Living at Villa Lucia has been a wonderful experience for many reasons. The employees in the office- Matthew, Brittany, and Adam, along with the maintenance employee Jay have been nothing short of kind, welcoming, and helpful. From applying to the day we moved in, I felt fully supported with any questions or concerns I had. Any maintenance request was addressed promptly, and the living spaces were clean, spacious, and pleasant. Overall, I love it here! Would definitely recommend to anyone looking for affordable student housing.

Ive lived here for two years and have had a really great experience. Maintenance is always super helpful and timely. I get at least a few packages every week, and Ive always had a good experience with picking them up. The staff is always super friendly with me (shout out to Matthew) and they have cute little events (photo booths, free smoothies, donuts, etc.). You can tell they really care about their residents. Also, the buildings are well-maintained, rooms are really spacious for the prices, and it is SO close to campus and Publix. Definitely would recommend Villa Lucia to anyone looking for a great place to live!

Staying here for my college classes was very beneficial during the covid pandemic. Its not too far from campus or the grocery store either, which is a major plus if you dont have a car.. Not to mention, its rather cozy and homey! The kitchens are big and gracious; whenever I get visitors the kitchen is their favorite part. The maintenance is always on top of everything too! The staff is pretty friendly and they even got me into game of thrones! No regrets here 😁😊

The office staff are amazing and are always there to help when you need them. I recently moved out to relocate to another city. During my move I had trouble getting my couch out of the apartment. I called the office and Matthew promptly offered to assist in any way he could. Shortly after he and Adam came to my apartment and helped me remove the couch as well as they helped me load my things onto the moving truck. If you are looking for somewhere to live thats affordable, has friendly staff and located close to the FSU this is the place for you.

Villa Lucia is by far the most for friendly and welcoming complex I have lived in! The unit are updated and the open concept floor plans are jaw dropping. After living at. Villa Lucia I can not see myself anywhere else . So much so I moved in in August of this year and resigned already !

My experience at Villa Lucia has been great so far. The complex has updated appliances, a friendly office, and a welcoming pool. There are many young professionals and opportunities to make friends. The office sends text message updates for announcements, office info, and package arrivals. Mainintence requests are made through the app, and the team answers promptly. I love that Villa Lucia is so close to YouFit, Publix, and the stadium. This review acknowledges the staff from management, especially Matthew, who goes above and beyond when I need something. Brittany, the property manager, also accommodates us as much as she can. Overall I am very proud that I renewed my lease here :) Go Noles!

I live in a 3x3 with random roommates in an unfurnished townhouse. This has been an awesome experience overall. I admit, there were some problems along the way. When we first moved in, the repair work had been horrid, but after cataloguing it and discussing the problems with the office, we moved in. Since then, my relationship, including that of my roomate, with the front office has been spectacular. Amanda, Nicole, and Avery really love their jobs and do a fantastic job at them. Additionally, the maintenance guys(different than repair workers) have done an excellent job at quickly and efficiently fixing our small problems throughout the year. As discussed in the maintenance review, Rob thoroughly exorcised our ice maker, allowing it to once again make ice and not frozen waterfalls. Our smoke alarms, cabinet replacements, and a few other things have been quickly tended to, and the inspections show us as tenants that the managers care about the property. The property is kept up and the office and pool are kept clean. The events that are thrown are fun, although there is too much talking for my liking. Overall, my experience has been phenomenal, and Im pretty upset I cant resign with my current roommate(due to graduation).The only downside I know of is the recent switch to blanket WiFi and dish cable. Both of these services are garbage, compared with what was previously used. Im not sure if corporate tried to save money, but I think off these two necessary utilities alone, the satisfaction of living here has decreased. Dish cable is still dish cable- if the wind blows too hard you lose service. We live in Florida, so every rain storm will, and does, cause the reception to be lost. The blanket WiFi is tricky, because it works when there is only moderate traffic, but at times when its in high use-such as late at night or in the evening- the signal is slow and disconnects frequently. Again, these two are based off corporates actions, so I cant fault anyone in the office for them.

I live in the 2 bedroom apartments. Never had an issue. I pay around $550 a month and am walking distance to campus & have a really nice apartment. Stainless steel appliances, nice kitchen, and pool. Maintenance is awesome too, Shoutout to Jay! he alway takes care of us.

This is honestly the most quaint little apartment complex I’ve ever lived in! It’s super close to the school and the apartment itself is the perfect size for a 1x1. It’s kept very clean and maintenance is quick to assist you with your requests. Management is thorough and helpful with any requests/issues that may arise. I’d recommend this complex to anyone.

I really enjoyed my year at Villa Lucia! The 1x1 was the perfect size for me and my fur baby and was a reasonable price. The staff and maintenance crew were always nice and accommodating. If something broke, Monte was fixing it within a few hours. I felt pretty safe in the complex as well. :)

WOW. Living at Villa Lucia has changed my view of student housing. The grounds are kept clean and the staff is very attentive to resident needs. Cole, James, and Rita are extremely friendly and meet all needs and requests. Maintenance staff is always extremely helpful and gets any jobs done efficiently. I’ve even referred some friends here who will be moving in. Great experience and amazing staff.

Villa Lucia is such a beautiful place to live! It’s quiet enough for me to hear birds chirping when I take my dog out, it’s in walking distance to FSU campus (there’s a bus route too), and the rooms are spacious. I love that there’s a pool and gym right near the office too. The staff is always so friendly and really put their residents first. For the price, you can’t beat what you get. I highly recommend living here :)

A great place to live for students! The fact the apartments are close to campus makes the deal even better. Also, whenever I have an issue, it is taken care of within 24-hours. The staff, for example, James and Cole, have always been open to assisting with anything that is needed. An overall great experience, especially for the low cost :)

Villa Lucia has been a great living experience! You can’t beat the price for all that you get. I’ve lived in similarly priced complexes in Tallahassee and had terrible experiences but Villa Lucia has been much nicer than all the rest I’ve lived in. One of the best things is definitely how helpful the staff is. Any problems I have are solved immediately and they’re always accommodating. James and Cole have especially been so helpful anytime I need them. They are exactly the kind of people you want working in your apartment complex because they’re always so nice and helpful and make their residents feel like they actually care about their problems which wasn’t how I felt about the staff at other apartment complexes in Tallahassee

Car broken into twice. The first time was literally on the night of my move in day. Not safe area! Also way to expensive for what you get including the worse than dial up internet! Won’t even be able to load a simple internet page which is ironic given that this is student housing. Also this place needs to be big bombed. All 8 of my neighbors some in completely separate buildings had problems with bugs. Steer clear!

Love it here! I moved away from living in the bigger/newest apartment complexes and I’m glad I did. I’m in a 4,4 and the price isn’t bad and I love that it’s a smaller community. The staff is quick to fix any issues I have and is very accessible and friendly!

Great place to live with an easy walk to the stadium, large bedrooms and friendly staff. Additionally, the parking lot feels safe and is well lit, mainly because it isnt too big. Highly recommend taking a tour. My roommates and I love it!

I would highly recommend living with Villa Lucia! From the beginning the staff has been extremely kind and proactive about any/all of my questions/maintenance issues. The community is quiet and cozy instead of other complexes that are massive. I also like how easy it is to find a parking spot and for my friends to find where we live when they enter the neighborhood.Moving from Gainesville, FL, it was easy to find a place to live because Student Housing Solutions gave my girlfriend and I great recommendations that fit our budget instead of trying to sell us it felt like they were trying to help us on our journey to relocate to Tallahassee, Florida.The size of the apartment was exactly what we were looking for! My girlfriend and I currently live in a 1/1 at Villa Lucia and what really got us was how big the bedroom space was, how nice the appliances are and how close it is to campus.We are definitely staying with Student Housing Solutions again next year and we are happy to have found a safe, affordable and spacious home!

In an attempt to save you the headache and the wasted money, I am going to give you a summary of my experiences here. Of course the one star speaks for itself. The apartments are infested with roaches, spiders, and ants and quite frankly mine was haunted so be careful which unit you’re put in. Upon move in, there were so many ants living inside the unit and spiders along the wall not to mention the vile smell coming from the dishwasher. The bug problem was never resolved for the entire 12 months that I lived there and ants would periodically swarm anything that I left out. Cleaners were actually still in the unit when I moved in and they really didn’t do a good job at all. The WiFi is probably the worst part about this place. It won’t even load google and good luck trying to play any videos games online as the community wifi replaces the old WiFi in order to save the land lord money while still charging us the same price for internet(crazy right?) The townhomes are okay but trust me, do not sign a lease for a 2-2 or 1-1 as villa Lucia has failed to keep them within living standards. Take the 600 dollars a month you would spend here and go to west tenn or woodlands as those apartments actually are cheaper and maintain livable standards. Villa Lucia is outdated and is in need of renovations yet they are still charging luxury prices for these excuses of apartments. The only good thing about this place is the Maintinence staff. They are excellent and always willing to help.oh yea and don’t believe the good reviews. Notice how everyone mentions the names of the people in the office? It’s because they bribe the residents to write good reviews.

Really blows other management in Tallahassee out of the water from my experience, even other Villa communities. If you’re in the market for an apartment 1-1 to 3-3 walking distance to FSU campus I’d highly recommend !

Im still in the hunt for an apartment but this currently tops the list. I dont know how to describe it other than Professional. Everything here here feels professionally done. Like it doesnt feel like something for students.And the Staff is also professional. The other place I lived just felt like no one knew what was going on. Everyone here just feels like they have their stuff together. Like I ask a question and they know the answer. Villa Lucia is the best!! In the past, I have always looked at the biggest and newest complexes to sign a lease at, but I am honestly so glad I chose a smaller community like villa lucia!The office staff is amazing and develops unique relationships with all of their residents! Kerri is my favorite office staff member and always one step ahead of me. Kerri keeps residents updated on everything whether it’s a power outage, severe weather, or even informing you of a package! The property manager,Cole, actually steps out the office to talk with residents and get to know you which is not common for a community manager. In addition, with the community being smaller all maintenance requests get resolved extremely fast! The staff is truly awesome and enhances the experience of living here! My rent is so affordable for the amount of space and care I am receiving. I haven’t had any complaints in this past year of being a resident. I would definitely recommend living here!

Just helped my cousin move into a 2/2 at student housing solutions Villa Lucia community. We were running a little behind on schedule. I thought we wouldn’t be able to get keys until the office was open, but the manager said not to worry and someone would be there to help us. We arrived around 8:30 and sure enough someone was there waiting. I’m even considering moving into the other room when I come up for grad school.

Addie and Kerri in the office are the sweetest!! Amanda, the manager is also super on point and the whole staff genuinely cares about you. Whenever we get notified that we have a package we walk in the front door to nothing but smiles and friendly staff. We have a few things in our townhome that we need taken care of but all are minor and I have no doubt it’ll be taken care of soon. Also our roommate match was perfect as we ended up needing a random third roommate and got matched up with one of the coolest roommates anyone could ask for.

The location is great, super close to campus, and the 5 minute walk to the stadium on game days is super convenient. The staff is great, theyre always very friendly, especially the maintenance crew. They always take care of my maintenance requests efficiently and in one request. The pool is great, always open, and I love that I have access to all of the other properties gyms as well as our own. I just resigned another year and I would definitely recommend!

Out of all of my housing experiences in Tallahassee, my time at Villa Lucia has by far been the best! All of the office staff is extremely friendly and helpful, Nicole in particular always goes above and beyond. The maintenance team is quick to fix any issues. Crazy high utilities due to leaky pipe underground that was “getting fixed” for months, as well as crazy cleaning fees we paid, to which didn’t cover any actual cleaning apparently, as the 750$ paid to move out apparently couldn’t cover the 25$ “trash in mini fridge fee” which couldn’t have been more than a single item. I subleased an apartment at Villa Lucia for the summer and am very happy I did. I ended up renewing to stay for fall. I saw other google review and disagree with a lot of them. If youre smart you walk through the apartment with the person youre subleasing from no matter where you rent from. You can move into filth anywhere from $200/month in rent to $1000/month in rent if youre subleasing. Also, I like the fact they tow visitors who park in resident parking spots. I pay to live there and I dont want to have to walk across the parking lot because someone stole my spot. Literally, there is visitor parking everywhere in Tallahassee and 9 times out of 10 it will be the same towing company at the next apartment community you live at. Dont listen to irrational people. Listen to me. Villa Lucia has great staff and apartments. Just because they cant control the fact a tree fell during a storm doesnt make them a bad apartment community. It was literally removed within 48 hours... it was a huge tree.

This is my first year at Lucia and definitely my favorite year of Tallahassee housing. You cant beat the 1 bedroom 1 bathroom for the price and size that it is. The area is always quiet which is perfect for me as I have tons of school work that I need to focus on. I dont have a car so the Seminole bus route in front of the property has been a life saver. If there is ever something in my unit that needs to be fixed, all I have to do is log into my tenant portal, create a work order, and maintenance will quickly resolve whatever it may be. Washer and dryer in unit, updated appliances- it really cant be beat. Ive resigned my lease without hesitation and I look forward to finishing out my undergrad while living here.

I lived here for 3 years while at FSU. I enjoyed my stay. The price for a 1-1 is great. Never had a problem with noise or disturbances. Only reason Im not giving a 5 is because I had some ant problems and also people not picking up after their dogs. Definitely stepped on a few turds during my time there.

There are so many good things that I have to say about my time living at Villa Lucia. First, the condition of my apartment and appliances when I moved in were in outstanding condition. I hardly had any maintenance requests if any. If I did run across a problem that needed to be repaired, maintenance requests were easy to put in - and usually fixed within the same day. The maintenance staff (Bubba and Ernie) are extremely friendly and very helpful.The front desk staff (Nicole) and manager (Amanda) always have a smile on their face and check on residents needs often. The community offers free food for residents and fun community events. The overall neighborhood is very quiet and safe, and pet friendly (yay for cute pups every where!!). I have never had felt unsafe in the neighborhood because it is mostly closed off and well lit.The price you pay for a 1-1 apartment is incomparable to any other apartment that I have heard of AND it is walking distance to the stadium and campus!! I would HIGHLY recommend this apartment complex for anyone in search of a 1-1!*Lastly, being a female living alone, one of my greatest fears was encountering a roach... In my entire time living here, I have NEVER seen a roach /large bug in my apartment #blessed

To start off utilities here were absurd. For 3 months the water pipe running to our house under the front yard was broken and we had to pay the water bill when it was constantly pouring out. They try to nickel and dime in every step of the process because they know they have college kids w/ guarantor forms so their parents will have no choice but to pay. Collectively charged us around 700 dollars before we moved out to cover repainting and cleaning fees. However, months after moving out they come out of the blue and threaten to send to us to collections because of more “unpaid cleaning fees”. Wish I never had lived there.

Ive lived at Villa Lucia for over a year now while going to grad school and have truly enjoyed making my apartment into my home away from home. My 1/1 is spacious, with a full kitchen, in-unit washer/dryer, clean (which is hard to find in Tallahassee), with great lighting (multiple big windows) and for a bargain price. The entire staff from the maintenance workers to the leasing office staff are friendly and always ready to help. Any requests are taken cared of immediately. The location is ideal, walking distance from Doak Stadium. The complex is quiet and quaint, its actually rare to run into your neighbors! I would definitely recommend Villa Lucia for anyone who wants to live alone whether it be for undergrad or grad school. Lastly, a nice perk they offer is free catered food once a month in the pool house!

Let me just say the apartment complex is clean and phenomenal. It’s super nice and it’s right next to Gordo’s (!!!) and a bunch of other restaurants and Bajas is only a quick walk away.Their leasing staff a few years ago was “meh” but James and Cole have taken care of every concern I’ve raised and Monte and Jarvis get work orders done usually same day (can’t say that about my old place in College Town). Pretty reasonably priced as well!That being said, their gym is small so don’t expect to cancel your gym membership. They should also open up the office 24 hours during Finals to have a study room although I know one of their sister properties that you also have access to does.

I’m extremely frustrated and disappointed with the customer service and the entire facility. My niece was scheduled to move on 8/16. Upon arrival her unit was a complete disaster And unlivable. The unit was filled with cracks, broken windows, light fixtures that don’t work, a bathroom door that doesn’t close or fit, and etc.....Management was notified and took all of these conditions lightly. All of this delayed our move in.Management also stated that they would have everything fixed on 8/17@ 12:00pm. We arrived to the facility at 11:30am on 8/17 and the repairs were now being done. A message was left for Cole who never contacted us and when we arrived back at 1:30pm nothing had been done, in which we are still unable to move in, when we spoke to Cole it was nothing but attitude and disrespect in which his last statement was if you’re so unsatisfied you can cancel the lease. It has been extremely frustrating and at this point and such short notice we are unable to find another apartment. The cons far outweigh the pros of this apartment complex.For starters, Villa Lucia has two garbage dumpsters right next to each other for the entire complex and no recycling dumpsters. Because of this, the dumpsters overflow frequently and the smell is terrible. On top of this, there is a $75 fine if you are found to be leaving your trash outside of the dumpster, which is often unavoidable because of the buildup inside. If youre wondering how they find out a person left their trash outside the dumpster, they DIG THROUGH YOUR GARBAGE to find incriminating evidence (mail or paperwork). Not only is it unfair of them to charge people with their own fault of not providing adequate waste management, but it is incredibly inappropriate and SO WEIRD for them the further violate residents privacy by literally digging into bags of their trash to pin them with misbehavior.Further, Villa Lucias maintenance management system is extremely flawed. In past apartment complexes I personally have lived in, management would respond to maintenance requests at a timely manner and would provide residents updates about their requests. At Villa Lucia, I feel like a parent constantly telling a forgetful child to do something. Ive had multiple major maintenance problems, including a broken and moldy dishwasher when I moved in, plumbing problems, mold in the walls, bugs, and wiring issues (my kitchen light wont turn on unless the light switch is flicked on and off rapidly for 30 to 60 seconds). Ive never had a maintenance problem that was solved after one simple request. Ive had to call multiple times, file multiple requests, and email management non-stop. I frequently am forced to wait weeks for a problem to be solved, and often when it is eventually sort of fixed, I am not alerted by management that a maintenance crew member came in during work hours to fix my problem. I often only find out that issues were fixed when I call management days later asking for updates. It should be managements responsibility to not only ensure that maintenance requests are tended to in a timely manner, but also to inform residents of updates with their requests.

Listen to the reviews already posted. This is the worst living experience I have ever had in 5 years living in Tallahassee.-At Villa Lucia they treat you like gods when you are signing your lease and then provide the utmost rudeness and snottiness from management when you live here.-Expect to move into a dirty apartment and then get grief from management when you complain.-When faced with damages,maintenance will come into your apartment when youre not home, not fix anything, and not tell you that they were ever there.-Want to live upstairs? Extra money on rent. Want to live on the end of the building? Extra money on rent. Pet? $300 down AND extra money on your rent. Living with someone in a 1/1? Extra $100 on rent.So if you signed your lease already you will be regretting your decision the entire time living here. If youre looking into this place RUN AS FAR AWAY AS POSSIBLE. AND THEN KEEP RUNNING SOME MORE.

At the end of our stay we were charged $200 for a paint can, drip pan, and some other random stuff, along with multiple other residents. We all agreed we paid for our own touch up paint and cleaned our apartments spotless. Management is trying to steal money. I am suing management and have contacted every news outlet within a 25 mile radius.

Everything Karlie said is absolutely true. (If you dont see it, it should be the comment below mine). The people at thr front desk are always on their cells and dont care, management is awful. Cockroaches everywhere even if you keep your place immaculate. When I first moved in, my dishwasher didnt work, lights didnt work a day the disposal was clogged. It was gross. Nobody came to help. Glad I moved out. Dont live here. Dont let them fool you.

This place is pretty great for the price. It is super close to campus, with a bus stop right outside, and parking isnt that bad (except for game days, if ur parents are coming into town, prepare to spend about $25 for them to park)Only downsides are the occasional cockroach (which honestly no one can get around in Tallahassee), some floor tiles and cabinets in the kitchen are broken, and the move in cleanliness was bad (just get ready to clean when u come, because the cleaning company they use suck).And the furniture package is nice, some of it is dirty/broken, but what can you expect with college kids.The area is nice, but for tally, obviously it is a little sketchy at night.The office employees are great and really responsive. They send out texts anytime we have our power or cable go out and they are on top of it. I even got a whole new dishwasher because ours had a leak, and they installed it the next day.Overall, extremely happy with the apartment.

Live here!!! seriously, Villa Lucia is the most well run apartment complex I have ever lived in. All of the staff members genuinely care about your issues and take action immediately to alleviate them. They are knowledgable and have never not been able to help me resolve a problem I have run into. Shoutout to Avery, Amanda, Nicole and Addie for consistently being so friendly, professional and accommodating. The maintenance guys, Bubba and Rob, are incredible! I put in maintenance requests and most the time they are fixed within the same hour. The apartments are clean and cozy and are a perfect distance from campus. If youre looking for a place this is it!

Edit: As of June 7th, 2017, I have another leak in my apartment. Emergency Maintenance wont do anything since it isnt actively leaking from the rain right now. Regular Maintenance has yet to come in and do anything. Oh, and I still dont have a windowsill.The leasing/maintenance team does not communicatw with me at all unless I personally seek them out. They give me vague answers and empty promises. Maintenance never leaves a note saying they have visited (which they are supposed to do) so the only way I know theyve been there is from the detritus they leave behind.Unless you are out of other options, I do not recommend living here.AWFUL MAINTENANCEBeginning Fall term of 2016, I came back to find my apartment ceiling caved in. No one had come to check the units while I was away. It took them 2 weeks to do repair work, and I am STILL without a window sill and grout between my wall and floor.With Hurricane Hermine, I now have a MAJOR LEAK FROM MY FAN, and I have had to move everything out of the main room into my bedroom. Of course, maintenance is out for the storm, and the voice mail box is full.

Ive been living in this neighborhood for almost a year now and I love it. It quiet enough for me and the complex is well kept. The property manager, Amanda, has always been professional and polite during every interaction Ive had with her. Additionally, the maintenance men are awesome and timely. Bubba was especially helpful during my first couple of months of staying here as far as getting everything working seamlessly (including my cable and internet). Rob also spent 15 minutes helping me look for my car keys that I thought I dropped in the dumpster; turns out they were in my house, but he was still very patient and kind. All of my work orders are usually completed in less than 24 hours.The only thing I dislike is that we changed internet/cable service providers in the middle of the year. However, I have already resigned my lease for next year. As long as the management and the mainetencance men stay awesome, I could definitely see myself staying here for the rest of grad school.

STAY AWAY FROM THIS PLACE. The apartment complex decided to bait and switch with their internet service and it is absolutely terrible. I cant even do my homework without the internet going down or taking 30 seconds to load a web page. Honestly youre better off living on campus if you want even the most basic of amenities. This new service is worse than dial up, and youd think internet would be a pretty basic thing to provide to college student apartments. Not to mention all the theft from cars at the complex. How hard is it to have a little bit of SECURITY?

Post Grad here. Lived here for the past 6 months and signed in a panic the month before. They were extremely helpful and move in was really smooth (even though it wasnt till the 14th). Pet friendly, clean, well-kept, quiet (in the back in building F at least), and easy-going staff. Still had power during the hurricane, never too sketch going to my car or walking my dog, neighbors are super friendly. A wee bit pricey compared to others, but a 5/10 minute walk to the stadium, on a bus route, and no real issues at all, worth it.Shout-out to Bubba, the dopest maintenance guy out there.

HORRIBLE. Just horrible. Just skip over this complex if youre looking for somewhere to live. Theft, dial up internet, bad trash situation, dog poop everywhere. It takes three weeks for a maintenance request to actually be worked on. This place is just bad. Not to mention they bait you in claiming amenities like fast internet that they switch out right after the leases are renewed.

Worst apartment complex ever! Way too over priced for the quality, so many things were wrong in the apartment that were never fixed, and the amenities are a JOKE. My shower was only hot or cold, no in between. My roommates toilet had to be flushed multiple times. Our dryer didnt stop so we had to manually stop it and couldnt do laundry when we werent home. If I used my blow dryer in my room, the power would go off and we would have to switch it back on. ALL of the pool chairs were broken and not fixed by the time I moved out. DO NOT MOVE HERE!

In response to your last comment, you ignored several aspects of my review and contradicted it. First of all, I never said that there was an agreement between me and the previous resident to continue to stay in the apartment. He mightve told you that but you shouldve verified that with me. Secondly, I know that you showed me photos of my friend parked in the wrong spot, if you read my review correctly, youd see that I NEVER said that she parked in a visitor spot and then got towed, I said that there was no where for her to park because a tree fell down and blocked the visitor parking and she had no other choice but to park in a regular spot. Finally, I never signed any paper that said it was as is until the day I got here, AFTER I had signed the lease. You also completely ignored my statement that you guys are making me pay to fix any damage the PREVIOUS resident did. Truthfully, that was the cherry on top of my Villa Lucia experience, its absolutely ridiculous that Im stuck paying for someone elses damage.

Update: July will make the 2nd year of me staying at Villa Lucia only this time around I lived in their 2/2. I leased the whole apartment to myself (don’t ask me why I did this). I encountered little to no issues with my stay over these 2 years. This past year, the Villa Lucia property manger Cole and office staff are so accommodating and aim to serve their residents needs if any. Thank you all, I appreciate all you have done for me as your resident.Villa Lucia has the ideal location being in close proximity with FSU, FAMU, and TCC campuses as well as local eateries and college nightlife. I am a current graduate student at FAMU living in their 1x1. I have been living here since August and I personally have no complaints! I love how quiet Villa Lucia is not only in the day time, but at night as well. I got my apartment unfurnished wanting to decorate it all from scratch. I bought my mini dream couch to go in my living room. The furniture place attempted to get it in the door and gave up after 2 tries. Hopeless, I contacted the office to help me, within minutes they came to my door eager to get my couch to fit. After strategically thinking to maneuver it through the door, they easily got in! I love their staff and how well they conduct themselves. Nothing but great customer service whenever I come to the office!

Villa Lucia is an ideal apartment complex for the FSU student. Its peaceful and quiet atmosphere allows the studious student to focus on his or her academic work. It is a convenient short walk to campus in case you miss the FSU bus that picks up at three bus stops nearby (one directly across from the complex and two more on Pensacola Street and Jackson Bluff Road – about a 7 minute walk). The staff are professional and friendly. They ensure any maintenance request is completed promptly. Living at Villa Lucia has been a positive experience for me for the past year and a half. I recommend it for any FSU student.

I lived here for my 5th year at FSU for graduate school, and it was BY FAR the worst living experience Ive had. Management was incredibly nasty. Jeremy at the front desk wont even look you in the eyes when youre addressing a concern to him unless his boss is watching over. Ive never seen more than 3 cockroaches in my entire life before living at Villa Lucia. I had at least FOUR A WEEK and constantly complained to management. Waking up to dead cockroaches every other morning is less than ideal. I keep my apartment immaculately clean, so this was not my fault. Some surrounding neighbors would leave bags of trash out in front of their doors and management wouldnt do anything about it.YOU CANNOT TRUST THEIR POSITIVE GOOGLE REVIEWS. The first week I lived there, they gave us a $20 off rent incentive if we wrote positive reviews on google. How sketchy is that? They can keep their $20, because my honesty cannot be bought.Also, upon moving out I bought a bogus express checkout service from them to have my carpets cleans, touch up cleaning, touch up repairs, and touchup painting. On top of paying this $175 (which I doubt they even cleaned the carpets), I cleaned my apartment to perfect move-in condition before moving out. What do you know, they ended up charging me an ADDITIONAL $97 dollars in fees for cleaning and whatnot. I swear, there was not a single piece of dust/dirt/grime when I moved out.Unless you love cockroaches, leaks, mean management, not having air, and getting charged for fees that you didnt actually incur, save yourself the headache and the horror of living at Villa Lucia.

To all potential residents of Villa Lucia, I would like to share with you a respectfully disappointed living experience here a Villa Lucia.I subleased an apartment for 5 weeks for my summer term at FSU. The first day I arrived, I discovered that the previous owner had still been living in the apartment even though it went under my name during the month of June and July. I waited in the office for him to return the keys so that I could move in. I discovered as I got there that the apartment would be given to me as is meaning that no cleaning or servicing would be done to the apartment prior to my move in. Basically, I was welcomed to this nasty, dusty, smelly apartment with flies everywhere. A few weeks into my move in, my close friend was towed TWICE, a huge tree fell over the entrance to the visitor parking lot and the few spots in the front near the pool are always full, so good luck having friends or family visit you because itll cost them $110 each time they get towed away. In the end of it all, the office is making me pay to steam clean and fix up the apartment for the entire time the apartment was leased, INCLUDING when the previous resident lived here. Not only did I have to live in the previous residents filth, but I have to clean it too. I cant stress enough how much this apartment is NOT worth the money. Im staying at Stadium Centre in fall and paying just a bit more than I did here when you add up all the water, electric and cleaning costs. My experience was terrible mostly due to the fact that I subleased, but overall, I just dont think Villa Lucia is worth the money when there are so many better properties around Tallahassee for the same price. The staff was friendly (other than the guy at the front desk) but other than that youll never catch me signing another lease at Villa Lucia EVER again.
