If I could give no stars I would. I completely disappointed with this company. Ive been out of my rental property since July 10th 2020 and they said any maintenance and cosmetic repairs would be done within a week or two have it ready by end of July. Its not August 25th 2020 and my property is still not done. I paid $1000 in the contribution portal for a vendor to come in through Victory Management to fix bulbs, hole repairs, paint ect. My property manager Jamie Johnson is suppose to be overseeing the property to ensure everything is done and yet Im having to go check to see if the house is ready. She does not update me on what is going on with my home and every time I have gone by after being told the repairs and paint are done they have not been completed. I was informed today that they paid the vendor on August 11th before the repairs were even done. DO NOT work with this company as I have been told by them by the male at victory that they do not like when owners are closely involved with their own homes. Not only have they paid a vendor for poor work of a $2500 a month property they are still requesting a tenant placement fee for me to end my contract with them. I have a tenant who is suppose to move in September 1st and I would be upset if I was spending that much money a month on a home where proper repairs were not done. I really put my trust in this company but between Alisha refusing to meet and get issues resolved, to the customer service male I spoke with who feels its appropriate to raise his voice at customers, to Jamiee who can not check on your property to ensure your money is being paid out with care and work is done this company deserves zero stars. I have never worked with such unprofessional people in my life. They asked me to not be as involved but when your talking about a $400,000 plus home in the care of someone I do have a right to be involved and that the home is ready for a tenant. Completely disappointed with this company when I was ensured they were the best in wilmington. All they care about is a good pitch to get your money and then they are as quick to tell you to go elsewhere.

Victory Real Estate has been the best property management company i have rented from in the past thirteen years in all of the Wilmington area. The staff is friendly, very fast and responsive, and all around helpful! I often tell the story to people looking to rent How one summer evening my AC went out and within two hours the company had sent somebody out and fixed it. The staff here actually cares about their tenants and I couldn’t be more appreciative!

We have been using Victory to manage our property in Wilmington for a few months and the results so far have been great. I bought a home in Wilmington 10 years ago and was promptly relocated for work. I rented the home on my own and was taken by the tenants. I found Victory on line by chance and I have been grateful ever since. Ralph and Jamie are ALWAYS there for me, day and night, weekday and weekend, no matter where in the country or world I am. I can reach out to them with any request and need and before I know it, its been handled. Same for my tenants, if they have an issue and call Jamie, she gets it handled immediately. She treats my house as if its her house. I could go on and on and on. Bottom line is, they are in a league of their own and I would give them more than 5 stars if possible.

There are two things that really stand out for me when working with Victory. The first is my rental property manager - Jamie Johnson. After seeing all of the reviews I was excited about living in a community where it was managed by a good company. To then find out they just do the leasing and push you to another company disappointed me. However I have had nothing but problems since moving in 1 week ago. I was moved into an apartment that was never cleaned and signs of pest everywhere. The apartment has pest and I am very upset as I found pest in my child bottle. I emailed the management company and victory expressing my concerns. I heard back one time from the management company never anything from victory and it is now 3 days later and I have still yet to hear anything back from anyone. This doesn’t leave me a good opinion of victory either.

I have had more limited interaction with Ralph, however, like Danielle, he has been quick to respond to my questions and/or concerns.Our house has been occupied every month since we hired Victory. READ THIS:I spoke with Ralph, the owner, about managing my house rental. He was SO astonishgly rude and condescending with me over the phone, insisting that he had a formula for pricing a 3-bedroom, 2-bath, and that hes been doing this for a long time.However, I wanted somebody from the company to actually come here to my home and MEET with me, see how nice my house is, and discuss the services offered and pricing with me, personally. I did not feel that mine was an unusual request.Again, my house is not your average 3-bedroom, 3-bath. It is far more appealing and has numerous unique qualities. Therefore, it would likely fetch an additional $200-300 a month in rent.Also, I wanted to discuss the circumstances of my decision to rent my home--in person. But this Ralph is very rigid in the way he conducts his business, not willing to work with me in a kind or even normal customer service manner over the phone, and willing to quickly dismiss me as a prospect. What business owner speaks to potential customers with such a brusque and harsh tone?The majority of my Yelp reviews are very complimentary and oftentimes five stars; but, one star is the max I could possibly grant for Victory Property Management. You might read other reviews about Victory, praising Alisha and her excellent managerial work; but with an owner with an attitude and arrogant manner like this, I would not even want to give him my business. Once Ralph reads this, he might be super lovely and accomodating with prospective clients over the phone for a while; but dont let that temporary charm fool you.
