I absolutely love it! So peaceful, quiet, apartment is absolutely beautiful! It’s a blessing to live here. The staff is absolutely amazing I met Chriss, Zach staff and the manager are amazing! I’ve lived in apartments my entire life this place can not be beat! The entire staff were friendly, kind, patient, and even when their busy they will still find time to go above and beyond to answer any questions with a smile they truly make you feel so welcomed! I highly recommend living here parking is great! Apartments inside and out are gorgeous! If you have the chance to live here I highly suggest you take the opportunity, it’s not easy finding a place like this with honest, kind caring people who treat you like family. I want to thank the entire staff and management for everything I truly can’t say enough about this place. 5 stars hands down!

I’ve been living here at Oak Forest for a long time and it really is a great place to live. What makes it so great is the staff. The staff here are very considerate of the residents, and do things to show they care. For Mother’s Day, they gave all mothers a very nice Mother’s Day gift which was very thoughtful. I really appreciate them and where I live!

My goodness! If i knew what I have known before I moved into this place, I would have ran far. PLEASE dont live here. The roaches in this place are HORRIFIC! I am a very clean person, so I know it has to be the apartments, they are living in the walls. They have came out many times to spray, no results! I cant even go to the kitchen in the middle of the night, without being terrified! All of my neighbors in the building (we communicate) are so eager to move as well, due to the pest and the rude staff especially MADISON, run people!!!!!!!!!!!!!! Dont do it, there are way more other nice apartments in Lewisville, this one is not one!

Not a satisfying moving experience at all! First day moved in and I see this. Lack of accountability from property manager, and assist at manger. Not a pleasing experience at all i can’t shower at all after I payed to move in. I would suggest if you ever move here to make sure they have everything completed. If not you will have this Situation or even something similar or worse. It’s ridiculous they can’t accommodate me. They never once offered me to shower even at a vacant property. I had to ask! The property manager also offered me the option of canceling my lease if I wanted. Why would I cancel? All I want is for them to do the job.Very unpleasant experience I wouldn’t wish this on anyone. Do your research and make sure you stay on them about your apartment.

I came in to tour an apartment and I instantly fell in love with the curb appeal of the property. I love how easily accessible it is to the freeway & that is a major plus for me. This is the perfect space for the price & the location is ideal. The office staff was so professional & welcoming. Lauren thank you for your patience and kindness. They kept changing pricing each time I went and when I asked the lady why was it different from the last time and she said because they have different rates daily...not sure how that works but its a big turn off to people who is really looking for an apartment

I just recently move in in February.... sine I move in someone attempted to come in my home with a key. They wasn’t successful because my double lock was on there. I notified management right away instead of them fixing it the try to have me pay $50 for key replacement even though I just moved in. A month in a half later I came home and my door was wide open... I didn’t have anything valuable in there because I was still adjusting. I email right away. The office was close so I contacted them first thing Monday morning. I told them I felt unsafe. The said they will change the locks... for those who have kids don’t put your kids safety at risk. Anything could of happen to me and it took for someone to come in my home for them to try to change locks....

I toured Oak Forest last week and let me say what an experience. From when my niece and I entered nothing but amazing customer service. Our leasing agent Lauren Cleaver was polite, respectful and knowledgeable. Every question or concern we had or presented was answered and handled in the upmost professional standard I’ve ever experienced around this area. This apartment complex stands out because they have employees like Ms. Cleaver that is willing to go over and beyond. Especially during this pandemic a lot of apartment complex want to do the bare minimum, however not at Oak Forest. If you’re looking for an apartment this is your place and ask for Lauren Cleaver you will not be disappointed.

I have been with Oak Forest for 3 years now. Like any other apartments there are things i may not agree. Overall my experience has been good. They have always been good in accommodation when i first moved in i needed a 2 bedroom which after my year lease downsized to a one bedroom. My lease is coming up to renew and i will be needing a 2 bedroom again. I always have the pleasure of working with Madison as she is very understanding. I have referred multiple friends and none have anything to complain about.

I have stayed at Oak Forest Apartments for almost 5 years now. When I first moved in, everyone was so helpful, polite and professional. As years went by people came and went (Management/Staff). The more they went, the worse things have gotten. The current property manager Brandy and her assistant Madison are by far the worst and unprofessional people i have had to deal with. One hand doesnt know what the other hand is doing. When you call the front office (if they answer) no one has a clue as to what is going on. They never try to resolve or offer you a resolution to what ever your issue or concerns may be. Before Covid-19, you were able to walk in the front office and actually speak with someone in person. Now that the front leasing office is closed to the public and current residents, you dont know if anyone is actually working in there. They never follow up with you or return any phone calls. If they promise you something, you cant believe them because when it comes to saving themselves, they are going to lie and say they never said such a thing or made you any promises. The only time you hear from someone in the front office is when you owe them money. An trust me, if they dont like you and if you complain, they will start harassing you and come up with all these bogus charges. You pay $25 each month for valet trash pickup and the trash barely gets picked up. Then they tell you that you put the trash out at the wrong time just so they can charge you a fee for lease violation. They want to talk to you any kind of way and think what they say goes. (Not going to fly with me) The property manager Brandy will try to force you to leave (break your lease) if she does not like or care for you. An this is usually if you are someone who speaks up to her and tell them what they are doing is WRONG!!!! Maintenance requests takes forever to get completed. By time the maintenance guy comes, you will have forgotten what the request was originally for and probably found a new problem at this point. I wish I could give this apartment and their staff NO STARS!!!! If you want to be disrespected, lied to or ripped of, then Oak Forest is for you. THIS PLACE IS HORRIBLE!!!!!

I’ve been looking to relocate from a different state. Looking online was a struggle. After setting appointments with several communities to view their properties while I was off to travel to the area to look at properties in person most of the properties didn’t seem to want to help or didn’t even answer their phones upon arrival. Oak forest was totally different. They text me to confirm my appointment and allowed me to come sooner since I wasn’t able to view all the properties I had scheduled to visit for the day! Upon arrival Zach was very welcoming and very informative before we even started the tour. I was drawn to the community just off of his professionalism!!!! I can’t wait until my move in date!! Thank you so much for all your help!!!

Moved in a few weeks ago and everything was smooth. Zak was a big help along with the other ladies in the office that assisted with my move. Good value so far and convenient location.

I am in customer service, so in my line of work reviews are extremely important... so I write them often, and I READ them often. I am a current resident here at Oak Forest and I love it. The community is great, the grounds are ALWAYS well kept... and the maintenance staff here is awesome. Management is always friendly and attentive and quick to address any concerns that I may have. Just recently I had to downsize and transfer to a smaller unit unexpectedly, and I was COMPLETELY distraught. I called in an addressed my concerns to Lauren (leasing agent in the office). I really did not know if and how I could move in the middle of COVID and the middle of my lease. Not only did Lauren help me figure out ways to be able to move, however her and the awesome management team offered me a gift card for a relaxing day at the spa and paid for me to have my nails done!!! I have never been at a community that made me feel more that just a resident. I felt like family... AND I felt like they truly and sincerely cared. I love it here for so many reasons. I appreciate knowing that the money that I am investing is this community...is investing it right back in me. We have monthy events, free FOOD (I stay hungry), and the best ever... they power wash the breezeways often without even requesting. EVERYTHING is up to date. And I am happy. Thanking Lauren for her outstanding customer service. Yall should come and check us out!

The staff is nice, but Im not too sure they know what theyre doing all the time. Massive cockroach issue that is disregarded, and the trash collectors leaving piles of trash at the foot of the stairs is ignored as the reason why. I feel like if they stepped up their game, this would be a really great apartment.

Worst apartments to move into I’ve had serval issues with them since I’ve been here what was the last straw is when we had a winter storm and the Apartment complex made it seem as if the city shut our water off when it was the apartments!! They city police department stated they’ve been ready to turn on the water but because the complex has to let them know that the pipes are fixed. A-Whole week “7days” no water but serval emails saying “we have no updates on when water will be restored” when they’re they ones who is supposed to fix the pipes & inform the city to turn water back on. They have the most disgusting attitudes in the office & is never helpful . PLEASE DO NOT move here and do not trap yourself in a lease management or corporate does not care !

The apartment buildings themselves are nice. The residents and neighbors are very quiet and keep to themselves. management has been nice to me and my partner since we moved in,however the parking situation is absolutely terrible. There are double the covered spots than there are free ones and i have to keep parking my car as far as 3 buildings away from my apartment because they only provide residents 1 assigned spot per apartment. I would gladly pay for additional spot but wont do that. However overall I would highly recommend this apartment complex for any family looking for a good home

I lived at this property for 2 years and didnt really have a lot of issues other than some roaches when we moved in which went away when our gross neighbors moved, and then charges when we moved out. We are currently in discussion with their corporate office because they want to charge me for a carpet topical treatment. They couldnt provide any photos that showed damage to the carpet, no stains, no issues at all and I was told by their leasing manager that it was for high traffic areas which would be normal wear and tear.They just want the carpets professionally cleaned and want to put it on my tab. Ill update this with the results.

So I have seen plenty of negative reviews about these apartments after already moving in. I have been here for nearly one year and I will be as honest as possible. This is my first ever apartment that I am renting on my own. I will say, the process of moving in was very easy and was a great experience overall. After moving in, I did have some issues with some basic things within the apartment and maintenance always responded to my concerns within a day and have always been really polite when visiting to fix things. After all of that, I haven’t had any issues here. At first, being the young adult that I am, it was difficult to come up with rent money but when I explained it to the leasing office, they were always understanding and super polite. My neighbors are quiet and it is honestly beautiful here. I think this place is the best place for me being my first apartment. I highly recommend.

The new maintenance guy saul is the best. I been living here for over a year and a half and we have had numerous problems with the office and maintenance being slow to fix things. With guys like him we see improvement.

I needed to move into a smaller unit to fit my budget. Zach B. Made it an easy process, and even set it up to accommodate my work schedule. The staff is professional, kind and always quick response if I have a question or need something . The atmosphere is clean and they take pride in offering kept grounds and units. Thanks Zach for everything, and to all the staff here that makes this place a home! Just an update here, we just went through a week with no water here and also had an electricity black out. I just wanted to give a shout out to staff to always keeping us updated, getting crews in here and getting this mess cleaned up and for doing everything they could to help people relocate and to answer questions. You guys rock,.. And all the little extras you guys offer really do mean a lot. I look forward to the meal trucks tomorrow night and I am proud to call this place my home.

I leased here mid 2018-mid 2019 and Madison made everything including my move out, for personal reasons, a breeze. Everyone is helpful including the maintenance man. I had a number of experiences that could’ve went bad, because that’s life, but they truly took good care of me.

Lauren is genuinely one of the the best employees in the front office. She has helped us with everything from the application process to now upgrading into a bigger apartment. We definitely were a little nervous with moving into the community given all of the bad reviews but they are definitely not 100% accurate. The residents need to do their part in keeping the grounds clean. Lauren has gone above and beyond to make sure we are happy with our move. She is the only one I will speak to for maintenance requests, questions, etc. If she isn’t there, then it can wait. She definitely cares about the residents and making sure everything gets done for them in a timely manner. She definitely deserves a raise for all of her hard work!

Oak Forest apartments are great. The office staff are BY FAR the best Ive encountered of any apartment complex, especially Zach. He is very polite, professional, and extremely helpful. All my maintenance requests have gotten fixed almost immediately, if not by the next day, which is super impressive for an apartment complex this large.

Overall a nice place. Good swimming pools and community is nice. Workout space is small but useful. If you dont put in their address correctly itll take you to a bus stop so be careful with that.

I love this place!! Ten times better than the apt I had in Calif. The people here are nice. The office staff is great. Zack is such a wonderful man. Helped me with a problem, with that apt, when I got here. Got everything fixed and since I had no furniture, not even a bed, he gave me a futon to sleep on. Blessed!

The place is really nice and well maintained. Cant stress enough how concerned and attentive the staff is to ones needs. Zach is outstanding and one of a kind. Really listens, understand and shows concerns. Customer service is so hard to come by these days. Thumbs Up!

Yea they might respond fast to things you may need fixed BUT the quality of work.... well..... let’s just say COVERING MOLD with PAINT is cheap and lazy especially considering they have absolutely no problem hitting you with every fee imaginable. If you have time for THAT you have time PROPERLY correct the mold and mildew problems... contacting help department.

I really love it here! I have made some great friends that live around me and so has my daughter. It so convenient that her school is right next door! The office has always been kind to us since we move in last year and they just hosted an adorable movie at the pool event. We had so much fun! and they are always quick to return my phone calls or emails if i ever need anything.And the best thing is that the office genuinely cares. They know me by name and know my apartment number and always greet me when i am up at the office for a package.

We have been here for 2months and let me tell you its a great place to live. The office staff is on point, you can call, email or stop by and be treated like family. Lauren is my favorite because she really understood my situation and really worked on getting me what I needed. the walking trail is awesome and huge and this is truly a pet friendly place because there are some big dogs. Im not a pet person but i feel the love. i also like the balcony, everyone seems to have just made them their own. this is a very good place to live.

I put my work order in for my leaking disposal at 10:30 a.m. I had a brand new disposal put in at 3:30 p.m. that same afternoon they did a great job and it is a great Community to live in I would recommend this community to a friend

They can keep begging their residents for good reviews but that will never change how trashy and dirty these apartments are. Maybe it was just my experience, but when I ever I visit family here it’s been nice. No bugs. Interactions I’ve had with the staff has always been friendly and they took care of concerns. Obviously this is one persons experience but I wanted to share it.

Moved in back in October, tour was great, was promised the world. Once I moved in I realized that wasnt the case. You get an assigned covered parking spot, which sounds great right? Well its not included you have to pay $10 on top of rent and on most nights I come home from work and someone is parked in my spot. They eventually leave, but I am stuck parking far away while they have no penalty for being there. I called the towing company and all they say is they cant tow unless it comes from the office and has to sit there for over 24 hours. So after hours you are just SOL. Called the office to complain and they just said yep thats the rule with no solution or sympathy. Last night while it was raining and I had a car full of groceries.. I had to park far away because again someone was in my spot. On another note, was promised upgraded fixtures and gray walls as I leased a first floor premium unit, walked in and found all knobs and fixtures to be the brass/gold color from the 80s and my walls are yellow. After talking to the office about it, they told me the painters screwed up and painted it the old color and they cant do anything now. I asked for a concession and they refused and didnt change my knobs or fixtures. Also after moving in I was testing my keys and they didnt work on the storage closet outside, so put in a work order for that. It was keyed to match the front door, but after opening it, found it FULL of the previous residents stuff that I had to clean out myself. Needless to say when this lease is up, I will not be renewing. I pay my rent on time and only complain when warrant but I feel once I moved in and they had locked me down, they dont care anymore.Update 3/4/20 - Was contacted after this review by the office saying they would be happy to address my concerns... the same response still stands today - they are doing nothing as I suspected. Really disappointed in this place. Counting down the days...Update 10/02/20 - Someone was parked in my spot again last night and when I called the office to have it towed, they said they had stickered it and if its still there tomorrow morning, so now when I come home tonight I have to park far away or take someone elses spot (which I wont do) but they wont tow it so whats that harm right? This place is a complete joke and glad Im leaving in 10 days. DO NOT RECOMMEND!

I moved here honestly because how attentive the front office is. Every single encounter I have had with a different person has been pleasant. I feel welcomed and I love my apartment! I read the reviews and I was slightly skeptical at first but I’m so glad I took a chance on Oak Forest! (:

All of the staff is rude and very unprofessional. The manager brandi condone all of the rude behavior. Nothing is never done to the staff when you complain. Staff does not answer the phones and they dont call you back. The carpet is old along with the cabinets. Roaches are everywhere. Awful place to live. Dont be fooled. Looks clean but when you move in, things start breaking like the hot water heater and the air. Alot of things are not up to date. They put really cheaper appliances in the apartment and when they break they want you to replace them. Along with the cheap carpet and really really really cheap blinds. Rent goes up $20 every time you renew your lease. This complex have been brought out by different owners several times. They just cant get it right. And they never give you the real # to corporate. This place is a RIP OFF. Most of the staff live in the complex so you would think they would be more understanding. Dont ask for Chris and Tyler or Taylor, they both are liars. They lie just to get their numbers up. They both are very rude an Unprofessional. Madison pays her friends to right reviews on here to make herself look good. I was told this by katie or kylie whatever her name is but she is the assistant manager. They all lie except for zach and Lauren. $10 for parking $25 for trash which they dont pick up on time and they charge you $50 if you leave trash out which the trash guy did not take. $5 for pest control which they dont spray, $15 for the trash compactor. There are more fees which they dont tell you about until after the fact. Brandi the manager work with the staff on treating the tenants like trash. She never come to the phone when you ask to speak to her. She tells the staff to say she is in a meeting or on another call. I mean this is everytime. So unprofessional. I see where the staff get it from. I will be moving when my lease is up. One of the worst apartments to live in Lewisville. Hopefully this wi will help someone because I was not given the heads up.

I really like my unit its just a roach infestation. Ive tried everything. I get sprayed weekly and make homemade bait. So hopefully i will see and improvement or they do something to fix it... everyone in my building say they have them bad. Other then that everything is great here.

I go there with a positive attitude because I know that I will be taken care of. The staff are pleasant and knowledgeable about what is needed to help me with any issues I might have. When I put in a work order, the maintenance workers come in a timely manner, and leave my home clean and cared for. Im truly grateful to call Oak Forest my Home. It was great to stay at oak forest. We have lived here for 4 years and would have stayed, but we bought a house. Actually, I will miss the dog park and the fireplace we had in our living room. And the 3 pools. We dont have anything like that near the house we bought. The only bad thing I have to say is that sometimes people used to speed through the parking lot but I have not seen that happen in a while. But that isnt really against the apartments.. just unsafe drivers but that can happen anywhere. If we ever need to go back into an apartment, it will be at Oak Forest.

The front office is amazing! Zach walked me through everything. Even answered all my crazy questions prior to moving in. I’m so glad I came here! It very quiet and peaceful!

I moved into the Oak Forest Apartments in September of 2016. My experience there has been phenomenal! I love the staff and I love the property. My apartment is the PERFECT size for my son and I. Spacious, great bathrooms and love the kitchen! Sometimes it is hard to get through to someone; however, once I do, things are handled in a timely manner and all of my concerns are taking care of! Kailey, Brandy and Madison have been just perfect! They all have truly been a blessing and I couldnt ask for a better staff and a better community!

I just moved in here but so far Ive had nothing short of a great experience. First of all, all the agents in the office are super nice. Lauren is a rockstar though! She showed me an apartment and I absolutely loved it but after going home and crunching numbers, it was out of my price range .Maybe 2 days later she contacts me telling me about a smaller unit that was in my price range and available soon. She walked me through each step of the application process with tons of patience and understanding. She even got me in a little sooner than expected. Overall went above and beyond for me and the apartment is stunning. Its gorgeous!! Its in great shape. I had a maintenance request that I submitted after hours one day and it was completed the following day and took no longer than 30 minutes to do. Love it here thus far and am so thankful to be here!

I lived here for 3 1/2 years and never had any issues. Friendly staff, timely maintenance fixes when we had issues. Most of my neighbors were quiet and I had no issues with any of them. I would definitely recommend this place for anyone to lease at.

Im reviewing because I visited recently in my apartment search. It was short and sweet. Office staff greeted and helped as soon as I walked in. Got to see a floorplan and the interior setup and it was cute. There was a couple in the office complaining about the noisy upstairs neighbors. 🤔. We will see if this stays on the list. Prices compared to Dallas area 3 bedrooms is reasonable.

I’ve been living here since 2018 and my stay here has been wonderful, I’m doing a transfer to a bigger place right here because I love it! Both times been helped by Zach, he is amazing, ask for him, very professional, kind, helpful and actually cares about you and any inconveniences you could have.

I lived in Oak first apartments for a year with a roommate, and if it werent for the fact that I wanted to live on my own and cant afford oak forest in a 1 bedroom, Id definitely stay living here. Maintenance was always timely and helpful, office staff always answers the phone and is helpful as well. Fitness center is 24hrs. Apartment grounds are kept clean and they are now renovating each unit to upgrade the quality of the interior as well as the exterior. I would definitely recommend living here to my friends and family. Its gated and as a small, young women I never felt unsafe.

Bad place to live!!! Roaches everywhere!!:(Also, the apartment looks as the app shows it, but its not really new and needs a lot of maintenance. A year ago since I left oak forest and I do not like to give bad reviews, but apparently oak forest is still the same does not make any effort to solve its deficiencies.

I have lived at oak forest for over a year now and I can truly say I love this place. Maintenance has always been VERY timely. Within 24 hours!! I have NEVER been bothered by the office, not once. When our lease was up and it was time to for renewal, they did offer a pretty steep amount. .. however when we asked about a lease compromise they offered a GREAT deal to us, and that is why we will be here another year. The community is gated, and taken care of, both inside and out. As a young woman I have NEVER felt unsafe out here. I could go outside late at night to retrieve something from my vehicle and never worry. Its very quiet, no loud neighbors or music, no parties, its almost like having your own home. I have lived in MANY apartments and I can honestly say I have never loved where I live so much.PS- The staff members are very easy to work with as well. Energetic and really focused on making your stay as nice as they can.Thank youMegan

Its ok maintenance is a little lazy about getting to you

Decent prices, but good luck reaching management on the phone... Ever. Once I sat and called back continuously for half an hour straight, no answer. Maintenance is so slow. An issue I reported when I moved in, almost a year ago still hasnt been fixed.also we pay $25 a month for someone to drive the trash to the back and throw it on the grass, to the point where it piles up higher than a average height lady. Wish I could find how to add a photo because I took one for proof

It’s so conflicting. Because I loved my apartment here but I had some problems that others told me I shouldn’t have dealt with. So about 2 months after moving in, my water heater exploded and flooded. Luckily I was home and was able to limit it to the kitchen but everyone below me was completely flooded. Maintenance came as quickly as they could and replaced the water heater that night and cleaned up as best they could. But after that, I began finding roaches. Not many, I had 3 my entire time here, but obviously when I’m paying for pest control I shouldn’t find any. Shortly after my ac went out and I asked them to fix it while I was at work. I came home to a blazing apartment and went to the front desk where they said they already fixed it. The maintenance man came back out and said he fixed it earlier but then got annoyed when it wasn’t cool in the apartment. They finally fixed it, but my ac took about 4 hours to cool afterwards. It was extremely frustrating and expensive. The new management took over but by this time I paid the rent but I lived somewhere else cause I couldn’t afford the stupid high electricity from the AC.It’s not a bad place to live, but I wish they’d take issues more seriously and care more.

We have given this place over $20,000s in just rent. Thats not including all the other things they decide randomly to charge for. Two years of living here and I cant wait to move out. It cant come sooner. The front office people have some of the worst customer service, its amazing people on here keep saying management is awesome and the front office girls are awesome makes me think some reviews are staged. Air conditioner went out more times then I can count, some of the plugs that were vital didnt work, called it in to maintenance they came, didnt fix it. I gave up, lights in the bathroom not wired right, and when I called it in, they told me Id have to provide the light bulb. That didnt get fixed. The refirbished apartments are a joke. They nickel and dime you for any little thing, definitely not worth it with these people. All the little things that didnt work, and werent up to par would be okay, if the office people werent some of the worst I have ever had to deal with. Nothing is more frustrating then getting over charged for something, and not getting what you pay for. Stay away from this place.

I have been a resident at this community for 3 years, within those 3 years this last year from when Carroll Management took over has been horrible. The office staff will typically have an abrasive tone and sarcastic responses when speaking with them. It gives the impression as if they are doing you a favor by allowing you to rent from them.Maintenance is extremely slow and the office will close a work order stating completed when none of the work has been done.Example: I put a work order in on 6/4/18, the work order was closed on 6/11/18 stating completed. Nothing was completed, I called the office on 6/11/18 to find out why the work order was closed as completed when it wasnt, I had to put in another work order on that day and waited another week (6/18) to have the entire work order to still not be completed. I went to the office and spoke with the manager Brandi on 6/22 and she didnt even address the how or why and stated she will write up another work order. Maintenance came back and still the issues were not fixed, I went back to the office on that day and was told by April that Brandi will send the maintenance supervisor over. It has been over a week and half and nothing. My issues are still not fixed since being reported on 6/4 and today is 7/5, I have also answered the survey stating this information along with sending emails and nothing.I have never experienced anything like this managing company in my entire life of renting, they have taught me that it is time to stop renting and take advantage of the First Time Home Buyer program that the State is offering.

If i would be able to give them 0 stars I would do it. After I moved out they sent me the final bill and they’re charging to me the carpet replacement even if it wasn’t in bad condition (doesn’t have any ripping or stain hard to remove) and it’s cost almost 600$. I think they’re taking advantage over the situation. the leasing contract says after the move out they will be charge the cleaning of the carpet but not the replacement, they’re even charging me “2 years of loss of life” and I lived in that apartment for 1 year and 2 months, they didn’t do a move out inspection because of the COVID-19 i guess, either. the only option they’re giving to me it’s to do an payment arrangement plan because they know i do not want to hurt my record. im so regret to have lived here for almost 3 years. its not a good place to live nowdays.Si pudiera darles 0 estrellas, lo haría. Terrible apartments. I was told to replace the water heater because it was old. They called saying there was an emergency, my water heater had burst, it was flooding the downstairs apartment but they couldnt get it because of my dog. Even THEY knew how old/unsafe the water heater was and still did not replace it. It was my toilet that burst, they did not replace the carpet, they left my bathroom disgusting and I got charged for the electricity THEY used for the 2 INDUSTRIAL fans THEY used to dry out the carpet for 2 days. They also charged me a cleaning fee and a damage fee, even though my mom and I spent an entire week before my move out date cleaning and scrubbing the entire apartment. I have never broken or damaged anything either. The gate also never works and the trash is RARELY picked up and we still got charged for both.

If you manage not to get stuck with a unit with structural, plumbing, pest and electrical issues youd still get screwed by the office staff. Been seeing a lot of thrown out mattresses by the dumpster lately and then lo and behold! Now I have a bed bug problem. But because I was the responsible one who reported it, Im being charged a lot of money in an unreasonable amount of time. When the staff at the office assured me the apartment complex would pay for the first xxx treatments and THEN the financial responsibility would pass to me. Now to come up with xxx with two weeks notice. Payment options are available, but not for the short amount of time until my lease is up. I will not be staying. Maintenance is a joke. The maintenance guys are awesome and do their best, but the team is too small for such a large complex. Save yourself the trouble and dont rent here.

It was peaceful and all, the beginning when we moved in nothing was ready and the manager didn’t know what she was doing, had to call her boss and things finally got fixed.

My fiancé and I were residents at Oak Forest and moved out August of 2018. They sent a balance to a collections agency over 1 year later. I received a phone call from the collection agency and was scared and threatened into paying that balance out of fear for my credit. Later that evening, I had time to look into the matter and realized that I had already paid the balance in August of 2018 right after we moved out. Not only had they sent us to collections for a charge we had already paid, the collections agency they use aggressively threatened our credit and prompted us to pay it a second time! We sent an email to the leasing office and included multiple documents as proof that we had, in fact, paid our move-out statement last year and should never have been sent to collections in the first place. After much back and forth, they finally admitted to receiving our payment, cashing it, and then wrongfully sending our account to collections. They agreed to contact the collection agency to withdraw our account and issue a refund.After a week of hearing nothing regarding the status of this withdrawal and refund, I called the collection agency and was told that nothing had been initiated. I reached out to the leasing office to see what was going on and was told that the one person that could help us get an update was out of office for a week. The Property Manager, Brandi, refused to help us in any way and told us that waiting a week for an update was perfectly reasonable. Apparently her assistant should be the Property Manager since she’s the only person that is willing and able to help.The lack of care and decency we were treated with is something I will always remember. I work in this industry and would never treat a future, current, or past resident that way. I would never refer someone to this apartment community for two very simple reasons. 1) They will refer you to collections and risk your credit even if you’ve already paid in full when it was due2) Brandi, the Property Manager, refused to help us with something she was perfectly capable of doing out of pure carelessness. I’m sure if it were her money, she would have picked up the phone and withdrew the account from collectionsI truly hope that we are the only people they treat like this because it is now two weeks later and we just got our refund. If you value your hard earned money and your sanity, do NOT do business with Oak Forest!Edit: received this copy/paste “we listen” response. It’s interesting because we emailed this “we listen” email address days before leaving this review with no response. I guess that’s why it’s called we listen instead of we respond.

I think the office staff is awesome here! Very happy with the living arrangements and MADISON specifically has been a god-send....always super friendly and helpful. I have worked with many other apartment complexes and the ladies here are by far the best. Shout out to the UBER-competent Madison! Thank you!

There is a roach infestation at this complex. They gave us absolutely no warning prior to us signing the lease. The kitchen cupboards look great on the outside, but were full of dead roach carcasses upon closer inspection and cleaning. These people lack basic human decency. I wouldve never rented this place if I thought I would have to deal with roaches as I am deathly afraid of them. Our last apartment we lived in for 3 years did not have any pest issues. I am currently pregnant and suffering from crippling anxiety because of this situation. I am extremely upset that I will be bringing my child home to this roach trap. My husband and I have tried several remedies to eradicate the issue including not putting food in our kitchen cupboards for weeks since moving in. However, they keep appearing which means the whole building is infested and we will never be able to prevent them from entering our unit!!! Stay far, far, far away from this place. They will take your money without a second thought about the fact that they could be exposing your children to disgusting conditions!!!Update:Still no relief from the roach issue. The buildings are definitely infested because roaches are COMING THROUGH THE VENTS! Ive had roaches appear out of nowhere on the ceiling in both bedrooms and in the master bathroom. This place is quick to fine you over the silliest things just to get your money but they will not deal with their nasty, roach infested units. Judging from other comments left recently I am not the only one dealing with this issue and my next step is to try and report them to the health department or something because this is RIDICULOUS! Stay far far away from this place if you value your health.
