Great complex…IN THEORY. This place makes you adhere to a set of rules and standards set forth by some person meanwhile you’re paying well above market rate for a decent apartment on the water. They THREATENED to fine residents $50 per day anytime there was nothing that they didn’t deem worthy on the patios of the apartments, which included PADDLEBORDS, KAYAKS, BICYCLES, any outdoor activity that people of this community actually enjoy just so they can keep their basic aesthetic that harks back to the early 2010s. I encourage anyone wanting to live here to bring this up to their tired management staff before signing an expensive lease. Your enjoyment in Austin is worth more than that.

If you are looking to live somewhere with great access to the river and beautiful apartment upgrades AMLI Southshore doesn’t disappoint. The new Property Manager and team have been amazing with answering/solving any questions or concerns I’ve had. Couldn’t recommend a better place.

The pros: Great location by the Colorado River and Ladybird Lake. Close to downtown and East Austin. Reasonable pricing given the location and the apartments are much larger in size compared to others nearby.The cons: Lack of staff and security. You can only contact the leasing office if issues arise, which makes no sense as their job is to rent out apartments, not deal with resident issues.Car break-ins are common and the building refuses to install additional security cameras, There is no gate around the perimeter of the building, therefore, homeless and crazy people come onto the premises at any given time (see video I took). There is also only one package room for all 7 buildings and its pretty disorganized and there are no lockers (your packages are tossed into one room with everyone elses). Its also a pretty loud building with construction, college kids partying, and apartment maintenance/landscaping going on all week.I just moved here from New York and Im quite disappointed in how the building addresses resident issues. I guess I was wooed by the price and location (my mistake).

Ive lived in one of the phase 2 units for about 7 months now and my experience has been super positive. The two things that I appreciate the most are:1. The grounds are well-maintained, and anything that breaks is fixed quickly. I appreciate the constant attention that is paid to keeping the landscaping in good shape. Also they just did some repainting and power-washing, wish is nice.2. The staff is very helpful and friendly. Any time Ive needed help with something, theyve always been able to quickly assist me. Kilish and Ana in particular are awesome!

My partner and I have lived at AMLI south shore for about a year and have loved it. We moved from a near by complex and the value/quality here at the AMLI is leagues beyond that of the comparable complexes in the area. I am so appreciative of how well the AMLI takes care of the facilities, grounds and your individual apartment, they really care. There were multiple times I needed a few random things fixed around the apartment and they were completed within a few hours of submitting the requests online. The front office is also very supportive and helpful. I have lived at other sites where no one in the office knows how to get things done, but here at the AMLI its done efficiently and quickly. If someone doesnt know the answer they will get back to you asap and actually follow up which is super appreciative. Kilish is a great worker at the front office and super helpful! Lastly, you cant beat the location of the AMLI, living right on the town lake trail is so ideal and beautiful. We loved it here and wish we could stay, however well be moving out of state! Would definitely recommend though to anyone!

I moved into AMLI South Shore in July 2020 and my experience living here time and again has been outstanding.The staff here are delightful and my personal interactions with Ana, Kilish, Adam and Danny all have made me feel valued as a resident and happy to be here. I know this compliment extends to the rest of the team as they are all true professionals.A stand out example of the quality of customer service and care for the property has to be the staffs response during the winter storm (February 2021). It was a hell of a scary time in Austin and many peoples homes were ruined. At AMLI South Shore, however, we were so fortunate to have a management and operations team that showed up every day, provided frequent and thorough updates, secured quality vendors for repairs, and worked urgently to get our community back in working order.The units themselves are solidly built, and while you may share walls, I hardly hear my neighbors. The amenities are impressive and nothing beats the views of downtown and the gorgeous river walk.Based on my experience, I have already referred one friend to move in (she too loves it here) and I would recommend AMLI South Shore to anyone.

This complex prioritizes profits over tenants and makes no effort to hide that.Everything about my living experience here has been around or right under average. The complex itself is nice and well-kept (regular cleaning of the hallways which is great because they offer trash service in the main building several days a week). The location is also great. What has killed this place for me is the leasing office staff.Ive never reached out to the leasing office and had an experience that made me feel like a valued tenant. From issues with the leasing portal and rent payments to trying to get a car removed from my reserved space or proactive information when events happen that relate to tenant safetry (i.e. garage break-ins, assaults, etc), their response has always been reactive, figure it out yourself or not my problem. I understand that the service industry is difficult and they probably deal with agitated tenants often but it is the SERVICE industry.

I really like the way the property has improved in regards to cleanliness and overall look since Jacob took in. He’s a stickler but it helps keep the property on the right track. The location and the amenities are great. I’ve gotten a couple warnings but it’s totally been my fault (stupid decisions). What I like is that they bring it to your attention as it should be. I miss Elizabeth, she was a total sweetheart, she was great during my move in as I was out of the country throughout the whole process. Adam and Kalesh at the leasing office were great in helping me with anything I needed in re-signing my new lease.

I could not tell how much frustrated I am.I rent the large unit on block 7, one of the most expensive units just 1 month ago.And in last few days, the noise (low frequency noise) from the unit below’s ceiling fan is too annoying which I could not sleep since. That is unusual as it happens in 1 bedroom, not the other but the management insist it is normal, without bother to take a look.I am thinking to end the lease early because I simply could not live in that environment and lack of care from management.

Awful. I lived there a few years ago. When I moved out they charged me for carpet damage when there was absolutely none. I lived by myself in a two bedroom. The second bedroom wasnt even used and 75% of my bedroom carpet was covered by furniture. They couldnt provide evidence of the carpet damage but charged me anyway. Also worth noting that the company who recommend whether or not new carpet is needed is the company who installs the carpet. Super shady place! Live elsewhere

AMLI S Shore is very well located, the apartments are clean and spacious. The dog park is huge, with plenty of space for playing fetch the access to the lake is very easy. The AMLI team is very professional, politeand always very responsive. A BIG shout out to Kilish, who’s helped me every step of the way and always with a smile!

I lived at AMLI South Shore when I was in college and when I found out I was moving back to Austin after 6 years of being away I KNEW AMLI South Shore was where I wanted to be. The location and amenities are unmatched. The apartments have all recently been renovated and are beautiful!I’ve had Adam, Jacob, Melanie and Makenzie all help me during my lease/move in process and they’ve all been wonderful. The staff really cares and listens to feedback from the residents. I love living here!

Location and the view is the reason why they got a second star.. Poor, rude management, old and small gym and not enough amenities, limited access for public spaces even after COVID restrictions were lifted. Overpriced for what you get back.. Great view, location and easy access to highways

We stayed over here for a year and our overall experience was good. The leasing office team was very helpful at all times plus the maintenance team was responsive as well. The best part of staying over here was the easy access to the lady bird lake. The only part where we had issue was the parking. Lower level parking were full most of the time and the terrace parking didn’t had any sheds, so the car gets really hot during the summer. Other than that, we truly enjoyed our stay over here.

I moved out over a year ago, but still felt the need to write this review as I search for a new apartment out of state. I lived here for almost 4 years, and still miss it! Right from the beginning the staff was very accommodating, a roommate had fallen through after the lease was signed and they let me get into a one bedroom. The location is perfect, I was sad to see the lawn space get built on, but they managed to keep a lot of green space. The community is great, Ive made some close friendships with the neighbors, the maintenance staff was extremely friendly and helpful, and the office staff made it feel like a family. My only complaint is that it gets rather noisy, especially if you face the thorough fair. The only reason I moved out was that corporate was raising the prices out of my budget and I found lower rent up the street. But even after moving out they would still give my dog a treat when I walked by. Having a restaurant in the building and easy access to the convenient store and great bars/restaurants nearby was also a major plus. The renovations are beautiful too. If you can tolerate the noise (it is a busy part of town, so there will be noise at any complex in this area) this is truly a special place.

SCAMMED! Be very careful about putting in an application. to AMLI South Shore. I was told twice and by two different off-site agents that apartment 4101 had a lake view. I was just told by an in-house agent (after getting blown off for two different video tours, and not being able to reach an in-house agent for two weeks) that the apartment does not have a lake view. AMLI will not refund my application fee. They said You apply at your own risk. This corrupt form of bait and switch should cause extreme caution when considering an application to AMLI complex.

I havent moved in yet, but my experience with the staff has been great so far!Kilish, Adam, and Miriam have provided great customer service. They all were attentive to my questions and concerns, and have been very patient with me. I look forward to moving in! :)

Visited the Amli today as a walk in. There were two staff members assisting other people, which was fine. But none of them greeted me or tell me they’ll be with me in a minute. I stood there for a good 10mins. I didn’t want to interject and say anything because again they were talking to others. This just confirmed Amli wasn’t the home for me. I’m big on customer service and experience.

This place is extremely noisy both from Residents throwing parties and constant maintenance. The walls are very thin on all areas so the neighbors can be heard in all areas. Top, Bottom and Both Sides. Its important to note that this is a College Dorm type of environment. 95% of Everyone is of the same demographic group. 21 to 30 years old and White. There is almost no diversity. There is loud maintenance very early amf landscaping almost every single day. Also this is a Pet Friendly complex so you can hear dogs barking from all directions.

Amazing Customer Service!Ana was more than helpful to answer all my questions and send multiple pictures and videos. She made apartment searching from across the country a great stress free experience.They seem to care about their residences here.

Awesome place to live! Apartments are beautiful and recently renovated. Amenities are cleaned often making them more usable than other apartment Ive lived at. Really dog-friendly community but the outside areas, including the dog park (which my two dogs absolutely love), are poop-free and well-maintained. I love that the lake is directly behind the property and gives easy access to paddle boarding and the walking trail. The best part for me has been the proximity to several places to eat - 1618, Chilantro, Mod pizza, Pokeworks, Chipotle, Starbucks, and more are all within walking distance. Having HEB within a mile is extremely convenient. The leasing office (shout out to Kilish who has been very helpful and nice!) and maintenance team are very responsive - Ive had one maintenance request so far and it was taken care of within about 2 hours. Where im located, noise is occasionally annoying but its mostly from people going to the retail/restaurants near the leasing office (mostly 1618) but I never hear my neighbors. A security guard is out at night and seems to keep things a bit quieter and safer than they might otherwise be. Overall, been living here for about a month now and very, very happy with my choice to live at AMLI South Shore.

My mom moved to Austin this summer and I couldnt visit her right away. I used to live here before the rehab and everything was basically new again but my mom had come to see me two years ago and had to get help from the office finding my apartment. They were so nice to her she always talked about it so she went there first when she decided to move. The leasing employees are not the same but she was really happy about it and moved into one of the new apartments. I finally got to see her place and wow, its nice. I helped her with a package from the package room and she talked to the office. They were so pleasant and seemed genuine -- just how I remember. If I didnt have a house I would definitely move here again. Thanks for taking care of my mom!! And go to the 1618 restaurant -- its good!

Nice Building

If you love constant noise, youll love this place.However the location is great; right on the river, close to downtown, quick scooter ride to a bunch of places. But the complex itself is riddles with noise, from construction everywhere ALL THE TIME.Theres never a time when things are just quiet and calm. I feel some of these things are not necessary at all. The complex needs to have something going on all the time which disrupts its residents.Theres a lot of foot & car traffic due to the retail on the bottom level (restaurant, kayak rentals, dental office, training gym). A lot of people not understanding basic social awareness and realizing people actually live in these apartments.Majority of the communications coming from AMLI is very vague regarding any new construction happening. A lot of the new security measures and new door locks are sub-par. The parking garage gate seems to break (is open for anyone to wander on it [theres been a couple of cars broken in to]) every 2 or 3 months. The complex & apartment doors require a mobile app to open them. Or use a key card but I have my doubts as to how efficient this system is, compared to a simple fob key system we had previously. It might be such a big deal but getting your phone out, opening it, finding the app, opening it, tapping phone to the door sensor display, waiting for it to connect, waiting for it to unlock takes so much longer than a fob key (the fob key being smaller to begin with) where you tap the sensor and its instantly unlocked.Remember to buy earplugs if moving here.

This place is great! Kilish in leasing was a total bad@$$ and helped me get into an amazing space! The staff here are all pretty awesome, Ana was great and followed up with me on my move in along with everyone else in the office. :) Each time I walk in im always greeted with kindness, which for sure goes a long way to me.Maintenance is pretty good too! I submitted a request for a lighting issue after-hours and it was fixed next day! Super responsive and attentive!The noise level that others are talking about on here are not bad at all. There hasnt been any construction since I moved in, other than updates to the community which by the way, the community is gorgeous so im fine with them keeping up the beauty! Weekends are pretty busy with the shops on the lower level, which may constitute to the noise but ya live by downtown, get over it. Ha! I leave my balcony door open all the time and its nice!Overall, Im happy with the place!

Very disappointed in the staff team. My vehicle had the resident sticker in the correct place as well as the bar code which lets you into the garage yet the staff team requested to get my vehicle towed for being double parked (I am not disputing that it was parked over the line) however the way it was handled was very disappointing. I did not as much as get a courtesy phone call from the leasing office to warn me or even let me know that it was towed. I found out by walking through the whole garage prior to an important family event just to find that it was gone. Since my vehicle did have all of the appropriate stickers they could have easily looked me up and contacted me. Instead of communicating with their resident, they decided to communicate with the towing company.

I have loved my experience at Amli South Shore so far! I signed a 13 month lease with them the first weekend I moved into Austin, from my experience with the leasing agents on site, to the ease of communication when scheduling my move in, it was amazing. Whenever I have had questions throughout my lease, they have been so quick to help schedule whatever is needed and so clearly care a lot about their residents. The apartments and location are beautiful and the buildings themselves are kept so clean. I will be continuing to lease with Amli South Shore for my remaining time in Austin! Hands down best decision I have made.

Best apartment community Ive ever lived in in ATX - responsive leasing office and beautiful properties :)

I came in this past week and was shown an apartment on the new side and the older side. You can’t really tell the difference since they’re both really nice!The place looks just like the pictures and they’re also building a food truck park. The view from the roof top deck was great as well. Ana, the leasing professional that showed me was warm and knowledgeable of the property.Lastly, the gym is beyond amazing and I can’t wait to use it. Glad I decided to stay here.

AMLI South Shore is a great place to live at! My floor plan was the A3a and the layout was ideal. The coat closet is very spacious. I like to be as minimal as possibly but it fits so much more than just coats. The kitchen is designed to show off the magnificent waterfall countertops. The bathroom and the walk-in closet are also spacious. The bathroom is accessible without having guest going in to the bedroom. My specific apartment was located right above the garage exit and it was a fit for me. It’s super close to the garage and I would walk just one flight of stairs to walk my dog along the scenic trail where she’d go crazy for the squirrels. I’ve loved paddle boarding for years and I had one in the storage downstairs. It made it so easy to have it there!1618 Asian Fusion is delicious! I’m a little embarrassed to say they know me and my order. I also go to Aloha Dental for my dental hygiene. Both are just downstairs. The proximity of this location to downtown was crucial for me because I used to work downtown. It was a quick 10-minute drive. My dog will miss walking along the trail or down the century-old oak trees along Lakeshore.Sadly, I work up north and have to move. I will truly miss AMLI South Shore and the team led by Jacob and Rusty. They’re always ready to greet and assist you. I already miss the community.Thank you AMLI South Shore!

Just moved into the AMLI South Shore and Im loving it (apt, view of town lake and downtown, boardwalk, management) . My leasing agent Ana has been Amazing throughout the process ! She spent a lot of time discussing unit options, performed a virtual tour, and and sending photos of the apt. The leasing office is very attentive to all my questions, fast turn around time on resolving issues. I highly recommend this property to other renters, especially the units facing town lake. In terms of amenities, the gym is nicer than any apartment gym Ive ever used. The pool is a bit small, but at least its open. Having a kayak rental on site is convenient.

Ive lived at AMLI South Shore for 2 years and just resigned another 1 year lease. This place is great. You cant beat the location - right on the LadyBird Trail. The amenities are unreal - access to a sky deck lounge with the best water front view of downtown - I love working remotely from up here. Walking distance to walgreens, chipotle, 7-11, starbucks - all your basic needs are met on one block! I even see the chiropractor and dentist downstairs. There is also a food truck park opening up this summer! This place is highly underrated and the staff are accommodating and responsive. Ive only had 2 maintenance issues in two years and they were both addressed in under 48 hours. I cant recommend this place enough!

Awful. Contracted me an upgraded room from out of town and when I moved in it was an old unit. Overcharged me rent as well and I had to go multiple times to have the problem resolved. Half the items in the room were not working when I moved in and they even tried charging me when I moved out.

Great location, bad move-in experienceHands down, one of the most amazing floor plans at one of the most beautiful locations in Austin. The phase two is a tastefully constructed beautiful building to live in. Totally love the property.However, the experience with leasing office leaves a sour taste in overall moving-in experience. The leasing office is quite unresponsive and does not act in timely manner. It takes many followups and huge amount of patience before you get any solid response. I faced it right from scheduling tours, finalizing lease to basic move-in formalities. I saw other positive reviews about leasing office, however, unfortunately, it definitely is not my experience.Additionally, It feels that when phase 2 was developed, other tenant issues were not considered. The address shows invalid on most of the platforms, including USPS. Other issue, I personally faced is, all parcels are delivered to the hub which is almost 0.2 miles away. The complex does not have trolleys/dolly to help with large parcels. So make sure you have someone to help and a car while taking your packages to apartment.

I love my unit, but the staff make this apartment complex unlivable. I have been extremely disappointed with the staff and their customer service. I would not recommend living here.

While the apartments lack attention to detail (peeling paint, splatters on floor), overall the apartments are nice. You can hear your neighbors so be mindful of that.I would also be mindful of the location of the unit you are looking at as they have extremely bright flood lights on the sides of the building and they will shine horribly into your living space making it hard to sleep (see attached picture in the middle of the night with no flash). I spoke to the office and they would not place tints or less bright bulbs, and suggested I spend my own time and money putting up black out curtains.I also have a lot of problems with hot water. Sometimes I will get hot water in the shower for 20 min and sometimes its for only 5 minutes and then it runs out. I have had the maintenance out multiple times but they seem unable to fix it. Also had to have the dishwasher replaced as it would not drain.The package room is still a mess even though they switched to Luxer and sometimes I dont receive notice of my packages, I spoke to the office about it but they said I have to deal with Luxer directly? I would think that would be their job but I guess Im on my own for that too.The Latch system to unlock the doors is really slow and inconvenient.Quite honestly though, I would say my biggest complaint is the leasing office - pretty much every issue Ive needed help with they basically told me I have to figure something out myself. They have quite honestly never helped me with any of my questions or concerns. They also berate your patios, sending you fines if you dont take down certain items they dont allow such as outdoor string lights because its not uniform with their community even though they have outdoor string lights in both the driveway and the dog park. Also, they had said if you dont pick your package up within 2 days they would return to sender - I did let them know that doing such was illegal.

This property is amazing! Yes the location is one of the best in Austin. It’s really the people that work here that make it so great. They are so helpful, friendly and quick to respond on all levels. I’ve have never lived in a community that has responded in such a professional manner, where I felt listen to and understood. I couldn’t be happier.

Good location, but the construction crew here are very disrespectful of peoples sleeping hours, start drilling and hammering at 5:30am in the morning. Complained to the management office and the noise continues this week. Be aware that this building is going through a lot of renovation, and they will do work at any odd hours in violation of the citys noise ordinance. I will not recommend moving here until the construction is done.Also, the gated garage here is a joke, had my locked bike stolen on the fifth floor of the garage. There were multiple break-ins and thefts in the garage earlier this year, but the management refused to beef up security or even install some cameras.

Specifically, Stephanie Marshall has made my living experience here EXPONENTIALLY better - if I EVER have an issue (which is rare) she is always there to make it right! Give this girl a raise! After the new apartment renovations, this place looks amazing. The location is great as it’s close to many restaurants and right off the trail to the river. The people in the office are always accommodating and polite. When it’s time to move from my current place, this will be my first choice to move to!

So... we havent even moved in yet (will soon), but Im leaving this review now just because everyone at the property - from leasing to management - has been superb.Extremely nice, responsive, and accommodating to issues that have come up on our end.And the apartment weve booked for the next year is excellent with a great location, so were very much looking forward to actually living there.

It’s very noisy. It’s not constructed well. You can hear noise from apartments above you, foot steps. The Amazon locker area is a disaster. I have to go to another building and have had packages I never received. The parking garage does not have enough space. Sometimes there are no spaces. It is extremely cramped and difficult to park a regular sized car. There is almost no closet space. The rent is high for the amount of space and for being located on East Riverside. There has been issues with crime and Covid.

If you’re young and white, you’re going to love this place. If you aren’t white, get ready for the leasing office/management to treat you like you’re a problem from the moment you sign the contract.If u aren’t getting a new apartment here don’t bother, everything else is falling apart

I have had so many negative experiences with the staff at this community i have finally decided a review was necessary. I sadly remain a current resident.High level: over priced for the area (even against DT comps), and the staff is inexperienced and rude.The valet trash company throws trash late at night near resident windows, including mine (from roughly 11pm to 1am continuously). When I asked about this they said they are allowed to make the noise as that is there vendor, rather than reasonably ask them to maybe make less noise or come at an earlier hour.When I moved in I was lied to about my move in date over the phone and had to get a hotel and store my stuff for one day. When i did move in the turn not complete and the unit was dirty. The attitude of the staff was that this was all my fault. To this day my windows in the master bedroom are fogged up and i have a distorted view.Overall the staff treats you with a condescending attitude and I have only had a decent experience with their maintenance staff.The hot water pressure isnt enough to take a full bath, it gets cold roughly half way through the fill up.AVOID THIS BUILDING if you can.

Absolutely loved living here! The apartment was very quiet and kept temp, perfectly, which is a huge deal in Austin summers. Troy and the rest of the leasing office, was always friendly and helpful . The maintenance staff (Danny especially) was always prompt to help us with any problems we may of had. Living next to the water and the park, was the perfect place for us and our dogs!

I love living at AMLI! I have been here just about a year now, and I just resigned to live another year. The amenities are fantastic and clean, and the staff is so helpful. Excited to stay here!

We’ve been here a few weeks now and love how great the staff has been. We had eleven boxes of belongings shipped from overseas and Troy in the leasing office volunteered to bring most of them to our apartment since it would have been difficult with just me and a baby. Way beyond nice!Love the easy access to the lake, grocery store, restaurants, and I-35. Also, super dog friendly!

We had started our new apartment search recently and thankfully connected with Troy. Even with the construction, refresh and beautiful new additions to the property we felt at ease and well informed. Troy was excellent in accommodating our specific requests. He was also very knowledgeable and offered suggestions tailored specifically to our situation. We kept our bikes locked on the apartment bikestand on the first floor. One day around January, the whole bike stand was gone. Talked to the apartment office but got no help as expected. Also there are too many restrictions that makes the living here unenjoyable sometimes.

My a/c went out on an abnormally warm day in the winter but Scott showed up within minutes of me calling to put in the work order. He even explained how I can help resolve the issue on my own next time it happens. Thank you Scott!

The staff here goes above and beyond to make sure every resident has anything they need, within reason. Stephanie, Troy, Liz, Ana and the entire staff are all very responsive and helpful in any situation. Beyond that, the apartments themselves and the amenities are great. The location can’t be beat. Definitely recommend this complex.

The people in the leasing office were more than helpful in ensure that I was getting through to move in fast and were very informational about the city and area. Troy was great about helping handle my situation (I was signing somewhere else but due to extensive water damage and mold I had to find a new place ASAP). I’m very glad that I came across AMLI South Shore!

I love living here at the AMLI South Shore. It has been one of the best decisions I made. From the location to the awesome staff I would hands down recommend this place. The number one leasing agent would be Troy. Not only did he make sure I had a smooth move in, but he was able to answer all of my questions. After moving in he also went above and beyond and helped me move a larger package to my room when i wasnt able to lift it. Thank you TROY!

I moved into Amli south shore in February and it has been nothing less than spectacular! The office team is great and Troy has been so helpful. I can’t wait for the new restaurant to open and the new gym looks great! Troy was able to show me the new roof top and that is going to be awesome when the fall comes. If you move anywhere move to AMLI

This apartment was a decent place to live when I moved here in 2016 but has turned into the worst experience. This is the loudest apartment I have ever lived in - not because of the other residents but nonstop construction between the hours of 8-6 (and sometimes longer). When I moved here there was a nice lawn to bbq on in front of the lake, a rooftop deck, a pool, a sports bar, food trucks, a balcony in my own apartment... right now, none of it is functional. They replaced the old garage door with a new one that only seems to work about 75% of the time, they replaced all the fobs and door locks with a freaking app that seems nice in theory but is very slow to work in practice and means you need to be super careful about your phone battery. I only get notified when a package arrives maybe 50% of the time and have to go to the leasing office during business hours to be let in to the secure room. They put a neon LEASING sign in front of the office which serves no purpose (the office is never even open in evenings) but gives my apartment a nice blue glow all night...The breadth of the construction that was to be happening at once was never communicated. They make you sign a sketchy addendum about the construction on your lease and send out these canned, short notifications (and apologies) that downplay how bad it really is. Its disingenuous at best.The maintenance and front office folks are nice but management decisions have royally screwed the current residents out of advertised amenities. The quality of life at AMLI South Shore is extremely poor right now. While Im sure the apartment will be nice post construction, beware the total lack of decency or empathy from those running the show at AMLI behind the scenes.

Im really happy with the spot so far. The apartment is very nicely put together. Floors and furnishings are beautiful, appliances are new and work great, and I just really like my floorplan. People in the building are friendly.Troy and the front office are super friendly and have been helpful with everything from issues small to large, including coordinating mailing and delivery of several large pieces of flat-packed furniture.Some of the construction is disruptive. However, theyre delivering on their promises — for example, the new gym is excellent. Its in a noisier part of town being off Riverside, but I havent had any issues with neighbors or construction sounds.Access to every store imaginable to the south, access to the lake/jogging path, and a really nice, walkable string of retail and restaurants all make this a really nice place to live.

I live in the new building (building 7) and the location/view is definitely nice. But I don’t think the management team care about their resident. Just pray nothing goes wrong; otherwise, it is likely to make you feel pretty bad....1) On the move-in day, the moving truck was already there. I found out myself the one and only elevator was down. Notified the management team and they said no maintenance crew onsite. Then I needed to call to check with the management team again and again to see if the elevator can be fixed the same day. In the end, I needed to send my movers away and pushed my move-in day for a week. The management team waived some fees to compensate my increased moving expenses. But I didn’t feel they wanted to fix the problem with me. I was on my own.2) Management team recently started to offer reserved parking for Building 7 garage with additional monthly fee. Given this is a new offering, few spots in the garage are put on a small reserved sign tied to the wall. When I backed my car in the other day, I didn’t notice at all. In the end, my car got towed without any notifications before or afterwards. I found out myself that my car went missing one day after my car got towed....and I got charged $312 to get my car back....Can Management team spend more time/mindshare to take care your existing resident experience? I don’t think I will stay another year after the car towing episode

I really like this apartments because of two things, first, the stuff is so respectful and always want to make u happy. I would really recommend working with Ana or Brain they’re such a great people! Second the community is really good.

I work In the downtown area and Amli South Shore is conveniently on Riverside. It’s nice not to deal with major traffic. Major perks include being able to go in town without driving, the access to Lady Bird Lake and the boardwalk, and near restaurants. Yes. They are undergoing major construction and renovation but it is not as horrible as people make it seem. The leasing staff is amazing! The Assistant Manager, is always willing to help and super social when it comes down to resident events. The Community Manager, is super helpful as well. When there is a problem they have a solution. I’m sure the community will look amazing once it is all done.

Besides this being an awesome place to live...the staff in the office have been nothing short of amazing, specifically Troy! I must have looked at over a dozen different apartments, some of them more than once, and he helped me find the perfect one. He was patient with me and most importantly knew the building inside and out, helping me choose between all the different floor plans that I liked until I ultimately landed on my favorite. If youre looking at renting here, Troy is your go to guy!

I recently lived at the AMLI South Shore during session. In my six month stay, I enjoyed the close proximity to downtown and the access to Lady Bird Lake, the boardwalk, and restaurants nearby. The leasing staff here is excellent. On multiple occasions during my stay—Stephanie, Troy, Elizabeth, and Ana—were all responsive and accommodating to every issue or question I had. They made my transition of moving-in as well as moving-out feel seamlessly. Maintenance requests were always completed promptly. New residents should expect the support.The renovations and construction taking place are not intrusive as people have complained about. The staff informed residents of the work hours and promptly alerted residents whenever they had to temporarily deviate from those hours.I’ll admit I was not a fan of the new locking system by Latch when it was first installed. Using an app on your phone to access every door seemed like an inconvenience. But soon after I became accustomed to the app to the point that I now wish my current apartment complex had Latch. Although I never bothered to use the key card, they are available for those that struggle with change.I recommend the AMLI South Shore for anyone considering to a new apartment. The experience will be better than mine with the renovated amenity spaces set to completed soon.

I really love living here! The location is amazing and the staff is super friendly and helpful. They also host resident appreciation events regularly and fun activities. My neighbors are super friendly- especially my dog park friends- and there is a positive social atmosphere here. Not to mention, beautiful views.

Was a good place to live my first year here. Now it’s terrible. Construction happens every single day. I have to weave around construction every morning. The workers are extremely loud and sometimes work past 5 and work weekends. The office decided it would be a good idea to get rid of our locks and install electric ones that can only be opened through an app. God forbid my phone dies because I won’t be able to enter my own freaking apartment. I can’t talk on the phone and enter my apartment at the same time. I am supposed to get notified when I have a package. I never get notified. The gym is never cleaned and equipment is constantly broken. A treadmill went three weeks without being fixed and when I finally told the leasing office, they acted like they had been unaware despite the fact that they walk through the gym to give tours at least three times a day.I don’t have access to any of the amenities I was promised.The only redeeming quality is that maintenance requests are usually taken care of within a day or two.

I was hunting for an awesome new place to live in Austin and I think I found it! Not only did Courtney give an outstanding tour, the staff there was very warm and welcoming. They were very professional and answered all the questions I had with no hesitation. The location is pretty amazing as well, if you want to be close to lady bird lake and just a few minutes away from downtown its pretty perfect. Definitely would recommend checking this place out, you wont regret it.

Shout out to Troy! I had an issue with my apartment, feedbacked to him and my issue was fixed very next day and it was a big one! I was super impressed and came down to thank him straight away. Staff here is really nice and helpful. Great team!

Have never lived here because we were never even given a chance. Was really interested in this complex due to its proximity to the water. We sent in multiple information requests (we cant schedule a tour because we are relocating from Chicago to Austin, so its really vital for us to be able to speak to someone about amenities, price, etc. thoroughly before signing a lease.) Its been weeks, maybe even a month, and I never received a response from anyone, and every time we have tried to call the office, we havent been able to reach someone. :( Disappointing, but unfortunately I think for this reason well have to cross this complex off our list.... Not a good first impression.

I have lived at Amli South Shore for many years now and mostly due to location, property, amenities and their most awesome onsite team. The property itself is great but what makes living here extraordinary is the office and maintenance staff. Especially like to give shout out to Liz, Troy, Stephanie, Ana and Danny. They are very friendly, professional, and courteous folks who always go above and beyond expectations and are most pleasant to work with for any requests or accommodations. They put a lot of efforts and energy in making residents stay most comfortable and enjoyable. I highly recommend giving them a try to see if this place can be home for you as well.

AMLI treats its residents like garbage. They’re basically forcing everyone out with endless renovations, closed amenities (roof closed for months, no pools operational), and endless lies. Oh, and of course dramatic increases to rents.Maybe once it’s all finished it’ll be okay - but these bozos have no credibility or empathy with customers. I wouldn’t trust the AMLI brand - any location.

I came to visit AMLI a few years ago and wow this last visit blew my mind. My friends apartment is incredible there’s hardwood throughout the apartment and countertop is beautiful. The guy Troy in leasing was so polite when directing me to the pool.

I enjoyed living at AMLI South Shore until construction began. While management was somewhat transparent about the process, the timeline for progress has not been accurate. I have not had sufficient access to my own porch for many weeks now, and as other reviews have mentioned, amenities such as the roof have been unavailable. These inconveniences have not come with a reduction in rent, and managements attitude is very too bad, so sad. Also, just got notice that rent is going up! Looking forward to finding a new place.

I currently live here, and am extremely disappointed with the construction, laborer presence, and overall experience. My first lease experience was great, yet the level of work being done was NOT communicated when I renewed. I pay for a parking spot, and have called the office several times to have work vehicles removed. The security locks haven’t worked in months as the update their system. Continuous construction noises, elevator being utilized by workers constantly, work trucks parked everywhere, and the beautiful open space facing the water (why I moved here) is now a construction zone. The past 2 days I can’t even get into the parking garage with their new door system. I can’t wait until my lease is up. I recommend any other apartment complexes in the area.

I lived here for a year back when the Draft Pick was hopping. It was a great year. I met so many people who lived in the community at Draft Pick, it became a community like no other apartments Ive lived in. I dont know how it is now, but a few years ago, this place was awesome.

I have been a resident at this property for a few years. The maintenance is superb, and the leasing agents are stellar. Elizabeth Valle-Guth, in particular has always been available to help out with every request, ranging from small to complicated, and provides excellent customer service with a positive, friendly demeanor.

Really would recommend living here!I’ve been living at Amli for about 10 months now, and feel I can review it.First off, the apartment manager Robert went above and beyond before I even moved in. There were issues with my apartment and they had to push my move in date, but Robert was very accommodating.Ana, the assistant community manager, has also been nothing but helpful when I needed anything. She’s always eager and ready to help.Troy is also very helpful! He’s also extremely nice, and is very pleasurable to talk with. The leasing staff also regularly send out updates to my email (sometimes multiple per week,) with news regarding amenities and construction.Also the maintenance man, Danny, has always fixed my issues quickly with a smile on his face. I truly am glad to live here, and would recommend anyone move here. The fix issues within 48 hours or you live rent free (until issue is fixed.)The construction seems to be a lot of people’s complaints, but the construction was clearly communicated when I signed my lease with the timeline. The first month of construction was a bit rough, but I think AMLI got enough complaints to fix the issues — I now have no complaints with construction.They also recently added new Bluetooth locks everywhere, as well as installed a new gate that can’t be opened with your hands anymore. The parking garage also has had a bunch of LED lights added.Also, for the interior, it’s the best furnished apartment in the area — hands down. I have friends in all the complexes around and AMLI wins hands down.Honestly the location, price, features, and leasing staff alone make this place worth it to live.I’ll definitely be staying at AMLI for another year! Give them a shot, I figured I’d give them some love since the construction has made some people angry. I won’t lie it can be loud, but they never work past the hours that AMLI has listed.

I have rarely seen a more professional and patient office staff at a community. I leased on line and then decided I wanted to see a few more floorplans as I might need more space. They took me to numerous apartments- even just so I could see the different interiors. I had already leased so they really did not need to go out of their way for me! They I changed apartments to a larger size- then changed it again! I was even feeling embarrassed to walk in the office and they were always so kind and friendly. I also want to add that I changed my move in date right before I was moving due to truck availability etc- and again- very patient and professional. I could not believe how nice they were, how efficient, upbeat and friendly! I would have been annoyed with me by that point!Suffice to say, my apartment is beautiful, the business center has been a lifesaver because I am a rep in the field and it really helps to be able to sit down and do everything at the same time. I have not had any connection issues with any services and am extremely pleased. I LOVE living here!

My roommate and I have been living at AMLI for almost 3 years, and we still think its the best value for your money in the city. We moved here from out of state, which made picking the right part of town tricky, but after living in Austin for a while, we know we made the right choice.No apartment complex is going to be perfect, but the staff is always on top of resolving issues. The maintenance staff is impeccable! We have two large dogs who we dont keep in kennels, and the guys will walk right in and pet them like theyre family. If youre a dog owner, you know how nice (and rare) that is. I mainly see Stephanie and Liz in the front office, and theyre always so helpful! Its nice to live in a place where people seem to really value the relationship with the residents. We have events all the time, which have been a great way to meet people in the complex. I even met my boyfriend here so.. this place has worked out really well for me!The construction takes some getting used to, no doubt. I overlook one of the pools and work from home, so there were a couple of jackhammer days that I would have loved to do without. However, I challenge anybody to find a part of Austin where construction isnt an issue right now. The worst of it is almost over, one of the pools has already reopened, and everything was communicated in email far before construction started. If you dont work from home, your only issue should be entering and exiting the complex - dont drive fast, and watch for large construction vehicles. To be only a $5 Uber/Lyft ride from downtown, I personally think that the inconveniences are worth it.

I am on my second year living at the Amli South Shore and am very impressed with several things:1. Resident Services - the team is always friendly and accommodating, unlike previous apartments Ive lived at.2. Beautiful location - its right on the lake, right on the trail, and you can kayak or take a long walk straight from the premises3. Nice updated interiors - lovely large kitchen makes me happy.Only downside is its a bit expensive to get a decent sized place here, but Im sure its due to the location and upkeep.

What?! Riverside has changed so much.. this place is the best thing I have seen yet.

ONE STAR!! They treat their resident terribly, and the apartment complex is also extremely loud. Also, they tell you there’s plenty of parking and there’s not. And they will call the local tow truck place WITHOUT WARNING. $240 dollars. No warning. Don’t live here

Amli South Shore was a great place until they started doing construction and my car got broken into in their non surveillance garage. It seemed like it would never end. The noise from the workers started sometimes around 7 am and would continue until sundown. The roof that we were shown was closed and locked for months.I get that the apartment design may have been out of date and renovation may have been necessary, but charging your residents full price for zero amenities was very disappointing. Also, the construction management seemed to be a little too laid back.. There were constantly nails and glass everywhere around the complex walkways and especially on our balcony.After my car was broken into (front driver door window busted out and searched through), they said they could do nothing about it and that my insurance would cover it, which it did not.The complex went from great to unsafe in my opinion and worrisome with the new tech they installed. The phone app that unlocks every single door in the complex, including your own door, depends on if you have battery life in your phone and your phone runs the application correctly. You are not given a master key. The garage door works half the time and is open the other half of the time (unsafe and leads to breakins).Overall, the staff members who work the office are great, but the upper tier of Amli seems to not care very much about you and do not listen to customer feedback.

Truly awful. The staff only care about selling/letting new apartments and don’t care at all about current residents. The place is like a building site and many of the facilities are unavailable, and have been for some time. When I complained about the noise (the room above my apartment is being renovated) I was just told to put up with it. They say that they are transparent with information regarding the renovations but that is not true. I came home from work one day to find the main pool being dug up and nobody had bothered to tell me!! Do not buy/rent an apartment here!

While there are inconveniences and uncertainty in the timeline of the construction taking place at Amli South Shore, this is realistically beyond the control of the staff. However, the front office and maintenance teams at Amli bend over backwards to help their residents. Time and time again they have gone above the call of duty for me. Despite battling with unforeseen circumstances, they always have a positive attitude, treating me with respect and kindness. The construction is difficult to ignore, but looking past that, my experience has been exceptional renting here. This is all thanks to their hard-working employees. Looking around Austin as it quickly grows, construction is easy to find anywhere. Quality management like this is not.

If you need anything, just ask Troy! 5 stars for Troy!

Definitely dont move here. Theyre going to be doing construction for 18 months. They have a beautiful lawn in front of the apartments on the lake, but theyre greedy and soulless so theyre destroying it to put up more apartments.

Great location right on the river. Getting a unit that faces the river is worth it. Nice pools and rooftop. The units are just okay considering the price point is rather high.
