See photos: termites everywhere… I just moved in one week. Termites are flying in my bedroom. On walls, on floors, on desks and on my bed. waited for SEVEN Days, no one take care of this. Yes, we requested for more than one week. But leasing office said they could not contact the pest control and just leave our furnitures to be bitten by termites for one week. Ridiculous…The manager Johnsomething even threaten that it’s us who bring the termites here. Decided to move out of this ridiculous building !!

For the price you pay, I’d expect better. The apartments are overpriced especially for the area that the apartments are located. Management isn’t that great, and faces have changed since moving in last year. Packages are just thrown around and sometimes misplaced/stolen. The outside space isn’t all that clean. In all, there are better apartments in the area so do some research and go elsewhere. You’d get more bang for your buck if you do private rentals or just buy your own multi unit home and turn it into a rental (cut your living expenses by investing/house hacking)!

Before we moved here we were super excited at the prospect of luxury apartments. The excitement quickly dwindled after living here for 3 days . We were obviously expecting a safe place to live . After just 3 days we have witnessed 3 shoot outs within 45 yards of our apt . Next to the little corner store . Please do your research folks before moving in here, we just moved here just three days ago and we are thinking about breaking our lease because we feel unsafe .

Who would you invite to inspect the apartment status before a new tenant moving in? Well, I guess its the ant-man, otherwise there wouldnt be his friends here to guard the bedroom, it reminds me the experience living in amazon with Diana Prince.For future customers,WATCH OUT! I’ve been living here since last July and it’s been great up until around January. A lot of the residents don’t respect the place and leave trash, beer bottles, and dog poop in the common areas. Also, my unit faces the pool and people are constantly blasting music and yelling. On a weekday afternoon, it feels like I’m living at a spring break Vegas pool resort. That’s great for vacation but not for everyday living (especially while working from home).

Management is poor. Found termites in the apartment, full of the wall, tables, lamps...Its everywhere. Called them for more than a week and the pest control hasnt come yet. Their attitude is so poor, just said not sure when pest control will come and hangup.

Moved here in October and I’ve loved it. The apartment is so clean and spacious. Maintenance never takes longer than a day to fulfill my requests. Katherine is the best she’s always willing to help and Jerry is so attentive and knows everyone by name. Definitely love living here!

Enjoyed my time here. Jerry, Alexis and the rest of the staff are great. Great amenities and nice apartments - would definitely recommend.

This morning, just because, the staff was outside handing out chick fil a chicken biscuits and water bottles for breakfast. Every one of them had a smile and were so friendly and upbeat. The lady who handed me mine could see my hands were full and even offered to place the breakfast into my bag for me!! They were all masked and gloved and took precautions to keep me safe, but still showed kindness and happy spirits! I immediately called my sister to tell her how excited I was and can’t help but thank Modera for making my day! Thanks for all you guys do and for being so gosh darn friendly! Definitely made me want to pay it forward in hopes to keep the good vibes flowing!

Modera Hall Street is a great place to live! I enjoyed working with Jerry and Katherine during my move-in process a few months ago, and both were very upbeat, professional, and provided attentive service. The units themselves are exquisite and exceeded my expectation for the affordable price! High ceilings, luxury finishes, built-in Bluetooth speakers, and functional layout!The amenities are lovely and modern, and the apartment complex has made purposeful accommodations during this pandemic. Theres also a very secure parking garage with plenty of availability and assigned spaces upon request. This is a prime location to live, being only minutes away from the action in Uptown and Deep Ellum! I highly recommend these apartments!

Love the area, the community and my apartment home. Its so spacious, the maintenance team is superb and friendly. Love walking with my family to the park thats less then 5 minutes away in Uptown and to our fav brunch spot in Downtown, its great.

The amenities are super nice and the units are designed well. It truly feels like a luxury complex with the finish out. The staff are very friendly and helpful. I love that it’s only 2 minutes fromUptown and Cityplace. You can’t find an apartment as nice or affordable as Modera in that area.

First off, I just want to say everything about the Modera is amazing. Downtown views, luxury finishes, enclosed hallways, and a secure parking garage. We currently live at Olympus at Ross, and wish we leased here. We have decided on a different part of Dallas to move to, which is the ONLY reason why we did not chose Modera for our next home. Jerry is absolutely phenomenal, and made me love the community even more. Next time we’re in the market for our next home, I am absolutely looking at the Modera once more. If you want to live near downtown, uptown, and East Dallas, this is the best place! The other apartment communities nearby are good, but the Modera is the definition of Luxury and safety. It may cost *slightly* more than the neighboring communities, but your extra security is worth every single penny. Thank you Jerry for genuinely caring about your residents and remembering everyone. He genuinely makes it feel like you’ve known him for years, and goes above and beyond.

About a month ago, my brother and I were touring different apartments in the east Dallas area and we were extremely pleased with the services provided by this particular property. I meant to write a review earlier but I never got the chance to, and I was in the area this past weekend so I made myself a little reminder to write a review. The leasing consultant that assisted us was amazing. I believe his name is Jerry, and he did a superb job on showing us the property, informing us on the area, and giving us the breakdown for before and after the move in. I work in property management, and I’ve experienced some amazing people in this business but I have never encountered someone quite like this gentleman. Jerry definitely exceeded all expectations and is a prime example of what great customer service is. He set the standard for all the other properties we were scheduled to visit that day and my brother and I realized at the end of the day that none of them could even compare to the experience we had at Modera Hall Street. At first, my brother wanted to lease right then and there just because we had such a great experience with Jerry, but of course me being in this business, I am well aware that we are to explore all of our options. No, my brother did not lease with Modera Hall Street because of unexpected circumstances, but there is no doubt in my mind that we will be back in the future. And we definitely will continue to refer our friends and family to this property.Jerry for President!

We recently renewed our lease at Modera Hall St for another 12+ months. After living here for over a year both of us enjoy our new home after downsizing from a 3 story condo. The size and layout of our unit allowed us to move without having to sacrifice too much in terms of space.I work from home the majority of the time and find its a very quiet and peaceful during the days. We both have liked having a pool after so many years without so our summers are enjoyable living here. The facility is kept clean and the maintenance staff is some of the best I have worked with. Always responding to any requests promptly.The office staff is always will to help if questions or issues arise. Jerry has been especially helpful ever since we first took our tour back in April 2018.

I recently went and toured with my friend and there is not enough positive feedback that I can provide regarding the leasing staff. The apartment and community amenities are great--but Tyler was truly what made my decision so easy. She took her time showing us every detail and answering all of our questions. I highly recommend setting up an appointment with her. Cant wait to live here!

My partner and I have lived here for a few months, now, and the process from visiting apartments, to signing the lease, and moving in was quick and easy. All staff is so friendly and so accommodating. Antonio, specifically, has gone above and beyond with answering any and all questions, correcting any minor billing issues, and even checking in with us periodically to see how things are going. We are people who work a ton and like to come home to peace and quiet, and we found just that at Modera. I recommend it for the gym, apartment finishes, and amenities, alone.

Very unprofessional leasing personnel. In his words, ‘I was being argumentative’ because I requested to see a different floor plan that is restricted for viewing due to the current Covid situation. My request was to view the floor plan either through video or pictures and not necessarily enter the unit physically.And just for reference, amenities such as conference room is closed due to Covid but the swimming pool was open; and about 50 persons were there having a pool party.Future residents should be treated with respect because it’s the first point of contact with the community.

I have been here for about 8 months now and this is by far the best apartment I’ve lived in. Jerry was very helpful and made the transition quite easy, and he still continues to offer his assistance whenever I need it. This units are brand new, have great layout options and amenities. It is an awesome place to live

Walked down the street just to stop in and check it out, loved the place. Jerry was awesome, and now I find myself filling an application out that same evening. Have been living here for five months and have had no serious issues. Maintenance are super helpful and come within a day for whatever issue. Leasing agents are also helpful and helped to find my roommate and I the right apartment for the right price. Jerry was my particular leasing agent and he was extremely helpful along the whole process, highly recommend this amazing place!

I’ve been living at Modera for almost two months and I i must say thus far it has been a positive experience. The front office staff is very helpful and they do make it a point to know you by name. The gym facility is well equipped and the pool area is really nice. I like that the building is really secure so you feel safe living here. Only complaint I have is that the hallways are constantly dirty as well as the stairwell area. For as much as rent is here I expect to not see the same trash or spill in the same spot a week later. If the cleanliness were to improve I would give this place five stars. The apartments are close to all of the “happening” areas so that makes living here enjoyable and it gives you that downtown vibe, with more space and slightly less of a cost!

This is the 4th apartment complex I have lived at in Dallas and each one was worse than the last until I found Modera! They have the friendliest staff I have EVER met, anything I need help with I text Jerry and he responds right away with an answer. The amenities are great, the location is great, the maintenance staff help out right away, its been an amazing experience. Cant wait to stay here another year!

Regular package thefts and car break ins, building and building materials are not up to par, but rest assured they’ll get you as a resident to foot the bill... just wait til you get your move out statement lol. Quite the racket you’ve got going on Modera

I’m new to Dallas after moving from out of state I spent literally days trying to find a place until I came into Modera Hall Street. I had two other locations that were going to get my business until I walked into the doors here. The units are exactly what people are looking for when it comes to new and quality. The staff is very very helpful and welcoming! They made my move from 10 plus hours away into this new city an easy transition. The staff did whatever they could to make me happy which goes along way with me. If you want something in a good location, high quality of living, and a great staff this is the place for you!

I was looking for a new apartment and Jerry Brooks was my leasing agent and did a superb job! Had great attention to detail and making sure we had all the information we needed. I looked at another half dozen or so places in the area and Jerry was by far the best leasing agent I encountered.

I’ve been living at Modera for a few months now and I have nothing but good things to say about this place. From day one, I was greeted by incredible staff. Michael was my leasing agent and made this experience a breeze. He answered all my questions fully and precisely, picked up the phone on the first ring, and responded to emails within the hour. I place a lot of weight on management, and I have yet to be disappointed. Tyler was fantastic during move-in. She is an incredible problem solver and is always ready to help. Any time I go to the office, someone greets me as soon as I walk in and offers help immediately. As for maintenance: I had a little AC problem once - Colton and the team were timely and efficient in fixing it. I see them on the grounds every single day improving the residents’ experiences. The gym is great, safety is reliable, building materials are excellent, location is perfect (close to everything), and the community is unmatched. Would definitely recommend!!

Lived here for 4 months so far. Seems like a great place to live until you move-in. The area is obnoxious and very loud, they do not have proper security and have had break-ins within their own garage. The management doesn’t care about you once you sign the lease, and they continuously let you down time and time again. Do not by any means live in this complex, it’s overpriced for what you are getting and you will not find your forever home here. Trust me!

I want to shout out for the whole Modera service team. They work So hard to keep up with everything nicely.They are so busy all the time but they always positive and warm to everyone who needs help. They are truly amazing and I love living here!

I am a former resident of Modera. I had a great experience living here with my gf. We had to downsize from our two bedroom to one bedroom because she is doing residency out of Dallas. But Jerry is a great staff and has always taken care of us. Now moving into a new studio apartment, it really shows how great living at modera was and how the staff treated us. I am running into several issues with the new apartment and inconvenient fees like package delivery and valet trash. Anyways, the gym is really nice and the location is convenient to many places. Jerry you the man!

The service at this community is incredible. The staff took time to walk through multiple units to find the right one for me. The amenities at this complex are beyond what I have ever seen at an apartment complex. The gym is well stocked with equipment. The pool is massive with plenty of lounging space, fire pits, grills, etc.

The touring experience was amazing with Jerry. He didn’t feed any bs and answered all of our questions without the run about. I highly recommend this property due to the overall beautiful community and amazing staff. Move in next week.

My roommate and I have only been living here a month and a half and we’re already extremely unhappy with the customer service here. If anything goes wrong they’re horrible about getting things taken care of. Our AC has not been working right since we moved in and it’s still not fixed they claimed they know what’s wrong but haven’t even been to our apartment to check it out and hear from us. ALSO we signed a contract to get a month free of rent and they messed that up and are refusing to pay the month even though it is a legally binding contract. They prided themselves on having the best service in the industry when we decided to move in and we’re so excited to only to be extremely let down.Update: they fixed it after all! we appreciate the manager but the process could have been handled better.

Jerry and Tyler are the greatest. Now, we have Tony added to the team! I have live here 4 months. This place is so pretty and well kept. The maintenance team is really cool and so nice. They have backgrounds in construction, so they really know how things are built. Thank you Colton and Mickey. Thank you to the girl that keep this place so nice. I feel so good living here. I love the interior of my apartment. Honestly, my bathroom is the nicest one out of most of the apartments in Dallas. It was worth the hassle of moving. My brother is an architect and home builder in Dallas and the some of interiors look like something he would design. it has a hotel feel and the pool area looks like a resort. Plenty of chairs and tables surrounding the pool area. You can tell this community was planned well. The water fountains and glass fire pit are aesthetically pleasing. You will not regret moving here.

My mom and I visited earlier in the day to tour with Tyler and was given such an awesome, informative, and individualized experience. I then brought my dad back to see the place, and Jerry provided us with the same fun, personable interaction. They care about YOU and it is so evident. This complex is the whole package!!! Been here for 6 months.Pros: gym is incredible, gas grill, hammock and the good kinds, two resident offices, pool is very cool and big, staff is friendly, apartment itself is very nice, table tennis, connect four, and pool table. Which makes this place just amazing I do truly love it here. Below the cons is just me being transparent and it’s not fair to the staff because they are awesome but it needs to be mentioned.Cons: If you have a dog be aware, across the street you have section 8 housing which makes is not to safe.Gates to enter this Building are open 24/7 (both gates) and Modera excuse will be that they have made appointment to repair the gate etc. but they do not take initive to actually hire a security guard for the mean time.

By far the best apt complex I have lived in. The location is equally as great as the amenities Modera has. Some days I do not fill like going out but I do not want to get cabin fever. No problem here, there is a place to play pool, jenga, ping pong, shuffle, swim, lounge, work out (great gym by the way) and more.My leasing agent was Jerry. And like everyone has said on previous comments is awesome at what he does. You can tell Jerry loves what he does and its not just a job or we are not just their residents. I was thoroughly impressed when Jerry knew the residents by their name! During my stay at Modera, Jerry has made this an awesome experience. He has been a great listener, takes initiative, address issues in a timely manner, transparency, extremely funny, and what got me sold was him being very relatable. Just moved here and Im so happy with my decision to live at the Modera Hall Street Apartments. Besides the absolutely beautiful apartments and great amenities the customer service is unreal!!!! Ive had the opportunity to work with Jerry, Tyler, and Michael. All so friendly and will drop what theyre doing to help you with anything you need. I wasnt able to be at the apartment when my furniture was delivered and they were more then happy to help me and let them in for me. The culture of this community feels like one big family. 5 stars doesnt even do this place justice!!!

So far Ive had nothing but great experiences at the Modera. The staff has been great and accommodating, especially Jerry. We visited family at the property back in Aug 18 and fell in love with the community and staff. We returned in October for a tour and Jerry remembered us by name and answered all of our questions during the tour. The staff takes ownership and responsibility for helping the residents, as we have seen through our visits. We have officially signed our lease and are excited to be new residents. Jerry will make sure you are taken care of if you are looking for a new home.

Living at Modera has definitely been the best experience. The staff has always been very attentive and super helpful with anything that’s popped up. From managers to Maintance to the people down at the leasing office who honestly make you feel very welcomed. I’ve lived in a few other places and nothing compares to living here. The amenities are super nice and what’s also good about living here is that not anybody can get into the building which was a big thing for me (security). I recently upgraded to a bigger apartment (keep in mind I looked at about 8 other places and everything was either not as nice looking and super high priced or just horrible service) but thanks to Jerry who was super helpful I found my 2 bedroom here at Modera... hope my review helps anybody who’s looking for a new place to live in and picks modera! :)

I have nothing but good things to say about Modera. The amenities are top notch, and well-kept. The Fitness Center is important to me and it is easily the best apartment gym out of the multiple apartments I considered moving into. The sense of community and the cheerful attitude that comes with that is alive and well. I would contribute that to the staff, specifically Jerry, Tyler, and Tony who work hard to make sure the needs of the residents are met in a timely manner and cary themselves with the upmost professionalism.The maintenance team, Micky and Colton, also deserve recognition. They also conduct their business in a timely manner and professionalism.I couldnt ask for a better environment for apartment living.

On June 1 I was forced to return to NC for a month due to a family illness. This was unexpected and due to the CoVid issues with which we are still dealing, I had multiple packages en route when I had to leave. I spoke with Alexis to get approval and then Jerry to make him aware of the situation. He collected every package that arrived and was nice enough to ensure they made it into my apartment. This isnt the first time Jerry has helped when I was forced to leave town suddenly. He is helpful, kind and goes out of his way to make sure we as residents are happy and have a great experience while living at Modera Hall Street. Thank you to Jerry and the Mgmt staff for ensuring I didnt have to worry about things in Dallas while I was taking care of things in NC.

Modera Hall Street was the first apartment complex my husband and I toured after we decided to move this summer. We looked at a TON of other places in the area, and ended up right back where we started. Jerry, our leasing agent, was absolutely phenomenal. Looking back, weve decided that he was what set Modera Hall apart the most.There were a lot of places that offered beautiful apartment designs and high-quality amenities (though the gym here is BY FAR better than anything else we looked at). The differentiator was the quick, very open and frank communication from Jerry. The attention to detail, the honest answering of every single question, the very clear expectations of what units offered a rent promo, what didnt, and what that was going to look like in the coming months. Our move-in and his help/communication during that process was seamless. Post-move-in, the complex has only improved. The service has remained consistent and prompt.We chose the A10 - A large one bedroom with a den. The den we use as an office since we work from home most of the time - this was another differentiator between Modera and other complexes. The Sky-lounge and conference room has proven useful for business meetings and has a very luxe-feel.Anytime weve ever had a maintenance request inside or outside our home, its been handled quickly and correctly - HUGE shout-out to Colton and Mickey (Who actually lent my husband a boot to wear prior to his foot surgery. We love you, Mickey!) Jerry and Tyler have been friendly, honest, responsive, and accommodating. I look forward to checking the mail and seeing them, as cheesy as that might be. The Mixers and Yappy Hours are something else we didnt expect but love, as we came from a building with a strong sense of community. We knew we would lose that at a larger complex but the Mixers have proven to make up for it and we have friends in the building now.In short, we love living here. We travel a ton, to really awesome places... Never fails, it always feels amazing coming home.UPDATE: If you made it this far, youre a trooper! :) We broke our lease and moved out about 3 months ago to purchase a home and property that was just too great to pass up, but was also unexpected. There was a lot of money to come up with in a small amount of time. Reletting and concession fees, etc all came up for us immediately after forking over our every penny for the down payment... and Jonathan was extremely helpful through all of it. The situation was frustrating in so many ways but Alexis helped us with a payment plan for the resulting move-out costs, as opposed to sending the charges to collections! Despite having this beautiful home now, we seriously miss living at Modera. The GYM, the community, the gorgeous white cabinets and modern feel, Jerry and Mickey and Tyler.

Although I ultimately was not able to lease here due to logistical reasons, the customer service was unparalleled from the moment I walked in to take a tour until the moment I requested to cancel my application for residency.

When I arrived at the complex, I was turned off by the sketchy neghborhood and store on Munger. I almost didnt even walk in, but I am glad I did. Jerry made all of my concerns go away. The units were amazing. These apartments would be worth close to 1700 a month in uptown and you are less than a mile from Mckinney ave. There is going to be a dog lounge that has flat screens and is an indoor hangout for neighbors and their dogs. So cool! Jerry told me that he had his conerns about the neighborhood, but he doesnt play any games. This staff will handle it. I filled out an application that day and I am so excited to move in. The pool is amazing and although the complex is not complete, you can tell the quality and effort put i to this complex. Thank you Jerry for hooking it up!

This is the worst waste of money and time ever! We reserved the elevators to move out and they do not work and there’s a car parked on our spot that we reserved to move out! Do not move here! I cannot emphasize this enough!!!
