It’s a really spacious complex especially if you’re getting the 4x2 townhouse but sometimes management takes time to address maintenance issues. Other than that it’s close to Safeway, has a nice pool and clubhouse

Sharps and Flats is awesome, in every sense of the word. The quality of the apartments, maintenance, and office makes it a pretty great living experience. Denise is one of the complex managers, and shes one of the most ideal people for a job like this. Friendly, courteous, respectful, and excellent at her job. The maintenance staff is great and timely, prices are extremely fair, and the location next to both Kaiser and Safeway (walking distance) is really convenient. I cant think of a single reason anybody would have not to live here.

Current resident speaking. For the sake of space, Ill put aside the problems we have with the surrounding area and focus on our apartment and relations with management. We have had several maintenance issues since day 1 that have never been attended to. We wrote them all down on the move-in checklist as the front office told us to. Then when nothing happened we complained and they told us we had to email them. Since then we have emailed at least a dozen times and gone to the office to ask about our maintenance requests to no avail. Email us. We have. Email us again. We have. Speak to our manager. Where are they? Oh shes not in. The manager is never in, it seems. It took us 6 weeks to get a mail key -- one key, mind you, for a four-bedroom apartment. No hot water -- constant cold showers. The dishwasher doesnt clean things properly. Poorly installed cabinets and drawers that still smell toxic from being painted. Broken outlets. The A/C cover fell off. Our door makes an insanely loud sound when it closes -- we were told we would be getting a new door skirt that week but that never happened. Our fridge is made of mismatched parts from different fridges, so the shelves dont fit together and fall all the time -- again, we were told we would be getting a new fridge but that never happened. We have never had access to the pool -- the pool that management loves to advertise to potential lessees to attract them. No one in the leasing office ever seems to have any answers to even the simplest of questions. They always make excuses about how its not in their power to fulfill our needs (these needs, mind you, are guaranteed by our lease, especially the hot water) and yet they make zero effort to fix our problems. Several times I have asked front office workers questions only to be told that they dont work here -- why are they behind the desk then?! Sharps and Flats also never alerts residents about any important issues. For instance, our water once ran BROWN for a day without any explanation -- they literally never said anything. When we brought it up (obviously its a big health concern), they were like well its not brown anymore.... There was also an electrical fire in one of the units a couple months ago, and management never said a word about it. I had to find out how the fire in my own housing complex happened via the school newspaper. Rent prices would be reasonable here if everything were in decent working order, but its not. Management had made everything our problem as lessees. We know our rights. Under California law, as underscored by our lease, we are entitled to working hot water. Apartment management is supposed to be given a reasonable amount of time to deal with maintenance issues. Its been 4.5 months. As far as Im concerned, weve been the victims of false advertisement and negligent management. Would not recommend to anyone. Avoid living here if you can help it.

After living here for just over a month I am truly happy with my decision.The manger is awesome, very polite and always willing to help. The maintenance guy is quick to respond. The new renovations make Sharps and Flats look amazing!!

Sharps and Flats is a nice place to live in! I have had zero problems contacting management and repairs happen fast with a response within two days. If youre unsure about anything the staff in the office are more than happy to answer any questions. I wouldnt recommend contacting through email; it seems to not be checked on a regular basis. With all the new renovations the place looks amazing and is pleasant to come back to what I call my home at the moment.

We chose Allegre because we were told we would have all new carpet, paint, and appliances. We moved in back in September and have had the longest list of problems living here. No new appliances and it is now January. They had not finished painting (and still havent). They basically were halfway done with the remodel when we moved in. Lights hanging from the ceiling, broken mirrors, unpainted walls. And we continue to pay more than the rest of the complex because it was supposed to be brand new (by more then a couple hundred $$) for our unfinished apartment. Maintenance has been less than helpful and no matter how many maintenance requests you place they dont necessarily ever finish a job. The best part is the lack of trash pickup, basically like living in a dump, trash overflows the parking lot regularly. This has been a terrible experience. I strongly advise picking a different overpriced Davis complex!

Sharps and Flats is perfect for me! I decided to re-lease here for the second year, and still no complaints! If I need something, Emily and staff help me right away. My parents came in with me my first year I leased, and she made the biggest effort to communicate with them even though they primarily speak Spanish...thought that was super welcoming!

I have been a resident of Davis for about 7 years now. Over those years Ive lived in various apartments and Sharps and Flats has been the best place I have ever lived in. The managing staff goes above and beyond to make sure you feel at home. The Complex is very well maintained and the meintenece team is one of the best in town. The amenities are above and beyond. Take it from a long time resident, you can have your cake and eat it too at Sharps and Flats!!Cesar

I really like sharps and flats. The apartment is very nice. The only thing Im not satisfied is that we can only use the printer during office hour. However, I was not at home during most officer hours. So sad.

I dont recommend Sharps & Flats, Ive been here 2 years and management is ALWAYS closing their office early without telling residents. And when the office is closed, the study room is closed too. They sometimes close the entrances to the pool and exercise room without telling residents either. They also dont provide any food or extended study room hours during finals week like almost every other apartment complex I know of; Sharps & Flats only have a coffee machine and popcorn machine, which, half the time, is empty. Halfway through the year, they decided to require paid parking permits, and visitor parking now needs a pass, which is only available during their limited office hours. Its little things like this that make the management seem unwelcoming. Other than that, living here has been decent and maintenance requests are answered timely. The apartments are spacious too. However, there are cheaper apartments in North Davis.

I hate this complex the managment is racists unfair and rude. She calls the police all the time for no reason and bikes are stolen constantly from this location. I never came across anybody with such a chip on their sholder. I never did anything to have the police called on me so I think you better check your video tape. I did see a couple people sleeping in the lobby which was acceptable Im sure. Sorry that you cant put the blame on me. I can review any place at any time how ever I like and sorry I do not vandalize anywhere I go.Slander is against the law as you may know.

During my four years as an undergrad student at Davis, I’ve lived in many apartment complexes however Sharps and Flats has been the WORST.I lived in the south side of the complex, closest to the bike trail. The apartment complex nearby called Pacifico Student Cooperative Housing are not occupied by students but what looks like low-income housing. I have nothing against low income individual, I myself have lived in complexes similar to those back home. However, this one is something else. Residents are constantly yelling, cussing, breaking things. The police, ambulance, fire department are usually there once a week (I’m NOT joking). As a student with a small dog, I was terrified of walking my dog after dark. However, what made me realize that Sharps and Flats does not care about their resident is that someone actually DIED in those apartment complexes (Pacifico) and management didn’t inform their residents, not even as a warning. They care more about having tenants and receiving money than about their resident’s safety. Thank God nothing ever happened.Another reason why you should reconsider living here, especially if you have a furry friend is that my dog was attacked by a Pitbull that was owned by someone who lives in Sharps and Flats. The lease physically states no Pitbulls. However, when I told the complex management they tried to evict me because I supposedly didn’t have a pet added to my contract, which I did. Eventually, they told me “if this incident happens again to let them know”. So basically, if my dog got bitten again, MAYBE then they would do something. My lease ended a month after this, so I decided it was best to just let it go even though I wanted to press charges.This place sincerely has no respect for their residents. It’s sad that you have to fear for your safety, especially in a place like Davis.Also note, that they plan to change their name to “Octave”.

At the moment, the group they are apart of is taking over the apartment complex across the street (Alegre becoming Octave or something like that) so they are super busy and not very well organized. Maintenance is slow and they probably will not get to any non emergency problems til next year. Overall, 3 stars because they expect us to pay for parking if we have more than 2 cars and I live in an apartment with 5 other people. Also, my friend got mugged on the premises and my other friend got their bike lock cut and their bike was stolen outside their apartment and the management does not have any security cameras around the premises so youre on your own if anything bad happens.

It sucks!Last year resident, even couldn’t rest from the affairs after moving out half year: lost deposit check and the office refuse to help, ask three leasing office workers the same question but received different answers...
