DO NOT MOVE HERE. I’m a current tenant here at this property and I can wait for my lease to be done with. My storage was broken into & my friends car was broken into parked outside the leasing office management never looked at the video footage. I put in work orders at least once a week and things honestly never get fixed without a hassle. I’ve gone three weeks without a working, when they finally did give me one it has a whole bunch of residue, I’ve gone three weeks with a working wash and dryer because it wasn’t considered an emergency. Now I’ve had a clogged toilet for the past three days and they are not going to fix it until tomorrow because it’s not considered an emergency. I hate it here and I pay $2400 in rent every month, I’ve lived in cheaper places with much better management. I’m completely over it. Don’t waste your time or money here & to top it off it’s not safe. The pictures I’ve posted below is my current living condition here at Preston Hollow Village. Thank me later.
We absolutely love it here! The Preston is modern, spacious and well maintained. The maintenance crew are wonderful as well as everyone in the leasing office. We are walking distance to restaurants and shopping. We couldnt be happier!!
Lived here for year - Mainly loved itTL;DR - Nice clean place - Energy efficient - Random fire alarms - No parkingPros:- Staff is great and very accommodating - 11/10- Apartments, building, elevators and surrounding area are immaculate- Walls, floors, windows are pretty much sound proof. I cant here upstairs, downstairs or even the next door neighbors at all. Except for maybe one time I faintly heard someone blasting house music at 8am.- Units are super energy efficient - My electricity bill is like 30-40 bucks a month.- Gym and Pool are great- Discounts on some surrounding stores- Must be on a prioritized power grid since we never lost power during the snowpocalypse.Cons:- The Fire Alarms for some reason will pretty frequently go off at random times to the point no one responds to them anymore. Sometimes multiple times a day.- (My biggest con) Parking for the Royal and Douglas are shared and there arent enough free spots for everyone after 8PM. Some people have their project, old or unused cars just sitting in the free spots in the garage so no one can use them. Youre pretty much forced to purchase a spot because the outside parking behind the building and the guest parking in the garage are full while security will warn (then possibly tow) your car in the lot across the street. You come home after work and hope you dont have to leave again.
My wife and I have lived here for over 2 years and have just signed a new years lease. The management has been very responsive to any issue that we have had with our apartment. The Maintenance staff is very knowledgeable, professional, and have resolved quickly any problems that have occurred.
I’ve lived here for about 6-7 months. The amenities including the common areas, the pool, the grounds, and the gym are beautiful and very well maintained. I feel very safe here as the three buildings are quite secure and entrance is almost impossible if one doesn’t live here, as is the ability to go from floor to floor.Any maintenance request I’ve experienced has been handled politely, quickly, and efficiently by the maintenance crew.It’s a plus having Trader Joe’s, Messero and other Restaraunt’s along with a cleaners and a few other retailers in our little community!Kyle in the leasing office has been incredibly kind, available, and helpful from early on and has gone out of his way to respond (immediately)with any question or concern! His staff have been equally accommodating, too!Happy here at Preston Royal Village!
I give 5stars, just because of Kyle Gurleyen who helped me a lot to find my dream apartment. He is so patient and helpful and he gave me the tour and told me the truth. He tried to guide me to choose the best option. To be honest I cannot recommend other staffs in customer service, they haven’t been friendly with me!! But I count on Kyle!!!
I dont usually do this but I want to give recognition where recognition is due. I have lived here for 2 years and it has been by far, the best place ever! The leasing office/management is hands down, the most caring, responsive, professional staff. Last year, during Covid, I was especially impressed with their dedication, teamwork, patience, and just dealing with all of us and our needs! Gotta give a shout out to the maintenance staff as well. Our building is always sparkling clean and so quick to respond for anything that needs a fix, even if its a simple light bulb! I highly recommend PHV. If youre looking for a great community with awesome people and the cutest pups, check it out! Easy to make friends here too! Must ask for Kyle or Nisa! They are THE best and will take great care of you!
I have here at Preston Hollow Village for as long as it was brand new. I have just renewed my lease again. The staff here is wonderful. Kyle is great when i an having difficulty with signing into my portal. NISA IS so wonderful with her personality and great attitude always smiling. Please regonize these two. I just moved in today and am thrilled! I was only able to tour my apartment virtually, so today was the first time I saw it in person. It is super well built and maintained! Above all, Jasmin was truly a God sent. She bent over backwards to make my move seamless and is an invaluable part of the Preston Hollow Village team. So happy with my new home!
I love these apartments. Lindsay is special, she is a gem to the Preston team. She has guided me from the first moment, checking the application process daily, informing the necessary steps so that everything went perfectly. It is a pleasure to have such a team.

This complex is the most secure I’ve ever lived in. The amenities (hot tub, golf simulator, hot tub) are great! The local restaurants and shops are a plus as well.

Kyle was great from start to finish. He helped me to find my unit all they way through move-in day and providing me the keys. Kyle was very responsive by email and went out of his way to be sure I was satisfied. It has been a great experience thus far living in the building!
I have lived at the Douglas for about 4 months now. The community as a whole is a great place to live. Fantastic amenities, good people, etc. It is also apparent that the staff is well trained and legitimately care about doing a good job. Recently I had issues with a leaky shower and when I approached the front desk, Jasmine was extremely helpful and made it her personal mission to get my problem resolved within two days. Cant say enough good things about this place.

I moved into the Preston Hollow Villages 4 months ago and am incredibly impressed! The Preston building is immaculately maintained. Harry, the apartment manager knows what he is doing. He actually built an entire house by hand once. Harry fixed my apartment quickly after I asked. I trusted him to go into my apartment when I wasn’t there, which means I really trust him.
I wish I could rate my experience higher. However, Lincoln Properties is awful. My mother-in-law had her vehicle stolen from the property, and my new SUV almost experienced the same fate a few weeks ago. These incidents arent isolated; throughout my two years living here, I have seen several vehicles vandalized. The property owners and management company have done very little to mitigate these issues and have failed to respond promptly. Id steer clear of this place until they can fix their security issues.Response to Owner’s Comment:We reached out to Nicole Born, and per usual, she has yet to respond to our calls.
My first year at PHV was great. Once my lease ended, I decided to transfer to another available unit on the 8th floor facing north. I was unable to see the new unit in person before my move in date, limited to the floorplan view on their website. Scheduled the time of my move in with the leasing office and planned moving arrangements accordingly.Move in day arrives, I walk into the new unit to find the maintenance cart in the middle of the living area, the unit had not undergone any cleaning service after the previous tenant moved out. The leasing office managed to take care of the unit but delayed my move in by 8 hours. I received no apologies from management.First few weeks in the new unit and Im unable to get a good nights rest due to the traffic noise from 75. I contacted the leasing office informing them how the traffic situation is negatively impacting my health. Attempted to negotiate transferring to another unit hoping they could accommodate but had no success.Im now 6 months into my lease, situation remains the same. Counting down the days until my lease ends here.
I wish to express my appreciation for two employees that have helped make my experience living at Preston Hollow Village apartments extra pleasant. Harry Smith, our lead maintenance employee, is thoughtful and so considerate during COVID precautions. He’s made sure residents were taken care of while also following safety guidelines . He also greets with a smile and is fully professional. Always willing to help residents and attend to property maintenance needs.
Absolutely love Preston hollow apartments, we have been here for 1 year... the only thing I have to complain about is the leasing staff. We referred two couples who moved in and were treated poorly. No/ poor communication. The current leasing agents here were not trained properly or don’t really know the process of selling apartments. We have a couple moving in who were approved. The management company switched screening companies and on their move in date told them they were not approved and hit them with extra fees. This area and apartments are amazing but we need a staff that know what they are doing. It’s embarrassing and makes it hard for us to refer the property to people when they are like this.
Have lived here for a couple of years and love these apartments! The amenities are like living at a resort and the service is great! Nisa and Kyle are always there to answer your questions and help in any way possible- love their positive attitudes and professionalism. Glad we’ve found this long term home.
I must say that the property is very nice but dealing with Lincoln Property Company is horrible. After moving out with no issues over a year ago, and having a generally good experience, I received by mail (over 1 year later) a bill for 6 days rent (even though I moved during COVID and they had no established walk-thru process ect.). On site manager said they would take care of it but management company just wants the few hundred dollars now. Ironically, I was planning to move back in July. Thats never going to happen now I can assure you. My recommendation is stay away from these strong arm management companies. Lots of places to rent in Dallas and Preston Hollow area. When they dont care about a tenants experience its usually a bad sign.UPDATE- management responded that I should contact them. I had three discussions with Preston Hollow management all promising a return call and saying this should not have happened. However, in the end no one ever called me back. I paid the amount of ransom money rather than having them place a negative collection on my credit bureau. So bad it’s hard to believe that companies still get away with this behavior. Highly suggest renters find alternatives to the many Lincoln Properties buildings.
I downsized from a large home to my apartment in the Preston at Preston Hollow Village and I love it. Especially how friendly, welcoming and helpful the staff is. I am particularly thankful for Alexis in concierge and Harry, our head of maintenance. They both are always friendly, nice and especially loving towards my new puppy, Fin. Harry is always working hard to make sure the building runs well and is safe and secure for us all. I cant imagine how difficult it must be especially during these days to keep everyone happy but I always see him smiling and he always has a nice word for us when we see him. He goes above and beyond in my opinion to make sure the building is running as smoothly and organized as possible and I cant imagine that is easy with so many different people in such a large building. One of the main reasons I moved here was so that I could be worry free in regards to building maintenance and security. I truly appreciate Harry, Alexis and all the staff for making my transition so easy.
Good Morning!I had a tour scheduled on March 13th at your facility.I want to let you know that I had a horrible touring experience.I arrived at 10:00 am and the door was locked. After 11 minutes, a resident let me in only to see Lindsey(I found out her name by asking) sitting at the desk on the phone.She looked up and asked if she could help me. I said yes I have a 10am tour appointment. She replied she has nothing scheduled and told me to wait here. After 5-10 minutes, she returned with Kyle and said Kyle would assist me.This is when I inquired about her name because my apartment locator verified that Lindsey is who she spoke with when I informed her I was outside.She said well Kyle will help you as I have a tour coming in. Let’s revisit here because as you recall, she stated earlier that she had nothing scheduled. Also, I never provided her with my name.Now, Kyle was helpful but I felt pushed onto him and I had to answer questions on what I was looking for in an apartment all over again.I am unsure if this situation was racial as I am a black women, but I did notice her client was not a BIPOC and she was a lot more helpful to her then they had been to me.I loved your Douglas building and the apartment, however based on my experience today I will not be renting with you.
Took a tour with Kyle who did an awesome job showing me the property and amenities. Nisa helped me and showed me around on the retour and was able to help with my additional questions. I will be moving here when my current lease ends! Super excited!

THE WORST CUSTOMER SERVICE!For such a luxury apartment one would expect more. I moved from another luxury apartment owned by ZRS and we were treated with dignity and the front office guys would go out of their way to ensure you are okay and all your concerns covered. Here they seem either too busy or do not care at all. Its been a nightmare boarding into this community, maybe its because I have moved at a time they were changing systems. Front office is so inpatient and will not help you, they seem irritated when you want assistance My first day at the property, I cant even begin to explain how shocked I was. I didnt expect red carpet service but my goodness.... Overall love my apartment, its really nice inside and well looked after and location great just the service is sooooooo bad except maintenance who are lovely. Ive just been so frustrated from day 1
Worst property management ever. I lived in the Douglas for 2 1/2 years. The first year it was a nice place to live. After that, the property management was terrible. The lights were out in the hallway on the 5th floor for over a year and never repaired even after numerous complaints from residents on the 5th floor. Staff doesnt return calls regarding repairs needed. They attempt to keep deposits and when you ask for clarification you get a different answer from each residential, assistant, and property manager. Highly recommend you not live here unless you are willing to overpay for an apartment that is poorly managed and are willing to forgo your security and pet deposit because they have issues with their book keeping department. I would have given them 0 stars but the lowest option was one star.1/10/21In response to your response regarding giving the leasing office a call to discuss moveout evaluation. I have contacted you numerous time by email, phone and in person regarding my move out evaluation and get the run around each time from every person I speak with. This is consistent to managements response when repairs were requested or calls were made to the leasing office when I lived at PHV. I also forgot to mention in the above post the that there were several cars broken into in the parking garage and that the elevator was constantly broken during the time that I lived there.Again, if there was an option to give below 1 star, I would definitely give this complex and management company 0 stars.

All I can say is Harry Smith the maintenance staff is an all star. I lost my keys and I lost my cool, and I stood him up on service request to open it because I was out in the field looking for my lost keys. He blessed me with his graciousness and came back a second time to open my door.I am so grateful for him, and I appreciate him so much to leave his two Maltese pups in the middle of the night to come be of service to a resident that’s being a grump.You’ve thought me to be better at composing myself and hopefully this review highlights how wonderful the service at this property is.The entire staff from Ness at the leasing office, the amazing manager, the concierge and valet crew. Everyone out performs, specially during covid I saw all of them work 2X as everyone complained about no amenities and social gatherings. They took all the protocols to keep everyone safe and still provide us with socially distanced concerts and pick up GoodiesMy hats go off to them!
I want to take this opportunity to thank Harry, Head of Maintenance at PHV, for his responsiveness, attention to detail and availability to quickly resolve maintenance needs as they arrive. Harry has come in on the weekends to check my AC and is always ready with a smile to help anyway he can!

Great property, amenities, and location. Nisa was so helpful in conversations over the phone and in person, a true professional. She is good at communicating, answering all my questions, and helping to find the best fit for me.
Nisa was my leasing agent and helped me move during Covid which was already very stressful. Recently with the management changes she stepped up and helped me with my payment issues I was having with the previous manager. She’s the main reason I’m renewing my lease.
I’m sitting here writing this review at 1.40am because my neighbor is watching a movie at a high volume and my bedroom walls are vibrating so hard, preventing me from getting any sleep. I’ve reached out so many times regarding the noise issue but so far they don’t enforce any kind of noise regulations.Note to their response: I’ve been reaching out to their office for a few months now with no resolution. Calls, emails, I even have video recordings of the noise, but it’s all useless if management won’t do a thing about it. So I’ve finally decided to leave a review.For well over 3k a month, you can get better service and quieter apartments elsewhere. For reference, I’ve lived in apartments half my life, so I know what a tolerable range of noise is.
Very nice place my favorite person of all is Harry the maintenance Manager, he is extremely nice and is always trying to help out the residence.
Kyle was super helpful, beyond responsive and very knowledgeable about the property! Made us want to live there and submitted an application right away!
We just love living here!!! Nisa always responds to our emails right away and helps us with anything we need. Edgar came to see our fridge that was going out this weekend, and Raul quickly replaced it for us today and did such a clean and careful job! We love feeling so taken care of here.:)Carly & Ben
I have lived here for the past 14 months and have loved it. I have to move out of state so I have to break my lease and they have been very helpful and gracious with that. The amenities are great, the staff is wonderful, and my neighbors are so friendly. I love that you have to use your fob several times before making it to your apartment. Oh and having a grocery store in the complex comes in handy more than I thought it would. No apartment is perfect. If you want perfect go buy a house. My only “complaint” would be that the elevators are slow compared to other buildings I’ve lived in but really that’s trivial. I’d renew my lease if I didn’t have to move.

We moved to PHV a couple of years ago, and it’s been such an easy and simple life as compared to having a house. I love not having to deal with any home repair issues or even changing a light bulb myself and that we still get to be in our neighborhood. And, I love love love the Nest thermostat and Sonos wifi speakers.Our little village feels “neighborhoodie”; people are super friendly and many of us have lived here for a while. Sure, there are trendier areas of town to live in, but for me, this is perfect— it’s a great location, truly central to all the things, and it’s quiet and safe enough that I can let my 10yo run around a little on her own (something that wouldn’t be an option in Uptown). Having Trader Joe’s and all the restaurants here is super convenient, but my favorite neighborhood aspect is how dog and family friendly PHV is. There are two huge dog parks and a little dog park, and several stores keep watering bowls out. People are constantly out with their dogs; if you don’t have a dog but love them, this a great place to get your pup fix— there are dogs to pet everywhere!I won’t pretend like living here has been without issues. These buildings are new construction and have had a few kinks to work out. Then, there are the typical building/neighborhood issues you’ll find anywhere. But, what I will say is that, in my 2+ years, I’ve never had any issue that I wasn’t totally satisfied with how management and/or maintenance handled it. I’ve been particularly happy with Raul, my favorite maintenance worker and the one who is most often assigned to my requests. From big issues to small, any time he’s come following an online request I’ve made, Raul always has a shown up so quickly and he’s just the sweetest and easiest-going guy. He’s speedy with his work, but I really love that he never seems in a hurry to get out of here; in fact, he ALWAYS asks me if there is anything else I need and if everything else is good. As someone who is high-risk, I also really appreciate right now during coronavirus that I never see that guy without a mask on, even outside. Overall, Harry does an amazing job leading a maintenance team that is just really great— just super caring and responsive. If it weren’t for this crew, I probably would have gotten pretty frustrated and not have lived here for so long, but instead, I’m about to sign on for another 14 months.I have the same feelings about management— Nina in particular. No residential community is going to be without flaws; what I judge is the responsiveness to matters that arise. I don’t know how long exactly Nina has worked here, but it seems like things have really changed for the better since she’s been the Resident Manager. I imagine that if Nina had been here since the beginning, a lot of these negative experiences and comments from other reviewers wouldn’t exist. On top of handling important issues I’ve brought to her attention, she’s always super sweet and positive. I’ve appreciated how she and her team are always trying to plan fun social distancing events to make the best out of this crummy situation we’re in now with coronavirus. I also have to give a nod to Jordan, the bookkeeper, for always being patient with me. There have been a couple of times where I emailed him and, being so busy and just not realizing, I asked him for pretty much the same exact information he had already provided in a separate inquiry, and that sweet guy just couldn’t be more kind and professional— he just would respond like it was the first time I was asking, haha.My life here would only improve if theyd install call boxes for after-hours deliveries and give us stair access because, whether theyre working or not, I love avoiding the elevators!
Good morning Preston Hollow Village residents ! Look what we have for you. Outside temp is below 40 so inside is a huge condensation, as usual. But theres more: isnt that mold that I see here arriving ??? Nice... Its just $ 5,000 per month. But look also to the carpet in the corridor: nice pee from the German shepherd. And in the elevator: nice poo (not from the German, too small)
Harry, the head of maintenance has been absolutely wonderful with handling issues, questions and/or concerns particularly through this challenging time! Every place has its challenges, but with his presence and communication to residents and his team things have actually been much easier to handle
Honestly really love living here. One of the best places to live in Dallas for sure. Absolutely love the floor to ceiling windows and the view of the shopping area. The location is unbeatable, you are right next to 75 for easy access, 2 minutes from North park Mall and a short 15 minute drive to downtown without having to deal with all the noise that comes from living downtown. Its also a very safe place to live since everything, including the elevators are fob access only. The amenities such as the heated pools, beautiful lobbies and the gym are top notch. Anytime I bring someone new over, they are always amazed by the property. It can get a bit pricey but I think its absolutely worth it. Parking can be annoying at times but you will always find a spot. They also do atleast 2 resident event PER month and these are nice, well organized, all out events. Honestly not much to complain about, condensation does occur here and there but it is easy to deal with.

Great apartment with very high end finishes! The concrete build is by far top of the line! The staff works great really keep up with the appearance of the property! Go see Chris as he is the best leasing agent at the property as he will make sure to find you the right home for you!

Not many places am I a fan of so many businesses within a lifestyle village. Would love to move my own business into the offices there, hear they are great spaces. And the residential to open soon you know will be fantastic. Not to mention how great the location is with SO much nearby, you can truly get anywhere you need or want to be very quickly.

Please read my yelp review of this place but know that this facility although beautiful is not worth the hassle or money as management is argumentative, does not understand the problems or concerns of residents and clearly feels as though it is another person’s responsibility rather than their own.My family and I were locked out of our own apartment as they deactivated all security cards over the Christmas holiday without any notice. No one to call, no manager to help. Still after 5 days nothing has been done and it is unacceptable that this can happen to people who pay well over $5800 a month. I would highly recommend before signing with this place that you have a back up of friends, colleagues or even an office to crash at as it is clearly evident they are only wanting to take an early holiday weekend and not deal with major issues at hand—regardless the situation.Mind you there are only 5 residents in the entire building at this time and they can’t even help the ones they have.

I was really impressed with the apartments and the staff. When I came there I was looking for something to rent and Chris really took the time to show me everything. There wasnt a question that i asked that he wasnt able to answer about the complex and the surrounding areas. Even though I ended up somewhere else I still can not say enough good things about this place and its staff. Ask for Chris.
I recently got approved for a lease at The Royal and am very excited about moving here. Chris Wise was a very helpful leasing consultant and did an excellent job of answering all of my questions, including responding to my emails and phone calls. I will update once I move in!
Whatever you do, dont live here. There are way nicer buildings in way cooler parts of town for way less money.The real bummer is that the staff is generally pretty cool and helpful when they can be. The mismanagement comes from the top.Every week there is a new inconvenience. The elevators stop working pretty regularly, they block off entire sections of the parking garage to do maintenance on the retail spaces, there are numerous inspections of some minor component of something in your apartment that they need access to - which means locking up your pets all day or being walked in on naked. All of these things seem pretty minor, but when you add them all together its pretty ridiculous - especially for the price you pay.Do yourself a favor and choose another place to live.
Insulation issues (constant condensation and cracking drywall in a fairly new building), no parking after a certain hour, took two months to get our toll tag registered, packages left out in the mail room.. to name a few things. Had a lot of hope for this place but even with the specials going on, not worth the rent.
Great restaurants and shopping. Theres a covered parking garage but it was clearly designed only for people driving tiny cars, seems like the only did the bare minimum parking spot size. Be cautious rounding corners as drivers here tend to drift into oncoming lanes and be prepared for larger vehicles to have to back in and out to get into the cramped spots.
One of your residents sent this over. I also constantly hear about how utilities are shut off and fire alarms are tested without notice. And maintenance tickets that get closed with no contact.When I myself call the office, the call drops after 40 seconds of hold music with no chance for voicemail or menu.......?This is the shadiest leasing company Ive ever heard of. Renter beware.
How are people able to review this place, before it has opened? This is the one component of Google Reviews I do not understand.Some people reviewed this place as it were the shopping center. Someone even voted this a 1 star LOL.I will, too, give this a 5 star just because I like this plaza very much and this residential complex will be a prime location for the young and the wealthy.
I have been to Preston Hollow for therapy, so if you arent there for medical services, take this with a grain of salt. Parking is easy, although most lots are bumpy and littered with potholes. The building itself is lit well, and quiet.
I was really impressed with the apartment and the staff....When I came there I was looking for a Luxury apartment to rent and Ceaira really took the time to show me everything....I was really impressed with the patients she had with me.....There wasn’t anything I asked that she wasn’t able to answer.... Thanks a lot Ceaira and I most definitely will be sending you any referrals That come my way!!!!!!!! You most definitely got five ⭐️⭐️⭐️⭐️⭐️ In my book!!!!!
The shopping center is really coming along. Great restaurants, lots of parking in the garage with so much more to come as it expands. :-)
When we first moved in we were excited and felt great about our decision to lease here. Love the area, convenient for our household, amenities are nice and did I mention the location is everything!! We have gorgeous view where our apartment is located. Although we did read the reviews before signing our lease... I had the thought “welp you can please everybody!” However there are a few issues that are starting to make me feel like I was wrong. We live in the Preston and although everyone (resident wise) we have met have been so nice and parking has not been that much of an issue (someone has parked in our assigned spots twice) there are still things I feel potential residents should consider. We live in the Preston which I do like however in the two months we’ve been here they are on they’re second round of new concierge staff. Tierra was a previous staff member and my God was she amazing. Other residents have agreed that she is truly missed and was our favorite concierge person. Now there’s a few new people who although are ok they just aren’t that welcoming. We have a severe fruit fly issue and I mean severe. In the hallways in our apartment I just cleaned my fridge and saw some dead ones in there. Haven’t addressed with the leasing office but we will first thing in the morning. However I’m not optimistic how it will go for I’ve read other reviews recently about the issue being unresolved. The sonos system was a huge advertisement of the apartments when viewing however we still have not been able to use it. We’ve tried connecting didn’t work and have contacted the leasing office several times with the promise that someone would come out. Last week the maintenance man came to spray for the fruit flies and advised us that only one leasing consultant by the name of Josh has experience.... the same Josh we were told would come out last month to assist. I hope we get to use it before our lease is up. I always wondered why our leasing agent quit the day after we signed our lease...... I think I’m starting to know why.
Its 6:30 am. My alarm isnt scheduled to go off for another hour. Per usual, the tenants below me are having a full fledge party waking me out of my sleep. I dont feel comfortable expressing my disappointment and frustration to the office again, because when it comes to the people below me, the rules dont apply to them. Im expected to just pay my rent per usual and deal with it. This has happened for a whole year. Despite several attempts to get it resolved, there has never been any working resolution... only we are sorry, its just a part of living near retail.Its unprofessional, dismissive, and a poor reflection of Lincoln Property Management. Not once have I been offered a transfer or any type of logical resolution to my problem.The parking is terrible. Many people are creating parking spaces because on top of the many fees in addition to rent they charge, they have way more reserved parking spaces than necessary. So while the spaces sit empty, people drive around hopelessly waiting for someone to leave. The finally give up and just park anywhere their cars will fit in hopes itll still be there in the morning. Car break-ins exist here too despite the boasting of security coming from the office.We are constantly stepping over large amounts of packages to check our mail as the package lockers are consistently full and everything is just dumped into a pile on the floor.Water began leaking from my ceiling. I called to leave a maintenance request as it occurred after hours. Nobody came. It took 3 days to get in contact with someone to get looked at. I was afraid to use my shower because it literally looked as though the ceiling would collapse. We know how quickly mold appears and there was no regard for my health.I tried speaking to the property manager who wasnt very welcoming at all. She didnt properly greet me, and stood very far away from me. Id hate to assume anything negative about her, but I didnt get the great customer service from the manager who still hasnt followed up or resolved my issues.The only thing that this place has going for them currently is the leasing staff. You can tell they are serious about their profession as my interactions with them are very nice, especially Ceaira. She was very informative, patient, and professional from the beginning. The apartment itself isnt bad but the rent increases are ridiculous. Youd be better off at one of the neighboring communities.
Ceaira, helped me after two others failed to be detailed while showing me around Preston Hollow. Too many detailed left out and I learned something new each time I visited which should have been handled the first showing. Ceaira was preemptive to questions I might have had and went above and beyond when I needed info where others expected me to read their mind. She provided pictures, detailed explanation and fast follow up. As a business owner these are what I look for in my employees. Liz, the manager is new and also very helpful.
I love organic, home grown food and it was prepared in very healthy ways:) Modern Market is my fave there!

My Family and I have been residents for 2 months and we have had one problem after another. Sad that I have to post something on a google review, however, I cant seem to get my issues resolved by going through typical channels (manger, front desk, website, etc.)1. Key cards were deactivated and we cannot access the hallway and doors to our apartment. Issue was reported several days ago and we still have not had it resolved. Imagine coming home on Christmas and realizing you cant get to your apartment. (an apartment we pay $5,806 a month for). No one working at the 24/7 front desk at 2pm December 25th.2. On line payment system does not work. I reported the issue over a month ago and still has not been resolved. I wrote a check for the monthly rent and then I was told it was too large and they couldnt deposit it. I had to come back to the property from work and write 2 checks, each below their deposit threshold so they could close the books for the month.3. All Season Pool. We were sold on the fact that the property had a pool that could be used year around (heated in the winter). However, it is yet to be heated and my children did not have an opportunity to swim over Thanksgiving break and it looks like it will be more of the same over Christmas break. Each time I bring up the issue it is like Groundhog Day and I have to re-explain the issue.4. Management and employee turnover is constant. People are always changing so it is very difficult to hold anyone accountable for issues. It is always someone elses fault.5. We hope the 4:45am yard crew issue has been resolved.Etc. Etc. Etc. No hot water, dishwasher door broken, elevators out of service with no notice, parking spots assigned and then taken away, no garage access for 3 weeks, game room with golf - still havent heard more about this although promised,Not all employees are bad, in fact some have been very helpful (Kindale, Brandon), however, if Lincoln Property cant get it right for 2-5 residents how are they going to handle hundreds?We chose this location out of several we looked at based on the promises that were made and Preston Hollow Village has not lived up to these promises.
I’m super excited about my move in. The ambience is relaxing, few minutes away from everywhere interesting, great amenities and above all, professional and friendly staff especially the few I’ve met so far in Ceaira, Casse and of course the cool Ian. I’ll defin recommend to everyone I can😁

Park lakes are not Apts there home in the Preston Hollow area i love the safety, ponds duck but you are watched very closely because no blacks live in the gated community but meny work there but still watch
VERRRRYYYY VERRRYYYY UNPROFESSIONAL!!!! My Sister applied here they told her they would have her ready to move in by a certain date ... LIED she paid over $600 in fees and was forced to move else where ...they told her they would refund her and yet they CONTINUE TO LIE about the date it’s going on a month and no refund yet!!! She was told they mailed it to her with NO CURRENT ADDRESS!! Taylor and Chris are rude, unprofessional, and EXTREMELY DISRESPECTFUL!!! Taylor has made threats on top of hanging up in her face multiple times!! Managers are liars as well and Everyone refuses to give cooperates information when asked!!! GOING TO COOPERATE TOMORROW AND WHEN WE ARE DONE WITH THIS BUSINESS THEY WILL REGRET THE UNPROFESSIONALISM
