I’ve been a resident at South Square Townhomes since 2016. Just wanted to give a shoutout to the wonderful staff. Anytime I’ve had an issue, it has always been quickly addressed. Carlos Perez, the maintenance supervisor and his staff always follows up to make sure your repair request has been completed in a satisfactory manner. I’m also impressed with the ongoing improvements and upgrades that are currently going on at the complex. Luke and his office staff are great communicators by sending out newsletters via emails about upcoming events and services. South Square has the most amazing staff! Every call I make and every question I have they are always able to provide me with the answers I need. The staff is super friendly and personable and theyre always able to work with us no matter what situation or questions we might be in or have. If youre looking for a friendly place to rent, then look no further. South Square is the place to be! And if you have any questions at all about experiences renting with them, I would absolutely love to talk to you about it too (even though Ive only been living there for a year now).
Ive been living at South Square for a few years now and all I can say is, WOW. This is a great location for the cost. They have done a phenomenal job of keeping up with the community, especially during a pandemic. The Management Team is AMAZING because they know what they are doing and it shows.The renovations theyve been completing are great and make the community look a million times nicer than they did - they added a washing machine to my apartment when it didnt have one before and the lighting through the house is brighter with the new fixtures and sensor lights in the closets.Id rather live here than any other place in the area. When I shopped around a lot of places were outdated, charging too much for bad quality renovations, and the staff was real.I can tell they care about the comfortability of the residents because they are building porches to apartments that dont have them, they added package lockers so people have access to them outside of office hours, the courtesy officer and the Maintenance team are really nice and do a great job!My neighbors are great, weve all lived here for over a few years. You can tell that the community is changing for the better and its all thanks to Luke, Giselle, Carlos and the rest of the team! Keep up the great work!!
When I came in to tour, the Leasing Staff was very friendly, professional and very knowledgeable. The community is very well kept by the Maintenance staff. You can tell that they have a lot of ongoing improvements like making the landscaping and buildings look nicer. The application and move-in process was the smoothest Ive experienced in the several years that Ive leased apartments. The staff was extremely accomodating while I was getting settled in and had an answer to every question! Im very satisfied with my decision. The location is great for shopping and commuting to work, my neighbors are nice and quiet, the upgrades are great too! I like the package lockers and I cant wait to use the pool when it opens next year. A+++ for Luke, Giselle, Carlos, Curtis and rest of maintenance staff!!!

Lived there from 2016-2020.Management and maintenance has been helpful and accommodating to us for the 4 years we were renting there. The cost of our unit was competitively priced for the area, and the location is hard to beat. They also have a 24-hr hotline for maintenance emergencies that felt responsive enough when we experienced flooding issues in our downstairs bathroom a few times over the years. I dont hold that part against management or anything because I know the buildings are old and are in the process of getting renovated and our particular unit was up against the woods. Overall, we really liked our stay there and could overlook some of the minor issues we had because it was such a great location for us.

I stayed here for a year and couple of months. This is my honest review of this property. The leasing manager Luke is very nonchalant and sarcastic. He’s sorta nice when you first move in but after seems as though he doesn’t want to be bothered by the residents. The people in the office doesn’t genuinely care about the residents all they care about is money. It’s hard to get in touch with them they never answer the office phone. The most annoying thing is that they post papers on the door almost everyday about some type of reconstruction outside or something not worth typing a letter and posting it to everyone’s door. The apartments are small with a very short ceiling mini kitchen and not renovated at least not mine was not, everything was raggedy. The painting inside my apartment looked like a child painted the walls; The foundation of the walls was not smooth very bumpy I could tell that someone just painted over top of damaged walls and did not stay within the lines. I was promised a wall painted of my choice after I renewed my lease I did not receive. The walls are Very thin I could hear my neighbors shower, toilets flush and their kid yelling disturbing my sleep all of the time. They charge fees for EVERYTHING and make everything an issue. They tried to charge me for Flea Treatment which should be free for a paying resident at an apartment complex. You only get one parking space to park and if u have another car you have to try to find a visitors space which could be far and make sure you lock your doors. My car got broken into on the property & property manager LUKE seemed to not care at all. Also, my friends car got stolen on another occasion on the property. The area is bad with theft I have the Ring app and get alerts of theft around the area a lot. The only good thing I liked there was that the maintenance man Carlos was always pronto and very polite. Not friendly and not nice I wouldn’t move there.
Lived there from 2018 - 2019. Loved my neighbors and the office staff was nice and helpful. The buildings are old and that was really the only downside. Neighborhood was very quiet too since there aren’t as many residents compared to other complexes.Staff was well on their way to renovating all of the facilities by the time I left in order to be closer to work. Will live there again if I ever end up back in Durham.
Rating for leasing only**My wife & I are moving from NYC & came to South Square to tour with Luke.It was odd as they could not find our appointment scheduled at first and had to dig around (we made 4-5 appointments a day since we were driving from NYC).Luke was not as friendly as some of the others we met at some complexes. We looked at the homes which were honestly astonishing, loved everything from the patio to the backyard.There was a ton of construction going on in the complex which did take away from the aesthetics, however this was our top complex.We reached out to Luke for some other questions as we needed to make a decision & he never responded. I was forced to call 2 days later to get their attention & he replied with a bland email.Beautiful location & im sure when all the construction is done, it will be an amazing place to live.
My family and I relocated from Cleveland Ohio to Durham North Carolina and stayed at South Square Townhomes from 11/2017-2/2019. The process of getting the apartment was very pleasurable since we were doing everything electronically and over the phone. Our time here was really good with the exception of our unit 5A being very drafty in the winter and heat never really warming up as we felt it should nor did the air condition ever get cool and flow evenly through the unit we would literally sweat profusely in the summer time, the walls were paper thin and we could hear all of our neighbors conversations, our neighbor had an unauthorized dog that was never on a leash that jumped on my then 5 year old daughter who is fearful of dogs by the way, we had a flood in our downstairs bathroom, and most importantly we were lied to. We had just signed a lease renewal 10/2018 and my husband received a new job that led us to relocate out of state again. We paid the necessary fees to break the lease and were told by the leasing manager that we good on everything and could move out and would receive our security deposit in the mail. Weeks after we moved out we received a letter in the mail that we would not be receiving our security deposit and that we actually owed them $500+ due to floor damage from dog urine. DOG URINE?! ARE YOU KIDDING ME?! My family has never been pet owners and never would we ever have a dog when our then 5 year old was terrified of dogs. Now this lie is negatively affecting our credit, this is establishment is a scam and we are currently looking into obtaining legal assistance to address this issue with this fraudulent company. My husband and I have rented several units before and have never had such a horrible experience like this one. Horrible Staff. Ridiculous Charges. Charged a late fee on a $0.00 and will not reverse! So crazy right? Property manager Luke is rude. Regional manager Rita hung up on me because she had a meeting to go. I should’ve listened to reviews when I first signed instead of giving it a try. Great location but the staff needs replacement. You can’t love where you live when the management and staff don’t care about their residents. Money hungry and not resident centered. I would not recommend to anyone.

I scheduled a 10am appt with Santiago to view an apt. The woman I spoke with did not show up so I can view the apt. I would give this place -0 stars. It’s unprofessional for someone to schedule an appt at 10 and not show up at all. Mind you I waited 30 mins EXTRA for someone to show up at the leasing office. No one did and I told the woman I have to go to work so 10am is the only time I can come. Why are your hours from 10-5 if no one is in the office. I will not be living here.
I love that they have a laundry facility on the property and 24hrs maintenance. I also like that they let me know when maintenance is coming and when they have events. All the staff are very nice and helpful with any issues I may have. The townhouse themselves are very nice and the grounds are always kept clean. I would recommend to small and single family households and long-term renters.
I moved to South Square about a month ago from out of state. I wasnt sure what to expect. I was thrilled when I entered a clean, renovated spacious town home. I love the area and the staff has been super helpful! I would recommend South Square Townhomes!
South Square Townhomes is a great community! The whole staff is very knowledgeable and courteous. Its convenient to shopping and restaurants, and a short drive to downtown Durham. Overall, I would definitely recommend it!
We have lived here for two years and just renewed for a third. The homes are nice and the play area for the kids is wonderful. I feel comfortable letting my elementary aged child play outside. We love spending our summer days at the family friendly pool. The staff has always been helpful and things get fixed quickly. Great school, close to shopping, dining, movies, library...cant beat the location.

This place is well kept. It is close to everything and I feel safe and happy to be living here. Everyone in the office is really nice. Luke was very helpful during the move in process.
The staff here is really great, I have never had an issue that a call to maintenance couldnt fix. All the staff is courteous and goes out of their way to make sure everything you need is taken care of. The community is nice and the apartments, while a bit dated, are well maintained. I have never had an issue with my neighbors, in fact they are great, the people who live here are an awesome mix of culture who are friendly to each other.
Ive been living here for 2 months now and I love it. I didnt expect it to be so peaceful and quiet. Neighbors are friendly. Very clean area. Very kid friendly.Another thing I love is the maintenance is punctual never had to wait days or weeks after a work order. Property manager and staff are great. Wish the rent was a bit cheaper. But overall my experience here has been great.
So far so good! Ian assisted me and my family with our move made it a very easy process he is amazing! Overall we love it just enough space for us the maintenance staff responds very quickly this place is so close to pretty much everything! Restaurants,shopping, banks I was literally sold when I found a super target less than 5 min away ! Thanks for everything Ian!

I lived here for 3.4 years and for 3 years with Ian and Coretta, enjoyed a well managed, friendly and comfortable atmosphere where rules were enforced but tenants rights were considered. When Luke and Samantha came, all hell broke loose. Cars were towed at holidays without notice, the small pool overflowed with people who didnt live there, lies were told about any small thing, and prejudice was a rigidly clear and present danger. The difference was impossible to overlook.
Great place to live! I moved here a few years ago from another state and had no reason to worry about my surroundings. I stayed for almost 4 1/2 years. Southsquare Townhomes is a nice quiet place to live and work with no bothers from anyone. And particularly safe for single women and children. Luke the manager is really nice and does his best to assist anyone in need. He is very accommodating to say the least and if he doesn’t have the answers he always make effort to find someone who does. Thank you Luke for all your help! You are AWESOME! I would recommend these apartment townhomes to anyone. I am very protective over my young girls and I never once hesitated or had any reason to worry living here. I love a nice quiet atmosphere and comfortable living.
Amazing single family households. Siera was not only knowledgeable about the apartment homes but provide great insight on the area for my kids as we transition to Durham. You will not be disappointed.

My first experince here is amazing. Prompt and adequate response to my initial complaint about washer and dryer. it was resolved before i even know it.The complex and the building have an amazing set up and my friends that visited said it is the closest thing to a house. The awesome part is the screen pouch of which I love so much.The staff here are amazing. They do whatever that is within there power to resolve residents problem.The most important part is the quietness at night. No external noise. So peaceful.
I applied with this property about a week ago. When I initially walked in the lady at the front desk was nice and gave me a tour, but there was some resistance. However, I submitted my application. I received a phone call from Like a few days later stating everything was great and all he needed to do was get confirmation from my apartment complex that I had put in my notice. It took him 3 days to get back with me regarding a confirmation from my apartment, which I had already spoke to my apartment complex about the confirmation. He stated he reached to my apartment complex several times (that was a lie). Days later he finally completed the application and stated I had to pay first months rent for my deposit. I’ve never had to pay first months rent for my security deposit. I do understand that it can be up to first months rent based on credit, but I’ve never had bad credit. I moved in an apartment 4 months ago and didn’t pay anything but first months rent and the application fee. Moving from a different city, this place does not make the process any better. Luke seemed to be biased (prejudice) and needs to work on how he presents himself to others. I wouldn’t recommend this community at all.
Do not walk in there without appointment or you will be treated like a criminal. Apparently theyre very sensitive about appointment and dont care if you are already there.Update:Well fulfilling your three times the rent requirement doesnt allow hard working people like myself to schedule apartment visiting a head. I visited five different apartments that day without appointments and didnt face any disrespectful behavior from employees.
Although I do not live in the South Square community, nor do I intend to after taking a tour yesterday, I feel its important to share my experience.Before my tour, I read the Google reviews and saw numerous complaints about a certain member of the staff, Luke; and will admit, I was worried I would have a similar experience to those I had read. However, in the 30 minutes I spent with him discussing the community and touring a unit, he was polite, professional, and incredibly knowledgeable about the property and surrounding areas. That being said, I do not mean to discount the experiences others may have had, but I encourage you to take what you read with a grain of salt-- give the place and its staff a chance before making any preconceived notions.As for my choosing not to pursue a lease with South Square, it was due to the heavily (but poorly) masked ashtray-like smell of the unit. If you have sensitive sinuses or a smoke allergy (like me), I would not recommend this property.
I had one of the worst experiences ever in life as a visitor at this property. I was harassed by one of the staff members, his name is Luke and he works in the office. He approached me yesterday and threatened to tow my vehicle which was parked correctly in the visitors space, and ban me without just cause. I feel i was the target of his racial enrage. The tenant that i was visiting was also present during the incident. I could only imagine how they treat their tenants based on how they treated a visitor. Mind you i been a maintenance tech for a multi family property for 3 years and Ive never seen behavior exhibited in such a manner. I wouldnt move to this place if my life depended on it. Again his name is Luke and he works in the leasing office. He also told me that he owns that property and he can do as he pleases to anyone.
My husband and I have lived here since 2011 and we love it. The staff here are friendly and helpful, and there are a lot of community events if youre interested in getting to know your neighbors. Theres a pool and a dog park, and sidewalks for walking between buildings and around the neighborhood.
This is an amazing location for the rate that I pay! Maintenance and Management Staff are extremely helpful and have a done a wonderful job transforming the community. Id give more stars than the 5 if it were possible.
We have lived here because the rent is cheap. Thing is, you get what you pay for. Doubt any of the buildings would pass an inspection. Everything is old, pests are an issue. We do not plan to re-new our lease when it ends this Spring. People working here are nice, but considering all the new builds around town we are looking elsewhere.
South Square is very nice and quite neighborhood. The convenience is awesome. There are shopping stores,a post office, library and restaurants with in a mile radius or shorter. Management is very helpful and always make you feel great

I have lived in South Square for about 2 months now and my experience has been very enjoyable. I arrived in Durham, NC with a very hectic schedule, which required me to put a lot of extra pressure on South Square management. To my appeasement, management took up my burden and went above and beyond in assuring that I was able to lease a quality home in a very reasonable time frame.Upon move in I had a few work orders that I had to submit. This was expected moving into and feeling out a new home. The work orders were completed with expedience and efficiency which i greatly appreciated. One of the maintenance guys that came to my place bragged about his ability to work tirelessly in completing all work orders he received in a given day. Ive found this personality type to be common among the staff here and after coming from a place where lazy was the status quo I have learned to greatly appreciate the energy and enthusiasm they put into their work.There are a good number of children in the neighborhood which of course comes with the noise of playing kids during the day. The noise is never so bothersome that It interferes with my daily activity, but I can imagine that tenants who are noise sensitive may have a slight issue with this reality. The walls are also a bit on the thin side. I personally have had few to no issues with my next door neighbors, however, they are elderly. I have however, experienced very loud car music coming up and down the parking lot on any given day. i have found these instances to be visitors and not actual tenants so the occurrence is fairly rare. So once again, this would be relevant mostly for the extremely noise sensitive tenants.Overall this has been an excellent experience and a complete steal for the price.

South Square is a definitely a place that I was able to call home. I lived there for about 2 years and really enjoyed the staff and management. The shopping and locations around the area is a plus and really like the transition and new look South Square is now.

5 stars. Management is very attentive and always available. Repair services are prompt. Management is very friendly and knows you by name, and that means alot. The lawns and surroundings are always well kept, and the crew/service men are always courteous and wait until you pass to resume working. Its quiet and I enjoy living here and would recommend anytime for any professional looking for a decent place to live in the RTP area. The location is very convenient.

Its okay but could definitely be lower in price. Management is very friendly and helpful and maintenance is pretty awesome. Only bad thing is they are very outdated and when you step inside your apartment for the first time you feel as if youre walking out of a time machine into the 70s. To charge what they charge for a 2 bedroom they should definitely be more up to date. Overall Ive enjoyed living here and the neighbors arent too bad. Very family oriented and a melting pot of different people of all races and whatnot. Pool could be a little bigger for the number of youth throughout the complex and I wish there was a little more for parking because on the weekends if youre not home by like 7 or 8 chances are youll prolly have to park light years away if your spouse/roommate/whoever is in the one assigned spot you have. Overall pretty sweet place, could be a good bit cheaper (or maybe thats because Im a poor college student lol), great if you have a small family, or just starting out in life.
ILLEGALLY withheld mail that was delivered a day after I left residency. Did not renew my lease a 3rd time because the second year was a mistake, DO NOT waste your hard earned money on South Square townhomes. STILL havent seen my item delivered nor heard back from management over a month later. Decrepit old kitchen countertops, windows, and carpets that needed replacement BEFORE you move in will be on a bill sent to you when you finally wake up and part ways with this slum lord management lifestyle. Not only will you be pay overpriced rent, receive just 1 guaranteed parking space, deal with old plumbing systems that always clog(even had a ceiling cave in downstairs), poor a/c circulation...I could go on....but you wont get your security deposit back. YOU will pay for the renovations desperately needed for the next person, this greedy company WONT.
Ive lived at South Square Town Homes for 3 years and its pretty quiet except during the warmer months when people park their cars and play loud music or talk all hours of the night in the parking lot. The maintenance are good about coming to repair what needs to be fixed, but they never clean up after themselves or put things back where they belong. When the maintenance visit your apartment they dont remove their dirty shoes and track dirt throughout the apartment, also during the winter months they dont shovel the sidewalks. So far the grounds & neighborhood is pretty safe. The office staff has changed often and I dont really care much for the black office manager because she promises things that shes not going to do to get tenants to renew their lease. I renewed my lease and was promised that my carpets throughout the apartment would be cleaned, and Im still waiting. They also removed the rent drop box slot to get more money from tenants that cant make it to the office before they close. This is truly an inconvenient because I work at 7:00am and dont return home until after 6:00 pm and paying online cost extra. Each year the rent goes up, but there are no improvements to the apartments. The stainless steel appliances are a joke, the cabinets are as old as the buildings and the stairs and floors need major work because they are squeaky and have soft spots when you walk.
Southsquare townhomes has become our home after 3 years we always feel safe and anytime we have an issue the entire staff from leasing to maintenance has responded promptly.

Great place to live if you do not own a car or plan on having company over.Lived here for 13 months and the entire time it was a battle for parking spots. Had to bring an additional car from my home town (im a college student & the owner of 2 vehicles) in order to have a free parking spot after work. If you work and are not home past 3pm you will have to search for parking. Each apartment had ONLY ONE PARKING SPOT. So if you dont mind having to fight your neighbors and the company they may have for parking this is the place for you. Also maintence is available but Ill have to agree with the prev comments. Maintence is messy, & will not clean up after themselves OR lock the door after they leave your home. I was told by previous office manager Coretta that thats what renters insurance is for when I informed her I came home to find my door unlocked after maintence entered.Will never rent from this company again or recommend them to anyone.
Management is not good and I prefer not to live there anymore.
I have lived here for a year and it is a nice and quiet place to stay I have enjoyed each and everyday in the friendly neighborhood. And maintenance is on point when it comes to fixing things.

We lived in the property for 8 years and my experience was very bad, there are many insects that bite my children and we were going to renew the contract for 10 more months and the assistant manager asked me for my passport to give her the green card and hinted that it was false. Samantha the management assistant is a mediocre racist forget never wait for the security refund it is safer that they charge you more as she could not cum because of my immigration status argument that we lived 5 people in a 2 room apartment was something ridiculous why the 5 person is about My son was 5 years old, 5 years old and we were able to renew and 5 years later they realized that my son existed. When we moved in the apartment was not dusty and in very bad condition. And I even had vesinos who complained about bed bugs in their apartments.
