Great complex. We’ve been here in a 2/2 for about 8 months and it feels like home. It’s in the Southwood area, which is awesome. I always feel safe, it’s close enough to any major roadways (but feels tucked back into its own private world), and has stores and restaurants within walking distance. Amenities are a major bonus, as seen in the picture attached. Would recommend to anyone!

I cant say enough about Lullwater at Blair Stone! Jordan and staff are simply AMAZING! They are always available to answer questions or help in any way possible. The management is also having wonderful vendors come in and events for residents. Its a quiet, safe complex Ive been happy to be a part of for almost three years. Couldnt imagine a nicer apartment in a better area.

This place is quiet! The staff are very friendly and the complex is clean! All important factors in choosing a great place to live. I am not from Tallahassee and was moving across the country, so I had tons of questions. The staff were patient and answered every last one so I felt comfortable signing a lease and they even offered virtual tours which was incredibly helpful. Great place to be for sure! Highly recommend!

Lullwater at Blair stone is a great apartment complex. It is very quiet and in a convenient part of Tallahassee. Its only 5 mins from my job which is why I really love this apartment complex. Whenever I have a maintenance issue, they are always responsive in a timely manner. The people in the office are also very friendly and helpful.

Pros: Location is really convenient for Southwood, downtown, FSU. Grocery store and restaurants are close. Small dog park, car wash station, public grills, pool, gym, garage units all on site. Plenty of parking available..Cons: Upkeep of property has deteriorated with new management, grounds keeping crew does not care about vehicles (grass blown all over cars), quality of the apartment interior. $25/month for trash valet regardless of apartment size. If you are on the ground floor, some units have the A/C units right outside of your bedroom window.Overall, it is a nice complex, but not worth the price and extra fees in my opinion. I never had a maintenance issue, had quiet upstairs neighbors above me, no packages stolen, front office staff was courteous and polite. The complex does have two levels that are considered ground floors which was nice. Packages used to be delivered to the office with the old management and you would have to pick them up, now they are delivered to your door, more convenient but also increases the risk of them being stolen.One-bedroom with garage, ground floor, average water bill $25/mo, electric bill $70/mo, trash $25/mo.

The management recently changed and things have gone downhill significantly. As soon as the change occurred, management tried to increase my rent over $500/mo. It takes DAYS to get a response back to the most basic questions, and the the on-site manager just sticks her head in the sand to any resident issues. My advice is to seriously consider other options before deciding to live here.Any reviews on here speaking positively about management are either 1) referring to the prior management, or 2) a result of a promotion where leaving positive reviews gives you entries into a raffle for free rent. RENTER BEWARE.

I love living here I just renewed my lease for a second year. The management just changed however they have been all friendly and are getting to know the residents. Since moving to Tallahassee this has been the best place I have lived.

I’ve been here coming up on a year and it’s been great. Quiet, clean, accommodating, and very pet friendly. Haven’t experienced any issues and will be renewing my lease!

Moved to Tallahassee for work with my fiancé and could not be happier with the decision to choose this apartment complex. Has always made her feel safe when I am away for work. Apartments and amenities are great.

We have lived here for over a year and its been an amazing living experience! The grounds are kept clean and management & maintenance are super fast & helpful. Its a relaxed community & a nice blend of people, and its good for families, students & older folks.

I’ve lived here for almost a year and I love my apartment. They are by far the largest one bedrooms we saw when touring places and I have always felt very safe here. It is also a very pet friendly community with lots of pet owners walking their dogs.

Really clean community, very quiet, private gym. Moved in a year ago & have no complaints. Best apartment complex in Tally.

Great staff and quiet apartments. Great place for pet lovers. Management is friendly and helpful. They constantly have appreciation snacks or get togethers.

The new property manager is AMAZING! I wish I could give her more stars, shes phenomenal. She is extremely helpful and has made my experience with the community a great one!

We moved in with only two building completed. The staff especially Alex made us feel welcomed and at home. Staff, always questioning if there was something more they could do. We settled in April of 2019 and have enjoyed our home since. 2020s pandemic changed our plans and although adjustments had to be made, our home life @Blairstone remained a bright spot. Alex, Will and Matt made sure we were safe, aware and very well taken care of. More than just an apartment complex!

I absolutely love this place! Ive lived in many different apartments throughout the country and Lullwater at Blair Stone is by far my all time favorite. I found the layout of the apartment (1 bedroom) to feel more like a home than a traditional apartment. There is plenty of storage and closet space, unlike any other apartment Ive ever lived in. The nature views are divine and great to enjoy from the large balcony and there is plenty of parking and a user friendly car care center where you can wash and vacuum your car. The staff are exceptional and go above and beyond! Unfortunately I had to relocate but loved this apartment so much that I almost considered staying in Tallahassee a little longer. I truly miss this rental community. You cant go wrong with Lullwater at Blair Stone!!! :-)

The place is not kept up like it once was! To the grounds, the pool, the common areas! Truly sad!

If you ever have to deal with noise dont expect the management to resolve the issue. The security guard wont help solve any issues either, besides yelling at you to leave the fire pit past closing time. A vary disrespectfull security guard that wont help you solve any issues you may be having. Dont expect the staff to get back to you on noise complaints you may have emailed to them.

The complex itself is really beautiful and well kept, inside and out. Spacious rooms with modern features. The staff is friendly, respectful, and always accommodating to requests/questions. The location for a tallahassee apt is perfect - in a more quiet area but close to everything you need. I’ve lived here for two months now and am confident it will be a seamless experience being a resident here.

Living at Lullwater at Blair Stone is great! The amenities are always well-kept and the staff is very helpful. Its a great location for someone who wants to be close to both downtown and Tallahassees parks.

The tenants in apartment 216 have a dog that they allow to bark for hours at a time (it’s barked for 7hrs straight before) and while the management are nice all they do is talk to them, which hasn’t remedied the issue. The tenants don’t seem to care that their dog is a nuisance. It’s interfering with my husband’s job and my service dog. My family has to listen to this barking and we have nowhere to go to escape it. It’s maddening. If you value your sanity DO NOT MOVE HERE!!!!! We pay way too much to deal with this.

My lease ended at Lullwater at Blair Stone yesterday and it was such a bittersweet moment. I’m very happy with the direction I’m going, but I’m also going to truly miss calling Lullwater my home. I’ve never felt so secure, relaxed and happy inside an apartment. My stay exceeded all expectations. Not only did I enjoy the new appliances and apartment amenities, such as my garden bathtub, but I also enjoyed the property amenities. The pool area is outstanding. I will definitely miss the outside kitchen area and fire pit. I should’ve used it more!I will also miss Alex! Alex is an outstanding Property Manager. She was welcoming from my very first day and she always took the time to make sure I was happy. On a weekly basis I’d see her openly communicate with residents. I believe that’s extremely important with the times we are in(COVID). I was actually upset knowing I’d have to tell her I was moving out, but she never treated me any different. Yesterday, she could see I was returning keys and walked out of her office to wish me well. Small gestures like that mean the world.I’d definitely live at Lullwater again if the opportunity presented itself. No property is perfect, but Alex and her staff will take care of you. I can’t mention maintenance much because everything in my apartment worked lol.

The apartments here are new and clean, and Lullwater overall is a wonderful place to look at especially since the buildings are not all painted the same color.The utility bill is quite low after new resident deposits. I rent a 2 bedroom unit and have around ~$90 monthly usage for electricity. I keep the apartment at a constant 72 degrees during the day, and 69 degrees at night to help me sleep.The apartments themselves insulate a good bit of sound from outside, the weakness here is anything can be easily heard from the breezeway entrances!Countertops are all a quartz/granite finish.There are two ventilation ports for cooking: the microwave itself and a switch under the top cabinets that activate another vent.The staff are very helpful! I have nothing but gratitude for the property management team.Some units vary on the flooring finishes, ask about a hard floor for pets.There is a really nice two car washing bay! Equipped with two hoses and two extra water ports for filling your wash bucket. Soap and Wash mitts not included.Currently there are some nice views of the woods on the outer borders of the complex. Not sure if development will eventually change that, but the yards are quite pretty!There are charcoal camping style grills set up around the property, as well as multiple gas grills in the pool area.The pool is well maintained, and has a lounging section.Many of the balconies are large; great for drinks and outdoor potted plants.Maintenance team is phenomenal and easy to talk to.THE GRIPE LIST- 2 bedroom units do not have a ceiling fan in the spare bedroom; there is a port for one. Maintenance will install a ceiling fan if you personally cover costs. I also am not sure if you are allowed to keep said ceiling fan after leaving due to the leases upgrades and modifications clause.- Water pressure in my unit is abysmal.- Can not opt out of $25/month trash Fairies garbage service. The compactor is literally just down stairs from many of the buildings...- Luxury apartments, but do not have flat top stoves. These electric GE oven stove combos are pretty cheap for the rental price. Evergreens at Southwood has flat tops guys, and theyre a tad cheaper! Be mindful of the competition!- The closet and bathroom door setups confuse me. The swing directions of the doors collide if you try to open a bedroom entrance while the closet door is still open. Possible security deposit trap if you have kids.- The entrance driveway is dangerous! Many drivers do not like to take their time going slow into the driveway and the curvy, aesthetic road is definitely not wide enough to comfortably drive fast through it. Making a left turn out of here is also dangerous! The visibility for oncoming traffic gives potentially three seconds of notice at best. Cars flying by cannot be seen, which leads to many near misses when leaving the complex.

I’ve been a resident here since August 2019. I’m very pleased with the complex and the management. Alex has been amazing before moving in and after. She is always prompt with my concerns and I’ve never had a issue they weren’t able to get resolved in a timely manner. The complex is beautiful as well! It comes with a pool, fire pit, grill, carwash/vacuum station, and a daily trash pickup service. My building is very quite; no loud parties or craziness. Would definitely recommend :)

The upstairs neighbors make all kinds of noises, drags furniture and jumps after 10pm until past 1am and sometimes even later. We can’t sleep at night. After many complaints to Management they ultimately said all they can do is them to stop (which obviously has not helped). We are on the verge of going crazy. Be aware, if your neighbors keep you up all night they won’t do much to help. Very expensive apts and you can’t sleep in peace. DON’T MOVE HERE.

We love our new home at Blair Stone Lullwater. Every day we say we feel like we are living at a resort. The staff is WONDERFUL. We appreciate their efforts to make our new home an enjoyable place.

We are really enjoying our apartment with high ceilings and plenty of windows. There is a beautiful pool that is still open to enjoy. We have a great view of the woods from our balcony.

Having noise problems with upstairs neighbor; they run, jump and drag furniture from 9pm to 1am. Management advised us that all they can do about this is talk to them and if they dont stop we should just take it...cant sleep in peace, wake up nervous in the middle of the night with all the noise....VERY FRUSTRATING. If you have noisy neighbors they will not help you stop the problem, yet if you dont pick up your dog poop 3 times they threaten with eviction. It is not worth the extra money you pay.

Gate works for a good week then remains open for a good week. The beeezways are spider infested and Ive seen roaches inside and outside of my place. I guess the roaches some are so freaking huge, Im unsure. Nice cosmetics inside the units.

No handicap parking in front of my building. Alexis??? stated you knew there was no handicap parking when you moved into the building. However I didnt know I would need handicap parking a no curb ramp. The bish has been insensitive to my plight. She ask if the handicap was for me or a guest at one point. Just ask for a doctors note or ADA paperwork dont be condescending and insulting. I hate this place all they want to do is fill up the units. Once you in its a wrap.

Its a new build. The trash valet is nice along with the pool area. However, the apartment complex allows tenants to place motion detection video recording cameras outside their apartment doors. Which means everytime you your guest are being recorded entering and exiting your apartment. Privacy no! Hey they can be the robbers now they know the times you enter and leave your apartment they know when to enter your apartment to steal your stuff. Not Happy here

This is a great place to stay. The Property Manager Alex is great and she listens to your concerns. I am glad that I chose Lullwater as my home.8/2021- The property management company changed February/March 2021, and this came with changes.The new property manager is great and she personally responds to any issues that you bring to her attention. Taylor is great as well and responds to your concerns in a timely manner.However, I dislike the new additional fees that are charged monthly in addition to your rent but I still renewed my lease.
