I’m living here since 2017. First-person that I met is Dante who is in the office. He helped me find the apartment that I like and made my tour very informational and smooth. Also, the apartments are nice and cozy, and very clean. Ashton is very close to everything including Waterford lakes plaza, UCF, and Downtown Orlando. Every time I had some issues inside the apartment I just request through the website and get it fixed within 4 days. I had only one problem which is one of my neighbors who smokes weed, and the smell in the hallway is very disgusting.

Pros:Location is unbeatable, and the stoplight to turn into/ out of the complex is what sets it apart from the others in that area.Apartment itself is beautiful and well laid out.Cons:If something breaks, it will stay broken until you move out.People at the front desk are extremely rude and unhelpful and will lie to you. For instance, saying there is a fee to make a maintenance request and then pocketing the money so when you come in to check on the maintenance request, they demand the fee again and pretend you never came in before.Also a bad neighborhood, multiple cars and apartments broken into, and I did not trust the smart locks they installed that requires no keys. Mine ran out of batteries. You need to carry an extra 9V battery around in case yours runs out, so it isnt even more convenient than a regular key.Overall it could be a great experience if you get lucky and dont have anything break or get robbed.... But if something goes wrong then youre going to have a bad time.

Oh boy, where do I start. This place is not safe and they do not care about you. We moved in to an apartment the beginning of August and have had AC issues since day one. Nobody has fixed it despite “looking at it” this whole time. Our AC bills are near $200 for a 2 bedroom where one person is gone at work all day. Zero compensation. I have called over 10 times today to reach the 24/7 maintenance and have been put to voicemail each time. In the past when I do get a hold of them, which is rare, they usually only answer with a text and try to get me to wait on whatever the issue is. Plus the maintenance is not on location. They live 1hr away. Which the fire department didn’t like when they had to come here and the place wasn’t up to code but they couldn’t get a hold of anyone. Then they tried to get the fire department to wait.Additionally, within a month our dog has been bit twice because of another dog and a crazy girl has shown up and destroyed property. She has pulled the fire alarm, keyed my roommates car cause she was mad, broke in to the neighbors, written in blood on the wall, and screams at all hours. They are “looking into it” but if they look into it as great as they did the AC I have little hope. Nothing like waking up to sirens and a “this is the police, residents of apartment ### come out with your hands up” for hours in the morning.Oh and to rub salt into the wounds, You have to pay $18 per car to park. It’s a hidden fee. And I’m not talking to have a reserved spot. I’m talking to have your car on the property at all. A two bedroom is roughly 1800/month when you’re paying $200 for electric after all the fun add-on fees.

Experience? Super experience, the four wheels with wheels were stolen, and they left my car on some blocks, apart from this experience, they were going to tow the car because it was abandoned, and it hadnt been 24 hours, even though I had reported it in the office, I complained to them and they told me that this was not their problem. What a misfortune.

Maintenance always gets the work done same day or early the next morning with no issues. Area is quiet and friendly. Bes place I’ve lived at. Don’t plan on moving for a while.

Do not move here. The place is over priced and they do not care about you. I stayed in a 2 bed 2 bath and it was small. I had to cram my cats litter box in the laundry room and have his food and water dish on our kitchen counter because there was no where else to put it. Our A/C did not work for 9 months. We sent multiple emails to them and every time the maintenance guy said we need to change the filter or something small to that effect even though we changed the filter monthly.Our power bill averaged over 250 a month and the highest it got to was $360. When you factor in the power bill you can get a much nicer place in Lake Nona for cheaper.They finally sent us a $150 credit on 1 months rent due to it but it was a little too late. I would have my A/C set to 72 and it would not get colder than 79. They didnt replace our A/C unit until 2 months before we moved out and they only did so when it officially blew out and it got to 92 degrees in my apartment.The walk in gate was always broken too, the first 6 months I lived there anybody could just walk right in and they wonder why so many peoples cars ended up on cinder blocks. After they fixed it the gate wouldnt open to the codes that were given to us so we got locked out a couple times taking the trash to the dumpster. Speaking of trash, the valet had about a 6 hour window that they would pick up your trash and it was always different. If your trash can was still out there the next morning youd get a warning and next time get fined.Upon move out they tried to take our whole security deposit, and charge us an extra $100 for a cleaning fee even though we thoroughly cleaned the apartment including steam cleaning it. We had pictures as proof for all of it because we knew they would try something like this so we ended up getting most of our deposit back instead.This place just does not care, and is solely there to take advantage of college students that go to UCF nearby. Take your money elsewhere.

Horrible management. Does not care about their residence. Waited over a month for maintenance request to be fulfilled. Lack of security and safety. Had all four of my tires stolen while my car was parked on property. Than the property was going to tow my car because of it. Ridiculous.

THIS IS THE MOST UNPROFESSIONAL APARTMENT COMPLEX IN ORLANDO! SAVE YOUR MONEY CUS THEY’LL STEAL IT! I applied over TWO months ago and never got my admin check back. When you call they all give you the turn around and billing management is ALWAYS unavailable! No one knows their job and they can’t even answer simple renting questions. Save your time and money and GO ELSE WHERE!!!

I had the smoothest experience applying for an apartment with Dante at The Ashton. I was having a very difficult time finding a new home and he helped me find the perfect place! The apartments are beautiful and spacious and I can’t wait to officially move in! If you are in need of an apartment with great customer service then I would definitely recommend applying here.

Wish there was a way to give negative stars. The apartments themselves were decent. Pool as well as other amenities were adequate. The customer service, maintenance, and overall integrity of this place is in the pits however. Service orders took forever to be filled. Staff (“managers”, as most of them like to call themselves) was always reluctant to talk to my roommates and other friends that lived in the complex. The best customer service you’ll receive from this place is right before you sign a lease. And once you move out, prepare to be taken advantage of. They will throw every charge they can at you to ensure your deposit is not only not coming back to you, but also so that you owe money in the end. Worst experience ever. These people don’t deserve their jobs.

I love living at Ashton! It is very close to everything including Waterford lakes plaza, UCF, and Downtown Orlando. The apartments are nice and cozy and very clean. The community is very friendly. There is a gate and security drives around every night which makes me feel more secure. The best part about living at Ashton is the office staff. They are very friendly and eager to help, Dante is always willing to help and will go the extra mile to make sure residents are happy and satisfied. 5 out of 5 stars from me!

I came here looking to get a tour of the apartments. I was greeted by Dante in the office who made my tour very informational and smooth. The apartments are very nice and square footage is good. Although I didn’t choose to live here I would refer other people just for being given superior service.

We had a great move in experience. Everything was handled professionally and things went pretty smoothly. The minor issues we had were taken care of promptly by Dontavious and his team. Also, the unit was super clean on move in. Usually we have to clean ourselves but this time we didn’t!

Although I did not end up moving here because I found something cheaper, Im very impressed with the management and office staff (especially Vanessa). They were super helpful and genuinely cared about helping me find a unit. Quality customer service is rare to find around Florida, but if youre looking for a friendly community, look here!

Since being here, this place has been awesome. They provide a true apartment experience while still being close to campus. Their staff also provides great service. I remember dealing with Dante in the office to help resolve a minor issue I had when first got there. The problem was taken care of very swiftly and he was very knowledgeable on the subject. At my past complexes, resolving minor issues proved to be more painful than helpful when dealing with the staff so it is truly appreciated. Besides that, the overall apartment was in good condition and no noise complaints!

My boyfriend and I were going to rent at this property. We didn’t even get the courtesy of a full tour, we based our decision strictly off of convenience and location, not to mention the pictures were “decent”. We paid the application fees and half of the deposit that was required to hold the apartment and move in date. Moving forward, the current facility we are at is BEAUTIFUL, I mean gorgeous and the only reason we didn’t sign there is because they didn’t have the floor plan we needed. So luckily our current leasing office called us and told us that they have a unit and the unit compared to Ashton is 80 dollars cheaper and you get 200 more square footage AND the complex is only 3 years old (100 percent more modernized) compared to Ashton which is like 15+ and they are going through renovations. My issue is that once we canceled with Ashton, Katrina Smith called to ask me why, I simply and truthfully told her it was because we love our current location and they now have what we need. She proceeds to ask how much it would be per month. Later on a I get an email for cancellation and the reason states “price concerns”. LOL 80 dollars different is not a price concern. Ashton is a 4 compared to where I live now and I do not appreciate dishonesty. If you want a dishonest office staff, MOVE TO ASHTON. And make sure you DO NOT DEAL WITH KATRINA.

Ashton is great for families and college students to live in. The garages are spacious. The amenities are fantastic and offers a gym, pool, bbq area, as well as a tennis court. Everything is kept really well and clean. The only downside is people sometimes think the road inside the complex is a track but this is the usual Florida driver after all.

Office staff were jerks when we stopped in to play some quick Pokemon on the area. The guy was kicking everyone off their property if they were playing. We didnt, or plan to go through, their gates. Just were rudely yelled at as soon as we got out of the car. Pretty sure I wouldnt want to live here if they treat people like this.

Ive never had a better moving in experience. Everyone is so helpful. The place is gorgeous. I can barely hear my neighbors. Parking can be a bit sparse, but not enough to complain about. I have absolutely no complaints!

I wish I could give this place a zero! Let me start off by saying, theyre money hungry! My brother and I got evicted on hurricane irma just because we fell back on rent by one month. My brother just started his new job. But they didnt give us no time to catch up with the rent! Were forced to live in a motel for now! The services sucks because they take forever to repair things also theirs small ants everywhere! Everything else is just a front!

Im so glad I didnt make a decision based on the reviews on here. Ashton has been nothing but wonderful. The staff is polite, maintenance requests are handled very quickly and the Maintenance staff and all very nice. The property is kept manicured and the rent is comparable for the neighborhood. The only thing I can complain about, which isnt The Ashtons fault, is that the apartment complex behind us is very loud and ghetto and the things I hear coming from there have been disturbing.Aside from that, so far, I have been very happy here!

DONT NEVER EVER THINK ABOUT MOVING HERE !!!! Giant cockroaches always there while they are charging me for pest service, very rude customer service, no maintenance staff, you can wait for a week to solve your issues, no enough parking spots unless you pay more, overpriced comparing with other places, unreasonable fees, I am so regret that I moved to this place. Living there is like living in hell! The walls are thin and you can hear everything the people are saying and doing next door. please think twice before renting over there, also they are so tricky in lease agreement and returning policy, they are always looking to take more money, when moving out they will do their best to not pay your security deposit back.They charged lot of money without any reason.

Was excited about finding an apartment here but I called the leasing agent 24 hour line and I feel they gave me the highest rate when I was emailed by Marcus a cheaper rate just a few minutes before calling. I felt like another number when I called. So I will not be moving forward.

They charge you for pest control each month while you have to live with any kind of pest you cannot even imagine every day! I have to through away any nuts or cookies or anything edible after a day or two because it is a new home for pests! The spa is not working most of the time. It is supposed to be gated but thieves have come to property several times. It takes almost forever for them to fix something. The rent is also insanely overpriced!

This place is the worst place ever. They are only after the money and not the happiness and worries about the renters that live there. They will basically tell you that you are stupid and they won’t help you resolve the issue. Oh and don’t expect to get any of your deposit back, they will find ANY reason to charge you and keep it all. The apartments aren’t even that great for the price that they charge. Only thing that is nice is living near the town center. There’s a lot of hidden fees and there’s no way of opting out of certain ones. And their prices only keep going up. Save your time and money and find somewhere else that’s way less stressful and annoying as this place!

The worst place I have ever seen. It was a disaster. The stuff are very bad especially Katrina Smith. She was the worse. And the complex is not safe. Too many thieves there, they steal your car and bad neighbors also. Not good for families. And its over priced. The stuff are liars. They told you the rent is 1225 but after that they charge u 1303 and if u ask them, they gonna say this is because of the trash!!!! And plus the water is very expensive in this place. I was living alone there and the water bill was more than 65$ monthly!! Also the electricity was very bad in that place because its very old and damaged. And they charge u for too many fees for nothing!! Admission fee, application fee, move in fee..etcFinally thank god I left this terrible complex . It was a nightmare too me.The worst experience I had ever been.

My two star review is based off of the following key points. Please bear in mind that I lived here for just about three years:1) Walls are paper thin. You will hear arguments, televisions, music, parties, etc. Its embarrassing to have company over due to the poor etiquette of the community and how ineffective the office staff is at handling complaints. I called in about three complaints over my time there and none resulted in any noticeable change. I have never experienced so many issues with noise as I have in the time I spent living here.2) Expensive. Your lease renewals will be aggressively hiked up in price - expect anywhere in the average of an $80-100 increase with each new lease, regardless of the price you are paying. My small one bedroom was being pitched into the realm of $1400 by the time I moved out on my third reneal, non-negotiable. No thanks!3) Office staff is rude. Dont bother going to them over anything, youll simply be given attitude the moment you walk in the door. They were unable to help with *anything* in the three years that I lived there. Notable exception would be Dante (spelling?), who was great the few times I interacted with him.4) Neighborhood is unsafe. There has been a known broken fence on the side of building 1 for the entirety of the time that I lived there. Multiple cars (mine included) have been broken into, and drug deals frequently go down in the front gates closest parking lot. Its a serious issue, and the neighborhood just doesnt feel safe as a result. Again, good luck bringing this up to the front office.5) Cheap. The apartments themselves usually carry over a lot of damage left by previous residents - large holes left in the walls by preexisting hanging mirrors for example are simply filled with a cheap adhesive that is painted over. My washer/dryer room had old underwear from a previous resident in it. It just didnt feel worth the premium that I was paying.6) Amenities are bad. No getting around it, the gym is awful and the hot tub is always broken or filled with debris. Youre getting charged for that hot tub every month by the way. Feels like a scam.The only saving grace for The Ashton is that I never lost power in the two hurricanes I rode out in it and the location is excellent if you commute to the UCF area. Thats it.My advice? Live literally anywhere else. If youre dead set on moving here, please do your research before deciding if this complex is right for you.

I had brought many expensive food from my country and after 2 weeks I found out they are all full of pests! I had to through all of my food away which worth more than $1000 only because their pest control service is a scam just to charge you for an insane fee each month! This place is insanely overcharged. We will never live here again nor would I recommend it. It is outrageously overpriced and they will try to weasle money out of you anyway possible. We left our apartment clean and in pristine condition when we moved out and still had our entire security deposit taken for cleaning fees. Although the apartment was nice, its not worth what we paid. They take forever to fix anything and do a less-than-thorough job when they do. The employees who work in the office are very nice and in no way do they have anything to do with this review. However, the community as a whole feels unwelcoming at best. You can do much better for the price.

I wrote a review last night on their Facebook page, and this morning all of the reviews were taken down.. thankfully I took a screen shot, if the picture isnt there, here is my review...If I could give this place zero stars I would. Weve had nothing but issues since we moved in(last September). Take my advice and spend a few more dollars to live somewhere that doesnt have to pretend to be nice.When you move in they give you a key card to enter the front gate,which is great unless you live by the side gate then you have to pay $50 to get a remote to open that gate. OH but wait if you lose the card then you owe them $50. Not quite sure why they dont just give everyone a remote or put a card reader by the side gate, so everyone can get in either gate.. super inconvenientThe parking lot is UNSAFE!! A car was stolen last month, and they didnt even tell us about it. People always wandering around my building, my car has been keyed TWICE up and down both sides since moving in (my roommates too). And when I went to the office to complain all I got was an eye roll and a snarky attitude. Oh and there is never ANYWHERE to park, we all pay $10 for parking but guests dont have reserved spots so they take up the tenants spots. I end up having to walk from two buildings down late at night when I get home from work and pray I dont get mugged on my way there.They make you pay for pest control every month but the pest guys ONLY come if you go online and request it. So if you have a bug problem(which you will) you better hope you remember to request service every week. I request every week and we STILL have a cockroach problem. Ive seen three roaches just in the last two days alone. Last night I had one fall on me while I was in bed...My advice, take your hard earned money somewhere that cares and that is much nicer!!

Never had any big problems with the apartments. Sometimes things break but maintenance always gets to it quick. Office staff is always nice and has a business area to print. Pool is great. Neighbors arent that loud, I have had much worse experiences at other apartments. Bugs have never been a big issue. Overall I have been happy. The place is great and right by waterford, the traffic on alafaya does suck when its rush hour but thats anywhere on alafaya. sometimes trash doesnt get picked up when it is supposed to and they have short times when you can put the trash out but thats me being whiny. I would definitely recommend living here it has been a pleasure.

Very uncaring staff, especially if you are under 30, you will not be taken seriously. Over priced for an apartment that is falling apart with mold infestations in the walls. Save your money, health, and sanity and look elsewhere. This has been a nightmare experience.Edit: My car has been broken into 3 times, guys, 3 TIMES IN 7 MONTHS.

Even the apartments are crappy, they may look nice. Pictures decieve the eye. Things break every week, and maintaince does nothing.

Honestly, moving in was fine went smoothly, the staff is ok, no issues there, maintance guys are awesome, However.. If your thinking about moving there, take pictures of everything upon moving in, document every little thing that is wrong. When we moved out, we left the place spotless literally scrubed inside and out of cabinets and the shower was sparkling, we had no stains or marks on the carpet or walls and left the apartment expecting to get our security deposit back..well they decided to keep it.. 400 to replace the carpet 200 for leaving the apartment dirty..I wish we took pictures of how awesome it looked before handing in the keys..we disputed this for a month, thinking they had the wrong apartment. Literally, disgusted by the way they do business. I hope this doesnt affect leasing agents, its all the billing company and there money hungry ways. Not only was that absurd, we are pretty sure we were double charged got trash and water... Look out for that..wish we read reviews before moving in, we wouldve gone with polos east, Victorias place, the Villas at Waterford, anywhere else. Just hate when people take your money, when you did everything right..sucks. I recommend you look elsewhere or keep those things in mind. There are also roaches always..We are clean and had the pest guy come, still roaches. The pool, seems to close whenecr they want, we tried to grill chicken a few times keeping in mind the time the gates are locked..and they kept locking them earlier and earlier, very frustrating to have amenities you cant use! Make sure your front door closes, ours would open even if it was locked..scary. You can do better in the area (:

I really dont know where to begin. First, let me start with the positive things. I really love our apartment layout. The faux wood floor are beautiful and mimic real wood very well. The closet space is enormous and the rooms are a nice size. I have a 3bdrm 2bth apartment and have lived here 2 months. Now the negative things, the apartments are old. The appliances are old. What I regret most is not seeing the actual apartment I was going to live before choosing this complex (lesson learned). From day one we have had issues. First, there was a lock placed previously by the other tenants. It was removed when they moved out. Maintenance sad they would replace it. They did after several calls. So many problems, I will list them below:1. The door was loose. My friends could see someone approach the door from the outside. Bugs crawled in from the outside.2. My sons window had no screen3. There were several holes in the patio screen4. The oven door needed to be replaced. It took them a month. Initially, I was told a new door had to be ordered. Then they ended up taking an old door from another oven.5. The dishwasher and dryer are so old. The dryer, you have to dry your clothes 3xs to get them to dry completely. The dishwasher doesnt dispense the soap, so really the dishes are being washed w/ just water. The sink stopper doesnt fit so you cant wash them in the sink.6. I was over charged about $43 on my WATER bill. I call the office and Ashlyn (very rude, nonchalant) tells me that its not them I need to call the electric company. The water is set up by the apt complex. According the water company, it has so be setup on the day you move in or you pay a penalty. In the end, they realized I was an overcharge and promised to refund me.a. Fast forward 1month later and I had to call yet again about the credit that is due.The maintenance gets upset when you call. At the end of the day, I would have rather moved in later once everything was completed instead of having to call constantly because of their neglect. I cannot wait until the lease is up. The only office staff that I like are Kari and Kelly. The rest are useless and unfriendly. I waited to write this review because I wanted to give them a chance. This has been a really horrible experience. Be aware before choosing to live here.

It is full of pests and roaches. You should through away all of your foods after a day or two because it is full of pests. I through away more than $1000 worth of food! And they charge you every month for pest control! Thats ridiculous! They are just after your money without any service. The rent rate is insanely high. This place doesnt worth even half of the price they are renting their apartments.
