Been living here for 3 weeks now and I love it here. Maintenance is super fast and does amazing work, Morgan is the absolute best!!!! Shes so nice and helped me through the whole process. My family and I love the apartments are amazing inside and out. Dont get me wrong some residents dont follow the rules but it is what it is it doesnt bother our living so we are happy. If youre looking to move here do it. Oh also its in the perfect spot for food and shopping!
My experience has been beautiful living here. It’s very quiet and peaceful. The staff office Titiana and Payton always willing to help and take care of any issues I have immediately. Also maintenance fix anything I need in a timely fashion very polite. I would definitely recommend this place to anyone. Happy holidays to you from me and my family 🙏🏾🙏🏾🙏🏾
I’ve been here less than a month but so far it’s been good. I placed work orders & it wasn’t taken care of in a timely manner. I had to call about them after they weren’t fixed within a week. Not sure why it took so long but I’ll assume it was a computer/technical issue after submission. The tenant beside or above me smoked marijuana & my bathroom reeked of the smell, so I kept the bathroom door closed. I also was left with a dirty valet trash can upon moving in, this was noted on the move in inspection document. I love the valet trash option but when new residents are moved in they should be given new or clean trash cans to use. Hopefully things will continue to go smoothly for the duration of my lease & there is no marijuana smell as well.
I submitted a routine work-order last night thinking it may be a few days before it was completed but was pleasantly surprised today when Herman showed up. He arrived before noon and was masked, which I truly appreciate during this pandemic. He assessed the situation and completed the task quickly. I truly appreciate the professionalism and quick response time. Herman and all the staff here at Mallard Creek by Arium apartments have been great since moving here in August.
I love it here. It’s peaceful, maintenance is quick and responsive, Mrs Peyton is very courteous and professional and I LOVE how friendly my neighbors are.
I delivered food there. It was dirty,the stair rails were sticky,and it stunk. Needs to be cleaned.
I really enjoy living here, it’s quiet and peaceful and the staff are amazing especially Jennifer, please keep her around! Mallard creek is a scam they took $250.00 out my acct telling me it would be a $50 processing fee now they are making me go through a dispute to get my money back
This is by far the nicest place I ever lived its a quit area and I love it.....will be here for a good while......never met a property manager so nice (Tatiana and Payton)
Let me preface this by saying that my now-husband and I have lived at this apartment complex for about 7 of the last 8 years. It is conveniently located to everything around and it is not specifically tailored to college students, like most apartments right around the university. If proximity and convenience is your only criteria for a good place to live, knock yourself out; youll love it here. For something more in depth than that, please keep on reading.This place is full of crime. It has been the entire time weve lived here. Your car will get scratched, damaged or broken into. There has been one instance of someone getting shot in the parking lot, another of someone ODing (and dying) in their car, and multiple instances of police getting called over fights in the parking lot. We had a bike stolen off of our second story patio -- that was actually kind of impressive. Weve had packages stolen off our door. There was one night recently that we heard a gunshot, followed by someone frantically pounding on a neighbors door to be let in. That incident apparently went under the radar, since there were never any cops that came around. Nothing ever changes at this place, and nothing ever gets done if you report it. You have to take this as a permanent aspect of the place if you want to stay here.They do not make sure that the apartment is in good shape when you move in. We have changed apartments within this complex twice, so that means weve lived in three of their apartments. Other than repainting and re-carpeting, the state that the previous tenant left it in is the state you will find it. We had to put in work orders to fix the doors, the closet shelves, and faucets when we last moved in (under the latest owners of the complex).I will say, the maintenance crew are great. Herman and Jay seem to be the only staff who know what they are doing. They are quick to respond and super friendly. As far as the office workers, there seems to be a revolving door of managers. They stay for 6 months to a year and then bail. Good luck ever getting into the office to pick up packages or talk to them. Back before Covid, when all of our packages got delivered to the office, you always had to run back and forth (during their open hours) to see when they would be letting people in. They always had the office closed during their open hours due to this, that, or the other. They seem to be constantly understaffed. If you have to lock up the office in order to show the property or do training, perhaps you need more workers to man the boat?If you, potential renters, have children, there is no park and no place to let them run unless its in the street. The grass is always covered in dog poop and no amount of them sending threatening emails seems to make a difference. The management never does anything about it. Same story with trash piled in the breezeways between the buildings.So do what you will with this info, and know that it will likely not change!
My review goes straight to Tatiana, the new manager. She fixed the problem with the leaky roof in my unit. It lasted for more than a year each time it rained and I made several requests for maintenance to come to just pretend to fix it. She really is a professional and seems to care about residents. Keep up the good job ma’am. And who knows maybe you will help prevent crimes around the place.

I love this place! All of the staff are SUPER nice, always helpful, and respond to emails and work orders as quickly as possible. The office staff hosts fun events when they can (pre-quarantine, virtually during quarantine), call to check on you just to see how you are doing, and give out random gifts every now and then! Its pretty affordable, and a quiet neighborhood tucked away off of Mallard Creek Church right next to the greenway. Its a really convenient location near highways, gas stations, grocery stores, and restaurants. My dog loves going to the little dog park within the complex to get some exercise and sniff all the things! The buildings are definitely older, so even the renovated ones have some dated aspects to them, but I dont necessarily mind that. It would be nice to have a better tub/shower - its just old, crackling porcelain and tile walls, and honestly should just be replaced, but it does the job. Overall, its a nice apartment (Im in a two bedroom) - cute balcony overlooking lots of trees, white kitchen and bathroom cabinets, plenty of storage, etc.). I can just tell the age of the building by the style of the doors and knobs, the painted tile around the fireplace, the showers of course, the counter-tops are old and just covered with a new laminate over them but dont look bad, and the appliances arent ridiculously old, but they arent brand new either. I love that my apartment doesnt have carpet, and the floor is a pretty grey wood pattern, but its the cheap laminate little stick on panels, and they keep peeling up in random spots and I have to try and stick it back down, and the floor also gets indentations where the legs of heavy furniture sit (bed, couch, etc.- which obviously I cant help, so I shouldnt be held responsible for that later). Its still one of the quietest, homiest, and most affordable places in Charlotte though, and its close to work for me, so the good outweighs the bad. Theres plenty of parking, and the valet trash can be a huge help. Ive decorated my apartment really nicely so it totally feels like home, and enjoy having a few close friends visit for a game night every now and then! Ive enjoyed living here for the past year and renewed to stay another year. :)

I met the new resident manager here at Mallard Creek Apts and she initiated a conversation to my personal thoughts concerning the upkeep of the property by management staff and property maintenance as well as things that I like and dislike about living here. I shared my thoughts and opinions and surprisingly she ensured me that she would work diligently to make sure that Mallard Creek Apts would be a safe, well kep, and fun community to reside in for all the residents in our apartment community, but would take the help of us as residents here to do our part to help make the vision for our community to work. To make a long story short, I believe that Mrs. T is sincere concerning her vision to make Mallard Creek Apts a great place for current and future residents alike to reside.
Great office staff in Lorien and Michelle! Very nice and down to earth. Maintenance usually responds quick to service requests. Fairly quiet and secluded neighborhood besides a little bit of city traffic. In all, pretty good to me!
Needs a little more work. But all around I enjoy my place .

This is really one of the best apartments in the area. The management staff, Lorien and Michelle, are very professional, nice, and helpful people. They do their best to make sure all their tenants feel welcome and made the moving in process smooth and fast. Maintenance is very reliable, they will fix most problems within a day. The area is clean, you can barely find trash anywhere and their are always parking spots available. Most people mind their business and neighbors arent an issue. If you do meet people theyre friendly. Dont listen to the other reviews, most of them are older experiences or people just dragging it and being negative. Its nice out here, they threw a pool party for tenants, theres a nice swimming pool with a grill that you can chill at with your family, theres a small fitness center if you want to save money on the gym, and a designated trash area and play area for kids. A nice apartment complex, with good staff, and a lot to offer.
The apartment is clean and well maintained. The staff is very friendly especially Lorien but I just moved here and somebody already broke into my car and stole my guitar. I know I should have locked my car but you know the environment is not safe when stuff like this happens. Never happened in apartments I lived before. They need permanent security
I love my apartment and have no complaints!The few times that I have needed to submit a maintenance request, I am always impressed by how quickly the responses are acknowledged!!The staff here are friendly and professional!I use my oven every day and recently I realized that my oven burner went out. I immediately left a note under the door at the office. By the time I got to my apartment, Kenya called me to specify the problem and shortly after that, Herman knocked on my door to make sure which part was needed to replaced before ordering it! The next day he installed a replacement part. I was able to do some baking immediately!!Unfortunately it was short lived and the oven went out again that evening . I informed Herman of the problem and he ordered me a new stove! This was FridayThe same stove was to be delivered on Monday but he received a text message on Tuesday by the company informing him that ithe stove was on back order, so he contacted another company who had similar stoves on hand and to my delight, they were able to deliver the next day on Wednesday!!The day before my oven was delivered I locked my keys in the car along with my phone.Even though the office door was closed I knocked and as I was leaving Kenya opened the door and I explained to her that I needed to call AAA. She was so gracious to accommodate me!! She was a Huge help by allowing me to use the office phone!!People helping people!! I love living in this community!!Since my prior review a year ago, I’m happy that Peyton and Tatiana are continuing the outstanding service to the residents! Jay and Herman are always efficient and most helpful!! Still happy living here.I appreciate all of you!!You guys are awesome!!!🙂❤️
Dont stay here, the people who work in the office are horrible and dont try to work with you at all. They will find every little reason to charge you. The apartments are really old, and need to be remodeled. There are other apartments all around it that are the same price, but offer so much more and are safer. My apartment was broken into, and we had to keep reminding management to come fix and secure our windows, and even upon moving out one of my windows remained screwed shut instead of fixing and improving the locks.
Just want to say thank you Lorien for taking extra time to assist both me and my son in explaining everything we need to know about Mallard Creek Apartments. My son spoke to Michelle on the phone first who was super nice considering he was calling from out the state. Lorien than took us through the process which was amazing and beyond what we expected. They are very kind and care about your needs more than just trying to get you there or making you feel like its a “take it or leave it” situation. This new management deserves more than 100 stars. They know the job well and are doing it right!!!!😀😀😀 The apartments are beautiful and fit our needs for the help that was given to us. Please don’t let anything turn you off from visiting. Call or take a ride there and you will find out yourself.
Im relatively happy. Ive had ups and downs since Ive been here a year and a half. I, too, was mislead about an apartment and ended up having to be on the second floor. But there has been a lot of changes here, of late, and theyre all good. Paving the parking lot, evicting bad tenants and theyre working on the garbage issue. Ive seen quite a few people in the office, but the present staff seems to care about the condition of the property. Maintenence cannot be better. Herman and Ray are great. Herman communicates everything. You always know whats going to be done and how long it will be. Im happier now.
Apartments are conveniently located to everything you need, and the landscaping is beautiful! I like living in this apartment community because there’s a nice blend of families and college students. It’s a pet friendly place as well!
I’ve been a resident at this complex for 4 years. My first two years were great, but since then it has definitely gone down hill. First off all, there’s a new office staff every year which is ridiculous. There in no valet trash. The breeze way at my building is always nasty with garbage stains and bags of trash always sitting outside of someone’s door. Dumpster is always overflowing. Dog feces everywhere. This complex has really gone downhill over the past 2 years. I’m anxiously waiting on my lease to end so I can finally move. Rent is way too expensive for the quality that is received. Last thing, the office staff never, ever answers the phone.Apartments are a nice size and parking is always available. That’s it.
Very good placeAs UNCC student, I have lived in several apartments around school last few years. Although I cant say the apartment facilities are best because this apartment is not a new apartment, I can guarantee the kindness and professionalism of the office staff and maintenance in this apartment. They are very good people and always do their best to help us. Im very satisfied with my current apartment because I have bad memories of the unkindness of the office people in my previous apartment.
I have lived here for 10 years, nice property, if it had some smoke free buildings it would rate even higher. Cant have my sliding door open for all the smoking under me, other than that no issues.

This apartment dont care about their residence and apparently the corporate office doesnt either.Maintenance lies and dont fix anything; its been 3 months and repairs still not done.Dog crap everywhere and no one takes responsibility or follow up.I would not recommend this to ANYONE.The staff starts off nice to get you in the lease then they become rude and condensending.
I was interested and wanted to get information for an apartment here. The leasing office never answer the phone or return phone calls. From reading these other reviews these people ain’t that busy. I’m taking this as my sign to move on. It’s so sad that even with leasing apartments people can’t be competent in the position. You have to be an extremely lazy person to not have customer service but applied to work at a leasing office. You did the job application not us. Speaks a lot about this management company
Place is not good. Nothing but sketch people and drug dealers. At least one shooting a month within 100yards of my apartment.
The maintenance staff here are excellent, especially Herman! He calls you to update you on the status of your maintenance issue and is always punctual. The office staff is great as well!!

I would highly recommend looking elsewhere for an apartment. This is honestly one of the worst apartment experiences I’ve ever had. We’ve lived in these apartments for barely one month and had nothing but issues since we moved in.3 days before our move in we received notice that the apartment we signed a lease for was no longer available, but they told us they had a similar one that would be ready for us, though it was not exactly what we had asked for. I spoke with the office staff and received no real apology, and ended up having to reach out to corporate to get someone to compensate us for the inconvience and lack of communication. They also apparently lost the prorated rent we had to deposit to get our keys as they called us about it multiple times. Upon moving in to the apartment, it was apparent that it had definitely not been professionally cleaned. I had to scrub the tiles in the bathroom and all of the light switches were so filthy they were black. The kitchen floor had a huge crack in it and the bathroom ceiling had a hole forming from moisture. On top of that they had not cleaned out the bathroom fan and the light in the closet did not work.About 3 weeks into living here hey finally fixed the crack in the kitchen floor and replaced the light switches. They also were kind enough to clean out all the dust from the bathroom fan and leave all of the old disgusting dust all over our sink and my makeup. About a week later they still had not fixed the closet light when one of the pipes between the shower and the master closet burst and leaked all over the closet. A ton of our clothes got soaked, they did come to fix this right away however it took them over a week to come close up the hole they left in the wall in our closet. They guys that came to fix the hole left screws sharp side up on the floor, screws that I stepped on because I could not see because no one ever came to fix the light in the closet. Only after I called about stepping on screws did the light get fixed, and no real apology ever came from the office. As of today our dryer takes 3 times to dry a load of clothes and the pipe under our kitchen sink is broken and leaking water into the cabinet underneath.I am honestly not one to normally complain but I just feel like anything that could have gone wrong here has and the management has done nothing to resolve the situation and try to apologize for the continual issues.
Mallard Creek Apartments are wonderful. They are very spacious. BUT.. they pull you into to living there without telling you certain things. They have an amazing huge pool but will restrict everyone. The staff there are rude and do not tell you anything that needs to settled. Also a lot of car break ins.
On their website they describe apartments as quiet, peaceful, uncomplicated surroundings. They are not telling the truth. I lived there and there was a shooting in the parking lot, and I could hear shootings happening in the area. Loud cars race down mallard creek road at night several times a week.Its not peaceful or quiet. AT ALL. I do not recommend it. They are nice at first and as soon as you make a complaint they no longer care about you.
Zero stars if I could. My husband and I have lived here for around eight months now, and hate it. If we had the money to move ASAP we would have already. Do not live here. Maintenance does not know how to do their jobs AT ALL! We have water damage all over our walls, yet to have been handled, dust stays all over the counters and everywhere (even though we clean every day!) because people have not cleaned out the filtration system in years, our air conditioning unit went out just recently and it is summer time... my husband looked at it to see if he could just simply fix it himself without bothering people who cannot do their jobs properly and waisting everyones time and well that air filter has rotted into the unit, there was ice half an inch thick embedded into it, mold everywhere, puddles and puddles of water just sitting there, and my husband had his shoes in that closet for awhile and at least two pairs of shoes have been ruined due to water coming out from the unit and soaking the floor underneath, needless to say it is disgusting. There is mold all over our windows and balcony door we have had to clean several times. Our carpet is practically falling apart as it is old, disgusting and clearly was not put down properly. Neighbors all around us who are loud and have no respect for others living around them with full time jobs and families to support. First day we moved in we had already noticed majority of the problems and tried to have them fixed as anyone would, and as I said above.... nothing, no one does their jobs properly. For whatever reason there is a lovely dumpster for everyone here to stick their trash in and instead of walking the extra foot it takes to stick trash in there people throw ALL of their trash on the grass and walkway there. The appliances are also disgusting and have clearly never been replaced as they should have been at some point in time, I went to turn our oven on one day and it literally exploded to the point that when we want to use it we have to flip our breaker on and off. The cabinet door in the bathroom was hanging off when we first moved in and has also yet to be fixed, so there are a ton of random holes in the side of the cabinet, the toilet roll holder also fell off the first time we ever used it and the towel racks have never been properly screwed into the wall so they are just hanging there too. Our bathtub was repainted for us and within the first week of getting baths/showers, started peeling and has black stuff all over it... bathtubs are not supposed to look black, they are supposed to be white. They try to add money randomly to what we already owe, and we have had to talk to them about this several times for them to fix it. To top it all off on numerous occasions my husband has been hit on by the staff member(s), either on his own when he goes to tell them we have ANOTHER problem with something or with me being right there in visible sight, and if anyone is aware of... there is nothing okay with that, and makes myself and my husband very uncomfortable.
Well, I would say some ppl in the previous management company is not good. But the management of this complex changed a lot after switching to a new manange company this year. Especially Christine - she is always ready to help there, very responsible and professional.
I moved here February of 2016 and I havent had any trouble and I have had great experience with the management office.
The apartments themselves are what you make of them. Theyre okay but you have to put forth effort to make them homey. It also depends on which unit you get in the complex, about half of the units are recently updated, the rest are pretty outdated. You can pick which you want of course but there is a big cost difference. Thats the physical aspect of the complex. These apartments are very poorly mismanaged and mis-maintained. There are only 2 office managers and usually only one is in at a time and they feel its okay to take long lunches and leave the office empty. There are also only 2 maintenance employees and they do not properly do their job. Maintenance requests are answered with weeks or even months of waiting and once they are dealt with they are usually done wrong or half assed. Common area and outdoor garbages are constantly overflowing and rarely changed. There are also no security measures at this complex, no cameras, gates, or anything that might help with the crime in Charlotte or the surrounding ghetto community. Bikes get stolen, cars and apartments get broken into. Although I got into this complex at a fairly good rate, the rent of my neighbors has gone up by nearly $100/month and mine is expected to do the same once my lease is up. That is unacceptable because there are plenty of other complexes in this area for that price that are much better. I will be moving somewhere else if the rent goes over anything it is right now. In order to not sound completely biased; I enjoy the home my family and I have made for ourselves here but if I were to do it over, we would most likely choose somewhere else or just rent a house instead. Hope this helps anyone trying to decide whether or not to live here. They make it seem much better than it really is.
Danesa at Mallard Creek was super helpful in my search for an apartment! I knew I wanted to be in that area, but after visiting I was sold on the awesome customer service alone!
I would not recommend this apartment complex to anyone. I am a leasing consultant myself, and they do not act the way they should. When we had issues, maintenance never came, and when we had a cracked ceiling with a leak, they came once and never came back. Then they tries to bill me for the damages to the carpet that was leaking on.
The office staff are very generous. The maintenance department takes no time addressing any issues that I’ve had.
A word of warning to anyone who would consider living at Mallard Creek. In the year that I lived there we had our car broken into twice. We had a home invasion while my daughter was home alone..very scary. We even had an upstairs tenant whose pipes ruptured and flooded our apartment which ruined our furniture, the carpet, walls and caused a huge mold problem that management did nothing to alleviate. After we moved out the management even tried to bill us for the flood damage!So be careful there fellow renters. Mallard creek has a high crime problem and a discredited management team. I would never recommend them to anyone.

Horrible place! At first it was okay. I had subleased it so it wasn’t as clean as I wouldve like.. stains on the carpets and walls.. I had to pay extra deposits when subleasing. Every month me and everyone else in the building would get charged for something extra.When I moved out, they tried to charge me $400 for pet damage, and carpet damage, and whole lot of other made up charges .. they never cleaned when i moved in (even after I has specifically mentioned it to them).. Also, The two women that worked at the office were extremely rude, racist and unethical.DO NOT MOVE HERE! Unless you want to pay extra fees every single month and be charged again when you are moving out.. and have people be rude to you every time to go to the office or call them.Oh and not to mention, if you ever have friends over last minute.. their cars WILL be towed! You can only get a certain amount of guest passes, which expire and if a last minute family or friend comes over they will be towed.. and also there have been a lot of break ins! BEWARE
Im trying to move in but no one answering phone calls or returnin voicemails so i guess ill just move somewhere else dont have time for games

Was at your property this weekend to try to view the apartments, office was locked waited for an hour to be treated very unprofessionally by the person on duty I assume the manager. Also while driving through the property witness a group of black males beating up on two females in the parking lot. Apauled maybe you people need gates and security not sure how anyone would ever want to live here. Sad that you let these type of people reside at your property
Rent goes up but the quality of my neighbors has gone down. Also, some people do not follow leash laws and I dont see anything being done about that other than a useless email.
