Okay This is my honest review! I’ve been here for a couple of months and I absolutely love the property and the staff. This apartment was my first apartment where I did not have roommates so it was definitely a big step for me and the application process was nice and easy they communicated with me and answered every question that came to mind also the units a really spacious and a good community!

Why did you send an email telling us that the Amazon hub would be free when we are now being charged $7 a month for it. We looked on the Amazon business partner website that you are not being charged monthly for it. So why do we have to pay a fee if you arent even being charged for it either. Also, your email asking us to provide information to set up this locker didnt say anything about it costing money for us to now get our packaged delivered to us. This apartment continues to scam us out of our money. Please do not live here if you value your time, and most importantly, your own life.

I had a great experience and amazing conversation and tour with a gentleman named Quin Kelley. He was super enthusiastic about the property which made me even more excited for it. He took his time and answered all my questions and provided lots of information about things I didn’t even know to ask about which was awesome! Super excited for this new journey. Positives:The dog park is very cute and a great amount of space for the dogs to play around in.Maintenance has been on top of any requests I submitted online, only once at the beginning of my lease did i have to call about a request.The complex is overall clean and maintained, the other residents are overall friendly and nice.I had a rowdy neighbor who seemed to leave the complex pretty quickly after another neighbor complained and called the police, it was nice to have them out ASAP.Front office staff is very friendly and helpful to any questions i’ve had.Negatives:Parking is touch and go - sometimes you have to park on the other side of the complex and then walk to your apartment.Packages are really annoying - USPS will sometimes leave a package with the office and NO ONE will let you know about it. Fedex and UPS will deliver to your door though. You have to call and ask the office if they have your USPS package, that is if you know you’re expecting one. Don’t let your loved ones send you surprise packages.Sometimes we hear gun shots from nearby, not sure which neighborhoods but just wanted to add for anyone who might want to know for safety reasons.Overall, a solid apartment complex for the price you pay.

I love this complex!The office staff is extremely attentive and helpful. They’re always on top of everything no matter how big or small. Quin helped me with my move-in process and made sure every single detail was on point. I had no issues whatsoever. He made everything go so smoothly.Overall I’m glad I chose to sign here, it’s been great since day one!

This is a great property. I recently visited because I’ve been on the apartment search for a while now. The staff here is very polite and helpful. Quin Kelley was especially great, he listened and answered every question/concern that I had. I definitely enjoyed my experience visiting this complex, I will be keeping them in mind when making my final decision!

This is my 2nd year living at Aspen Run and the apartments and amenities are awesome, especially for the price. Compared to other apartments near campus, You get more bang for your buck here and maintenance is definitely better than most.

The staff is very kind and professional, I was able to get a very detailed tour of the property. Any questions that I had, they had answers for them. They are very knowledgeable of their property.

The property is beautiful and the staff is very nice. Highly recommend, especially after the pleasant tour.

This is the worst place to live. There are always failures in the water service, many times the service is suspended without warning. A month and a half ago I delivered what was my apartment and I still do not get a response for the refund of my deposit, every time I call or send emails I do not get my response. They prefer to ignore me instead of saying that they do not want to return the money

The effort from management put into making sure residents have the best living experience is great. They’re very responsive when it comes to any issues and has a friendly environment.

Decent place for student stay

The property seemed nice enough, had some trash around, the office manager struggled to answer any questions I presented him.

The property manager, Deb, was extremely accommodating and helped me find a unit that I was happy with. I moved to Tallahassee from Detroit and thus had limited opportunity to view any apartment complexes in person, and she made a long and stressful move easier. The unit is beautiful and it is conveniently located. Very happy with my experience!

You can hear every noise your upstairs neighbors makes, whether it be them talking on the phone, their phone vibrating on the table, them walking around. Even though I keep a clean apartment I am constantly having to deal with roaches. The cabinets are old and poorly put in, which may be how the roaches and other bugs get in. Nothing in the apartment is level, whether it be the floors or doors. The bathroom is small with low water pressure. The AC is weak and ineffective at maintaining the temperature in the apartment. While there is an in-unit washer and dryer the dryer is ineffective. It takes 90+ minutes to dry a medium load of laundry. With all of these issues it is clear that this place is over priced, I would recommend looking elsewhere.

I have lived at Aspen Run for over a year now with my fiance and two dogs and we absolutely love it here. The office staff is very friendly and the complex is nice and calm compared to others I have lived at. Maintenance has always shown up quickly and remedies any problems right away. If youre looking for a luxury high-rise, this probably isnt for you. But if you want a comfortable, nice, quiet place to live, then look no further.

UPDATED REVIEW (3/2/20): My experience with this complex has been very mixed. A majority of the feedback I have is negative. The front office staff (Deb and Margaret) are very friendly / helpful. The owners are very quick to give you bad news and run away from the problem. No way to contact them when they leave a note on your door (last month they left a late fee notice for rent that was already entirely paid the day prior).My review started out as a glowing 5-star, shifted to a very appropriate 1-star halfway through our lease, and will now hover at 2 stars until after we have moved out. I imagine that (despite leaving the apartment much cleaner than when we moved in) they will probably screw us out of our $250 security deposit. The (very obviously) cut and paste response to all of out reviews thus far are disappointing.Only time will tell, but as of right now I can not honestly suggest this complex. If you check my other reviews, I mostly leave positive feedback and try to avoid writing negative reviews unless warranted. Will update my review to 3 or even 4 stars if the move out process isnt shady.

I was a tenant for 3+ years. When I left in February 2019, property management was horrible. There are many documented reasons why that I won’t get into here but just beware that the property policies and procedures have become extremely lax and the resident’s best interests are not looked out for. At least my best interests were not looked after even though I was a model tenant; rent was on time, didn’t cause issues, didn’t make a mess, followed policy and procedure.It was annoying having to defend myself against unruly neighbors for breaking the rules and law without any help from the property management. In fact, I was told by Ebone verbatim that they let us (the tenants) handle any issues we have with each other. I’m hoping I don’t have to go into detail why that is such an asinine thing to say to a tenant and also going through with out being a mediator when a tenant is having an issue with another tenant that is breaking the law.With that said, I had a fairly positive experience living there but don’t expect me to refer anyone to the property due to these issues being handled poorly and without my best interest being looked out for.The new owners should look at the 2015-2016 policies and follow them because they were doing it right. I hope things change for the current and future tenants because they deserve it if they are going to spend close to a thousand dollars for rent.Thank you for listening.

Most of the reviews are from before the apartment building was bought. Now there is new management and new maintenance. They are really friendly, super quick to fix everything that needs to be repaired and really helpful. Anything that I call in for gets repaired that same day and I have never had any issues with them. My apartment is really nice, fully updated and the outside is always very well maintained. There is a dog park that is also well maintained and is a really decent size. All the neighborhood dogs go and play there and it is always a good time. My rent is pretty cheap too, I pay less than $750 a month for a 2 bedroom apartment with water & sewer included, and a washer/dryer in unit. The apartment itself is huge and has a lot of closets. Were moving out of the state and wish we could take the apartment with us. I would recommend this place to anyone.

If I could go back in time, I would choose to live literally anywhere else. Make sure to read the lease carefully, because they will try to charge you thousands of dollars (months after you’ve moved out and turn in the keys!) over fine print. The office staff is rude and unprofessional - this whole situation could have been avoided if they had the decency to warn us about their move out procedures when we called and told them we would not be renewing. They have no compassion for the human side of things. They prey on young people who don’t know better and treat you like a dollar sign.

As a parent, of an FSU student living here, I can tell you we love this place. Maintenance service has never been a problem, they come right out. The buildings are old but rooms are larger than most for price and being older they will have maintenance issues . Grounds are beautiful, staff friendly and helpful . You cant make everyone happy . Great tip,and Dont leave stuff in your car anywhere you live and it wont get broken into .

Really nice place

The A. C in my apartment stopped working in the middle of SUMMER in Florida. I called the front office and they had someone to look at it in a timely manner. However, I left to go to work(3:15) and informed the office that I left my door unlock because the maintenance man didnt say anything when he went outside. I was assured everything will be ok because they have keys. When I get home from work my door is unlocked and A. C not fixed. I spent my whole night trying to sleep in a 90 degree apartment because I was not informed that they have to order a part and nothing was fixed. I get off late from work so I could have made arrangements with stay with people beforehand, but I cant call people late at night to stay over when people have jobs and kids to deal with in the morning. I am more so pissed that they didnt provide a window unit knowing my A.C did not work in the SUMMER time. I called when they opened this morning and was told they have to find a window unit from their other properties. All that says to me that they wasnt even going to find one for me until I said something. Totally UNACCEPTABLE!!!!!!

Towing is a SCAM! They give you a window sticker and tell you there are guest passes, but never give them to you. They are only open during the week from 9 - 5, so if you have a guest show up on the weekend and spend the night they tow the car. When you try to call them for a guest pass they are closed. They provide an emergency number, but its only for repairs. If a complex chooses to have towing they need to provide 24 hour access for situations such as these.

This is the worst apartment complex I have ever lived in. Victoria in the office is great and very friendly but the maintenance department is absolutely horrible. You can basically say it is non-existent. I would never recommend this place to anyone, not even people I hate. Coastal properties, the owner of the property, is not listed on the Better Business Bureau which should throw up red flags.

Did i really have to rate it ONE star? They do not deserve any. I wanted a deluxe home like the model they showed me. They showed me a home that was covered in wooden tile, ceiling fans, and more updated appliances. On my move in day i walked into a home with white tile and dirty grout only at the front door, dining, and kitchen area. My living room had carpet and I had no ceiling fans. The people in the office have the nastiest attitudes. They raise their voices quickly, roll their necks, and all. They lost one month of money orders for 600+ dollars and told me a whole month later that we never paid the rent. Luckily i had a receipt and other evidence but they still tried to fight about it. I dont even want to get into the other two money issues Ive had. When I ask to speak to whoever is over them they give me a wrong number. When i researched and found the number myself, Coastal Properties does not respond to voice messages or my emails. Biggest mistake ever.

I would never reccommend aspen run to anyone. I was told my unit was newly renovated. By that, they meant they hired someone who knew nothing about plumbing to work on the pipes resulting in flooding of my unit and my neighbors. I currently cannot use any running water in my unit. My neighbors unit has a 5 foot hole in the middle of it due to repairs being made on all the plumbing.On top of that, the staff at the leasing office has 0 to no customer service skills. They’re rude and unprofessional and clearly have no intelligence when it comes to the definition of “renovation.” Had I know this entire unit was completely non functional, I would’ve chosen literally anywhere else.

Looks nice but doesn’t function well. Floors aren’t level in multiple places, low water pressure, very little natural light, super tiny bathroom, AC flow isn’t great, very little insulation from and around windows, and narrow kitchen with little counter space.

Water troubles are too frequent. Almost every week you will get a notice for repairs.Yesterday we got a notice saying that the water would be turned off at 10:30 am this morning. I wake up at 8 in the morning. Behold! Theres no water!!Another hydro-aspect of the apartment complex is that you wont get bills based on how much water you use. It seems the complex gets one single bill which is then evened out among all the tenants.Other aspects: Not bad.

They discriminate against veterans. refused to fix parking lot lights, fix hot water, allow drugs to be sold in parking lot, tow residences and guest, leave dipars in the swimming pool...... live at your own risk... in a bad neighborhood..the dumpsters are always full. NOT PET FRIENDLY they will tell you otherwise

Ah, yes, try to tow my car in my fathers apartment complex right after Hurricane Irma when Im stuck here, evacuated from my home and city that is under water in SWFL. No shame, huh? Just a non caring voice saying 50 dollars now or 150 at the shop. No compassion as fellow Florida citizens from Ability Towing or Aspen Run? #FloridaStrong right? Thanks for taking $50 I didnt have to pay for expensive gas to go 400 miles back to my home that still doesnt have power.

DO NOT MOVE HERE! Ive been to the office countless times about my neighbor above me. Her dog barks and scratches at the walls whenever shes not home, which is quite frequent!! In the lease it clearly states that loud noises are prohibited, when I told the office about the problems that I was having...they told me that there was nothing that they could do because they were a pet friendly community and that the only way that they would move me into another unit was if I subleased my place and paid another security deposit for the new apartment that they moved me into. In the lease it also says that pest control is included and you see countless bugs! The apartment was supposed to be a renovated unit its NOT. The apartment was not clean upon me moving in and there was paint all over the floors, holes in the walls, the kitchen had bugs all over the counters/ floors, and there was also rust in the medicine cabinet. I would not recommend this apartment complex to anyone and I cant see myself living here for the duration of my lease.

I contacted maintenance 3 times within week about air conditioning not working properly & freezing up. Each time they claimed they serviced it but problem still exists. I have pets & I’ve came home to a 85 Degree house twice in this summer heat of 95+ daily! Poor maintenance staff! When you put in a request they take their time to do it.

Alright first things first, if youre looking for a cheap apartment in a college town youre going to live in filth. Its just how it works so dont expect 5 star treatment anywhere near FSU. With that being said, yes this place is pretty bad or at least was before it was just bought out this past week. When I first moved in the apartment looked like it had never been cleaned in its life. After about 3 weeks of cleaning and paint remover(they used spray paint to paint the entire apartment?) to remove paint off of mirrors, lights, door knobs, cabinets, floors.. Everything, it wasnt half bad. The carpets were fairly stain-free and all the (all the fridge and washer/dryer) appliances worked, but the ac makes terrifying noises. Still does even though Ive asked them to fix it. 3/4 of the lights were out so I had to replace those, a few switches and one of the toilets were broke (I paid to fix those, too) and the cable for internet/TV wasnt even connected to an outlet so I paid for that as well. The outside lights go out every few days so Ive stopped replacing them and asked to have the ballast fixed but I guess they only care about the outside facing apartments because those all work fine, none of the inside apartments lights work. Oh and every window leaked. Bad. Swimming pools Michael Phelps couldnt swim across formed in our living until, wait for it, I paid to have that fixed as well. They didnt even give us our mailbox key for a week because they didnt know where it was. Which is owned by USPS, and is considered a felony. Many many more bad things.Good things: the roof works, so thats nice. There are some holes, but it works. Its fairly decently sized I suppose for the price. Since the new owners moved in theyve already fixed more things in a week than the last owners have in the past like 6 months and they told my roommate who is staying in the same apartment that it would be cheaper. I, however, am getting out of here.Stop expecting a home as cheap as a car payment to be luxurious, because youre not going to find that anywhere near this town.

Terrible place to live. Not only do they consistently try to charge us double for our rent every month, but they try to tack on addition fees that were not mentioned in the lease. When we called them to solve it, they raise their voices and have even hung up on us. When we finally went down to the main office with a copy of our lease and print outs of our billing records, they admitted they were wrong and finally fixed it.They also take months to do repairs (no matter how severe) and when they finally get around to it, they find the cheapest way to do it. Even then they only band-aid it, and it ends up breaking again in a matter of weeks.I have had a problem with them allowing people with dogs to walk them without a leash and let them poop right in front of my front door and back doors. I have called and told them about this problem for months and it is still happening. They keep telling me they will talk to the people and then nothing improves.Also, there is only one emergency water valve for the entire complex. So when there is a leak, like the one they had a month ago, the entire complex had no water for hours without any notice or explanation. This happens frequently.Our apartment specifically, suffered a leak from the foundation and flooded our apartment. Not only did it take them two days to send someone out to look at it, but it took over a week to get someone out to steam-clean the carpets (which is all throughout the apartments). The problem was not fixed, they couldnt find where the leak originated, they merely cleaned the carpets. When I expressed my concern about mold, they said that the flooding has happened plenty of times before and to not worry about it.They are the most unprofessional, unreliable and disorganized staff Ive ever encountered. Yes, the rent is kind of cheap, but youre sacrificing quality service and a warm, friendly atmosphere.I would definitely never recommend this place.

I just moved out today and I could not be happier. There were endless issues that arose and the woman in the from office was as rude as a person could be in any situation. They turned off our water multiple times with no warning ahead of time and no time frame for when it could possibly be back on. The lack of communication is outrageous and when I would call to ask a question to clarify something like when to turn in our keys I was talked to as if I were a huge inconvenience and as if my questions were unreasonable. We originally moved in to a dirty apartment with carpet stains and holes in the wall but were required to carpet clean before moving out ourselves. My neighbors argued constantly so loudly that we could clearly hear their fights from inside our apartment. I wish I had known these things a year ago, I would have never moved in.

Bad management! Very rude!

Only management of Berkshire Manor can be more terrible than this place!
