehicle EVEN WHEN THEY HAVE YOUR VEHICLE INFORMATION on your lease and its ALL A SCAM !! They lie to get you to move in regarding all the complaints about parking and How were working with the city to increase parking LIES ... All youve gotta do is drive by around 7-8 p.m. and see for yourself regarding all the vehicles lined up cause of NO PARKING for tenants.. Make sure you keep on looking and DONT MAKE THE MISTAKE OF MOVING INTO PARK 9 !!
My boyfriend lives here and I have never seen a worse apartment experience. The appliances are extremely old and cheap, they are the worst Ive ever seen in an apartment. And the parking system here is also the worst Ive ever seen, for the 356 units here, there are only 26 guest spots. Rarely are there any guest spots open so dont plan on having friends over. This parking system was implemented while he was living there and has caused many inconveniences on numerous occasions. The thing is, this parking system hasnt made the parking situation any better for residents than before so Im not quite sure why they keep it going, maybe they have a mutually beneficial arrangement worked out with the towing company they work with. So besides the appliances and the parking situation, his A/C unit has lots of problems, and they always just do a quick fix and then its just happens again so they never really fix it. The A/C doesnt stay in either because the door isnt sealed properly when closed. Also his shower has randomly filled up with sewer water on two occasions when it wasnt even in use, it just started filling up coming from the drain. In addition, the water here always has a bad smell/taste to it.. The only good thing I can say about Park 9 Apartments is that the maintenance men here are always very nice, friendly, and helpful. Park 9 Apartments are not even close to being worth the amount you pay to live there. The Apartments are very small compared to other places around here for the same price and the apartments are just gross and there are way too many problems to deal with.

The park nine community is very welcoming and the staff are very helpful. This my first place out of my parents house and I’m living lavishly in my apartment. The rooms are big.
Ive been here at this apartment complex for over 14 yrs, and been threw 5 owners and i have to say that thies new owners Priderock inc of University Park apts has a great view of how they treat there attendants, with a great respect and customer service. This company has a great and understandable Manager (Heather ) and office personals. The maintenance personals are highly trained and very respectful. Ive met the greatest maintenance personals Eddie, Jayson, Herman, Anthony, and Joze the maintenance manager. They all have great maintenance and people skills. They have all helped me so much as with other attendants here. All the personals are here to please and make your stay here as comfortable as possible. They have with me and others here that i have spoken to. Thank yous MAINTENANCE and OFFICE PERSONALS and Heather the property manager, the sweetest and so RESPECTFUL manager Ive met seance Ive been here.
Worst place I have ever lived works orders last for weeks and never come to fix it, garbage its a big problem you have to pay like 29 dollars and they always left them never pick them up in other words dont come and live here waste of time and money horrible place
2 years living here, they change administration and now the most I see is garbage everywhere, the overflowing trash cans and they dont even fix the gates, I dont want anyone to visit me and see all that disgusting.
Don’t live here if you have kids.The open drug use in the pool area and the bbq area behind the pool is crazy. Not to mention the loud music that goes late into the night and the alcohol consumption. These people are not safe to be around and they openly do drugs in front of children. On top of this they are violent if you approach them and ask them to stop in front of the kids. The office does absolutely nothing about this problem.
If I could give it less I would. Worst place to stay at. They make you pay a “valet trash” service evey month just for the people to pick and choose if they going to take some of your trash or none. They partner up with a towing company to tow your guests vehicles(that’s understandable) but what’s not is the fact that they do this 7 days a week and there’s literally only 10 guest parking. They always claim they’ll fix this issue but last month all they did was move the few parking spots and put them together.
Park 9 is the worst apartment complex I have ever lived in. The apartment rent seemed affordable at move-in, but the cost of gas and electricity adds up each month and can easily put you over. The apartment was dirty upon move-in with stains covering all of the cabinets and drawers. The cabinets were very narrow and a lot of our kitchenware didn’t fit. There are no pantries so finding storage space for food is scarce. The parking at this community is the worst. People will park outside the community along the grass and get ticketed, despite the office saying that parking on the grass was fine at move-in. We had to purchase a reserved spot which included free towing if someone was parked in the spot, but the towing company never had trucks to send out so paying for the spot was worthless. The office staff is comprised of lazy liars. I always had to call the office multiple times because they never answer the phones, despite having walked to the office to see the staff chatting and ignoring phone calls. Whenever I would go to the office to voice a complaint or give suggestion, the staff member would say they will send out an email to address the issue, but they never did. One example of this dealt with the valet trash. The valet trash was implemented during my residency and it came along with instructions. The instructions stated the trash pickup would be Sunday-Thursday and the bins needed to be brought back inside by 9 am the next day to avoid being charged a fee. None of my neighbors respected the rules and would leave their trash out all weekend, overflowing, and the squirrels would eat through the liner and trash would be everywhere. The office claimed that they would send out an email to the community addressing the issue, contact the apartments who would leave their trash out during times when it should be inside, and charge those apartments the next morning after 9am if their bins were not brought inside. No email was sent, no one brought their bins in, and people still continue to leave their trash out to be picked by the squirrels. The maintenance staff was good; unfortunately, the good maintenance workers quit and they sent out new management. There was a shooting at the entrance of the community earlier this year where someone lost their life. The atmosphere around this community was always sketchy and I never truly felt safe walking my dogs outside at night. The cherry on the top for this community was the rent renewal notice. It’s common knowledge that apartments go up about 4-7% in rent every year you renew. The rent for this apartment went up over 12% plus other fees they were adding to our rent. Upon requesting a lower rate, they offered to give us a $20 discount/month to help combat the increase, which still leaves an 11% rental increase. While looking for new apartments, we noticed many residents moving out and saw that about 50 apartments were for rent in this community, indicating a very large turnover rate. If you wish to keep your sanity and live in a comfortable, safe, and welcoming environment, do not move to Park 9.
