The WORT place to rent from. They are thieves.The square footage that they have listed on their WEBSITE for the Apartments is not true. The apartments are less than 500sq ft and they Advertise as 750sq ft. They will sneak charges on your statement each month. They started charging for Parking without informing us. Once you move in the office no longer answer your phone calls or emails.
Generally OK to live in given the quality of many Springfield apartments near campus, but for the rather high price you can find better apartments that are also focused on student living in the area. The office staff are not very helpful. They dont answer calls or reply to emails very often. Will charge you on move out for most everything, so dont bother cleaning up. I did and I feel it was a waste of time. Will charge you for your roommates mess, although they are still separate leases. Basically seems to me they expect everyones parents to be paying in student living, so they will nickel and dime you.
The office personnel who promoted the Elevate Student Living alsoo do the paperwork could not be anymore professional and helpful and was a pleasure to do business with - a 5 of 5 stars for those employees, the day of move in was very clean and ready to take my sons belongings in his private Bath and Bed Room, as I inspected the main area the oven door was broken, the furnace room being closed behind a door, has never been maintained and the furnace filter was discusting totally blocked, and was from 2020 since the housekeeping and maintenance department needs a manager who has a preventive maintenance program for incoming students and be responsible for the lack of his/her crew. My son is pleased with his new sophomore experience and living quarters.
Terrible. Absolutely horrid. DO NOT RENT FROM THIS LOCATION. There are constant wifi outages so DO NOT count on being able to do homework from your apartment. At anytime The wifi could possibly go down. The floors are incredibly dirty in the common area so if you walk barefoot or with socks they will turn black very quickly indicating that no cleaning has been done to the floors. The showers keep grime on the bottom of them and require constant cleaning if you want your shower to stay clean. The dishwashers hold water creating a rancid smell whenever they are used. And the breakers constantly flip when not much power is being used so you will lose power in your entire room constantly. DO NOT RENT FROM THIS ORGANIZATION. They do not maintain their properties properly and provide incredibly poor accomodations for their residents. DO. NOT. RENT.
Cheaply built (i.e. you can hear just about anything through the walls AND the floor... AND the ceiling...Along with any changes in temperature you will absolutely notice. Did I mention the walls around windows, corners, and etc. literally have crumbled? Leaving little bits and pieces of drywall each time you will notice when cleaning the counter.The fire extinguisher system also started leaking some sort of coolant when I was there and their solution seemed to just paint over it. It started showing up through the walls again upon my departure.Incredibly CHEAP and UNCOMFORTABLE furnishings and appliances is probably one of the biggest DISAPOINTMENTS since ya know, youre paying $650+ for a one bedroom and shared common area.To top it all off, the company will charge....feels more like scam you a ridiculous amount of money (talking hundreds) for subjective cleaning fees they find. These were claims of random dust, the need of painting entire walls, things that were not wiped down (when they were) and other miniscule, petty, and fabricated claims.NOT WORTH THE PRICE. Go buy a bike and live a little further from campus!The first year they tried to charge me $50 extra PER MONTH to park in their lot under a partially covered area because they did not have space for everyone in their lot. HOW DO YOU NOT HAVE SPACE FOR EVERYONE IN YOUR LOT THAT LIVES THERE!?!? And then have the audacity to try and ask them $50 more to park under a partially enclosed space!?And no, I dont want to meet with you, Property Manager. If you were sorry that it did not meet my reasonable expectations and how my experience could be made better, it seems obvious to do the opposite of what I just listed.
Very deceptive practices. If you’re trying to sign a lease with them do not allow them to pressure you into signing. They will lie to you and tell you only 1 room is available and others are interested in the same room.PLEASE don’t believe their lies. Also, students please be careful they will trick you into renewing your lease and not disclose to you that you cannot move out for June & July. Before renewing the lease you would have move out in May. They are milking the kids on the expense of their parent.Watch your statement carefully each month. They will charge you an erroneous fee claiming it’s for credit bureau reporting each month to help the student bill credit.

I have a co-worker that rented from them he has had problems with people who live above him making lots of noise all night long and his car was towed they will not give him a permit to park and management will not do anything so renters beware
I’ve lived here for 2 years and have renewed for 2020/2021. Everyone in the office is super kind whenever I have questions or need help. The response time for maintenance is quick. My apartment is fully furnished and all the utilities are covered in the cost of rent which is super convenient. I live close enough to Missouri State that I can walk to class and there’s a gas station that’s about a two minute walk which is great for late night snacks! Insomnia cookie is one street over which is about a 5 minute walk (also a bonus to living here)! I feel super safe whenever I walk to and from my car because of the surveillance cameras that cover the entire property! I genuinely don’t have anything to complain about! Highly recommend Deep Elm or any of the other apartments under Elevate Student Living.
The first thing you should be aware of when renting here is the “fees” that are charged just to process an application. If you have a pet, you will be charged another fee that is non refundable for “extra wear to the floors”. These fees will not apply to damages of any sort and you will be charged for every little thing when you move out. Do not bother having the vertical blinds replaced because they will break and you will be charged for them. Do yourself a favor and get a curtain.Kitchen storage is very inadequate. There’s not even a drawer to put flatware in and only one full size cabinet. We had to buy extra shelving to store food because there wasn’t enough cabinet space.The bathroom sink and tub were slow to drain for the duration of the lease and the towel bars would not stay attached to the wall.The surrounding neighborhood is very rundown with many boarded up and neglected houses. Along with the eyesore of these was the problem of vagrants always loitering around the area.The dog park is muddy and unusable most of the time.The property does not respect the privacy of the tenants. They conduct “maintenance walk throughs” on a regular basis and always precede these with a threat of a cleaning bill at the tenant’s expense if they don’t find your space acceptable.This apartment complex is overpriced for what you get. Rent is over $1200 a month for a two bedroom and that’s not taking into account the fees you have to pay up front. Look elsewhere!
Lived at the Qube for 3 lease terms. When I started under Affiniti management it was great.The office gave notices of everything and was there to help, lease cost was high but the customer service received was great. Can walk to campus in under 5 minutes and even walk to downtown if I wanted when the weather is nice. The firepit had worked in the beginning but eventually stopped and they wouldn’t fix it. The fully furnished and utilities included is very convenient and helpful for students. Apartment was cheap but it was understood as the amenities worked and the customer service was there. Apartment is cheap and your only paying for location. Definitely not the luxury apartment they make it out to be, cheap furnishings and appliances. Thin walls, thin windows and poor insulation makes the cold winters real cold and the hot summer warm, but you don’t pay utilities thank goodness cause I can’t imagine the bills. Walls are thin and you can hear people all around you below up and nextdoor. Not great neighborhood, yah it’s right by campus but there have been thefts on the property, vehicles broken into in the parking lot which doesn’t have cameras but should, and homeless people living and rummaging through the dumpster, last year the dumpster even caught fire and took over a week for it to be removed from the property. Then the next management took over and it’s much worse. The new management took things downhill real fast. They aren’t there to help or assist. You pay even higher rent for the exact same thin walls. They won’t even salt the property in the winter, it’s been 3 days of ice now and nothing but ice in the parking lot, no salt sand or anything. The new crew doesn’t give notices for any pest spray or maintenance. Maintenance will enter your apartment then leave it unlocked when they are done, has happened multiple times. Takes months to get simple projects completed. The new management group doesn’t care about the residents. Management doesn’t listen to the residents, all they want is their money and that is it but this apartment isn’t worth what they are asking, you are paying for the location and that is not worth what they want for rent.
I genuinely loved living at Deep Elm my first year, so I resigned. But, unfortunately, my second year has been a mess. The office staff is so nice, but different staff tell you different things at different times, which is so unprofessional. My biggest problem is how, when management changed, so many things changed, and nothing was communicated well. They started charging me an extra $14 a month for renters insurance without telling me even though I already had renters insurance. I never got refunded for that. They also hyped up a service called CAM for MONTHS, so I bought it, and then they discontinued it after a couple months and continued to charge me for it even after discontinuing the service. I never got refunded any of that money either and theyre still charging me for it. Overall, Im just really overwhelmed and frustrated because money isnt something I have a lot of and Im tired of it not being handled well. All of my roommates and I are moving somewhere else next school year.
My daughter lived at 800 south apartments. The apartments are nice inside but the surrounding area is high in crime. Not only was my daughters vehicle broken in to but several were over the course of the 9 months she was there. The security cameras do not cover the entire parking lot. A guy stalked my daughter for awhile. And yes there are security gates they have to get through if someone is coming out they tended to either let people in or didn’t let it click to lock. They say utilities are free but you only get a 40 dollar allowance then you pay anything above that. When my daughter moved out they came and checked everything said it was okay so she handed in her keys and a month later was charged for additional things. Just some insight when looking at apartments . Definitely check the crime near your apartment.
The manager there, Jesse, is the best apartment manager EVER!!! Hes so willing to work with u on special requests n is always quick to respond when u need him. The apartments themselves r beautiful and inviting n have lots of open airy lighting from the large windows. We loved having our own washer n dryer furnished so that we didnt have to go to a laundromat! Its a gorgeous place with diverse tenants. Everyone gets along n theres no worries about safety or security. I give these apartments n the management both a 10 out of 10!!!!!

800 South is a great choice!!! The furnishings and appliances work well and apartments are very chic. The are very spacious. The staff is wonderful. I’ve had a few hiccups in the process and they have been very helpful and gracious.
This is advertised as modern luxury apartment living and it is NOT. The fixtures are cheap and constantly need to be replaced or repaired. I’ve had to have my blinds fixed twice because they fall apart, two toilet seats, and my microwave. When my microwave was installed it was installed correctly and a piece that was supposed to be removed before using it was left on. My apartment leaks water from the sliding glass door each time it rains, there are cracks in the walls and the breezeways and walkways flood with rain water. They will enter your apartment every 3 months for inspections and then again any time they want to give a tour. They show up unannounced to do unscheduled and unrequested maintenance. It feels like you have absolutely no privacy here!It was advertised to me that there would be valet trash services throughout the week days and then shortly after I moved in it was reduced to ONLY three days a week from five and if you place your trash out too early you will be charged a fee of $25 per bag. I was even charged $50 for using the nearest trash receptacle to my apartment for placing pizza boxes in it. The trash can that is for resident use in the breezeway was eventually completely taken away due to it being used too often by residents and large items being put in it, although no where in the lease does it say that the trash can can only be used for specific trash or that you must use their trash valet service. The trash can was eventually replaced after I made a complaint because removing my access to multiple trash receptacles was a violation of my lease agreement — it’s now inconveniently placed right by the gate so that they can watch on the security camera and monitor who’s putting large items in the trash can so they can charge you fees for using it and so they don’t have to take it out as frequently.It was not student housing when I moved in but it was bought out during my leasing period by a different company who turned it into student housing. It seemed to go downhill after that.The original apartment manager Jesse was fantastic, but there is all new management now.The new management and the maintenance department exhibit unprofessional behavior on a regular basis.The dog park is also muddy and not safe for small dogs because they can fit right through the large gaps in the gate/fence; the property grounds/dog park are covered in pet waste. Make notice that there are no drawers in the kitchen and only one large cabinet space in the kitchen. There is no pantry unless you wanted to use the utility closet, which is where you’ll find the hot water heater and dirty air filter - not an appropriate place to keep food.The neighborhood is run down and there are frequently vagrants hanging out near by and homeless staying in vacant houses across the street and at the park right at the end of the block. My roommates car was also broken into while we lived here and my mail was stolen off of my door step despite the doors being behind a gate. Last night while walking my dog a man ran up to me and begged to call 911, he was mugged, robbed and held captive at gunpoint right across the street from this apartment! This is not a safe neighborhood.This is one of the most expensive apartments in Springfield and is is absolutely NOT worth what you pay in rent and amenity fees.I would NOT recommend this apartment to anyone. This has been the WORST renting experience I’ve had in the 10 years I’ve been renting.
I love living here. The staff is so friendly and ready to help with anything. I love how nice the apartment is. It’s nice to have your own room and bathroom. Also a huge plus is the washer and drying in the unit. Maintenance is friendly and responds right away. The location is great and I love the balcony.
I love living at 800 South. The management is helpful and super friendly. They really do care about residents and want you to enjoy your living experience. The cost to live is here is totally worth it with everything you get included. It’s a 10 minute walk to Missouri State’s campus and an easy walk to downtown.I’m so glad I picked 800 South as my home for my senior year of college.
Its a great place to live! Everyone is very helpful, they love getting to know the residence, they put an effort into knowing them by name. It is within walking distance of campus and the headline even stops in front of the apartment!
Deep Elm was the best off-campus living choice that I made. It is in a convenient location, near Missouri State, that makes it easy to get back and forth to campus. I love that our apartment complex is well lit at night. It makes me feel safe being that often times college students are out late at night. The staff are super friendly, helpful, and always a phone call away. Maintenance is always super responsive as well and quick to see to your needs as well. I would highly recommend this apartment complex to anyone that is looking for a reasonable apartment that is near campus.
I just moved in, but Ive already had a wonderful experience with this property and the manager, Jesse. They were able to move me in while still working around my needs, which I greatly appreciate. In terms of affordability, I dont think you can go wrong here, included utilities and internet considered. The place is beautiful and they try super hard to make living there as convenient as possible.
I moved in here being unfamiliar to the Springfield area and new to the apartment process. Jesse (property manager) answered all of my questions and was extremely helpful. The apartments are sleek and modern and come with so many amenities, it’s great. But I’m giving my 5 star review to the management and workers here at 800 South. They’re all so friendly and fun and I love just talking with them. They’re happy to help with any issue I have.
Clean property, good friends to live with, a lot of cool events, nice staff, and great access to everywhere. Its right next to campus and you will see great sunrises/sunsets everyday. If its rain? Just walk 30 sec. to take a Green shuttle. Better check out and see how awesome the apartment is.

Deep Elm is a wonderful place to call home! Along with a fully furnished apartment, the complex is just steps away from Missouri States campus. (so you will never be late to class) Not only is Deep Elm close to campus, you are minutes away from all the action in Downtown Springfield! I would highly recommend that anyone who appreciates helpful staff, an ideal location, and plenty of space to live, consider living at Deep Elm!
All they want to do is collect money from tenants. They add fees for things that cause no inconvenience to them. Complete joke & money trap. Wouldn’t recommend living here.
Deep Elm is a great apartment complex! It is very close to campus and also downtown. It has a Bear Line stop which is very convenient. Also it is a safe environment and well maintained. I would recommend living here to anyone, it has been a great home for the past 3 years!
A wonderful place to live that is close to the metro area. Very clean and well maintained and the management is very friendly and helpful. The only thing that could be improved is the limited amount of parking in the courtyard but overall it is a fabulous residence for college students like myself.
Moved into 800 South yesterday! The staff was very helpful and kind. The move in itself was an easy transition, if I needed something Jesse was quick to answer any questions or get my problem fixed. Would highly recommend living here, it’s such a nice apartment and complex!

I have LOVED living here the last 3 years. Very safe, quite, and nice place to live. Maintenance responds very quickly to any problems no matter how small (ex. A very big spider outside my door lol ) and the office workers are very nice. Nothing bad to say about this apartment complex!
I think the Qube is one of the best apartment complexes for the value. Its very convenient how close to campus it is because I dont have to drive my car to go to class. I am also very impressed with how quickly the maintenance responds to our work orders; it is often fixed within 24 hours. I am glad I choose to live at the Qube!
Deep Elm is the absolute best residence that Ive lived in around the Springfield, MO area. The apartments are ideal to students because it is right outside of campus, as well as in walking distance to all of the downtown attractions. In addition to great location, Deep Elm provides a friendly and caring staff. Everyone goes out of their way to make sure your housing experience is great. I recommend Deep Elm Apartments to everyone in need of housing in the area.
Pros: close to campus, gated community, I have my own bathroom, decent rent price, okay internet, smart TV (no cable though), fully furnishedCons: water gets pretty cold early nights leading to many cold showers, too close to a busy road (gets loud sometimes), thin floors and ceilings, they dont give much notice before they spray for bugs
The management told my son they have had problems in the past with tenants not paying, so theyre now asking for 3 months rent in advance. On top of that, he gave them $350 for their admin fee so they could give him a tour. I didnt realize tours cost $350. He cannot afford 3 months rent up front and so he has asked for a refund on the admin fee. They refused. Hypocritical of them to complain about getting screwed by tenants when they are taking $350 for a tour. Find elsewhere to rent.
The people here are so kind and helpful. There’s free events and giveaways allll the time, and if anything ever goes wrong they work to fix it ASAP. It’s a great distance from campus to walk or take a bearline. The apartments are super well furnished, too!
I moved here 9 months ago and I have had a great experience here so far Jessie the manager at 800 South Apartments has been a great manager an will make sure that you are well taken care of I would recommend anyone that is looking for a place to move to 800 South Apartments they are very nice Apartments to live at and they got very good amenities and I would give a 10 out of 10 for living here.
The Qube was a great first apartment. If youre a business student, then this is the closest you could live to class without living in Glass Hall!Pros:-Close to campus-Fully furnished-Really nice interior-Close parking-Maintenance is always helpfulCons:-Smaller than other similarly priced apartments-Some rooms dont have windows-Water pressure in the shower is terrible-Walls are super thin-You dont really have a kitchen table because the chairs are too awkward for the counter

The Qube is by far the best location for MSU students, especially if your a business student. The maintenance is always efficient and quick to respond to problems. The apartment itself is fully furnished but the walls are super thin so you can hear everything in the common area. In the four bedroom apartment that I currently stay in, two of the rooms do not have windows, which can be good or bad depending on the person. Also the water pressure is not good at all.
MORe Student Living staff is great! I really love the homey feel to The Jefferson, and the set up of all the floor plans. The four bedrooms are VERY spacious and have a huge living room with a lot of furniture.
I have loved living at MORe this year!! The staff is so friendly and I love being able to walk to class every morning!
Deep Elm is the place to be! Literally across the street from campus. Fully furnished wifi everything included. AWESOME office staff. I recommend everyone to live in deep elm.
Its my first time in North America. Since I arrived at The Qube I have felt at home, my roomates are so friendly and the offices attention is great, everyone who works there is always ready to help you with what you need. Im so happy to live here during my stay in US.

If you are studying business at MSU, this is the most convenient place to live! There is also indoor storage for your bicycle! I just love the look of the building as well, and the staff/maintenance are great!

Was denied residency for 1 misdemeanor from 2 years ago, The day before move in and classes starting. Very very sad deal and the girl who answers the phone cant even give out contact information to higher up staff for answers on denial. Its just a so sad too bad we are gonna steal your $200 you dumb college student. All in all do not recommend. Avoid at all costs. There are plenty of places to stay in Springfield.

Everything is great- Staff are super friendly, they are straightforward with what you are getting and the units are some of the best. Only thing keeping it from 5 stars is the internet. Sometimes it is hit or miss if itll work or not. Most of the time it isnt a big deal but for finals week it can be annoying. Aside from that its great and I would definitely recommend to people.
My daughter loves it at Deep Elm. It gives me peace of mind.
