Love this place. We moved in less than a week ago. It has been so nice living here. The ladies in the office are so nice and extremely helpful. They helped us all the way from filling paper work to moving in.

Iv been a resident for a few months now and very pleased with the property and it’s staff, they are very responsive when comes to request or help on property. Office staff is great will help out anytime and maintenance does great work as well. I would recommend this property for living!

So far this are the nastiest apartments ever, my kitchen appliances are infested with roaches, and all sorts of bugs is disgusting. i’ve never dealt with bugs or roaches in my life and now my stuff is full of roaches. the windows are all full of mold & i have to be wiping it down. so please if you’re considering of moving down to wilmington area, this is not the place to settle down. i can’t wait for my lease to end!

I have lived at Briarcliff Villas for a year now and enjoy living here. Management and the maintenance team are prompt with assisting with anything you may need. It is a nice, quiet and safe complex and there are always resident events going on that keeps things fun! The pool is maintained and is always clean. I would recommend this apartment complex!

After using new portal and checking to see if my rent went through on the phone with the manager, she assured me on the phone all was good, then I get another phone call 2 days later saying the payment did not go through to check my routing numbers etc. when I get on portal they are slamming me for a a NSF charge of 35.00 this is total BS after being told all was good, another reason this lease will be a one term lease !

Love this place so much! Maintenance is on point! My experience has been great and bug free and I love it !! Also they are pet friendly to all breeds 💖

The office staff are very kind and helpful. Maintenance requests are fixed quickly, and the maintenance staff are nice, too.It seems like a nice place for kids, as there are always children playing in courtyards. They have a nice pool, bark park, tennis and volleyball courts.The prices are extremely reasonable compared for the area.

As we negotiated the lease there was a big misunderstanding but the apartment was very gracious to work things out at the last minute so everything worked out for us to move in. It is great to know people operate businesses the right way. They were kind and understanding through the whole confusion.

The office staff is very friendly, maintenance requests are acted on quickly, and Ive had very few instances of loud neighbors. Given the location, rent is reasonably affordable. All-in-all, this was a great place for my first venture into apartment-living.

My husband and I enjoy living at Briarcliff Villas. The office staff are a wonderful and will help you at a moments notice, the maintenance staff comes right out and addresses your problem quickly and efficiently.

I only had a viewing here and it was a hard no right away. You can see foundational issues as you walk into the place: base board cracks, creeky floors, etc. The front door to the head office is even broken. The appliances are CHEAP and the utilities package they offer for $210 (excluding gas and wifi) is a complete rip off. Parking is a nightmare and the spots are so small and packed in. I would never pay the money theyre asking for

When looking for an apt 15 years ago during 9/11 week, we were planning to take just about anything and get back home when we were taken to Briarcliff Villas, which had just started leasing. Fortunately it was perfect and we moved down 10 days later.After more than 15 years we still consider it perfect for our needs and likes. The staff is attentive and follows through on things. Requests, even small personal ones, are treated with respect. The area is a pleasant mix of suburbia and country. Overall, our new home has been a pleasant experience and we certainly plan on staying.

Great complex with a great staff! From the community manager to the maintenance team, and all in between, they are the best! I was a resident at Briarcliff Villas for over 7 years, and still would be if I didnt just recently decide to purchase a house.

I have lived at Briarcliff since October and I absolutely love it here! I lost my home in the hurricane and the office staff was so understanding and helpful during the most difficult time in my life when other communities would hastily brush me off because of a lack of vacancies. Tribute Properties as a whole was tremendous in helping me find a new place to live—one of the girls called around until they found that Briarcliff had availability and sent me there. I was able to move in almost immediately. They’re super pet friendly too, my dog was a little traumatized by the hurricane and didn’t like going anywhere unfamiliar so this was a rather startling change for her. I started bringing her to the office (they don’t mind if you bring your dog in!) and the girls would give her a treat and some belly rubs—needless to say my dog adores them! Maintenance is really nice and very quick to fix any issues—I’ve not had anything major, just a couple small things here and there. I’d give them 6 stars if I could!!!

This is the absolute worst place to live! Me & my roommates have called several times about the roach problem, and there’s no fix.. it’s to the point where I’m going to move out! It shouldn’t be this hard to get someone to come and spray! I would NOT recommend living here at all, unless you love roaches. We also have a baby in here!!! THIS IS NOT OKAY!! Terrible place to live

Very small living space, this apartment complex is for college kids or a single family couple. Not a place you can live for more than a year or two. No play ground for kids / not small kid friendly. Your parking options are 97% of the time will be down the street from your apartment or behind .Only good thing is the laundry room is open 24-hours but does not have a change machineMaintenance guys are really nice !Shout out to Denise in the office she is really sweet !

I have lived in briarcliff for over 10 yrs. I love it hear. The staff is awesome. When ever i have a problem, they are there to fix in an hr. Love the pool!

So you think you’ve found a nice apartment complex in a secluded area for a decent price. Think again! From day one, there was a bug problem that was never resolved. This complex is perhaps more suited for an entomologist.Secondly, as far as safety goes: my vehicle (as well as multiple others) was broken into not once-but twice-((30 days apart)) ($10K In damages total) and the complex has to-this-day neglected to implement a stronger security system.-I have since moved to a bug free complex 😊-I had to get rid of framed portraits & appliances due to the bug problem. Have you ever watched a roach crawl out of a power outlet & into your coffee maker?Let me note: those working in the main office are very empathetic and understanding-however I would not recommend this apartment complex to anyone.

We have lived here for approximately 4 years. During that time we have had a huge issue with pest infestation in our building. It seems to finally be under control . Besides that the normal complaints of living in apartments. Maintenance is quick to come out and repair issues but the problem is rarely ever really resolved .

GERMAN ROACHES!!!! I am a very clean person, we took our garbage out every single day, and we rarely had any food to draw them in. I had to throw most of my furniture and personal belongings away, including my Kirby vacuum. Some of my belongings were antiques and were irreplaceable. It has cost me thousands to replace what I could. They do spray, but it does nothing! I sprayed, and it did nothing! At 44 yrs old, I have never lived in a nastier apartment with such disinterested management. I spoke with 4 other residents while at the pool one day and they had the exact same roach problem in completely different buildings. The living room carpet smelled like urine, so you couldnt sit on the floor to hang out or workout. The carpet was cleaned before we moved in, but all the old stains did not show themselves until we lived in the place a week or so. The neighbors kids would run up and down the stairs and in front of the living room windows screaming. The interior walls were super thin; I could hear my neighbors talking, snoring, using the bathroom, and everything else. The parking was too tight, I kept waking up to find a new dent in my 2013 Corolla. The weekend parties took up all the parking, if I didnt get home early enough. There werent enough washers/dryers to support all the residents. The washers/dryers would also break frequently and take my money and the office would not refund me. It was really the longest year of our lives. I apologize for the honesty, but I wish I had it before I moved in.

Absolutely do not recommend this place! There is a terrible roach problem, the appliances are terrible (our dishwasher literally fell apart and I told someone, but it seems to have been overlooked. Guaranteed Ill pay for it), our AC unit broke and we had someone come out too many times to fix. Maintenance just poured hot water on it to thaw.... finally they replaced a large piece in the wall unit but we STILL didnt have AC. I gave up. The entire apartment is crumbling, the walls just turn to dust when you put a nail or screw in, theres spackle everywhere from water damage that wasnt properly taken care of, the baseboards are so soggy from the ac problem with no fix. Ill probably have to pay for THAT too. Rooms smell like cat pee because of the water damage!!!!The office staff doesnt ever answer the phones. Literally. We had an important issue upon trying to move into a house, both the separate realty company and myself called the office about 40 times total over the course of 4 hours. NO RESPONSE WHATSOEVER I HAD TO CALL CORPORATE. Floors and ceilings are paper thin, you hear every single whisper. Not enough poop bag stands, dog poop everywhere, my tires were slashed, this place is terrible. For couples or families with older children, its fine SIZE WISE. Otherwise, its horrible. Just dont do it, there are other places. 1000-1100 for one of these 3br is disgusting to pay. Just a warning. The only good thing is that the maintenance guys are so sweet, friendly and they are quick to help even if it doesnt always fix the problem. Parking is impossible, someone backed right into my car and there arent any cameras so its just a big awful place.Also. Be warned!!! I placed a review a month or so ago and the last review they had was 3 months ago. Ever since I placed my review, theyve gone from 1 star to 3.3 because they seem to be having people post reviews. Read the post date. These are all posted within a week or 2 of each other, theyre trying to fake a score. Just stay away, trust me!

Been here almost a year and still loving it!! Parking not the greatest but great location and nice set up with pool view and front office view.

In less than 6 months that I have lived here, my apartment has had NUMEROUS problems. The bathroom sink leaked and maintenance had to come back 3 times before it was fixed properly. I am a very clean person, but this apartment has been crawling with cockroaches and houseflies, even after pest control coming in multiple times. I even sprayed insect repellent around the perimeter myself and bugs are still here. There is something wrong with the toilet because the tank turns off and on intermittently. And most recently the dishwasher leaked all over the kitchen floor. The front desk staff has been friendly, but management and upkeep of the complex seems to be seriously lacking.Update: They came and fixed my dishwasher. Its still leaking.

I love it here! I have a 3 bedroom and the space is plenty, only thing it lacks is kitchen storage

Told them I was in a bind got location through rental app with bad credit checkd 2 weeks to process an application honestly I feel like I just got robbed 100$ this whole system is a scam

A LOT COCKROACHES they bring in exterminators in just spray a little liquid from a pump bottle and thats it but roaches are still there theyll try to tell you oh those are just the babies and they come again and spray again but the roaches are still there. A lot of flies from the garbage cans not to far away from garbage thrown in by people who dont live there. A lot of ROACHES, they dont fix anything, they dont replace old appliances that dont work to many people knocking at your door over grown bushes to the point where you cant walk on the side walk forcing u onto the mud grass and u get ur shoes all dirty

Roaches EVERYWHERE. Absolutely the most roach infested apartments I have ever been in.

Its a nice place to live.

Cant express how helpful the staff is and the monthly events seem to lift spirits and mood around the complex.
