Just signed my lease with the help from Jessica! She made everything feel as if we had already lived there for years and was on top of making sure we had everything needed for our move-in! Highly recommend living here with an awesome community and plenty of things within walking distance around!
I signed a lease twice here and would have a third time had I not needed to relocate for work. Seka, Jess, and Chris make it a great place to live and truly care about resident experience. It is a clean, quiet, safe place to live and I highly recommend joining their growing community if they have units open. They fill fast; move quickly!
I just moved in and the experience was wonderful. Jessica, Seka and Chris welcomed me and made me feel at home as soon as I came in for a tour. They made the process easy to understand, with consistent communication, resources that I needed to ease my moving experience and made sure I was satisfied with my new home. The neighborhood is quiet enough to have a getaway from reality, but close enough to the scene to enjoy a night at a local pub or restaurant. I am excited about my new apartment!
So I moved my daughter in Hudson Montford in July. I am on the lease but do not live there. Jess was awesome! There were some issues that needed to be addressed in the apartment, and she put in work orders immediately. Due to the fact that Jess was so awesome if I have to call and get something handled for my daughters apartment I just ask for her because I know that it will be taken care of.
I have lived here for 5 years now and I have seen new property management take over in the last 2 years. The new management has had a lot of turn around but I have noticed that everyone is cooperative and friendly. I’m very pleased with the current maintenance team! And really like the current leasing office staff! I just love living here!! And am very impressed with the new renovations.
The looks of the renovated apartments are nice but we’ve had many issues with the leasing office. There was a leak “that was coming from our apartment.” It needed to be addressed 3 different times. This involved them cutting a hole into our wall behind the kitchen sink, 3 times. Let me be clear.. on 3 different occasions they had to come into our apartment, cut a big hole in our wall and patch it. The last two times the plumbers discovered the leak was in fact not coming from our apartment. The leasing office was very unprofessional and rude when addressing this issue. The last time the plumbers had to enter our apartment was the very first day of quarantine. The front office assured us the plumbers would be wearing masks and shoe covers and they weren’t. They also offered a cleaning service since the dry wall dust would fill our apt after the work was done. They never followed through w the offer. Parking is a disaster at this apartment complex. Guest can park wherever. A random person could use our parking lot if they wanted to. Count on not getting a spot near your apartment if you get home after 9pm. There’s absolutely no amenities at this complex so don’t let them sell you on that. The pool was closed all spring/summer season. The residents don’t pick up there dogs poop probably because the pet waste stations are scattered in the most random, most inconvenient and inconspicuous spots. Don’t live here.
Great place. Leasing managers and maintenance are friendly. Sad we couldnt enjoy the pool this year but obviously right to close it. Apartment just the right amount of space and pretty nice.
Not enough visitor parking. You have to be kidding me I spent over 700$ on towing fees. Add more visitor parking. I know you get a percentage of the money on the towing crooks. But still have some flexibility for your residents visitors. Visitor parking strip on the concrete is hardly visible.
The team at Hudson Montford Apartments is so helpful and friendly. All my questions and requests get taken care of in such a timely manner. I really can’t thank Jess, Chris, and Seka enough for making apartment living seamless! Y’all are the best!
The move in process during this crazy time was better than I could have imagined. Add in living out of state and the communication between myself and Jess was speedy and she answered all my questions. She bent over backwards for myself and my roommates which is more than appreciated. Looking forward to living here and coming back and giving a review.
At first I was really excited to move in and even recommended it to a friend, but my opinion has since changed since I’ve been living here since May.Worst place to live. My boyfriends car got towed because they said they had to “take away the signs since people move them,” but before they changed the parking, the second and first floor always had a visitors parking sign - he’s been parking there for months even when the sign was visible. They’ve sent no email to explain they’ve changed visitors parking. Their gates are always broken and the power always goes out. Even when we send a complaint that neighbors are loud, nothing is done.
Love living here. Workers around the complex are very nice, weekly emails with offers/events are wonderful, in the perfect place of myers park. Overall a great place to live!
Extremely disappointed with the cleanliness of a “move in ready” apartment. Upon arrival the apartment was not cleaned from previous occupants and the cleaning vendor refused to clean further. I ended deep cleaning the entire apartment myself which was extremely disappointing during the COVID-19 pandemic. I would imagine an apartment complex would take extra measures to ensure safety of renters regarding cleanliness. Management would not work with me on being compensated for the grievances experienced.
I am a new resident and have had a great experience here so far! Jessica Tejeda in the leasing office is an absolute joy to work with and made our moving experience seamless. She has made us feel so comfortable and answered all the questions we have with a smile.

Especially in the recent weeks, Supervising Maintenance Engineer, CJ, has been amazing. He is patient, thorough, knowledgeable and skilled at resolving issues. He is a credit to Hudson Montford. Likewise, leasing agent Jessica Tejeda has been wonderful. She navigataing my move between apartments and made sure that things moved smoothly.
Everything is great have had no issues. Apartment looks and feels nice, location good, staff pleasant. Pretty chill tenants not a lot of ruckus or anything, parking is sweet. Solid overall

I have been living at this location for over a year now, which in the beginning it was great. Now that the complex has been sold to a new management company (Bell Apartment Living), it is awful! As soon as management switched hands, there is no longer any security walking the grounds, so there are outsiders loitering (one incident I had drifters drinking tall boys on my stoop when I came home for lunch), cars being parked all over the place that do not belong here, my girlfriends car was broken into, someone hit and ran my Mercedes in the parking garage, the grounds are left with trash all over the place, trash piling up around the garbage unit (beds, sofas, tvs, bags of trash, for weeks at a time), hallways never vacuumed, broken entry gates every other week and now I can not even receive packages in the LEASING OFFICE! The packages are not secure (aka being lost or stolen), they let anyone walk in and grab what they want without even saying hello or asking for ID or anything at all! The leasing agent whom I spoke with on 12/27/2018, after showing the email receipt from Amazon Delivery, of the day and time and the name of the office leasing agent (Ashley) who received my package (who she told me was working the day of the delivery), stated she’s on vacation and even still if she was there, that it isnt their concern as they receive many packages and it is a courtesy, so if your things are stolen they do not care, nor have a system to protect their residents deliveries and basically acted as if it was my fault for having a package delivered to the office in the first place! Her solution was that she would deny my packages from being delivered in the future, no apologies, no plan to look into the matter, no effort to gather my contact information for a follow up, no empathy in the least! I also reached out to management off site left a detailed vmail and have received absolutely no return phone call, email, not a thing. In closing if you like zero security, dirty awful grounds, management that is full of excuses and treats you like you mean nothing but a rent check, rude office personnel, and having your things stolen (from the leasing office, the one place you think would be safe), then this is the place for you. I advise strongly to look elsewhere before looking into this complex, if down the street is $100 bucks more, it is well worth the extra money, trust me! I am not the type of person to post complaints, this is my first negative post/review ever online in fact, but I am doing it so good people do not have a horrible experience as I am having currently.
Lived here for almost a year. Had minimal issues. Leasing staff seems to always be available and walking around the complex which is nice. Gated community also very safe. Walls are a little thin but it is an apartment. Unfortunately due to job loss I couldnt afford it anymore. Id like to go back again someday
I LOVE, LOVE, LOVE Hudson at Montford. The location is absolutely ideal. A block away from Park Rd Shopping center, and just a ten minute drive to get to the city. The newly renovated apartments are beautiful. I have the color scheme with white cabinets and gray backsplash and get compliments all of the time. Maintenance is quick, considerate when coming into your home and very friendly. The staff works hard to keep the grounds clean and are updating all of the landscaping. The staff here are so responsive and friendly. We love Lauren Drake! She treats everyone as a friend, will laugh with you, check in on you whenever you come through the leasing office, but most importantly, she is efficient in her job and takes the time to make sure any concern you have is personally handled. Ive lived here before Bell bought the property and the difference in cleanliness, response time, and overall communication is stellar.Pros- Most bang for your buck on park road, large closets, clean property, the friendliest, most personable staff you will ever find, lots of communication, lots of cool events at the front office(I won a raffle for Long Horn once!)Cons- The front gate can be finicky

The location and amenities are great! I moved into a newly renovated apartment and love the new finishes. The amount of space my roommate and I get for the price we pay is an amazing deal. We can also easily walk to restaurants and shopping centers close by.
My husband and I moved here back in November, shortly after they changed management. We have loved our apartment, location, and how friendly the staff are. Anytime I take my dog in the office to pick up a package Stacey always gives him a treat- which is so sweet! The staff in the office are so kind. When we fist moved in, we had an issue with the bathtub, but upon putting in a maintenance order it was quickly fixed. We love that we are so close to work, and anything we need.We would highly recommend Hudson at Montford to anyone looking to be in a great, safe location within 15 minutes or less driving distance to to South Park mall, grocery stores, the Charlotte Douglas airport, light rail, Montford bars, uptown Charlotte, and the largest hospital in the area!!
The absolute worst apartment complex you could choose to move into in Charlotte for the price. Horrible. Old, dirty, noisy as can possibly be, rude management, absolutely no amenities. They put some fake wood floors into some units and for some reason thought that they could call themselves a luxury complex. What a joke. Do not move here.
I very rarely do reviews but I feel compelled to this time. Like others, I did read these reviews when I was looking. I have recently moved in to Hudson. Ashley has been my consultant and helped me with everything Ive needed. I have a hard time believing she has been anything less to everyone else. I am not sure how this place has been until now but I will have to say this place has been the best move Ive made and they are updating so many things that put it right in line with the other places. I have an updated 2bed 2 bath and they did a great job! I love my new place and I would highly recommend anyone wanting a great place with a great location look into getting a place here!

If you want to live somewhere that has power this is not the place for you. I have lived here since January and am on my 10th day without power.I put in a work order and was informed maintenance changed my locks but didn’t keep a copy of my apartment key. I was called and asked to leave work to bring the office a copy of my key. I shouldn’t have to use PTO because of incompetence.Long story short don’t live here if you don’t have to.
Perfect location on Park Rd. Ever since new management took over in May 2018 the complex has made improvements. I hardly see the gate broken anymore and they have implemented a new fantastic package parcel system. No longer have to go to the office, they have lockers in the parking garage to retrieve your package at your convenience. The pool has nice new furniture. We love the quiet community. Parking deck is a plus!
I have been at the Hudson at Montford location for many years. It is a prime and very convenient area of Charlotte. Several months ago the management company changed, and what was good is now great! Bell properties immediately began upgrading the complex overall as well as individual apartments. Stacey Prinz has been a superb leader in creating a warm atmosphere in the front office where tenants feel genuinely cared for, and needs considered. As a business owner I understand the challenges Bell properties has faced acquiring a set of problems they had not planned for, and trying to correct them. This accounts for many of the negative reviews posted. What I like is that the current management is paying attention and working hard to improve. We are very happy to reside at Hudson at Montford and heartily recommend it.
Fantastic experience. Just renewed the lease and may be here a long time.Management: the friendliest you will find. Open and honest while youre searching for a place, and once youre in, they communicate well about any changes/issues, upcoming lease dates, social functions, etc. Theyre very accommodating if you need any special arrangements. Policies are common sense and reasonable. Based on conversations with older tenants, moving out is easy and they wont pull any shady moves regarding security deposits.Maintenance: Best Ive ever worked with. Havent needed to use often, but when I have requested it, responses have been immediate and repairs followed within a few hours.Grounds: Attractive and private. Noise is never an issue, trash is nonexistant. Units (Ive been in 3 now) have been as described with no hidden damages or problems.Overall: Ive been through 6 different housing situations in Charlotte, and this one is by far the best. You can tell by the number of long-term tenants and the variety of backgrounds that others love it here, too.
I had a great experience living at 1420 Magnolia! The staff are incredible friendly, and coming up with fun ways to interact with residents like giving our morning coffee/breakfast at the gate on your way to work! All maintenance request were handled quickly and efficiently, whether it was an emergency or not. Apartments are fairly priced for location, size and amenities!I would highly recommend to anyone!
Great location, very nice updated units. I love my new kitchen! Super quick respond on maintenance team and management. Perfect coffee at the leasing office. BUT tiny pool for this amount of people and the water gets dirty by leaves and nasty greasy right away. Some apartments smells horrible ! We are straggling on the daily basis and nothing helps. Probably previous residents were smoking inside and were dirty..and a lot of insects at least on the first floor. Overall thats what you getting for the good pricing.
Great location! Management has made many improvements and the maintenance staff, David and Cory, do an amazing job with the upkeep of the community and apartments.
Cant beat the location. The community is safe and although I didnt live in a fully remodeled unit, it was still nice. The remodeled units look great! The only issue I had was where my particular unit was placed (basement level, lack of view due to the parking deck), but the leasing staff warned me of the location before signing. Overall, i enjoyed living at 1420, and the staff are probably the best staff Ive ever dealt with in an apartment community.
Just as other reviewers have said, since management has changed, things have gotten worse! I have seen really sketchy people coming in and out of my neighbors place. We couldnt sleep many nights (including week nights!) because of the noise levels, which was affecting our days at work. I have seen a syringe/needle (!!!) on the floor. Someone or our dog could have stepped on it. We have informed management about this and called the cops several times, but these people are STILL disturbing us. This has been going on for MONTHS. Management knows about these people doing drugs in the apartment and still allows them to stay.Also, there is pet feces everywhere. Management does not do a good job enforcing other tenants to pick up their pets feces. I have stepped in poop at least 3 times!There are several other apartments in the area. DO NOT waste your money or time signing a lease here.
I have lived here for two years and would stay if I wasnt leaving the state. The employees in the office are kind and very helpful. When we have to put in a maintenance request it is usually resolved in less than 24 hours. The common areas are clean and easy to access. I always feel safe. Only down fall is guest parking but they have added more to try and accommodate and it usually only runs out on Friday nights but you can just park in the neighborhood right outside the gate. Overall it is a great apartment in popular area very close to the city and the most affordable I have found in the area being so close to the city.
I lived here for 4 years and loved every minute of it! The location is perfect, youre within walking distance of Montford bars, restaurants, and Park Rd Shopping Center. Its easily the best value for an apartment, given the location and the amenities. The gym, yoga room, pool, and dog park are all in great condition and are never overly crowded. The staff is very nice and accommodating--they really take the time to get to know you and have made living at 1420 Magnolia stress-free! Highly recommended!
Just switched to Bell Partners Management. ugh. Like the previous review below, my neighbors and I all have the same concerns. The trash has been so dirty and always full. The elevators have been down for over a month, and Amanada when you read this I dont want an excuse that the parts have been ordered and will be working in another month, You should communicate that. The communication is so BAD. Nothing is ever communicated, back gate is always open. A tree was down for over 4 days blocking an entrance and no email was sent out. They cant get the portal right, there is no tenant ledger to see what activity is happening on our account. There has been huge boxes outside the pool area taking up parking spots. Just been going downhill. Please fix these issues, and I will then fix my review. Thanks in advanced!!Edit: Oh, and they switched water carriers and failed to notify the residents. It takes them days to respond to anything - work orders, calling office.
The location is great, but the service they provide is bad. The gate is always broken. The power has went out multiple times when the slightest storm comes through. The gate is power operated so it locks your in or out during power outages. During the snow storm that came last week, the power was out for 3 days. Everything in my fridge was spoiled. The office sent out an email saying they didnt want to hear from you and it was the power companys fault. We were the only power outage on the entire road!Apartments all around us had generators producing power for them. Hudson on montford doesnt offer that nor thought about it. They also dont allow you to bring your own to run your power.The reason this place is so affordable is because they cant keep the lights on not the gates working.

My roommate was also denied for an underage drinking violation that happened 7 years ago. I asked if I could use a different third party background check and was denied that request as well. My roommate and I have never had any issues applying anywhere else. Management was rude when we politely addressed the issue and explained what the infraction was on the background check. They told me that my roommate could have been a murderer and was a danger to the community. Im just glad my 25 year old roommate got off of murder charges so quickly.
Dirty, Cheap, and ShadyWorst experience with an apartment complex in 10 years - if you want to live next to a lot of college kids live here, horrible place for anybody with children. The management staff is horrible, amenities are a joke, and the appliances are cheap and break easily - and if they do be ready to pay for it. Management communicates through form emails and cant seem to do so face to face without an indignant tone. No element of common sense, only policies which they follow without full understanding of why. At first glance the place looks nice, but look again - it is old, the equipment is constantly breaking down, and maintenance is laughable. Requests tend to take weeks to get done, and never correctly the first time. The gates are constantly breaking and just left open for weeks so dont let the gated community pitch fool you. Oh and get ready to walk over broken glass (beer bottles from the college kids who live there) for weeks because that is somehow acceptable and you will have no right to ask management to remove the glass. Actually you can ask them, but nothing with happen for weeks.Absolutely horrible experience - save yourself the trouble and go to one of the other places in the area - for the money you will pay this place is a big mistake
Since moving here the apt complex has changed hands. Now under Bell Partners...the trash collection has been horrible as well as the elevator has been out of use since taking over as well as the back gate always open..which has been a month. We came home from dinner tonight to all the smoke detectors ripped from the ceiling. Im not sure this is a safe place to live. Im adding an additional comment on here. A month ago i went to work out at the gym and found a homeless man sleeping in the yoga room. Now question, how did this person get in the building since theres a code. Leasing office told me they would look into it and update the code but that was 1 month ago and has yet to happen. This apt complex is the most unsafe place to live.

I have been living in an unrenovated 1 bedroom here since June 2017, and I have really enjoyed it so far. Even though my unit has not been remodeled, it has been well-maintained, it is functional and clean, and is attractive enough. I love that it has high ceilings, crown moulding, a garden tub, and a built in makeup vanity (!!!!). My unit is very quiet (besides my upstairs neighbor, of course) because it faces a courtyard but the downside to that is my balcony view is nonexistent, which I can live with. I also like that the parking deck is in close proximity to my unit, there is a coin laundry room in the complex office, and the community is gated. The office staff have always been very friendly, and they hold your deliveries for you unless it is a perishable delivery, like HelloFresh. I love that this complex is in an awesome location--within walking distance to tons of restaurants, two Harris Teeters, Montford Drive, and the Park Road Shopping Center, to name a few, and Id say its reasonably priced for the area. A few things that I dont like about the complex are the hallway doors slam very loudly (this doesnt bother me because I am not near a hallway door, but Im certain its unpleasant and disruptive for those who do live near one), the parking deck is TIGHT and people speed through the deck with no regard to others, not enough visitor parking, and washer/dryer units are NOT provided in units (although there are hookups in each unit). Other than those few negatives, I am overall very happy in my apartment.
The worst. There is mold. They dont replace the carpet from tenant to tenant even when it clearly needs to be replaced. The bedrooms dont even have an overhead light fixture. I tried to get a light fixture installed in the master bedroom (BTW- they dont let maintenance help install so you have to DIY or pay somebody) and discovered a problem with the wiring. Of course, the office was adamant that NOTHING was wrong with the wiring before even sending anybody to look at it. The fire alarms were problematic. For example, the outdoor fire alarms go off every time the humidity get high and the solution is to take the batteries out of the fire alarms. Not safe. Three of the four women who work in the front office are not interested in correcting problems. Instead, they are defensive that nothing is wrong and everything meets code. They towed our car when we were moving in. They dont salt and prepare sidewalks when snow/ice storms are coming unless you live on the front of the property, near the leasing office. I slipped and fell just getting in and out of my apartment. Three out of four staff are defensive, rude, and unprofessional. They dont maintain the dog-friendly areas and theres dead tree limbs that just fall. Try not to get hit! The only redeeming qualities are the location and the helpfulness of the maintenance guys.
Having been experienced renters, I can say this is my husband and Is best rental experience, by far. It is a fantastic location with reasonable rent, well-maintained facilities, and a fantastic management team. While the buildings are older and dont have the upgrades a lot of people look for (granite counters, hardwood floors) it is really well maintained. Whenever we do have to enter a maintenance request, it is always responded to quickly and effectively. The gym is nice and I love the full studio room for yoga and pilates. There arent a ton of machines, but its great for those who dont need a full gym. The management team is always so friendly and courteous. They host really great social events every month and will do little things to show they appreciate you (like hand out free Chick-fil-A biscuits or coffee in the morning). I highly recommend this complex to anyone who is new or established in Charlotte!
My Fiance and I moved into a 2bd/2ba unit in August of 2014. Our experience so far has been great. I work from home and use our second bedroom as an office, so my observations and impressions are based on being around basically 24h a day for the last 8 months. The community is clean and quiet, and through events hosted by the Management team weve become friends with several other residents. Amenities are sufficient and well maintained. Parking is almost never an issue, although our unit is in the center structure which makes parking in the deck a bit more convenient. The number of visitor spaces has expanded over the last few months and Ive never had an issue finding one when necessary.Appliances are a bit dated, but they get the job done. Weve had one maintenance issue related to some leaky HVAC plumbing, but it was resolved very quickly by the maintenance guys.The interior finish of the units is at least what i would expect for this price range. Its roughly the same as an apartment i was paying almost twice as much for in downtown Dallas, aside from lacking some more modern lighting in the kitchen. Exterior grounds are very well maintained, although i think the exterior facade is in need of a repaint and some new trim and siding in some areas. Hopefully this is an investment that can be made in the next year or so while were still around to enjoy it.The office staff are a pleasure to work with and always very attentive and friendly. They somehow seem to be on a first name basis with nearly every resident, and gladly handle the absurd number of packages i receive.Value-wise i think its hard to argue with. Walking distance to Montford, minutes from Park Road Shopping center to the north and Southpark to the south, and close to I77, Uptown, and Southend. I see no reason why we wont renew our lease over the summer.
Worst experience with the application process. I understand the community has rules to uphold but, my application was denied due to an underage drinking ticket that was on my record from 8 years ago! It made me feel like a criminal! I certainly think this had much more to do with the 3rd party consumer reporting agency theyve chosen to work with but, it was a very frustrating process. The office told me they couldnt approve my application with the failed remark from the agency and the agency told me they couldnt pass me because removing it from the report was illegal because it was public record. It all just felt like a huge run-around. Needless to say this put myself and my roommate, who was in a crunch to find someone, in a major bind. The apartments are very outdated also. I wouldnt recommend place to anyone.
If you are a visitor.. stay away they tow. visitor parking is only about 10 spots. got towed last year and I was in a visitor spot.
