Ive been here 13 months and I love it here, I renewed my lease. Dont have roaches really I cant complain. Its really a nice environment. The people in the office have been really nice going out of their way to make you feel really good and always on top of any issue Ive had which I appreciate. I just love it here ππ
This apartment just deserved only 2 stars, inside the apartments every month just broke something,and need long time to waiting for office will fix it. So many peoples have pitbulls ! And some of them even few ! But problem in another, they not put dogs in a leashes, kids around play and its very dangerous can be!!! But nobody cares, owners with this dangerous dogs also think its is normal! Till this dogs will not bites off someones leg or bites a child! Building 10 and 11 womens have 2 pitbulls and love to take them without leashes !!!! Im ok if just everybody put leashes and Care about your dogs!Be careful peoples!
They never answer the phone however when they do the manager is never in you just missed him or is going to be back Monday he never calls back the water is $140 for two people that doesnt even make sense this is a very very bad place to live I would not recommend this place to anybody I cant wait till my lease is over if I could give him zero Stars I would give them zero Stars
Terrible apartment,not safety!If you have kids not recommend to come!!! Because where the school bus stop, the metal door itβs close ! (And apartments office donβt care they say they will be not open!!!) Kids canβt normally went to the bus they mustβve jumped over the metal sharp high wall !

DO NOT RENT HERE. The management and staff at these apartments are awful. My parents who are both in their 70s live here. They recently received a notice that they owed $50.00 for a lapse in their renters insurance. We have been to the office 4 times and called at least 3 more. We provided proof through email and by the insurance company calling them, that my parents policy DID NOT lapse. They kept telling us that they were removing the charge or that it was being handled. It never got removed.Now they are saying that the software they update would not let them remove the charge because it shows a lapse for my parents. Again, we have provided them more than 3 copies of his policy via email as well as the insurance company has called them. Conveniently, each time we call or stopped by, the manager is conveniently in a meeting and not available.I have finally contacted Corporate and I am waiting to hear back. Please do not rent from these apartments. I have worked in the multi-family industry for years on the real estate side and I am appalled by the lack of professionalism this group has shown.They also take forever to fix issues. The laundry room in the apartments has not worked in the time my parents have lived there. The gates are always open, and I am not even sure whey they have them.Anyway, you can see their rating. It speaks for itself. We are moving my parents as soon as their current lease is up.
I signed a 7 month lease, they put it in their system as a 1yr lease. Trying to get info on a renewal, I was advised my lease was not up. When management finally looked at the lease in my file, I was treated extremely poor, because I was on my business & they were not. Needless to say I didnt want to do business any longer with management who handled business & their residents this way. So in turn they charged me with a broken lease without notice. Imagine that. Ill dispute the charges to no end, because this apartment manager was incorrect.

This is so many problems I do not know where to begin.Iβve been holding on writing this review until I was completely washed of my hands of this place.All I have to say itβs PLEASE CHECK WHAT THEY ARE CHARGING YOU.I put in my noticed and they pro-rated me the wrong rent by over $100. I caught it and brought it to their attention which they didnβt like very much. (I have documentation and signatures to prove it.)I spoke with a young woman in the front, even under her breath when I told her about the problem she said βI need to find a different job, I donβt know why Iβm working here, itβs terrible.βI wasnβt the perfect tenant but this place is absurd.Do not rent here. Save yourself.
DO NOT RENT HERE. Unless you like loud neighbors that shoot off fireworks at night and have parties almost every night then this is your kind of place! If your also into collapsing ceilings and ac water leaks then my goodness this place is for you! They were taken over by another company about 6 months ago and we had nothing but problems. Whether its billing or maintenance issues that were promised to be fixed. We were told that new ac systems would be installed within the next few months 6 MONTHS AGO. FYI that never happened. We were also told that each apartment would be upgraded and the issues would be resolved. Welp they sure drop the ball with that one as well.
By far the worst place Ive ever lived! The management is terrible at their job. The manager is very unprofessional, she has an attitude with anyone who has issues with their apartment. They never fix anything in a timely fashion. You have to put in multiple requests to get anything fixed. The gates our never closed or secured. Anybody can get on the property.the second day after I moved in I caught someone breaking into my apartment. I dont recommend anyone to live on this property until they get the right people to manage the complex. And they over charge after utilities. Please save your money and time and dont rent from southpointe apartments.
Itβs true Sophia definitely is THE BEST at making you feel at home and takes pride in her work. Sophia ensured that I had a smooth move in and I love my unit that Iβm in that she recommended. it is a great location and has a lot to offer

Sophia marsh is the best person in the office. thusfar she is the only person. that is a woman of her word. and is very compassionate about her job. I never really asked for much but when i did Sophia always saw fit to make sure i was happy and satisfied. Sophia takes pride in what she does and does it well. She is the best in the office she will be the ONLY ONE THAT MAKES YOU FEEL LIKE THIS IS HOME.
This is best place to be .people in the office are so welcoming .they made me n my kids to feel at home when we were totally confused .l salute u all the south pointe managements.
Horrible ass apartments roaches come out of no where they are money hungry af one bedroom shouldnβt be 901.00 they got separated bills for everything which sucks. Came in to rent since on the phone and online the rent was cheap. When I came into the office the price is suddenly $200 more??You quote me one price and change it once you see me. Lies
This place has been amazing so far, definitely everybody in the front office. Sophia especially, she is definitely the go to person for everything and Kesha too(sorry if I didnβt spell your name right love). Whatever situation your in they will work with you and help you out to the best of their ability. Theyβre extremely professional and courteous. I hope to see both of them managers of the property one day, cause then Iβll end up staying longer than just 2years.
I love my apartment Sophia she help me out so much. She have a positive attitude great energy. I just moved into my apartment this week. I recommend any my family and friends to stay here at south pointe.
I should of went with my first mind and NEVER went to these apartments after reading a few reviews. Norma the manager never returns phone calls. Darvis keeps you on hold and makes up excuses for Norma. (She is NEVER available)I was supposed to move in on 5-16-20 but some how my application came up missing along with my money order. I guess I just made a donation to these apartments but I am following up with corporate. βπ½ Stay away from these crooks
Strongly recommend looking elsewhere. I have had an awful time communicating with their staff and I donβt even live here yet - and now I definitely wonβt. I went in on a Friday and loved what I saw so I figured Iβd apply. I asked when I could expect an answer and the woman said by Monday! I didnβt hear anything and I waited until Wednesday to call. (I had to make a choice so I could figure out my living situation since I only had a few weeks) I called Wednesday and my application hadnβt even been done yet so they told me they would call the following day. Big shocker when they didnβt call. So I called Friday afternoon to check the status and IT STILL HADNT BEEN DONE! They said they would call me in an hour and once again, never called. At this point Iβm just furious because they are messing with my possible living situation. I sent an email and called the following day. Nothing. So I left a voicemail, which has yet to be returned. This complex is doing it all wrong. If you read this, please apply elsewhere. They are awful and could care less to help you in any way.
I spoke with Sophia and she was amazing. She was extremely helpful and answered every question I had. She was a joy to talk to and made me feel right at home.
Im moving to the Dallas area and against my better judgement from the reviews this apartment is in the area that I will be working, so I decided to give them a call. I spoke with a lady named Sophia that assured me the property is under renovations and they are working to improve the complex. She offered me a great move in special and was very informative. She walked me through the online application process. There were some discrepancies with the pricing and application fee. Sophia assured me it would be taken care of and to try back by the end of the day. I received a call back from her the next day letting me know all is up and running. I will be moving forward with the process. She was very friendly and prompt.

I currently live here and THEY ARE ALL ABOUT MISINFORMATION. DO NOT MOVE HERE! Roaches are a big thing here as well!!! The office manager Sandra, lost my money order in the office and came into my home will I was at work to place and eviction on the INSIDE OF MY DOOR!!!! Sandra later then called me while I was at work just to hang up in my face 3 times. Sandra is very rude and non understanding. It sucks loving your apartment but nothing can ever seem to get fixed and you rent money gets misplaced. Also, Jaylan in the office will smile in your face while giving you the most wrong information EVER. This is not the apartment complex anybody should live in with these circumstances and rude staff. And oh, donβt ask for corporate number their just gonna tell you to look it up! Hopefully this helps with your apartment hunting. South Pointe is not the way to go!!!!
These apartments are absolutely the worst ever that Iβve stayed in. What is the point in signing a lease that says one amount but because the office is dragging their feet your stuck paying market rent??? Itβs pointless to have a lease. Then you sit in my face and lying not knowing Iβve been keeping record of every person Iβve spoke with time and date and what was said. And your excuse is because their are over 50 others units thatβs having the same issues because yβall behind. Whoβs problem is that mines or yβall? I shouldnβt have to pay anything over what my lease say or assess late charges or threatened eviction because you are dragging your feet about updating my rent in the system. And then lie in my face and regardless of your irritation imagine mine when you pretty much are saying oh well and pushing it back on the manager saying you donβt know why she hasnβt done anything. Yβall are no better than the folks who was just one the office. Iβm sick of these apartments and you never fix nothing. My bathroom door has been broke for over a year so for a while me and my guest have to see each other use the bathroom till I put tape on the door so it wouldnβt be wide open. This is ridiculous and you just donβt do or treat your tenants like that.
Maintenance is horrible, I applied for this unit in June moved in August 31 unit COMPLETELY NOT READY!!! Door against the wall in my dining room, patio blinds and door lock missing, tub broken, no drip pans on the stove, no A/C in bed and bathroom, DIRTY air vents and broken blinds in bedroom. As of today the only thing that was fixed is the bedroom blinds, patio door, and 3 out of 4 stove drip pans received. SMH!! Been lied to two days in a row about maintenance coming out n didnt. Its too hot not to have a/c. LITERALLY the ONLY thing good thus far is the leasing agents Sophia and Natasha (spell check) they literally be trying to get things done for me and understand my frustration!
Dont move here they might tell you the rent is cheap but when you move in the utility bill will be more than 100 dollars and theres fees every month. Dont be fooled by the models they are really pretty but not worth it. Get a house if youre willing to pay what you pay here. A house would be cheaper ANDDD work orders are never done !
I think this apartment has been pretty decent for the past few years that I lived here. The maintenance has been fast and responsive here. The staff here is pretty friendly and has been pretty convenient for my time here. Of course things werent always perfect, issues in apartments rise but at least the maintenance was there to fix them.
Although I would sometimes have to raise a thousand dollars worth of cane, I still get results. Sophia in the leasing office is so sweet, polite, caring and professional in my opinion. She has my best interest at heart always and she is always looking after me and my needs whatever the case may be. Her customer service skills is on point 100%. I wish Sophia will get the full time permanent leasing consultant position. I canβt do nothing but love her. I had my doubts about Southpointe Apt Homes in the beginning but I have learned to make the best of a rough situation. I can say that this place is a lot better now that when the other company had it.

Great atmosphere, lots of pumpkins & friendly animals
The breeze way in my building on my floor has no lights what so ever and I have called these people multiple times to put in light bulbs and for whatever reason they can not be bothered. So they dont give a crap about the safety and security of their residents AT ALL. I put in a request online on the first about my a/c leaking and of course no one shows up but I go online to check the status and it says complete when NO ONE EVER SHOWED UP. Unless you have absolutely no other choice DO NOT MOVE HERE because this is the type of nonsense you will have to put up with staying over here.
A month and a half ago my kitchen sink got clogged, it took them 17 hrs to come and fix it by that time the carpet was all wet, and i was told that it was going to get washed Im still waiting for it......and 3 weeks ago the bathroom air vent started leaking, the maintenance guy has come twice and hasnt been able to fix it now i have 3 leaks and no matter how i ask for them to fix the problem no one cares.....if you enjoy water falling on your lap when you are seating in the toilet this is the place for you. ....O wait when you are brushing your teeth to.....this place is a fraud......theyre only interested in you paying your rent, other than that they dont care.
Does anyone have the number to their corporate office? Our experience with them for the 2 days we did live in the apartment were terrible and our communication with them regarding breaking our lease has been terrible. My boyfriend and I have been asking for the pictures of the βdamagesβ they say were caused and/or paperwork regarding said damages and havenβt received anything but a bill. We never unpacked and never even moved in. The apartments had roaches and management did nothing about them. I still have photos of all of the roaches that I personally showed the manager at the time. I just want this matter resolved properly and to be done with Southpoint.
After a year living here really didnβt have complaints I did have roaches when I first moved in but if you manage to clean frequent theyβll go away so roaches wasnβt a problem for me, although prices are kind of high here I think it balances out compare to other apartments, 4 stars cause it has its pros and cons, but my journey here will end September. Not a bad place to live at
I mean I would have given this place a five star but the water bill is a bit too high for that one. I think this place is pretty great otherwise. I like the tenants here, the staff members are really nice and have been helpful in keeping the place clean and things get fixed much faster now. I think the location is great for me, good commute to work everyday.
I went in today to see if they have a 2 bedroom available. When I walked in, no one acknowledged that I went in, one of the girls looked up at me from her desk twice and looked away both times without saying anything. The third time she looked at me I waved at her and she held up a finger telling me to wait. I might add she was JUST sitting at her desk. She was not on the phone or doing anything on the computer. After 5 minutes of me just standing there she gets up and shes like yes? I told her Im looking for a 2 bedroom apartment. She didnt ask me to sit or anything. Were just standing in the hallway. She said we have one availabe in mid July and with a sourpuss face said But, its 1155 a month. The way she said it was as if I couldnt afford to live there. I told her Okay... Can I see a floor plan???? Can you write that down for me somewhere? She grabbed a pamphlet and wrote $1155 on it and nothing else. I dont know why shes acting all snobby when she is working in the ghetto part of Dallas. And if you wanna know how she looks shes white, tall, with shoulder length dark hair. Thanks snobby white girl! You helped me dodge a bullet. Because I was so pissed at the way you treated me I went online to write a review just to find out that this property is badly rated.
I agree with the recent posts. I have been a resident for a year and a half. Yes living here has had its issues, but nothing too bad. I was lucky and got a good rate and I like the space/layout.However recently Ive noticed a huge change. I have been without A/C for over a week now. When I called the front office I was told I was one of at least six with the same problem. Ive repeatedly put in work orders for the lighting outside and they have yet to be fixed. I too have noticed my utility bill go up about the time I noticed the flooding issue.I am not one to complain, but Ive kept quite for too long. Ive been patient regarding my A/C, but the temperature has begun to rise again and its becoming very uncomfortable.

0 stars. Do not move to this place unless you are prepared to pay 150 to 200 plus in water alone. The rent seems cheap but it very expensive if you include the bills. I have a water bill right now for 588.00. I also have work repair orders out from last year. Maintenance is a piece of lazy trash.

They have a really good lady in the front named Sophia, sheβs super helpful and knowledgeable, sheβs the only one I trust and akways so friendly!
This apartment is pretty good to live in for the most part. I am here with my family in a two bedroom 2nd story unit. The management here is helpful and maintains the apartment grounds and walkways pretty well. It is clean and the apartment looks good most of the time. I like the amenities here and it is quiet place to live.

I have lived here almost 2 years and my floor has still not been fixed. I told them the day I moved in. I put in a maintenance request for my air conditioner two weeks ago and no one has came yet. I call everyday and the office rarely answers. It has gotten better though, the property. I do like that they upgraded all the appliances. And the kids that run around here throw their trash all on the ground. Its horrible. Ive had to video it so the office could do something. I hope it gets better. Also, the metal rack in my closet fell and it has been 4 days and no one has come to fix it.. My toilet in the master doesnt flush.
Dont let the model they show you fool you. The property is horrible, parking lots full of trash, people fighting, water everywhere, the office never listens to your needs. The safety is a headache, I feel very uncomfortable in my own apartment. On top of that the office staff never listens to you plus theyre very unprofessional, they way the talk back to you and dress is not that of a professional. They believe theyre the owners of everything and that theyre making you a favor by even talking to you. They always have an excuse for helping you or fixing stuff and if not they will just ignore you. The increase prices every month, no joke its crazy, the amount we pay for this is nonsense and ridiculous for the conditions and the area. The manager is never there to help you and when you call Robbins properties to complain about something or let them know anything you would have to leave a voicemail and they never call you back. Seriously dont come live here even if the office tells you anything or give you a discounted price. Your safety and peace are first specially as a woman or with children.
Might be the absolute worst property management staff in America. Pool is dirty, staff is racist, talks condescendingly to people. They prey on less fortunate tenants that do not have the resources to defend themselves. I seen them give a family of 5 a bed bug, mold infested property. This family had 4 children under the age of 10 btw. All of the reviews on here are true. Do not even give them the benefit of the doubt because as you can see from there replies its all a game to them. They will reply in a kind way they will talk soft spoken over the phone but trust me these people are crooks. spend the extra money and go somewhere else. Do not deal with this place and their team of unprofessional staff. I wish I can give them A ZERO. HORRIBLE!!!

The people are nice until they get you into a lease. A/C vent in master bed room doesnt work and hasnt in the year in a half Ive lived here. The parking is rigged so your friends and family get towed. The complex gets a cut out of that.
Worst apartment complex I have ever dealt with in my life. They have the worst customer service ever and management. It took me 2 weeks to even get my lease, I called a thousand times and nobody would ever pick up the phone. I would call from another phone and they would magically answer as if they already knew my number and who I was. I drove 6 hours just to make sure my lease got ready in time. When I went to move my stuff in, my apartment was broken into it wasnt even locked, the window was broken, and their was clothes and food all over the floors. The A.C. didnt work and they never fixed it and it had so many other problems. I called them the next day a million times to see if they had fixed anything and of course no answer, and when somebody finally answered and I spoke to the manager, and she really had the audencisy to ask me what the problem was in a very rude way. I requested a different unit but they wouldnt give me one so I got my money back and moved out 2 days later. I would never recommend this place to anyone, ever.
03/25/18 lease is about to end and cant wait to leave. Staff in office just doesnβt care about the residents at all, having a really hard time just to get out, filling out forms and giving it to them just to hear that they didnβt receive it. If the staff donβt like to work there find another place that suits you instead of making it hard on residents. Ive never said anything negative about any place but man this is something else. So if you looking into this apartment complex, really consider the problems going on with the office.
Been trying to get my ac leak fixed for like 3 months. And still other problems arise before they can get to that. Id like to turn my attention to other things besides fighting for livable conditions i already pay for and never deviated from as a renter
I probably wouldnt recommend anyone living here. I just moved in and have been catching hell 2 hours after I signed my lease. I got the keys to my apartment walked in to find the bathroom light fixture sitting on my living room floor and the keys I was provided did not work for my door. You cant call the office because they dont answer the phone and only have one line working plus they dont return voice messages. I waited almost two hours to get my apartment re keyed. Then come to find the A/C in the apartment was not cooling it properly. Maintenance is very under staffed so is the office cause they have different temps almost every time you go into the office. Kim the apartment manager basically called me and liar when I told her I been in my place foe 2 weeks and only had air working properly for 2 days. Instead of being a manager and apologizing and taking responsibility she wanted to cut me off mid conversation and wanted to play the victim when I finally raised my voice at her. She defends the maintenance men for not doing their job and they do not inspect the apartment before you move in. If they did my light fixture wouldnt have been in my living room and the keys would have worked for my door. Unless you like drama and inconvenience, look else where.
I am a first time renter and I just want to say that I am very disappointed that I chose South Pointe Apartments to be my first home. Lets start with pest, when I moved in there was dead roaches all over the place (from the spraying a couple days prior to my move in date), then I moved in and Ive had to call pest control out at least once a month every month. But does that help any? NO. I had to take it upon myself to BOMB my whole entire home to get the roaches to be at a minimum. Im absolutely disgusted,Secondly, the leasing office absolutely NEVER answers. One day, I literally called back to back to back for about 30 minutes and never got an answer. They say Leave a voicemail and well call you back.. I left voicemails, think I got a call back? NO. Communication is terrible.Now, theres apparently a leak coming from my apartment leaking into the apartment below me.. theyve contacted informing me on the leak causing me to leave work early to let them into my apartment only for me to get there and no one ever comes. I also go to the leasing office to give them my key to cut so that they can get into my home when Im not there but, no one is available to cut my key. So now, they tell me they have to change my locks and I need to take it upon myself to come get the new key for my apartment.I know this isnt THE WORSE apartment complex in the Dallas Metroplex but, it definitely is probably in the top 10. I really hope that if you have taken the time to read this review, that you take my advice and dont move into these apartments. Its absolutely terrible.
The people giving this place more than one star must know the staff or be out of their minds! I should of known not to move here when they couldnt even handle the application process correctly. Since day one we have paid our rent early or on time in FULL, but somehow they put a note on the door EVERY month that we owe them money. Then, we have to call multiple times and go to the office before they realize that THEY made a mistake. The manager is RUDE and thinks she knows everything. And dont even think about requesting maintenance for anything because that will take weeks to handle. Our AC wasnt working for weeks and we finally had to contact a lawyer and threaten suit. Surprise! Once we did that maintenance had plenty of time to fix it. The level of incompetence here is unbelievable! I think their starting to lose so many people that theyve decided to approve everyone because Im pretty sure my neighbors smoke weed all day and sell drugs out of their apartment. The visitors parking is a scam and your friends or family NEVER have anywhere to park, oh! and dont forget the fact that they WILL NOT notify you if you have a package in the office. I could actually go on forever about how terrible this place is! The only good thing about it is the amount of space you get for the price, and I hear their raising the rent so there goes the only positive characteristic about this complex. So glad were moving this month!

But if youβre anything like me and youβre reading all these horrible reviews and thinking mhm, itβs probably not as bad as they make it. Well.. itβs WORSE! They take MONTHS to fix things and management and staff are HORRIBLE! Since Iβve been here the staff and everything has changed and instead of making it better they just mad it worse. Their are apartment homes everywhere and next time Iβll be smarter when I look. My lease is up in April and Iβll be out in March. Thatβs how much I HATE staying here!
I am a resident at this complex. I think that this complex is ridiculous. They take days if not weeks to fix anything. When our year lease was coming to an end, we was looking for another apartment, well when you look for another apartment, they call your current landlord to verify you pay rent on time. Springhouse manager called us to see what they could do to keep us. We told them not to up the rent, so instead of raising it $120/ month.... They gave us a $100 deductible each month, and raised our rent $20. Now we signed another year lease. Our microwave went out, it took them approximately 3 weeks to replace it... now we have a condensation leak in the dinning room and they were informed on July 7th and they havent fixed it yet. I cant wait to move out.
I just moved on the 30th of this month AC has not worked since then they keep sending maintaince guy he just goes makes work for 30m and leaves on top of that microwave broken and dosent workLiving room ceiling fan can turn offBathroom keep running water just wasting it with broken litOven dosent work or turn onBlind folds brokenAnd lots of roaches

They offer valet trash pick up for $10 monthly you have no choice. Take out your own trash still have to pay. If you are month to month its 30 plus $10 for regular trash. I pay $40 monthly for trash. Serious problems with roaches and yet they have the valet service which allows trash to sit in front of your door for hours?
I currently reside here. South Pointe is currently under new management and this management company is very rude! I spoke with Kaden Gayle about me not receiving my new lease agreement. He informed me the original office assistant, Sophia ( this was the name Kaden Gyale gave me), was supposed to give me a call about the agreement. He we are now at the end of the day and I still have yet to receive a call. How professional? I put in my lease request a week prior (7/23/19). When I first spoke with Sophia, she informed me she was going to renew the lease for $759 and 6 months. She also stated she would send me an email for confirmation. I have yet to receive a notification and it is now 07/29/19. I gave the office a call and informed Kaden Gayle of the information. He then informed me the rent will increase to $918 with a 6 month lease. That is a tremendous jump from $759! I informed him I received misinformation from Sophia. I then asked who did I need to speak to about this inconvenience. Kaden Gayle informed me to look it up on Google which was very professional. I also asked him to provide me with his name but he stated I will not give you my name. I dont understand how you expect someone to pay almost $1,000 a month for the damaged property, unlawful tows, the rude apartment manger and disrespectful leasing agents. I just had to call The City of Dallas on 07/27/19 about them having my information wrong in the database and denial for a parking sticker. I feel like Kaden Gayle was trying to be rude due to the fact of me asking for corporate information. Its always something with him. As well as the office manager in the office. I wanted to renew my lease and give the new management company a chance but it seems like they are just making it worse. These apartments full of MISINFORMATION, ATTITUDE, AND UNPROFESSIONAL-ISM.They are quick to try to make it seem like you guys where doing their part as a leasing office. I actually spoke to Kaden Gayle on the phone so there was no face to face confrontation. I even went in the office this morning to speak with Jerry Robertson. He as informed but never came out to speak so I left due to having to leave for work. Im always willing to speak to the agents about a problem before calling corporate or even The City of Dallas. Seems like they get to fixing the problem when I mention corporate or The City. Thanks for the feedback, you tried it though.
Where to start? First of all, take those 5-star reviews from 6 months ago with a grain of salt. Those reviews are preposterous, and might be fictional. And Ive seen some cute, even farcical negative reviews. Im not interested in doing that. We lived at Springhouse 1987-1996 and again, 2006-2014. Obviously, I will address the latter period.You will not find the warmth of a great community, but some tenants are very nice peopleβbut are frustrated by area crime and an unresponsive, negligent office management.You will be close to freeway access, which will be apparent by all the emergency vehicles.Two years ago, the management, while never perfect, was wonderful and quite friendly, especially compared to what was subsequently put into place. Now the management is rude, clueless and afraid to come out and look at who has walked into the office. In the times I had to visit the office, you could count on one hand the number of sightings I had of the manager.The owners are not into maintaining and repairing the aging buildings. In many spots, the structures are falling apart.There are gates into the property. Sometimes they work.You may regularly see police entering the property. In the last year or so, we saw way too much of that to feel truly secure. Its good the police were there, but disconcerting that so many tenants had police looking for them.If you live near the front pool during months it is open, dont count on a sound sleep.There is almost always trash everywhere, though maintenance tries to clean it up. Too many tenants just dont care and litter the ground.Be prepared to lose your deposit, especially if you have a pet. They didnt even bother to write to tell us why, even though they said they would.The group that runs Springhouse could do much better, and in finding a decent place to live, so could you.

I have been dealing with management for quite sometime now, I have put multiple work orders in for my washer and dryer to be fixed. I had them replaced when I wasnt here and have to get it replaced again because the one they gave me was broken as well. I have called management and even talked to maintainance about getting the problem resolved its been 2 months now. Also I have put multiple work orders in for my closet door to be fixed, it has hit my son in his head 3 times already. He has been getting migraines since the first time it happened. He might have to go to the doctor. Were just gonna see if they stop. We have had nothing but issues here. I would not recommend this place to anyone we have roaches all the time, not matter what we do to get rid of them. This is not a good place to live, management obviously doesnt care about there tenants, if you dont want hot water at least 5 days a week, a broken washer and dryer, your tile to come apart as you walk on it and for your closet doors to fall on your head unexpectedly multiple times then this is your place. This is the worst apartments to live in.
Great apartments just make sure you listen carefully when the office speaks on rent read the contract before signing to get a clear understanding of what you are paying for.
It only gets one star, because I cant give zero!!! This is the worst apartment complex ever!!!! Litterally!!! They never repair anything! No A.C. for 3 months in the summer. And it is completely unsafe!!! Dont live here!!!
I like living here. Never had a problem. People just want to say mean things most likely because they did something wrong
The apartment from inside is not that bad looking, but lets be clear is not well maintained, moved in with a lot of problems, thankfully fixed but it wasted a lot of my time, and plus they charged if it was really a luxury apartment ! Thankfully My contract about to end in 2 months, it had been a long time really wanting to break it but finally time is here and Im so Happy Im not going to renew my contract with this rude people! Save your time and money!
They never seem to hear the phone ring. I can blow their phone and they still dont answer the phone. If you need something done you must go personally about 2 or 3 times in order for them to get things done. Ive been waiting for them for 2 weeks to come fix a leak in the kitchen sink. Yet I see the maintenance workers outside just laughing sitting in the truck. Just makes no sense.

Leasing office is rude, short tempered, and do NOT care about the tenants experience. I had water soaked in my closet since I moved in here that I HAD TO FIGURE OUT AND FIX, water keeps running in bathroom and nobody will do anything, and issues with appliances. Manager is rude and doesnt reach out to you to keep you updated. They supposedly have 72 hours to finish maintenance requests BUT they remove it from the portal and dont do anything about it. I would NOT recommend this apartment complex or Robbins Property Associates to anyone.Mind you, the post below shows their response to someone saying that maintenance is important to upkeep and in a timely manner,.. However MY ISSUES HAVE BEEN GOING ON FOR TWO MONTHS. Dont believe a word they say.
I would give no stars if I could. The absolute worst apartments to ever exist in history. Do not ever rent here! Even if your desperate to get out of yo mommys house! Do not rent here! Dealing with her uch better then staying here. Havent even been here a full 2 months. Got here on our first day our door has been kicked in...our AC did not work...its the summer time in Texas 100 something degrees...our floor is coming up...that still hasnt been fixed...roaches running about...oh but no they spray...and guess what...our door still hasnt been fixed! Theres is literally a nail sticking out of it. But yet Kim tells us she ordered a door from Sears...girl bye...oh wait lets not forget we still dont have our mailbox key...um...Ive lived in apartments before and we get our key when we first move in...like I said...its almost two months...lets not forget...I have a 3 year old...its 80 something degrees in here...thats hard enough for adults to handle...then they have the nerve to say oh well a lot of ppls AC have went out......do NOT move in..learn from this review..but yet you gotta pay for expensive ass rent on time...how dare these apartments...not to mention also...my roof in my kitchen/living room started raining from above...I HATE these apartments...learn from this review...drive the other way!
This place was awful thank God I moved out. Maintenance never fixes anything, but after 3 days they mark your work order complete. So every 3 days you have to get back on and submit a new work order. Also, the emergency maintenance line is useless. When my AC went out we submitted 4 work orders and left a message on the emergency line every day. Nothing was done until I finally went in and yelled at somebody in the office. Dont believe them when they tell you theyre fixing the gates. They told me that when I moved in and a year later still no gates. Expect to have your car broken into because its the only community on the block without gates. Theres really no security at all. The parking lot has pot holes that could swallow a car and is covered in trash. I could go on but Ill just leave it here. If you have any other option for a place to live, choose that. And I mean anything, your parents house, a tent, under a bridge, theyd all work. Just dont move here.
Havent lived here in 3 1/2 years, but looking through current reviews makes me realize that although the name of the complex has changed from Spring House, they havent changed their awful business practices.-Overcharging people on utilities (water and sewer alone was 150 a month while one of their sister properties only charged around $50 on average).-The roach infestation because they only sprayed apartments when you asked for it, rather then monthly like the original owners in 2009 did.-The lighting which has been always horrible and light bulbs were never fixed.- Constant need for police presence. I dont know how many times peoples apartments were broken into, or the facts that drugs had always been a huge issue on the lot. One of the security gates was broken for almost 8 months while we lived there, leaving it wide open for anyone to enter. They were supposed to replace the gate and get cameras then as well.-Them changing policy in the middle of the lease to add extra charges.- Their maintenance workers were changing all the time, and we would have to threaten them with a certified letter detailing all our issues for them to come fix anything (BTW you have a legal right if they dont fix something within a reasonable amount of time to send them a certified letter. Once they receive the letter, if they still dont act, you can deduct the amount from having to fix it from your rent.)Basically to move in this apartment complex you had to make sure to know your rights as tenants. I learned a lot regarding Texas Tenant Laws while living there. It was a great complex in 2009 and we lived there for 5 years. We tried staying a year or two when the new management took over, but they were a complete nightmare. Thank god we moved out. It doesnt seem like they have gotten any better.
Ive been a resident here since may 17, 2017. Within the first two weeks my car was towed because the office assigned another resident and myself the same parking space. I had to miss work and pay over 250 to get my car out not including the fee I paid a left driver to take me to get my car. It is 11:49pm November 2nd and something told me to wake up out of my sleep and look outside and check on my car. When I looked at the parking space that Ive been paying for monthly since Ive been here, I noticed my car was not there. Today is Thursday; my car was jus towed not even 2 weeks ago. My car is constantly being towed for NO APPARENT reason. My parking sticker doesnt expire until November 2018. These incidents have caused me to miss work each time. I have to wait until the office opens at 10am, talk to someone regarding why my car was towed and have them release my car. Ive already missed work because its past 8am. Next I have to find a ride due to me not having any family or friends here in dallas. Pay them to take me to get my car. Get there and deal with rude people and wait for them to release my car. Its now 12:35am and I just got off the phone with non emergency 911 Garland and the officer in formed me that my car was towed once again. This is an ongoing issue that the office needs to look into. I will be seeking legal advise about the matter. Im missing work which means its affecting my pay and my rent money that they keeping increasing monthly with all the additional fees. Along with me looking into it legally I will also be looking into another place of residency if need be.
Dont respond south pointe with a post of thank u for ur understand and we are sorry to hear blah blah blah....u guys dont care, nor will u guys ever, american land mark corporate office has been notified and debbie chatman is also been notified, of the outstanding water Bills for everybody in the complex, outstanding work orders and negligence to assist customers properly, people deserve water credit, especially if yall have a major water leak somewhere and residents say their water is like $200 per month and u say thats normal, its not normal, Im sure u being the manager live in a house and only pay $60 for water, and if u paid that much u would fight it as well. ALL IN ALL DONT LIVE HERE!! If I could give 0 stars I would, and dont respond too this trying to save it, unless we get the old management, who actually cares, nia keeton and the rest of the crew are ruining this placeEdit: see I told u they would respond with something meaningless and not get anything done, just like these people :p
If i could give zero stars I would. I have been reaching out for 4 months now regarding my ceiling. There is now mold and mildew. Every time it rains the water comes thru the cracks. I have asked the office to please send someone to repair it or to transfer me to a different unit. Whenever I call, its difficult to get someone on the phone and when i do talk to someone they all say something different. This is extremely unacceptable. I pay this high rent and expect results when something is damaged. This has been my only complaint. Whenever the mention of court is involved, the office team says, well do what you have to do. This is very unprofessional. If I stopped paying rent, they will try to evict me. IT is THEIR job to make sure everything in these apartments are up to standard. They are violating code compliance. The ceiling in my apartment alone is a violation.
Upon our visit with Asst Mngr Angel, we gave her everything she requested so she can start the verifiation process nd we never heard back from her after numerous attempts on calling the office, sending her emails and stopping by her office. The staff would always give an excuse in why she wasnt available to speak to us at the moment. Not once did she attempt to contact us to follow up. move in date was supposed to be 6/1/18 and we applied 3 wks before move in date and never heard back from her. Until another staff member finally decided to call back and follow up on 6/2/18. Hello no THANK YOU. Horrible experience

Theres is a lot of roaches, maintenance is a disgrace, its really expensive and theres always new people at the office. I wont ever recommend these apartments to anybody.
Worst experience ever! Save yourself a major headache by driving on by this place!Management is horrible! They dont care about you or your troubles in the apartment! We had flooding, cockroaches, and appliances break that did not get fixed! Main gate broke right after we moved in....they had still not fixed it after we moved out 3 months later. Forget safety and security at this place! Not a good neighborhood. Drunks banging on our door, wannabe gangsters listening to loud rap at midnight right out our window, and gun shots always near by!On top of that the apartment itself was nothing like the display model they showed us! Old stained carpet, stains on countertops and walls. Warped, uneven floors, and cupboards! Faucets missing stoppers and nobs. Bathtubs and showers were a disgrace with putty falling off and not level tile.This place is an overpriced piece of crap! Dont enter a lease with these people. My husband lost his job and we had to move out of State and we had to keep sending these theives money for rent and for the water bill for the rest of our lease!These people should be forced to shut down! Not professional, not safe, and a complete rip off!
I have been living in these apartments for a year now. They never come out and fix anything and if you ever need to call them for any thing THEY NEVER ANSWER THE PHONE EVEN THROUGH BUSINESS HOURS!! I have been without air conditions for 2 weeks now and every time I try to call for maintenance no one answers. Then they have an automatic system that lets you leave a voice mail for someone to call you back and I spoke to some about fixing my air, and they told me they were coming out that night. NO ONE SHOWED UP!!. I AM STILL WITHOUT NO AIR!!!! AND THIS IS UNDER NEW MANAGEMENT!!!! I would never recommend anyone to live here!! The worst apartments ever!!
Security issues and safety is a problem! Gate been broken for months and no security service patrolling complex. If coming and going at late night or early morning do so in a two person team.
I have lived here for a couple of months yesterday I went to the office because they told me that I owed 75 dollars then she looked at my lease then supposedly that I owed $375 because supposably when I first moved in that the person that attended to me which was Stephanie that I had to pay that amount for a dont deposit so I was like its not my fault shes like why you still have to pay it and I think thats wrong of her part its the new manager thats there right now I just think thats wrong and I dont think I should pay it because Im not the one that made the mistake π
Worst place u could ever live.. pls dont sign lease.. water bill is always 150 plus and trash is 40$ extra a month.. they dont tell you that in lease.. way over priced.. whatever is your lease agreement is add and extra 200$ to that in made up fees.. pls look elsewhere this is def not the place to live.. you will always be charged for all kinda of made of stuff
I wish Ive read the reviews before its too late now, Ive been living at this place for the last two months, but its been horrible experience. Management staff are the rudest level that human being can reach. They have stupid policy for requesting maintenance. You need to go online and submit a work order and when you submit it no one will care about it.. since I moved in Ive submitted more than five work orders and received ZERO response. And if you go complain they will accuse you of disturbing the peace and safety of their lazy employees. I really dont know why the city of Dallas is allowing this. Yesterday, only I went there again with a very quite and polite way to check on the five work orders and some of them involve the safety of my kids, but I was received very poorly and not even this a lady her name Kim came out of her office and told the other employee who was talking to me to end the conversation because it was late for her. Honestly Ive never seen this kind of treatment in any of the apartments that i dealt with in my life. I totally dont recommend this complex to any one
Im a current resident here. What ever you do please dont get suckered into their contracts. When I was inquiring about the property I was told by the leasing agent that water ran around $50-$60 a month and would rarely exceed that amount. WRONG!!! My water bill has never been below $180!!! I was told by management that every tenant is billed this way due to the washer-dryer connections in the apt. I DONT OWN A WASHER OR DRYER!!!! Why on earth would I pay for something Im not using!!! Then theres the issue of the valet trash that I pay another $30 for. They skipped my whole building for 2 weeks straight. When I went to the office to see if I could remove it and save that money I was told that, again, every tenant is charged this fee. I pay $1160 a month for a 1 br unit with a den that reeks of marijuana from the surrounding units. I was paying that amount for a 3 br/2ba condo in N.Dallas......guess whos moving just as soon as his contracts up????THIS GUY!!!!Ps: I only gave the star so I could post this.

South Pointe is the worst apt to live at. First and for most their #1 rule is you can not part under the tent or have your tags out of date or you will be towed 2ndly they have velvet trash 3rd their rent is fluctuate.Let me start off by saying the tags on my car wonβt expire until May 2019 also insurance is up to date on my car as well as the fact my car was parked right in front of my apt BUT South Pointe still had my car towed2ndly they do not have a set rent. Please be ready for your rent to fluctuate. Apparently they claim the city of dallas splits the bills in half so one month your rent could be 850 while the next month your rent is 950 and so fourth.Donβt believe the prices you see on their webpage because itβs not itMy apt is 525 sq ft comes with washer and dryer 1st month was 786 2nd month 824 3rd month 904.Letβs also not forget this wack valet trash. Lol doesnβt matter if you live right in front of a trash bin YOU WILL STILL BE CHARGED FOR VALET TRASH. Stop thinking just because you donβt use it they wonβt charge you sorry but like they did me theyβll do you straight up told me regualrdless if you donβt you have to pay for it.
I agree with all the other tenants who have suffered the financial abuse as well as the manipulation the leasing office and managers have caused.. they use gimmicks such oh we have pro-rated specials and discounts, then show you a really nice model apartment and youre thinking that that would be the same apartment you would be living in.... Tuh, straight lies Angel walks around smokin cigarettes unable to do her job or check to see if maintenance has make ready for upcoming apartments to move in. So my mom moved in and her apartment wasnt even close to being ready, it had a horrible odor, the cabinets and drawers were raggedy, holes in wall at the bottom, refrigerator didnt even have a handle, they had to replace a/c unit, they had a few roaches, everything was terrible my mom was in tears after giving her money to them, so helen says, well we can just give you your money back, like thats gonna help we had a moving truck unloading already its too late at that point to try and find another place. Its gotten so bad that Kayla who once was a leasing agent has quit because of all the turmoil going on. Then they tell you they will work with you if youre a little behind and once you give them a partial payment they go behind your back and file eviction. The courts sent my mom a eviction citation, after the new manager tasha told her she would call the court and verify dismissal of this eviction, tell me why tasha showed up to the court because she knew my mom wasnt coming, because she told her she doesnt have to appear.. That is so shady.!!! After all the money my mom and stepdad has paid out of pocket, and still have no clarification or resolution to these issues the whole front office need to be investigated and replaced. Talking about they care about their residents, bold faced lies, I pray God works all this out and when her lease is up she can move..... Bad experience overall I wish I could rate this place a negative 0.... Here it is she wrote on a memo pad that she would arrange a payment plan for my mom and stepdad, and when my mom made payment she still filed eviction; and said they wont comply with the arrangements she arranged. Im like who is they.. if youre the manager and you verbally agreed to an arrangement you need to stick to. Point blank. Period.!!!
Dear reader,This is an update from the first review I posted which was on June 9, today is July 3 and nothing has been resolved at my boyfriends apartment . Please read carefully to all the reviews about this place and save yourself from a headache!!! This people are unprofessional, liars and do not care about their residents. Yes this is a NASTY place to live!!1. The a/c is constantly not working. The a/c stopped working since Tuesday he put in a work order, maintenance guy went on Wednesday around 6pm did something outside and left. Friday morning a/c stopped working again he went to the office put in a work order around noon, he went back after work to check if it was fix, a/c still not working. He went to the office again around 5:30pm ask about it and was told that they close at 6pm that someone was coming over before they close. NO ONE WENT OVER! He called the emergency number around 8pm someone returned his called after 9pm and said he couldnt go check the a/c because the company doesnt allow them to go out after 9pm! Saturday morning maintenance guy went over somehow the a/c was working so he didnt do anything. My boyfriend was out for the day went home around 4:30pm (Saturday ) the a/c not working again!! Called the office, they dont care! All they care about is that he pays his rent!2. The front closet still missing a door since he moved in.3. Garbage disposal doesnt work.4. Theres water leaking under the kitchen and bathroom sink. Oh both bottoms of the kitchen and bathroom cabinets were supposed to be replaced never happened a board was put on top.5. He was promised a new toilet, the maintenance guys got him the one from across the hallway and said the new one will be here in 3 days well come and change it for you I guess it hasnt arrive or got lost!!I wish I could give this place 0 stars!! They have poor customer service.June 9
