They won’t fix my AC and tell me it’s normal for it to be 78 degrees in my apartment when it’s 86 outside.Edit: To the owners response I’ve already called your maintenance team about this several times, they’re the ones who told me it was normal for it to be that hot in my apartment. It obviously needs professional service or to be outright replaced which Clear Run isn’t willing to do. I honestly feel like Clear Run and Arium have told me “too bad, we’re too cheap to actually fix this, deal with it” so to anyone reading if you’re interested in living here and your AC doesn’t work that’s basically the response you’re gonna get from management.

I have lived here for 16 months, never once had a problem with the neighbors or with the Clear Run staff, they have always been polite and help me with any questions that I had, highly recommend Clear Run Apartments.

We saw the model but when we just moved in our apt looks nothing like the model. We didnt get to see it until 48 hrs prior to move in, was told everything would be done. The kitchen was full of grease, it appears it wasnt painted, spots on the walls, they dont paint ceilings cuz they are popcorn - on spot painting if there is a plumbing problem. Firecrackers all over the screened in patio. Property manager claims she has a budget to stick to. She keeps throwing it in our face their 30 day guarantee, that you can transfer to another property but who has money to pay movers twice, we dont

I love clear run! The office staff is amazing! They are very friendly and helpful. I highly recommend this place to everyone. I ended up moving away for work, otherwise I would have stayed longer. When searching for apartments in the new state, not one stood out as much as clear run did. If I ever move back to Wilmington and need an apartment, clear run is my first choice. Thank you clear run and office staff for always going above and beyond. You have made a lasting impression.

Love our home here at Clear Run. We can safely walk to restaurants, coffee, shopping...its such a gorgeous area. The apartments are quiet, spacious, plus maintenance and management are fast if a problem arises. They do so much to engage the community in fun activities.

Morgan is the best! She always goes the extra mile for my family and I! We moved to Clear Run from across the country without touring and I was so worried! She took the time to answer any of questions and even did a virtual tour with me of the apartment I was moving into which helped out my anxiety of a blind move. On my move in day the apartment was sparkling clean like she promised! It looked even better in person! You cannot be the location in Wilmington either. You have quick and easy access to back rounds to help you beat the traffic! I would recommend Clear Run to anyone!

Dori, Morgan, Amanda, and Adam always go above and beyond! I have lived here since 2019 and have to say Clear Run has been my favorite place to live. We have lived in 2 different apartments here and we love it. The girls in the office (Dori, Morgan, and Amanda) are AWESOME with my dog coco. I even have left my dog with them when I had an emergency and they took the best care of her. Kudos to the 3 of them. I just renewed my lease for a short term because I’m moving, but I wish I could bring the office staff to my next apartment complex.

My husband and I moved here a little over a year ago and are very happy with our situation. Nice little 2 bedroom 2 bathroom apartment with a big balcony and best of all DOG FRIENDLY. It was sooo important for us to find a place that would accept our 2 fur babies and this was the winner. Amazing location near campus, grocery stores and anything else you may need. A short 10-15 minute drive to the beach or downtown!

This is by far the best apartment complex I have lived in, the office staff are wonderful and are always on top of everything quickly and are so caring for their residents. The maintenance team is fantastic too, they always come the same day and take care of the problem the first time. I also appreciate that the team keeps the area clean and up kept. Such a great place to live!

We have been renting from Clear Run since the end of the summer. The main reason we chose Clear Run was because the price was right and we were very impressed by the customer service both over the phone and in person. The front office staff is always working to improve and provide a sense of community that I havent seen at other apartment complexes. Yes, sometimes things go wrong in the apartment but that is life! Regardless, maintenence is always on top of it in a timely manner.

So first I have to say that Amanda was wonderful and the company is lucky to have her BUT because of company policy we were not allowed to rent from them. They have breed restrictions and I cant help but feel that the company discriminated against us because of the type of dogs we love and rescued. They have five breeds they do not allow and they are all large breed dogs (even when they say they allow large breed dogs). My dogs are more well behaved and cared for then some kids out there.Its sad cause they just lost a good tenant that wouldnt of caused any problems.

Staffing is professional, our rate is decent for the location, but it seems like ever since I’ve moved in there has been some sort of construction going on causing me to lose sleep and it’s distracting when trying to concentrate. Also, the bugs are bad and they’ve done nothing out of their own pocket.

I’ve been here for about 3.5 years, and I’ve never had any issue with maintenance coming over at any time I need them. I have had some security issues that have been dealt with efficiently and professionally, making me feel safe in my place. The staff is friendly and punctual. I recommend to others 😊

Honestly this has been the worst experience Ive had when it comes to apt complexes, when I first moved in it seemed like they had quick and good service but I Claire Ive asked for my ac to be fixed too many times for it to just be taped back up because it needs replacing. And my kitchen pipes need replacing so they replaced my sprayer that now shoots water at me and theyre sludge all in my shower walls and pipes, my favorite part is that theres very limited guess parking and how they love to boot everybodys car any chance they get although somebody has had a uhaul sitting on the side walk for the past week with a bike under the back tires, if Im correct thats a safety hazard

I have really loved the convenience of living close to school and work. The Clear Run team has professionally taken care of maintenance issues and have been quick to reach out whenever they are needed. I also have had a great experience living at Clear Run, I have no complaints about the property or maintenance. Everyone is nice and I can take advantage of the 24hr package room for the holiday season. I would stop in and take a tour of the property!

This is my first time living at clear run. So far everything is great! Maintence is super nice and we get pest control every Tuesday. My birthday was this past week and the clear run office crew sent me a goody bag with a card and candy and a nicely scented candle. Thank you guys! I would definitely lease here again.

Overall its been great. The maintenance crew is awesome. Every time weve had an issue, they have quickly responded and resolved the problem--and weve had a couple of unique ones. A secure package room was added since we arrived which is great because you can get packages when the office is closed. Cant beat the location.

People are usually nice and maintenance is fast but the latest pest treatment couldve gone better. They sent an email with a massive checklist just 3 days before the scheduled date. Most of us had work over the weekend and the day of the treatment. We barely finished when the guy finally arrived only to tell us there wasnt any evidence of an infestation and everything we did was unnecessary. He just had to spray the baseboards and we didnt even have to leave. Some of us lost shifts and set up times to move our pets to friends houses only to be told that the entire thing was a waste of time and money. When I called the previous day for details, the office lady had nothing to say, couldnt explain why it was short notice, and gave an arrival window between 8am and 5pm. She didnt even know which unit they might start at so we could at least make an educated guess. Needless to say, everyone in the household is pretty upset as we have to waste the rest of the day reassembling our rooms. I dont care if its a routine or whatever, not everyone is constantly checking the calendar 24/7. It takes minimal effort to send a two weeks courtesy notice for something like this.

Very happy with my apartment here at Clear Run. The office team is incredibly kind, and compassionate. When I have had to put in a service request they have always been responsive, and timely in getting requests taken care ASAP. We have 2 pools here, and a gas fire pit that I am waiting to use when the weather gets cooler! This is a very dog friendly apartment community. They are always taking time to stop, and say hello, and always have treats for my dog Buddy. If you live here already, I have offered to let residents use my paddle board, or surf board. Please contact the office if you want to use either, as I dont get them as much as I would like. They can give you my info, free to use!

This company is unable to make the correct customer service decision when it comes to making an exception when all the signs point to “yes.” Not one negative mark on credit check or background check, willing to pay a non refundable deposit of the highest tier, and have parents willing and able to co-sign. Has a job, good standing on bank account, and has even been given a lease at another complex close by. Wanted to move somewhere a bit nicer, willing to pay double his current rent! Still the management team said “no” not only that but also they “can’t tell me why.” Which means the decision wasn’t based on the actual findings of their reports. I will make sure every college student and young adult I know will never be willing to rent or do business with Carroll Management again. You do not understand good customer service, nor do you understand community or grass roots. How ridiculous you are to be running an apartment complex next to a college where people try to begin their lives on the right foot. You do not help anyone, you make it more difficult. Shame on you and your company for not doing the right thing! I’ll be sure that another company gets the money we were willing to pay you. I may even be willing to pay MORE.

We pay $1,000.00 a month only for rent, not including electricity, water, wifi, and all the other ridiculous fees that we are charged without explanation. This rent includes a screened in porch. Our screen has been destroyed for over a year and a half and we have contacted management about this problem countless times. A year and a half later and our problem has still not been resolved. We have emailed multiple times with no response. When we go to the office, we are told that we can’t be given a date. We have had stray animals come into our home (a cat, raccoon, and possum) and we have had two bikes stolen off of our porch. In addition to this, the apartment grounds need maintenance. I attached photos that show our view everyday. We have found needles on the walkway filled with God knows what and there is dog poop everywhere. We have been patient and kind because we understand it’s hard to keep up with maintenance 24/7 but after this long, it is ridiculous to pay this amount for the poor quality that we receive. I would advise looking to live elsewhere to save yourself the hassle that we have gone through.

Pros: Great locationTrash is picked up frequentlyCons:Moved in with the apartment being dirty even though they cleaned it. Carpet stunk of dog and urine. Vacuumed about 5 times until dog hair wouldnt come up in large amounts. Still stunk. Moldy AC system and old dusty duct. Broken window blinds I was charged for when I moved out, even though I stated it was broken when I moved in with the move in sheet. Had to do a thorough cleaning in kitchen and bathrooms to get it actually cleaned when moved in. Many things were just patched up prior to living there. For example, hole in wall looked like it was caulked up and pretty sloppy too. Doors would be weird. Either because of layers of paint or just weird knobs. I move out and I pay the 2 parking passes I lost. Turns out that went towards some water usage I still had to pay. I get my deposit check back to turns out they still had more water usage to charge on it and they had to do cleaning when in fact we left the apartment cleaner than it was when we first got. On top of all that, they were getting $1015 from me per month. Parking is not good either. Sometimes youre parking in another building just get one parking spot.Location is great, but youll be paying 1000 a month. When in reality, the quality resembles that of a 650 a month 2 bedroom apartment. I dont like being so negative, but these are facts. Especially from me being so prompt with payments and what I got out of it was relief to be moving out. You have been warned. First, look at the apartment YOU ARE going to rent. Then sign the lease. Dont sign without looking at the specific one youre going to rent.

Since there is no such thing as a 0 star I had to give it at least a 1 star, very disappointed. RESIDENTS WILL GET TOWED & IT IS $125 EACH TIME, THERE IS NO LENIENCY. If you like to be by yourself live here!!! Approximately 2 visitor spots for the entire complex and no guest passes, so they will also get towed.

Barely managed to live there for a year. Everyone in the office was super kind and very cooperative before we signed the lease. We lived there the first few months without issue. Maintenance let their self into my apartment without my knowledge at least two confirmed times that I know of, without filing a request or anything like that. He lived in the unit below ours and when they would have problems with their AC he could come upstairs and make sure our unit wasnt causing the problem because apparently it had the first few times. Left no note, didnt email, just waked into my home. I emailed to complain and never heard anything back from the office. When things actually did break and need replaced, you couldnt get anyone over to your apartment to fix it and I was actually charged when I moved out for things like broken door knobs (that would lock without being locked and we had to take the door off the hinges or get stuck) and the oven handle being broken (from it being severely old) but they charged me for an entire new oven. When we finally moved out of this hell-hole, we were charged for a ridiculous amount of things. Like trash removal? They had no dates, no signatures, no paperwork to show you, no nothing, just a fee on a roster that youre responsible for. They couldnt tell me who took the so called trash, what day, or anything else, so who knows what theyre charging people for. The outside of the buildings are hardly maintained, there is dog poo and trash everywhere in the grass, I wouldnt risk walking anywhere without shoes on. Not to mention the unit we were in was $1,330 per month without power or WiFi included so the amount of money I paid each month went to absolute garbage and it was a complete waste. Youre paying for location 100%. The units are awful, and every single employee Ive had to talk to the past few months have no idea what theyre talking about and are completely rude and utterly helpless. You wont get anything from this place and these people but a waste of time and a hole in your wallet. They dont even deserve one star.

Maintenance would come into my apartment unannounced and just root around. They came to repaint a wall after replacing a leaky pipe and did not put plastic down, so paint was all over my personal stuff and electronic. They refused to compensate me for anything damaged.

There is a terrible roach infestation here. Was told it was because another apartment had water damage, but unless the other lady who left a review about roaches being everywhere is the next door neighbor, than this is a problem throughout the complex. And these are comfortable roaches, ones that have been here for awhile, they will crawl in close proximity to you! Ive never been exposed to an infestation like this, it makes me angry just to see them!

Although SOME of the staff at clear run was nice, I wouldnt suggest anyone moving in unless they want to throw out money on an overpriced apartment. Rent is way overpriced for a small, old, drafty apartment. There is no overhead lights in the bedrooms, and the lack of windows throughout the apartment make it very dark with little natural light.Half the time one of the pools available was closed down, and almost always the grill is out of propane.

Bug problems galore and when they sprayed for them, they only did windows and doors, therefore trapping them in the apartment- they were coming in through holes in the floor because the building was so old. And dont even think of having a visitor most days, because with only 5 visitor spots in each lot (for 2 or more buildings!), there is never anywhere for them to park. My boyfriend frequently had to park a different apartment complex across the street in order to see me.

I would not recommend this complex. Maintainence coming in as they please. Complained to the office multiple times about residents taking up two parking spots (driving small vehicles). No lights in the bedrooms.I recently moved out and received a bill for $1,200 in cleaning fees and carpet replacement!?!! A couple months before moving out, I had the complexes carpet cleaners come to shampoo the carpets and there was only one small stain from a pen my dog got a hold of. Nothing else was wrong with the carpets!WARNING****. When renting an apartment, when you receive the bill after you move out and they dont have a picture from EACH CHARGE, they HAVE TO REMOVE THAT CHARGE! And I will be making sure they have all pictures when I come to the office and review the charges.

BEWARE THE MAINTENANCE PERSONNEL HERE!!! I had a decent opinion about this place until I managed to capture a video of the maintenance staff alone In my room. What I saw disgusted me. Messing with my pet and personal property. Dont let the shady guy with long hair in your room, who knows what other atrocities he does behind closed doors. The management here is solid but the maintenance drags the ratings down.

Truly an average apartment experience, I will go into more detail but if the price and location suits you it is definitely not the worst option out there. For full disclosure I started at clear run while it was under management by Bell properties I am unsure of it has changed management twice since then or just one change then a re-branding but at the very least management changed hands once while I was a resident there.Lets start with their offered Amenities, gym is small but carries most of your essential cardio and very basic weight equipment, the pool is very nice and contains a grill (which was broken both the times I attempted to use it) and some very comfortable hammocks. The washer and dryers offered at the apartment complex for those who did not have them were convenient and cheap, but beware there are only 2 washers and 3 dryers as of the last time I was there, they can fill up very fast, and many residents leave clothes in the units for extended periods. Now lets get into the neighborhood, overall a rather safe place never heard or experienced any crime or break-ins, noise levels would be a little loud at times but it is to be expected from a place so close to UNCW. Unfortunately as many other reviewers have stated many neighbors do not pick up after their pets and animal droppings around the property was a near constant. Now before I talk about the unit itself I will bring up the dismal visitor parking situation. Before the current management took over Bells policy was visitor could park in any of the properties visitor spots (clearly marked about 4-5 per lot with one larger exception) and you were given a hanging parking decal that would let up to one visitor park anywhere on the property. This worked rather well and almost every time I had a visitor for that period they would have somewhere to park on the property without getting towed. Unfortunately the new management did not agree with that policy and stated that people were abusing the visitor passes this resulted in them being taken away and visitors only being allowed to use the designated spots. Clear run by no means has anywhere near the amount of visitor spots to accommodate this, so on very many occasions I had visitors who had to park in retail spots up to a half mile away because there was nowhere on property they could park without being towed, and absolutely no options for overnight parking. Finally before I discuss the unit I will discuss the staff, overall I had a great experience with the staff at clear run throughout both management companies, they were always prompt and helpful all the way up until move-out. Now lets get into the unit itself; I occupied a shared 2 bedroom 2 bathroom apartment for about a year. The AC was a bit spotty at times especially for such a small apartment but we never experienced any full breakdowns, which was nice. Kitchen was extremely small and sectioned off from the rest of the apartment, but I believe in some different units it is open concept, so beware of which unit type you choose. I have no complaints about the bedrooms themselves both were reasonably sized, although the unit type we chose had no ceiling lights or fans included. The living room was quite large and the porch was nice for moving, but being on the first floor facing the street was essentially never used. Overall a rather fine experience with the apartment itself, but for my last part of this review I will discuss move-out. There was some damage done to the apartment so understandably we would have to pay for it, the rates they charged us for that damage were completely reasonable and I have zero complaints in regards to that. What was bothersome was countless small charges ranging from 0.60 CENTS to a couple of dollars for random things here and there, such as a freezer cleaning fee. I am not sure why this management feels the need to quite literally pinch pennies from its leaving residents but be aware. Overall I cannot say I had a terrible experience with Clear Run but the visitor parking definitely docks its points the most.

Roaches everywhere. Sleeping with roaches crawling all over our walls and in our kitchen, management won’t do the needed treatment or tells you to buy it yourself. Live ANYWHERE ELSE. I work in the industry and know how a property should handle these issues and this is not how it’s done. Grossest place I’ve ever lived. Not to mention the community is so old it’s falling apart piece by piece since the day we moved in.

Even the head quarters were extremely rude and very uninterested in my problems nor were helpful in finding a solution for my issue. This was in the accounts payable and I spoke with Virginia H., of Accounts Payable department who which hung up the telephone call on me, simply unprofessional. This company was the WORST BUSINESS I have EVER done business with. I hope no one will ever have to deal with what I had to go through with Bell Partners Inc. DO NOT, DO NOT trust this corporation. It takes them weeks to process checks, over charge on AC, has extremely poor maintenance, below standard appliances such as door jams, hinges etc. Long story short, find another apartment complex.

Loud at night, sorority people, people talking in parking lot, alarms off on car, barking dogs, constant people outside my windows fighting.When I lived there: no electricity, no water and no internet and cable were included, which sucks because it will add up.Two major cons: it is hard to get security deposit back because they challenge you and blame issues on you even though you have no control over it.Second largest con: when I moved in all I paid was 750 a month for a one bedroom, one bathroom and I only moved because how expensive it got, I refuse to pay such a great amount of money for a one bedroom, one bathroom, it is now closer to a 1,000 plus,I looked at the price of my apartment. Please believe me, these are the pros and consIF I need been forced out because the price rise, I might still live there, but the cons plus price rise. I would be willing to pay 600 dollars a month for the quality not close to a 1000.How can college students afford this, unless they have like four jobs or roommates?

If it was possible not to give a star I would. When I first moved in it smelled like mold throughout the whole apartment it was not clean at all, there were pee stains all over the toilet, dead roaches or water bugs everywhere and the patio was not kept up. I work at a cleaning company and cleaned the apartment before I left and they sent me a bill of $436 with a ridiculous list that consisted of charges for light bulbs, charges for pet treatment (i paid a $250 for a pet fee) the ac vent always leaked as I had let them know it was messing up my carpet and they charged me $257 along with $150 for taking trash out...like I mentioned I cleaned until it was spotless so theres no way they had accumulated a bag of trash. Neighbors were very very very rude and made it uncomfortable to even come outside. I would never recommend anybody to live here. You get an outdated apartment for close to $1,000 which they only do that because it is close to the college. AWFUL PLACE TO LIVE!!!!!

Clear Run management capitalized on the misfortune of my son after the hurricane. He was left “homeless” after flooding from malfunctioning roof tiles which flooded his first floor apartment. They emailed and gave the kids 48 hours to get out of their apartment because they deemed it unsafe with no other units available. So our children who were under “mandatory evacuation “ had to travel back to Wilmington and throw any salvageable items in storage. They were there on Sunday and traveled back home after because they had no where to stay. Workmen had already entered their apartment and were dismantling things before the kids could ever get there to move their things. The office was closed on Sunday. Following, Clear Run charged them for an additional full week rent after the apartment was condemned and did not issue a penny refund if their 800$+ deposit which was based off a 9 month lease, they only lived there for 4 months. Every phone call to management and corporate led to a door closed in our face. They were extremely rude in the office and the manager was unreachable. Corporate was equally as useless and basically refused to talk to the parents in this situation demanding answers. I can’t believe any decent human being would do this to students in this situation. They basically didn’t care at all and were out to make as much money in this situation as possible. Horrible experience all the way around. I struggled to even give a one star to this place.

DO NOT MOVE IN HERE. Worst apartment complex in Wilmington. There were roaches and rats in the walls. They are so slow to respond to maintenance problems. Literally could here scratching from rats in the walls when you sleep. Disgusting place to live and I really hope you take this review to heart and dont move in to this place. wish there was 0 star rating.

WARNING: It appears at least a couple of the reviews for Clear Run are from individuals who comment frequently on other apartment/condo complexes. I would guess that they have never lived here.ORIGINAL REVIEW: I have lived in many different apartments between Raleigh and Wilmington. Clear Run is about average when it comes to quality, but it is the most overpriced apartment I have lived in.The units are very energy inefficient. During the colder months you can feel a stream of cold air coming in around the windows, door, and mainly the sliding glass door. The apartment was very dirty when I moved in and I had to clean a lot of stuff myself.Throughout the year there are a lot of random reasons why they HAVE to get inside your apartment, and they cannot/will not give you a set time (they just tell you between 9am and 5pm). Management also lied about scheduling a pre-move out inspection for Friday (when I told them I could be there) and instead scheduled it for Tuesday (when I told them I could not be there). It appears they do whatever possible to get into your apartment without having you there.There is also an issue with parking. Often times I will not be able to find any parking when coming home late at night. The complex has overflow parking, which would resolve this issue except for the fact that you can get towed if you dont move your car by 8am. You will frequently see a tow truck driving through the area looking for easy money.Another issue that management has not done well to address is the pet waste. People are walking their dogs and not picking up after them. Managements solution has been to put the responsibility on other residents to turn in their neighbors. This is an extremely passive way to deal with the problem.The pet rent and deposit for a cat costs the same as a large breed dog, the carpet in my apartment and the laminate floors in the kitchen are very low quality, most of the lightbulbs burntout a month after moving in, very limited counter space in the kitchen, doors sticking because of many layers of paint, mold on the ceiling in the bathroom (their solution was to paint over it), and an HVAC system that smells slightly of mold are all reasons why I believe Clear Run is over charging its residents.There are some good things though. During the warmer months they host small events at the pool area and occasionally give away free food. But those are gimics that do not add value to the overall living experience.I would not live here again and would not recommend it to other people.I am writing this with 4 months left on my lease and will update it if management addresses any of these issues or if any further issues arise.UPDATE #1: I now have less than a month left on my lease.It appears I have been charged $8.87 each month for an Administrative Service Free and $1.62 for a Rent Service Fee. So that is $120 they have charged me for nothing. So you can essentially add $10 to your rent each month after they give you a quote. They could just add these charges to the price of rent, but then that hurts them when trying to market the apartment. $890/month looks a lot better than $900/month. Just wish they were open about these additional charges when I was inquiring about available units a year ago.Also, while moving out of the apartment I asked them to remove my pet rent for the months a pet would not be in the apartment. To verify the pet is gone, they schedule 3 maintenance requests to check. However, I had to continuously remind them to schedule those and they also failed to remove the pet rent charges 2 months in a row after verifying there was no pet. I had to also remind them to remove the charge.I would not recommend this apartment complex to friends/family.UPDATE #2: Well I have moved out and received my list of charges after the move-out inspection. I do not understand why there is a pet cleaning fee after having paid a $500 non-refundable deposit for 2 cats in addition to monthly pet rent fees.I still would not recommend living here.

Clear Run sucks soooooo bad. They never had anything straight. We paid our buy-out fee to end our lease early and they had no recollection of it. They told us the prorated amount for May was $418.45 and the day it was due told us they did the math wrong and that we owed $720.00. They had no remorse that we had to come up with an extra $300.00 THE DAY rent was due. This is the worst place you could possibly live at in Wilmington
