My experience with the company as a whole has been great! They are timely and professional which has been tough for me to find in a property manager over the years.My experience working with my H2 Property Manager Forrest, however, has been spectacular! He inherited a tremendous mess created by my previous property manager and made my problems his problem. He resolved everything and in a timely manner. He kept a cool head dealing with an extremely frustrating situation that became increasingly more complicated as issues were uncovered. I couldnt be happier with his work ethic. On top of that, he brought recommendations for maximizing marketability of my properties!I have peace of mind knowing Forrest and H2 are managing my two properties. I highly recommend H2 to anyone in the Tallahassee area.

I had no problem retaining a showing, and they have been more than responsive to my application. From the moment I scheduled a showing I was receiving calls and messages regarding the property I’m hoping to get! They have been completely professional and I would recommend them.

If I could give a lower rating, I would. My mom and I have been trying to move for a few months. We decided To schedule showings and we got at least 4 canceled before we were able to see the house. We ended up LOVING the house just for them to tell us we have to wait longer for other applicants to apply. And they will NEVER respond. Very unprofessional.

Scheduled a viewing for a property. They canceled the viewing every day for 3 days. The 3rd day I called to inquire as to why my viewing of the property is being canceled for the 3rd time. They FINALLY advised me that the property has been Rented out. This is very unprofessional, could have told me that the very FIRST cancellation instead of informing me to reschedule for another day know the same BS will happen. No longer am I interested in this company anymore.

I cant say enough good things about the team at H2. Patrick, Clay, and Cindy are all a pleasure to work with. I own 40 units in Tallahassee, and being able to have such an outstanding group of people taking care of the property management side for me literally makes my life so much easier. I highly recommend them.

But for some odd reason he hasn’t returned a call, txt, or email. My house is in shambles nothing works and he had the nerve to have someone cut a HOLE in my roof 2 weeks ago and it’s been raining almost every day and we just had a tropical storm. No has came to repair the hole I HE HAD maintenance cut and I still haven’t got a response, SAVE YOURSELF, Time and money from renting from these scammers !

H2 PM manages several units for us in Tallahassee and even Panama City. Weve been very pleased with the service and their ability to locate, screen, and place quality tenants in a timely manner. The online portal works extremely well with us wanting to handle things remotely and staff has been helpful when called upon. Nobody wants to have property issues, but when theyve arisen, H2 has been on the spot to have them addressed. Thank you!

Our lease was turned over to this company after our previous property managers went to pure sales. Since then, we have had maintenance requests that have gone unanswered, costing us money every month in utilities. They do no call back, they do not email back, and their secretaries sadly have to be the go between for the tenants and unresponsive administration.

I was able to meet with one associate a single time, despite setting several appointments through their website.Its a great idea in theory, but you have to actually follow through with the service youre trying to provide. And if that means hiring more realtors to show more properties, please do this.Its a nightmare trying to get anywhere with H2 Property Management.Edit: the 30 emails theyre referring to in their response were all automated emails notifying me either of an appointment I had to make nearly a month out or one that was cancelled in a days notice. Im referring to the difficulty it takes to reach an actual human being about seeing a property. The folks at the office were nice in trying to connect me with realtors; my criticism is with the realtors, not the automated system. Good job, automated system. You surely know how to send emails acknowledging information that I submitted online.

Ive been renting a property from H2 Property Management for close to two years now. My interactions with the company have been professional, positive, and responsive. Rental payment and all corresponding documentation/requests are all handled through a portal, which is super convenient! They always have friendly staff to answer any question you might have too.I did have an issue with the property I am renting - a water pipe broke - and H2 was extremely accommodating in assisting me with getting the issue fixed. They even offered me a rent credit to make up for the water overage, and followed up to ensure everything was good after the issue had been fixed. Forrest, my property manager, is extremely nice and caring. You can tell they want you to feel safe and comfortable in your space and I really appreciate that about them!I would recommend H2 Property Management company to manage your rental properties, or if youre looking to rent, I would absolutely recommend them.

H2 has been a terrific property manager for my apartment complex. I Highly recommend using H2 and their professional team.

They dont respond when you want to check availability of a home or if you want to tour it. They have canceled my tour the day of and didnt even let me know why. Just sent an email. Theres no personal communication at all. Just website and email.

We are in the middle of a pandemic and they wait until now to want to raise the rent for the second year in a row! They dont treat the apartment for pest control and have refused to update anything in the apartment! Would not recommend!

H2 property is one of the most unorganized leasing companies I have worked with. The property I am currently renting was with Core Property Management before they switched our property mid lease to H2; H2 has been very slow to resolve problems and very difficult to contact at times. Save your self some trouble and go rent with Core Property rather than H2.Edit: two months later forest speake is still impossible to reach until you write a review online about how bad their customer service is. I was training someone at my place of employment and they received a call from forest because of their interest in renting. Kinda funny he can call prospective tenants but fails to answer phone calls or respond to emails or voicemails. Rest assured I advised my coworker to not rent from forest or H2.

After my previous property manager Tammy Crew retired, Tammy referred/transferred my property information over to H2 property management. So far, I’ve had a great experience. Clay, who’s my property manager, made sure that he takes pictures of my property before and after a new tenant takes on a lease. I moved out of Tallahassee about 6 years ago, but I still feel like Clay takes real good care of my property, as if I never left. Thanks H2!

I started using H2 property management a little over 4 years ago and I couldn’t be happier that I switched. Being and out of state owner, the H2 property management team has really done an exceptional job managing my property and making my life a whole lot easier.Clay Spaulding has been my main go-to and keeps me informed with everything I need to know about without bothering me with routine stuff.He has made each tenant turnaround seamless by coordinating all work that needed to be done and quickly getting a new tenant in place…the last turn around took less than a week…that’s pretty impressive to me.Clay is very thorough with his move in and move out inspections and provides me with great pictures showing me the condition of my property and areas that need to be addressed to keep my house in great condition.The Appfolio management portal is awesome and keep all your monthly statements, 1099’s, lease agreements, inspection reports and other documents all in one place and easily accessible.I’ve been very happy with H2 and highly recommend their management services.

Very dishonest business practices. Does not respond to emails. If you call the office, the staff will lie and say that the property manager is not available. Maintenance requests will state completed, even though the request was not completed and no one contacted the tenant.

I have rented from a few different property management companies but H2 is far the best management company hands down.We have been renting from them going up on 3 years now. From the time we signed the first least to the last renewal we signed nothing could have went smother . The process is simple all by email and doesnt take long at all . Staff is very professional and on point. When you need a maintenance request just log in on your tenant portal and let them know the issue. The maintenance supervisor Toni will make sure it gets done in a timely manner and smoothly. She will also follow up and make sure it was done to your satisfaction. Thanks Toni and thanks to the H2 staff for making the renting experience a breeze. Would give it 10 stars if it was a option.

Ive asked for maintenance for over a month and Ive been told multiple times that the property manager will get back to you but there was no response. The maintenance request still open and we will see what comes next...

I moved in with my boyfriend then he dumped me so I needed to find a place to live as quickly as possible. Clay was super helpful throughout the whole process and was able to get me in an apartment that was perfect for me, quickly. He was very responsive every time I called, responded to maintenance request the same day, and even took time out of his day to just call and check on things. I cant recommend Clay and H2 Properties enough!

Been with H2 Property Management for years. They have managed my property well: rent deposits have always been made on time, they are very organized with their financials, the owner’s portal through the website is well run & constantly updated & the few times I’ve had questions about any unexpected charges, they have made themselves readily available & responded with transparency. I had a ton of problems with my previous property management company, so it’s easy for me to see the vast difference between a poorly run company & the consistent professionalism of H2 Property Management. I highly recommend them for owners interested in investing in the Tallahassee market.

Had scheduled a viewing and the realtor forgot to show up but the worst part was that I was being lied to by a partner of theirs. Was told the showing had been already cancelled and that couldnt be true since I had just gotten off the phone with him 2 hours ago to confirm it. So the guy not only forgot but when I tried to reach back he completely ignored all my phone calls. I hope you guys realize how not professional this is.

Ive been with H2 Property for over 2+ years now, and my experience with them has been very good. As an out of state investor, they have helped me in every facet of the business. From the market and neighborhood evaluation, to purchasing/acquiring of the property(s), and to the day to day management. They have been very accommodating and dependable. Patrick is knowledgeable and very easy to work with, as a real estate agent. And my property supervisor, Clay, is doing an awesome job managing them. Glad to have them on my team.

Our lease ended on 07/31/2020. It is now 09/29/2020 and still have not received part of our deposit back like promised. Also if you want your deposit back in full, pay a professional cleaning company regardless of how well you think you cleaned the house and keep receipt instead of being charged $229 for professional cleaning services by the property manager.

Great experience with them as a property owner. They have had my back since day 1 and staff has always made themselves available to help me and any unique situations that I may have. I have owned property in Tallahassee since 2005 and they have been the best property managers I have had to date.

I’ve rented with them for two years and didn’t have any issues at all until I received the bill for move out fees. I wasn’t shocked because MANY companies scam you and find any and every little thing to charge you for. Although I’ve lived in the place for two years, it looked just about how it did when I moved in, so I expected something back. Of course, they used my deposit to cover things that I feel like needed to be done regardless and should not be my responsibility. My main issue is that when I had my walk through with Forrest, he walked through and mentioned that I’ll be charged some small cleaning fees and some other small fees. However, when the bill comes, those cleaning fees and carpet replacement fees were more than half of my deposit!!! If you don’t know what you’re talking about, I suggest that you just don’t say anything at all because I’m going to hold you to your word. Seeing that move out bill was ridiculous. I honestly do not believe that a freaking carpet replacement had to be done. I felt like a cleaning would have sufficed. No telling what they’re really using my deposit for, but whatever. Because of that situation alone, I would not recommend H2 Property.

A friend of mine has been battling with this company ever since she moved in to one of their properties last year. The company doesnt seem to care about their tenants or their properties. Based on the lack of communication, and willingness to even try, it seems they are used to tenants who are college students that - in general - dont file a lot of maintenance requests or complaints, because they dont typically care. This company does not seem to know how to actually manage a property with any sort if decency.

Initially when this company took over my lease for a rental on Dixie Dr., I was ecstatic simply because the prior company did such a terrible job of providing an adequate place to reside. Unfortunately, this enthusiasm was short lived because this company proved very quickly that they did not have a legitimate interest in providing a decent place for me to reside in for the remainder of my lease cycle.The conditions in which I lived were never okay, I dealt with a roach infestation for the entire 12 months and upon 2 initial pest treatments when H2 took over, the problem continued, yet they ignored correspondence on the issue.Now they have claimed a full service cleaning charge against my security deposit, an unjustified claim and in violation of my initial lease agreement per the conditions with which I received the unit.While they are probably not the worst people you could rent from in Tallahassee, I would consider elsewhere first unless you enjoy dealing with business practices designed to take advantage of unsuspecting individuals unnecessarily.

Great company to rent from! Their maintenance response is amazing - as soon as I fill out the form online I am contacted and I am constantly kept in the loop on repairs. Paying my rent is easy with their online portal. Clay and Travis are easy to contact and, and their front desk staff is amazing. Very helpful and always gets issues resolved very quickly.

We really appreciate the follow up and attention to detail that h2 Property Management provides us. The team follows up on outstanding issues, does what they say they’re gonna do, and stays on top of our rental properties so that we can ensure our tenants are taken care of and have a decent and affordable place to live. I recently submitted a rental application online through H2 Property Managements website. After 3 weeks of emailing and calling them I still have no response on the status of my application. The listing was also removed a couple days after I sent in my application. They took my money and didnt even have the dignity to give me a response. To all potential tenants out there DO NOT APPLY TO THIS COMPANY, learn from my mistake.

Absolutely terrible communication and I am SO glad I did not sign a lease with them. I applied and was told the leasing process was “no more than a week” & it has now been almost 3 weeks and have not heard a thing. I, the prospective tenant, should NOT have to call continually to get updates. And they continue to be unapologetic about it. Oh, that’s when you can actually get someone on the phone. $55 wasted on a company that can care less about their tenants. RUN THE OTHER WAY.

I had a wonderful experience while renting with H2 Properties. Clay specifically was always very helpful and willing to lend a listening ear at anytime. He was always available when I needed him. Maintenance guys were very friendly, helpful, and understanding! And also very timely! I would definitely recommend renting with this company!!

Con men. Dont let them fake nice. Theyre very quick to reply and easy to reach, up until you send them some money (for an extremely over priced application fee). After that good luck. If your credit isnt ideal they will take your money and waste your time. Very very poor customer service and very dishonest up front information.I urge you to work with someone else.

It is my understanding that H2 Property Management does NOT take care of their properties or their tenants. Moving into one of their properties would be headache after headache. Two thumbs down do NOT recommend.

I waited 6 months since I began working with H2 Property Management to write a review. I wanted to make sure that the expectations that were set were delivered and that I could write a review based on experiences and not a month of things going great.6 months since signing the contract and I am extremely happy that I trusted my home to H2 Property Management. From the moment I sat down with Patrick and Clay they explained their process for finding the best tenants for my property, they explained the fees associated with the property management side and they explained how I would receive a monthly statement to keep me apprised of the financials.6 months in and every month I have received a financial update of my property and breakdown of fees, etc from H2. When I text or call with questions, they are promptly returned and I have all my questions answered. Since I no longer live in Tallahassee, but I have a great amount of money tied up there in my home, it was imperative that I found a company I could trust with my largest asset. H2 Property Management has shown me through their actions and not just words that I made the right decision.If you are looking to rent your property, I would HIGHLY recommend H2 Property Management to handle either your personal property or investment property.

My experience with this company has been great! They have a great website which makes communication and payments easy. They are attentive and respond with appropriate urgency. Clay is especially helpful going above and beyond to make the move transition as seamless as possible. I am pleased.

If I could give 0 starts, I would. DO NOT RENT ANY OF THEIR PROPERTIES!! I am battling with H2 property management on giving me back my security deposit. They bought out a smaller property management company that I was renting with. In this transition, H2 Property Management did not adequately protect transferred tenants’ security deposits. If they had given an option to refund my deposit and submit it again, I would have gladly done it. Because no actions were taken, there is now a disagreement between the owner and H2 property Management and I have lost my security deposit. I moved out almost a year ago and am still battling with them. I will update this review if they refund my security deposit. However, this is a clear sign of bad management and poor business tactics. STAY AWAY!H2 Property Management,We appreciate your uncharacteristically quick response to this comment. None of our dealings have been with the owner. They have all been with Holloway and then H2 Property Management. If the owner did not return the check to you, that is not the fault of the tenants. We did not construct the paperwork that ought to hold them accountable, the property management company did. We did not choose an owner to deal with, we chose a property management company to deal with. Further, we were assured at our move out inspection by H2 Property Management that we would receive our deposit, and we did not. We were asked for an address to which to send the check, gave this information to H2 Property management, and did not receive a check. While the original check was made out to the owner, it is unreasonable to expect tenants to have to track down the owner to get a deposit back. Despite this, we did get in touch with the owner, and were told that he had given you authority to pay back the deposit from his funds under your control. While he sent us emails and other information to support his side you have not sent us any evidence for your side of this argument. These claims are not ours, but rather those of the owner, to which you have provided no substantial defense. We have sent you emails that have gone unanswered. We have been caught up in a disagreement between you and the owner, having nothing to do with us, and we have paid the price. We feel obligated therefore to tell others of the exceedingly poor experience we have received. I have edited my original comment to remove any possibility of ambiguity, but stand firm in the statement of the terrible service provided by H2 Property Management.

Renters and Owners beware of H2 Property Management!RENTERS be especially mindful of their approach with the security deposit. I would advise taking a video and pictures to document the exact condition to combat their frivolous claims concerning items you did not damage. H2 requests a move-in form to be completed upon move in, which we completed and returned on time. However, the items we listed as in DISREPAIR upon move in were never repaired and then deducted from our deposit upon move out! Without a doubt, a nefarious approach to pad their bottom line with security deposits revenue for their clients and themselves.When trying to contact H2 to resolve issues, they are subversive with contact information and refuse to provide a method to contact employees when they are outside of the office. Seemingly, a property management companys representatives would be out of the office showing properties, FREQUENTLY, so to not provide a method of communication is archaic and technologically backwards in todays world.PROPERTY OWNERS, beware of H2 Property Management! During our rental of a one of their managed units, the adjacent unit had the HVAC leak which resulted in water damage and the entire ceiling collapsed due to their inability to communicate with the tenant for a timely repair. Wet carpet and sheet rock was piled up outside the unit for 3 months. Clearly, H2 does not manage their properties with owners best interests in mind.Since I cant post a 0 star review, Im forced to give a star. But H2 surely doesnt deserve that.

Property Manager told us they have Internet at 3689 Tyson Greenway. After moving in No internet available until Sept.we have to increase our living expenses using Hot Spot,inorder to work from Home.That is a decietful tactic to get people to move in..We been here 3 months no.Internet!!

If you can help it, please do not rent from this property management. The customer service is very bad. Toni It’s really rude and she doesn’t know how to communicate with people. The property management does not fix anything in the homes. Once you move out they charged you ridiculous fees for broken things that were there upon your arrival. If they do fix anything, I shouldn’t say fix I should say patch things up based they send random people who doesn’t look like vendors( more like drug addicts)The main thing is the AC units. The AC unit needs to be replaced however they patch it up and cause more work for the tenant. They are big liars, they are Sneaky and unprofessional. They will not communicate with you via phone It’s an online portal. Whenever you’re about to renew your lease they lie and say we’re going to give you a free carpet cleaning. I live in a place managed by themfor four years never received a carpet cleaning. I advise if you want less stress, do not move in their properties. They have a home owners fooled. This is one of the most horrible renting companies I’ve ever had while living in Tallahassee. I’ve been in Tallahassee 14 years and I have never had a problem with moving out or leasing agencies. This property management needs to be investigated. They are scammers. It seems that they have communication problem when I come to certain ethnics groups. Run if you can’t.

Management has been pretty good, when going through the maintenance people it is kind of a hassle but Clay, our property manager has helped get so much stuff done! I recommend this company, our place is a good location, nice, and great first home for an affordable price!

H2 manages my rental property in Tallahassee and has been extremely helpful especially when I was dealing with extreme damage to my property after the last hurricane from 500 miles away. I couldn’t imagine using any other property management company in town.

Clay is really easy to work with! We have two large dogs and scheduling any sort of maintenance is difficult as they roam the house while we are gone. My previous rental company did not understand this issue at all, but Clay makes sure to schedule appointments when convenient for me. As a whole, H2 goes above and beyond any benchmark in town.

Very good. Clay looked out for me and my family at short notice and pushed doors down to get us into apartment..But one question though when the deposit refund come back lol !!!!!

Just moved into Townhouse at Chases Run. They said interior would be painted, but it was not. Entire house was filthy, had never been cleaned. A/C did NOT work, neither did fridge. Took them 3 days to repair. When we initially contacted maintenance they told us to take our stuff over to the neighbors in the meantime. Terrible management.

I have been with this company for almost 2 years and love them!!!!! Their maintenance response is amazing - as soon as I fill out the form online I am contacted by Toni, their maintenance supervisor, and I am constantly kept in the loop on repairs.Paying my rent is super easy with their online program. And I like that they email me a few days before rent is due, so I get a reminder to pay it.I hope to move into a rental house (Im currently in an apartment) in a few months and plan on staying with this company as my landlord.

We rented from H2 before our complex was sold to STU, and I miss them so much. Thankfully, well be moving back into one of their properties this summer! They made the whole application process quick and painless (it also helps when you submit all your paperwork at the same time) and we were approved within a week! Super accommodating and I never hesitated when I had questions. Definitely would recommend to those looking to rent in Tallahassee.

My wife and I recently relocated from Miami and have been very happy. Both H2 and the property owner have been great. We’re “mature” (but not that mature) professionals and longtime homeowners who have been treated with courtesy, respect and provided prompt maintenance when needed.

I’ve moved 6 times while living in Tallahassee and H2 has been the best property managers I’ve dealt with thus far. They responded to maintenece in a timely manner and I never had any issues while dealing with them. Thanks guys!

I just want to take a minute and thank part of the H2 family Patrick,Harley,Toni and Adam for the hard work they put in everyday.Our family moved in one of there properties a few months ago and they made the process very quick and easy.They have great customer service and have responded to ever phone call and e-mail in a timely manner.They will keep you updated on any maintenance requests you have and will work around your schedule to complete the task.I would and I will be recommending the H2 family to anyone I know that needs to rent are buy a place.I want to wish all the H2 family a very Merry Christmas and a Happy New Year.

I currently live in one of the properties that this company leases. After SEVERAL attempts to have our deck and stairs REPLACED because of it being very shaky, worn down and a major safety hazard. They merely sent out a shade tree handy man to patch them up here and there to save money this was back in 2/17. Up until they were coded by the City of Tallahassee because of this being a MAJOR SAFETY HAZARD and patch work wouldnt suffice. ONLY then is when they decided to take REAL action.. As a result my daughter and I were informed the DAY BEFORE to vacate the premises via text message & email..Yes, no phone call. A text message & an email! For a problem that should have been taken seriously the very 1st time. I was rudely informed by some mystery person hiding behind these text messages that they are only required to give me an 12 hour notice. However, lets be rational we have our lives set up in advanced far beyond a 12 hour window. Which made this a great inconvenience.. Again, for a problem that should have been taken seriously the very 1st time. If rent is late they move swiftly with adding late fees. When repairs are needing to be rectified they drag their feet! They are definitely about the Ol mighty dollar and as a tenant you are just another number (literally) or an email address.

Literally the worst realty company in existence. Did not know how good we had it with Regional Property Services, whom I highly recommend. Lived in my apartment for 5 years, h2 takes over, cannot freakin wait for my lease to be up so I can get the eff out. Do not rent from them, EVER. You will never get ahold of anyone for maintenance, even if your house is actively flooding. Clay will never answer your calls, or inquiries, and the front desk will only forward you to Clay. This company is literally the bane of mine and my husbands existence. Run away as fast as you can.

I have been renting for 7 years on my own now and this is the worst experience I have had with a rental company. I am a teacher in Tallahassee and was looking for a place close to work. Because school started, for teachers, on August 5th I asked if I could move in early. I was told that they needed the 2 weeks to clean and prepare the house for my move in. I agreed to this and for the first two weeks of work stayed with friends, while all my belongings stayed in storage.I moved in to find they had not done anything to clean or prepare this place. I am used to low quality Tallahassee living and am not very high maintenance but I have encountered problem after problem and only lived here a month.The blinds were covered in brown stains, the bathroom has water damage and a none working exhaust fan, there are insects everywhere and a hole in one of the bathrooms wall. I found a glob of HAIR in the back of the DISHWASHER. It is also very clear they did NOT clean the carpets which they claimed to do. They had improperly installed an air filter which I asked about the sizing during the walk through and was told they didnt know.The plumbing is atrocious and I have constantly had both toilets running, found garbage in one of the bathroom sink drains, and so much hair in the other bathroom sink it was popping out the top of the sink drain. There is a sulfur smell coming from the bathroom sink and when the 3rd plumber came out they informed me the water heater under my house has been leaking. They fixed that but now I am without hot water. I put in the request and am hoping they will fix the hot water on Monday.My point of contact is Clay and every time I call he doesnt answer and he doesnt respond to voicemails. I sent an email and a plumber was sent a few days later. I am told that they are very busy but, I am busy as well and am spending all of my time trying to make this place live-able and am considering terminating my lease because I dont feel the conditions are sanitary.I have seen other reviews here where the property management responds saying these are false claims and that they have no repair orders on file. I am attaching images of a repair request from August 31st that has yet to have a technician requested and images of the filth when I moved in.Update as of 11/23: This week I woke up to a snake in my house and was told pest control would come to my house at 1 pm. There was no confirmation or contact with me until I myself called the company who rudely told me “ I told you they’d be there at 1 pm and they were there at 1 and couldn’t find the snake” There was however a man I was told no longer worked for them finishing work on the bathroom started 2 and half months prior....EDIT: It is 5/17/20 and I am trying once again to leave this nightmare. On Friday night the sewage backed up into both tubs and a swarm of up to 100 termites burst in through the holes they created in my patio door and kitchen window. Maintenance deemed this a non emergency. Plumber came out and found roots in the outdoor pipes. I contacted pest control myself and they confirmed they were termites and confirmed squirrels are in the ceiling.

My experience with H2 properties has been very pleasant since I’ve been renting with them. The staff is accommodating and maintenance is quick to respond and has been very helpful!

Ive been renting from H2 Property Management since March of this year, and cannot wait until my lease ends. All Ive had is issues in thisnewly renovated home since my wife and I decided to rent from them. These people arent concerned with anything but the rent. One of the maintenance guys by the name of John is great, but this lady by the name of Toni Restrepo whos apparently the Maintenance Manager is one of the rudest people Ive ever dealt with . I will not be renewing with them, I will not be buying with them, and I will not tell anyone about this place. Do not rent from here unless John becomes owner/ manager.

Court may be my only alternative. Ive been waiting months just to get my deposit and partial months rent returned :( they will not allow me to come pick it up they say they will mail it.... yet its been months. Just let me pick it up today. I am being very considerate because the Florida law only allows them 30 days to refund me however it has been almost 100 days at this point 9/16/2017.

H2 has been managing a property for me since about 2012 and I have nothing negative to say about their team. They have made my life much easier and I would definitely recommend them to others!

H2 Property Management has done a great job managing our investment property. As an out of town owner, it is imperative that I have folks I can trust to get the job done and be my eyes and ears; H2 does that for me and is also very attentive and responsive to my tenants needs.

Overall my experience with H2 Property Management has been good. I was a tenant with them for two and a half years. Some of their properties are older and are in need of some repairs and / or upgrades. But for the price, you cant beat it. There were many times emergencies would come up and they would work with me on payment and late fees. Their online portal makes it super convenient to make payments and / or request maintenance repairs. Theyre were some instances when repairs did take some time, however a lot of these repair companies are third party vendors and arent readily available. But Toni will put in your maintenance request immediately! I would definitely rent from H2 Property Management again!!

I moved into my apartment late September 2017. And these have been my experiences so far:Pros: affordable, easy online rent pay, and maintenance requests are delt with in a somewhat timely manner.Cons: There was a laundry list of maintenance issues that should have been taken care of before I moved in.The unit was very dirty when I moved in. Spent an hour on move in day bleaching and cleaning the bathroom. Kitchen was completely neglected from mold in the refrigerator to old grease on the stove and cabinets. After 3 month of complaints I was told they didn’t see anything wrong with the state of the kitchen. I broke down and hired my own cleaners to clean the kitchen. They found dead bugs in the cabinets and layers upon layers of old grease on the wooden cabinets (2 buckets of dirty grease water worth of grease).The unit has not been properly maintained over the years.My suggestion for rentors: They are not proactive and will not raise a finger or spend a dime unless you complain and even then the quality is poor. Go with another company.

This company and the people that works there is the most rudest staff... My profession is working with victims that has been victimized by Landlords. I know first hand about how they treat people___ honestly something needs to be done to stop and closed down H2 Property Management. The realtors and I can name many is money hungry and have STOLE THOUSAND OF DOLLARS from innocent people. And hopefully the people they robbed and victimized by them and their actions, compensated for their pain and suffering
