I just moved here and I am loving this new experience. I was treated like family all the way from the application process to now and I couldn’t be more grateful. Maintenance is A+ and very thorough. From experience, I know that finding qualities like that isn’t the easiest and I feel like God himself led me here. My family and I are really, really grateful.

I have been in my unit for exactly 5 months today and I am being harassed by my neighbors with false complaints. It is ridiculous for someone to say I can not leave and enter my unit at any time I chose. On top of watching the amount if visitors that come to my house. I would not recommend anyone to live in my building of 4710 but I can not speak for buildings or people on the property.

Great neighborhood to live in. This is a kid friendly neighborhood and even better neighbors. The front desk is great as well. They will work with you if you are accountable and reliable (during COVID.) also maintenance is always on call and the wait is always minimal!!!

Me personally from my personal experience I just feel like when Im telling you its an serious manner for some items to be fixed or repaired I need for OASC to take me seriously and resolve the issue in an timely fashion because if the tables was turned Im pretty sure they would want the same in returned...Especially when you have kids thats been bitten by a spider some type of insect that bit on him in his sleep and when he awakes the next morning one of his ears are swollen literally and it could had been prevented way beforehand when youve been calling calling calling and emailing emailing emailing for them to come spray especially when youre quite aware that tenant is behind a wooded wood patch and lizards coming through the cracks of the floorboards inside the home outside creatures belongs outdoors not indoors..Other than that its an excellent place to reside its very quiet during the day and night! Respectable neighbors so far I cant complain at all...

Iam new to the community,But everything seems great so far love the community and the staff is very helpful plan to live here for years to come. Very nice place

Staff wear great during move in process signing lease during Covid safely. Staff are accommodating and pleasant. Nice quiet community hidden near Triangle Town Center.

I lived there for 13 years from the time the complex was a top rated community all the way to its lack of competent management and its down fall.... I will say this... Its great that they remodeled and upgraded but that means nothing if you have uncontrollable mold issues in every apartment and then add a page to the leasing agreement telling tenants that its their problem not yours to fix... Shame on you people...

Whatever credit check company they use will deny you off the smallest thing and you will lose your application fee money. Seems like a scam to take fee and deny with no reason then they give you some 1800 number that never answer to speak about the denial.

The office staff (Manager and the other woman) are very RUDE and UNPROFESSIONAL. The only one who actually takes time to discuss anything with residents is Joseph and he is not a manager. The manager Gloria picks and chooses which residents to assist. I have never stayed at a complex were the staff was this rude. The apartments are ok its a place to stay. But recently all you hear is gun shots, teenagers breaking in people cars. Maintenance never fix things right the first time. I think it would be a better community if the staff actually made tenants feel welcomed. Ive walked in the office on several occasions neither of the women staff greets you.. They just look at you like what do you want They are a horrible representation for the company they work for. Anytime you ask for the corporate number they say they dont have it.

For how much these apartments are they are not worth living in especially if you have kids and/or wake up early for work. It’s like living in the same apartment with everyone in the complex. Walls are super thin. Office people call someone about to come through your ceiling normal. For $1100+ a month you shouldn’t hear every steps your neighbor makes, their whole conversations word for word, when something is dropped on the floor or when a child fall and cry for 5 minutes. You hear EVERYTHING clearly. And the rent goes up every year. Not a nice place to call home!!!!!!!

Well it was a shaky start for me when I didnt have the keys Onon simy goodmove in date. Although,t this was difficult, the Staff here was very responsive and got me through the rough start. Once I moved in, this Covid 19 began to disrupt our lives. Overlook at Simms Creek staff walked me through this heavy process. They was there for me and my family. Thank you to the staff here @Overlooke at Simms Creek. Im looking for to a great life here. 🥰

I have been a long time resident of this complex and had a few great years when I first moved in. A whole lot has changed since then including maintenance promptness, preventative maintenance, courtesy and reliability of the staff to make things better for the community as a whole. The community has gotten noisier, dirtier, less friendly. My car has been vandalized more than a few times. No one obeys the pet or noise laws. If you make any payment mistakes look out and do your math because the financial audits have never been correct. There is nothing that remains constant here and I can not remember the last time I had my apartment painted or carpets shampooed even after requesting so. I am officially done with this place and am so glad I am able to move somewhere else. They are fixing up the outside while inside we deal with mildew and inadequate insulated apartments that cause high costs of heating and cooling. Good luck getting your appliances serviced or replaced as I am using my own due to the quality of the ones provided. Sad place and it is depressing to me to even have to stay another minute.

Back in 2012 lived here. Was beautiful. The owners change and its the ghetto now. My friend has a stray bullet come through the Wall and just missed her by inches.

They are a nice community, I like how its in the cut. The lease is very affordable but you are getting what youre paying for. Rooms arent that big. But the bathrooms are very nice in size. Not too bad

I have been living here for almost 11 years. Now with new management they act very unprofessional. I had to go to my hometown to bury my husband and I tried to meet with the manager but they was rude to me. I dont understand why they do not make time to speak with tenants. I also asked for the corporate contact number but they declined and said they do not know corporate number. Is there an higher authority we can contact for issues? Heather is the person who was very rude to me. Every time I tried to stress my concerns, she cut my conversation off being unprofessional and rude. I never had an issue with management until now.

Beautiful apartments, management is well respected. The apartment size is a little to small for my big family.

Its a roof but not a home. Ive been here about 3 weeks and heard 3 shootings and 2 fights. my children are not allowed to go outside (day or night) to mingle because of the horrible kids/teens here. My apartment is nice so far but i try to stay away from home as much as possible. I wish i did more reseach before i moved here. This is torment for my children.

At first I was excited to move here, but after I moved here I was ready to leave. Before I signed the lease, i told them that i needed to work from home and was told that i would be able to get AT&T. I was there several months and still was told repeatedly by AT&T that they did not see me listed. This apartment complex is highly unprofessional, especially Davida, the manager. Even the regional manager George is unprofessional. They are too cheap to add phone lines so you can get Spectrum. They are outdated and I would not recommend anyone live here. I could not wait to leave this place. If I could give them zero stars then I would.

I love that they cleaning the the bimuilding up maybe we can get a trash collecter.

New management is horrible, all employees are horrible and have terrible attitudes. You can’t explain your issues to them fully without them interrupting you and cutting you off. And once another resident leaves or an employee gets off the phone with them they talk about them I heard before someone say “that’s not my problem” once they were off the phone with them. Highly unprofessional. They’re always confused and don’t know what you’re talking about. Apartments have huge cockroaches and lots of spiders. I don’t recommend this place whatsoever, it is so not worth the money at all. So glad that I no longer stay there.

I have been living here going on two years now it was really nice and quiet and I felt really safe they didnt seem like they just let anyone in well now we have new managment and basically a whole new staff I dont feel safe seems like they let anyone in, the kids are terrible and dont try to get anything fixed you may be waiting a couple of months, they are starting to have bug problem that they wont take care of the list goes on and on I will not be renewing my lease. If your looking for somewhere to live do yourself a favor and pass this place up.

We looked at a 2/2. Really liked this place but the living room/dining room were too small for our furniture. And theres no way a king bed would fit and a queen would be tight. Small kitchen and lacking cupboards. Otherwise it was nice and quiet. Just not for us.

Insulation sucks.· They dont shovel the walkway in the winter but you need to get to work to pay that rent.·The gym always has something wrong either the lock is broken, t.v doesnt work or machine issue.·Pool was pretty much never open...·staff sucks except for the older African American man. The prop. Manager is shxt.·quiet hours arent enforced

The complex is terrible for two major thing; management, molds, and location. I had mold infections in my first unit, then I transferred to a second unit, and it was still present there. The wall in the unit was actually completely knocked down inorder to fix it. Of course there are still other issues like bugs, dirty dumpster and more.Majority if the employees that work in the office are terrible! There is no sense of orderliness, accountability or even responsibility with this group. I have seen them go from bad to worse. The complex was sold to a new management and for some reason, NONE of the files were transferred. Which means, any agreement you had with the previous management (written or unwritten) was voided. Not to mention, there has been 3 managers in a span of 15 months and they dont have reference to anything from their predecessor. They appear to have amnesia. The current managers attitude is harsh and rude.Exiting the complex onto capital blvd, especially in the morning, is a nightmare. There is always an accident everyother day at the same point of entrance.I can continue to go on about how bad this place is but I am blessed to not be staying there anymore.Attached are just some pictures of mold from the first and second apartment. All the clothes and properties from the coat closet were all damaged. The windows are always wet, so I had to buy a dehumidifier but that didnt fix the issue. The apartment was repainted, still no fix. Thismight be from the way the complex were built but either way, it is infested. I cleaned it numerous times and all my complains also ended up with someone coming out to clean the wall with bleach. Very temporary solutionto cut the story short, AVOID THIS COMPLEX, IF YOU CAN!!!!

I have been apartment searching this weekend. This was the first to talk me out of renting from them. That was definitely a first.

From what i have seen the apartment are big and roomy. i have a friend that live out there. If any thing come avaiable i will move there

I’ve been living here going on two years..since then my car has been broken into 3 times..Wallet stolen my Girlfriends spare keys were stolen out of my car then they used it to steal from her car that Same night. We work for everything we own no shortcuts and for somebody to steal from hard workers while we’re sleep is a act of a pure coward. Called the leasing office and all they had to say was “call the police”. They got some knock off security company that drives through the area 1 time and leaves and they call that security! The last time my car was broken into it wasn’t just me but every Car on my side of the street across from the apartments and yet they still did nothing. No call back no feedback no hey we listening to your issues and here’s a plan to prevent this from happening again!! No security cameras no security officer. We pay almost $1,000 in rent and you mean to tell me you can’t make sure my personal property has 0 line of defense when it come to thieves.We getting out of this lease and now looking for a more secure apartment complex to continue raising our kids.

Terrifying. Leasing agent commit self-help evictions, can be abusive to tenants, several invasions have occurred. Leasing agents do know what sexual harassment is. Leasing management are discriminate. The management is highly unprofessional and heinous. Do not let smiling faces fool. Too many peeping toms.

This place is unprofessional, rude, noisey, and expensive!!! If you decide to buy an apartment here and you have a problem and you report it to the front office, they say ok we will send someone to look at it...and theu never do!!! Ive been waiting for someone to fix and outdoor problem and Ive been waiting for at least 3 or 4 months to fix it and I told them about 8 times!! There are also a lot of teenagers and kids that live here and they are so noisey that I hear them yelling, talking, yelling, and jumping! Another problem is that it gets more and more expensive. Time by time the rent gets more expensive, it raises about 200 dollars!!

I have friends that live here. They always have parking available.
