I rented the property 7936 Dukes Dynasty Dr from Victory Property Management for 15 months and it was the worse rental experience I have ever dealt with. My landlord, more like a SLUMlord had my roomate and I live in our home for 3 months in the middle of summer with no A/C. We put in multiple work orders through Victory just for them to tell us they had no control as the owner chose the option to fix the air himself. We received an email in January stating our lease would not be renewed due to the owner letting family move into the home. To our surprise, the house was relisted on Zillow for rent the month before our lease ended at a rate $300 higher than what we were currently paying. The last kicker, upon move out, they kept our entire security deposit due to damages. When we requested pictures and receipts of repairs of the damages occurred, we were given a couple of invoices that appeared to have been made quickly possibly on Microsoft Word. This is the worse company I have ever rented from along with their staff, Ive had personal interaction with Carlos, an account manager, who seems to have no clue of his job responsibilities or happenings with tenants. Kristen, an account manager, she was probably the best part of the company Ive experienced and I never met her in person. Lastly the general manager Alisha, when the issues at hand were brought to her attention she did not offer a bit of help. I would save myself the headache and stay FAR away from this company and rent from another source.

I was moving from out of state and was only able to look at properties on the weekends and only had a month to move. I was in my 3rd weekend of searching. I was not having any luck because by the time I could see properties the good ones would be gone. So when I seen the victory property townhouse which was listed as a 3 bedroom I decided to just apply and go for it. Amber did ask me if I wanted to wait to look at the property personally but at the same tone kept saying there are several people scheduled to look at the property. Every time I communicated with Amber she never failed to mention how many people applied and were in line for the property. I signed the lease, my boyfriend did NOT, I sent in 1st and last month rent and hold fee. The weekend we went to move in we did a walk through and the 3rd bedroom was in the basement which was small a queen bed and dresser would not have fit plus it had a door which led out to the back of the property, not good for a teenager. When spoke to Amber she did say it really is considered an office, not a third bedroom. We decided to decline the property. They did give back 1st and last months rent a couple of days later. Amber mentioned they would keep the hold fee until someone moved in which said wouldn’t take long because there were so many people who applied anyway. When picking up the check from Ralph he was rude and very unprofessional! He thought I was there to apply and I mentioned I was there to pick up the check. He said the person he was waiting on was weird anyway. He yelled, cussed and slammed the door in my face when I mentioned there shouldn’t be any reason why the hold fee would be prorated. Needless to say, after 2 weeks I got a little over $900 back out of $1700. I never been so disrespected in my life from anyone who is supposed to be professional and for him to talk about other potential clients made me realize I was glad I didn’t go with this company. No other place I dealt with in NC required a hold fee and I never heard of it until I ran into this business.

We went with a rental in the area through Victory and Amber and the ladies in the office helped us. They are kind and very transparent about everything, very professional and helpful. I am new to the whole renting experience and they made sure to make it simple and easy to understand! Thankssss 😁

I am extremely pleased with my experience with Victory Property Management so far. When I sought them out, I was excited to see how clear, direct, and thorough they are in their messaging to property owners and in their boundary-setting. This is refreshing to see in a property management company to say the least. The rental comps I received were fair and clearly a result of professional expertise and current market knowledge and their fee is nominal for the services they provide. The best part though has been working with Cat. She is incredibly responsive, professional, helpful, and kind. She’s also a queen for getting my house rented within a day of it being on the market! Our account manager, Cat, has been fantastic so far. She and Victory have been great about communicating deadlines and getting us the documents that we need. Communication has continued to be smooth and when we had a leak coming from one toilet, Cat worked with us quickly and had a plumber out the next day. First I want to Thank June in the Wilmington Office. This woman is articulate, and answers questions quickly. She knows the company so she can direct you to the right person. She is uber professional, responsive and super friendly. She has IT! the whole complete package you would hope to find in a rental contact.The many reasons that we are thrilled with this rental company:Communication response is lighting speedthey filled my house with tenants that had staying power during this crisisthey communicated an issue to me before an emergency fee for it. The young man at the head of the company is super bright with the right kind of emergency training coming from a evacuation city. He is so well versed in emergency management to keep the rentals full. There is a portal that is easily accessed to learn every detail of your rentals income and outcome. I LOVE working VICTORY RENTAL. and I thought it would be a nightmare, This is such an honest company its shocking.

We recently contacted Victory Property Management in reference to a rental home in Raleigh. We had the good fortune to have Cat Worlds as our liaison throughout the rental process. Victory Properties has been amazing so far, from the first call till they rented my home they were professional, and very responsive. I called and interviewed 5 PM companies and I’m not 100% sure why I chose Victory Property Management, just a gut feel. My current tenant moved out July 1, 2020 and I signed up with Victory Property Management that week. I had about half of the maintenance done that first week. I met with Kristen Massey my assigned manager that week at the house. After the walk through she suggested about 5 more things be fixed and done and she just took over from there and had them all fixed with in a few days. She had a pro photographer take pictures, and we got the home listed the week of July 20th and the next week it was rented for a two year lease. Their marketing is working well they had about 10 people tour the home in less then a week and the person that rented was from out of state.Of course I have no idea how Victory Properties performs over time or during emergencies, but if this first three weeks is any indicator of future performance then things are going to be awesome.Thanks Kristen and team.

Victory is the best rental property I have ever dealt used as a tenant. As a service member in the US military I have moved to 5 different states and lived abroad in Europe. After dealing with multiple companies over 9 years I can attest that Victory is the absolute best company I have ever worked with. Jordan, Kat, and Josie are very personable and easy to work with. These ladies do a phenomenal job of managing the properties and assisting both the tenants and property owners. Maintenance requests are always handled immediately. I have never had to wait more than 24 hours to get an appointment set for maintenance repairs. This is the absolute best rental agency in the area and my only regret is that I can no longer work with this company because it time to move. If you have the privilege of living in one of their rentals, consider yourself lucky!!

Victory has been great! Throughout our lease we have been interacting mostly with Jordan and she is fantastic. They answer service request promptly, and are very communicative. The experience as a whole has felt very individualized for our needs, and that is hard to find when leasing a home.

I cannot say enough great things about Cat Worlds - her work ethic and professional attitude is incredible! I transferred my property to Victory in February and between her and Ralph, I have felt so comfortable and taken care of! She is very great with communication and keeping me updated consistently for showings, applicants, and even offered suggestions to help improve the property. Over the weekend, we ran into an issue with the water heater and it flooded the house. Thankfully, none of the tenants belongings were harmed and Cat called me immediately with an update and she already had a plan in place to take care of it.

Victory property management was very responsive, as I was seeing multiple houses to rent. Cat followed up with me the next day to see how the viewings went and what I did and didn’t like about the properties. I switched to Victory Property Management about a year ago after realizing that the previous management company wasn’t handling and dealing well with my long-time good tenant. Before deciding on VPM, I contacted Ralph and he had been extremely patient in explaining and answering my questions. I was convinced enough to go with them. They assigned Cat to manage my property and the long-time tenant had very good things to say about her. Every timeI sent her an email, she responded almost immediately and everything is being taken care of rather quickly.

Ive had a great experience renting for the past 10 months from Victory. Cat was AMAZING throughout our looking and leasing process. She was always honest about anything she felt we should be aware of before viewing any property and returned my phone calls very quickly (typically within just a few minutes). Cat, PM specialist, took the bull by the horns and turned a good place into a must-live excellent rental in quick time, handled the repairs, got us top rent dollar and tenant in first week. Here is the important piece, she is attentive to our property and situation and answers emails and phone messages promptly. Also have excellent reviews for the remaining team members (June) who answered the initial call and provided us the info. Ralph the owner was spot on with his detailed market analysis. I moved into one of Victory Property rentals back in August 2017 and i could not say better things. The move in process was great, every time we have had any maintenance issues, they have been addressed quickly and the maintenance guys are great. Our account manager is Cat at the Raleigh office and she has been terrific, its nice having someone that helps you move in and stays your account manager throughout the rent agreement. Long story short, we just signed a renewal for another year. :-)
