The apartment complex is super homey, and all my neighbors have been great. This used to be a retirement home & it’s been converted to apartments. It’s mostly families, not noisy college kids, and I love that everyone that’s been here for awhile knows one another. I feel safe walking my dog, and the people here have made me feel welcome. If I didn’t have to move for other reasons, I’d be staying here. If you have any maintenance issues, he lives on site and is super friendly, so he’s always happy to give a visit to help out. He even came and helped me when I needed help getting rid of some boxes that I couldn’t lift on my own. My only issue has been that I miss the old property manager Olivia, as the new one is much more business-y, and not nearly as warm and caring.
Very clean and beautifully landscaped. Very quiet .. cannot year sounds from neighbor’s apartment. I feel very safe there!! Staff puts extra effort to making sure we are happy and safe!! I’ll be here a long time!!
I have been living here for almost five years and never had received a complaint up until today. This new manager Penny dared to call meon phone threatening to give me a lease violation for playing loud music that I didnt even have on. I went to the office to have a civil conversation. I and not even in the office she kicked me out threatening to call the police.T
I have lived here for two years and the first year was wonderful. Then a new property management company took over and raised everyones rent . I was upset but decided to renew and stay another year....Bad decision. The quaint neighborhood feeling is gone. Tons of people moves out and now that are increasing the rent again. I have had dead rats on my patio and juvenile snakes in my living room. When I complained about this the manager just said yeah, one of your neighbors had one to. Were working on it Pathetic. Im out of here!
I moved here two years ago with my toddler, and I was very concerned about safety. Don’t be! As neighbors we all look out for one another. The Cottages are tucked back in the perfect location and only 15 minutes away from the airport. Love, love, love the staff! Miguel (maintenance) always takes the time to stop and high-five my kiddo and make sure we’re taken care of. Fran, you feel like you’ve known her forever. We love our little place, just the right amount of privacy and space. We came to the cottages during a tough time, and relieved we did. I’m actually about to sign my 3rd 1 year lease! Thankful for the home I’m able to give my son, and lucky for the neighbors we have.

I have lived at the Cottages on Edmonds for over a year now and it is by far the best experience I have ever had in apartment living. The office staff are friendly and knowledgeable, paying rent is easy online or in person, the apartments are well maintained by the attentive and thorough maintenance staff. I love the open concept layout! Updated appliances are beautiful and reliable. The complex is quiet and tucked away. Ive never felt safer and more comfortable at any apartment. I love that it is a small complex with a sense of community. I cannot speak highly enough of the Cottages on Edmonds. Oh and its also conveniently located within 5 miles of just about anything you could ever need.
I have been here almost a year now. I am absolutely in love with the property and my apartment. They treat not only my family wonderful but also my pets. This place is so quiet and off the grid you feel like you are living in the country or a small town. Highly recommend to anyone and everyone!
This is the most comfortable and helpful apartment complex I have ever lived in. All of the staff are friendly and very helpful (Jackie, Fran and Miguel). I will live here forever.
Today is my one-month lease date. My answers would probably have been good to excellent across the board had the events of the past two days, not occurred.The only weakness that I saw during the leasing process was the lack of consistency in paperwork, oral pricing and collateral. On two occasions I was quoted one thing and found different information online and in handouts. Once I brought it to their attention, it was quickly rectified. Therefore, other than thinking that they really ought to streamline information, I didnt give it a second thought.UNTIL....I received a Notice to Vacate due to Pet Deposit and Late Fees. There was a written and signed document approving and accepting a pay arrangement, of which the 1st installment had been made (on time). The second payment, as per the arrangement, was not due until today. However, because of the lack of communication or documentation or, perhaps, attention given, I was shown in Rent arrears because the system took part of my rent and applied it to my pet deposit. There are 3 major issues with this: 1) The 1208.00 paid to Ms. F via Certified Check was CLEARLY noted as rent. 2) I was functioning within the payment arrangement for the pet deposit. 3) One cannot charge late fees for a pet deposit and making a decision to move money to a different line item, in order to justify late fees, is not acceptable.The Notice to Vacate states that I was being evicted for Pet Deposit and Late Fees. Both of these items make the Notice to Vacate improperly executed. Perhaps, most residents dont know this. Perhaps, Ms. K was not aware of the proper use and /or legalities of the form. I however, am. I received this notice at approximately 9pm; I do NOT appreciate not being able to reach the Manager on Duty! I do not take this lightly. I am not pleased with the result. It has COMPLETELY changed my view of the property and my confidence in the management! I do not appreciate being spoken down to and just because thats how we do it, does NOT mean this situation was handled correctly.Receiving a Notice to Vacate 3 days after I pay $1208.00 in certified funds, and 2 days before I have even lived there a month, is ABSOLUTELY unacceptable.Let me be clear, Ms. F has been amazing. She is on top of detail, knows her business and engages you personally, thus easily winning the trust of those she speaks with. Ms. J took care of the leasing paperwork process, she answered questions, came up with workable solutions and was easy to reach when needed. I am completely satisfied with this management team!Ms. K, who I understand to be the Corporate Representative, has in 2 days, wrecked the peace, the confidence and our overall satisfaction in the property that Ms. F and Ms. J worked so hard to establish.As a Property Manager and Administrator, licensed by the State of Texas, I am appalled that this situation was handled so unprofessionally.
This place is terrible and won’t recommend it. I have had lots of things stolen and they are very strict about things and have lots of rules. This neighborhood doesn’t give out any candy around Halloween. When there is parties, they are rushed. They don’t let you know about anything really. The showers are really small and the place is more run down but their office is perfect and they only do repairs to their office. They had an ice machine but never said that were getting rid of it. Their office bathrooms are so super run down and full of bugs. There are lots of lizards and bugs at this place. When you need some help with your cottage, it takes forever. The only nice person to work with is Miguel who does all repairs.👍👍 to him. When they mow the grass or blow the leaves, they literally go everywhere and goes all over your porch. The porches are different and some definitely have bee hives that are grown in. If you ever plan on getting a storage unit, I won’t recommend it because it’s not that big and the ones that they have that are big has a waiting list so won’t recommend it. The storages there have lots of holes and looks like all disgusting. I literally have to clean it up and after I did . It still had lots of flaws. By the office, the grass is green but every where else is all disgusting so only the office is the best place to best. The cabinets are horrible because they have so much water damage and that’s when I moved in. The dryers that come with the apartment are horrible. They always stop and you literally have to wait two days for your clothes to finally be dry. Also during the fall, they are some pickeys that fill the sidewalks and back porches which are hard to walk on and also makes it easy to twist an ankle or even fall. The trees are terrible and they give you fees for decorations for holidays. They don’t seem to care about trash being out on non trash days because my neighbor does it all the time and it attracts so many bugs. I won’t recommend sitting outside because there is so many bugs in the front that my family got bug bites all over them just from sitting outside in the front for ten minutes. I won’t recommend using the porch for much cause you will get lots of fees for having the wrong thing on your porch. When it rains, won’t recommend being outside for a few days because lots of snakes come around. There is literally rats, gigantic spiders, and emorous lizards. If you want to live in a place with bugs, this is the place to live. I was literally was five minutes for my rent and they pressed the eviction button on me. They want to take me to court so if this is what you want to deal with then this is the place for you.
This is THE BEST apartment I have ever lived in. And Im very, very picky!!! I demand a quiet, clean, well kept place to live as well as maintenance responding in a timely manner. Ive been here 6 months and can already tell I will be here a long time (unless I can afford a house with a garage and backyard lol). But Ive lived in a bunch of apartments and was just sick of apartment bs like parties being thrown, things not being fixed, gates never working, etc. But I lucked out finding The Cottages on Edmonds. They dont have entrance gates but Im ok with that bc I never lived anywhere they worked anyway!! Haha. No one lives above me so no noisy people stomping around and I dont have to listen to their life going on above me (if you know what I mean!).And maintenance is top notch. My AC went out one night and it was cool enough that I could wait until morning (but they WILL come 24/7 if needed) but I left a message around 7am asking that they fix it first thing in the morning before it got too hot. My air was up and running by 10am!!!👍👍👍. Theyve also helped me figure out some strange things. Like the inside AC unit was constantly dripping which they said was normal but it drove me crazy listening to it. Somehow the maintenance guy rigged something up to where I dont hear it dripping!!They really do care about you here! Not like most places where you sign your lease and then suddenly youre a burden. You will not regret coming to live here!! I know I dont and I was skeptical bc everywhere Ive moved (apartment) have been awful. I really wanted to rent a house but just cant afford it. This is definitely the next best thing.
