It looks nice, and thats all it has to give. If youre moving here in an apartment with someone you dont know. Youre probably about to enter hell. This place turns into the projects ( hood /ghetto) after dark. Granted since management of this property changes who can you really blame?? Nothing is ever resolved. If your an adult or have anything to lose dont live here. Your patience will be tested like no other. If you like peace when youre home, look at other apartments. I could go on. The staff is always great even though they are never here for long!

I stayed here for a year and left as soon as I could. They continue to take advantage of young students not knowing much about apartments before renting. Roaches are everywhere outside and come in through the drains A LOT. Rooms completely dirty before moving in with no notice from the staff, and no refunds of my deposit given back as requested. Staff tried to bribe renting residents with free pizza and coffee to leave 5 star reviews on google. Complete waste of money, look elsewhere!

I would not worry about the Proper having the audacity to come after anyone that wants to break a lease there. They KNOW what they are doing, so dont fall for the promises of repairs to a place that in all honesty needs to be condemned. Sure, the staged pool, student areas, model unit and rental offices look and smell nice, but ALL of the staff with their Cheshire cat grins KNOW very well that what you d be moving into is NOT AT ALL what theyd be showing you. Any positive reviews on this or anywhere regarding this dilapidated dump are fake, as well as the professional pictures of happy students living in these hard scrabble dwellings. Not one of the staff members even live on the property themselves which should tell you a lot. If you do try to live here, take lots of pictures, and document Everything that is not up to standard, who you talked to, when they say repairs will be done, and weather of not they get done and properly. You will need this ammunition in the event they actually think they can hold someone to a least where they are nothing more that slumlords praying on a steady stream of students looking for affordable housing near NC State.

This is one of the most unorganized apartments I’ve ever encountered in my life the leasing staff have no idea what they’re doing. The entire renewing process has been a living H**L . They constantly send out the wrong information time after time and they try to play it off like a error. They overbooked apartments and are giving out dirty, and empty apt’s without checking. I would beware I promise the cheap rent is not worth it at all! They have absolutely no idea what’s going on . How are you renovating apartments but have no place to send your residents . They sent out more leases than they could handle and would not honor roommate request that were given to them months in advance. Every day I come to the office and it’s a person complaining about how they messed up their room assignments.

I loved living at Vie at Raleigh, the community is spacious and you don’t feel like your crammed in. There are a lot of great views and ample parking for residents.It’s kind of like a small city because of how big it is, so there’s always work being done to improve the community.The community is so large that every experience is different and highly encourage those new to the city to try it out even if for a single leasing term. It’s great location for the price and really helps you get adjusted to the city and surrounding towns.

Just toured The Proper and our guide Christian was so helpful and kind. The rooms are much more spacious than they look on the website. The amenities are high quality and the price is such a great deal! I have not committed yet but it is definitely my top pick after touring.

The move in process has been a complete nightmare. Upon arriving, 6 hours away from home, my apartment was completely wrecked. Moving in for the first time and we don’t have POWER, AC, LIGHT SWITCHES, ROACHES EVERYWHERE, A BLACK SUBSTANCE COATING THE WALL, ETC. Not enjoying my experience here so far.

Me and a group of friends toured this apartment today and our tour guide Christian did a great job at showing us the ins and outs of the place. The staff at the front desk were nice as well. The apartments are very clean, modern, and homey. I highly recommend touring these apartments they are very pretty!

I had a wonderful experience! I came in with my mother because I am moving out for the first time and they were so kind! They showed me the amenities right away, there’s a huge pool the biggest private owned one in Raleigh! There’s two gym parts, one for weight lifting and one for cardio. The rooms come furnished already and the utilities are included! Sadie was excellent, she helped me with the entire process and I wanted to apply before I even left. Great conversation, great atmosphere and great hospitality. Very excited to move in!

Very unresponsive. Contacted them regarding specific questions about an apartment and only got an automated response. Also kind of fishy all their five star reviews are only from people who toured rather than actually live their. Discount for a good review maybe? Hmm

Hi all! I am writing this review because The Proper really screwed me over and Im writing this in the hopes that others avoid this place! Everything started when I started my apartment hunting. I was looking for a furnished apartment with short term leases close to NCSU, and The Proper fit perfectly with this. When I initially called them at the beginning of June 2021 they told me they had availability and that I should apply to live there. I did apply and got approved to live there the next day! I was thrilled that my search was over and didnt think any more about it till a few weeks had passed and I still hadnt received a lease. I gave them a call and they told me that I would receive it by the end of that week, but didnt! I called again when I didnt hear anything and they said they had a shortage of leases. I was confused and upset, for obvious reasons, and I asked to speak with the property manager, who had always been busy or in a meeting when I called, so I had him call me. When I finally heard from him he gave me another week to hear something about the leasing situation. Again, I didnt hear anything for nearly two weeks and by then I knew I was out of luck. I called again on Monday, July 12th 2021, more than a month after I was initially accepted and was told that there were no more leases. I am now desperately trying to find a place to live again, which is nearly impossible to the timing. Im frustrated beyond belief with these people. Please look else where to a place to live.

We will see with new transition in management, but there have been a lot of moving parts over the years. Clean facilities and nice front office, but the apartments are definitely different since the units are older. Seem to be working out kinks about how they do the roommate selection process etc. Again... Well see. 🤷🏾‍♂️

I went to tour this apartment today with a few of my friends. Our tour guide was Christian and he was absolutely amazing and very informative. The staff at the front desk were so friendly and there was the cutest dog behind the front desk. It was a very nice experience.

Please take an advice from a concern mother. I’m a co signer for my son and had a few questions and concerns, I email them to the property, I have call and I can never get in touch with the property manager, I guess she doesn’t work or don’t want to bother in taking peoples phone calls. My concern is my son have not even moved in, and they don’t even answer your emails. I wonder what’s the turn around in work orders since they can’t even answer an email. Now he stuck with a lease that I don’t feel comfortable with. Looking at the review now, it seems that when it comes to complaints they don’t care. Be aware they don’t pro-rate rent. So you get stuck paying a fully months of rent regardless of the day you move in. They’re take advantage of newly adults and trying to figure out the world on their own.Lesson learn

Live @the proper @greystar. The place of choleraMy “ new” apartment is absolutely filthy and in disrepair. There’s a reason it’s the cheapest apartment complex in Raleigh And it smells like something died here to which I alerted the new management company a month ago @greystar but the issue hasn’t been resolved. The floors are not even properly swept but that’s the least. Mold on the walls and ceiling,missing light fixtures which is good because you can’t see the filth,refrigerator sounds like an old coffee grinder. They claim to be overbooked but this doesn’t explain not addressing those issues in the existing units. On Monday I’m calling the health departmentUpdate. After I cleaned my private quarters and I started tackling the common areas which the property manager said they’re not responsible for I discovered water damage and black mold in the laundry room and piles of abandoned property from previous tenants in kitchen and living room. I believe a housing authority inspection is warranted at this point because the @#Proper management is not responsive. Unless the @#Greystar headquarters are intentionally driving prospective tenants away to accomplish their own goals

Probably the worst possible place you can live at if you’re a student. They try to advertise this place as student living, but that is blatantly a lie. There’s maybe two groups of students that live here. This isn’t somewhere I would recommend anyone lives. The cops are constantly here, there’s always something wrong going on. On top of that, the apartments are disgusting and the staff is subpar. The only thing this place has going for it is the gym, I’d give it maybe a six out of ten. If I had the choice I would’ve moved out months ago but this was my only option. Do not sign a lease here.

What a disaster! None of the units were ready for move in day.  Our unit on the first floor is in disrepair.  The AC doesnt work.  The washer was pulled away from the wall and full of mold. No dryer.  Obvious signs of mold, mildew and water damage that were not even dealt with prior to allowing us to move in. The windows dont lock - which is a big problem being on the first floor.  There were obvious signs that there was a previous break-in through one of the bedroom windows, which gave them access to a bedroom.From there they must have kicked down the bedroom door, destroying the door.  The grounds are full of trash and old furniture pulled out of other apartments.  There is no pride taken in maintaining these units or making them ready for move in day.  All the workers could say was sorry and well try to fix the problems.  The line of people with problems went through the lobby and out the door.  Dont come here!

Unit was a wreck upon move-in. Roaches scurry through halls and in bathrooms, and the work-order process is unreliable. Avoid this place for your own sanity.

This is a good location and all the staff are very nice. If there are any problems, those professional maintenance crew will quickly fix. Here are also well-equipped facilities and a swimming pool, sometimes some programs are held, so living here is happier.

I put in a work order for my dishwasher on Monday Jan 25, and by Tuesday it was partially complete. I Reached out to management Informing them that I was not satisfied with the work completed.A response was immediate the property manager (Brandon Isley ) from the on-site leasing office came to my unit and completed the job HIMSELF, to my satisfaction.This is my first year.. & am super satisfied with the response with any issue I have.5 ⭐⭐⭐⭐⭐s had the issue been resolved completely, the first go round. Theres room for improvement. At least, now I know Im heard and my concerns are valid to management.Thanks Proper Raleigh.

Quite possibly the worst apartment ever. On move-in day they handed me a key and told me to move in. Meanwhile my room had no drywall or walls at all for that matter. There was black mold everywhere and a water leak all over the floor. Absolutely horrendous. Dont live here.

One of my friends actually told me about this place and its seriously cool. With all the stuff thats included, you would think the rate would be higher. The people in the office go over all of the prices and charges with you and it says it super clear in the lease too. I know so many people that have recommended this place just because it makes it really easy for first time renters because everything is one bill instead of 80 lol. Seen the inside of my friends apartment and its a really good size even with roommates. Super cool, really excited

Move in day for my son. The door lock to his apartment does not work. After finally getting in, the apartment smelled of stale cigarettes, garbage all over the place. Holes in the walls and gum stuck to the floor. Looking for another place.

Good Evening,I have been living here for almost two years now, and I have not experienced any issues. I remember when I first came in looking for an available apartment. I met Dayquan, he was absolutely amazing. I have been noticing reviews about the amenities being just for show, if you take a look at when those comments are posted, you will notice it is no more than 4 months ago. Keep in mind COVID-19 is still ongoing. It is for everyones safety that these amenities stay closed as there is more than 1300 residents that live in this complex. As for gnats, ants, roaches, etc. these are from previous residents who failed to keep the apartment clean throughout their time living there. If you notify the staff, they will get on it and take care of it, but posting a review without notifying the staff will not get you anywhere. As I mentioned earlier, there are over 1300 residents, and staff is limited, so issues are taken care of in the order they are received. This is personal to me because I used to be a Leasing Agent, and I know the stress. Please be considerate of others and put yourself in someone elses shoes. Keep in mind that the monthly payment is fairly cheap compared to other apartments, for the price youre paying this is more than acceptable. Not to mention the best option for individuals getting their first apartment.Thank you.

Duck this place. If you wanna live in a nasty trap house with free pet roaches this is the right place for you.

The Proper is a great apartment complex for college students! The Proper is affordable with spacious rooms, fully furnished with nice furniture, and free printing for tenants as well! The staff in the office are very kind and helpful too!

2/2 DO NOT MOVE OUT HERE. It be trash on the stairs every day. Trash outside of the dumpster every day. Parked cars getting hit. I have domestic violence neighbors who fight outside of the unit every night and it has been reported to the leasing office by police quite often which they care nothing about. You wont get any sleep here due to arguments. For your peace and mind DO NOT move here. THE FIVE STAR REVIEWS ARE FAKE. You’ll get a chance to have a cut for next months rent for posting a nice review.

The Proper Raleigh Apartments certainly live up to their name — decorous, refined, genteel. Likewise, the staff share these same attributes. Jenny Laird showed me around the property and I was more than impressed with what is offered. The rooms are spacious yet cozy, the pool is truly spectacular, the Fitness Center, the dog park, and there is even an area for meditation. Thank you, Jenny, for being so professional as you helpfully showed me all the advantages of living at The Proper Raleigh Apartments.

Live roaches in the units! Do I have to pay pet rent for them too?

They are a great company theyre very understanding even if your late. If there are problems within the unit they will try to work things out. Love it been here almost 2yrs

I just recently moved into here and have had such a great experience. The new staff has giveaways every single week on Instagram which I love. Jenny at the front office has been super helpful from everything from my application to me moving in.

As soon as I walked in, I was immediately greeted. The staff was very eager to help me, as they answered all my questions in great detail, making sure I got the information I needed. I then received a tour of the model apartment, which was beautiful if I say so myself. This is an a good place to live, as it is clean, good environment, great staff, and all at a great price.

Its my first year, and so far no problems in my unit or with neighbors. Management team changed since living here, and NEW management seems more hands on. Id like to see some minor changes made (my couch needs updated in unit- STILL waiting on that) but overall its a great secluded area to live in.

1/2 DO NOT MOVE OUT HERE!!!!! I have repeatedly complained to my leasing office about feeling unsafe and they have YET to do anything and its been MONTHS! I have domestic violence neighbors who consistently fight, have police called to my building, yell out how their going to blow the building up and to even add the cherry on top the front of my CAR HAD BEEN HIT while i was out of town and not been reported (a hit and run) and once again the leasing office didnt care.

Nice first apartment. Safe environment. Pretty cheap for an apartment in Raleigh near State.

During my 3 years of living here, my maintenance requests have always been responded to quickly and everyone in the office has been super helpful. Especially over the last year with the uncertainty of COVID and life, they still made my experience here great!

The new management at The Proper has been a welcomed sight. Jenny Laird is a knowledgeable and professional manager of the property and the employees. She excels at resident engagement and in her outside marketing efforts. Any property would be lucky to have her.

TL;DR: You may want to consider this community seriously if you are finding your new home. What it offers is very competitive.I moved here this August with my friends. When I was a new NCSU student last year I made a bad decision on where to live because of lacking information. My old apartment (near Gorman) has many issues: ant problem, no sunlight in the room all day, street noise, and all of these come with an expensive rental. So, when I and my friend were seeking our new home, we became very cautious since we didnt want the same thing to happen again. This place came to our sights because of its competitive rental. However, because we were afraid the lower price is from lower quality. We did pay too much attention to this place initially.We went to this place as the last stop of our investigation, and the result is, we now are living here.The reason is simple: we found there is no quality compromise, it even outperforms many other places which has a higher price. The building is recently renovated and the room is in great condition. The appliance looks good and isnt outdated at all (its better than my previous house). They provide rooms with plenty of sunlight. The landscape is beautiful and the gym is good. The traffic is convenient if you have a car (it takes me only 15min to drive from here to centennial campus, even during the morning rush hour). The parking is free and the number of lots is far beyond enough. Last but not least, the staffs are very positive and can always give us a satisfying answer. Everything just meets our expectations.We have been living here for 3 months, and we are glad we decided living here. I hope the authentic information here could help someone finding an ideal place to live. Its from a current resident, not advertisers or adversaries.An interesting thing: there might be a hidden closet in your bathroom, which you might think is just a normal mirror at the beginning. I get surprised when finding this.

I moved here in September, and immediately I was greeted by the staff and they were super eager to help me settle in and answer my questions. They always are willing to help if you have a problem, and are fast to react when you have some issue in your apartment. The price here is amazing for what you get, and I cant recommend it enough if you want to start out living somewhere.

The Proper Raleigh is a great place to live for students looking for an affordable off campus experience. The location is a short drive to N.C. State or any other downtown college campuses. Also close to downtown Cary, 440 and I40 you’re never too far from where you need to go.

I lived here for 1 year and would NEVER. nasty place. Management is unprofessional, maintenance is slack. Roach infested. I do not recommend this place at all. This was my first off campus apartment and the experience was terrible.

Vie at Raleigh has been amazing to me! The front office is amazing ! They respond to your needs in a short amount of time . I’ve never lived anywhere else that’s always been this on top of things. And the rent is really good for me since I’m still pretty young and can’t afford a house yet. If you’re looking for somewhere to stay that is affordable, good quality assistance from front desk, and good living situations . Then vie at Raleigh is the place to live !

Living here has been a great first time apartment. It is defiantly set up for college students. The shuttle to and from NC State is very convenient. They also offer nice amenities such as the gym, study room, and lounge area. The rooms could all do with some updating as far as wall colors and thicker bed room doors to limit how much you can hear from roommates would be great.

Overall the apartment complex and the community is nice. The amenities are nice and well kept. The staff are very helpful and accessible. The rent is affordable and the location is okay. The apartment themselves need a lot of renovations and updates on the inside.

After 2 years of living here never could I EVER get them to properly fix the garbage disposal or replace the shattered tiles in the kitchen. Then, i was kicked out with no means to renew my lease after it expired on Friday, i received a casual call on Monday morning that I need to pick up my stuff and go. This apartment complex has NO heart, refusing to renew a just expired lease in the middle of COVID-19. How hard would it be to allow me to renew. I lived in my 3 bedroom unit for almost 2 full years without a single roommate. Yet, they have no availability for the next term. Live here if you fancy domestic inflexibility and sub par business ethic.

I enjoyed my experience there if you don’t want to stay on campus I recommend this spot.

I lived here for six months, always paid my rent on time and kept to myself. I was made to sign a lease before I could even get the keys to look at the apartment. The place was disgusting when I moved in and had to clean it before I could even live there. Now I moved out I am being charged for repainting the walls, because of preexisting damage(which I have proof in pictures, taken the day I signed my lease). Because I signed an as is lease, Im liable for damage I didnt do. I didnt even receive a form to report existing damages. Be really careful if you have to move in here. Refuse to sign a lease until you see the place they are renting to you, because theyll try to charge you for something.

Great place! I have lived here for four months. The place is great. The staff is very nice. They are almost friends to us. There is also an equiped gym here and I can fit my body everyday!

In the few months I lived here I experienced numerous bug issues like roaches (they’re everywhere) nats and ants. I had a very expensive package stolen due to my mailbox lock being broken. The front office is disorganized and regularly losses and misplaced mail as confirmed by my neighbors but will not take responsibility so you better have insurance on all packages and good renters coverage in general. Otherwise it’s a cheap place without completely being run down and terrible.

I moved here a couple months ago from the Cary area & was skeptical about moving here since it was in Raleigh. Happy to announce that I’m glad I choose Vie Raleigh! Maintenance work hard & fast and the rental office is professional. It’s quite and I feel safe in my new neighborhood!
