So I never actually lived here, I didnt get that far before realizing how unqualified the leasing agents are. While talking with one of the agents I asked about their pet policy, mostly inquiring if they allow pets. The agent informed me they did but there is a deposit as well as a monthly fee for having a pet. I informed her that I am disabled and therefore have a service animal. The agent put me on hold, while I assume she asked someone what to say, when she came back she informed me that they could reduce the deposit but I would still have to pay half the initial amount as well as the monthly fee. I said that was unacceptable and illegal, she said she was sorry and we parted ways. I later called to make sure the information the agent gave me was actually their policy. I was informed it was but I could speak with the property manager if I wanted more information. I agreed, and after being placed on hold was told the property manager was occupied and would give me a call back. A little while later an agent called me back and said that she spoke with the property manager and said the deposit would be waived but I would still have to pay the monthly fee as that went towards purchasing pet feces bags and such. I explained that according to the Equal Housing Opportunity Act that there can be no fees associated with renting from a property due to requiring a service animal. The fee is in place for residents that do not require the presence of their animal. I was abruptly told to hold on and after a long pause another woman, whom I assume was the property manager came on the line. I again explained the Act and how it was illegal for them to require any fees be paid by someone required to have their service animal. She met my explanation with a series of O.K.s. I told her I obviously would not rent from a place that did not know the real estate laws and would not uphold them, and urged her to reconsider their policy because if a resident was paying any fee and had a service animal, that they would be open to a law suit or legal action. She dismissed me and hung up.I just wanted to explain the caliber of people working here. If they lapse on something foundational as the Equal Opportunity Housing Act, then what else are they going to fail at? I would not recommend leasing from this complex.

Hello my name is Kandice NewtonI enjoy living in University Courtyard ever since new management came. The customer service is great; they are very friendly and helpful. Ive lived here for 2 years and just renewed for $345 which is a amazing price for this environment. We just got new furniture and new carpet and Im thankful to live here compare to other places. Maintenance does an outstanding job when getting the job done as soon as possible. I plan to live here until I graduate and I recommend students to look into staying at University Courtyard.

I have been staying at University Courtyard for over 3 years and I can honestly say that I have been highly satisfied. If you’re looking for the most convenient, affordable and comfortable living then University courtyard should be your number 1 choice. I attend FAMU and this apartment complex is about a mile from campus. Therefore I have plenty of options to get to and from campus, I could either take the city bus which is directly across the street, or I can take the campus bus, the locations for the campus bus is in the back of the complex and the other is right in the front. Also we have a Winn Dixie right across the street which is very convenient for grocery shopping. As for living, University courtyard is quiet and well maintained, the maintenance crew is very prompt to things that needs to be fixed or replaced, and whenever I put a work order in maintenance usually fixes it within the first two days. Furniture and appliances are fairly new and up to date. Overall I would highly recommend University courtyard for your off campus housing living.

University Courtyard is by far the WORST apartment complex in all of Tallahassee. Living here was horrible. The staff was very RUDE, disrespectful,and lazy. The management is always changing, one month you have Sarah working as the manager then the next week you have Toby, the next month there was Jane and so on. The maintenance people took forever to fix any issues, my dryer was broken and it took maintenance 2 months to fix it even after calling and showing up to the office everyday. The place itself is filthy, there is trash everywhere. You couldn’t get your own mail because apparently their mailbox key was “ broken” for a whole year and a half when really they were too lazy to sort the mail. No one could ever give a straight answer on any question or issue because they were so unorganized. My car was towed even though I had a parking decal and they couldn’t tell me why my car was towed or if I would be compensated the 110 dollars it took to get it back. If I could give this place 0 starts I would. If you can avoid living here I would strongly suggest you choose another complex.

The management is PISS POOR. Lets start with that. The communication between your immediate property manager and the Corporate staff is less than satisfactory. I am DJ in Tallahassee and I have a decent following. I stayed in University Courtyard and I did several parties for the company since they wanted it to be the fun spot. They then turned around and did not want to pay me for my services. I was in the leasing office every day trying to get the issue resolved and they kept pushing it off. They also never did repairs to our unit. I will NEVER refer this company nor property to ANYONE else. Dont let fake 5 star ratings fool you. Most of those people have never lived there or even stepped foot on the property.

If I could rate lower i would. I lived in this hell hole for two years. My first roommate was a heavy pot smoker that made the entire side of the house smell like weed. When I told management about my roommate they did nothing about it. The management does nothing and takes responsibility for their mistakes. On numerous occasions I have been charged with fees that never applied to me and they never apologized once. They change their policies without notifying the residents. It was my mistake for being lure in with free rent for a month if I renewed my lease. I am still being harassed for payments I dont owe. Word of advise, dont live here. College is stressful enough. Dont make the same mistake I made.

The rent isnt reasonable because you could search online and find places cheaper with your own bathroom included. Something is always breaking on its own and they take forever to fix it, why? They say its not an emergency. My closet door is always falling off the hinge, the toilet has been broken for a week, dishwasher hasnt worked since I moved in and it took 4 months to get a new dryer; I normally saw smoke and orange in the back of the dryer. The stove continuously stop working, theyll claim they fix it and it wont be, only 2 burners work now. Honestly you can find something more reasonable and better. Management is always being changed, when they change them, new rules become implemented and the old rules are the main reason why I decided to live here in the first place.

Lived here for a year, and would never move back.When my roommates and I moved in, we were missing furniture, missing a tv in the living room, my closet was broken, my droors werent there, and on top of that, our living room furnitire was ripped open. I had to clean the entire apartment over again, because it was filthy. Literally, had to spray down everything from top to bottom. After that, I had to wait over a week for internet because the apartment and xfinity didnt have their information together, and kept giving me the run-around on what I needed to do.In the time I lived there, all our amenities had to be replaced. From kitchen to bedroom. Washer, dryer, stove, fridge, etc. It was Terrible.There were literally so many problems with the apartment, I had to email the owner, and still never received any word back.I moved out ON time on July 31, 2017, with proof of my carpet being cleaned, room spotless, and bathroom cleaned.6 months later I received a notice for over $300 from a collection agency regarding this apartment. I spoke to the workers in the office prior to moving out, gave a receipt for our carpet cleaning, and did everything I was told to do. Why am I now being charged for carpet cleaning when I gave a receipt? I movrd out before two other individuals, and am being charged $50 for trash. I asked the workers in the office to come inspect the apartment before I left, and was told they didnt need to.This is the worst place in Tallahassee to live, and I wouldnt recommend this place to anybody.And theres bugs.. A lot of bugs.Also, we never got our living room TV... From move-in, all the way until we moved out.

I am a law student that lives in University Courtyard. It is possibly the worst living experience I have ever had to endure. I strongly recommend that you do not move into these apartments. They misrepresent themselves on their website, the apartments are disgusting, and they do not abide by the roommate matching request form. I have lived with drug users, dealers, and thugs. You will regret your decision to sign this lease and I emphatically say...DO NOT SIGN THE LEASE! Business has been so bad that they change management constantly. Although it is cheap...it is not worth it at all!

Management sucks! they dont help you with nothing, they do not do room mate matching they just randomly throw anyone in your apartment. They gave me dirty carpets and when i asked them to clean it, they never did, there was molds all over the tub and ceiling in the bathroom when i moved in, when it rained molds started appearing by the window in the dinning room. I had nasty roommates who didnt like cleaning up after themselves and the manager didnt care. My roommates were straight up disgusting. I hated going home. Courtyard caught me with their summer free promotion and the nice model they showed, however when i moved in my apt wasnt anything like the model!, the staff wasnt as nice as they were prior to me moving in. I was pregnant when i moved there and couldnt get out of my lease or else i paid for each month up to july. When my baby born they made my new born baby and I lifes hell, no one wanted to sublease the apartment because of how bad management is. DO NOT LIVE THERE!!! DO NOT SIGN THE LEASE!!! I repeat DO NOT! go to college club or Adams pointe, anywhere besides courtyard, they are cheap but crappy!

Courtyard has to be one of the worst student apartment complexes in Tallahasse, FL. Theyre constantly changing management therefore, policies are always changing. Most of the time its without proper notice, and done in a very unprofessional manner. Most of the staff are college students who live in the complex thus the atmosphere is very lax and the customer service is sub par. The students may often cop attitudes and very rarely shed insight on matters of concern to the tenants. The reply (via phone, or in person) Ive most commonly heard is Well I cant help you with that, if I were you Id contact [insert current property managers name] may be able to help but he wont be in this week. Theyre quick to fine you without warning for the most trivial things, but slow to call the police when theres a wild party in the apartment below you.The crime in the complex is a great problem. Cars, houses, and windows get broken into weekly. The price of the apartments are pretty cheap however, it was here that I learned the true meaning of the phrase You pay for what you get. Ive heard gun shots in the day time, had my Macbook stolen from my vehicle, and even had an illegal occupant in my apartment that the property manager refused to evict. Moving out of this complex was one of the best decisions I made in my college career.

Normally, I am not the type to get online to rate a property. However, I do believe when looking for a place to stay as a college student it can be stressful and very important. First, I would like to say, I would NEVER recommend anyone to live at University Courtyard. They recently switched management companies and I think the did a horrible job at choosing, Off Campus, LLC. If its not a manager the staff have no idea what they are doing and relying wrong information. I can go on all day talking about how much this complex disgust me. Dont get yourself into a lease with them, there are much better living throughout Tallahassee. Check around, before you commit to them!

I hate it I hate it I hate !!! The new management Roco is horrible. My rent is completely paid up and they stil tried to evict me for unauthorized guest and wouldnt even tell me exactly what I did wrong. I won my case but I am still moving the landlord called my roommate out of her name and did so many rude things. When I first moved out here it was great until roco got here! I wish I could rate them a -000000!!!!! That have over 20 cases of evictions open right now at the court house its ridiculous

Entering a lease at University Courtyard had to be one of the worst decisions I ever made in my life. The only reason I decided to sign a lease at University Courtyard was because the then current price for one room as $345 but then I soon learned that you get what you pay for. Management changed a total of three times(OCH to Broder & Sache, to Roco Real Estate) during my lease and the current management, Roco Real Estate, under the direction of Terrence, has to be the worst so far. Since management changed so much, when Roco Real Estate entered, I never did receive my signing incentive from the last management like many other tenants even though I clearly signed during the promotional period like many other tenants even through they were promised to me. The location of University Courtyard is on the Southside of Tallahassee and you are literally away from everything. The only benefit of the location is that if you are a FAMU Student, you live close to campus but the Venom Bus doesnt run anymore so you will have to catch the M Bus to campus. There are no good/healthy food options in the area so you have to travel across town if you dont feel like cooking. As I stated earlier, for only $345 a month (Which has increased to $400 now) you are only going to receive mediocre service. The office staff are never on the same page and only want to get you to sign because no one wants to live there anymore. The Property Manager Terrence has to be one of the most unprofessional, inefficient, and negligent individuals that I ever encountered while living in an apartment complex. He doesnt care about tenant issues, he will try to fine you for everything, he never has his staff on the same page, and he will try to charge extra to your account without you catching the ledger issues. Many of my maintenance issues went unresolved for months just because no one wanted to fix them even after multiple requests were placed. I would not recommend anyone live in University Courtyard unless you dont care about your sanity and well being.

NEVER MOVE HERE! I have several complaints about University Courtyard. I moved here at the end of the spring semester thinking I got a good deal with a free summer. I shouldve known it was a catch to it. When they showed the model unit, they seemed nice. But it was totally different from what I got. My carpet wasnt the same. I brought my car back and the first night I got towed due to the fact that management did not inform me that we needed parking decals. My bathtub had mold under the crevices of the shower. My kitchen was infested with roaches. Raid didnt even kill these things. My dishwasher didnt run. After 4 uses of my dryer it went out and stopped working. The maintenance man had to reconstruct the whole thing. To top it all off my air conditioning shut off. I reported this to management and they said they would fill out a work order which they never did. I constantly called to check up on it as it was the middle of the summer in Tallahassee. It was 83 degrees in my apartment and they couldnt send an emergency repairman to fix it until it became 85 degrees. Just disappointment at its finest. DO NOT SIGN THE LEASE! DO NOT MOVE HERE! It may seem convenient but however it is not up to par with living conditions.

Wish I would have saw these reviews before I moved here. Management and office staff SUCKS!! They will lie to you deliberately to cover up other lies that they tell. Management stole money from me..... My aunt sent me $2000 in a packed up envelope that she sends me every year for my children and the day tracking said it arrived the site manager Naheem closed early and the next day pretend the package got sent back... Then couple days later post office confirmed it had been delivered and not returned then he claim the package never came!! My apartment was very gross and disgusting from the model they showed, it smelled so bad in there, me and my kids would just sit and cry bc we had never been in a situation so careless and nasty and uncaring for tenants!! PLEASE DO NOT RENT FROM HERE. There has been two shootings in the actual apartment and I was disappointed the whole time I was here!!! :-( PLEASE LIKE & SHARE THIS COMMENT TO HELP OTHERS

I moved here May 2015 & Im already sick of Courtyard. Maintenance is horrible, they change management like every season, the people in the office act like they dont know whats going on, they are rude, and never answer the phone.Just ridiculous. 😴

Dont expect high quality, the office takes forever to fix your issues, its a place to stay but I wouldnt sell it to someone to stay here.
