I’ve had the same move in date for over a month and a half. On my supposed move in date, there’s a note on the door saying there’s nobody in the office until tomorrow. Nobody reached out to me so I can make a plan ahead of time and I have to be to work in an hour n a half with a car full of my belongings. I couldn’t be more livid at the lack of communication and obvious negligence for tenants. Absolutely unacceptable!
Ive lived in this complex for five years and it was ok at first. The original management was decent and kept the place fairly well maintained but once management switched to the Barstow, it went downhill so quickly. The management is not helpful at all and in fact seem bothered by any issues you bring to their attention. Maintenance routinely closes tickets with no work being done at all and they cant seem to get my bill straight. As much as I absolutely hate moving I regret resigning my lease here and would recommend anyone to avoid this place. This is by far the worst place I have lived in Austin.
The 5 star reviews are fake. Dont sign a lease here. Management is as negligent as is legally permissible.The outdated appliances are constantly breaking/leaking and maintenance requests go unheeded or are fulfilled with obscene delay, the cheap surfaces corrode from CLEANING, and the upkeep of the laundry room is poor.Unrelated to the winter storm, pipes in the bathroom burst and caused flooding. After resolving the cause of the flooding, maintenance knowingly left the carpet soaked. I had to exert a great deal of effort to dry it properly in order to prevent mold growth.
Horrible office staff, terrible website maintenance. There are about 4 listed phone numbers on their site and only one of them is the actual working number. No communication from the staff via email, hence why they have an automated reply on google reviews to try and get you to solve your problems by contacting your email. They also wait until 5 p.m. on the dot to respond to day old emails, if at all, so they dont have to deal with more than one email from an individual per day. Their address is listed incorrectly on their website and is on the other side of two streets of traffic of where its suppose to be. Communication is terrible. Communication is awful. Communication is horrid. Whoever bought this complex should seriously consider a vast overhaul of the entire website AND staff, as they dont seem to be very professional at all. My first visit to their office included snarky and very passive aggressive comments made by the staff members to each other. They wont drive you to view the apartments but will let you take a key to walk thru traffic across the street to view a model that doesnt even have the same amount of rooms as the ones you are applying to. They dont have any accountability of what models their vacancies have. You wont find out if you have carpet or not until you move in. Theres a chance the model you want and are shown is not going to be the model you receive. Yellowjackets all over my porch when I moved in this summer. And not like 1 or 2 flying around, like 3 nests with 4 or 5 in each nest. The only thing worth noting is the layout, the parking, and the maintenance crew, and all of that had nothing to do with the office staff.
We are loving it. The neighbors are very friendly. People at the office are great at what they do and on it. We love that we get weekly emails of what’s going on in the community.

Ive been living in this area for the past 3 years now. I lived at this apartment complex when it was known as Lincoln Oaks and I should have moved the first year I stayed.Its now under new management and called The Barstow while the main manager and the assistant manager seem kind, the maintenance team is horrid.For the past month Ive been making maintenance requests that have been marked as completed while no one has came into my apartment except once to complete a very minimal task.My A/C has been having issues with cooling air, light bulbs are out, and I have some blinds missing since the beginning of July and now its almost August with no one having came by but once to replace my window screen door.Will not be renewing my lease for 2022.
Very prompt office. All of my needs are always met and staff is wonderful. The community is always so quiet and the neighbors I have met have been super nice also!

Just wanted to leave a quick review this may not help anybody that is trying to or thinking about living here but when i stayed here back in 2000 it was called Gentrys Walk. Then i have seen it changed to Bradfords Pointe and now its called Barstow. I work in the area and I drive by this property alot. It was my girlfriend now wife and I first apt and it was nice for us then back in the year 2000. Stayed 1yr lease back then but it looks still when I drive by when I am in the area.
Do not move into these apartments. Stuff is always broken & getting in touch with someone at the office to get help figuring out over payments and extra fees is useless. In fact, no one ever knows what’s going on or answer questions. Where are the owners and managers???
Until further notice, dont move here. Since the ice storm, both sides of these apartments are in complete disarray. The east side has no Hot water and water pump problems with sediment. The west side has maitenance issues and has an animal feces pick up problem so the entire complex smells heavy of animal urine and poop. You can smell it it a block away on humid and rainy days. No one on the east side has had decent bathing and showering in over a month.
If you are an apartment locator, AVOID THIS PLACE AT ANY COST!!! My client moved in back in December 2020, and up until today, 4/6/21 my invoice has not been paid yet! Multiple emails and phone calls with no solid answers!
Ive lived here a year, and signed another year lease, its convenient to everything you need. I love it here...the fitness is little but they have one..... The office peeps are so cool and care about there tenants.Thanks Lincoln Oaks... Your awesome...
This is my 3rd apartment in 3 years and this is by far the worst experience I have had. Every morning I am woken up around 4-5am to either a garbage truck, school bus, the train, or some other loud noise. Additionally, there are many cracks inside the apartment which leads to bugs coming in and we continuously have to have pest control come.The pest control doesnt even do their job when they visit the apartment as they requested I capture a bed bug and place it in a plastic bag and deliver it to the front office for proof. I found this to be insulting and quite disgusting.Please be very wary of renting here if you enjoy sleeping in a quiet and clean space. Needless to say, we will not be renewing our lease.Furthermore, there has been a few break-ins to apartments so I do not feel safe living here. I wish I had positive things to say about this apartment but sadly that does not exist.One last thing, they do not care if you tell them they must call you before entering your apartment. I have repeatedly told them that I want to be contacted before they enter my apartment and they continuously come in when I am at work without warning. This has worried me as I do not know when someone will enter my apartment, it is just random.
Have been living at Lincoln Oaks for 2 year and we are very happy. Office staff is so kind and the pool is beautiful. The pool is clean all the time, hot tub is so relaxing. Office always has activities for the residents and the property is always cleaned. All I want to say is thank you Lincoln Oaks staff for everything you do for your residents.

Love it here, staff is nice and remember you by name. The maintenance staff is very helpful!! Especially Steven! This location is close to a lot of places to eat and shop (love that it’s close to the domain)We have lockers for packages, with text notifications..a small fenced in dog space, beautiful pool area and lots of paths to walk around the complex. It’s well lit at night time so I feel safe.The apartments are old but well maintained, we have the latest appliances!Front desk staff (especially Bobbi or Erica) will accommodate you the best they can and go out their way to solve any issues. They were especially accommodating of my disabilities and have made sure that I am comfortable!-Taleah Brooks
Have been living here for more than 15 years. Staff is helpful and nice always on top of maintenance requests. Property is always clean and quiet. Im not planning on moving out anytime soon. Come check it out for yourself and dont believe the negative review angry people post just because they move out before the lease is over.
So I lived here for a year and have to say I never had a problem with them. Staff was very nice anytime I went in to talk with them which was only when I went into pick up packages. They have a sheet where they keep track of packages which I felt was also very helpful.I will say I did get a notice three times while living here about break ins, which was concerning but I always made sure to keep my apt locked. Also, I appreciated them letting me know. But still, the fact I was getting notices in what seemed every 3 months was alarming.I lived on the third floor with the vaulted ceilings and loved it. Their prices are pretty high I must say, but I feel like all apts off Metric Blvd are.Never had any of the appliances fail on me and having the washer & dryer included WAS AWESOME. I never used the pool area which didnt matter to me & the gym is small so dont expect anything amazing.Overall I would definitely recommend this complex.
Ive lived here 2 weeks and have enjoyed it so far. I got a great rate moving in during December and the office staff was really friendly and helpful throughout the whole process. Bob with maintenance is super friendly, helpful, and seems to be incredibly prompt.The parking isnt great because its crowded close to the buildings and the spots are really tight, but there will always be spots open, they just may be further away.I highly recommend the vaulted ceilings on the top floors because of how much they open the space up, but either way the large, almost-to-the-floor windows are really nice to let light in. Nevertheless theres not great airflow by default in the one bedroom units.Overall Im super happy with my decision to move in! If youre an awesome person, come be my neighbor and find me with margaritas by the pool! :)
I lived here for a year and I enjoyed my time. Parking space is abundant, security makes numerous rounds throughout the night and day, residents are very friendly. Great location too! My apartment was very nice, no problems at all. Management is always pleasant too.
I lived at Lincoln Oaks for a year; I left only because I planned to move further into the city, and because they were going to raise the rent quite a bit if I wanted to stay.The first thing I will comment on is the staff (at all levels). The property manager, Debbie Stewart, sends out surveys for improvement, and she actually reads and responds to them, which I appreciated. The office staff is also extremely friendly and easy to work with. Courteous, prompt, and willing to work with you. It truly was a pleasure dealing with them (and thats a rare thing to say with large complexes). The same can be said for the maintenance gentlemen. It usually took more than one email to get maintenance to act on an issue (I went nearly a month without AC in the summer before they finally fixed it), but when they finally got to it, they always did a great job, and were respectful of the space.Now for the complex itself. Unfortunately utilities are allotted, so there is no incentive to save water (and Im sure were charged for the complex watering and pool water). The pool is nice and maintained, and is kept running most of the year (hot-tubbing is great in the winter!). The complex also makes you pay for package delivery, which isnt out of the norm. Pro tip: if you are on the first floor, either pay for the lockers, or mark please deliver to back porch/patio on your address line to avoid stolen packages. And believe me...you will have many stolen if you dont. I learned my lesson the hard way.The gym was there in name, but hardly functional. There was no spray or sanitary wipes for the equipment, and no cleaning schedule posted, so bacteria can run rampant. There were 4 treadmills, with 2 out of order. There was one elliptical, but it was broken as well. There were 3 stationary bikes, 1 of which was broken. All of the broken machines remained like that for the entirety of my stay. There were no free weights over 15lb.As for the the apartment units themselves, I had a renovated unit with hardwood floors. It was nice overall. The only issue I had was that maintenance would have to come about once per month to fix my hot water, because it would get so clogged with calcium deposits that water wouldnt even come out of the bath faucet. Other than that, I had no complaints about the unit.Unlike many apartment complexes, they dont find petty reasons to keep your deposit. As long as you treat your unit with respect, they will return your entire deposit, as they did for me.Overall, I really enjoyed my stay here. Maintenance issues arent frequent, but if they are needed, expect to send several follow-up emails and wait a couple weeks for a fix. Other than that and the gym issues, I enjoyed my stay and would recommend this complex to others.
Moved in about 2 months ago. So far everything is good. Had a problem with the dryer not drying they replaced the dryer. Management is friendly Bobbie Erika and Debbie are awesome ladies. I enjoy my apartment
Stopped in on a whim just passing by after having looked at an apartment in a neighboring community.Lincoln Oaks was open on a Sunday and we decided to take a look.We were blown away by the cleanliness, professionalism, and amenities.The complex is located in a very nice area of Austin Texas yet priced right for making a decision with comfort.The apartments are lovely, clean, welcoming.Private patio/balcony, lots of storage, and enough parking close to your unit.We decided to go with this one immediately after looking at a half dozen others with disappointment.I cant say enough positive about this place!
Pros: it looks nice, like an old resort condominium. Location is pretty good. Balcony is nice.Cons: fridge, stove, etc. didnt work all that well for me. Extraordinarily high water and sewage costs. Leasing office staff misplaced a few packages. Moving out costs are high (expect to pay at least $100).I lived here for a year before moving out. They only recently started accepting online credit card payments. If you pay by check, be sure to get a written receipt of the transaction. Theyve misplaced a couple of my checks.
The property is great I love living here. Erika Lopez is always nice and welcoming. I highly recommended living here if you like peaceful environment and clean property.
Id been driving by this community for years and saying to myself That looks like a real cozy place to live, not too tall buildings, brick, tree-shaded and looks really well built. Well one day a couple of years ago after being told that my rent at one of those places out on Highway 360 was sky-rocketing I stopped in and took a tour. They were very gracious and responsive to my needs. We found the perfect apartment and settled on a great and affordable rate. While the appliances werent spanking brand new they were good quality and have worked extremely well. Quality beats shiny and cute any day!The other thing that means a lot to me is that due to the high Build quality of the structures they are very well insulated which translates into much lower utility costs .In addition the area is in range for AT&T U-Verse and Im getting High speed internet access for $34.00 per month! All this adds up to a very affordable, nice, quiet place to live.Overall....great value.
Well the first half of our lease was relatively smooth and then I dont know if management switched or what because it went downhill quick. Our AC went out in the middle of the summer and I had to call and email 6+ times and each time they acted like it was the first time I had contacted them. They would tell me theyd call me back and then never would. Took over a month to get our AC fixed in the middle of a Texas summer. Multiple other issues with the apartment that despite several work orders would never be addressed, theyd never visit my unit then suddenly Id get an email saying the work had been completed.. except that it hadnt and no one had ever even showed up. Oh and I got a mystery $40 charge that shows up nowhere on my bill, it just got tacked on to my total. No description or mention of it except that the total increased. That was the last straw that prompted this review. The first 6 months of my lease this would of been a 3 star review for an average apartment experience, but these past 6 months have been awful.
I lived here for about a year with my sister and her boyfriend in a 2bed2bath apartment. Im writing a review because I loved this place. The apartment was clean when we moved in, and they had recently upgraded to faux wood floors. The staff was very friendly (Erika, in particular, is amazing). The only bad thing is that parking can be hit or miss, especially if you work late. Its nearly impossible to find parking after 10:00PM. Other than that, its a great complex. Cant really rate the amenities (gym/pool) since I never used them, but they seemed nice.
This place is really the worst; constant noise, frequent water shut-offs, and endemic bug infestations are all to be found herein, to name but a few of the dubious privileges one receives living at the Lincoln Oaks. Oh, honest Abe, savior of my country, your name-sake deserves far, far better than this rough and unruly terrarium of scorn!Update: If I could give zero stars, I would give zero stars because several months after I moved out, I found out Lincoln Oaks have sent my unpaid debt totaling about $180 to a collections agency. This is the first I have heard of this pitifully small surcharge being held against me -- despite having my contact information, Lincoln Oaks staff chose to let this go to collections instead of reaching out or attempting to contact me. Now I myself am quite privileged, such that a record of collections doesnt really hurt; I speak a certain way, and I look a certain way, and I have enough cash such that this is little more than an annoyance. But I think of any number of folks for whom this is not the case, and for those people (really, for anyone) I would seriously counsel against coming here. Just find some other place with kinder management, and avoid these savages if at all possible.
For the location, its a very good price. Very practical in terms of distance from i35 and Mopac. I have had a very good experience at this complex.I lived at Lincoln Oaks Apartments for 2 years. From Dec. 2015 to Jan. 2018. I never had an issue with billing or changing, they have online rent payment which is a big plus for me. I never had a maintenance issue that was not remedied promptly, some examples: ice maker issues, bath tub re-surfacing, leaking faucet, typical apartment stuff. The office staff communicates happenings and projects around the complex very efficiently.For this price ($900/month for a 650 sqft) I wish I could continue to live here, but I am moving to a place in the same area.Good place to live.

Lived here for 2 years. Here are some points worth noting down.Roaches:You never know where they are coming from regardless of how clean you maintain your apartment. They did pest treatment twice but the roaches kept coming back. I had to live with them for whole 2 years.Maintenance:- They take >4 days to attend any maintenance issue. Many times they werent able to fix the issues and I had to place same maintenance requests multiple times.- You will see frequent emergency water shutdown notices.- Dripping bathroom ceiling. Requested maintenance but they cant fix this. Lived with dripping/ripped bathroom ceiling.Parking:Parking spots are narrow and it becomes tough to find a spot at times.Fitness Center:They have a very small room with less than 10 machines. No dumbbells or any kind of weights here.Leasing office:They are not bad and not good either. Except one person (Ashlee I guess), everyone else are non professional and are not pleasing at all.Moving out charges:Do Not bother about cleaning your apartment at all when moving out. We spent few hours cleaning my apartment, scrubbing floors, cleaning walls, cabinets and after moving out, I see Heavy Cleaning - $75. Not even medium or light cleaning. There are some other charges they put on me that doesnt make sense and I asked them if they can show me the damages they are claiming and the lady responds We are busy. They can atleast say Come back on this day or something. No point in arguing. You want my money, take it.I have been a very patient tenant. Dont do the same mistake, they take advantage of you. And $850 for 550sqft cheap tiny apartment? Not worth it.
Lived here for one year. The manager constantly smelled of alcohol. The girls working in the front office were very kind though, especially Ashley. Had many “lost” packages though. The fitness center is a joke with third rate machines and a bunch of very light and old dumbbells. The hot tub would’ve been nice but was rarely clean. I only give 2 stars instead of 1 because of the girls that worked up front. The owner might want to check on the manager for alcoholic tendencies (she had car accidents twice while I was there). Pick a better place for the price they make you pay.
If I can put a zero I would worst place to live at in Austin please save your money and never ever rent here. They don’t take care of there residents and also there prices are ridiculous you will always have problems with your utilities and water parking is horrific and people get prone into. I can go on and on about the bad stuff. And I will Ill post some pictures later on of what I have. Update with pictures pluming issues mold on the walls my apartment flooded once and they didn’t do anything to fix the issue.

I have moved in about a month back and the experience so far is good. The apartment units are well maintained and nicely landscaped property. Management is friendly too.
If I could give this apartment a 0 star I would. Lets start off on Move-in day. Within 10 mins of being in the apartments we noticed bugs and small roaches in the bathroom, bedroom, and kitchen. There was even bugs IN the clock display on the stove. WE WERE BARELY HERE FOR 10 MINS. Our excitement turned into disgust. Then we noticed our dishwasher apparently is just for show cause it doesnt work. And they never fixed it. Theres no hot water AT ALL. If you wanted to do laundry there was never enough water to shower. If you didnt do your dishes fast enough the water would start getting weaker and weaker. Ive lost count of how many times I had to heat up water on the stove and use a bucket to shower cause their wouldnt be any water. When we would come home and turn the water on it sounded like they turned it off for the day and just barely turned it back on. The pool is usually always dirty. The parking here SUCKS. Ive seen smart cars have trouble parking here. We have gotten multiple letters about break-ins, assaults, and even a discharge of a gun in the apartment complex. This place is a JOKE. We are paying $950 for a one bedroom. $950!!!!! I CANT WAIT TO MOVE OUT OF HERE. This new property manager is an old lady who doesnt know how to respect her residents. Seriously pick somewhere else to look. This place is not worth what we are paying for.
Rent goes up seemingly without reason. $900 a month for a tiny, run down one bedroom, loud neighbors, constant break ins and assaults, and horrid parking. There has been a broken stove in the parking lot all week, but they made damn sure the LED lights I put up got taken down immediately, even though my balcony doesnt face ANY neighbors.Our packages also are frequently delivered to the complex across the street, though that isnt this places fault, just something to be aware of.In my experience, the ladies in the office have always been very polite and helpful, at least theres that.

Its near a train station and pretty quiet, but not much else going for it. Asking anything from the management was an unpleasant experience. Definitely would not lease again had I known.
Always look at the dates when reading reviews. What happened 5 or ten years ago is not necessarily relevant today. This complex has been here since the 80’s or 90’s so that’s a long history of reviews.For a place that old, this place has been very well kept.I have lived here for 5 years and switched apartments once (from a one bedroom to 2 bedroom)Here is my analysis after a full 5 years, going on 6+1. The Staff - Debbie has been here forever and she always has her plate full. The ones I mainly dealt with is Bobbi and Erika two ladies always took care of my needs. They are very friendly and helpful. If I needed something, it was executed with speed and followed up correctly.Yes there will be other staff members that will come and go - so don’t let one of those members wreck your experience. Let Debbie or Erika know if the other staff members are not helpful before posting some review. The maintenance crew is always working on something. It’s a 15 unit apartment complex so they make it happen.2. Rent - it’s comparable and at rate compared to others in the area. Remember we are very close to the Domain (very walkable or by bike as I did that for years when I worked in the Domain) so it’s not as high as Domain apartments. Those who complain about rent are those who cannot pay their rent on time. Rent is due on the 1st and jst get it done. They don’t mess around. Once I was late because I overdrawn my account, but who’s fault was that...Mine...I let them know and they worked with me...but I still received eviction notices. Yes it’s in your contract and yes I was fined. So make this a non-issue...PAY YOU RENT ON TIME and you will have no issues.3. Parking - If you need a car port they have some for $, but for the most part, park where you want. If you are 9-5 type worker...good luck as if you come home after 6 the parking lot will be full. If you are an off worker, graveyard etc. You will love it because there will always be parking. Do cars get broken into? Yes, but it’s usually by the area by the volleyball courts. It’s so dark there, it’s like parking your car in an ally. I wish they would put some lights there. IF you take the bus, it’s ideal. The bus stop is at the corner and Walgreens, Wendy’s and 7-11 are walking distance.4. Trash - They seem to do a good job of making sure there is regular trash runs. Now when it’s end of month...yes it can get full as people who move in or out...for the most part non issue5. Pets- If you are a dog person....great place as they have a special place to run your little pups...if you have large dogs good place to let them run as by the volleyball courts there is a nice open area of St. Augustine grass. Most people clean up after their pets, but like any complex...there are some that don’t. It’s decent.6. Actual apartment....they have been upgrading appliances and amenities...so if you are moving in, you will most likely get fresh carpet or flooring and washer, dryer fridge....so the amenities are up to date.7. For the Geeks - Spectrum cable is they way to go - hitting speeds of over 200mbs...maybe faster, it’s plenty fast for me...don’t know about ATT. Cell phone reception....Verizon and ATT are the best....T-mobile a little spotty...Sprint....check it specifically for the apartment you are thinking of getting.8. Noise level.....this place is generally quiet and I like it that way. Most residents are your working types...so we go to work....need a nice place to rest and I don’t hear kids, teenagers etc or partyers making noise. Make friends with your immediate neighbors and there is never an issue with noise.9. The Crossit - Camp Gladiator crowd.....The little gym reminds me of hotel, cruise ship gyms. It has everything you need, but no one uses it. It doesn’t matter, it’s open 24 hours and if you need your fix it’s there for you.Overall this place is ideal for the working type, that needs a place to live.
The worst management, property, and upkeep I have ever seen anywhere. I just needed a cheap place but I wish I paid more somewhere else for less pain and suffering. There is only one girl who works here that is somewhat decent... fake, but decent to deal with. The water is so bad it clogged my shower, washer and my kitchen sink so often you have to call the repair man to fix it every couple weeks. Also they shut your water off multiple times in a month due toa leak in the building according to management, and never actually fix it because you will get the same note within the week or next week. When the repair man comes around he is always angry and it starts to come out on you if you ask to many things. The water, electric, and other utility prices are astronomical for your usage.(They even charge me for transportation fees that I have fought and told them I dont drive and ride my bike and skate everywhere, but they dont care to deduct that fee after they told me they would.) The manager is a cranky, alcoholic looking old lady who makes rude comments for asking to many questions when trying to inform yourself on the way they operate and yell at you that its all in your lease and should read it to inform myself instead of asking questions. STEER CLEAR if you want to save some pain and suffering.
The worst possible apartment in Austin Tx Bobbie is absolutely the worst person to do business with has the worst attitude I have ever experienced with a person. Absolute garbage facility to live in STAY AWAY. Bobbie ruined this place.

STOP & RUN AWAY!!! Unless you enjoy a filthy pool, trash everywhere, maintenence that lives in another town, water/hot water failing constantly, noise, crime, police, and guns. Look at how many hundred times the parking lot has been dug up to repair OLD pipes...
I love the fact that it comes with a washer and dryer!!!!
Lived there for a while, no security, cops are usually called, break ins and robberies occur.

These apartments have fallen apart since the change of owners, the office staff never solve anything for you, they never know anything, I have no light in my kitchen for 3 weeks I report it every day and it seems that there are no maintenance personnel in this place. A lot of trash in the parking lot and full of potholes and potholes need more trained staff for the office
Cannot put 0 starWhen I moved in, I was in the Erika office and the maintenance was excellent but I love and such a disgusting people I ended up beating with them for the poor maintenance. many times they checked it never cooled and was on 24 hours tube problems with the dishwasher the washing machine the stove and everything you can immaguine the apts are very nice on the outside but inside they are very battered old and with many pests and in case Out little steal the things that Amazon delivers at your door
