I dont recommend this company for renting. They lie about their properties and try to cover up all they can. They cover up mold and tried to say that the house was family friendly. They took our security deposit and tried to blame the issues all on us when we werent even in the house.As soon as you try and say something about it they call the police and have you trespassed and lawyer up. Be careful getting involved with this company, hiding mold and trying to bully people from getting help is wrong.Still no response from them returning the security deposit they stole. Here are more updates of the house they tried to force us move into amd say it was safe and livable.

I was happy to rent from Capital City Property Management once the crooks were out the office BUT the new office person is very rude and has poor customer service. Learn how to talk to people in a professional manner. If not customer service is NOT for him! Besides that Kevin is awesome and if it could be more people like him in the office maybe our rental experience would be better. It takes a few seconds to be KIND!!

Owner Perspective: I’ve been investing in rental units since I “accidently” became a landlord by joining the Air Force 20 years ago and not wanting to sell my house. My parents and I have managed our properties along the way. I do not live in the area and my parents are getting older so I was looking for a property manager that could handle our portfolio.I called and talked to Kevin and when I got off the phone I was sold. We have similar personalities and the conversation and strategy was similar to ours. However, I wasn’t going to just turning over homes to someone based off a phone call. So I reached out to a couple realtors that I had mutual social media friends with to see who they recommended. Capital City/Kevin were in their top 2. I then noticed all the FUD around the google reviews. Owning a couple businesses myself it’s pretty easy to see fake reviews and real reviews so I decided to reach back out to the realtor friend and get more information and then I spoke to Kevin about it.From what I can see this is a turnaround company with a new leadership. I’ve had nothing but a good experience with Kevin, JR, and the team at Capital City Property Management. My tenants have had easy experiences onboarding with the company and I have high confidence that Kevin and team are looking out for my investments like they were their own investments (In a sense they are as the nicer the properties are and the better they are maintained, the more rent they can collect).I’ve only had great experiences and highly recommend this team.

After managing my own rentals for a few years, I decided to give property management a try. I have been very happy with that decision, and the team at CCPM has exceeded my expectations. They take care of issues promptly, and communication has been stellar. It’s given me the confidence to look for more more properties to add to my portfolio, knowing they will be well taken care of!

PROPERTY OWNER PERSPECTIVE: Please ignore the 5/5 reviews which mostly appear fake. We used Capital City to manage our Springfield property, what a huge mistake on our end. Their incompetence was breathtaking. From communication to actual management it was all poor quality. GLENNA is very poor at running that office in my opinion. Not only that, they gave my tenants so much problems, that they left their contract early and it cost me THOUSANDS. I have never had a property management company have this poor level of service. Stay away!

After retirement, my husband & I decided to move to Florida and rent our home out in Springfield. That was a year ago. They have been great! They handle everything! Showings, rent payments, maintenance, etc. best decision we ever made!! Thank you Capitol management! You have made our retirement stress free!!

My experience with Capital City Property Management has been fantastic. The office staff has been accommodating and professional anytime I have spoke with them. Maintenance personal have taken care of any problems that has come up in a quick and efficient manor. Great job Glenna and staff!

I wish Google would eliminate all the FAKE reviews this company has here. No worries, two can play that game.These people are unbelievably unprofessional. Read through the low rated reviews, they tell the real story about this place.They have no clue how to answer the phone, not even sure why they have a number to be contacted at since they never pick up. Leave a voicemail, and they dont respond to it.If you apply for a home and youre not approved, theyll just ghost you and hope you stop calling. Ive never in my life experienced any company to treat potential clients this way. Baffling how you could remain in business for long with these cowardly, unethical, pathetic business practices.

NOT WORTH YOUR TIME! Dont get trapped into their laziness like I did. Waste of time and money. Thinking that its fine to move someone in a unit when its dirty and needs repairs. There was move then enough time to get all the things done, shouldnt have to ask to have the unit cleaned before I moved in pure laziness. Rude customer service. Shouldve know better when it took forever to see the unit in the first place. Anyone looking for a new place to live needs to avoid this company altogether.

Thinking about renting from this company? Do yourself a favor, RUN! They are LAZY with a capital L. Phone is never answered, messages never returned, emails ignored, etc. They will gladly take your application fee though, but if you arent approved they wont tell you. They way they do business is to simply ignore the potential customer until they stop calling.Pay no attention to the 5 star reviews, most are from new accounts with zero other reviews. Which is a telltale sign of a fake account, clearly the owner and/or employees spend their time falsifying this rating.

Absolutely terrible company, they do not care about their tenants, they just take your money. I am a current tenant I have been trying to contact them for THREE MONTHS. They told all their friends and family to leave a 5 star rating to make their company look good. If you want to have a tenant who cares about you and your well being do NOT do business with this company. They send out an AUTOMATED message thanking you and to tell you to call them for any problems, any time I call I get voicemail and NEVER get a call back. A SCAM OF A COMPANY

I used this management company to find a renter for my house in Springfield. They did not find me a tenant in three months and refused to show the property to a prospective tenant I found because they wouldn’t do their job and find a renter for my place. They charged me thousands of dollars without ever providing me the details of what and why I was being invoiced and charged. I asked them for printouts or itemized statements numerous times. They would just send me an email with a total amount with no explanation and threaten to get their “legal team” on me if I did not comply to their demands. They agreed to part ways with me in good standing and I found my own renter, then they changed their tone and started threatening me again. I fired them for not doing their duties and how they were treating me and because I was having financial issues from all the money they demanded me pay without proper invoice with no tenant still found. Originally they said I had a zero balance when we were parting ways. Then suddenly, weeks later I get another blank invoice with total only for over $1,000 with then demanding more money again. If I do not pay they will send their legal team on me they say! I had my family go and pick up my keys and they called the police on him and said he was bothering them even though I told them I was having the keys picked up. I had to hire a locksmith to change the locks on my own house to protect myself fromthese people. The owner bragged to me that her son is a deputy and can get done whatever she needs too. I really think I got mixed up with some bad people here, but lesson learned and I hope it doesnt happen to you! The other lady’s husband is the maintenance guy and just some shady shenanigans going on from what I have gathered and experienced. These people are beyond shady and I wish someone warned me before I chose to do any sort of business with them. Stay clear of these people!

Be advised they will take $35 of your hard earned money in a “application fee” and you will never hear from them afterwards such a scam I understand being denied for whatever reason but they don’t even have the decency to call or email their reasoning. Don’t waste your time or money! Fortunately we found a place in the same neighborhood for the same price and bigger!

These reviews should tell you what type of people are running this company. A bunch of liars and thefts every good rating they have are clearly faked. My experience was bad from the beginning but I overlooked it because I loved the house. From day one my fridge never worked properly I had to use my mini fridge and deep freezer for 4 months before the problem was fixed and then they just dropped the new fridge in front of my house with a business card telling me to call them. You can try calling them and all you will receive is the voicemail. Pretty much once they take your money they dont care what happens to you. Anyone trying to rent here please reconsider.

Very lazy staff, very disrespectful. They give you the minimum but expect you to pay high quality prices. NEVER renting from them ever again, if you are looking at these reviews all of the 4 or 5 star are there friends and family, the low ratings are from actual people who have actually done business with them. Glenna is a caring unselfish individual and runs her company with those standards. Her business partner, her and her staff are all caring, hard working individuals and will help you in any way they can.

I am an owner. My experience with this company was not good. Customer service, managment, and communication was an issue. We notified them a month in advance to discontinue services but when we went there to pick up the key, staffer told that Owner never notified them so nothing was ready so we had to extend contract. We had to remind them and follow up with them several time before security deposit was returned. In my experience, their charges were high to fix something than licensed handy man plus I was paying managment fees. Both of us are working and because of communication issues, it was a struggle to do follow up. Few times, they didn’t take our permission to fix something above $100 per contract then I had to call after getting statement that it should not be repeated. I would not recommend this company.

Not a company I would do business with or work for they leave and go on extended weekend trips and leave 19 year olds in charge of maintenance issues with no experience. Then fire them with no real reason other then this place in poorly ran. Then try not to pay them correctly and threaten their legal team.

I have been in the rental business for 30 plus years,always managed my own property,gave capital city a chance to manage, mainly because I know one of the investors with them, what a mistake, I have caught them in lies,told me they had a unit completed,and was going to show it to rent,find out they had a employee staying there watching another employees child,rent free, blow up mattress on floor, clothes laying around,work was not completed, charged for things not done,excessive charges,cant get keys back,list is to long,had to get lawyer, STAY AWAY FROM THIS COMPANY MOST UNPROFESSIONAL COMPANY I HAVE EVER DEALT WITH !
