Too expensive for what it is. We pay $1950 for a 2 bedroom 1 bathroom super small apartment plus utilities. This is a calm neighborhood, apartments are small but open concept which is nice and I like that the bedroom walls are not shared. The kitchen is comfortable, but has super outdated appliances and are not energy efficient. I thought it was nice having a washer and dryer unit but they are so outdated that they take a very long time for one cycle. The dryer barely dries my clothes, it doesn’t work well, I can’t use it. My electricity bill is really high and I’m barely home, we get like a $160 electricity bill for each month without even having the AC or heater on. They charge an extra $100 for trash and water, too expensive. It ends up being like $2050/month. I thought that the apartment was recently renovated but it was very poorly done, like, they painted the stove and the bathtub with regular white paint which obviously came off after the first use, there were holes in a door, scratched floors. The thing I like about this place is that is a calm neighborhood and that there is a bus stop nearby. Another thing it’s good is the service, if you have a problem or need to fix anything, the administration answers relatively fast, like in less than 3 days. But the rent is too expensive for what they offer. I don’t think I’ll stay if they don’t lower the rent, there are new apartment places opening soon in Davis that are cheaper, and newer.
I have lived there for 1 year it is so expensive 1950$ not included anything even wife! Location is not bad. Bus Station you have to cross the street. Maintenance is good. However, with this price, you can have a great apartment. There is no office. Their work stuff is not good. There are no room students that has a computer and printer like every complex. Unfortunately, I have to live there because I come to Davis very late and the good apartment has gone!
I loved the scenery and layout of the whole property and found the amenities that come with the apartment to be super convenient! Stepping right in through the front door I was already able to imagine living there with the help of the office staff and their suggestions since I will be working remotely. The overall feel for making it my new home was definitely cozy, comfortable & calm. Can’t wait to sign the papers!
I enjoy living here. It is a good place if you are looking for some quiet in your neighborhood. I love the natural light and the kitchen countertops. Plus you get a washer and dryer!
I lived in this apartment complex for 2 years before new management took over in 2017. After the transition, the new management put financial and psychological pressure on the previous residents and forced many of them out of their apartments in order to make surface-level changes to the complex and hike the rent up by $500 a month. I do not begrudge them the right to remain competitive in the Davis rental market.What I do condemn is the way in which they continuously showed blatant disregard for the residents they were forcing to leave. They had a work crew in and out of my apartment for the entire month of July. The entire fiasco ended up costing me the equivalent of $250 in lost apartment access and electricity costs (the crew needed to have the apartment door open and plug in power tools). I couldnt use my shower for two days. They compensated me $50.Though the new management replaced the cabinets, floors, appliances (in some units), built little fences, added a fitness room, and painted the outside of the apartments green, they made these changes at the expense of other more pressing concerns. I know from a member of the crew working in my apartment, that a few of the units have rodent problems.I urge you, if you have another choice for housing in Davis, please do not move in to Cottages on Fifth. The management has no incentive to care about the well being of their residents, and they will try to take as much of your money as they can. These apartments may look attractive, but they are not worth the price that the management is asking.I now live in a complex I enjoy much more. The management is responsive, kind, and welcoming. The apartments are well built and well kept. I pay roughly the same amount. It is possible to find a better home in Davis. Please do not give Cottages on Fifth your money.
Went and got a tour of the place before applying for a 2 bedroom and it is definitely a step up with the amazing amenities that are included in unit! Excited to use the washer and dryer in unit and make use of the central air and heating system since right now I live in a unit with a wall heater/ac.

I am hoping to attend UC Davis and was searching for apartments in the area, I toured cottages on 5th and absolutely fell in love with the landscaping and beautiful apartments. A quaint escape and open area compared to a lot of the other stuffy and unfriendly apartments I have toured in the Davis area. The apartments finishes are great and super close to downtown. I toured with Jordan and she was so sweet and accommodating.

Did not enjoy my stay here and would not recommend. Yes it’s cheaper than a lot of apartments (because it’s so far from campus) but you get what you pay for.-Bug infested: literally saw atleast one bug in the unit either every day or every other day for the entire year I stayed here-management is terrible: she never answers the phone, the office wasn’t open when it was supossed to be and she only gave back $160 out of $1000 deposit-sudden WiFi shut down: in a college town this is unacceptable. Went without WiFi for a week without any alternative (no Ethernet cable or even a notice to tenets regarding the issue)-was being overcharged $50 a month for pge because of the old appliances (we found out after we qualified for a free inspection through pge)
Have been waiting for a refund check for a whole year from this place. And still haven’t gotten it. Don’t let them punk you.
