The staff here are the rudest, you will ever see. I came here as a guest for a couple of days. I had an issue with an Amazon order of mine. The Amazon guys placed it inside the locker room. But since my name was not in the system, I couldnt open it. The owner couldnt also open it because the Amazon guys placed it inside the locker under my name. When I spoke with people in the office they were VERY VERY VERY RUDE and were talking as if it was my mistake placing the order and were not at all bothered to help me find out a solution. Infact she suggested me not to place any orders while staying here and to forget about my package, which was really gross. Honestly, I didnt know about this locker system and all(seriously who knows). I thought it will be placed in front of my door like every other place. Because I am not a resident or whatever, they were not at all bothered with my concern and were even VERY VERY VERY rude. You need to treat people with respect and be polite which these guys seriously lack.

Office staff is very rude. I called to get insight on the amenities that I am paying for (also which they are advertising) the basketball courts. Property has two courts but both are closed due to “maintenance”for about 2 weeks now. There are people playing everyday on the same court racket ball, soccer. I was informed that it’s open to play on however not open to play basketball 🤔. I will like to speak to someone who does have answers since the office staff is unaware of what’s going on.Update 2 more weeks have passed and the court is still under “maintenance”. If these apartment amenities catch your eyes keep looking because they don’t have all of them open that they offer.

Horrible maintenance & office staff. These crooks will get your security deposit regardless. No damage, clean apt, but final bill shows 2 months of water & other nonsense charges & I asked them for proof, nothing!!!! This is against the law! I will see them in court, after last final attempt. NEVER MOVE HERE. Management Services who owns them, located in Santa Ana & locally, needs to look into The Estates on Frankford Management!!! Horrible experience!!!

Great Community, with an excellent service. The apartments are relatively small compared to 7421 on frankford but the designing and maintenance is absolutely outstanding. Greenery all around a pleasant place to stay.

Everything is good except the moveout. The deposit amount is well adjusted with all the cleaning charges imposed on move out even if the house is left perfectly clean and have already spent $100 on cleaning. This is something that should be corrected with the management process.

Amazing place to stay near UTD

Very good apartment complex for the money. Nice pool and sand volleyball court. Basketball and racquetball courts as well. Fantastic location. Easy to get anywhere in Dallas from here via Turnpike or Tollway.

I applied for the lease and my leasing agent Nallely she is so helpful and kind in nature. She explained each and everything she helped me out with the whole process... She is just awesome!!!

People in leasing office are very rude. They dont care at all about tenant and just make sure they get timely rent every month. Not at all welcoming and do not tell anything about move in process.

Every single thing about this extremely clean and beautiful complex is exceptional, including the professional staff. Yesenia in the office has been nothing less than perfection. She delivered everything that she promised during the initial visit and I am now a very happy tenet that just moved in. Thanks to all parties involved. Could not ask for a better experience during these crazy Covid times.

Nallely is PHENOMENAL! Im moving from out of state and unable to see the property beforehand. Nallely took the time to find us the best unit options and then walked us through different financial options. She called regularly with updates on the application status, and was quick to respond to my questions. Also very impressed with the organization of the complex so far. SCAM!! Please avoid this apartment if you dont want to get scammed. After moving out, they will charge you for carpet cleaning/replacing, no matter how clean it is. Or, in case you already hire carpet professional to clean it, they will still charge you. Unnecessary charge of $20 also added when move-out. This is unacceptable.

Stay and Experience:The apartment and the services are great. From being on boarded to my stay it has been a pleasant time.Final Statement Issue - In detail:I have no issues on that, but when it comes to claiming fees from us they are really particular about it. And when its the other way round, all that you will get is unresponsive emails, no answers to continuous calls and just a to and fro to things that lead you to nothing and dead ends. When we left the apartment complex, based on the final statement we had a said amount due which was to be sent back to us. We received no communication from them for almost 6 months and then they send a final statement where we realize we have a due amount which should be sent back to us. The check has never reached our new apartment and post the 60 days expiry of the check, we receive a final statement and we expect the check to reach us. When we follow up to know the USPS tracking number, no response and after almost 9 months of to and fro communications I had to reissue a check at my own cost for no fault of mine. Very bad financial management.Overall:I give the 2 star only for the stay that I had and the service that I received from them. The experience of retrieving my own money has been extremely dreadful reducing my ratings to only 2.

The apartment is good the facilities are good, but at the time of move out they will charge you around 700- 900$, that is like a fixed business. No matter how crystal clear you keep the apartment they will charge you that amount.

THE MANAGEMENT IS VERY UNPROFESSIONAL.My experience from entry until NOW has been absolutely wonderful. Nielley is a GOD sent, she is very professional and shows lots of compassion. All the ladies in the office are very courteous and professional, couldnt ask for greater people to have had my experience with. I cannot and repeat cannot say the same for management. I was threatened with a 3 day vacate notice off of $250 and this is not for rent .Now I understand and take full responsibility for the $250 in which was a repair charge. Ive been living at the estates for approximately 8 months now and I have paid my rent EARLY every month, there was never a need for payment arrangements or issues with payments on my behalf as a resident. With COVID and everything going on there should be more compassion and understanding especially from management. I had literally just dropped off my rent check the weekend prior. I get a call from Jessica on Monday from the office inquiring about my rent check and when I was going to pay the rest of the repair bill. I informed her that my rent check was dropped off EARLY and for the repairs I made an payment agreement as this is a rough time for everyone. She dared to ask if it could all be paid by the end of the month. No maam it cannot, everyone is having a tough time and she has no idea what Im going through. But to be threatened with a 3 day vacate notice when I know by law evictions have to be served and there is a process. After speaking with Jessica I did some research and with the pandemic going on right now, her threat was very distasteful.THIS experience here has definitely put a bad taste in my mouth for the estates. I would always read the reviews but never believed it because the ladies in the office were so professional and I never had any of the problems. NOW I see that it is management. I wouldve never expected to have such issues in this nice community.As I reiterate EVERYONE is having some kind of struggle during this time of COVID but to threaten me with a 3 day vacate AND to return my rent check that was a little under 2 grand was just NOT the way to go. She said they told her she would have to return my rent payment. IF that is the case please inform me so that I can move out immediately. I have already made arrangements with her for the repairs, but to be bullied with a vacate notice is just not right. Compassion and understanding goes a long way.Respectfully,Olivia Smith

The Tow Truck company’s manager Rickey has aggravated Robbery Charges and compensates property managers to tow cars off the property. This is definitely a concern for all residents. I would give zero stars if I could!!!

The office staff has changed and now are Polite, not like before. The maintenance staff are great, Kevin and his team do take care of work orders, my initial view on this place was 1 Star when I signed a year ago, now I can’t complain. Good work - from Billy High

I was resident for almost 4 year to this community and i returned all the keys and everything but when i got the settlement amount form the manager office.i see there are key charges included and unnecessary damage charges applied.i paid the full lease breake amount and return the house nice and clean still being a lot charges.i am really disappointed staying 4 years.when are you moving out please make sure that. Make some videos or take pictures for proof so you can tell really you returned everything.very very disappointing.

We lived there for almost 4 years, and were happy. The maintenance guys are wonderful, Tino and Joe; always cheerful, arrived as soon as we called, and played with our dogs. The kitchen was tiny but the pantry large. The property is well maintained and the landscaping is well kept. We hated to leave.

Apartments themselves were nice enough. Gates were always broken. We got our mail stolen twice. There were always people walking around outside & talking on the phone loudly... even at 11pm.My upstairs neighbor was always loud (using power tools all night long) & I once called the office to complain. The office told my neighbor that I was complaining & he came downstairs and pounded on my door until I opened it. I felt very unsafe & couldn’t believe they told him it was me. The upstairs neighbor also flooded their apartment twice, which of course flooded our apartment. I had to call multiple times before maintenance came out to clean up the mold it caused. They painted over part of it & it dried looking the exact same.Upon move out, they charged us for access cards but we didn’t even know they had access gates. Anyways, don’t expect to get your deposit & plan on owing them money even if you give proper notice.

I loved living here. The office staff and maintenance crew are so very kind and do all they can to assist you. The grounds are clean and quiet. The apartments are very pretty and remodeled. The grounds are very secure with security gates that actually work all the time. Neighbors are friendly. Moving out was easy. It was all around a great experience. : )

So Ive NEVER lived here and NEVER applied to live here but somehow back in 2015 I have an eviction notice on my record !?!?!! Im so glad I checked otherwise I would have never known. Even though it was dismissed it still is on my record which may prevent me from moving forward on any rentals in the future. Judging by other reviews this property already has issues. Be careful and check your records !!

This apartment has got to be one the worst complex when it comes to cheating tenants out of their hard earned cash! When you are moving out they will try to find all kind of perceived damages to charge to your account. I least an apartment there and left the apartment in excellent condition and was hit with all kind of ancillary charges and expenses. The best bet is to take pictures before and after you move in/out and to bring to their attention of however minute or insignificant the damage might appear. They are going to charge you for it after you have left. The Accounts Resolution person Sarah is one of the rudest and most unprofessional person who will encounter. She does not know how to communicate with residents. The apartments are OK and some of the staff are professional in your interaction with them but remember there is a price to pay when you leave. Think before you lease at this property because you are going to regret your decision to live there. Incidentally the rating system does not work. I gave the review 1 star * and then posted the review and it said I gave a 4 &1/2 rating. Its pointless !!!!!

A bunch of scam artists..

My friend was moving into the apartment complex. They have upgraded it with granite countertops n better flooring.The staff at the front office were vet helpful.

The apartments are pretty but if you look closely there are many shortcuts taken when they ready the home for a new tenant. I moved in June and found hair painted into the walls, cat hair on the ceiling and cabinets, and cat hair in the dishwasher! They are good about getting the service requests done but have little respect when inside your space. i regularly find dirty hand prints on my doors and walls when they fix something.Also, any chance they get, they WILL charge you a fee. Any fee. And they will charge daily without even giving you a call. You just log in one day to find extra charges that have been accruing for days. Or you get a notice on your day like 25 days after the charges have been adding up.I havent moved out (most definitely will) but I hear they over charge like crazy when a tenant moves. Charging for every little thing they can, I believe this will be the case because I see how they operate right now. Overall, two stars, maybe 3 on a good day...todays NOT a good day but this is an honest review.

I have a residence here, and have had for a few years. They have a nice dog park. Nice playground. Responsive maintenance. Quiet neighborhood. Nice pool. Fitness rooms. Gated community as well. Easy access to public transportation right outside the gates.

Never choose this apartment if you are a student and coming from India. They charge large amount of money (5,000$) at the time of leaving. This has happened with me and should not happen with any of student community.Please take my advise seriously and you will not regret.

🙄 WATCH OUT FOR FAKE REVIEWS FROM SO CALLED SATISFIED CUSTOMERS!!!Thanks to everyone that have email me about the class action lawsuit. Now take a look at these pics of rats in my apartment. The reason why Im suing these people is because they have caused me so many losses between the broken dishwasher then when they finally got a new one it caused a flood bcuz it was not installed properly. Additionally the mice and roaches ; I spent many sleeepless nights here. Then the roaches got into my food, coffee pot, toaster oven, can opener, waffle iron and my toaster.i ended up trashing these things They expect to be paid for fake damages while they do not care about how they cause harm to others. Look carefully & you will see me letting a rodent out of the patio doors.If you like roaches and having them rip you off for your deposit.This worst place in the world to rent!!! No matter what you do they will charge thousands for fake damages. I cleaned their place thoroughly and still got hit with over $3000 in damages. Additionally they start off pretending to be nice but they are horrible people that will force you to live with rodents and a multitude of roaches. Its so bad that Ive taken videos and pictures to present in court. If there is anyone out there that wants to join my crusade feel free to email me. See pics below.

I give it two stars just because of the staff. They are nice and friendly, and will always help you. Apartments are nice too, but be careful not to lease any apartment facing the road (President George Bush Turnpike or Frankford Rd). Sound isolation is poor, and you will need time until you get used to the noise (if so). I needed to leave because it was a little overpriced for the area. But definitely the work part is when you leave the apartment! They will charge you for every single detail that they find. I left the apartment in a much better condition when I move in. And be prepared, you will have to talk to a person called Sarah, or one of her staff, and they are SUPER rude! When you move out, dont worry about cleaning the apartment, they will charge you more than $100.00 just for cleaning (even you you hire the best crew on earth to clean eat!). So, forget about your deposit, you will never see it again!

Very very lazy office staffs. We wanted to move in to a new house within the same community. We selected the house a month back, but the office staffs never showed us the house yet. We went to apartment office multiple times but they asked us to come again every time. The management is not showing the apartment till move in date. They made me to wait for hours in office and asked me to come next day.We had the same issue in the current house. Within few days we moved in, Had lot of bed bug issue. They never responded properly when we made the complaint. We had to ask them multiple times. Sent multiple mails. Still they took three weeks to start the treatment.Due to my pregnancy, we thought it would be easy to move in the same community, but we had to face these issues. We are completely fed up with the community.... actually I wanna give 0 star ... but there No 0 star

It is a gated community but one of its gate is almost always open. So I do not see the use of being a gated community. Otherwise it is a nice and clean place to live

The Front Desk staff are very rude and unwelcoming. Sometimes your mail will get delivered to the front desk and every interaction Ive had while trying to retrieve my packages has been negative. They treat you like youre wasting their time, they give you an attitude. I dread going to the front desk for anything now because I feel like such a bother to them. Very unprofessional.

Best community to live in near UTD campus

On hot summer days they paint available apartments all day long. The toxic fumes go through the air vents and into all other apartments in that building. Its so strong that it will give you a headache and will only be able to smell the scent of toxic paint fumes. The fumes will not only affect you but your pets as well. You will be unable to open up windows because of the temperature is to unbearable outside. This complex could use safer paint but they dont care about anyones safety or health.

Great apartment complex, but very noisy in the morning 7AM-10AMI am still living here, and I like everything, but I have to give it 2 stars because of a big issue. In the early mornings, almost everyday of week, landscape maintenance workers start cutting the grass and mow the lawn. They start 7AM-8AM, and the sound of their equipment is so loud that you wake up immediately.I contacted the management to see what they can do. They told me we cannot do anything (screw you customer, basically) because in our contract with this lawn company, we are the first complex. This is unacceptable by any standard, and my sleep has been ruined for 7 months now.

I am not going to lie, I have had some issues at this complex. With that being said, Kristin and her staff have done everything in their power to correct and fix these issues. That all you can ask for, right? The staff here is very friendly. They listen and make you feel like your problem is priority #1, even if it isnt. Maintenance requests are taken care of in a prompt fashion, a lot of the time its the same day you put in the request. I do a lot of online shopping, they signed for every one of my packages and retrieved them from a locked, secured room. The location is great, several grocery stores, restaurants, etc within a mile radius. This is a honest review by an actual tenant moving out on 2-20-17 to be closer to work. Thank you Kristin and the rest of your staff.

Nice complex but very expensive. Also, management refused to pay for $1,500 of damage to my vehicle when the access gate closed on my van when it was HALF WAY THROUGH THE GATE. I am forced to file a lawsuit against them in order to get my vehicle repaired. Stay away from this complex!

The apartment are nice but people always speeding when driving in the complex. They have cameras on the gates to watch who comes in and out but they are a joke. The people that live under my apartment are noisy all day/night, yelling on the phone and eating in the hallway by stairs, slamming their front door constantly. The appointment complex loves to put remainders on everyones door about cleaning up their dog poop or they will be fined but yet dog poop is everywhere. The one noticed that they felt wasnt important was that someone vandalized the mail boxes and that it will take a few weeks to fix. In the meantime we have to go to the post office for our mail.

Great community neat clean and support staff is really helpful

Its a really good gated community to live in and also a secured place. People say they charge you a bit higher while you are leaving but I havent left yet so dont know about that aspect.

When i saw the ratings for this apartments, so many people told that they charge so much money while moving out, i thought it might not be the case for me. But, what comes true is even after cleaning the apartment as clean as when you get it, they charged me $900 as a move out bonus for them. I wish i could give a zero star for this apartments.

The only reason Im not giving this place 1 star is for the leasing agent who is training the new girl who saved the day. The rest of the staff is grossly unprofessional. I was greeted by a blonde who was visibly disturbed and seemed as if I was bothering her. The property manger or asst. was walking around barking orders with lays chips in her mouth. This raised a red flag as to whats to come it I would choose this as a place to call home. Take this review as an opportunity to improve customer service.

Great apartments and helpful staff at leasing office.

Don’t rent your apartment here, especially No. 17 building, because the whole building has severe German roaches problem and it is so severe that the pest control cannot solve it. How do I know? Because I live here! I have been lived here for 2 and half years now, the first year there was no pest problem, until one day the pest control came and said the leasing office asked to drill 2 holes on the wall to treat roaches. Then the nightmare started! The roaches in our apartment became more and more and we have to call pest control once in a while, every time after the treatment, the roaches became less and after 2 weeks they came back, it’s so gross that you see all kinds of sizes of roaches at your home! And it’s everywhere even in bedroom because they live in the wall and they will climb everywhere they can reach! NEVER RENT YOUR APARTMENT HERE. TRUST ME!!!

Never Lease at this apartment. There is no option to give negative review otherwise i would have given -5.They are thug.Never expect good maintenance at this Apartment.Staff is rude and no knowledge.When you vacate they will not return your security Deposit but handover a bill of about $2000 or may be more. Saying this is for maintenance and repair. This has happened with me and many other former residents. I know 3 of them personally.When I vacated the apartment, I asked the staff to inspect the apartment. They didnt inspect it and said it is ok. And told me my security deposit cheque will be mailed to my new address. But to my Surprise I received a bill of about $2000. Saying its for maintenance and repair. But there was nothing wrong with the apartment. They told me that things were missing like missing Garbage Bin, etc. But all of the things were there.They added a carpet change cost. But during 1.5 years of me living there I requested 2 times for carpet cleaning which was free of cost as mentioned in the lease but they didnt provided it. Now they charge for carpet replacement because it is too dirty.They said there was dust in our garage so they have to clean the dust so $300. Amazing so dust is my problem. Dirt do come with car tires, shoes and air. And who charges $300 to vacuum a small room.After that they will threat you to pay the amount else they will put it in your credit history, and will file law suit.Never lease this apartment.

Just about to sign a lease with these people and already being treated rudely by staff because I didnt understand the lease agreement because I was quoted one thing and the lease was written for something else. I didnt know that the trash was X amount of $ added to the monthly bill because it was so busy when I agreed to do a look and sign...I was so excited to move in here, now Ive gotten my bubble burst and Im sad and leary... I hate this feeling because this was a new start for me.

Gated community but the gates are open most of the time. So the purpose of being gated is defeated. Most if the houses have roaches too.

Went in to inquire about leasing an apartment and the person working was too busy. She handed me a brochure and was very impatient while I asked questions. She did not ask for any of my information and did not offer to show me around. As soon as I stood up to leave she walked away from her desk and went back to doing whatever I disturbed her from.
