Horrible place, terrible management. Put in work order over 6 months ago to get dish washer fixed nothing has happened. Got broken into, didn’t believe us. Front desk never answers the phone. The apartments are trashy - Horrible paint jobs & there is trash everywhere in the complex and by the dumpsters.
Do not consider this place as a top choice. First let me say, since living 4yrs here it has changed management 4-5 times. However, this last management takes the cake. They suck!!!to the highest level of worst management ever. Two yrs in this apartment, I have been trying to get someone out to spray per the least, they are obligated to do this semi annual. No one has come out and now my family and I are fighting roaches. I bought industrial spray, black flag, and roach motels. They are still multiplying. I cannot get control of it. No matter how clean our kitchen is, they are ghetto roaches (gangster). Management is terrible and getting things done wait on it, it wont get done. 1star...😡😤😶
I moved here because of the gate which made me feel a little safe. But that gate has been down for over 6-7 months. This led to someone breaking in my car. It’s seems to me like they don’t care. Safety was the reason I moved here and I feel less safe for sure now.
Air conditioner does not work, no one will answer the phone, been since June 11, 2018, today is June 20th and still not fixed, plus still get the answering machine when you call. Apparently the complex was bought by a company in New York recently. Just know that no one answers the phone, apparently the management does not care if air conditioner works. Do not rent from this place unless you like a run down place to live with no one to answer the phone in the office. . If anyone has any advice on what can be done please reply. No one to talk to to ask if there is any plans to fix AC, put in a window unit, etc. Again do not rent from Emerald Forest Apt. In Durham, NC
Worst experience ever. From move in the assured me that all the apartments had the upgraded floors, a lie on move in I was shown a crappy apartment with Uneven flooring and was told it was the only unit available. I accepted it. The master shower has always been messed up multiple work orders and it’s still the same. In may the AC stopped putting out enough air, battled all summer with them bringing and taking back ac units now I’ve had window units for months. They never reached out to me prior to lease end and when I gave notice they said I had to pay a 2000$ fee because I gave around 40 days notice instead of 60. There are bugs all over the place they don’t respond to calls or emails EVER. Office hours 9-5 Monday-Friday means I never even see them open. Valet trash is a joke. And for the past 2 months my AppRent account keeps showing balances due such as 57$ or 938$ after rent is paid. They don’t answer the phone so you can’t get anything taken care of. Take my advice and stay far away. Worst apartment experience ever!

Wish i could give this place a negative 5. Save your money! The good prices at this apartment are not worth living here. My first year i had fleas in my apt (i never owned any pets). From then on i had to deal with waterbugs coming in through my bedroom vent so i had to close it. I dont like the new staff. The staff when i first moved in was nicer. The pool isnt all that clean and there are too many trees. My cabinets were old and dusty and didnt look anything like the model. The water meter was reading wrong and i was being charged more money for my water bill at one point. I didnt have issues with maintenance workers but i still would NEVER live here again.

Great area....safe with the exception of a few car break ins.The staff on the other hand is completely incompetent. Lacking communication skills and basic knowledge. If you need help with anything you have no one to call because they cant help. The old staff from 2012 was great but management changed in 2013 and it changed for the worse!
Great maintenance dept and very friendly leasing office.
I have been very dissatisfied with Emerald Forest since the signing of my lease. First of all, the apartment I was shown WAS NOWHERE NEAR like the apartment that I was moved into. It was much smaller and DID NOT have updated appliances. It took 3 months for a simple work order to be completed (light out outside the front door). There have been fruit flies everywhere (my apartment stays clean). The apartment Im in has a sinkhole in the floorboard underneath the carpet. Water pressure in the shower is terrible. Ive had packages at the office that were obviously misplaced/not recorded, so I had to wait extra days to get them. The covering to the light fixture in the kitchen fell off of the ceiling, which could have potentially hit me in the head. The AC door fell off one day. Emergency maintenance is insufficient. Ive had to call them multiple times on two separate occasions. One was when my water was turned off (never heard a reply, it was just magically turned back on the next day). The other was when my AC went out. I was told that it would be fixed within 8 hours; it had been 24 hours and I still had no air. I am moving out on February 10, 2017 (in 9 days). Today, I called the office and I was told that I could not pay prorated rent because my lease would not be up until the 27th, so I would still have to pay the full months rent although I will not be there. I was told that my rent was prorated. I pay $720 in rent and my prorate for this month is $710. $10 difference??? TERRIBLE CUSTOMER SERVICE. I found a NEWLY RENOVATED apartment that is 250 sq feet bigger than the one Im in now and has washer/dryer connections. They are charging me $728/month. Pay $8 more a month for a bigger and better apartment? YES PLEASE! Instead of spending all this money on renovations to pretty up the front of the complex, it should be used to renovate the old apartments and hire more efficient staff. Chris is very nice and seems to have been the only one thats helped me during my stay at Emerald Forest. I am beyond happy to be done with Emerald Forest and I am very displeased with this complex.

I have lived here for 3 years and it is a great place for me and my pet Sully. I just renewed my lease and plan on being here at least 2 more years. Maintenance is very fast and they take good care of my home.
This place is a joke. Management is non existent. The hot water is always out and my brother’s water bill went from an average of $65 to $95 to over a $100 a month, ridiculous because he’s certainly not using that much water in a month. They don’t advocate for the residents. The upstairs neighbor is extremely loud and when his kids visit he allows them to run and jump. The sound quality of the apartments is very poor. My brother who’s recuperating from a stroke and goes to dialysis a couple days a week has to deal with the noise. He has complained and so have I, yet nothing has changed. The shower head leaks when running water in the bathtub and water goes everywhere, the apartment heating unit is filthy as there’s residue throughout the apartment. When you call the office many times no one answers. There’s a security gate which is always open so what’s the use in having one, the light in the kitchen may come on or may not, the cabinet in the bathroom looks as if it’s dry rotting in the side. If management invested in upgrading and better customer service as well as holding residents responsible so that everyone could enjoy their home it could be a good place. The area is nice and they’re a lot of new developments being built which will probably entice residents to move. Most will not mind paying more for great customer service, nice updated spaces, and comfortability. I definitely wouldn’t recommend this complex to anyone. I have really got to find another place for my brother.
Took a look at their model and I just wanted to comment on how bright and airy the place is. They have a Starbucks machine too so thats really cool.
I was looking forward to moving into this GORGEOUS Apartment complex however due to Management not answering the phone, not sending a lease after repeated visits to the office (because they wouldnt answer the phone), and only one person being able to answer my questions - I will be seeking residence elsewhere....
My brother lives here and when he initially moved in the management was great. After the property was sold everything went down hill. They added meters to everything in the apartment that uses water, and now the residents pay for water, the problem is the shower head leaks excessively, the water bill is extremely expensive every month, there’s constantly a problem with water pressure or there’s no hot water at all. The upstairs neighbor and his kids sound like they’re coming through the ceiling yet when my brother who is in a wheelchair hit the ceiling with his cane he was told by management he couldn’t do that, yet the upstairs neighbor continues to be extremely loud. The maintenance guys are a joke, they usually don’t know what they’re doing, make a mess when the do come and don’t clean up behind themselves. Previous management/owners were prompt with maintenance requests, kept the property clean and the breezeways clean, not now. All I see are the maintenance men around in golf carts talking on their cell phones doing nothing. Both the office and maintenance staff act as if you’re bothering them, not customer friendly at all. The heating and air system unit blows out black residue, the walls and ceilings are dark and there dark residue on other things in the apartment. The unit is old and needs to be cleaned, I’m going to call the city so someone can check it out, it’s not normal. They want to charge my brother to replace blinds and he’s been here going on three years. All they want is the rent money and to be left alone. I’m definitely going to be looking to get my brother out of there when his lease is up the early part of 2018. I assist him and spend time with him to make sure to keep the apartment clean, etc, but when it comes to needing any assistance from management there are excuses or none at all. I definitely would never recommend anyone move to Emerald Forest. The residents should be valued, after all if there weren’t any residents none of them would have jobs but I’m sure they don’t look at it that way. Pitiful.
Since being here for the past two years there has been 4 different property management companies. The apartments are very old and over priced. Management is very unprofessional. They will randomly add fees on to your ledger out of no where. You CANNOT sublease your apartment, meaning if you try to find someone to take over your lease the property manager will not approve it thus forcing you to stay and pay the remaining duration of your lease. The amenities are terrible. Every year the rent increases. Do NOT rent from here!!!!!!
Absolutely terrible. Only positive is location, the price was a positive but a) thats going up steadily and b) management will find EVERY single way to nickle and dime you while being completely unreceptive to any needs. Maintenance of the non-apartment parts of the complex is a joke and the apartments themselves are old and often shoddily built. For example, the door of my apartment was never airtight to the frame and you could clearly see sunlight coming in. This caused some issues with keeping insects out as well as keeping heat/air conditioning costs low.Rent is going up to over $700/month for a 1BR. Unless you dont own a car and work within walking distance of Emerald Forest, you can do better.
An Entomology fans paradise. Last year there was a severe infestation of millipedes. I had to vacuum daily just to keep the numbers down. They were everywhere. It seemed like every time I turned around, there were a dozen more crawling around the place. Ive found several large centipedes crawling around, nasty things, theyre actually venomous. The tended to come out of the drain in the shower, not something you want to come across when youre at your most vulnerable. This year, the millipedes werent that bad, I only found a few. Instead, weve got a massive roach problem. Ive done my best to keep them out, bait traps and that kind of thing. But the breezeways outside my apartment is covered in them, theyre everywhere. Ive already had a couple of cases where I opened my door only to have a giant roach bust in. Ive managed to hunt down most of them. Tonight however, one got away and is now somewhere in the apartment. Which is why Im writing this review. These apartments are old, ratty, infested, leaky, have crappy limited parking, poor drainage, have thin walls, have thin ceilings (Seriously, I can hear every step my upstairs neighbor takes), and have thin carpets. I know its one of the lowest priced apartments in the area, theres a reason for that. The staff are nice though.
The new management is terrible, I’ve been a constant tenant and always paid my rent on time before new management, ever since they arrived it’s been all downhill, their payments are inconsistent and they don’t even do extensions. They’ll give you 10 days and that’s it after that you’re hit with that $200 eviction notice fee. It’s frustrating giving a situation where my job didn’t turn in my times for my check causing me to be short with rent payments they don’t care about your situation to give you a little extra time and will gladly charge you more just because you were stuck in a jam. I will certainly will be leaving for something else once my lease is up and move somewhere else that doesn’t have AppRent.
I lived here for a year, and I was thoroughly unimpressed. I moved here because my sister had previously lived here and she was very pleased with her stay. The management is young and unprofessional; they were always very rude whenever I had to go to the office. When maintenance would come in my home, without my knowledge I might add, they would leave as mess that I was forced to vacuum up. I moved out in May of this year and I have yet to receive my security deposit back, even after being promised it would be sent to me no more than 30 days after my move-out date. Ive called and left numerous voice messages and I have yet to get a response. I will be contacting the proper authorities because this is unacceptable.
Been here 6 years never had issues with anything the only thing is that because of my work schedule its hard to catch someone in office because if I come by between jobs they are usually on lunch but now there is finally help in office so maybe it will be easier to get someone
Its a nice place to stay for the price (starter apartmemt)this is not a long term apartment AT ALLI will be some where else next yearyou can never reach the management or maintenance office
Ive been here for almost 3 years. Management changed about a year ago and Ive been unhappy for the last few months for several reasons:1-office hours are limited for the working person. The office closes at 5pm each day and no short weekend hours are available. Hopefully, they will add some time during the week (close at 6) or open 9-12 on Saturday.2-Apprent has never been consistently correct with payment information. Before apprent came along, I was consistent tenant with no issues. It feels like each month, I owe something different and no one knows why. Ive tried to correct it on my own but its frustrating. Hopefully, they will move to paper billing until AppRent is more cooperative and user friendly.3-No notice of office hour changes. Ive been to the office before 5 and it was closed.

Terrible. The new owner, dasmen residential, has made it almost impossible to work with the office on things. No Saturday hours, closes at 5, poor responses on maint tickets. Save yourself the trouble and DO NOT move here. If their are issues with your rent, it could take weeks to resolve as no one answers the phones or returns emails with meaningful responses.
Im a formal residents, was here for two years and the complex was already rocky but once this new owner took over (dasmen residential) its been a nightmare, i have been gone for 3 months now and still havent received my security deposit!!! I am getting no help from corporate, and keep getting the run around, i guess ill have to now start taking legal action!
I was living in this apartment for more than 4 years but ever since the new management has taken over the place, the experience had been worst and I was forced to vacate my flat. No hot water for several days during winter, no garbage dumping place, common washer/dryer is like a mess, etc.are few critical issues to name. The worst part was the tenant living above me used to run on the floor whole night on walker/tread mill and I complained them 11 times to request the guy to stop doing the same during midnight as I had a 4 months old son who couldnt sleep the whole night because of loud noise; but they did not care and asked me to vacate the flat as I had the problem staying there.The second worst part is that I vacated the flat on 6th Oct 2018 and till today I have not received back my security deposit. I call them every alternate day and they just have one answer We will check and call you back and they never got back to me till date. The frustating part is when I did not pay the water bill (15$) for 5 days, they sent me a evacuation notice and now my security deposit is lying with them for more than 2 months (the lease agreement says the security will be refunded in 30 days afater I vacate the unit) but they do not care about it.I would advise all not to consider this place if you are with your family as they have so many existing problems which they need to fix first before making it a better place to live.I have pictures to support my words above.

After months of trying to upgrade, find out my lease was lost undercare of office manager Antonio/Anthony (whatever his name was that started this year out 0f 2018) then to get Tish Barton and Shenell i have experience some of the worst of the worst. Surprise they found a missing lease 5 months later when i have decided to move, numerous emails of promising to move started in Aug, Sept, Oct, and now Nov. Well I am done with your promise and will be moving and I am now being threatened to be sued for the incompetence of their office staff. How unprofessional can a manager be? Well today it is what it has to be. She told me on the phone well you will not be getting your deposit and you can fight it out with corporate. Tacky... Very

I wish I could give these apartments a zero rating. What is truly comical are the fake reviews they are posting on various websites. If these are the only apartments you can afford, please keep looking! You will be completely disappointed in them. The staff is incompetent and Apartment Dynamics (owners) are even worse. They do minimal work to cover up all the things that need to be replaced in order to save money. They should be ashamed for not respecting the livelihood of their tenants. Signed my lease in July of last year, and am glad to be moving out when my new lease starts elsewhere. Have to give this apartment complex a 1 star now. The front office staff is VERY nice, but the new management overall is not the best. Taking the water/sewer/trash bill out of the rent is one thing, but the post dated letter of lease renewal was the final straw. No renovations in the apartment homes has people stuck with older equipment. The new place Im moving to is fully renovated and includes a washer and dryer, and the apartments were built in 2001 as compared to these apartments (1985). When people who have been here for a long time are contemplating moving out, its time for me to go elsewhere.
I’ve been living here for almost three years now and it seems like they get new management every three months. The staff can be very unhelpful and seem to have a “I don’t care” attitude when you need help with something. Maintenance is horrible every time something breaks it takes forever for them to fix it and it will probably need to be fixed again. Very unorganized. There’s a lot of bugs ! A LOT OF BUGS! Only reason I’ve stayed so long because I attend the local University but once I graduate I’m out ! If I could give this a half a star I would.
I dont live in this apartment complex. However, they have been sending me emails with a tenants apprent login information, bills, and even an eviction notice. I emailed the manager, but I keep getting the emails. It concerns me that this company doesnt care about their tenants confidential information.

Ive lived at this property for two years. I did not have an good experience with the previous owners and staff. I was not intending to renew my lease this time. However, upon inquiring, and the service the front staff and manager provided to me convinced me to give it a go. The transfer process was made easy, for which i was grateful. I am currently in an older 2 bed 2 bath floor plan, with my roommate. I am transfer into the biggest one bedroom with renovations. Looking forward to seeing what they are doing to the apartments. Will leave a review once Ive settled into the new place.Update on move.So i have had one issues after another and im not satisfied with how they tried to compensate for their mistakes. The first issue was they had me sign a less for another apartment that turned out they had already had customer sign for. So then they give me the option of two different apartments. One was the same model cheaper, but was available until after my 2 bedroom lease was up in September. So meaning i would have no home a day in between and have all my things as well. The other option was a renovated apartment which i ended not really having a choice in picking, which was $55 more than the one i initially signed for. They thought $15 discount was enough to compensate for their mistake. Which i feel as do i should have received it at the price i had agreed upon for the first apartment. This was a mistake on their part.I was called to be asked if i could move at 2pm on Friday (week of move), i explained my lease didnt start until Saturday. Which they confirmed they were incorrect. Now i had the truck rental for 8am on Saturday, but realized that the office didnt open until 10am. When i inquired about possibly getting the key after closing of the office on Friday so that i can start early on Saturday, i was made to resign my lease showing Friday, and to pay the difference. On Friday of the move, i get a call asking if i could move after 5pm. To which i told them i couldnt because i had picked up the rental truck and have to return it by the designated time which was at 5. i was told they were finishing up painting (which i dont understand why that would be saved for the day of move in), and doorknobs had to be changed. I told them i just need to be able to move in all my big furniture so that i can return the truck and i would leave it them. I got to the apartment, and along with what i was told. The kitchen and bathroom was gutted with no cabinets. The kitchen stove nor the microwave had been installed. So i called the uhaul and got a two hour extension on the truck. and told the office i would return. I came back at 5 and its was basically how i left it. I moved in what i could fit into the bedroom. Which meant i had to continue moving the next few days, and currently still moving. Luckily i was transferring and my other lease is not over till September. On Saturday and Sunday they spent the day in the apartment making renovations. They came back on Monday as well. They only agreed to credit me for three of the four days. And they still have to replace a door and fix a light. To state that i am frustrated is sugar coating it. I wasted a three day weekend, which i took time off for, that was intended to move and settle in. All i did was wait around Everyone was nice and really tried, but to be told there is nothing else that can be done to address my grievances, was not appropriate for the extensive issues and delays i experienced for their inability to communicate. If they had been honest and transparent about how far along the apartment was i could have saved money by postponing the move in date, saved money by not getting the truck that wasnt really used, and moved my requested days off, saving my PTO time at work. I was told they would sit down on Monday to discuss what happened and will discuss a possible credit. I didnt hear anything back until Wed., and that was only because I myself called them. They were nice enough to give me $10 gift card to Starbucks, but i never go there.
Hows the parking? Are there reserved spaces for guests? One renter said her guest got towed.

This place is not worth it!!! I have been living at Emerald Forest for about three years now and it has done nothing but go down hill. First they changed management maybe a year ago, and they are horrible. The manager has a bad attitude, the other employees sit at thier desk like they dont care because they getting a pay check. They fired everyone that was working in the front office, and my ledger and paper work was all wrong and screwed up so once new management came in they had no clue what was going on. I tried for about 5 months to get this issue taking care of but they kept coming to me withwell thats not what the ledger says and I know because your files or jacked up. I ended up paying extra money to them because they had no clue what management before them had done. I pay $890 for 2bd2bth and if I renewed my lease it would increase dramatically. The increase of rent is for them to renovate the front office, the pool and paint the building outside, and also to redo the front office. But nothing is done inside the apartments so we all work with old and crappie appliances that break down. I have had maintenance come to fix my refrigerator on 3 or 4 occasions because water leaks from it. It is still leaking today. I also have a crappie garbage disposal and dish washer that smells and also have had to call maintenance to fix those as well. (So instead of them changing out the crappie stuff, they come and act like they have fixed it and it breaks back down shortly after). So i just stop using them. The water is either to steaming hot or too cold but never just right. I live on the 2nd floor and I can hear the people above me every move. I know when they wake up when they walk, talk, sleep, and watch TV. Thats how thin the walls are here. I also have trouble with insects because the door doesnt close properly. I have children and the playgrounds here are terrible. They dont clean them or check for insects and things like that, especially when were surrounded by trees you would think they would. My child was playing on them and ran up on a huge spider that could have easily bit them. I used to think it was a okay safe place to stay but the pass year or so cars have been broken into. The place is very dark and scary and not very well lit. The only plus to this place was the location and short drive to the mall and things like that. I rather make the drive from now on, my lease is up in August and I cant wait to get out of this place. Word of advice just from my experience save your money because this place is not worth it. Is it possible to give the 0 stars because thats what I rate them.
I am very disappointed! !! My daughter and I drove 2hrs to come and look at the apartments and we we told due to the rain they could not show them. After speaking to 2 supervisors and advising them that they should let someone who ia making an appt know their policy. . They said we could come and l look at a studio. Upon entering we were treated very rudely eye rolling etc. Finally a lady named julia came out and said who is it for? I said my daughter. She then said is she 21? I said no she is not. Yet another peice of information they did not tell us or does their website state.Very bad customer service!!!!
I lived here for over 4 years. At the beginning it was ok but a while back they had a mgmt change and things have been going down hill since.The apartment office has one of the most unfriendly staff,I have yet to see any of them smile even once except for maintenance staff who are very friendly and very helpfully.Car break-ins are frequent in this placePets are allowed so to live here you have to get used to dogs barking all hours of the night.My biggest issue is the Air Condition in my Apartment,back in may 2014 it stopped blowing cold air,it will blow air but not cold and the temp would never go below 85-90.To make astory short maintenance comes in every 2 weeks to fix it. It would work for few days then gradually starts losing cold air until the temp inside the apt never goes below 85-90....every time I have to call and wait for aday or two to be fixed. I had to wait one time in July for 3 days because it was aweekend...called on saturday morning and was told I have to wait until monday for maintenance to look at it even after I told the office the the temp inside the apartment was over 90 degrees. No apology or any sort of temporary solution was offerrd
My husband and I have been trying to turn in our keys sense Monday and no one is ever in this office. This is the worst apartment complex ever. Maintenance rides around all day and do nothing . You have to beg to get your filter change. This place is a dump.
