One week later and they still have left my roof like this. Havent offered to reimburse me for part of my rent since I cant even sleep in my bedroom. Having to sleep on my very uncomfortable couch. Yet I had half the months rent late to them and let them know that I would be getting it in and even gave a date they went ahead and mailed me a 3-day notice to pay or start the eviction process. I have been a good tenant here and dont deserve this type of treatment. You would think if a property was literally falling apart they would be willing to compromise some on the monthly rent at least this month that I cant sleep in my bedroom.

I rented through them for a year and immediately upon moving in, the AC broke and it took them a month and a half to get it fixed. During this time my kids and I were subjected to high temps (90-95) with only the offer of a small window unit to help. I then received a $900 JEA bill because of the AC problems to which they gave me only 1/2 off my rent for a month.I moved in to extreme black mold under the cabinets. There are a group of possums that live in the walls. Repeated water damage from ill running equipment from mine and the above apartment.After move out, I did not receive any of my security deposit back as everything equaled to the exact amount I had paid. When I called to ask questions in regards to the charges, I was told I had to email them. I am still waiting to hear back.Basically, don’t rent with this company.
All around stellar Realty company. Ive been with them for three years. Great value, super professional, prompt and courteous, and amazing responsiveness with all issues that arose.
RUUUN stay away from this people they are the worst property manager you could ever find we are renting a commercial space from them for over 2 years never failed our monthly rent however we have severe leaks and they know the roof needs to be replaced they keep saying they are on a waiting list for the roof to be replaced and in the mean time our ceiling tiles keep falling we have to clean water for days every time it rains and our customers have to see this terrible for our business they do not care

The overall experience with property management was poor.I tended to handle issues myself but the times I did need them they didn’t feel like part of the process in making sure the issue was fixed.Communications regarding the property never happened so I would hear about things going on from my neighbors. Examples: Vendors coming to paint the building, pest issues, water shut offs, etc.The worst was after moving out. Per the lease, I was only required to repair holes which I did. Heth then grossly overstated charges for the “repair” and paint work from a vendor and submitted my deposit minus the charges back. The photos provided showed no damage to the walls and they tried to charge me for the painting of the unit. The process to get the proper deposit amount back took two months after I moved out.While I love the property I rented and enjoyed were I lived during my time, it was known that this property management group doesn’t take care of its properties and is difficult to work with. Lessened learned that I need to know the Property Management company I am renting from moving forward.
Heth Realty has managed my properties since acquiring my previous property management company in 2008. Though the up cycles and the down cycles, Wanda Franklin has been available to work through the many tough issues related to keeping the tenants happy,, getting top dollar for my rentals, initiating quick turns and helping to decide when and how much to renovate. I am very pleased as an owner and my tenants are pleased with our responsiveness.
True to their poor reviews, this company is the worst. Be aware that they are known to change their company name as it was previously FPM Mgmt, while retaining the same poor quality staff and owner, Wanda. If a different business name ever appears at their Margaret St. address, please run. No lease is worth the misery of dealing with this realtor.
Heth Property Management has managed my three rentals for over 9 years.They have been very professional and timely with answers and accounting for all activities. Over the years, they have had to deal with many situations with tenants and successfully handled each and every one professionally. This company is deplorable. When a tenant damages your property, the damage should come from them or their security deposit. Our last ten ER was there for two months due to a death by Covid. We be at over backwards to make things easy for her, then get stuck with a bill for damage to the unit. The unit was completely overhauled two months prior to the current damage. Yet we are paying for it, again? Our first tendency had to have the dishwasher replaced three times in two years. We paid for that. Every time we get new tenants, we pay about $10k for damages because this management company doesn’t hold the tenant accountable. I would be interested to know if they are catching double pay from us AND the tenant.I’ll be looking for new management.
Heth Realty, Inc. has managed my properties since 2008 without any issues and I highly recommend the company. Give them a try if you have any property management needs.

Ive been calling for 2 days trying to get a showing for a home Im interested in. They keep saying such and such will call me back but she never does. Are you in the business of renting property or not. Very unprofessional and at this point Im good.
If I could give zero stars, I would! This realty company is AWFUL! Every month its something else. 7 day eviction notice because the lawn was not cut in a couple weeks. Another 7 day notice for BROKEN BLINDS!! They sure didnt fix my roof from flooding my bedroom in 7 days. Or what about our broken stove/oven that took almost 2 weeks. Seriously, FIND ANYWHERE other than here. Hell, a cardboard box would be better!
Worst realty company EVER. I have moved a lot and have had experiences with half a dozen realty companies and this one is by far the worst. NEVER rent from them. They don’t get anything fixed even after dozens of emails back and forth. There are a lot more issues I could talk about, if I had the time.
Overall, I am not impressed with Heth Realty. I am currently renting through them and will never do so again. I LOVE my apartment and do not want to move but the property management is terrible.In Riverside its understood that the buildings are old and have some issues. But when those issues are not taken care of 3 weeks after a request is submitted, thats a problem.The agent we worked with was very nice, not pushy, so we figured the property management team would be just as easy to work with. That is not the case. For a dual-income household that cannot take off work very easily to let contractors in, its a problem when you cant get a scheduled time that they will be working in your home. Ive been told by the maintenance office to call the contractor myself to figure out when they will be there. Isnt that what the maintenance office is for?! To schedule all of the repairs and relay this information to renters?Will not rent or buy from this company again.
Extremely suspect business practices.My apartment was owned my a different realty company, and was purchased my Heth without my knowledge. I found out that my apartment was no longer under the same management company when my rent check was rejected. Much of their paperwork and legal contracts still had the name of the previous owner when I moved out, half a year later.In communication with you, they use nearly no names and give you no one to contact, just more email addresses to forward your complaints to.They can take months to respond to maintenance problems.Most of all, you should expect lawyers to need to get involved if you want a dollar of your security deposit back, even if you take impeccable care of your apartment.When I moved out, they double charged me for several parts of my security deposit. Even after following move-out procedure, I was still charged twice for professional cleaning, and then when they accused me of damaging parts of the apartment, they charged me for both a deep-cleaning AND replacing of the parts. Months later, Im still fighting with them to give me back the money I am rightfully owed.
Ive used them for my property for 6 years and have had mostly good service. There are times when I have to follow up to get answers I need but overall they have done what I need. They are a local company that merged with another company recently. They were formerly called Heth Realty, now FPM properties. A good property management company has to keep the owners AND tenants happy. Not an easy job. They have communicated with me very well and I like the staff enough that I have recommended then to others.
I rented an apartment through Heth Realty for 2 years. The apartment was a flipped home in Springfield, and I was the first tenant. When I moved in, it was clear the home wasnt ready for a tenant. The air conditioner didnt work, the sink spewed out white water, my windows didnt open, and the smoke detectors didnt work. They honestly expected me to pay for the month I couldnt live in the home while it underwent repairs for basic living. Fast forward a few months later when my air conditioning went out again in the middle of summer. The outside temperature was a scorching 100°F in the middle of July and they told me that non functioning central air wasnt considered an emergency! My cat and I suffered two weeks in the sweltering heat of a second floor apartment until a subcontractor from the emergency management team came by to fix it! After that fiasco, I finally had enough and decided to move after my lease was up. The year prior when I renewed, I was sent a document 30 days in advance that asked whether I wanted to renew. I was told the same thing would occur the second year (its in the tenant handbook). Well, no paperwork arrives in the mail, so 25 days before my lease ends, I email the property manager to tell him I wouldnt be renewing. Then Wanda, the broker, lets me know that theyll be charging me an additional months rent because I didnt give proper notice -- no, your property manager didnt give me proper notice! I finally had to bring my lawyer into the mess and contact the BBB before anything got resolved. About a month after I move out Im sent an email that says I have 7 days to agree to the charges against my security deposit otherwise it will all be forfeited. I ask what the charges are so I can determine if I agree with the charges, and am told that they dont know what the charges are! Absolutely ridiculous. I finally got my security deposit back, less some charges for carpet cleaning (I was quoted $100 on my lease but charged $200), a certified mail charge (never mentioned in the lease), and some other fake charge for miscellaneous cleaning (another $100). All of the charges were through one subcontractor, who I called to confirm the services on the invoice and they never responded back to me. My intuition tells me the subcontractor knows Wanda personally and theyve crafted a deal to scam renters out of their security deposit.TL;DR - this companys administration only seeks to scam tenants, will allow you to move into an unfinished home, and then charge you for unnecessary, unrelated problems. Oh, and all the 5 star reviews on their FB are from their own employees. Dont get it twisted.
I witnessed this company traumatize a woman who is a friend of mine over a simple mistake. She has rented a property from this company for over 5 years and paid her rent on time. Last week she was away in another state with her mother who only has a few months to live and the same week her son was admitted to the hospital and immediately placed in the ICU, for an expected emergency. She has two bank accounts and forgot to move the money over to the other account that the rent check was written on. Heth Realtys response once she realized the mistake, pay $140, no exceptions. Amazing how the fees that this company gets to keep are more important than a long time renter, or even worse, $140 is more important than being a decent company, made up of decent human beings. Im urging my friend to find another place to live once her lease is up and to contact the person that owns the property she rents directly, to let the property owner know the type of company she has representing her. It will be the property owner who will be penalized if the property sits vacant for any amount of time. Stay away from Heth Realty. By the way, if you look at Heth Realtys reviews on Facebook, many of them are done by current or former employees. Dont be taken in by this company.
Heth Realty is the worst. They are going to nickel and dime both the renter and tenant to death with fees. They dont take care of either party. There are much better options in the Jacksonville area for a realty company. Dont get sucked into this mess.

We rented a house from Heth for over 5 years and they were never able to be contacted. Every time we called they never picked up and most time never called us back when we left them messages. We had maintenance requests that most time would get ignored. They were rude to us and charged petty fees. They have horrible customer service and horrible communication. DEFINITELY DO NOT RENT FROM THEM.

They are simply the worst. I was renting an apartment for my daughter from them and they just wont deal with you honestly. They are out to take a fee on any and everything. I dont see how they stay in business. When my daughters lease was up I got her out of there.
First the picture they have of the house is nothing like what the house looks like. Second this lady told me that she would hold the house for me til I get the deposit 2 days before I was gonna give the deposit she shows the house and I get a call saying that someone else showed the house and put a deposit down needless to say me and my 3 children are out a house and no where to stay because of this lady. You know if u tell someone something you should stick with it especially in a business.

I’m currently being screwed over by Heth Reality. My unit suffered humongous water damage water and mildew since July 7. I called the emergency line about 10 PM when it started leaking I didn’t have anybody to come out into my home until Monday to address the problem by this time my unit was completely flooded . Once the The leak was stopped 48 hours later there was a huge hole about 3‘ x 3‘ in my bathroom area which was left exposed. I notified Heath Realty multiple times due to the unbearable smell coming from the hole as well as the unbearable smell of mildew. Today is July 22 all that this company has done was put a piece of plastic up 10 days later after multiple phone calls and emails . I’ve already contacted the news because I really feel that this is the type of things that tenets go through the never get exposed. I pay my rent every month on time and here it is 15 days that I’ve been living in my unit under these conditions. You call they don’t answer the phone you email them they don’t reply to emails. When you do talk to him no one knows what the other person said I did it . Trust me to those of you that are reading this today I will stand up and get justice for all tenets not only for Heath Realty but for all.
Working with Heth Realty has been a great experience! Wanda, the owner, is extremely knowledgable in the property management business, and is always easy to communicate with.
If I could give them no stars I would. I also love the house we are staying but will not be renewing or ever renting again from this company! I fell in love with the kitchen however they did not do their due diligence before we moved in and we found out that there was no gas connection for the brand new gas stove that they installed ... we were without a stove for 2 weeks before they replaced it with an electric stove until the issue was resolved, about a month or so later I called to check on the gas situation. They had scheduled an appointment and then told me I had to be home to which I told them I could not make it, now its been an other two weeks and when I called to find out what was going on their response was oh we thought that was take care of. then they proceed to ask me to contact the vendor and them once the issue Is resolved. I told them that was their job and for them to tell me. Seriously they are the most incompetent group of people I have ever had to deal with
My elderly mother and DAV son rented from them many years ago. They paid on time each month and they rewarded them by jumping the rent too high for them to stay there. Next two renters had to be removed due to non pmt of rent! Then a young military couple moved in and rented from them for approx 6 yrs. During that time they kept raising their rent, and the garage flooded just about every time it rained (4+ inches in the garage after each heavy rain!!). Renters got some plastic pallets to keep their stuff dry and thoughtfully left them there for the next tenant . They also left a XL metal shed in the back yard (that now the rental agency is showing as a PLUS if you rent the house on Blount Ave). How did Heth reward them?? By raising the rent many times, and then when our neighbors moved out, they charged them $55 to carry the pallets to the curb as garbage. (never saw them on the curb the day the people came to ready the house for the next renters, the Heth people prolly took them home!) and they charged them for other small things that were normal wear and tear of a house you are in for 6 years. The wife had many times requested they fix things around the house and each time was told they were planning on it when they moved out. nice.... great way to treat a (RELIABLE rent paying) Disabled Veteran and also a (RELIABLE rent paying) active military family!!
Please save yourself time, money & aggravation & do not do business with Heth Realty! They property managed & then sold our condo. From start to finish they were extremely unprofessional, the communication was non-existent & I believe they are untrustworthy. They authorized several repairs without notifying us in advance (a direct violation of our contract) & when I asked for details I received inconsistent answers, to the point where I had to question if the repairs were necessary or even completed.The realtor who sold our condo, Jerry Croley, described the buyers of our condo as foreigners in worker clothes that he couldnt understand.I am in the process of reporting Mr. Croley & Heth Realty to the National Association of Residential Property Managers & the National Association of Realtors.

Ive moved around a lot as a national sales rep. This is by far the worst realty company that Ive ever dealt with. Their customer service, follow-through, and overall experience are extremely bad. I cant imagine how any of the positive reviews you see here are legit. My guess is the positive ones you see for them are employees or friends/family of Heth Realtys owners. There are many good realy companies in Jax, this is not one of them. Stay away from Heth Realty.
Literally nothing bit problems since we viewed the house! The employees are clueless. We dealt with deborah through our entire lease and she was awful never knew anything never smiled and always looked like she had no idea what was going on. They never took the renters lock off of our door the entire year we lived there. The house was disgusting when we moved in they never cleaned it, there was literally tons of dirt and leaved in the bath tub the floors were dirty there was dust covered on everything. There was literally no cleaning done after the last tenants. Matainance never fixed anything! One time a matainance guy came after calling and verifying what we needed fixed....he showed up with no tools and said he would have to come back to fix it...this never happened. Blah blah blah more bad experiences. Then when our lease was up so much problems arose! First when we were signing our lease they informed us that we would need to show proof that we had the carpets professionally cleaned or they would charge us to have them cleaned. We had our carpets cleaned professionally and gave them the reciept when we left, we even made them verify through email that they received the reciept for proof. in additioon to this i left the house in prestine condition we even took off of work to fully clean the hoise all the way down to the baseboards! I cleaned literally everything so you can imagine my surprise when we get our seposit 26 days later ( 4 days before the deadline) we were charged 150$ for carpet cleaning and 150$ for a maid cleaning service along with a 15$ charge for them to even send us our deposit not to mention the other charges we were already informed about aka the rekeying fee of 100$. In a fury i file a despute about the deposit and had to return the check. Its been 2 months and they have not even started our despute. I see it was filed but i do not see anything here. I will have to get with the agent to see whats going on
The absolute worst. They will scheme and do anything possible to keep your deposit. They feed off any fee they can come up with for you to pay. Just a bad organization. They were bought by another company, probably trying to hide from how bad they treat people. Read the other reviews here before doing business with this company, I sure wish I had.
Steer very clear of this reality, they dont answer calls, they dontcall back, dont do matanace, just dont care for their Tennants Im telling you find another reality..
