I can’t imagine using a different rental property management company now — in particular, Ken Dixon, the receptionist at their 53rd St office, and the maintenance staff at my building Ivy at Mason have never failed to come through when I need it most. Any issue I’ve had has been resolved anywhere between within 20 minutes to 24 hours depending on the urgency of the issue, and it was always handled with great professionalism. Love these people. They all know me by name and make me feel so cared for
Literally the worst property management company I have ever rented from. To be fair I am subletting from the original tenant but the communication has just been below subpar. From move in, they requested documents I had already signed. I wasn’t even informed where to throw out trash or how to pay my rent. The agent I talked to - Kirsten - told me incorrectly that I should pay my rent by money order and drop it off at the Hyde park office - two unnecessary exposures to other people during a pandemic! She neglected to say that doing so would also incur additional fees. I didn’t find out until a month later from the original tenant that I could pay rent online.The most egregious example of lack of proper communication was with parking. In the photos below you can see the residential parking lot. Without adequate signage and during the stress of move in, I assumed that the parking lot was free after parking in it overnight without incident for a while. Suddenly, one day out of the blue without any warning or notice, my car was towed. Kirsten did not respond for two weeks to my frantic and urgent email asking where my car was. Not only was it incredibly unprofessional, hyde park property management did not take any responsibility for not communicating this properly to residents. They completely gaslit me and ignored the incredible distress the experience put me through. Not to mention, the non-trivial risk of exposure to COVID in the middle of a deadly pandemic by having to trek four miles to retrieve my car. Instead of granting my request for a rent credit (which is totally reasonable, considering they give out $400 rent credits for a frivolous winter decor contest and also offer $200-300 incentives to NEW renters to sign a short term lease like I did), Kirsten promised to send out an email to warn the community. I pointed out that flyers were probably needed considering that Kirsten herself admitted this had been a recurring issue (pictured below is another resident’s car which was towed, as evidenced by the serial number on the window). Kirsten ignored this reasonable request, and still has not sent said email to this day, weeks later- even though HPPM often puts up flyers about how to retrieve packages, furniture disposal policies, non-smoking policies, etc. and sends emails almost daily advertising their coupons for local restaurants.Now, after contacting two separate agents - Kirsten and Michael - no one has gotten back to me about two serious issues with the unit. The refrigerator leaks water all over the food in it. The shower drain does not drain, despite snaking it (both pictured below). I am pursuing my legal options now as HPPM refuses to take any responsibility for providing a livable apartment for their tenants. The last photo is the fridge which had a copious amount of dust in it before being cleaned. Just goes to show how Hyde Park Property Management does the bare minimum - how many years of neglect did it take for the back of the fridge to get this disgusting? Please stay away from this awful and unprofessional company! These good reviews are clearly fake - just look at how long they are written!
I have been with Hyde Park Property Management for over two years and have had a wonderful experience. In particular, Sierra and Kenneth have been exceptional to work with in resolving challenging life circumstances for a job move related to COVID-19. It takes a village to maneuver living circumstances and work/life challenges in such unprecedented times, and Im grateful that HPPM (especially Sierra and Kenneth) went out of their way to accommodate my circumstance. Moreover, Im extremely grateful for their professionalism, responsiveness, and willingness to treat tenants as human beings.This has been a lovely home and will be truly missed- proximity to UChicago, stores, parks, and transit is all unbeatable. In moving from Florida (where I lived all my life) to Chicago (where I knew no one!), HPPM made me feel at home. They hold events, offer discounts to support local business-- true community involvement and engagement. The maintenance support has also been top notch throughout the duration of my stay here: responsive, friendly, and respectful. At one point during the 2019 polar vortex, a maintenance staff (Rodney) came to my apartment late at night to help unfreeze pipes when it was -20 degrees out. I was touched by his dedication-- so far above the status quo.My personal experience as an HPPM renter has been this: relationships with a property management company go both ways. Ive found that being timely with payments, showing care for the property, treating staff with dignity-- such behavior leads to reciprocal respect. I feel very grateful to have found this apartment, and if I return to Chicago, I will be returning to Hyde Park Property Management.
Hyde Park property management runs a building on my block. I wish they didnt. The grass is perpetually overgrown. The trees are not trimmed. Trees that have been cut down they dont bother to replace. Grass doesnt grow under those overgrown trees? No problem, let the huge dirt patches collect trash. Trash also collects in the front of the building and there is regularly broken glass on the sidewalks. Broken down and rusted bicycles rot in the yard. The sidewalk is not adequately salted in the winter, allowing dangerous but invisible patches of ice to form. There is one sidewalk that formerly extended from a door to the curb that is completely covered with dirt and overgrown with grass. How many years of neglect does that take? For a 3 week period last summer the mail carrier and UPS, FedEx, Amazon etc. could not make deliveries due to a non-functional entry/call system. There was a hole from a rock, bullet, or other impact in a garden unit window for over a year.These are management problems. Its clear that it wasnt one or two careless employee who caused this. The problems are too widespread and persistent. Its also clear that this management company does not care about being a good neighbor. I wouldnt be surprised if they treat their renters the same way. Im leaving two stars only because I havent actually rented from them. I never will, based on three years of observing their buildings. Look elsewhere.Dear Hyde Park Management, for goodness sake take some responsibility for your property. Its been a minute.
They dont accept responsibility for a lot of things and theyre very slow in responding to issues. They like re-branding themselves as Ivy Residences and spend money to redecorate their buildings to look fancy, but in reality, the buildings themselves are fairly bad. They dont allocate their resources for actual important issues and repairs. I had a window broken that took 8 months to repair. I had my items thrown away by maintenance because they thought it was leftover from a previous tenant. I had pest issues that didnt get solved for months on end. I had packages stolen from inside their own mailroom, for which they claim no responsibility, nor are they willing to install video cameras even though this issue persisted for longer than 2 years. Theyre too lazy to install meters for each unit so they allocate utilities based on the entire buildings usage using some ratio system, so you end up paying for utilities because your neighbor forgot to turn off their lights at night. Everything is all talk and no action. There are so many unacceptable behaviors this company displays and hopes to be able to sweep under the rug. Dont let the name tag Ivy Residences fool you. Youre going to pay a lot of rent for a good old nothing.
Spoke with Ken the property admin to help with a work order for my unit. He was absolutely pleasant and helpful with this maintenance request and within the hour the maintenance staff was at my door to install my window unit. Thank you Ken for the pleasant exchange and getting someone to my unit so quickly in this upcoming heat wave.
The maintenance workers are very nice people and they have great customer service
They are terrible at responding to issues. Never call back when they say they will. We had problems for months until they fixed it. Just havent had a great time. I was thinking about resigning with them for a different apartment without a roommate but Im not even interested due to the service I got with the current apartment. Oh let me mention they tried to give us our current apartment to us dirty with dust and paint wear. It took weeks of complaints for them to actually do their job and give us a safe home
The staff is really fantastic in helping you through processing and solving any problems that come up! Special shoutout to the property administrator, Kenneth Dixon, for the quickest, most efficient communications!

Do NOT rent from this deceitful company. To evade the backlash of the lawsuit they faced they are desperately trying to rebrand as Ivy Residences. Theyre too cheap to install any kind of security measures so you will end up having a large proportion of your packages STOLEN by low-lives in the building. You will become well acquainted with Amazon customer service. On top of that, they take an age to address any issues with your apartment. The wall paint is crumbling and damp, and I had a lot of mold in the bedroom which they clearly just repaint over for each new ignorant tenant. If they do eventually get to your issue, I can guarantee a season will have passed. There was also no heating for the entire month of October, despite it being in the 40s. They should have renamed this embarrassment of a company Hyde Park Property MISmanagement!
Would not recommend working with leasing agents here at all. We placed an application with them and there is no followup on their part on the review process. We wound up having to call them for 4 consecutive days to check in on our application. Each time we were told of some excuse that delayed the application screening.Our 4th phone call finally yielded a response of an application approval only to find out two days later (via email from a Chantel Karnes who treated the matter nonchalantly and did not include any apologies at all) that it turns out the apt was already rented out.We called in 4/5 times about it, why didnt anybody catch this at the office? And what happened to customer service etiquette - weve received none that resembled it. We wasted about a week waiting around, lost our application fee and have to restart our apt hunt.
My partner and I had to have our wall repaired. Ignacio from the Maintenance Team contacted us, was very responsive and flexible with scheduling the work he did over two days, was extremely professional, and skilled in his trade. Our wall looks brand new and both my partner and I felt completely comfortable having Ignacio come and go as he needed in our apartment over two days as we both taught classes online.
Very happy with kind management; very fast at responding to emails and helpful. Work orders are done well and quickly. Highly recommend. Claire was very helpful and responded in minutes.
The global pandemic is a big stressor for everyone and the process of signing a lease included me running after Jessica Oswald to get the support I needed to rent with the company. I hoped for a seamless customer experience and gave the company the opportunity to make a better impression on me by owning up to their mistake and refunding my $200 move-in fee after Jessica said it was refundable. I provided proof of her saying this and they still refused to refund it back to me. I wasted countless hours recounting my experience, writing this email, and calling consistently to get support, all while being disregarded. I was so excited to move in, but the treatment, lack of professionalism, and inconsistency between their policy and employee messaging just goes to show what my customer experience would be like if I rented with them.
I have been with Hyde Park Property management for 5 months. Since I’ve been with the property, I’ve discovered mold in both our living room and bathroom, water in our walls (which has warped the paint), a heat outage lasting 4 weeks, oh, and did I mention I had 3 packages stolen just last week? Not to mention my bike, which was locked in the building bike room was also stolen.Management doesn’t care. They will not install security cameras despite requests from multiple residents. I’ve put in a maintenance request for the water in our walls and no response. Just wish I could get out of the lease without penalty!
I lived for two years at the apartment building at 5110 S Kenwood. I really enjoyed my time living there – Hyde Park Property Management was always very responsive to maintenance requests and the office staff was friendly and professional. Ken in the leasing office went out of his way to help me out when I was moving to let me park a U-HAUL in their lot overnight. Keep up the great work!
Roaches, backed up plumbing, unresponsive management. Don’t even think about moving out early, they’ll tell you you’re done with payments...and slap the charge on 10 days later with a threat to send it to collections. No respect for tenants that paid in full on time every month during a pandemic.
Okay so Im really not the type to give companies bad reviews or leave negative remarks but my experience has been completely terrible at this point now. I applied for an apartment mid July and unfortunately got denied. The agent, Michael Kuby, (I would like to state was a very nice guy and was a pleasure to deal with) who showed me the apartment emailed me and stated that they will issue me my $200 deposit that I put down on the apartment and refund it back to me on my debit card that I placed on file on my account with Hyde Park Property Management online. For some odd reason, they claim there must’ve been some type of glitch because they could not successfully send my $200 refund back to my card. So now they claim they are going to have to send me a $200 refund check in the mail. Okay.... smh Fast forward it’s almost September and I still have NOT receive nothing. NO REFUND. No check. Literally nothing but broken promises from this company. They told me their treasurer, Monica I believe, a few weeks ago was on vacation so I had to wait until she came back to look into my account. I literally just called Hyde Park Realty again today and guess what, the treasurer AGAIN is NO WHERE TO BE FOUND. The receptionist on the phone stated she has a son and she is working remotely from home. Now I understand it’s a pandemic going on but that doesn’t give a suppose to be professional realty company who resides in Hyde park to hold my $200 refund like this. This is completely unprofessional and I’m like really starting to get fed up. So now I don’t know what to do because they are giving me the complete runaround. Smh.
I am having a very negative experience with this management. They keep charging me the move in fees as well as the application fees even though I already paid for both of them and I have showed them proof of both payments. I just reached out to them (again), and now they are telling me that it is not the bookkeepers fault, it is now corporate that needs to transfer some money from one account to another one. Charging renters for something that has already been paid for can damage someones financial reputation. This is not something to take lightly- I have been trying to get this resolved since the end of October- when are you guys resolving this?
We rented with them for a year, and while others complain of an inconvenient time, it was a dangerous experience for us, even life-threatening. A part of the (false) ceiling of the bathroom fell abruptly one fine day. Of course, they downplayed it casually, and it took them 4 days to get it repaired, but not before more of the ceiling would fall over the days to come. Luckily, none of us were hurt, but we decided to move out as soon as our lease was over.
We are very grateful and impressed by the maintenance work that Ignacio completed on a visit for some minor fix-ups. He called early to confirm the work, was flexible in scheduling, was friendly and professional, and skillfully addressed minor repairs to look like new.
Buckle up. When the pandemic began in March, I moved home, while my lease continued until June. In June, a leasing agent contacted me and put me in touch with the new residents. They were interested in buying my furniture, so we worked out which pieces they would buy, and I emailed the property manager to let him know we were selling the furniture. He said great, no problem. My roommate took a video of all the furniture we were leaving and sent it in as part of the move-out inspection. No issues.The new residents move in the next day—to an empty apartment. HPPM took over $1000 of great quality furniture out onto the street, then charged me and my roommate “moving fees” for the courtesy of doing so. I have been dealing with this insanity since June, and only one HPPM representative has been at all responsive. Still have not been reimbursed whatsoever for the furniture they simply threw away. This is a scammy, awful agency and I would not wish this experience on anyone. If you can rent elsewhere, do.

Love living here and love this neighborhood!When I first started looking two years ago I wasnt going to be able to move in for a couple months but fell in love with a studio they had listed. They were putting in all brand new appliances in and flooring. My agent Skylar helped me lock it down and reserve it until I was able to make the move. I loved working with Skylar! He was so thoughtful and helpful and really took my list of needs and pricing into consideration. Its been a dream ever since!
I toured some apartments with Hyde Park Properties and none of the properties were very nice or affordable. Looking over the lease there were so many fees! They nickel and dime you for everything including buying renters insurance to cover THEIR liabilities in case you cant pay rent. To have a pet there was a 250 dollar deposit and 25 dollar a MONTH fee. Absolutely ridiculous. Why do I need to pay hundreds of dollars a year simply to have a small animal? I decided to rent through another company and their lease was reasonable unlike the greedy practices of Hyde Park Property. If you are willing to pay high rents for bad properties and sign a lease loaded with fees, Hyde Park Property is for you!
I do not recommend working with this property management company. 3.5 stars for the apartment. The apartment that I lived in was okay. It looked nice, superficially, but the actually quality wasnt the best. That didnt bother at me at first, but the more I stayed the more I realized how poorly constructed everything was. 2.5 stars for the building. My building was okay. However, there was no ventilation, and the walls and floors were thin. 2 stars for security. Also there was no security. The front door was locked but people were let in to the building all the time. There was no security camera in the lobby and sometimes packages were delivered on the street, instead of inside the building. The washer/dryers were in a secluded place near the back of the building that was poorly lit and rarely monitored. The building that I lived in also placed their trash in an alley behind the building. 1.5 stars for Management company. They are super lovely when you email them, correspond with them, sign the lease, and even in your first few months of living there they are awesome. When you want to move out, everything changes. They are not very nice, and also they tack on extra charges that were not disclosed in your lease or when you moved in. They offer some perks, but these perks were never useful. I would say go with a benevolent landlord over HPPM. These apartments are overpriced for what they provide.
Fantastic property! The management, especially Ken, David, and Jim, are fantastic. Ken is wonderful on the administrative side of things and is always very responsive, helpful, and friendly. On the maintenance side, every maintenance request Ive put in has been addressed and even done quickly (usually within 48 hours). David and Jim are great. The receptionists are also helpful and professional. The building itself is nice and theyre redoing the lobby to put in a library/study. The apartments are beautiful, more modern and exactly like the pictures on their website.My previous landlord company, Kass management especially Robert, was garbage and 90% of the time would not bother trying to come to the apartment to fix the issues.I knocked a star off for the management because there is a huge package theft problem here. Ive only had around 8 packages shipped to this property, and 5 of them have been stolen. Its gotten really bad here. HPPM has not properly addressed this issue yet at all, and is my biggest grievance with them. Idk if they dont care or what? There also have been some other hiccups with miscommunication on their part but that can be forgiven too. Once they get the stolen packages issue handled, this place will get 5 stars from me.Other reviews that speak negatively on HPPM Im sure are very valid, but this was my experience and so far having a great one. Will continue to renew my lease here as long as I live in Chicago, assuming theres no more package theft. This review is for the 1369 E Hyde Park Blvd location.
I wrote a review yesterday regarding smoking in my building and didn’t get a good response from the person who answered the phone. However, I received a call today from ken and he was more than helpful and very understanding of my situation. As I said before I love my apartment and I’m glad they are willing to try to help.
HORRIBLE EXPERIENCE!!!!I cancelled a rental with Hyde Park Management after paying the holding deposit because they tried to force me to sign the lease in April for a mid-July move-in without seeing the actual unit in person, or even offering any photos of the actual unit. They know that the law does not require that a lease be signed before the move-in date. That’s why a holding deposit is paid. RED FLAG!!!Fast forward to today, and I still haven’t received the refund check for the remainder of my deposit from April. Nine (9) phone calls, two (2) emails, two (2) office visits, and always a different person, excuses, and the run-around.I lived with MAC properties and they were WONDERFUL!!!!!The new management company that I rented with doesn’t require that the lease be signed blindly. They showed me the actual unit AND gave the option to sign the lease whenever I’m ready, up through the move-in date.I was a property manager for 15 years. If a company wants you to sign blindly that far in advance, RUN FAST AND FAR!!!
Edit: management installed a bike rack. It took some time, and it’s not exactly in the basement as promised, but I appreciate the effort. Other than this, I have enjoyed my apartment.Original: Among other promises that have not been fulfilled, we were promised that the building would have a bike rack, but it’s been more than 1 year and still no signs of that happening. We’ve had many bikes vandalized when parking in the street.After insisting far too many times and being consistently ignored, one month ago Management promised they would do something about it, but of course they haven’t.Today we got our bike seat and light stolen.
Our place was infested with cockroaches and we moved out early (had to pay rent at two places) to avoid living in this building (1369 E Hyde Park Blvd). Seemed like a nice place when we moved in, but we immediately had issues with ceiling leaking and flooding the apartment, and we had maintenance entering our apartment every day for months fixing the draining issues and doing construction. On move in day, our main door did not lock and one bedroom was missing the handle. There was a thick layer of dust covering the apartment, it was clearly not cleaned prior to move in. Water was constantly shut off and would run brown, dirty water. The place reeked of cockroaches and we would see them daily despite putting out traps and locking up all of our food in airtight containers. We were supposed to move in with washer/dryer, but had to wait 10 weeks for these to be installed in our apartment after they were promised to us at move in. Elevators were constantly broken and rarely fixed. Management was friendly, but save your money and live in a better building!

I have had the absolute pleasure of working with Kirsten Croff to search for our new home. She has been beyond responsive to all of my questions with grace and professionalism. I am excited to move into our new home based on our exceptional experience.
I reached out via the website to submit a complaint on the treatment I received from one of the leasing individuals two weeks ago and still no response so I sent another today but now I also feel compelled to review her here. Danielles attitude is awful. She canceled our virtual appointment and then when I rescheduled she did not show for the time and kept emailing me asking when we were meeting as if I had missed the time when it had not even come yet. She was sending multiple emails from a different thread each time but not responding to my responses to her. When she finally called she was very rude and had a nasty attitude. It appeared to be a misunderstanding on her end which is fine but her response to it was the issue. Instead of her showing customer service she treated me as if I had wronged her or as if she couldnt care less about helping me via a unit. Just based on her attitude and nastiness I will definitely not work with her or thr company. I would suggest giving this person a lesson on customer service and being pleasant to potential tenants. She might also need to be informed that these potential tenants can and will do negative reviews if you are rude to them and do not value their time that they would yours.
Its been a great transition to living on my own. Megan showed me all of the open apartments. She was amazing, and I was anxious on signing my lease so she stopped was she was doing the very next day to show me the same apartment. Upon arriving, there was a few issues with the apartment I took a ton of pictures because I didnt want to get charged in the end and I showed them just to put in my files. They had maintenance come out the following week even gave me a call asking permission of when they can make the fixes. Mind you I didnt even make a request! They handled all of the big things, and I didnt care for the smaller things that needed to be done. Lastly, I got overcharged on rent and they charged me $60, within a couple hours and an email they fixed it right away. People make mistakes, so its not a big issue. The location is amazing and I feel safe. Thanks for making my transition amazing!
Its important for me to share up front that I NEVER leave a bad review. My wife and I, and our less than one-year-old daughter, lived in a one-bedroom apartment which we really loved. It was recently renovated and in a great location for our work. Our issue with HPPM and the reason I am leaving this review is because they are the least communicative and most impersonal organization I have ever worked with. Forget getting anyone on the phone, even getting a property manager to respond to your emails is like pulling teeth. Because of how much we enjoyed our unit, I wish I felt differently about the company, but I would not recommend HPPM.
I was having an issue with my rent ledger. I needed clarification I called the office and was put in touch with Monica Brittman in the Accounting, she was very helpful, poised and extremely professional with her answers to my questions. In all of the times I had to deal with the management company office personnel; I have never had as pleasant an experience as I had with Ms. Brittman. Hyde Park Property Management needs to have more employees on their staff like Monica. She was indeed a pleasure to work with.
I am really disappointed in this management company. We have since moved out and our account was not updated, as such we overpaid 600 dollars.We moved out in June and have yet to see any penny of the money we are owed.I am a physician for COVID patients and this is how they treat healthcare workers during a pandemic.

Very Nice, Quint, Quiet, Building with Washer & Dryer & Dishwasher inside the units. Hyde Park is a very outgoing neighborhood, so having an apartment or home within this area is a major PLUS!
TERRIBLE MOVE IN PROCESS……..HIGHLY DISAPPOINTED with the overall organization, attention to detail, communication style, and respect Hyde Park Property Management has exemplified. 1.) The first day I moved in, I was welcomed by a toilet bowl full of human feces (POOP). I called Hyde Park Property Management to inform them of this distasteful welcome, especially for a resident who signed a lease for almost two years. In that moment I expected management to provide some gesture of goodwill to compensate for clogged toilet and unsanitary living environment i walked into upon arrival, however, Hyde Park Property Management did nothing. I was told that because the Maintence gentleman “cleaned” the toilet, there was nothing they could do. 2.) There is room for improvement in Hyde Park Property Management’s operations, billing, and new resident move in process. Leading up to my actual move in day, I was verbally told multiple different values in regard to amount due at the point of move in. The original amount I paid at the point of move in was supposed to be approx. $5-10 OVER the actual amount due. Only to find out, Management realized they made a mistake and under calculated the total amount due. As a result they charged me approx. $200 days after without any notice or even a phone call to explain their error. It took 4 weeks for Management to address my concern. After multiple phone calls and visits to the Hyde Park Property Management’s main office, the Property Management consultant and billing/accounts receivable consultant only credited me for HALF of the additional amount due. Throughout the process of trying to solve these issues, I was told that the additional amount due was a “very small” value and it could be easily paid. This terminology made me feel belittled and disrespected as any sum of money to one person can be valued differently depending on the circumstance. I was given MULTIPLE points of contact and at the end of the day never came face to face with the key decision maker. I don’t usually post negative reviews, because I understand every organization’s its flaws. However, these series of events were not handled with care. I did not feel valued or respected as a paying resident. I would not recommend paying Hyde Park Property Management a penny until you have received everything in writing as well as completed a full walk through of your apartment in person after they have “cleaned and completed necessary repairs”

What can I say about Hyde Park Property Management. From the very beginning the experience was exceptional I was welcomed with a smile by the leasing agent Skylar. He was very attentive to my needs and concern. He was deligent and patient when showing me the options available for rent. He was very knowledgeable and new a lot about the neighborhood and it’s benefits. I’m so excited to be moving in and can’t wait to start the process. I would recommend anyone interested in living in Hyde Park to come check out Hyde Park Property Management,you won’t be disappointed!👍
I lived a year with HPPM. Most of my experience was great, except my communication with a woman named Monica. She was severely uncommunicative and unprofessional - an issue with a third party company took about three weeks to settle rather than the two days it should have taken, thanks to her radio silence. This final experience with HPPM left a very sour taste in my mouth.
It was a great pleasure to work with Hyde Park Property Management while I was looking to rent an apartment near the University of Chicago. Kayleigh was super helpful and she arranged multiple tours until I found a place to fit my needs. Most of their apartments have been recently renovated so you will find spacious rooms and modern kitchen appliances. For many buildings they cap utility bills so you don’t have to worry about exceeding your monthly budget and they often have promotions that can substantially reduce the monthly rent cost. Just ask them about such options, they were very helpful in my case. I highly recommended them for properties in Hyde Park.
Do NOT rent from this place. Most of the staff in the main office are nice, but thats about it. My apartment, and building more generally, have been having cockroach issues for MONTHS and the best they do is put a few traps in my apartment, with no follow-up or anything. My apartment is in the basement, so when I walk out the back door, Im constantly seeing cockroaches. They offer no compensation or apologies for this issue and additionally are raising rent by an exorbitant amount.
This rental company is a nightmare. Rent prices are increasing when there are no new amenities being added; the elevator in my building has been broken for months; there are cockroaches here, which causes a foul odor throughout the building; packages consistently being stolen and management doing nothing about it; work orders go months without being completed. Don’t even get me started on how rude and unprofessional the leasing agents are.Seriously, you’re better off with Mac properties or literally anyone else.
People at Hyde Park Management were very nice and welcoming, like Juan, the manager at my building, but specially my portfolio manager, Joe Fisher. He helped me every step of the way, providing an unbelievable amount of help when moving in, a lot of information and assistance during my stay, and making my departure a lot easier than I expected. He was truly a life saver during my nine months in Hyde Park, and I will always be great ful for his help
My experience was great the staff was very professional, friendly and helpful Sierra is the main staff member I speak to about issue regarding my apartment and she does an amazing job every time.
The company as a whole is very helpful and responsive, has an easy to use website, and our rent is quite reasonable, but our property manager Daria has stood out as the brightest spot among everything else thats been great. She is incredibly friendly to us, and went completely out of her way to help us several times with external bureaucratic problems we were having. We will be lucky to have such a positive relationship with a landlord again.
I have lived here for almost 6 years, very nice apartment, very good maintenance, friendly building manager. When I planed to move out, the agent Monet arrived very promptly even on a rainy day, and did the inspection very professionally and quickly. Thanks, Monet!
****editDO NOT LIVE HERE. Stay far, far away from this management company. While my leasing agent was incredible - even long after I moved in - I’ve had nothing but terrible experiences here.Long story short: there are lots of rats, mold, and bugs here. (5110 S. Kenwood Avenue).There are RATS in my walls/radiators. My unit is “unique” in that it still has those old radiators that are built into the wall...they aren’t those metal space heaters. As such, they connect straight to the boiler room. I’ve seen rats running through these and even though I complained MONTHS ago, the issue was never fixed. Imagine hearing them every night for months while you try to sleep...it is the worst.Also, I submitted a maintenance request 3 days ago...there is mold growing on my bedroom wall from what I suspect is a leak in the wall. While they’ve continued to email me in order to notify me about tours of my unit for new residents, nobody has shown up or even responded to this issue. Even if this turns out to be “only mildew”, this still poses a health risk that they are clearly unconcerned about.Finally, packages continue to be stolen. Many, many residents have complained to the office and asked for better package storage. Yet, they’ve done absolutely nothing except suggest that we have our packages mailed elsewhere.Bottom line: it’s true that most management companies stop caring once you sign the lease, but this management company is the WORST I’ve ever had. They charge you ridiculous rent just to have you live in rat and bug infested units. I even know a property manger who recently quit working for this company because they are THAT terrible.I’m happy to say I’m moving out soon...good luck to whoever gets this unit.

Upon moving in, everything seemed fine. The person selling me the apartment assured me “We have never had a pest control problem, we’ve actually never even had them come to this location.” Fast forward 2 months, there’s cockroaches and centipedes everywhere. I get pest control to come out and he says the whole building is infested and it’s bad. This is not even the most concerning part though. When I first moved in I would have someone knock on my door really early in the morning and when I would go to look no one was there. This happened two or three times until they forcefully tried to break into my place while I was in it by trying to force the locked door open with their body. I called Hyde Park Property management asking for another lock and they sent someone out who was nothing but unhelpful and they were pressing me if it happened since there were no damages to the door. Today at 8am I had maintenance knock and then immediately try and enter without any permission or notice. I opened the door and they seemed shocked and said “wrong apartment” and walked away. That could have been an honest mistake but it only makes me more nervous to know that me telling both maintenance and Hyde Park Property management on multiple occasions that I do not allow entry when I am not there, means absolutely nothing if you have maintenance who don’t know which unit they are supposed to enter.
Move out charges are completely unreasonable. Apartments are roach infested - check photos on yelp. They never complete maintenance and raise utility charges and add new fees that are not agreed upon in the lease.
Ive been living with the Hyde Park management for nearly a year and Im leaving soon. I dont recommend this place nor do I have a good impression about the staff here. After renovation this apt looks nice. However, problems show up after you actually start living there. The apartment wall this paper thin. I could even hear the upstair TV late at night. Also, the heating system could not adjust the temperature. This means the temperature in winter stays at least 80 degree all through the winter. We are getting toasted! Everyone in my building has their windows open or fans on. Well, I guess this is what it is as with those old building in Hyde Park and I could understand this and not to blame the management. However, the staff Ive being talking to is super irresponsible. I wrote the email, leave the voice message but hardly got a word back. One thing is that I need to renew my lease for one month more (the next apartment is not move in ready) Seriously, I have to call the office for at least 5 times before he is finally available to talk to me and I still have no answer for my question. The last time I called the office, he even did not speak to me but just put me in contact with their renew specialist.... Another thing is that their parking system is a mess. Someone parked at my spot after Ive been parking there for half a year. Again, I called, emailed and still, not a single word back from the office. Super disappointed. I would highly recommend anyone think twice about this place before making a decision.
I can’t ever reach this management company during normal business hours so I’m usually forced to stop into the office for my needs. Elevator in my building has been non functional for 3 months after multiple requests to fix it.Monet was extremely helpful at the front desk when I needed immediate assistance. She listened to me and offered multiple solutions to help until I heard back from property management. Overall don’t rent from this place hence why I’m currently moving out. Today I went to Hyde Park Property Management and had the pleasure to work with Javiel Anderson she was amazing. I was able to see the apartments I wanted to see, and I got approved on the spot to move into my apartment. She was so patient and kind to me. I really appreciate all her help, and I can’t wait to move into my apartment 01/10/19.
It all depends on the property manager... Daria is quite good and very efficient. I was one of the old tenant who relocated to the new renovated unit and I am satisfied with most of their services. My wall is cracking because of the heat and they fixed it pretty well over the weekend I was away. What amazed me the most is that they cleaned the room after painting.
They are not interested in you already at the stage when you are looking for an apartment. You would think they must be extremely interested in getting new residents, but they are not. I was trying to choose an apt online, but then I realized that its difficult to imagine how all this looks in reality. So I decided to choose one when I come. We scheduled a showing and they knew that I needed to move in as soon as possible. Megan Kresach (the worst leasing agent Ive ever met!) showed me several places that were available for quick moving in. She spent with me less than an hour though I wanted to walk around and see many places I was interested in based on my Web search. She was extremely slow with preparing documents etc. It looked like she didnt want to do anything though I was ready for renting something from HPPM. And moving in was possible in 5 days anyways. Even at the places that were ready for move-in. Very poor service from the very beginning! Finally I chose another agency where people were much more agile and helpful.
Four months later, they still havent fixed the tuck pointing issue in my building, DO NOT RENT here. They are extremely inconsiderate and unsympathetic in their interactions with tenants too. The unit was never move in ready, and they basically gave me false promises that they fixed the tuck pointing work but they never did and now my wall is damp and swelling in the Chicago winter, thanks to their negligence. They said they would move to me a new unit but have given me no compensation for all my troubles!I would like to add though Nikki at their office was very kind to me when I was very distressed about my wall.Terrible renting company! I moved in to my unit at the beginning of this month, to find a damaged kitchen wall with debris all over the floor. The issue was not promptly addressed, I was repeatedly put off by the people at the company until I walked in to their office in person. Even now, a whole two weeks after my move in date, repair work is ongoing in my unit. I have also not been compensated in any way, even though the unit was obviously not move in ready/nobody had done a walk through before giving me the keys.Other than this wall issue, the unit bathroom has no ventilation system, I was never given a key to the upper lock in my front door and the bathroom door had significant damage at the bottom. When I did the apartment walk through a few months before, I was told the apartment would be made move in ready and cleaned and painted, but it was obvious on move in this was not the case. I am already regretting my decision to sign a lease with this company.
I am disappointed in this management company. They are unprofessional and lack customer service skills.
EDIT: OUT POWER WENT OUT ONCE AGAIN AFTER THE PROPERTY COMPANY CLAIMED TO FIX IT AIGHT IMMA HEAD OUTthey lied to us about monthly utilities expenses and the power consistently goes out in our apartment. Just go w Mac tbh theyre the lesser of two evils. This is how communism started folks.
Hello, my wife went and looked at several apartments with this Hyde Park Management and she told me it was the worse day she ever had. The staff were rude to her, she had to wait after the appointment was made 30 minutes.Really? When she finally was taken out to look, she told me was very disappointing. The leasing agent was rude to her, when my wife asked about items missing in the units. She told me two of them werent even cleaned. To say we are NOT renting from Hyde Park Management EVER and I wouldnt waste you time either! The flooring she said was not even and you could even see rocks or concrete popping up from the cheap flooring used. Who ever is their construction people dont seem to do a good job from what my pics show. WOW.
Hyde Park Property Management is amazing! They are very quick about connecting back to you after you your scheduled tour. They are also very flexible about your move in dates. The renovations at my new place are great and makes you feel right at home.
Dont rent here. Impossible to get reasonable maintenance, and HPPMs left hand has no idea what its right is doing. Plenty of other options in Hyde Park for less money, better space, and with, from what I hear, more attentive management.A few examples:The leak in our roof took a month to repair. A month of the landlords property being damaged by water. Thats a bad sign when they cant get it together to fix something that impacts their bottom line. Forget about anything you have concerns about (crumbling walls, dishwasher issues, mice, etc.)Weve had eight water shutoffs in eight months. Never a heads up — just an email about an emergency shutoff the moment it happens, or even after the water has been shutoff. Want to know when the water will come back on? Dont ask the management company. Go straight to the workers, theyre a better bet.If you want to talk to the management company, good luck. The receptionist (who is perfectly nice and Im sure just following orders) never actually puts you through to anyone. She just relays (erroneous) information from the manager, leasing agent, etc.

Dont rent here. Impossible to get reasonable maintenance, and HPPMs left hand(lease agent) has no idea what its right(maintenance) is doing.A few examples:I waited for almost two hours to get a key for the new place where I sighed for lease a month ago. When they gave me the keys, they did not explain why I had to wait for that long time and when I asked for the explanation about the keys (key for entrance, gate, laundry etc), the reply I got is just I dont know. Just try everything.Another problem with keys is that they did not give me the key for laundry room! Right now I am waiting for the keys to come for three days and I am currently siting on my dirty clothes.The lease agent said that the place would be cleaned thoroughly but it did not. Check out the photo of dirty oven that I took when I move in. Also, the cover of bathroom window is peeled off badly so I put some sheet of foil to cover it so that I can not be seen from the outside while taking a shower.Also, the lease agent sent me a e-mail that HPPM is willing to change the refrigerator before I move in but they did not changed it and never mentioned about it.My partner and I were really excited to move in to the new apartment but now we are frustrated with their response and worry about what will happen if we need their help to maintain the apartment.. We were so disappointed.
The leasing staff is amazing and willing to help you. I had Jeaveal and she not only showed me the apartment of my dreams, but carefully checked my credit report and now I’m the proud lessor to this apartment. Thank you so much for everything you guys do and for making my New Year bright.
We had mice for over a year that were never properly taken care of by management. we also often had maintenance that showed up unannounced at our back door and would enter through that door. After alerting the office about this I was told I didn’t fill out the form correctly. I pointed out that the form online was not very clear and was told that they were not going to do anything to fix it. Our service tickets often ended up closed without anyone ever letting us know they had entered the apartment to fix things or without clarifying with us that the item had been addressed. It was a sorely disappointing experience.
We have been pleased with Hyde Park Property Managements efforts to accommodate our interest in remaining in one of the properties they purchased from the University of Chicago. We remained in the building during its renovation and were fully aware that there would be noise, odor, and dust distractions due to all of the work being done in our stairwell. Our rent went up, but not unreasonably since the dining room of our new apartments was turned into another bedroom. We essentially got refinished floors, completely new kitchen, and newer bathroom amenities. We had no problems with general maintenance requests. We are happy to be tenants with Hyde Park Property Management.
Although we did not end up renting a place with HPM (somebody beat us to the place we wanted) we had a great experience communicating with one of their agents, John Peterson. He was very nice, responsive and helpful! And their apartments are in great shape.
I recently scheduled a tour with John Peterson at Hyde park properties. John was extremely helpful and answered any questions that arose. He was very professional and knowledgeable of the area. Highly recommend individual and the company.
The worst management company I have ever had the misfortune of being managed by. They purchased our buildings from the university last month. Since then we have had no heat despite multiple complaints. They have also not switched the laundry over to the new provider despite multiple complaints and promises to do so. I have not been able to do laundry in over a month. They do not communicate at all with tenants and have no idea what to do when called. They lie to you to get you off the phone and never follow up or resolve a complaint. I will move as soon as I am able and urge anyone looking for an apartment in Hyde Park to go with any other property management company. There are many good providers but these people are incompetent at best and willfully negligent at worst. If you see this name, run!!!
Hyde Park Property Management showed me several units in the area I was hoping to rent, and answered all my questions about the application process. The apartments themselves were extremely clean and most of them were very recently renovated with new appliances and hardwood floors. I would certainly use them again to help me find a place to rent in the neighborhood.
I made an appointment to view apartments three weeks ago. I showed up to the office for my meeting and was informed that my leasing agent, Jay, had failed to put the apartments I wanted to see on notice. Meaning I could not view them during my meeting, because they need to give tenants 48 hours notice to enter their apartments. I leave Chicago tomorrow to return to work so I could not wait two days to see these properties. I flew from the east coast and paid for an Airbnb to view these apartments in person. They said they could “show me pictures,” but would I fly to this city to be shown pictures? A waste of time, effort, and money.

I have rented in Chicago for the last 5 years and this is by FAR the WORST experience with a building management company. I live in building 5107 S Blackstone, the premier building lol. The staff turnover is ridiculous. Youll be conversing with one person for an issue and 2 weeks later, that person isnt there anymore. I was nearly 6 months into my lease, when I get an email stating that I did not pay all my fees at move in. I paid exactly what the invoice said. No company is going to hand over keys if all the necessary move in fees arent paid!!! I put in work orders from fall of last year that still are not finished. This place is not worth the money, time, or headache. Pipes bang throughout the day and night. The walls are thin that you hear everything happening in the next apartment. Communication is minimal and management just seem lost.
Someone was able to help me with a lockout pretty fast. Very helpful.
Even though they have bought a lot of properties in Hyde Park I would recommend not to rent from them. They are very active in signing a lease with you, but that’s the end of their good service.

So I had a terrible roach problem due to a neighboring unit, so they allowed me to move. New place and I love it. UPDATE: So the new place that I loved now has roaches..and lemme add that American roaches ARE common esp near the lake but I have experienced German roaches..TWICE now! Makes me sick to my stomach.
Hyde Park Property Management is readily accessible and mangages very high quality, renovated apartment units. Specifically, it was great working with Ms. Javiel Anderson to find a unit that specifically suited my needs as a University of Chicago student. She was very responsive with all my parents questions and responded to all their concerns. In fact, she was even willing to send supplementary pictures to my parents to allow them to view the interior of certain units with more detail. Thank you for a great experience!
Im moving to Chicago from out of town and I was unable to get to Chicago to look at the place. John was great with answering all my questions. He even took a video of the apartment layout for me! Im excited to move in!

Reasonably priced rents, ok management communication. The apartments are in ok condition.My apartment had excessive dust entering it (?) from a nearby street.My really big issue with this company is the excessive fees for 1) an additional $9 charge for the privilege of paying your utilities electronically (after a year this was fixed but I am still angry about it. This practice is incredibly exploitative of consumers) 2. excessive move out fees (hundreds of dollars)In both these cases the addition of these fees was extremely non-transparent. To me, it is clear the firm is trying to nickel-and-dime tenants subtly and hope it goes under the radar.Maybe these practices are standard in the chicago rental market but I find them intolerable and would encourage other tenants to look elsewhere.
Its great when you select a business to deal with and everything goes well. Thats what happened when I chose Hyde Park Property Management to help our daughter find her first apartment. This was an emotional experience for me, so I was hoping things would go smoothly. And I had high expectations. The first person I spoke with was Rita, who is very friendly, professional, and responsive. She gave me a great first impression of HPPM. Rita put me in touch with John Peterson, a leasing manager. Not only did John make my daughter and I feel valued, he is upbeat, fun to deal with, knowledgeable, and was happy to show us as many properties as we wanted to see. John is a great ambassador of Hyde Park Property Management. Luckily our search was short. Everything we saw was nice, and the one we selected had everything my daughter needed and wanted. We were excited. Along the way, John introduced us to other HPPM staff at the leasing office and apartment building. Before finalizing our choice, we met with two other leasing companies and looked at a few other apartments just to see what was out there. Although these companies were fine, it was Hyde Park Property Management that really stood out in a positive way. They have their act together. And, it wasnt just a first good impression. Things continued to go very well all through the online lease signing, move-in, and with a minor maintenance item, which they quickly resolved. Not only are they great to deal with in person, I must have sent close to 25 emails with follow-up questions. A bit overboard I suppose, but this was my daughters first apartment. Their replies were always prompt and friendly. Never once did I feel like I was being a bother. Their online rent payment system is great. And recently when we were back in Chicago visiting our daughter we stopped by the leasing office just to say hello and thanks. Our daughter has been in her new apartment for a month and loves it. Its nice when things work out so well. I highly recommend Hyde Park Property Management.

She was not only knowledgeable about all the properties, but was also very professional. She was a great listener and was very skilled at determining which apartments would be within our means and perimeters. I would highly recommend Hyde Park Property Management as well as Javiel.
Great place to live. Close to everything. Down side is the price of the apartment kept going up and the add ons were making it not affordable anymore so we had to move. Location was the best part about living here.
I did a tour and Meghan was not exactly happy to show me around. Literally took me to one building when I was told they would take me around to see a few places. I wasted my time to get off work early just for an unenthusiastic to tour guide. No personality whatsoever and I only saw one building. Then the apartment was so dirty and it was not ready to be shown to anyone. Very disappointed I wasted my time coming all the way to hyde park for nothing.

1341 E Hyde Park Blvd is currently infested with roaches. As someone new to the building I was mortified when the building management officer told me that “This is a common problem in Chicago.” They thought it would be reasonable to schedule this extermination days after I reported this problem. Totally unacceptable and disgusting!
Superbly horrible - no communications among themselves or to clients, accumulations of lies, late on everything. Horrible bldg maintenance. Avoid at any cost.
