This is the worst place you can live in. The apartment was filled with cocroaches. And the management is the worst. I lived in many different places but i have had my worst experience ever with them. They will try anything to take money from you. Maintenance is so bad too, and they promised to fix things like two years ago and never got it fixed. I moved out in April and i still have not received my deposit back. Do your self a favor and stay away from this place. Water bill is so expensive and not based on what you consume, and expect that the electricity will go off in the weekends. I gave them my forwarding address multiple times so dont i didnt give it to you and check the email i sent you, youre the one whos ignoring the emails to delay the deposit. The pest control is useless i they came multiple times and didnt not solve the roaches problem. I requested a screen door to be added to the balcony 2 years ago and never seen it. Believe me when i say its the worst place you can live in.
This complex well both complex laugh at you over the phone when your complaining about fixing the bathrooms. And never wants to give out the correct information.
I have stayed here since August of 2018 and from the staff in the main office, like Ms. Malena, and even to the maintenance people, they have been more than polite and professional. The complex is diverse and peaceful. I really enjoy living in Heritage Park and the staff really make living here a great experience.

The Management is amazing, Ms. Malena is top notch property manager. She is always there when you need something. Maintenance is also great as well. Even when REI Capital owned this property it was great. Thank you for all you do.
Management changed a year ago. South Group was legendary. Its still a great location for students and the apartments are spacious. I dont like their new policies but theyre on par with other apartments nearby.
The apartments are HUGE. They are not the most modern but still in good shape. The location is perfect and you have access to public transportation or can walk anywhere you want to go. You honestly have everything you need here.

SPM is extremely lucky to have the front office manager they have now. Unfortunately, I do not remember her name but once she became the point of contact for Heritage Park, things finally started to get done. Her and the guy they have on maintenance are quick to fill service requests and address issues around the complex. Corporate, please give both of them a compensating bonus or raise. They are a great front-facing representation for this property.Edit: when the management company changed around August 2018, it was terrible. I’ve since edited my review to address the time frame they hired on the front office manager who was presently working when I moved out in August 2019.
I lived in a 3 bedroom apt at Heritage Park for the last two years & I loved it. The prices are very good, especially if you are sharing with roomates..renting an apt & splitting it 3 ways with my roommates was half as expensive (literally) than paying per room at other places. The units are a bit older but theyre spacious & clean. The property manager, Michele, & maintenance staff are very professional and were quick to help with any issues we had. Its close to campus yet quiet and there are many families living there as opposed to only college students. Its definitely not a huge party scene but we had some small house parties at our place w no complaints. I highly recommend it to anyone moving into the area or relocating within Tallahassee considering Ive lived in several apartments in Tally & it was by far my favorite.
The ACs are falling apart. The popcorn ceilings and paint chips arent great.Big: The free gym is literally one stationary bike, one elliptical, and one treadmill.The rent is just going up under the new Staples management.
They will come in whenever they want. No privacy. I cant even count how many people have access to my house keys. Cant personalize apartment at all and a lot of signs of an unexperienced maitnence man (pulling hair out of the paint on the walls, holes in the bathroom walls poorly patched, doors with tape holding them together, flooring coming up at the corners, broken windows, and screens installed on the wrong side of the window **how do you make that mistake**). Not a good idea to ask for help either because that just means some clumsy, dirty shoed, inexperienced, foul mouthed hick is gonna come in your house randomly. Youll be able to tell he visited by the trail of dirt leading to the bathroom thats now in your carpet. I love my neighbors and the location of this complex and I originally wanted to live here my entire time in college. However, the lack of privacy and professionality has encouraged me to save up my money to finally leave this place in search of somewhere I can live in peace and know that the locks on the door arent just a suggestion.

Stay away from this place. They cut water during the weekend with no notice, new management with nasty attitude. Maintainance shows up at your apt with no notice, in your absence.
