I truly love the amenities of the building. However it should not be considered luxury apartments. My biggest problems are things are constantly breaking. Our apartment flooded Christmas Day and they had to have us move out our bedroom to air out the carpet day of. No hotel offered and it was like this for a week. There was a time during COVID where the water was not working for 4 days (recently over a full work day) and elevators are constantly breaking. If people are moving in or out, thats one elevator for a building of 30 people. Not to mention the heat is building controlled so it gets hot during the winter to the point you will need your window unit if you are higher up in the building (no central A/C for the price). While I do commend the new staff that have far surpassed the old staff and understand they can only do so much, they are a good team, they cant fix the building and at the end of the day you rent for the space not just the team. If you are in it for the amenities and willing to overpay, then this is the building for you.

By far the worst apartment I have lived in. I constantly had cockroaches in my apartment, and their solution was to just keep my drains closed whenever I wasn’t showering. But, even when I kept them closed, I would still have cockroaches, so they clearly had no idea where they were coming from or how to get rid of them. They did come and spray multiple times, but it never resolved the issue. I had at least 10 nights where I would walk in my bathroom and see a huge cockroach crawling across the floor or shower. Also, the water was shut off multiple times and one of the 3 elevators was unable to be used for over a month. These kinds of issues are ridiculous for a building that is marketed as “luxury” and charges over $1600/month for a studio apartment.

We have lived at Wave Lakeview for 3 years. Great location. Love our apartment layout. The management company (Lincoln Properties) are wonderful. Many, many improvements and changes since they have taken over the management. The mail and package room, which used to be everyones nightmare, is now organized and tidy. The office staff (Alexandra, Ali and Kevin) are always friendly and helpful. We are notified and updated on everything. Maintenance is timely, efficient and professional.

The staff was incredibly helpful when I was picking a building. I was remote, but they answered all my questions in detail to ensure I was making the right choice. Kevin in particular went above and beyond to get me videos and pictures of my unit. I’m loving the location and its proximity to everything. I’ve wanted to move to Chicago for years, and this building helps me feel like a made a great decision.

Moving to a new city and finding a new apartment has been a lot to handle, but I was relieved to tour Wave and feel at home. After living here for 9 months, I am def interested in renewing my lease! My favorite things about living here is that it has ATT Fiber as an internet provider, Wake n Bacon restaurant downstairs that has room service, the pool, rooftop common areas, and my 1BR is modern in Lakeview East! Kevin and the other staff here at the onsite leasing office are incredibly helpful in answering questions. As a fellow leasing agent at another property, this is A+ customer service!

Kevin Borzym Leasing & Marketing Specialist did a great job at answering all my questions and being available for whenever I had a doubt about anything related to the apartment. The location is great, especially if you need to take the bus downtown for work. The building is very pet friendly, and even has a pet spa for bathing dogs. The fitness center has everything you could need to work out and has high quality equipment. The restuarant on the first floor is a major plus, and the packaging system in the mail room is good. There are multiple bus stops right outside. There is also a sizeable bike rack in the parking garage which is great given proximity to the lake path. The maintenance and management staff are generally nice and keep the building clean and safe. Unfortunately, the building is very overpriced given the issues I am about to list, many of which you would never know before living here. The water is frequently shut off to fix plumbing issues, and they never fix the issue during the scheduled time. The elevators are regularly not running all at once. The A and E units flood and ruined my living room carpet, because the building wasn’t properly renovated, and there is mold growing in the walls and around the outlets. They just paint over the water damage. There are cracks in the walls, because the drywall was installed in extreme temperatures. The in-unit washing machine and dryer are one machine. It’s small and the dry cycle doesn’t actually dry anything - it uses water to dry. The machine is borderline useless. I don’t know how it made it to market. Laundry is better off done in the communal machines on the second floor unless you want to do it for 12 hours.

I should disclaim that I have not officially moved into the building yet, but my experience has been great thus far!I was initially nervous about this building because of the previous reviews, but the management company actually just changed in August. The entire building was also recently remodeled, and they just opened up a restaurant (the food is great) that is connected to the 1st floor.I met with Kevin in the leasing office, and he has gone out of his way to provide great customer service. He stayed late on a Saturday to help me get my paperwork filled out, is very responsive to all of my emails, let me come back after I signed to take measurements of the unit I will be living in, and he has worked with me to accommodate my desired move-in date.

I wouldn’t live here.One of three elevators (in a 30 story building) has been “broken” for almost 3 weeks now.Several residents don’t wear masks in common areas like elevators and the mailroom, and management refuses to do anything about it.

Do not be fooled on the amenities that the building likes to show off this property is NOT worth your time or money! We have a coffee room but cant use it, we have three elevators but only one works sometimes two on a rare day. We recently experienced a piping issue and we were out of water for a week, no water and no plumbing for a week! I had to stay at a hotel and they thought $100 compensation would take care of the situation! The heat/ac is controlled by the building so you are either sweating in your unit or wearing multiple layers to keep warm! The management and everyone in the leasing office like to claim that they are there to help us in times of need, but when we needed them they lacked communication instead will only say these are our policies and we can not change our ways. This building is useless and over priced, I currently have a two bedroom/two bath around the corner and pay less than half than what the WAVE is offering. DO YOUR RESEARCH BEFORE SETTLING!

There is a saying Fake it till you make it and that is exactly what the ladies in the leasing office DO. They are so nice and accommodating until you sign the dotted line. Nancy (manager) is the worst to work with, she doesnt listen and tends to not respond to your email concerns/questions. By far the worst manager I have had to deal with. Also, I would highly recommend looking elsewhere to live for several reasons, the heat/ac is controlled by the building, the pool is not is imaged, they say no food on the rooftop yet there is a grill, they say no smoking yet there are ashtrays on the rooftop, no matter what you do the manager will proudly tell you NO. Walls are kind of thin so you can hear your neighbors, the mail room is a hazard as the packages are just tossed and stacked anywhere the delivery people can place them, I would not recommend this place. Also be advised your rent does not include the amenities so you are paying OVER $1800 for 500sqft, cool!

Great area to live in and amazing building. Maintenance on site, and they come quick, front office does a good job of keeping us informed and are very friendly, understanding and knowledgable. Only reason I am moving out is because I bought a place, but I wish I had found this building sooner! The view from the 18th floor is a 10/10, the rooftop is great in the summertime and neighbors were very friendly to me.

I moved into The Wave a little over a year ago when the renovations were a long way from being completed. It was a rocky start but now that almost all of the amenities are complete, it is a great place to live.We recently renewed for a second year and transferred to one of the larger units with a balcony. The new apartment had brand new carpet installed the day before we moved in and was clean and extremely spacious. The maintenance staff was very accommodating with the move and even helped move some of our larger items out of the old unit and into the new one.The gym and free coffee room are great additions to the building as well. The best part of the whole building is the rooftop deck that connects to the indoor pool. A large grill was recently installed along with a fire pit on the roof with an unbeatable view of the city.All in all the Wave is a great place to live in terms of amenities, location, and staff.

For anyone curious, yes the building is nice and the units are comfortable I love it. My concern is not with the building it is with the management here at Wave or lack of management. I moved here recently and I have received horrible customer service from management thus far. I will say the manager here has a lack of communication skills and instead just rudely barks demands. She has zero listening skills and is quick to cut you off when trying to explain anything. From the beginning Nancy says if there is an issue come to me so we can work together to resolve the problem however, when approached with any issue she goes in defense mode gives zero effort to resolve anything and goes into an explanation how she has been in the industry for 10 years and what she says is final, this ultimately turns into Nancy turning her back to you. Her management title has gone to her head and she is on a complete power trip. She is rude, awful to work with, inconsiderate and much more. The absolute worst to work with and I am incredibly disappointed to say the least.

DO NOT MOVE HERE!! From day one it was the worst experience imaginable. They didn’t know we needed parking or that we had a dog (even though it was in the lease and application....) the apartment has no lights in the living area or bedroom and when asked about it they say “pay an electrician to come do it”Nancy and her assistant are the absolute worst. No one in the building likes Nancy at all. No discount offered at all for COVID and all the amenities closed (even though that is what they sale the high price on) I would not recommend anyone to ever live here or in any of the PMR properties. STAY AWAYAs well, you can’t control your own heat and it is super hot during the winter, we literally had to sleep with the windows open in the WINTER!! The ac window unit does not cool the apartment at all.

This building is newly renovated, the maintenance staff is quick and knowledgeable and its super easy to pay rent. The package room can get a little crazy, but its always organized within a day or two and theyre going to install secure lockers shortly.I enjoy the digital door panel system, and have never felt unsafe here. Any concerns or issues Ive had have been addresses quickly and competently. I really love the staff. The pool is awesome and so is the fitness room. Its a little pricey for the size, but the amenities more than make up for it. Happy to stay here!

Hindsight is 20/20. We signed up during what turned out to be a beautiful building. The staff, maintenance, property, and leasing - have all been as attentive as can be expected during a stressful transitional period, while providing a smile on doing so.Would recommend this building, now that its completed, to anyone looking to be near lake shore drive, and desired to live with a ton of amenities - you get what you pay for.

I’ve lived in Wave Lakeview since Winter 2017/2018, it was a wonderfully easy process to apply and I got into a recently reno’d unit. It has been a rocky start since the beginning of the overhauls and renovations as a lot of them have been ongoing and the materials in this building are admittedly a bit cheap; but the additions of amenities including the coffee bar, pet spa, dry cleaning/laundry, HIGH SPEED ELEVATORS, Amazon Hub, etc have made it par excellence. The gym/pool I don’t use much as they could be a little more high-end. I love the maintenance team, management, the beautiful area, and the large open floor plans of the balcony apartments. If I had been living in a smaller unit I’m not sure I would have renewed as the larger apartments are the crux of Wave’s appeal, so from a financial standpoint I still think these apartments are on the expensive side despite what they offer. There are cheaper options but if you value your privacy, security, and fully automated amenities (and if you’re a young adult or perhaps a couple!) then I’d say this apartment complex is a great place to live. I imagine there are better places nearby for young families, however.

Save your sanity and your money and do not move here. Over 2k a month for no central air, landlord controlled heat (currently have my window a/c running in 38 degree weather because I can’t control my own heat), all show no go new amenities, and non-stop migraine inducing construction noise from 8am-5pm everyday that leaves your apartment covered in construction dust. Do yourself a favor and spend the extra $400-500 a month for a real luxury apartment that won’t drive you crazy.

Many floods. Electrical dangers. Virtual doorman sucks, my packages are left at at the vestibule between the bar and the building. We were instructed to get insurance because they forsee many thefts. They gave everyone the code to the room where all the packages are being held, so they can pick up the merchandise. But, are they only picking up their own. If you have a problem in your apartment, good luck finding a maintenance man to help you. There is no one to call or in the office. The apartments are being remodeled with cheap material . There are nine owners, guess how that is going to end. This building used to be so safe and friendly. We will never get the immediate emergency response as we use too as we did under the previous owners.Rethink before you sign!

Incompetent management. You can find much better closer downtown. Dont let the fact that the apartments are newly renovated convince you to put up with what will likely be your worst experience dealing with any management company to date as it was for me.They cut the phone lines to all apartments without notifying the residents because they didnt fit in with the new style and they didnt care who they affected.One time I caught management with one of my packages in their office and no tag on my mailbox that indicated my package came in. Thankfully I had USPS delivery notifications turned on and discovered it in their office instead of the designated package area where it sat for 11 hours. When I found it, management seemed flustered and tried to find excuses why the package was there. The manager then proceeded to ask me questions about what was in the package. Due to the labeling they thought it was a phone. Shady.The photos they posted are renderings.

Moving into the Wave has been a seemless experience. Beautiful units and great staff. All the complaints on here are previous condo owners that aren’t pleased with the whole renovation concept. I’m enjoying my experience here.Update: moved out of here after only a year as I became extremely frustrated with heat issues that others mentioned below. You have no control over the temperature and have to use the AC in the winter. Also, I had my sink overflow with black sludge and toilet issues. Not worth the headache!

Everything renovated is cheaply made. Management is very hard to get a hold of and does not really care to resolve issues you’re having. They have a “tough luck” attitude when you have any trouble or issues that need to be resolved. Cockroaches were seen in complex by many residents. You cannot control heat so it’s SUPER hot in the winter and have to use your air conditioning in the winter time. Elevators are constantly broken. Save yourself the headache and look somewhere else!

Wave Lakeview was created from the deconversion of the previous Bel Harbour Condominiums. Its a tired building thats getting a huge makeover into modern rentals. Until then, and it could be 2019 or later, the whole experience is a miserable sh-t show for us residents.If youre a prospective tenant, the first thing youll notice is theres no doorstaff and currently, no on-site management. Theres a leasing person and a few maintenance folks, but thats it. For a 30-story, 200-plus-unit high-rise on the lakefront, not having a doorperson is unbelievable.If youre a resident, youll notice the incessant construction noise from 8am to 6pm, Monday through Saturday (and an occasional Sunday). Drilling, hammering, gutting, installing, sawing, boring through concrete, the smell of epoxies and wet paint and the constant white dust that permeates almost every residence no matter how well residents try to hermetically seal vents and openings in their units.There are lots of annoying little things that residents have had to put up with along the way through the construction process: numerous water shutoffs, packages left out for residents to rummage through instead of locking them up, dirty elevators and hallways, only allowing cable modems for Internet because they cut the telephone lines (without notifying residents). Another oddity theyve implemented:theres no way to call anyone in the leasing office directly; leave a message--apparently, outcalls only. The list goes on the longer construction (and lack of on-site management) continues.The renovated units are nice, cosmetically, but some things are weird: junior 1-bedrooms (what used to be studios) have an AC unit in the bedroom but none in the living room, and theres no openings between the two rooms. During a walk-through of a few models, I noticed the kitchens have, at most, two tiny drawers that wont hold more than a few utensils, let alone silverware.Sure the artist renderings and model units are cute but a little misleading for now.
