The apartment leasing office gave me peace of mind for our college daughter, they were wonderful to deal with. The apartments themselves are older, they are maintained. Zero issues with maintenance. Remember anything older is not prefect. Thank You!

I recently moved in and had a very long ongoing conversation with Natalie at Marquis. She was very nice, professional, and willing to work with me on finances. She answered quickly (such a rare blessing!) and gave me a plethora of helpful information as well as meeting me on short notice to show me the apartment. She actually answered my specific questions instead of just throwing info at me and trying to make a sale—and that’s part of what sold me. From what I could tell, she was honest and forthright about everything, and was willing to guide me through the process at every turn. Though it wasn’t sparkling when I moved in (oh well, whatever), I like the apartment too! I appreciate Marquis for their great customer service and genuine attitudes.

Marquis Management is so hit or miss sometimes that I would honestly recommend just not leasing with them if you have other options. I lived in one of their properties for a year and they were super nice but that was about it. Our room had a lot of issues such as cockroaches, a broken AC, and random things coming into our apartment. We would ask for maintenance requests and they said they would come in and fix our issues but I swear we would leave with more issues than we started. Our roaches never went away, no matter how many times we asked them for fumigate or to ask for exterminators, there would ALWAYS be roaches. I wouldnt care as much if bugs didnt bother me seeing as Austin just has a lot of them, but I have an extreme phobia so when I asked for it to be fixed I would have liked if they went away at least a little. Also, when our AC broke, there was this awful smell and when we asked for that to get fixed, the maintenance came in and couldnt identify the problem so we had to struggle with that for a while too. Then, they did renovations on our place and took our insulator off our door and like never thought to install it back?? so we had so much dirt and stuff coming in through the cracks of our door. Lastly, we left for break and when we came back we found a random cutting board in our sink. Like my roommate and I have never seen that cutting board in our life so we are like who came into our apartment other than management??

Would recommend looking literally anywhere else. These people play students out for an extra buck. Several friends with the military were unable to get out of lease or negotiate despite having active duty orders. Dont move here!

I lived here for a few months and cannot complain about my experience. Service requests were catered to on the same day I submitted them. I never received exorbitant charges and the place is conveniently located for anyone studying at UT. The management was always nice and my neighbors were nice and quiet. I would recommend this place to anyone looking for an affordable place to live in west campus.

The rooms are pretty nice, and for the most part they management is sufficient. They arent saccharine sweet all of the time, but if you treat them with respect they will be far more pleasant to you, and she has always fixed everything we needed fixed within a reasonable amount of time. Definitely good for a college apartment.

Live in Nueces Oaks and my apartment is full of Mold and just found out by knocking on doors 4 other tenants are experiencing mold issues as well. Would never stay at any other properties managed by them. Marla is the most unprofessional Manager as well. As soon as you request a work order she takes it all personal and extremely rude. DO NOT STAY HERE. Wish I could give them a zero one is very generous

If I could give a zero, I would. They have the worst staff that become unfriendly the moment you ask for them to do anything. The day I moved in, it seemed great and they seemed so nice, but then when I actually saw my unit for the first time in University Quarters, I was appalled. There were dead bugs around my windows, nasty flooring, terrible wood work for cabinets, and a wooden panel on the ceiling of my bathroom with grime and what looked like mold all around it as the access panel for the AC unit, located above my bathroom.When I turned in the conditions form, along with my maintenance request sheet, I told the woman working that I was worried there was mold in my bathroom and if they could get someone to fix the large problems as soon as possible. She said it would take up to a month. In reality it took two months, even when I called multiple times asking for the problems to get fixed. Then, my AC unit broke and started leaking dirty water all over my bathroom, destroying my belongings, it took calling a higher up in Dallas to get anyone to come out that day to start fixing it. The women in the main office are very difficult to deal with, they never work with you, only against you.The customer service is TERRIBLE, the office staff are UNFRIENDLY, and the maintenance requests are BARELY FILLED AT ALL IF EVER. They do not call you back when you ask them to, they do not return emails, they do not provide basic needs to tenants, and they never clean their units or grounds. DO NOT RENT FROM THIS COMPANY!

If I could give less than a one star I would. This management team is the worst. Both Marla and Natalie are extremely unprofessional, rude, combative, and simply inconsiderate. There are various addendums and stipulations in the lease that they will DEFINITELY try to use to scam you for money. If you are looking to sublease, expect no help from them in that process. Even once you move in, expect random visits to your home and random maintenance visits without any sort of warning in advance. After I asked to be notified before anyone entered my apartment, I got very unprofessional calls 20 minutes before a visit while I was at work. They would always leave a mess and even used my supplies to attempt to clean up after themselves. They tore up the baseboards in my apartment (without letting me know) and let in giant roaches (never had an issue before they came). They also left the walls exposed for over 24 hours before they replaced the baseboards and brought in giant fans to dry out some water damage caused by the AC unit. They left them plugged in running 24 hours for an entire weekend which used my electricity and was a huge disruption to my living situation. It is unfortunate that this management is so terrible especially considering it is mostly students living at their properties.As for the property itself, I stayed at the Vanderbilt condominiums. The building itself was very old so I didnt expect much going in. Various parts of the apartment were just very old and needed updating. The complex is full of college kids so expect the usual with that. For the price, youre definitely just paying for the location which is solid but in my opinion not worth it. Overall, this place was terrible and I would strongly recommend anyone who is considering any place managed by Marquis to look elsewhere.

I lived at Nueces Oaks and loved the property. Great location, clean property, and I enjoyed the other residents. Marla and Natalie in the management office were great and were always helpful. The maintenance team was very friendly and did a good job of getting jobs fixed in a timely manner. I had a friend that lived at Camino Flats and I love the new renovation they did over there. Would for sure recommend Marquis Student Living to others.

I honestly do not understand all of the negative comments for this management. Marquis management has done more than enough for my roommates and I. Returning back from spring break, my apartment was flooded because the residents above us left their water running. Management immediately answered our call and brought out a humidifier and a fan to get the moisture out. While it was annoying not having our room due to the loudness of the machines and to later find out one of them wasnt working properly (we were supposed to have the machines removed after three days but it ended up taking a week) that was completely out of their hands and they tried their best. I like my apartment and its one of the cheapest I have heard of for a two bed two bath. We gladly renewed our lease.

I stayed at Nueces Oaks for a year. Place was decent and clean. Maintenance was kind of slow though, and the rent is more than its worth. Despite that, these guys are probably the only decent property managers in West Campus.

This place is very dangerous. The management will squeeze every penny out of you and charge you unnecessary fees. The pool was never open. The management is very rude. My neighbor was threatened with eviction for paying the trash fees late a few times. Bikes are always getting stolen from here. This place is cheap for a reason. The carpets are very dirty. If you are considering living here, calculate into your rent hundreds of dollars of unexpected fees throughout the year. The management saw me rate this one star and had the nerve to ask me to change it. I have never taken the time to make a review on google, but this place is exceptionally bad. They can afford to be so terrible because there is a new class of thousands of ignorant freshman in this area every year and so they dont have to keep your business. They know you cannot bring anything to court either. They do not intend to keep your business but abuse you for a year. Dont let these people trick you. This is not just one persons angry opinion. All of my roommates and neighbors that I knew felt the same way.

Dec. 2014 (3 star):The management staff seem to have gotten better lately. Ive generally gotten pretty speedy maintenance service. Talking with the staff over the phone no longer feels rushed.Aug. 2014 (1 star):The staff on the phone are very rude, always trying to finish up the call without asking if theres anything else to help with. They always initiated the hanging up without giving me a chance to mention any other issue.The guaranteed parking is also ridiculous as it is first-come first-serve to anyone with the parking pass. You will have to pay a monthly fee to have a guaranteed spot in your own parking lot.

AVOID AT ALL COSTS. This management team consists of incompetent employees who consistently provide incorrect/conflicting information. Through the years I suffered with this company my roommates and I dealt with pest control problems, refusal to change air filters, repeatedly having water shut off, sometimes for the majority of the day with little more than an hours notice, if that, theft, repeated problems with AC, and extraneous charges. NOT AT ALL worth the ridiculously inflated price of rent for a complex that hit its peak in 1985. Do not get fooled by these crooks.

DO NOT lease with them!!I stayed at camino flats for a year but their management issues span beyond this complex, so from now on I will be avoiding any complex managed by marquis.It will seem enticing to lease with them because of the price but they will get you with hidden fees and by the end of your lease you will regret it.Some of my experiences at camino flats:-The lease says it includes free internet & parking? The internet they provide is unusable and you WILL have to buy your own internet. Parking is first come, first serve and they do NOT have enough spots for everyone; a garage spot is $75.-Water is shut off some days. This happened maybe 5x throughout the school year but it happened 13x over the summer.-I didnt have hot water in my shower for over 3 months because maintenance would not come fix the shower (they never came but luckily it got better on its own)-Again, you will call/email/submit requests for maintenance multiple times but nothing will be fixed-My apartment was clearly not made for functionality. For example: theres NO VENT in the bathroom so when you shower theres nowhere for the steam to go so it makes the bathroom and bedroom uncomfortably hot and moist, and theres NO bathroom door-My water bill is EXCESSIVELY high but they dont seem to believe theres a leak and theres nothing they can do. We dont even have a washer/dryer in our apartment but Im currently paying 2x what I paid at my old apartment complex.-Note: the water bill goes thru them not the city of austin and our final water bill was excessive even though water was shut off for 7 days during that pay period.-The one thing thats nice about camino is the courtyard but because its in the middle of the complex its LOUD every weekend and theres constantly huge parties until 2-3am...you might open your door and see 100 people outside-Every time we used the oven, it would make the whole apartment hot and smoky; the temperature would increase 3 degrees and we would have to open the window to let out the smoke.-Trash was not taken out for over 2 WEEKS when I first moved in. There was so much trash that everything was overflowing onto the streets. The back of the complex reeked.

I love living at Nueces Oaks. The Marquis Management is amazing. I re-leased here for my second year. The apartment complex has garage parking included in the rent and WiFi. But I do warn the WiFi is not high speed, so I recommend getting your own. The parking garage is great. I have not had a problem with lack of parking. If the garage is full, you can park in the alley. The apartment complex was just remodeled, so it looks really nice. We have a nice grill area with tables, umbrellas, chairs, and nice grass.The apartments are very large and spacious. At Nueces Oaks, we have two bedrooms and one and a half bath. One bedroom is a bit larger than the other, but both bedrooms are pretty big and have a nice, large closet. The closets have mirror sliding doors which are awesome because you have a full body mirror in your room. We share a bathroom upstairs and the restroom downstairs is just the toilet. The downstairs has a big living room area. We have three couches in it and a 50 inch television. The kitchen has the dining room and washer and dryer in it. Honestly, I feel like I still have plenty of space in the kitchen. The washer and dryer are in a closet with a sliding door, so it isn’t in the way. The doors hide the washer and dryer so guests don’t know it’s even in the kitchen/dining room. Something I love about the apartment is all the windows. There are large windows in all of the rooms, except for the restrooms. It really helps brighten up the apartment.Now for management and maintenance. I love them all. The management, Marla and Natalie, are super nice and always there to help. They always answer all your questions. The maintenance, Josh, Coco, and Jose, are super sweet and are always ready to help fix anything that may have broken. All of my work orders have always been fixed within a few days if not sooner. They keep us informed on when the item is fixed and by who, by leaving a note in the apartment with details about the repair. All of them are super helpful and responsive and are great at fixing stuff.Now for location. It takes me 10 minutes to walk to Dean Keaton and I am near so many wonderful restaurants. To list a few favorites: Cabo Bob’s is about 3 minutes from here, Madam Mam’s is 5 minutes and Whataburger is 1 minute. H-E-B is about 10 minutes from here and Zilker is 10 minutes, with no traffic. It’s also a great area to go for runs. I run to Pease Park, about half a mile, and run throughout the park. The management office is also right behind us so it’s super easy to pay rent and speak with them if you need them. I live in the back units, so I don’t hear much noise from the frat house in front of Nueces Oaks. The only time that it is pretty loud at night is on Halloween. Other than that, I have not had problems with it being too loud, even though I’m basically surrounded by frats and sororities.Overall, I think Nueces Oaks is a hidden gem of West Campus. It’s not super expensive, the apartments are great condition, and it’s super close to campus.
