Ive been living at The Patten East apartments for one month, and I would say my daughter and I love it! Its quiet, tons or perks, and staff are helpful and friendly. Best apartment weve moved into since living in Austin. Did I mention how clean it is!! Highly recommend.
SHOWERS DO NOT WORK PROPERLY AND STAFF IS UNRESPONSIVE.When I was apartment hunting, I saw reviews of several other properties cautioning against Roscoe Property Management and I was careful to choose a place that was not run by them. But just a few months after living here, Roscoe Property Management bought the property and it’s been downhill ever since.First and most importantly, the showers don’t work properly! The temperature randomly shifts to way too hot, to way too cold throughout the shower. I spend half of my time in the shower hiding behind the curtain until the temperature is within a range that won’t scald me. At this point I’ve been trying to get them to fix it for an entire year, but they are at the point where every time I call, they pretend they never heard about it before, tell me they’ll call me back or schedule a plumber, and then I’ll never hear from them again until I follow up. They say that it’s a long-term problem that effects many units in the complex and that it’s just “how it is.” They offered to move me to another unit but that’s an absurd solution if they can’t guarantee the shower in the next unit isn’t broken too.On top of that, they tried raising my rent on my second year even though they reduced the cost of similar units for new tenants. I managed to keep my previous rate but I still pay about $1400 more per year for similar un-renovated units with the same floor plan, AND they raised several fees too.Oh and on top of that, during the snow storm, they had someone come sand the area in front of the office but didn’t do anything to clear the parking lots, walkways or stairs for the residents. And every Tuesday at 8:30am the lawn care guys come by with their leaf blowers because they treat this like a business and not a residence.So if you want to live somewhere that the showers don’t work properly, where the staff ignores you, where you’ll get your rent and fees increased every year, and where you can’t sleep in on Tuesdays, this is the place for you! But they have a corn hole setup now so that’s great!
Smart City Concierge and Patten East patten east working together to help me find a place to stay was literally 1 of the few good things that happened to me in 2020. During such a rough and dangerous time, the were professional, courteous, patient, understanding, and expeditiously moved me along the moving process. I highly recommend and appreciate these two if you want quality service you can trust when looking for a place to stay.As of today 4/17/21, there is a concern I need to add to and express. Let me start by saying I really like staying here and look forward to renewing my lease. I have another 6 months before my time. Its great location, most people are friendly, and there are a lot of cool things to do. However customer service is huge to me. Especially since i do it for a living. Recently I had a complaint with a neighbors dog that howled at 3, 4, and 5 in the morning waking me up. Dont get me wrong I love dogs. I have had a dog since I was a kid. When I made my compliant to the lady in the office her response was, I am the first person to complain about a dog and that she has a dog, which was NOT the answer I was looking for. Keep in mind the essence of my request was being woke up at 3,4,5 in the morning be it the dog, or anything. I advised her I wasnt calling to get anyone in trouble just to get some sleep!? I went to my neighbors house more that once to make suggestions on and talk about it not including the office. They were never there when I went. The very next day after that conversation, the remote that i requested in the gym (months prior) for the tv disappeared. When I inquired on the remote the lady said Im sure its in there just look. (as if I hadnt looked before speaking with her???) After looking AGAIN, I reached out to the guy and he put a new remote in the gym but now the cable isnt working again. Kind of makes me feel like Im the pest for asking for the basic things Im paying for. Does these incidents correlate? I will leave it for you guys to decide.To be clear the issue with the dog at 3-4 has been over, not sure what the neighbors did but I dont hear the early morning howling anymore which is great!
It’s a really great community, with only a few complexes that are decent so close to Riverside Drive this is an exceptional property we found. The staff at Roscoe are very welcoming, the remodeled apartments are luxurious, and the amenities here as well as an open pet policy is a plus. Highly recommend.
I have lived here for....3 years I suppose! I cant say enough good things about these apartments. Most importantly, the staff is AMAZING! They are so friendly, helpful, and work so hard to make this community a great place to live. They take pride in this community and want you to feel welcome, and you can see it on every aspect of the Patten East community. If you have any questions, they answer it fast and always offer more assistance if you need. The maintenance team is so responsive and efficient, and are super friendly as well! The prices are very fair for the area and the amenities offered. Its a little oasis tucked right away in East Austin with some of the best staff Ive ever encountered in an apartment. Highly, highly recommend!
Nice and quiet apartment complex. Leasing office and maintenance stuff are really prompt. Only reason to give 4 star is because of my car break-in one time. Moved only for bigger place.
The february 2021 winter storm sucked, but the management did everything they could to keep everyone informed of repairs and such. They even provided a warming bus. I felt they genuinely cared about the community and have been super responsive. shout out to Godfrey for always being on top of my requests.
I lived here for six months and its a great location and quality of space for the rent, which is lower than the bourgeois apartments around here. I would have stayed if there had been a larger floor plan at the time of my renewal. Maintenance team is superb. And, the pipes didnt burst in the Great Texas Freeze of 2021. I never heard my neighbors through my walls. You can walk to Town Lake and the surrounding area is pleasant to take an evening walk. Only thing I found irritating was the lack of an outgoing mailbox. The office staff are also very nice and accommodating, particularly Adrienne.
Dont let the ratings fool you. Patten East (previously Hawthorne at the district pre-March 2020) is under new management. So, when you have any issues youre dealing with Roscoe Property Management and they dont have 5 stars, try 1.9.Shortly after ending our lease we got a bill for cleaning charges and pet fees. We got pictures of the carpet we shampooed and vacuumed before leaving and a few crumbs under the stove.When we asked to about the charges they said everything had to be followed up with Roscoe and surprisingly they wont answer their phones or respond to emails or voicemails.Its almost comical, they have time to post on Tik Tok and Instagram, but dont expect them to answer the phone if you need anything.
It’s great being in close proximity to everything here in Austin. The people that we have met here have all been super friendly! Staff is awesome as well! The only reason I have 4 stars instead of 5 is due to the fact that there has been multiple instances where the water has been shut off for a whole day due to a leak. It was pretty annoying how often there were leaks throughout the complex. Other than that, it’s been really great living here.
I lived here for a year. This is an oasis to find in Austin. When you look for apartments you really are looking for three things: location, quality, and price. This place is near downtown, is one of the cheapest places in Austin, and has decent quality apartments. The exterior is beautiful with the red brick design. The interior is a bit on the cheap end - but is still decent (plus they are renovating all of the units). What really sold me was the staff though. Sign up for a quick tour and youll agree with me.
I called Hawthorne home from 2016-2019, and I cannot state how much I love this place. The staff and maintenance team have been so kind and responsive, and so accommodating to me up to my move out date and beyond. The community has been so friendly and welcoming (a great place for dogs as well). I truly miss everyone at Hawthorne and I highly recommend it for anyone looking for a place to call home.
I didnt live here but Katelyn was fantastic! I only passed due to availability. Wouldve been glad to call this place home!
Really love the apartment and the neighborhood! Never had a single problem that wasnt resolved by the staffs. Staffs provide utmost service to the residents even during the pandemic. Dog park and charging station is a plus!!
Very helpful staff in the Leasing Office and very helpful maintenance staff. I am about to relocate for a new job in Dallas, Texas and I recently had a package delivery issue where I thought that I lost my package and thankfully the staff helped me with the recovery of it after receiving notification from the postal guy. Very helpful maintenance staff, I wish these guys could move to my new place in Arlington, Texas, but I know that the maintenance staff and office will be excellent at new place. Any issues that can be resolved at this complex will be resolved in a timely manner by the office staff and/or the maintenance staff. Bringing something to thank the staff and the maintenance guys is well worth doing for these amazing people. Thank you for having me here. This place will be missed and God Bless the amazing staff at this complex.
Ive lived here for about 2 1/2 years and Ive always been very happy. I loved having Stephen in the management office, but also really like the newer staff. They have always taken care of me in a very timely manner with any issues or service requests. Any water maintenance is done with proper notice and I really never have had any issues. The community is well taken care of and the neighbors and their cute dogs are always friendly. Its been a great place to live and I dont plan on going anywhere else in the foreseeable future!
I moved my mother into Hawthorne at the District earlier this year and the staff could not have been more helpful! I handle my mothers affairs quite a distance away from Austin, so it was important that she lived within a complex that had management that would provide assistance when needed. Amabel and Maria have been both understanding of her situation and incredibly helpful, which gives me piece of mind if there is ever an issue that I cannot handle from afar.The unit provides plenty of room and the complex is very clean. They also do a great job of communicating any issues that might have to be addressed by their maintenance department.I would highly recommend renting here.
They could be a lot a lot worse. The office staff is friendly and helpful but the maintenance staff clearly tries to put in absolute minimum effort on any call. That said, the maintenance staff maintains the grounds very well, and the management is clearly interested in improving the community not just managing it. If the location is convenient to you, its really not bad.
Great location to downtown and two major highways (71 and 35) while still being tucked away in a nice quiet neighborhood. Rent and utilities are very reasonable. Nice gym facility and beautiful pool.
This was once a great apartment complex. If you look at reviews on other sites, youll see that for most residents, quality of life has dropped dramatically since management changed. Hawthorne used to be a secure safe haven in the middle of the very dangerous East Riverside area, new management removed all security and I wake up to the sound of violent crime regularly. I was once able to justify the amount I spend on rent with, Ive never seen a roach, but immediately after management changed, I developed both roach and wasp infestations that they refused to fix. (I was able to get them to call pest control about the wasps by threatening legal action, which fixed the issue immediately, but no amount of spraying has fixed the enormous roach issue.) Hawthorne was once very well maintained, but the grounds and facilities are now only cleaned when management expects people to come in for tours. Hawthorne was once cozy and quiet, but with no security, non-residents are in the complex making noise most nights. Despite this huge drop in quality, rent has gone up dramatically, and huge fees have been added for more-or-less anything that you can think of. ($35 to pay rent online.) Did I mention that the new management is incredibly rude, will lie and make stuff up in order to avoid doing their jobs, and are only occasionally in the office for their posted hours, even on days when rent is due? As virtually any resident will tell you, dont move here.
Great place to live in Austin! Close to UT, I35 and restaurants and entertainment. I really like the pet park area and huge fitness center. Management are all extremely nice and helpful!

1. Disrespectful staff that go out of their way to show attitude over any simple request. Especially the new blonde manager will be deliberately rude.2. Roaches. Lots of mosquitoes on the property, poor drainage. Flooding around 2012, I believe? (Was told.)3. DANGEROUS AREA, there was a shooting on the property summer of 2016. Blood all over the pavement, cops said bad drug deal. NO ONE CALLED THE COPS, they did not come until people saw blood everywhere and air conditioning was out for THREE (3) DAYS IN 104 WEATHER. Apartment supplied window unit that brought inside down to 90.4. Poor caulking in bathroom, kitchen and poor window seal. MOLD. Lots of MOLD, had to regularly bleach.5. Little to no actual ventilation from shower fan.6. Tilted, tiny, damaged counter tops.7. LOUD NEIGHBORS and management did nothing about it! Were talking loud bass booming through the wall at 2am in the MIDDLE OF THE WEEK!8. They do not actually fix things, only band-aid them to get you to shut up.9. Water was shut off literally 9+ times the year we lived there.10. Laundry facilities are expensive ($3/load) and do not get your clothes clean. Most machines are broken.11. Neighbors are rowdy, drunk and sell drugs on premises (see bullet #3). Management does not care. Was sexually harassed repeatedly by a neighbor, contacted police, MANAGEMENT STILL DID NOT CARE!!12. Oh yes, and what finally inspired me to write this ... my old mail was sent there on accident and did not get forwarded by USPS and management told me in office lingo to F OFF. Its a federal crime to withhold mail, jokes on you. Had to open an investigation to get my stuff back.DO NOT LIVE HERE, I am certain most of these reviews were fake and I got duped into signing here! Save yourself the horrible quality of life and move anywhere else!
I wanna give you guys 5 start because I did love the area and I was leaving there with my girlfriend about 2 years go and Im playing yo coming back to this area I did enjoin the time when I was leave there its really nice place to live I did never have problem thanks again
This is my first apartment complex and I have to say I am reasonably pleased. Although there was a bit of a snag with our move in, it got settled right away.Pros: The grounds are very well kept and clean. The other tenants are quiet and friendly and Ive only been woken up by the fire alarm system going off in another building. Most of the people living here seem to be 9-5 workers or students. I am around the apartments all parts of the day including the night and have not seen crimes being committed or dangerous individuals. Although it is not gated it is tucked away from the main road (Riverside) and well lit. The workers in the office and maintenance are very friendly and work orders go through very quickly. If you are looking for an apartment with no pets around I would not recommend Hawthorne as they are very pet friendly and even have a small dog park! Cable is free and you only pay an initial fee to have it. Hawthorne is located off of Riverside and 15 min away from downtown and super close to I-35 with an H-E-B about 2 min away. When things go wrong such as water being shut off the staff is really good about giving notices.Cons: There is ongoing construction on Wickersham which is the road Hawthorne is located off of, it is not very loud but driving through it is pretty annoying and Im sure when the property is finished rent will increase. Also at Hawthorne people dont seem to know how to pick up after their pets which is annoying since they give you bags and they are trash cans everywhere! As a pet owner and resident it is unpleasant to smell and look at. Beside those things the only other problem I had when I moved in is the appliances needed fixing ( I have the cheapest plan with the oldest appliances) but that got taken care of in no time.Overall a really decent and great first apartment complex. It is a small community of people who are friendly and a Hawthorne is a nice place to call home.
Office is not consistent with policies and they decided to keep my deposit.. If you decide to move here be ready for water to be shut off and inconvenience you sometimes w/o notice.During my tenure, they decided to build a dog park in front if my apartment, while it sounds good on paper, this was an abomination of a move due to the fact that every single day, i would come back home from work and i would always smell dog waste which i was disgusted by it. Not including dealing with the noise from dogs every day.*Maintenance is the only good thing about this apartment.Im sure Ive missed lots of other inconveniences but really dont have time to expose them.
Under new management! Every time I have a repair request for my apartment they get it done within a couple hours. Theyre responsive and the amenities are nice. They have a coffee machine in the office that grinds and brews coffee so Im saving a lot of money.Each apartment has free cable and internet which also saves some money. My apartment is pretty well insulated so my power bill (1 bedroom) is usually under $100 (between 50-75) a month even when running air conditioning. Water bills are reasonable for about 20-35 a month. Sound doesnt really carry through these walls either so my neighbors have to really be blasting music for me to hear anything.Overall one of the best apartment complexes Ive lived in. Good location & staff.

This was my first apartment in Austin. So no idea if this is normal or it was just me. I wish I could give them -ve, but here it goes. The good points I can think of is the location and the service folks, who are fast and get the work done.The cons:1) Water and hot water will be out every 2-3 weeks. Plus the office staff dont send out e-mail until you call them!. So good luck with drinking water at that time.2) Appliances are very old. We had issues with the dishwasher leaking multiple times. In fact there was standing water on our first day.3) There have been car break ins. Sometimes you can see a cop car doing patrols near building 11.4) Laundry room was broken into and coins were stolen near building 16.5) If you move out, say goodbye to your deposit. I was charged standard carpet cleaning fee, even though my movers said the carpet looked like they have been cleaned by professionals. Food odor elimination fee of 100$+. So basically they are saying, dont cook in the kitchen.6) They say the hot water is free, but fail to mention high water bills. (they will say its depends on useage, but i call it b.s.). Internet and cable was free, but the internet speed is slow as hell. so basically its not worth the free goodies.7) Office staff turn over is so high, that you find new females in the front office every 3 months. Couple of nice staff members were there who were honest and straight forward, but likely they were pushed out.There are better apartments nearby. My advice is to avoid these folks.
Never really had a problem with this place. I enjoyed living here. My room was oddly much hotter than my roommates. I lived in a 2x2, my room was substantially bigger than my roommates, which probably explains why it was much hotter with only one vent blowing in a big room. That was the only issue, so be mindful of it when you go for a tour. Ive had issues with the air condition before, and theyd come that same day even when it was past office hours. Maintenance lived in that complex. Maintenance usually comes in the same day or the following day. If not, you can remind the office and theyll make sure to get on it, or talk to the maintenance guy directly; hes nice and approachable. The employees in the office are really kind, as well as maintenance.Its about 10 minutes to walk to the UT bus stop. Its kind of a pain if youre a student living there because traffic is really bad, definitely wastes a lot of your time throughout the week. Its not loud at this complex at all, and I havent heard of any issues with crimes. The laundry and gym facility is okay, not the best, but it works. They have complimentary coffee, tea, and hot chocolate in the office. Parking is not an issue, theres always parking available somewhere, but first come first serve. I would recommend this place; they prorate as opposed to university apartments.They did have to fix the water pipes when I lived there, and would charge the residents for it, taking it out of our deposit. In addition, cable is free -you just need to pick up the products to use it. Ive had issues with the internet before, it ended up getting fixed within two days.

Very good apartments. Love my aptI feel very safe bc they are kind of hidden. Only prob is management closes early even sometimes on the 3rd when rent is due. My laundry was stolen once and i called and the manager said, ive never heard of that. I wonder why they dont have cameras there. Only reason that im leaving is bc i perfer to be north. Computers and printers never work. Front desk lady is very rude each time.
The management was helpful, the facilities were good and the price was good. I would have stayed here if I did not have to move to different neighborhood in Austin.

I love love living here, Ive lived here for two years now. (Skip to next paragraphs if looking for any CONs) My location is great, right by the main office :) so I have easy access to the mail and office for packages/dropping off my rent. But seriously though this place is peaceful, clean, and safe. My apartment, a small one bedroom, is beautiful, even though Its little its extremely homey and since its a slightly reminded version, my appliances are great to cook on. All in all, I would definitely recommend living here. One of the best places I think youll find in the riverside/ wickersham area.The office staff is great as well, always approachable and theyre chill and hard-working people. Im pretty sure most maintenance actually lives on site so thats good when sudden mishaps happen, which is honestly rare. But the safety cushion is nice. Wolf is a cool guy, hes good with his business but runs his office like a family, they all seem to get along great from my standpoint which is good to see and be around cause it makes their office team more spot on.If you want to/ desire to live here, defiantly do it. All the way.My only con: sometimes the washer and dryers dont work with the credit card swipe, but they usually resolve those issues pretty fast although another one will break pretty soon later on, but its not a big at all. It rarely holds you back.I gave it four stars though because I only truly know about the area I live by, which is by the office. Its perfect. Ive heard some people didnt like living by the dog park though. EVEN still, Wolf and the office staff have been very adamant about owners making sure to clean up after their dogs at the dog park.Sorry about any misspells! Typing fast on my phone at work lol
How cool it is to live in this place! What I like most about this place is the architecture inside the apartments. I like that they designed the walls in a way that not all end at right angles and some are rounded. The roofs of the second floor also have an architecture that I like very much because at the height they change from one height to another breaking the monotony and thus making the apartment more interesting architecturally. When you need information or help, the office staff answers your questions in a kind and complete way. It is also a quiet and safe place at any time of day or night. Hawthorne at the District is my little piece of paradise!
