We recently moved in and feel like it is a quiet place. We are close to Duke University, bus stations, markets, and you can safely walk within the neighborhood. Perhaps, something strange is that we hear from the neighbors who live on the 3rd floor on some occasions. The space is cozy and We love living here

I came in a few weeks back and I had spoke with a gentleman by the name of Christopher . Christopher was definitely professional over the phone and very kind and he was able to answer all my question(s) that were needed to be answer . I booked a tour with the apartment, Chris was able to show me the one and two bedroom units. Which I definitely think these apartments are definitely worth the money since you are near Duke, Downtown and Durham Bulls Athletic Park. Thank you University Apartments of Durham .

As a student, UA is a great place to live. My roommate and I moved in without touring the place and we were happy that everything looked like it was pictured. The staff is super friendly too. The location is ideal too because it is super close to downtown and a close walk to Duke’s campus. I highly recommend to anyone in the Durham area.

I do not know what to say. I called them yesterday to check if the room is available, they said yes and I booked for me so that I can come tomorrow and do the paper work. however, when I came the next day they said it is taken. that is very unsettling and unprofessional. I even asked for the application form so that I can fill it, they told me will email it, but they did not. I was hoping to get that unit and they promised me on the phone to give it to me, but they broke their promise and that is against all human codes. this is so frustrating.

Ive been quite dissatisfied with my time here in the previous few months. In the beginning, I loved my space and apartment, but as time went on, I became increasingly frustrated with the constant need for maintenance. Repairs that I requested were completed in a timely manner, but only for a short period of time. Ive lost track of the number of maintenance requests Ive submitted. Although the staff is really pleasant, they are not as helpful. Ive been waiting for management to respond to my request for a complete refund for my last months rent, but I havent received anything. It just feels like total walk around, with little sense of urgency to actually fix the problem. I wanted to post a positive review, but there have been too many leaks, broken dryers, and unanswered emails for me to do so. I would greatly appreciate my full refund back. UPDATE: Well, Im back after being fined for little holes in the wall (which they will paint over), a bathroom that they stated was medium clean (when I moved in, it looked the exact same), and a small stain on the floor (that can be easily removed). Im back with a proper apartment review. I called and left a message to inquire about these charges; did anyone return my call? Nope! Im baffled by the lack of customer service. I was left in my apartment for four weeks without a dryer, which they knew they wouldnt fix because I was moving out. My bathroom had multiple leaks that were merely patched up. Due to new administration, they issued me a $50 credit that I was unable to use. I attempted to contact them by email and phone to inquire about the next steps, but received no response. So when I got this latest moving out charge, I realized I had to go back to the reviews. Its not even about the fined; its about the carelessness. For my issues, I shouldnt have to wait for a callback or an email. As much as Ive phoned maintenance since Ive been in that apartment, their inability to help came to a stop! Its inconsiderate. There have been far too many twists and no genuine assistance with any of my issues. As I previously stated, if I am not receiving a complete refund, I do not want to hear about phoning and voicing my concerns just to be told, We will see what we can do, and then never hear anything back! Its a shame because the area is fantastic, but the administration is terrible. Just be aware of situations and document everything; Ive learned my lesson.

University Apartment told to give my lease from August 16th, but they gave on 1st September. I stayed in hotel costs a lot costs me 1500$ and repairs came after joinin home. My stuff in freezer got spoiled costs of 300$

I have lived at University Apartments for going on 4 years now. I love living here. Yes there have been issues in the past with getting maintenance done and things fixed. There have been issues with management and poor communication. However I am confident that this is all in the past. The new manager has been on the ball. They hired new maintenance folks, communicate with residents in a timely manner, and extended the office hours until 6 pm and alsoopen on Saturdays. I love my neighbors, we look out for each other. There are two pools, two gyms, city bus stops, Duke bus stops a few blocks away, a grocery store (Durham Food COOP), restaurant (Grub), and downtown is just a short walk away. Anyway you should live here, please take other reviews here with a grain of salt.

University Apartments Durham really is a great place to live. The location is beyond convenient and close to the best grocery stores and other amenities. The staff is responsive to feedback and is handling COVID well. My unit is great and roomier than I thought it would be. Having laundry in unit is great as well. I had technical issues signing a lease but the staff went above and beyond to secure me a spot.

The location is excellent for Duke students - right between the Durham downtown and the west campus of Duke university. I would recommend students who dont own a car to consider this apartment. The price is decent but the quality can vary a lot since the apartment is old. Try to apply early and ask for a top floor unit if you can so as to avoid noise and potential breakin.

Great location and very affordable! I definitely recommend this place to anyone. Despite being close to a busy road, I had no issues with noise. It was close to everything; a 5-minute bus ride to Duke and a 10-minute drive to everything else. The management is superb. They are very friendly and helpful. I had to move out due to COVID, and they made the whole process to leave the lease very easy. It is an old building so it comes with some disadvantages like run-down bathrooms but overall the apartment itself is great. Plenty of storage and kitchen space. Lots of windows. Plus, I only had to pay for internet and energy in terms of utilities so the utility bill was very small too! Overall, a great place.

I would not recommend this place. First of, it is not that close to Duke nor to downtown, there are better options. I lived here for 6 months. There were a rat issue and leaking bathroom from the apartment above. They tried to charge me with these problems when I moved out. I called them and emailed them about the things about the apartment while I was there, and they were not helpful at all. The manager and the office people are bad. They just talk nice. Classic, they reply google reviews here to offer help or talk about it. They did not send me any emails regarding my ending lease. When I called them they said I have to leave, they rent the place to someone else. Don’t live here.!

Been here almost a year and its been pretty good. Its perfectly located 5 minutes from duke and surrounding grocery stores and less than 10 minutes from downtown. The neighbors are okay and the rent is appropriate for those on a budget or in school. Maintenence comes promptly. My unit doesnt have a washer and dryer which I feel would make it perfect. You have to go into another building which may or may not be close to you. If every building had one thatd be cool. Staff is friendly. On another kind of bad note, the mailboxes dont have a little shelter on top so the rain gets in and soaks your mail (My W-2s!!!)

Dont live here unless you want to freeze. They will do anything to avoid turning the radiators on and will turn them off randomly without notifying residents. They also recently installed a thermostat control on the radiator system that automatically shuts them off when its 55 or above outside (which is obviously way to low) and did not inform residents of this.

I have lived at University Apartments for right at 2 years, and I have really enjoyed my experience. This was my first apartment, and I would highly recommend this complex to other students and young professionals. I’ve seen the apartment complex change management while staying here, and I feel like it’s only fair that comment on the current management team and staff. I have found the current staff members to be pleasurable and respectful. For the apartments themselves, I have always thought that my apartment was a great value for its size. Yes, these apartments are old and have quirks and features that show their age. Anybody who wants to live in this complex needs to be realistic in their expectations and be mindful of the fact that these aren’t luxury apartments. Despite the age, I haven’t had any problems with the appliances placed in my apartment. In my floor plan, the living rooms are especially spacious which has been great for entertaining friends. My biggest complaint about the apartments is that I think that the breezeways of the apartments could be better maintained, so that the outside of the apartment matches the quality of the apartments’ interior! Where University Apartment really earns their stars is in its location. If you go to school or work around Duke, there is nowhere more convenient to live. Living here puts you within walking distance to the Nasher Art Museum, Duke Gardens, and great local places to grab a bite to eat. Even if you wanted to get to other parts of Durham or venture further out to Raleigh or Chapel Hill, getting there is very quick and easy from the complex. Overall, I have had a very positive experience at University Apartments and think it was a great first apartment to welcome me to “real” adulthood!

Terrible customer service, no reply on mails or phone.Couple weeks ago, I called them and the employee told me he will send me an application form, but I never received the form. I called like 10 times, only 2 times got someone picked up my phone. The leasing office people have really bad attitude.

As a student, UA is not a bad choice to live for a few years. I like the location with easy access to bus stops and campus. The home is old but the price is reasonable. The particular apartment I lived in was a bit noisy and I can hear neighbors and toilet flush/shower almost all the time. But I personally was OK with it since I know the building is old and cant expect too much. I just feel grateful that I did not have bug problems.The staff are friendly in general but there are a few staff that can be impatient and make mistakes and slow to process things. But luckily I can tell their manager do value residents experiences and act fast to solve issues. I had some inconvenience when trying to fix some mistakes about my move out statement, had to call multiple times to the office, the corporate and even stopped by in person. But I am glad my issue was resolved very fast after I got connect with the regional manager. I do appreciate Laneys and the regional manager Kristins great help when help me fix other staffs mistakes.

You get what you pay for. We moved from a nicer building in the area to University Apartments because of the space and location relative to Duke. It was not worth it. At move-in, the apartment was dirty and several repairs were unfinished. At move-out, they nickel and dime you for small things and are unresponsive to complaints. Looking back on it, it was not worth the hassle. Would not recommend!

I had to live in a infested apartment for almost a year. Heather never took care of the mold issue. Instead she had maintenance paint over the mold. I had to pay multiple fees just to leave the apartment complex. I even asked to just move to another apartment however that wasn’t an option. I love the complex that I live in currently. I will never recommend University Apartments in Durham to anyone. Do not waste your time applying.

Really bad service!!!I lived in one of the one-bed units. The unit itself was alright for its price (920/month). Even though the carpet smelled the whole time (maintenance cleaned it, didnt work), I managed to live through it by sleeping in the living room. The maintenance group was good and fast enough for the most part. When it comes to service, I am really disappointed! I moved out in April 2021 and managed to re-lease it to someone else. The office promised me to refund my rent for April within a month. It has been almost two months, nothing has come. I called twice this week and the office just gave me perfunctory words: my manager is contacting his/her manager who will contact me once they have the information. They said an email would come right away, but it never comes. They always ask for money and accept as fast as they can. However, after they put the money in their pocket, they hinder the refund!

I have lived at university apartments for over two years and was happy until recently when people started coming to my door, late at night and banging on the door, saying they are my neighbor, asking for money, saying they are looking for leasing office, saying their car ran out of gas. I have also spoken to numerous people who live here who have also experienced the same problem. all of us are feeling very unsafe. I wrote the regional director who basically said they do their monthly light check and will add lights if needed and suggested i call security or police. i find this insufficient action to take. 10 pm when someone is banging on my door, i can call the police but the person is gone. i have since gotten mace and a taser, but am seriously considering moving.

Worst apartment I have EVER stayed in. The current manager is the worst. She is so lazy and doesn’t bother helping tenants. She will milk you for ever cent you got because of their inability to actually run this place. They don’t actually make money from rent. They practice false advertising by not actually putting any accurate pictures of the floor you are staying in. They will siphon all of your security deposit and charge you for more. I highly doubt they even use the security deposit to clean anything up because when I moved in, EVERYTHING was falling apart. Do not live here!!!

These apartments are low quality, but they are close to Duke university. The staff working in the office changes every three months, so no one ever knows what is going on. One of the pools has been closed for the last two years. As long as you dont need maintenance, have basic questions like whats the code to the gym, where is my apartment (during move in)...ect you should be fine.PS This company is shady when it comes to move out. I have been on autopay for 3 years and the last month they decided to not charge my account (as a result I had a late fee). I talked to them and they explained that it was a glitch and that they would remove the charges. After having the same conversation 3 times, and a month later, the charge is still there. Also, we left the apartment cleaner and in overall better shape than it was given to us (they will charge 25-50 dollars per thing you put on the wall). Also, we left some hangers and drinks in the fridge for a total trash fee of $100 dollars (one bag worth of trash took them 4 trips at 25 dollars each). Also, their move out letter does not include were to contact them and the office people dont have that information either... As a fan of Kafka maybe I should thank them for the experience. what a joke!!!!!

As the old saying goes, you get what you pay for. With University Apartments, you get that and more.Positives: Friendly office staff, maintenance staff, and proximity to campus.Negatives: Upon arrival, I was immediately struck by how unclean the atriums and stairwells are in individual buildings. It looks like the carpets had not been cleaned in YEARS with grass, pet hair, and lord knows what embedded into the carpets. The apartment was unsurprisingly the same- old baseboard radiators that are uncovered from their attachment on sub-wall (hello lots of bugs), cracked bathroom tile, old linoleum stained bathroom tile peeling up, and lots of other cosmetic issues.This part I could get over, but what I found to be unacceptable is the way UA deals with security on their grounds. Multiple times we had a stranger enter into our building and wait outside my neighbors door- cat-calling, snorting drugs in the hallway, and harassing the residents. The security at UA (police that live on site- slow response time) did their best to respond to the issues and so did local police, but what was truly astonishing is how long it took for UA to just change the lock codes or fix the locks to prevent this from happening again. Lo and behold even after their attempt to fix the issue, the same man was able to gain access to the building. It was a nightmare. I finally caught him in the hallway again and when he was outside I had to slam the door shut as he charged towards the door he propped open. Later when the police arrived, he was arrested and booked for trespassing(second citation on the grounds) and a felony drug charge. Even before this incident I heard a woman robbed right outside the street by my apartment.University Apartments doesnt care about your safety. Even if you are considering moving here because of the allure of cheap prices for cash strapped students, heed my advice- dont. There are more expensive options, but your safety is worth the price difference. I promise you

The overall rating is high only as it is cheap. However, given the very old electrical appliances, the electricity bill gets very above normal. The poor quality of the property is compensated by the very courteous staff, they are polite and try to fix your problems in a timely fashion. For future residents - be careful you choose your apartment carefully and do not rent out without seeing pictures of the inside. The staff refused to show me pictures before I moved in and I made a misinformed decision and had to leave the place as soon as the lease ended as the apartment was terrible. However, rest assured, there are some good floor plans available and try to opt for 2 bedroom apartments. Furniture package: The quality of most furniture was good except the mattress and couch - the springs were all poking and it clearly felt old and used, I had to clean everything under the cushions before I could use it. Getting an apartment at UA and renting furniture is not a bad idea for a first year international graduate student - just make sure you make an informed choice and know there are other options in Durham if they refuse.

I have been here since this August. My impression is, the apartments are well managed. Every concern is addressed in a timely manner. The management also holds event every once in a while to encourage the residents to come out and get to know each other which is good! We also have a pool and two fitness centers which are well maintained.

I love this place. It is quite and the apartments are comfortable. It is walking distance from Duke University, and there are several public transport options if you dont feel like walking. Great team at the rental office. For the location and the apartment shape I think the price is fair.

I enjoy UA’s various events and use of social media to keep tenants involved. Maintenance is usually very prompt with service requests. The area isn’t the nicest, but the pricing is fair. I’ve enjoyed my stay so far!

I moved into the UA Durham location in early September and have really enjoyed the community. My three favorite things are:1) Location - Its super easy to get downtown and the 9th street. There are also great running locations nearby!2) Charm - The building is older, built around the 1930s. While this lends itself to older appliances (radiators) and wear, I appreciate how well it was built. This is especially true in comparison to some former new apartment buildings Ive experienced in the past where everything breaks way too easily. I also like having wooden floors and beautiful counter tops.3) The management team/leasing office: All of the folks I work with are helpful, kind and attentive. Every work order I have submitted has been followed up with in less than 24 hours and usually includes a note from the manager. They also put together some awesome monthly events and try to engage tenants with community activities and festive celebrations. After just one month, I was comfortable to renew my lease for another year. I think that speaks loudly to the great experience I have had thus far!

AVOID this place at all costs. Under NO circumstances should you live here. This place is AWFUL. Dont live here unless you crave the experience of having a ceiling collapse in your apartment.A bit of context: I went to college in the area and was aware of the University Apartments as friends were going on to grad school in the city and electing to live there. Over the years I had heard mixed things, but 8 years out of undergrad and looking for a place in the city I chose to lease an apartment in the complex. The place had recently gone under different management and I figured the bad I had heard was overblown. I was wrong.The leasing structure is shady. Youre essentially put into a pool where you give preference for what unit/type of unit you want but you arent guaranteed that unit, and youre only placed in the pool once you sign the lease and are locked in. That was a red flag, but I pushed forward. The leasing office folks were nice and pleasant and got me the one I wanted so I ignored that.When I moved in, the place had not been cleaned thoroughly from the last tenant. There were weird smells, scuffs all over the walls and floors, chipped paint, and the bathroom was a mess. There was also an ant infestation in the kitchen that was a pain to deal with.The cherry on top of the whole thing was that the very small crack in the kitchen ceiling kept getting bigger and bigger until, on only my 3rd or 4th day in the apartment, it collapsed. I was still in the process of unpacking and a lot of my stuff was damaged. On top of that, these buildings are old with lead paint in the walls and likely asbestos insulation, and insulation material went EVERYWHERE. I was in the kitchen as it happened and was actually inspecting the crack in the ceiling because I had heard some creaking noises and seen bits of drywall dust falling. I jumped out of the way just in time but as you can imagine, it was a nightmare.The front office folks tried to be responsive and helpful in addressing the cleanup and mitigation of harmful materials, but they did a horrible job of managing the cleaning crew who missed tons of spots. I had to pressure the office to send them back again to clean my belongings.Ultimately, the frustration led me to leave the apartment and live elsewhere. When I came back a week or so after moving out to ask the new tenant of my old unit if they received some of my mail, we struck up a casual conversation where I asked if they had done a good job with the repairs from the ceiling. The new tenant was confused because the University Apartments folks didnt tell them about it at all. A large chunk of the granite countertop had been chipped off from the ceiling collapse but had not been fixed at that point, and there was still insulation in the top of the microwave vent. I even showed them some of the pictures and video I took of the aftermath.A couple of days after that I went to the University Apartments leasing office to see if they had received a package I was waiting for. The once polite and pleasant person I had been in contact with most was now cold and rude, claiming that it was unprofessional of me to have told the new tenant about the ceiling collapse. I told that person that the tenant had a right to know about their living space and any potential safety hazards that come with it and that they were wrong to be shady about it, inquired again about my package (they didnt have it), and left.All in all, my experience was obviously negative for very specific reasons. But the way the University Apartments handled interactions with me are indicative of a shady and predatory practices. They take advantage of young people, especially students and international students, looking for an affordable place to live in a city thats growing more expensive by the way. Not only are the units not cleaned properly before move-in and are in disgusting and decrepit condition, but the hallways are also gross and filled with dirt, dead bugs, and random junk. Dont be fooled by the price point. Its not worth it.

I am very happy with University Apartments. Its a great affordable option for Duke students with a great location. You could walk to Campus, 9th Street, and Downtown Durham if you wanted. All three are a short bike or bus ride away. The apartments are very homey, with large windows for lots of natural light and hardwood floors. There are always issues to be expected with older buildings but the management team is very responsive to all concerns and quick to help when anything comes up. Overall I have been very happy with this community, and would recommend to anyone prioritizing affordability, location, and a great management team.

Great service! I stayed at University apartments when I was a visiting student at Duke. The location is close to downtown and campus. I found it well maintained and beautiful. There is a new management and I did not experience any problems here. When we had some issues with the microwave and the smoke detectors the maintenance personnel fixed it quickly.

We have been staying here more than one long year and till now have no major issues or problems. The office and maintenance staff are amazing and always get your things done in time. Apartments are a little old so some may have issues but we are blessed with one of the best. I love the community as it is so close to everything like, the co-op market, downtown, the bus services are right at the door front. I am loving my stay. We have already extended for one more year😇

Under their new management University Apartments is an awesome affordable option. The apartments are spacious and the service is great. There are two gyms with basic equipment to get in a quick workout and the pools are nice to sit by in the summer. In my opinion this is the best value apartment complex for students in central Durham.

Lived here when I first moved in the area. The apartments are close to Duke and on the bus route, very convenient and close to downtown you can take a bus. You get surface parking and your guests can get parking just inform the office they give you a ticket. The office guys were nice, however, it didnt seem like they have any control on what happened in our apartment.So why I am rating this apartment low is because our roof was leaking and with the ceiling almost falling into the apartment. We had mold and it was a total mess. They would not move us to another apartment (I guess they were all full), but neither would they deduct our rent. We had to stay with friends on some days cause there was no way we could sleep with water pouring into your room. Instead of permanent fix it was just about patching things up and despite that when we moved in it was not clean, and when we moved out it wasnt in the best condition because of the leaking they still deducted out security deposit. The apartment below us also had cockroaches which ended up coming into out through the drainage. Honestly, it was overwhelming. The apartments are also old and that could be why they were falling apart. When things got tough we had to move to another apartment complex which is so much better and new. If I were to do this over and if I knew the area better when I first got here and had a car I would have chosen another apartment complex like the one I live now

I love the high ceilings, large windows and wood floors. Office and maintenance personnel are courteous and helpful. Minor repair requests are completed well and quickly. The location is close to downtown and campus. The ample surrounding space of green grass and majestic trees is well-maintained and beautiful. Theres plenty of convenient parking space.

Stay away from the unprofessional people who only want to charge you for not reason!!!!They make mistakes to charge you more! Even before and after you move out! Non insulated apartments. Floors are warped. Old building with things breaking every week. Maintenance staff is great though on responding, but gross apartments falling apart to start. Office staff are nice enough, but incredibly young and inexperienced. Mail gets lost. Not a safe location- my door has obviously been busted into and they never fixed the frame... not renewing.

I lived in UA as a visiting scholar at Duke.The apartments are well managed. The management team is nice and responsive.Location is wonderful. Public transportation is very convenient. There is one bus station just in front of UA and the other Duke bus station just needing 5 minutes walking.The lovely restaurant GRUB Durham and Durham Co-op Market are in 10 minutes walking distance.Not to mention that there is the Pokemon go Gym(lol)Everything is wonderful but there are some fleas when I just moved in. I spent two weeks making sure the environment clean and no more flea.Overall its a great living experience.

I lived in a Brightleaf 1-bed apartment from 2018-2019 (on the University Commons side of the road). Overall, I had a decent experience, and I would suggest it as a budget option that is close to Duke. The apartments are decent for the price, and the biggest perk is the location. However, several persistent drawbacks led me to choose a nicer (and pricier) apartment for the future.Location: The location is convenient because it is walkable to Duke and the downtown area. The Durham Co-Op and Grub are only a five minute walk away, so you can enjoy groceries, cheap dinner deals, and live music. Location is the biggest benefit of living here.Crime: There are reports of crime in the general vicinity (especially to the south), such as home and auto break-ins. However, within the apartment complex I never felt unsafe, and never experienced any issues with crime or stolen packages, etc. I walked and biked to and from the Duke campus daily, often at night, and was never concerned for my safety.Apartment Unit: The unit was very spacious and open. I was pleased with the size for the price. Appliances are dated, but functional. Minor dings/dents throughout the unit, but nothing serious.Maintenance: I was NOT impressed with the state of the apartment when I first moved in. It was somewhat dirty, despite the two-week cleaning and maintenance period prior to move-in. The biggest problem was broken items in the apartment: I had rented a furnished unit, and when I arrived the bed was in pieces on the floor. It had been disassembled and was missing parts, so it could not be put back together, even with a full set of tools. I complained to the leasing office and was assured that it would be fixed immediately, but nobody came. I slept on the floor the first night. The next day, I went to the office again, spoke to a different staff member, and found out that my complaint the previous day had never even been filed properly. After that, maintenance came and replaced the bed frame. Other minor things were wrong at move-in as well: broken blinds, stove unplugged, and a shattered glass window in the media cabinet. Problems were eventually fixed throughout the year.Amenities: There is a small fitness center that is somewhat under-equipped, but generally clean and better than nothing. There are two pools if you like swimming. The bike rack has been cluttered with decrepit abandoned bikes for the entire time that I lived here. Management repeatedly tagged abandoned bikes for removal, but never followed through. As a daily bike commuter, I was forced to lock my bike to the picnic bench because there was literally no other way to secure my bike in the area.Packages: Package service (and text notifications) was great when the packages actually go to the leasing office, but delivery is notoriously unreliable. Despite whatever delivery instructions I gave Amazon, USPS, etc., it was a total crapshoot whether packages showed up at my door or went to the office.Office Hours: Service is greatly improved recently, now that the office staff hold longer hours and weekend times.

The apt is roach infested. I left the apt cleaner than when I first moved in. When I first moved in, the apt was dirty, mold in the bathroom and AC/heater. The outside of the apt looked just as worst. I guess you pay for what you get. I don’t recommend.

I was a resident here for 6 years. Before moving out, I spent an entire week cleaning the apartment--even cleaned the oven. Management nevertheless took $195 out of my $400 deposit. When I called to ask why, someone in the office referred me to corporate. Two weeks later corporate responded to my email and said I would have to take it up with the property. It even forwarded my email to management. A couple days later, I called the property and left a message for the manager. I also emailed the manager. A couple days later the manager was out of the office again so I left another message. Then last Friday I left a voice mail. Still havent heard a word. This is a disgraceful way to treat someone.

I have lived here for a year. I love my apartment in that its cozy, wood floors are nice, the maintenance staff is really personable and respectful.However, I have to admit, its too expensive for what you get. 550sq.ft for 800+/mo.. Though it is quiet, and you can walk to Duke very easily. Some of the people in the office are great, and some arent. It is relatively easy to sublet your apt during the summer.I do think you can get more for the money.

You get what you pay for here. I moved in to a filthy apartment that had been “cleaned” before move in. It had bugs everywhere. Then when I moved out they charged me 95 dollars for housekeeping, when the apartment looked better than when I moved it. Management does not care for their residents. When I called to complain, they had no manager to talk to and the lady stated that they had new management that doesn’t know anything about my first complaint because they do not document issues. I’m not one to complain but this blew my mind.

Im an international student living there before. This apartment was insane.Before I moved in, they gave me the most expensive apartment.($1010 per month) and said that was their popular apartment. When I moved in, it was on top of the freaking gym! And soundproofing was bad. Trust me, every time people excised, you would know it. I did think they should notice about that before we moved in and I felt somehow I was cheated.When I move out, there are lots of unreasonable charges. They take off my deposit and even charge me for another $400. And the best part is I dont see any document or any notice about that. They just send an email and say they need replace this, replace that and YOU need to pay for it. Some of my friends have the similar encounter. I think I should be responsible and let people know this before they are treated like this.

Keep away from here! They lost my package last month! Maintenance is very slow. It took them 2 months to fix our dryer and 3 months to fix the ceiling light in my bedroom. I change my review from 5 stars to 1 star because just like everyone else here, I realized what a scam they are. This is my second year living here and also my biggest regret. I wish I had looked at other cheaper, better, newer places around the area, esp Anderson street area.These people took 250 deposit for my last apartment and an additional 250 for this current one, not to mention “transfer fee” and what not. And they say they’ll return it, but its been 3 months now and nothing.My husband will also change his review soon because we were fooled. Not to mention, now that we know the area well enough, we wish we had searched more before coming here.This apartment has horrible flooring, leaking taps, leaking AC when we moved, and carpets that look like they haven’t been changed for years. Horrible place. Can’t wait for my lease to be over!

Im so happy I left this place. The living condition is ok but they charge you much much much more than that. They will charge a lot register fee, sublease fee, and all kinds fee. And they will take your deposit. The rent is much more then other apartment. The swimming pool is tinny and only open for a short time in the summer. The gyms facility is broken, missing, and never get repaired. They only turn on the heating pipe for several days in the winter, I dont know why they still keep the hitting pipe. Before I move in, I payed those fees and first months rent, and ordered a room on second floor. But when I arrive, they told me there is only a first floor room for me. I felt I was cheated. In the evening, a lamp is shining toward my window directly. My room is just like in the daytime. The traffic is very convenient.

Do not rent here. Outdated roach infested apartments. Not safe at night. Its a questionable neighborhood and they once went months without fixing the lock to our building so literally anyone could walk in. Negligent management who you can count on to prioritize money over ethical treatment of the tenants. You will pay money for THEIR mistakes. International tenants routinely think they are being taken advantage of. Only redeeming qualities are location and price, but you get what you pay for.

I have had a rather unpleasant experience here. As an international student I had signed up for a one bedroom apartment online and later decided not to take it. I was asked by the management to sublet the apartment, which I did and was also asked to pay $250 as non-refundable charges which included a $150 admin fee, $25 self-guarantee fee and $75 sublet fee, even though I had not even taken it or even seen it. Being an international student and completely ignorant of the laws, I went ahead and paid it. Later I came to know that unless you actually take the apartment the lease itself is not legally valid. As email is the only point of contact, the person who signs the online lease has to come to the USA, and admit that the email id is theirs and the signature is also theirs. Unless this happens the lease itself is not legally validated and if the management wants to go to court, the onus of proving whose email id it is, which country it originates from or whose signature is on the lease, lies completely on the management, which is a very uphill task and in all likelihood, nobody would attempt. In fact, you dont even have to bother subletting, least of all pay non-refundable charges. I have even come to know that several international students have suffered like this from the same management, due to ignorance of the laws. Hope this information is of some help to others and they can avoid the mistakes that several of us made.

I lived here for my last year at Duke -- this place was wonderful. Only a five-minute walk from the campus bus stop and even closer to the DATA busses; the admin staff were always super friendly when Id pick up packages or if I had a maintenance request and would help almost immediately; the gym and pool are nice and clean; parking was really easy and never too crowded; the apartments themselves are pretty big, have nice high ceilings and gorgeous green views out of the windows; and I didnt see a single bug inside over the entire year. The buildings are older so not everything is shiny and brand new, but most of the kitchens have been renovated and the AC/heat worked just fine. Living here was ideal as a student; would definitely recommend!

My wife and I lived in a one bedroom at the University Apartments. We had great neighbors and the facilities (pool and gym) were really nice! We didnt have too many maintenance issues, but when we did, they were all taken care of pretty quickly. The entire staff was nice and helpful. We were just saying the other day how great the space is there--for a higher-end apartment and for the interior upgrades, you really do get a lot for your money. We had really nice hard wood floors, granite countertops, and high ceilings--not the average apartment. Not to mention the location (biking distance to everything) is ideal. We would still be renting there, but we decided to buy a house.

It has reasons why it only is rated 2.6 on google.I wish it had a zero star option. The leasing office is very unprofessional and greedy, even if it is a different team after last summer. As a three-year tenant, all I experienced is the staff only show interests on money, they never give any concerns to the tenants. Never notify you anything until its close to deadline, then boom, you need to change your plans in a hurry or pay a fine.Not to mention the carbon monoxide leak in 2016 winter, and the alarm failed to ring. As a victim, I still have not received any reports about the precaution they made officially. After three years, I really cannot endure it anymore. No matter the new staff team or the old one, they are highly unsupportive.You will suffer from messing up bills and nonsense overcharge. Enter your apartment with the accuse of inspection or repair without notifications and permissions. Changed my lock 6 days before the termination of my lease contract without notifications. When I asked them they said they called me about it, and I never received this call. I questioned them about the legality of it. All answers I got was letting me contact their attorneys.

This place is best avoided. While the closeness to Duke cant be beat, the place was full of tiny pestering roaches. My apartment had to bombed every week. As I was pregnant and couldnt take it for long, I finally shifted out. I had to leave a whole lot of things behind as I didnt want to take the roaches to the new place.

You will suffer from messing up bills and nonsense overcharge. They turned on my AC without my permission before I move-in, and I was asked to pay for it. They told me that re-letting only charges me tens of dollars when I called them regarding application, but the charge ends up with 85% of monthly rent. I wish that 0 stars was an option. When I originally moved into university apartments, I did so because a good friend of mine enjoyed their time in graduate school here. The management has since changed and so has the courtesy and service.I requested an apartment on the red brick side of the road (university apartments has since acquired university commons). When arriving, University Apartments had assigned me to the opposite side of the road with the same numbered apartment in university commons (yes, they were too lazy to redo the numbering--so there are two versions of the same numbered apartment which leads to needless confusion). I spoke with management (which is a completely futile effort) and suggested that I specifically asked for an apartment on the red brick side of the street. An argument ensue which concluded in me asking to receive my deposit back and just go my separate way--management informed me that there are no refunds (basically, any failure on managements part will always result in a cost to you as the customer). I ultimately decided that I would stay out my lease.When arriving to the apartment, my sink was clogged and filled with brown water, the kitchen light casing was lying on the floor, and the bathroom toilet holder was broken. This place literally is a slum hole. The best addition--my refrigerator also was broken and would not run which ruined all of my initial grocery purchases.At this point, I was loosely accused by maintenance of breaking the refrigerator (yes, they are that audacious) to which I responded yes, and I suppose I took the light casing down and clogged the bathroom sink too right?I cannot wait to leave this hell hole of an apartment complex. If possible, graduate students should rent a house or choose a different apartment. The ratings on google are below 3-stars--it should be so much worse. I know the only way to punish this place is to emphasize how much of a dump it is and how bad the service and front office continues to be. Two of the work staff are great people--but the primary manager is openly hostile and the work crew is shiftless.As a former duke graduate student and current teaching instructor in the area, I assure you that there are better apartment options. I would rather have a voluntary colonoscopy than live here for another year.In response to your comments: most of your reply is untrue and I spent the first two weeks of my stay arguing why I should be reimbursed for my groceries (that was not done as a courtesy—I had to argue for it). I also reported all of the issues immediately to management which responded by saying that all apartments get a thorough walkthrough and cleaning. When I said this had not been done you maintained that it definitely had occurred (luckily I have pictures from the first day) and I asked to be released from my lease. I decided I had no choice but to stay when I was told I would lose over $1000 between lost rent and deposit.So basically, I moved in, paid over a grand to get a messy unclean apartment with a broken refrigerator, lost all of my heat sensitive groceries...but yes, let’s mention the lush green grass in the advertisement posing as a response to a tenant.This place is a shambles.I’ve added the photos of my apartment conditions to the Facebook page and hope future prospective students, professionals, and families see what they’re in for at university apartments which treats its responses to tenants complaints like advertising opportunities—I hope I’m not the only person who finds their reply ironic.

Would not recommend living here whatsoever. The two maintenance workers are amazing and very nice, however it is obvious they are grossly understaffed, undersupplied, and undersupported from management. Very high turnover as far as staff is concerned within leasing office, management is polite however questions involving shared apartment facilities such as pool and workout area are never answered clearly and concisely. Have been here for two years simply due to their convenient location and nothing else, of those two years the pool that our apartment side uses has been open and operable for maybe 40% of one of the summers, and actually clean 10% of that time. They do just enough upkeep to make everything appear nice on the outside and to attract renters, but do not be fooled. Also, and most importantly, last week a man claiming to be a maintenance worker for the apartments gained entry into a unit with a woman, after which he produced a gun and attempted sexual assault, thankfully of which she was able to escape. However there was ZERO communications of this event to the residents about the event, and only after Duke released a statement two days afterwards did University Apartments send out an email to all of the residents. Shows that they obviously care more about a good image during resigning and signing period for leases than they do about the safety and well-being of their residents.

Do NOT live here. There was a carbon monoxide leak in the building last winter, that resulting in the fire department evacuating everyone from the in the middle of the night during exam week. In addition to that Ive had several maintenance issues while living at university apartment. First, my AC unit broke in the middle of summer and leaked water all over my desk. It took them over a week to fix it, leaving me without AC when the highs were in the 90s, and from what Ive heard this is not unusual for them. I also had black mold growing on my bedroom wall (covering several square feet) it took them 2 weeks before they even came out to look at it, meanwhile it just continued to grow. Most recently, the maintenance team were paining the door jams in all of the apartments, and I can home to find my apartment door wide open with no one from the staff in the building. Anyone could have just walked right in to my apartment, and considering that theres been a lot of crime in the neighborhood, this was a huge safety factor. Its no use complaining about these issues to management. The property manager is very rude and unhelpful.

They disrespected and make fun of my wife who dont speak English well since she is a foreigner who trying to ask why there a giant container blocking the parking lot for over a week.If you thinking of moving here, first say bye bye to your tire because the parking lot is gravels with lot of holes and very tight. Like one accident per month from people scratching each other cars backing out.

I am yet another unsatisfied customer with University Apartments. In short, if you must deal with this company, contact Heather, do not count on much privacy, security, or quiet, and expect unexpected charges.Let me start with the good and helpful, however.Heather is awesome. Never met her in person, but over email she was prompt and professional. It appears as though she is used to cleaning up the messes of those around her, unfortunately, but she was good at it! THANK YOU to her for helping me terminate my lease early, and as for adjusting ridiculous chargers on my account.Now with the not so good:If you are looking for affordable housing, I suppose this is it inside downtown Durham, but they know it. Because you are essentially forced into living here, or with a roommate or outside of town, University Apartments does not do anything to extend even a little bit of hospitality.The employees change frequently in the office, and none of them actually hold much power. Because of this, communication is nearly futile around packages, charges, maintenance, etc. I am not sure who is in charge, but they do not appear to ever be in the office.Terri in particular was abrasive and rude. I came to her with an email stating one thing about moving out early that was pretty clear, and she essentially told me that I was ignorant not to read it in another way that would imply more charges. She continuously cut me off, wouldnt let me speak, and because of this I chose to leave the office and work through another employee (Heather) via email on the early vacating process.Terri was again my point person on clearing up some charges that were wrongfully applied to my account. I do not blame her that someone inspecting the apartment charged me for a new oven door, instead of an oven cleaning (one example), because she did reverse this charge for me. However, there was another ridiculous charge on the account she said she would remove, but did not respond to my follow up emails about it. I had to reach out to Heather again, who promptly replied that Terri had been sick... but Heather did remove the charge right away! Thank you Heather!Additionally, the pool off Underwood is super gross, I would not swim there. The water is cloudy and there were bugs, leaves, etc. routinely in the pool. The gate also sticks, almost trapping you inside the pool deck area.The walls are THIN, meaning I could hear my neighbors screaming toddler as I lie in bed at 11 pm on a weekend, and was greeted by the barks of my other neighbors two chihuahuas every afternoon. They even barked at me through the wall of the bathroom!The complex is not well regulated, and a heavy police presence began to be felt in the parking lot. I am unsure what prompted this, but it did not make me feel safe.The laundry room facilities were consistently inconsistent, machines eating quarters, not starting, or flooding the floor of the room. Plus, it was $3.50 for every load of laundry (wash/dry).The gutters were broken over the stairway of my building, causing water to dump on you as you walked through. Snow and ice were not removed from the stairs or the parking lot, creating hazardous walking and driving conditions.Hope this helps future young professionals and students!

I believe that the staff of the lease office might have the interest of the residents at heart, but my experience here did not reflect that.Residents can only move in normally on August 15th. My roommate and I needed to move in on August 1st, and had to sign a waiver saying that the apartment would not be cleaned prior to being turned over. When we first toured the apartment (2 bedroom, 1 bathroom Chancellor), every inch of the kitchen was covered in grease that we were not able to get off entirely, even with a razor. The bathroom had at least 2 different kinds of bodily fluids on several different surfaces. Someone had even thrown a bowl of spaghetti at the wall of what became my bedroom.We cleaned the place from top to bottom, but it being the south, it was a matter of time until we met our 6-legged roommates. The first roach infestation we dealt with was Blatta orientalis- you know, waterbugs. These guys were not limited to water. On a particularly bad day I killed 12 of them in the kitchen on the windowsill. I especially hated having to use the bathroom at night, since that was their prime habitat no matter what we did. University Apartments has extermination services, but these people dont seem to be top notch at their jobs. I think its Dodson Pest Control, but at any rate- they once told me they didnt see any evidence of a roach infestation. I responded with a bag of ones Id either killed or found dead. They continued to show up and spray, and this decreased but did not eliminate the waterbugs. In December, before my roommate and I had really had time to look for new apartments, UA convinced us that we would lose our guarantee on our apartment unless we re-signed our lease right then and there. We fell for that trick and re-signed. Not much later, I slipped on the pine needles sprinkled in place of mulch outside on the front yard and dislocated my knee. This was a big problem when an ice storm came a few weeks later and they didnt sand or salt the ice that formed afterwards on the pathways out of the building.In the spring, things got worse again. According to the lease office, the people below us had been extremely dirty and their apartment was completely infested with German cockroaches. We started seeing these things everywhere- kitchen, bathroom, bedrooms, hallway, living room, stairwells outside the apartment... it was out of control but the lease office told us in June to wait until August, when they could do a fumigation prior to the new round of tenants moving in.In July, my ceiling started leaking even though we werent even on the top floor. The building is 90 years old, and the roofing needed some serious work. I wish I could attach pictures to show what everything looked like- if youre interested you can probably find me through Google (not sure how these accounts work actually) and I can send you photos of the destruction. 1/4 of my room was leaking from the ceiling. I told the lease office about this problem, and I got the same response as about the cockroaches- well fix it in August. That was a very rainy July!August came around and the UA staff let me stay in the model apartment during the fumigation (which really was just a bunch of Hot Shot bug bomb cans left by Dodson.) I came back, and there were still quite a lot of live German cockroaches. They bug bombed again, this time with Raid. The roach population dwindled over time, though I found a live one among the stuff I just brought with me to my new apartment.In September, (which is not August), they finally fixed my ceiling. They never bothered fixing my roommates ceiling. The roofing problem must not have been fixed, because my bedroom walls swelled frequently after rain. The fix for this was to install wood paneling, which to no ones surprise ended up buckling. June 2015, a month before we moved out, my roommates ceiling cracked open and water dripped out for days. Maintenance found out about this immediately and did... nothing. At least UA was consistent! They have yet to compensate us for anything.

These apartments were built in the 1930s and have held up really well to time. I will say that sometimes little things will get on your nerves like the steam heating and the echo of footsteps from above. But, you will run into noise in most apartment settings. And I ended up thinking the steam clanks and clangs added to the charm of my space! I had 7 friends move in after I did, and we had the most wonderful summer of fun and parties and cookouts. It was like Melrose Place...but GAYER!I lived here for 3 years and loved every minute of it. Ecclectic group of people living in the buildings and bike-able to everywhere downtown.I would definitely recommend this place if you arent stuck on ammenities like a dishwasher or a garbage disposal and stuff. My laundry room was directly below my apartment in the basement, so I never even had to leave the building to do laundry. I just walked out my backdoor. I dont know if they are all like that now.Great place, hardwoods, great windows with seating or plant space. I kept to myself and never needed much from mgmt. So, I cant vouch for how quickly they did maintenance. They did install two ceiling fans for me, though, free of charge. Oh, and I painted my kitchen a wacky shade of orange and they only deducted $100 to repaint it.Id move back if I didnt own.

The application fee of the apartment is kind of high, also the service is terrible. They often change the password to the building without notifying you. The gym is terrible. My roommate and I had a bad experience here.
