Mrs.Deon was very helpful and welcoming throughout the whole process of my moving circumstances . From Day 1 she was so sweet and patient as well as Mrs.Monica they made the process so much easier !Once I applied I was approved and we got the prcoess going !

The management is awful and hostile. I applied on dec 14, three weeks later I don’t have and approval (I have excellent credit with impeccable record). Lots of excuses, didn’t answer calls, didn’t return calls after lots of messages. Bell partners headquarters offices in NC, didn’t return calls either. They never processed me. I withdrew my application and request my money back $215. Still fighting for my money after two weeks. I just got approved on a different apartment place in Jacksonville (applied Monday, approved Wednesday). Nicer, bigger with all the extras for about the same price. I DONT RECOMMEND PALM TRACE.UPDATE: May 16,2021 still trying to get reimbursed. Excuses, no answers, hostile receptionist. AVOID PALM TRACE APTS IN JAX.
A family member moved from a one bedroom into a 2 berm, given a price of $945 monthly. Now they are billed over 1,025. They were told that everyone sewage is more than the water, which water was $10 and sewage was $24. They charge $25 monthly for valet trash, in which the garbage can is a regular 13 gallon can from walmart. Storage which was included from previous years before now they charge a $40 fee for outside storage. This place is ridiculous.
Palm trace is a quiet complex right in the middle of everything. Restaurants, shopping, library etc. The apartments are well maintained and the only problem I’ve had since being here is the light in my refrigerator dying... Everyone is fairly friendly and the property is also well maintained.. pool area, car wash area, laundry room, gym etc. quality & affordable
Save time and money. Do not rent here. The pictures are not what they look like. Management sucks. Maintenance only fixes what they can. They are all about collecting money and trying to get evictions. They add on fees that are not in your lease. Do not rent here. No pests problems so far. You pay for pest control and they only sprayed once in 4 months. Apartments are run down. They update certain units.
We have been living here for nearly 4 years. We love it here. But they need to remodel the insidesOur apt. Needs almost everything replaced such as tub and cabinets and countertop. But we think they are doing a great job at keeping the outside are nice. And we never have problems with bugs. Overall we are pleased
I have lived here since July 2010 and have seen multiple management changes. I am very happy with Bess, Frankie and all of the staff. Thank you all for making this place pleasant for me.
Ive been here for three years. I love the community. Ive seen lots of changes! This place has came very far from remodeling, changes, & upgrades! Its a safe place overall. Maintenance team is awesome !
Nice apartment complex, newly renovated - recently changed management and new managers are very organized and responsive. No issues during my stay so far.

Hated living here. Worst place on 103rd to live. All they care about is the landscaping to attract new tenants. The apartments are trashy. Something is always breaking or not working. Roach infested. Management sucks! So glad I moved. I will not recommend these high priced crappy apartments.
Bess is a great property manager. The apartments are conviently locates by the interstate, several grocery store and food options. It’s a pretty decent place to live!
I have lived here for 5yrs.I would definitely recommend anyone looking for a 1or2 bedroom to live here. If you want to feel privacy its here at Palm Trace 🌴. If you want to walk the property, your safe. The staff is so awesome. I am a very clean and simple person, which makes living at 🌴 Palm Trace feel like home. 😍 p.s./People who complain about the little things in life just have no patience. Nothing is perfect but God. Have been here a short time but, so far, impresses. My bff moved here with her 2 kids. I am babysitting for the youngest, a 2 yr old. He locked me out on the deck! Omg! I called office from cell phone (thank God I had it) maintenance came immediately and rescued us. Bless his/their hearts! Needless to say, very happy so far! Thanks and Kudos to office staff and maintenance staff!!
Horrible. The landlord would not let me break my lease after having personal property stolen from the parking lot, and when their system screwed up, and transacted my payment the next day rather than when I posted it, then charged me a late fee. Spoke with David, who told me to get him the information and he would help me. Now, here I am after auto paying this month so there was no issue, with a 3 day notice to pay or get evicted? Ridiculous.. Why have an email link listed when you never respond? Some of us work 7 days a week and cant get into the office right away. Tried calling, phone rang and rang. Ever since the property management change half the residents have left, the maintenance team is completely different, and Im just plain done.
This place was hell. Kim and Karen had my rent check in the desk and told me my rent hasnt been paid. And thought I could pull money out my butt. So I had to leave before they put an eviction on me. When I went to apply for another apartment i found out they said I broke my lease. So now I have to deal with that. I advise everyone to seek another apartment complex.
Have a friend who lives out here. I COULD call this place a trash heap, but Ive known some quite pleasant and useful trash heaps, and would not want to soil their good names by association. They have had troubles with maintenance, with management, with pests, and any attempt to get them to do their jobs or even halfway address the problems theyve had has been like pulling teeth from a starving lion. A thoroughly unpleasant experience.
Gave a 3 month notice while the ownership switched hands in 2013, company a lost my paper work and company b tried to charge me for not giving notice. They never fixed anything and when I left they took all the issues that we had complained about for 3 years and tried to say that they didnt know about any of it and it must had been new damage that we did as we left. The walls where full of black mold and the neighbors above us moved out and left their dogs to die in the apt alone with no food. We would complain to the office about the dogs, the smell, and finally the fact that no one was coming home to check on them. The dogs would fight and howl and finally dug a hole in the wall. the company wouldnt do anything about it. We finally called Acps and then the company acted like they cared and had no idea that they had been left to die. When I finally moved out I cleaned up the best I could but I get a letter in the mail later saying that I had trashed the place and I owed $2500 for clean up and due to damages. I told then that I left the place clean and dropped off the keys with them. They stuck by their story and refused to drop the claim so now Im stuck paying that $2500 off.

I have had the same issues for over 3 months. There is a hole in my ceiling that was supposed to be fixed after the roof decided to leak in my bedroom and soak my mattress. I was supposed to have the stove hood in my kitchen replaced. Currently it hangs on one side and occasionally nails will fall out of it. The seal on my front is non existent. You can see the light from outside at night and the insects that come crawling through. I came home to new mailbox keys that I didnt request. I gave them back to the maintenance man and he insisted that I requested a lock change on my mail box. So he had an attitude. The keys didnt even belong to my box when I checked the mail box! No one in the office ever answers the phone. I called to find out how much it would be to break my lease, two days ago. No one has called me back or emailed me to get answer. This does not make any sense. If I didnt pay my rent Im sure they wouldnt have an issue putting me out. I cant get simple issues resolved. I have been in my apartment for four years and Im absolutely ready to go. I absolutely dread the fact that I signed on for another year with these people. Not to mention, I have spoken with the corporate office and they are some of the rudest people to try and speak to. I will not stay here any longer. As soon as I can leave, Im taking my business elsewhere. They dont deserve the money that I pay.
I lived here for 3 years paid my rent on time was a good tenant i didnt have any issues decent place to live, my issue is i hv a balance of almost 1200.00 which i received from a collection company so i call manager to find out what this is about i was told i didnt leave a specific date as to when i was leaving which is ridiculous, first off i was on a month to month lease i informed manager i wasnt signing a lease because i was moving via email this was last October, i was contacted via email again in November by manager stating if i didnt sign a lease i would be charged more, i said ok Ill pay but Ill be moving out before first of Dec. which i did, so heres the problem i find out i owe Palm Trace via my credit report, i call because i just know this is a mistake, i was told by manager because i didnt say i was moving on Nov 27th or give a specific date i was billed another months rent and a clean up fee, i said maam Ive corresponded via email that i was moving out and i made sure i clleaned apt, she went on to say plus you didnt leave a fowarding address so we could discuss this matter i couldnt contact you.i said you hv my email address i cant believe this im very upset disappointed in the way manager spoke to me im being treated unfair i paid my rent on time for 3 years i was on a month/month lease my last months there was moved out by December 1st and to hv a rude manager tell you youre being charged a full months rent because you didnt give me and exact move out date or leave a fowarding address is ashame im a hardworking honest person who pays her bills to hv someone sit behind a desk and decide im going to charge someone 1200.00 just because is not fair just so you know i will dispute this claim
Y move it was supposed to be January 26th then it got moved back to the 1st of February all the way to the 12th of February they gave me excuses on the unit wasnt ready they had to put carpet in and all other things so when I go to move in my apartment it still was not ready the stove doesnt work NorLthe air and heating control dont work either so this apartment is not ready Ive been trying to communicate with management to get it up to par because I have children in my home it is in the winter season and I cannot cook for them or keep them warm management still have not completed this apartment David and Richard Davenport have miscommunicated my whole because they kept telling me that the apartment was being remodeled. I talk to other tendons in my building and they say good luck I dont know why you moved in here they dont do anything they are sorry and late but always want to give you a notice And fee

I would like to alert upcoming apartment shoppers to beware of 6870 103rd St Fountain Oaks Apartments Jacksonville, FL. Here’s a list of recent events as follows. The first issue was when I requested maintenance to fix my air conditioner unit June 10, 2015. I had been without air since the 9th of June, for a total of two days. I took off work so that the maintenance could be completed. However, I couldn’t stand the heat any longer, as I thought that this would become a priority for the leasing office, and for maintenance, but they begged to differ. My AC unit was not repaired immediately; it got repaired closer to the office closing. As a result to my AC unit being repaired, an heirloom that I inherited from my grandmother had been damaged severely. I informed the leasing office, as well as corporate that maintenance had ruined my rug. The leasing office stated that they were sorry, and there was no reply from the corporate office, as follows, I was stuck footing the bill to try to repair it. After this incident, I was so furious I informed the office that, from this point on, any and every one needed permission to enter my apartment, and someone needed to be home at all times.The second event was an unrequested pest control visit. I had just been released from the hospital, and was on some new narcotics, whose side effects gave me hot flashes. While lying on the sofa naked, pest control unlocked my door and walked into my home without even announcing themselves. I was very frustrated about being exposed to a guy whose services I had not requested, nor was I aware of. I tried to report this information to the leasing office, but no one was there, nor did anyone answer the phone when I tried to call during business hours. So I contacted corporate, who said the regional manager would respond to me within 24 to 48 hours, but this never happened. Once again, the situation was brushed under the rug with a simple apology, which sat unwell with me.In addition, a third incident took place. I was locked in my own home on September 13th 2015 due to rusted locks on my door. My dad had to literally come over to break me out of my home because I could not open the door. From the 13th to the 15th, I slept with my door unlocked, using a chair to brace it when I was asleep, and needing to leave the doors unlocked when I went to work. When maintenance did finally come to fix it, it was listed as a so-called “priority”. They, once again, came into my home unannounced, despite earlier being instructed not to enter without permission, or someone present. I reported it to the office, and they said, again, that they were sorry. I asked the office to let this be the last time they were sorry, and to put action behind their promises.

I have been living for 1 year or so with my family and it is very nice !!. Very calm So far I have never had problems. The people in the office always assist you and try to solve any problem as quickly as possible.
