Don’t live here if you don’t want to deal with the noise of landscapers coming through around twice a week. It wouldn’t be bad if they were effective but they simply spend hours blowing leaves into the streets only to have the leaves come right back. Not to mention their “grooming” of trees which is really just atrociously butchering once beautiful foliage. This was only exacerbated during the pandemic and needing to work from home. Good luck having a conference call when there’s a wood chipper roaring right outside your window.

Love this facility. Leasing staff is absolutely incredible and takes their time to make sure we are properly taken care of and communicated with. Amenities are amazing and neighbors are friendly!

This is probably the worst places Ive ever lived in regards to packages. Ive had more issues dealing with lost and missing packages than I can count. They have like 30 lockers for some 200 residents. Its insane. The office does not care either. The lockers fill up and the delivery people just leave them on the floor in the mail room. People steal them, they get lost, I have to spend hours out of my day hunting down missing packages. Ive had multiple instances where my package got lost and I had to eat the cost.Im pretty much fed up with this place and will not be renewing my lease. I suggest the staff figure out a way to provide a baseline level of service, instead of just saying they arent responsible for me being able to receive packages.

Always the friendliest, most helpful, and PATIENT staff. My name and apartment number are always remembered without them having to ask. There were a couple issues when I moved in that wasn’t really anyone’s fault, and they had my back and remedied everything with generosity and kindness. The facilities are spotless and high end, and neighbors are cool and considerate.

I moved here on a whim for a job and stopped by B&F for a tour. I was sold on the place instantly and have loved the place ever since. The staff is welcoming and the residents are friendly. I would recommend this place to anyone new to Dallas!

I was recently apartment hunting after previously living in a building a few blocks away for the last four years. B&F was the last building I toured but my search would have been over much sooner if I had looked here first. Celsee toured me and she was wonderful! Before even looking at units I was totally at ease and felt that I would be happy signing a lease here. I could not be happier with my decision. Everyone I have met so far has been great and I absolutely love my apartment.The approval process was quick and easy and I signed after my tour. Any minor issue I have had since moving in has been remedied quickly. I highly recommend B&F to anyone looking in the Knox/Henderson area.

Really enjoy living at B&F, but more so am very impressed with the management and promptness of the staff. Celsee has been tremendously attentive and helpful, and as a result Ive stayed for much longer than I anticipated. Customer service is at the top of the list for B&F Flats and its very evident.

Lived here for almost two years and really enjoyed it. The location, amenities (gym, pool, computer/working centers, two sky lounges, multiple grilling areas) collectively are hard to beat. Celsee was awesome to work with too. If you drive a larger vehicle like a truck, the garage is comparatively spacious to many of the other complexes in the area.

If you want you’re car broken into I recommend moving into B&F flats. Love waking up to my car ransacked and management doing absolutely nothing about it. Also if you move into the building just know that the elevator doesn’t work and probably won’t be fixed till 2025 at this rate. This place sucks

Lived here for 4 months before moving out, the area is dangerous and they dont lock the front doors of the buildings ever, even at night, as a girl in this area, I felt really unsafe. I complained to the leasing office, they dont care, told me it wasnt their problem and to check the lease agreement. Also there were a bunch of residents who had their cars broken into, B&F didnt seem to care about that either, my neighbour told me their CCTV doesnt work at night?! Its crazy. IF YOURE A GIRL, LIVE ANYWHERE ELSE, NOT SAFE

Out of all of the apartments I have lived in, this one is by far the best! The staff is always smiling and willing to help, maintenance shows up and shows out, and the overall environment is everything I could ever want in an apartment community. If you don’t sign here- what are you doing!!

Love my apartment! Celsee in the office is ABSOLUTELY AMAZING!! When she was moved to another location over the last 2 years, service and responsiveness went down. Now that she is back, it is great again! The only negative is the surrounding area can sometimes be a bit sketchy. This complex is definitely a diamond in the rough.

Don’t be fooled by the 5 star reviews.This place is any renters nightmare.The new manager Jack, is not helpful nor cares about the residents. He likes to start his conversation by “I don’t want to be that guy.”I will say, Chelsea, one of the staff there is the most helpful out of all of them. Though watch out, she may lose her cool. Chaz will get back to you 7-10 business days or just stare at the caller id when you call.There’s been problems back to back with my apartment since moving in. The staff just gets irritated if you even mentioned it. My car has been broken into a couple times. It could be prevented if they would finally get the garage door fixed. The fobs don’t even work giving access to everyone. Mail is always stolen. Even though you’re given a code to pick it up. I randomly get someone else’s package in my mail pickup box. Plus this place has roaches galore. If you rent here, you’re literally throwing your money away. Stay away!!

Absolutely fell in love with the staff at these apartments back in 2018 when I first moved to Dallas. They have changed staff members many times since then and no matter what, the team members always bring the same helpful, caring attitude to the community. I have renewed my lease twice and don’t plan on going anywhere else!

This is by far the best apt complex I have been with. I am a 3 year resident and my experience here has been unparalleled. The staff is on point with every issue, the maintenance team is friendly and well trained. Celsee got me this unit almost 3 years ago; to this day, her team has helped me through a pandemic and job loss. Now, I am back on my feet. I have never met a group of more highly qualified individuals for this job in my life. I highly recommend this apartment complex! Good location, good people and good times!

Extremely dangerous apartment, I would be very careful if you were looking to live here, my car was broken into twice in 2 months, the leasing office told me it wasnt their problem not covered in the lease. Their security cameras dont even work at night. Be very very careful, they dont even lock the front doors of the building at night, anyone could walk in a unsafe area. Live somewhere else

Chelsea, the manager did not return my deposit and she lied about the condition I left the property. Do not trust this woman. Chaz, a worker up front is a good person and tried to help. She is the worst and runs a terrible ship! Video the premises and have your ducks in a row because she will try to cheat you!!!! Beware!

Moved in shortly after it opened and lived here for the past 3.5 years. I have nothing but positive things to say about my time at B&F. The amenities, location, and apartments themselves are all top notch. Parking typically isnt an issue. Go say hi to Celsee in the leasing office, shes super nice and will go out of her way to help you out. Ive referred several friends here so I have no problem recommending it on the internet.

Great location and amenities; staff is very helpful and quick to respond when there is an issue. Lots of open spaces spread throughout the community, doesnt feel claustrophobic like downtown high rises.

Me and a buddy just signed our lease for a move-in at the end of May 2021. They were flexible with our move-in date, and they were able to accommodate our needs in order to get our lease signed. Truly a great all-around leasing experience. Celsey (with a C) and Chaz are the real MVPs!

My Girl friend and I recently moved into B and F flats apartment 5 months ago in dallas Texas, and it has been nothing less then spectacular. The location is perfect, being right off of Fitzugh and 75, it’s right next to anything and everything you could need or want. The pool and outdoor amenity spaces are so incredibly nice and clean, with plenty of space for activities. Plus the incredible view of the entire Dallas sky line definitely helps things too! Honestly this place is perfect, but the best part out of all of it is they’re leasing office staff and crew. They have all always been so accommodating and sweet, and have always had our better interest in mind. They truly care about everything and all people who live here to the best degree. Kelsey, one of the leasing office staff members, has made huge efforts to make sure that my girlfriend and I are happy and enjoying living in this beautiful apartment. She has been so accommodating and understanding of everything we asked or needed. The amenities are absolutely amazing and so is the location but kelsey and the leasing office staff is what has made this place feel like home. My girlfriend and I are so grateful to have found this place and the amazing people that are here with it. Thank you B and F flats staff and crew for everything(:

Been here for ~3 years and the place continues to find ways to improve. JLB has done a really great job with upgrading talent within the leasing and maintenance teams. Jack (new manager), Celsee (an OG and BAMF), David (head of maint. and wiz) and Bobbye (head of just about everything else and having a top tier smile on his face 24/7) all make this place 5 stars and lead through their character. Will be a sad day when we eventually find a house to move to...love these guys.

I give B&F’s staff 5 stars!!! When you enter the community you are greeted with a smile from the wonderful staff. I had the pleasure to work with Trey and he was very patient and detailed. I never felt rushed as I toured the building and multiple units. I could definitely tell he wanted me to be happy with my decision. He covered all the amenities and floor plans offered. Speaking of amenities, you never have to leave this building! From the beautiful pool to the amazing gym with every piece of equipment needed for a complete body workout. And there is even a COFEE BAR attached to the building to grab awesome brews from the wonderful bartender! After viewing all of the amenities, I was able to focus on the actual units which were just as amazing! The spacious units have high quality finishes and offer some breathtaking views of the city! B&F had me in complete AWE!!! This is definitely where you want to live!!

When we decided to switch units at the last second due to a misunderstanding about the unit we were going to rent, Celsee worked super hard to show us other units and make sure we were happy (lot of last second work/stayed late to help)! She set us up with a unit we really like and cant thank her enough for getting this done. Sadly she also works on other properties, but we wish she was at B&F all the time. She is awesome and we really appreciate her help through this process!

Dont waste your time and money with these people, the incompetence shown when Im simply trying to get answers about how my car was broken into in their locked garage for a second time in 3 weeks is astounding.

Great responsive staff, fantastic amenities, and a very walkable and convenient location. The rooftop terrace is a great place to watch the sun set over the Dallas skyline.

We love living here! The apartment and amenities are beautiful and very well maintained. The entire office staff is great. We worked with Trey and had the best experience! He was extremely helpful, answered all of our questions, and was accommodating during the entire process! The maintenance staff is also awesome! Theyre some of the nicest people Ive ever met and show up within an hour or two every time. They have even stayed after hours to make sure everything was working flawlessly.

Love living here and have had such a great experience since moving in earlier this year. The building amenities are well kept and the front office is very responsive when any issues arise. I worked with Trey when I was touring the complex and signing my lease and he was super helpful in working through the application and leasing process - especially since I was out of the country for the weeks prior to my move-in date!

I just moved in a few weeks ago. So far everything has been amazing! Location is great, staff is welcoming, and apartments are beautiful. You get what you see here. They also have a lot of perks included/added with your apartment (ex. weekly events, spruce - a cleaning app affiliation, trash clean up, great gym, etc.). So far, wonderful place!Also - big shout out to Zoe! She was the first person I met when I walked in searching for an apartment. She went above and beyond in order to help me find exactly what I wanted and has continued to be amazing ever since. She definitely was a huge factor in me picking these apartments.

The staff is extremely helpful and caring! Trey was an awesome guide around the community. Anytime I have an issue it’s always handled in a timely manner. I’m really happy the building is pet friendly too!

My AC has been out for a week and they haven’t done anything. They never return phone calls won’t even give me a timeline other than they can’t find the part they need. They refuse to have an AC company come out here and fix it as the maintenance team has given the office credit apps for outside companies to come in and fix it when in all reality they can pay with a credit card to get someone to the unit ASAP to fix it and they still haven’t done that. They send emails after hours so they don’t have to talk to you about the problems. Super unprofessional. Been without AC since July 1 it’s now July 7 in the middle of the Texas heat with no answers, no calls, and no responses from anyone. Hopefully management sees this and gets an AC company in here cause this is getting beyond ridiculous.

This place is amazing! I am so glad we found it and had amazing help with Trey. He was there for us every step of the way and was willing to help with whatever we needed! I feel very lucky to have someone in the building who goes out of their way to make sure we feel at home. Happy to be living at B&F Flats!

Ive lived in different apartments/rentals for the last 8 years, and this has been my best experience hands down.

Take pics when you move out! I was another victim of their almost $500 carpet replacement SCAM upon move out. I was the first resident to ever live in my apartment and only lived there 1 year. I have lived in several other apartment buildings and have NEVER been charged for a carpet cleaning much less carpet replacement. I had a maid come regularly and never spilled anything on the carpet there. I even had a huge rug down covering 75% of it. When I got my final statement they charged me for a complete replacement of the carpet. I did not take pictures unfortunately and when I asked for their picture documentation they sent me the WRONG apartment...a totally different floor plan. The staff was very nice while I lived there but was extremely cold and gave me no choice but to pay the almost $500 cost to whatever company did the replacement. There are several more reviews of this happening to people - watch out! Outside of this, the apartments and amenities are quality. I enjoyed living there, just hated it ended this way and it that it seems to be a trend.

I’d been touring a bunch of apartments all week and this was my last stop. Tyler, one of the leasing agents, walked me through all the available units. He went above and beyond showing me what was available and I couldn’t sign my lease fast enough! If I could give 6 stars I would! I can’t wait to move in!

B&F Flats is by far the coolest place I have lived in Dallas thus far and nothing really compares to the excellent service and amenties they offer clients. My personal favorite is Elizabeth Sawyers, because she has been extremely helpful for any question or needs I have had. If you know what is best for you in life you will sign here and kick it poolside with a claw.

Tyler was a huge help in our moving process from start to finish. After being stressed out trying to find a new place to live, Tyler gave us a breakdown of options and his personal recommendations based on what would fit our needs, not just the most expensive. We toured the apartment he recommended and completed the application the same day. He was extremely helpful answering questions and was always responsive (immediately), even after working hours. I noticed he greeted every resident as they entered or exited the building and walked by the leasing office. Residents seemed to know him also, making it a very welcoming, comfortable and friendly environment. Tyler has checked in multiple times to make sure everything has run smoothly and that we were satisfied. This is true customer service – going above and beyond and it is noticed and greatly appreciated!! Thank you Tyler and the B+F team!

So I moved into my apartment in November of 2017. My first 8 months living here it was great. The second I reached out to management about issues they became suddenly VERY hard to get a hold of. I would call and send emails but no one in the office would get back with me. The only way I could get anyone to speak to me was if I went into the office. Even just a month ago I stopped in and voiced my concerns about how unavailable the staff was and was assured that they would be easier to reach. Yet again no one will get back with me. I even called about a vacant apartment that had its back door open for well over a week and still no one returned my calls or went and checked on the unit to close the door. Bottom line they just want to get you in and paying rent. They don’t care about the property or the residents. Honestly with how much you pay to live here you are better off going some where else. Terrible terrible management.

This complex is really nice. Great location. Some good grub nearby. Amazing pool and gym. Apartments are practically new. Mostly 20s and 30s young professionals. Trey and Tyler at the front office couldnt be any nicer. Id give it 5 stars if theyd fix the fob things that open the doors from the parking garage to my building. They stick like crazy. Other than that Im really happy to be living here.

I moved to B & F Flats from across out of state, and Liz and Tyler made the entire process easy even when I was remote. My new apartment is great, and the location of B&F has been perfect for someone new to town. I highly recommend B & F and the Liz/Tyler duo!

I have lived in 3 various apartments in Dallas and this complex has been my most favorite. I was looking for a spacious one bedroom with a large balcony, I called B&F with 10 minutes until closing time and Tyler answered. Tyler assured me this was the place and told me to head that way - he spent more than an hour with me providing a tour and pricing information (well past closing time). I probably wouldn’t have leased with B&F if it wasn’t for Tyler and his amazing customer service.When I had a maintenance issue for my disposal not working, I ran into David (maintenance) in the hallway and let him know - he had it fixed the same day. The grounds are clean and the apartment management and staff - especially Tyler is great!!

My roommates and I wouldn’t think of living anywhere else — we adore our apartment, the amenities and the management. B&F is exactly what you picture Dallas living to be! Ask for Tyler in the leasing office — he is professional, informed and helpful all while being a ton of fun and making everyone feel welcome.

Ive had a wonderful experience at B&F. Tyler helped me sign my lease and was very accomodating of the fact that my move date shifted around a few times. He was also incredibly helpful in getting me set up as I was constantly out of town during the first few weeks. Really fun building with great amenities and nice people.

Great complex with amenities you’d expect, but the Dallas skyline view from the roof deck is great. Rent might be a little high comparatively, but you absolutely cannot beat the location. It’s close to downtown and all the trendy neighborhoods not to mention right next to 75. All in all, I don’t think you can go wrong.

Elizabeth was amazing and quick to answer all questions. I was concerned when moving in that my apartment was over the pool and the noise would be loud. Elizabeth was new and could not give me an answer so she asked the other leasing guy Tyler and he said he lived above the pool and there was absolutely no noise unless you had your door open to the outside, this is not the truth. The noise is so bad that you cannot hear the TV on the loudest volume.

This place is running a scam of sorts I have to believe. After moving out, Management charged me a $600+ fee for carpet removal for removing all the carpets (rooms & closet) in my apartment and replacing them. The reason for removing and replacing the carpets was due to high traffic areas essentially the places in your rooms and closet where you walk. Because I needed to use my apartment to LIVE and walk around, the obvious walkways I created and used for my apartment (everywhere that was not under my bed, dresser, and basically any other walking space) were ruined to the point that they needed to be replaced again because I had to live and move around in my apartment. They stated that this was cause to replace all the carpets in what was a brand new, never been lived in before unit. Oh yea, we were the very first tenants in this unit...The reason for my belief that this is a scam is that I was not the only tenant charged for this. I know of multiple other tenants that were being charged for carpet replacement and removal for the high traffic area reason.Also, when I was initially notified that I was being charged, I reached out to the leasing office in order to have them send pictures, receipts, and other information regarding my charges, and they FAILED miserably to act in good faith and correspond with me in a timely and professional manner. It wasnt until after they sent my information to a collection agency that they started to cooperate and send me the information I requested.This wasnt the only issue (lack of increasing security in parking lot after multiple break-ins being another) I had with B&F Flats, but it was the last straw for me.My advice, stay away from this property and all other JLB run properties if they operate like B&F Flats.

Living here was such a wonderful experience and had it not been for my boyfriend and I moving to a townhome, I would have stayed in my apartment here as long as I could have. Living at B&F after moving to Dallas for a new job made the transition from Houston such an enjoyable experience.I would like to point out one Rockstar employee in particular, Tyler Anderson. His high energy is contagious, and genuinely wants everyone living at B&F not only to be happy, but to be friends with each other as well. During my time living there, he was always extremely helpful, whether that be something as small as helping me find a package to answering apartment questions on his phone outside office hours. You can tell he cares greatly about his job and the direction that his career is headed.I have experienced firsthand Tyler’s innate ability to make anyone walking through the front doors at B&F feel welcome and at home. When I moved out, my brother actually was on the hunt to find a place to rent quickly and I recommended B&F Flats. I put him in contact with Tyler, who found him the most perfect spot in a very short time frame. Not only did he give my brother a seamless moving experience, he has checked in on him repeatedly to make sure he is enjoying his first couple of weeks.Please give Tyler a pat on the back for me as it is well-deserved! I have lived here at B&F Flats for a couple years now. I love it. The office staff is great and they make it feel like home!

In the last year, every time the temperature drops below freezing, the fire alarm goes off for at least an hour in the wee hours of the morning. Including at 6:00 AM on thanksgiving day. This is the FOURTH time it has happened. We called after the third time and they said basically “yeah every time the temperature drops it sets off an alarm. We’re working on it.” I guess that was a lie just to placate us. FIX IT.

I have lived @ B & F for about 18 months now and I have thoroughly enjoyed my stay. The location is perfect and the staff is above the fray. From the custodial workers to the office staff. Whenever i had an issue they addressed it quickly and made sure I was satisfied. Things can get a little loud at the pool in the summer, but thats expected in 110 degree heat in Dallas. Special shout out to Jordan and Elizabeth for always looking out on me when I needed them. They are the real MVPs

Quality apartments and responsive staff. We have been living here since the building was open and have not had any major issues. Absolutely love Celsee who is so helpful and sweet! She is very responsive to any questions or concerns that we have!

I toured with Elizabeth and she answered all my questions and let me know what was best for me. Im gonna be honest, Im not the easiest client -- I have a lot of dealbreakers and I usually work with a locator, but my girl was out of town and I needed a place ASAP. Elizabeth ran through the pros and cons of each floor plan, noting where it met my requirements or when it didnt (but because of my price range or because it had a special, kept it as an option). She showed me 3 units, and when I wasnt fully in love with any of them, was honest and told me to check back in a week so I could see the A1.1. I love this floor plan and Im so glad I didnt rush into a decision. Its perfect for hosting.

Great staff, quality construction. Security seems decent. Parking, pool, gym, fridge, dish washer, microwave, and garbage valet included. Still under construction, but its usually not noticeable. Nice location. Choose your own electricity provider, and internet provider(only 2, but have not had an issue). Overall a good experience so far, highly recommended.

Love B&F. The apartments are clean, new, and within a good community. Liz Sawyers helped us sign the lease and was very helpful with move in information!

Have had a really poor experience with management. I tipped them off too broken locks allowing outside access to the garage and it took them two weeks to fix the issue. Naturally we’ve had two instances of cars broken into in the last month. An email was sent to all residents after the first string of break ins. My roommate was a victim of the second string of break ins and after emailing management they told him “well we did warn you about leaving valuables in your car.” That’s your response? Not “we’re going to be adding extra security”?We’ve also had an abandoned car parked outside our apartment in guest parking for 3 months. It’s an eyesore and I’ve repeatedly asked management to do something about it, even sending them Texas’ policy on abandoned cars and who to contact to get it removed. Naturally the car is still parked there. Beautiful building and apartment. God awful customer service from management. Will be out of here as soon as my lease is up

Don’t let the “high” reviews fool you - had to put one star to even leave a review. Overall poor customer service and all about getting you to sign. Worked with Trey who was initially “great”, but suddenly became unavailable, “out of office, you name it when questions had to be answered. Then spoke to Elizabeth who was supposedly new who told us incorrect information, for which their manager did not even provide a solution or seemed to be apologetic about their miscommunication. Not sure that’s a great way to handle potential tenants. Do not sign with them, once you sign you will become just a number.

Moved in 2 weeks ago with the help of Celsee and it was great! Shes been super helpful and the maintenance staff has been great too.

Stay away from TYLOR ANDERSON!! He doesnt know the basics of the business, he is not trustworthy, and he lies straight in your face. He made an appointment with me to show a few units since Im looking to move but it was all fake promises and he wasted my time for more than an hour. I wish the owners and the property manager be aware of this because they just lost a good candidate to live in their property and Im sure Im one of many since I heard the same comments from one of the tenants. Its sad to get such bad taste of the place that it was on top of my list because of an unprofessional and rude person who works there...!

New tenant but the staff and residents seem friendly. Love the amount of storage throughout my unit. Seems to be well sound proofed too.

Terrible place to live. Highly do not recommend living here lol been here 4 months and already want to move out - dont work with you at all on anything. Everyone is a robot over here - rent is way too high for the quality. Hyped up to be way nicer than it really is

The fire alarms go off every weekend (in the middle of the night), the water pressure/heater blows (I’ve lived in 2 units), the fob system works half the time so I can only use specific doors but the amenities, appliances & high ceilings are nice.

Absolutely love living here! The team is wonderful and make it such a great place to live!

I have had an experience very similar to Duncans review just below. I also know several other people that have had similar issues.Lived in an apartment for 9 months. Used it in an incredibly average way. Average to less-than-average wear and tear, which is pretty logical considering I was only there for 9 months. However, they are charging me more than $600 for damage to the carpets.Im 25 and have lived in 4 other apartments since leaving home. I have never had this issue before. And, Id say my wear and tear on the B&F flats carpets were the same as any of the others before.This is clearly some kind of scam. It ends up being $600 less your $250 deposit, so I think they assume youll just pay it since its not THAT much money.Honestly, Ill probably pay it and just never use them again. Pretty fair to say that this will hinder their profits in the long term as $600 now is far less than multiple years of leases in the future; however, in the short term, this is a very profitable scam for them.Also, yes they have terrible security measures. I pointed out how easy it was to pick certain locks around the premise, and that was never addressed. There are doors in the garage that require key fobs but there as other doors in the garage that do not require key fobs. Obviously, if you dont require a key fob at even one door in the entire garage, anyone can enter, so it makes all of the other fobbed doors basically pointless. The security is more a half assed attempt to SHOW that there is security rather than a true effort to seal up each entry point.Not to mention that this is an up and coming area. AKA, there are some seriously sketchy businesses and people only 1/8 of a mile away from this apartment.Do you self a favor and use a different apartment building.

Here is one more review about the carpet scam they have going on.Credit collector just called me. They said we I owe $270. Funny I went online to find your number and I found the reviews below. I am another victim of B&F flats carpet scam. it is a real thing! No pets have lived in the apartment. Carpet was just fine.No last walk trough. No Pics...Stop the Carpet scam. !!! Update !!! Regarding the owners response. The only person that contacted me was the credit collector. I had to pay to avoid lower credit score. Thanks owner.

This place is in a decent location and most of their staff are friendly however the unprofessional attitude of some of the staff here makes this place a nightmare. If you have children dont move here. I wouldnt say it is a good environment for them. A leasing agent once stopped me and my daughter while dropping off my rent payment to say yall dont look like you live here whats your apartment number and names?. So obviously you must look a certain way to reside here and not have children.The carpet scam they pull is real. Same thing happened to me upon move out. This is horrible they do this to people. They have provided no photos. I had the carpets professionally cleaned never wore shoes inside. Carpets were as good as new. This is the worst apartment you could pick in all of Dallas. Please people save yourself the headache and dont move there.

Wish I could give a negative star to B&F, property management JLB Management, and the security squad here (thats a joke, theres no security). Vehicle was stolen from inside the gated garage, B&F confirmed who it was and that they had fob access, and the tenant still lives here... the response to the issue was probably one of the most shady things Ive been through. Do. Not. Move. Here.

I have lived at B&F flats for about 2 months and my husband and I both LOVE it! We adore the staff - they are so helpful and respond to any questions or requests immediately. We love Celsee Broadhead....she is so sweet and fabulous!! They have many different floor plans and options...check it out!

Unfortunate that when you live here, youre not a tenant; youre an account number.This apartment complex is in a great location, has great amenities, and looks great from the outside and in (earning the second star). The excitement was real when the property was new and they were equally excited to have new tenants move in. Fast forward a year, and the service has gone downhill. Theyve lost all of their good staff and what were left with is the Office of No Replies. Need maintenance done? Theyll get to it when they can (B&F - refer to the maintenance issue submitted in August 2018 that was still incomplete in May 2019). Need a quick question answered? Leave a message, they wont call you back. After-hours and dont feel safe due to the gates being broken/unlocked or the regular drug deals on Mission? Dont call the security patrol thats onsite; the email from the office staff made it clear that the patrol service is not a service meant to provide safety to anyone. Best to call 911. But hey, security has a brand new golf cart, so thats good, right?Please do your due diligence and read the multiple reviews of people being charged for carpet replacement after a 1-year lease. Keep a fresh box of shoe covers near your door to protect your carpets. Vacuum everyday, shampoo them every week, and dont put furniture on them, because it mats them down.$644.04.Thats the price to replace the bedroom and closet carpets in a 2-bedroom unit here, despite walking through the apartment at move-out with office management, and being told everything looks fine. Afterthought: how much foot traffic does a closet carpet really get, though?We saw these reviews, and were proactive about our move-out. We called ZeroRez because they have a 30-day guarantee. Not happy with the first carpet cleaning? Theyll do it again for free. This was communicated to office staff in person and via email. Does B&F bother to call them? Nah, its easier to replace the carpets and leave a sour $644.04 taste in their previous account numbers mouths.I didnt want to leave a bad review. I wanted so badly to just move out and move on. I understand the final utilities invoice - thats standard and happens everywhere.
