After two years of living at the Villa Cristina 2x2 complex I would give my overall experience here a 2/5 because although it is suitable conditions for a college student and better than where I lived before ( the commons) it is not at all suitable for adult living. The staff is friendly but extremely unprofessional. Appliances in the unit are outdated and in horrible condition. Instead of actually fixing and replacing things Maintenance just bandaids the issue over and over, and amenities on the property include the bare minimum. While I would suggest it for students simply because of it’s proximity to campus I would not suggest it to anyone looking for quality living.

The power duo in the office right now are greatly reviving this place. They finished the gym project swiftly so now I can get my summer bod. Fey and Maddie goes above and beyond to give us great service and be transparent about what’s happening with the property. It’s refreshing. The property itself, now has all of the amenities I want. Our maintenance crew has been switching out lately, but they stay on top of things as quickly as they can. The community here is fun and vibrant with a lot of pets for play dates. I enjoy our little family 2-2 and as graduating seniors this property may be where we continue to grow roots in this city.

One of the greatest challenges living in student housing is, in my opinion, understanding frustration and confusion. As a resident for a few years, I have met different managers, and I am very impressed with Maddies professionalism and empathy for all residents. I was having trouble with certain neighbors, and Maddie did not only give me the time to vent my frustration, but to care of the situation quickly. I appreciate her determination to keep our community safe and fun!

Current resident here. Im happy with my apartment, the staff is timely and helpful, but they dont wear masks. When you go to the office theres a sign on the door stating that masks are required, yet 9 times out of 10 the staff inside are maskless. When maintenance comes to my apartment to fix something, they never wear masks. I have to ask that they put masks on both in the office and in my own apartment. The only time I see staff consistently wearing masks is when they give tours to prospective new leasers, go figure. After so many times of having to advocate for myself Im getting really tired of it.

I’ve been here at Villa Cristina since August and havent had any issues, but today my friends car got towed with a valid parking pass (not managements fault). I called the front office and Maddie and Mallory took care of everything and made it so easy for me to get the car back! They were super awesome and really patient and it turned a not so great situation into good one! Very thankful to be living in a complex with such kind and knowledgeable staff! Can Matthew Hall stay at Villa Cristina permanently? He is the BEST LEASING AGENT AT SHS!!!!! I had zero plans of resigning because I was not receiving my mail and packages on time and it was frustrating because I get my meds delivered via mail, I NEED to have those on hand, but since Matthew came back to Villa Cristina things have been organized and together. I am receiving prompt notifications about packages and mail, so I resigned. HE NEEDS A RAISE IMMEDIATELY! Thanks for all of your help Matthew.

Update: NOT PET-FRIENDLYMaintenance came in and left the door open, so my dog ran out and they couldnt catch him. A neighbor saw the whole thing. The leasing office didnt bother to contact me first and when I asked them about it, they blamed it on me for not putting the dog up. In the past, the previous staff had no problem closing the door when coming in, but for some reason this time, they lacked intelligence and didnt close the door. Their apology was ingenuine and lack-luster.Didnt want to say this at first, but they also use raffles to tell people to give them 5 stars on Google.Old (Before new staff):Firstly, maintenance is amazingly responsive and quick. They deserve a raise. When I first moved in, the leasing office was amazing. They knew my name and what apartment I was living in. Amazing. Then bam, all the staff with great customer service left. Now were left with staff that dont wear masks during the pandemic (even though it says to on the front door) and cant sort mail. Someone needs to step it up so I can receive my mail.

Living here is comparable to riding the rollercoaster in Final Destination 3. It was a little sketch at first, the apartment was FILTHY despite staff telling me I couldn’t move in yet because they were “cleaning”. Carpet stains, thick layers of dust and grime, and roach carcasses everywhere. But the initial staff members were pleasant and personable, so I was able to get over it after a deep cleaning. The staff knew my name, my unit, and made sure I got my mail promptly. Then, just like in the movie, this complex goes off the tracks. The staff has changed several times within the past few months, and the latest employees have zero customer service skills. I have to go to the leasing office to ask for my mail days after I know it has been delivered, only to be given an attitude and told “I don’t have it” as they sit at the desk on their personal phones. Well, I don’t have any more patience. The complex is littered with dog poop, it smells, the water is constantly being cut off for “repairs”, and the wifi is trash. I gave two stars because of the maintenance staff, Mr. Richard and Ray.....they are the real stars of this place and deserve raises. Save yourselves, go somewhere else.

I am giving Villa Cristina 5 stars because their maintenance crew has always consistently helped me and my roommate in a timely manner (even when they had a lot of other work orders to do). I have had to put in quite a few work orders due to the negligence of the previous tenants (on top of regular apartment things that pop up) and Villa Cristinas maintenance crew has always come out and helped us fix things. They even got us a new microwave! The office staff has also been very accommodating and friendly, but there have been some instances in which there were miscommunications and maintenance even relayed messages to us to clarify for the main office. The maintenance crew is even on a first name basis with my dog because they have come by so often and they dont leave until they confirm with me that whatever issue has been resolved. If my dog trusts them, then so do I :) Thank you Villa Cristina maintenance!02/23/2021 Update:The new leasing agent Maddie is the BEST! She is always informative and helpful and willing to talk to me about anything that I bring up. She is so friendly and welcoming, and the entire new leasing staff and management is doing a great job of handling the new mail situation. They are definitely doing better than the last few people on the leasing staff, and I am so thankful for them - especially Maddie!

Okay..... so this is my first time ever living away from home. I almost NEVER write a review but I feel that i need to save you or at least give you some tips. Overview, I live in a 2/2 and paid for furnishing so keep this in mind as other apartments might be different. lets begin:1. The AC is HORRIBLE!!!! by 1pm its already at 78 degrees, by 5 its 80 degrees (if Im lucky), 8pm its around 81-82. Its on all throughout the day and night just to try to get a temperature which is killing me in Utilities. I Have requested maintenance (staff is amazing) but all they can do is add coolant and reset the AC. Theyve have been called over 4 times(amazing speed and super nice) so we just gave up after we realized it wasnt going to change anything. no issues with the AC in the winter because wait for it..... Its cold outside!2. Furnishing option is NOT WORTH IT! I received shredded chairs, mattress had holes in it, and the couch was big enough for one person(Im not kidding) After talking to the Office (Staff is always amazing) I was able to change the sofa and mattress. Quality is cheap and for the price your paying for the whole year your honestly better off buying your own.3. Underhanded tactics! They force you to pay for a cleaning service upon moving out and honestly it is my opinion that they pocket the money. When I came into my room the carpet was dirty and had gum/candy in certain places. No sign of any cleaning. Also if school starts lets say on August 26 and you move in august 25 guess what, your paying rent for August(gotta love the business man).4. Internet- Not gonna lie its a hit or miss. If your in the apartment that has the wifi you are solid. If not(like me) your going to be calling ETS constantly to have them set your own private connection and tweak it. Then tweak it again and again...Is it great? No Are you still gonna have issues? possibly( i could say yes but honestly that is not the truth, eventually it was fixed and I had no more issues). The only reason I gave two stars is because the staff(both office and maintenance) Are worth their weight in gold. One star for each. And for whoever said that you cant beat the price... I disagree. Since Ive been here(almost one year) Ive learned that there are definitely different places that offer cheaper prices and are just as close to the school if not closer. Dont be afraid to get a realtor they helped my classmate find a 2 story 3 bedroom/3 bath with a backyard for Approx. 50 dollars more than what me and my roommate are paying together(although it was Id say about 13 min from campus vs my 5 min. Also they say that campus is a 5 min WALK from the apartments. Hope you can run a mile in under 5 minutes.....Best of luck to you! I wish the best to anyone who reads this(and also those who dont)! Go Noles!!!!Added an extra star Just because I spoke to the NEW property manager and really appreciated his commitment and promise to serve this complex better moving forward. He even Assured me that the AC would be fixed within the next day. Never the less the next day happened and not much changed AC wise. He didnt have to but he also informed me of his plans and improvements he will be making this summer to the apartments. So, Probably wouldnt hurt to take a look around if your planning on coming and see if the new improvements are to your liking. As always, best wishes...

I stayed in Villa Cristina for three years and appreciated the effort of the leasing office and staff members.Though the facilities are not brand new, the property is well-maintained and the leasing office is responsive. You will find leasing managers/agents that do their best to help and support their residents.Maintenance is usually responsive and proactive. Notices are usually sent in advance when major work within or around the property is being conducted. The management team/leasing office does its best to minimize any inconvenience.Though the rent is very considerate, residents still get good value for their money (water/cable/internet services included)along with a well-maintained pool and good parking spaces.Villa Cristina is an excellent choice for students or FSU faculty staff who want to stay close to campus and Doak Campbell Stadium.I recommend this establishment and trust that the leasing office will do their best both before and after the rental agreement has been signed. That was my experience!

After this was eliminated from my rental account and sent to SHS I was charged $80 for a damaged closet door which I paid separately AFTER the money was sent over so I should have still received it. I even signed a paper stating that Id receive the excess funds and gave an address for the money to be sent. Again - dont go here. SHS only cares about taking your money because you are a college student. The damages accrued didnt equal $175, only $80, and even still the $80 was paid separately. I lived here for two years. My first issue was the staff was constantly leaving, I think we had four different property managers over those two years. The firsr year we lived in the more expensive townhome and it was infested with roaches. The staff threatened to fine us for it despite our best efforts to stop it. We moved to the renovated townhomes the second year because we were shown what they would look like, and they would be cheaper rent. Well, we were told they would have new flooring, new counters, and stainless steel appliances. However, they only changed the appliances. It isnt about needing the other things, it is about showing one thing and getting another. The second townhome did not have any bug issues. The ultimate push factor was the crazy fees. They threatened to charge for having anything on your patio. The moveout fees are a plain robbery. The first townhome I left, in July, and was charged $200 for moveout in late October. Per the law and lease, they have thirty days to notify you of any charges. Furthermore, they claimed it was because of carpets having to be cleaned (they were professionally done and I submitted the receipt), and for trash removal from the common area. However, neither of my roommates had been charged for trash removal. I disputed their claims, and they did not respond until Feb. In Feb, they tacked that $200 onto my rent. Then I had to make a big fuss about it as there was no way to separate the payment online. In the end, they took away all the fees. This is not unique to me either as my previous roommate from the second year received similar charges in October of 2018 (after he moved out), disputed the claim, and is still waiting for a response. Thankfully, we used gurantors and provided no deposit. I imagine if we had we would have never seen our deposit again.I would recommend avoiding this complex as well as any other STU complexes at all costs.

************************ABSOLUTELY TERRIBLE!!***************************Tallahassees best kept secret has been kept a secret FOR A REASON. Dont get me wrong; what you see on the surface can be deceitful. The pool is decent, the location is decent, the rooms are generally clean..ish (despite having to vacuum each room twice on move in) and the appliances work. But never judge a book by its cheap drywall cover.A few nights ago our battery powered lock decided to randomly stop working at 3 in the morning. Since I wasnt home, my roommate had to sleep in her car. The next day, the keys magically worked again. When we put in a maintenance request the guy who worked up front seemed confused and not able to work with our schedule. He ignored the issue and never followed up. 3 weeks later the lock stopped working out of nowhere at 12pm on a Saturday night. It was freezing cold outside and ONCE AGAIN I was locked out of my own apartment. The lobby was closed since it was a Sunday, and the only person we could contact told us he didnt work on Sunday. We finally found an emergency maintenance number the next day, who then took an hour to get to our apartment. He replaced our lock and gave us ONE working key, leaving us responsible to make copies. The rent is high compared to many apartments in the area. Villa Del Lago, a 5 minute walk down Pensacola, is a fraction of the monthly rent you pay at Villa Cristina, not to mention the utilities bill and water bill added on top of the rent. Whether you use your water non-stop or you arent home for a month, the water bill continues to rise. The first weekend we moved in, we received a noise complaint for playing music at 10pm on a Friday night, since everyone obviously has major tests on syllabus week and needs to study on a Friday evening. If you’re planning on going out on a weekend, this is not the place to pregame.OVERALL… DO NOT LIVE HERE. It’s a nicely disguised DUMP, with staff that has no clue what theyre doing. I’m sure more problems will follow, and I’ve only been living here for 3 months.

UPDATED Please read: Yall, something is wrong with SHS. This company will nickel and dime you MONTHS after youve moved out. Almost SIX MONTHS after moving out this property demanded that myself and roommates pay for destroying the townhome. We were a live in MODEL HOME for these people! How on earth was our place destroyed if you all let us represent your property?! Moved into this place with damages that were well documented, and then they try to turn the tables and say YOU did it. After reaching out to this place and getting zero response for months. I suddenly get a call from the office saying theyve sent me to COLLECTIONS? Again, reached out with a letter, phone call, photos for proof all while having a ding on my credit score and got ZERO response. It took a month for them to finally drop the dispute and another month to get it removed off my credit score. Total time to get this solved: 8 MONTHS. This company is WHACK and is trying to pull stunts on college students so that they can have some money to do those renovations theyve been dragging out. I do NOT recommend any SHS properties unless you want to go through months of zero communication and points off your credit score. This place wasnt even that nice to live at. Not worth the headaches or time.Old:I lived here for 2 years and overall, it was a good experience for college! However, it is typical student housing. But then things like our mailbox lock never got fixed, even after we sent in multiple requests. The internet is TERRRIIBBBLEEEE. It is basically non functioning during the school year. You cant stream anything. The area itself can get pretty sketchy. Its not the development itself usually, but the surrounding area. Nothing that can really change this solution other than having better patrols/security. There is on site security, but if you live in the townhomes away from the main complex, youll never see them.Cars get broken into time to time. Less in the last few months I lived there, I will say. But my packages got stollen constantly while living here. I get its hard to prevent this but its incredibly annoying to deal with. Also, theres a lot of construction being done and with that it gets noisy. The complex decided to renovate the townhome next to ours the week before and during finals week exclusively. For a group run by STU I cant believe theyd have construction going on at a time like that.Overall, for the price point, its not a bad place to live. I enjoyed the 2 years I lived here despite some of the downs. Its not the best place to live. But its far from the worse.

I hate to give this place such a horrible rating. It really is a great place. The staff and other residents are usually pretty friendly. It is in a great area thats not too far away from anything. I havent had any issues with pests or anything else which can be a huge problem in Tallahassee. However, even though this is such a great place it has one incredible shortcoming. The internet is TERRIBLE! It constantly goes out, usually at the worst of time of course. I have complained to the front office and their response was Call Century Link, its their problem. Even after persisting with them they offer me an upgrade which requires me to enter into a 9-month contract with Century Link. This is useless to me since I wont even be living here another 9 months. I have called Century Link at least a few dozen times over my stay, and they are their own special form of evil. Not to mention they never come out after the first call, it usually takes a few calls. I have spent $250 on a brand new router thinking that may help, but no, it didnt. Its just extremely frustrating. I have a Netflix membership that Im wasting money on since my internet cant stream. Not enough bandwidth for my Chromecast. I usually run out of data on my phone every month since the LTE actually works as opposed to the wifi in my home. Disappointing that this place would have one great problem and everything else would be great. I expected a lot more since Im spending about $800/month (including utilities).

The place is HORRIBLE do not go there, not only their maintenance sucks, they will try to charge you extra for anything. They charged me over $300 after I left for small things that werent on the leasing agreement. They take advantage of students who cant afford a lawyer to sue them. If anyone is reading this and has the resources, you should investigate them.

HORRIFIC!!!!!!!!!! If I could rate them zero stars, I would. Do yourself a favor and NEVER live here. I lived here for about a year and a half and it was constantly a pain to deal with any of the apartments awful conditions or their staff. They charged for absolutely anything possible, and bomb you after move out with astronomical fees. Forget that safety deposit. The apartments themselves are a joke. They put in the cheapest appliances and flooring possible to save themselves money. When I moved in there was TONS of nastiness behind the washer & fridge because they didnt take the time to pull them out and clean behind them. Also, instead of correctly finishing the shower and tub, they used regular wall paint that just peeled off the second water touched it. They obviously hadnt replaced the carpet before I moved it. Instead they just stretched it as far as they could (which wasnt far enough to reach all the edges). The tile floor was uneven and you could feel the slope of the floor. As far as the condition of the outside, it wasnt awful. The cement was definitely seriously uneven, cracked, and would move when you stepped on it. The railings werent very secure, either. You could tell that the place wasnt very well insulated. My door also had a small crack It was always crazy loud from both being right on Pensacola and the loud parties that always went on. You could hear you neighbor through those thin walls.FORGET the maintenance group. They hired two guys that OBVIOUSLY dont know what they are doing. I told the office on multiple occasions to make sure that they werent in my apartment when I wasnt home, and I came home to them in my kitchen on multiple occasions without even a warning beforehand. They have baggy pants and oversized shirts, and I would always see them loitering around the property. I wouldnt trust them to fix ANYTHING.And, oh joy, the office staff. If your idea of running a good business is being inconsiderate, rude, and not caring about your residence, then you hit the nail on the head. They were more concerned with being cute and giggly than actually trying to help. I had a roommate who they would never acknowledge because they only put one name on the account and said they couldnt do anything about. They would try to usher you out the door as quickly as possibly. Anything for them to earn a buck they would do. They COMPLETELY took advantage of all the college students living there. The staff was never on time or always out to lunch or touring the property- AKA slacking. Getting anything done through them is a waste of time. They didnt care about the residents AT ALL and would treat us like burdens whenever we would walk in the office. Hello, this is your job. Ridiculous. Also, all the 5 star reviews are from the office staff- What a joke.Great Apartments? Great Service? Great Location? Good Price? Not a chanceYou have been warned! I know this was a really long review, but that is how passionately I feel against this apartment group. I will NEVER live with SHS again. Being in the hospitality business, I know how important treating your residents is. SHS obviously does not. Save yourself the outrageous hassle of living here and find a non-SHS solutions property. Not much could be worse.
