Stayed in Top of the hills for 5 years. This is one of the best apartment to stay if you have a kid who loves outdoors, very nice play area where kids love to play and your kid will make a new friends in no time. Management is friendly and responsive, service requests are attended to immediately. Overall my family had a great time.
They dont fix anything. They raising rent, by 800 after first year.
We have been living in Top of the Hill Apartments for the past 7 years (yeah) and when someone says they live in a place for so long, one thing is for sure, its exemplary. It’s a beautiful community maintained very well by the Panco Management group who considers every resident as an esteemed customer and cater to all of their needs day in day out. They are very attentive to all your issues however small they are and try to fix most of it within 24 hours of time. Even though we don’t own this place, this is home for us, thank you Top of the Hill Apartments and Panco Management. This is one of the best places to live!
They really do love their residence. My boyfriend and I have been living her for about 7 months and I love it here. Maintenance requests are answered almost immediately and the staff are friendly and helpful. I can sometimes here my neighbors when Im in the living room because we share a wall between our living rooms but its not bothersome. The grounds are kept up nicely and are so nice to walk through.I cant stress enough how amazing the leasing staff are. Ive been having the toughest time with housing assistance paying my rent for this month because of COVID19. Because of this my rent is late, but the staff are really understanding and will work with you and care about your well being.As far as apartment quality, everything checks out. I love my gas stove, though I wish I did have more counter space (I live in a 1 bedroom apartment). The closet space is really nice, I can fit my boyfriends and Is clothes nicely. There is also a coat closet and a utility closet to store vacuums, and other boxes.Overall, 10/10. We will keep living here for as long as we can!
Love living here! Staff is wonderful! Maintenance accommodates all my request & they well maintain the grounds. Plus, they are super pet friendly (they have dog treats in the office!). Ive lived here for 4 years. I dont plan on going anywhere!
Easily the worst place Ive ever lived. During the summer it was about 80 degrees in there and the AC couldnt keep up to cool it down. When you call to have someone come out, they just change the filter and call it a day. The parking is terrible, if you work a 9-5 or later, you can forget about a decent parking spot, I hope you have comfortable shoes for the walk to your apartment. They are not giving us a security deposit because one little spot on the wall has a mark from the couch, even though they paint between tenants regardless. They advertise it as luxury apartments so they can jack your rent up. There is nothing luxurious about it. Please, to all you reading this, move somewhere else, dont waste your money her .
I just moved here few months back I do love it here however the walls are super thin!! The building seems to be built well but why can I hear my neighbors having conversations through the wall, kids acting a fool, and why in my bedroom it makes sleeping a challenge!???!!!Are there fire walls between each unit??? I assume No which is very much a safety issue as well as making me question why so pricey here when you can hear everything!!Otherwise everything else is great!
I had an overall pleasant experience at Top of the Hill. The staff is friendly and my couple maintenance requests were handled quickly. The area is nice, the complex is nestled in a neighborhood that is good for walking/jogging with a small park nearby. The only reason for 4 instead of 5 stars is that I had poor cell reception, so calls would often drop. Just be wary that this may be an issue if you rent a lower-level apartment.
Everything about my stay from starting the lease to the ending was extremely professional and delightful experience. Sadly, the same has not been the case with a lot of other places I have leased in the US. The office staff is extremely warm, helpful and great at their job. Not to mention, the prompt and meticulous maintenance team that keep this wonderful property in its good shape. Would recommend this place to anyone looking for a place close to i-95. The Indian community here is quite active and you would not miss your home country at all.
Have been living here for more than 3 years now. One of the best in the area considering the spaciousness of the apartment and community. Pros-Spacious floor plans, friendly staff, well maintained (most requests gets addressed the same day), child play area, tennis courts, gym, swimming pool, community pool/summer parties, concrete walls/floor so you dont get disturbance from neighbor or their kids. Cons-Community is not gated but they recently installed CCTV cameras responding to several incidents in community and surrounding area, many complaints with package/deliveries being lost so they also installed amazon locker to have all deliveries locked and secured for you.Overall they do respond to any incidents to make sure they dont happen in future.
It was very sad for me to leave this apartment due to job change. Property is beautiful. Walking inside was pleasure. Living room and bedrooms are good size. Kitchen is little old but with gas range it is very convenient. Play area for kids is awesome and now with new tennis court. Swimming pool is clean and my kid has no issues using it. Maintenance and office staff were very helpful. We had no issues in getting deposit back. For Indian folks one of the best community I ever stayed. I miss it everyday.Only issue is parking. I wish they remove that dip style speed reducers. Also few parking slots are inclined at high angle. And difficult for small sized vehicles to park and reverse.
Called this place my home for close to 4 years with many fond memories. The entire management and service team are always responsive when it comes to assistance and try their level best to keep the community clean. I have seen the maintenance staff working weekends. If you are in the area and looking for an apartment to rent, this is your place.
While I can agree with some issues, such as cars being broken into since I was one of the many this happened to. My husband has been here for 7 years and I shortly there after. Unfortunately, we all can find faults as nothing is perfect therefore leaves room for improvement. The office staff is phenomenal. Not only knowing and congratulating us on our marriage, which will be 5yrs. next month to the genuine concern when I had to send hubby to the hospital. Maintenance was always on point when we had problems in our unit. I would love for the rent to be lower, hint, hint 🤗 my 5 star rating is warranted. I think we may stay a little longer.
I have been living here for the past 6 months and love the ambience. When I was moving in I had concerns about Maintenance (based on the previous reviews) but I must say I was wrong. The management team is diligent and puts good effort in ensuring the cleanliness and safety of the residents. Hope the place continues to only improve.
I currently live in Top of the Hills apartment for the past 5 yrs. I love it here its a fun and friendly place. Maintenance is great they come anytime day or night. I had to call 1 night for a toilet issue around 2am and someone came within minutes. They are on top of their game.
Dont move here unless you love the heat.The AC units they install in these apartments are not capable of keeping them cool during the summer. Complain enough and theyll give you a portable AC to supplement, but that also drives the electric bill cost higher. During the summer months the central AC runs constantly, yet when I get home from work its still 80 degrees, and it stays that way until after were asleep. Electric bills are triple digits because of this. Considering how much they charge for rent, this is completely unacceptable. They claim its only because our apartment is on the top floor, but I see those portable ACs in the windows of people on the lower levels as well.Despite the above Im still giving them a three star rating because this has been my only complaint living there for over a year.- Office staff is nice- Maintenance is prompt and polite- Nice location- Good amenities- No issues with our neighborsI would consider this the perfect place to live if our apartment wasnt so damn hot with an electric bill through the roof to boot.
This is nicest community in the whole Wilmington. Office staffs Amber, kerlene and dawn are super cool and maintenance is always up to the mark.If I return, will make this place home again.Always recommended.

The experience that my family had while living at Top of the Hill could not have been better. From my first contact with the rental agent (KB) to the day we notified her that we had found our dream home and would be moving on in the near future, we were met with respect and professionalism. KB recommended the perfect apartment location for our needs; i.e. a cat and dog. The apartment was very clean and well-maintained and the laundry facilities were convenient. We had no maintenance issues but when maintenance staff had the need to enter the apartment for routine maintenance, they were very professional and friendly. The grounds are beautiful and very well-maintained. There is something for everyone to include a pool, tennis courts, playground and fitness center. Most importantly, this complex is very pet friendly! Although our stay was very short as we sold one home and relocated to another, I would strongly recommend Top of the Hill to anyone who wishes to live in a complex that is very safe and comfortable.
Wonderful place to live . People in the office are very nice and helpful . They have a good play area and tennis court and gym . They have a very good maintenance system, any maintenance issue is solved with a few hours . The best part of this apartment is the scenic beauty especially there is creek with a small bridge that look mesmerizing in all the 4 seasons . I highly recommend this apartment.
Enjoyed my one year lease, staff warm and very professional. Maintenance quick and efficient!!! Bought a house and that’s why I moved if not I would still be there!!!
***RUDEST MANAGEMENT - EXPECT A HEAVY BILL YOU OWE THEM AFTER MOVING OUT***Management in top of the hill are least professional and very rude. They are so inconsiderate I even don’t know where to begin. Firstly when a neighbor complains against you they don’t even enquire the complain if its even you but there will be a notice sent to you with all threatening words. But they call their tenants like their family such a HYPOCRITES. Forget about your security deposit expect an unexpected bill that you owe them after you move out though you leave your apartment clean and tidy . Especially property manager CHRIS, she seriously needs a ethical course on how to speak to former tenants. I am glad I had to move out and no longer live in this no good apartment
Top of the hills is one of the best places to stay. I have moved in here about 3 months back and have no complains and love this society.1. The staff is very friendly and helpful. Especially Kerlene, has helped us move in and has taken good care of us.2. The houses are well renovated and no issues at all. No insects problem at all.3. The houses are big and spacious. This makes us love everything about this place.4. Parking here is another benefit tenants have here since we have an abundance of parking.Overall its a good and very safe society. This is the worst apartment I have ever lived in. There was black mold in our house. When we moved in we used to had huge electricity bill, we called the maintenance they said it is normal. After few months we realize that HVAC cabinet has a hole thats what causing the huge bill. Also most of the things were broken when we moved (Apartment was not move in ready). Apartment does not deserve the rent we were paying.
Weve been living in top of the hill apt close to an year now and loving our stay so far. The pros - secure community, good demographic, very well maintained, handles service requests promptly, strategically located (5 mins to I95, 10 mins to 202), pets friendly. The cons - they can be better at pricing of the apts, we feel it to be on higher side comparatively.
Very disappointed in mgmt: work orders unfinished, drains back up, a/c poor, some locks dont work, multi car break ins, poor outdoor property care causing injuries & car damage, leaks, noise, raccoons in dumpsters, trash, glass, dog poo on grounds, not safe enough for disabled impossible for wheelchairs
This place is confusing. The management is okay. The maintenance is okay, but some of the residents are very inconsiderate. Very often groups are congregating in the hall and talk in loud voices even in the evening time, so it is very difficult to relax. They bring their children also and they keep jumping on the ground in the hallway and sometimes I cant even hear my TV. I told to the office and they said that they would take care but it doesnt help. I am waiting for an opening in some other apartment building that maybe is more strict with noise, so then I will move from this place.
Black Mold the apartment I was living in, it was a serious moisture problem. The staff didn’t try to help they just told me to turn up the conditioner unit. Not a family place, don’t be fooled by the playground, and for the price just buy a House. Also cars get broken into and people steal your packages.
Thiefs! Thiefs! Thiefs!I lived here for 7 months and when I left I had some dirty spots on the carpet which I made the mistake of cleaning with bleach. The total area where the spots are is less than 2 square feet but they are charging me for the whole apartment about $1205. They say this is there policy to replace the whole carpet. Okay but why are they charging me for the whole apartment. I will be getting into a legal fight over this probably. They are not ready to listen and are threatening to ruin my credit.UPDATE: I did go to small claims court and represented myself. It only cost me $35 but unfortunately the judge made a decision in their favor. As per the judge the carpet fiber cannot be matched so it is justified to change the carpet for the whole apartment.But I am happy that I atleast tried
Smelly and moldy apartments, horrible maintenance service. Make sure you know exactly how long you want to stay, as they will sue you and send you to collections at the first sign that you might leave.
Very old apartments. If you leave the heat or AC of for a week when you are out of town, everything start breaking like the pipes leaking and doors getting stuck due to expansion. Parking is kind of horrible and very far from the apartments. Its a nightmare if you have lot of groceries to take inside.
