Office staff is super friendly and attentive to needs. Maintenance responds to requests almost immediately. I was able to move in within a few days after applying and got my $150 in coupons for Spruce! They are awesome! 😎 Plus, nice place to live.

Me and my fiance moved in recently and Rachel made it the easiest move in that we could have asked for! So far the maintenance team has been incredible and we havent had any complaints, the rent was very well priced and we are hoping to stay here for a while while we save for our wedding next year! So we are hoping the rent increase is modest and we dont have to move within the next year, thats proof of how good the living arrangements are here!

Rent price on the system hasn’t been updated for weeks, maintenance couldn’t fix the shaky door handle.Update on Apr 8:After 2 weeks, the rent now has been updatedWhen I tried to install the bidet for my restroom, the shutoff valve was old and broken, but the maintenance manager (Chris) has been able to change the new one with one hour of maintenance request from the system. Dont know if they will charge me for that but so far it is a nice place to stay.

When I came to The Arbors I was attracted to the layout of the apartment and the first thing that stood out was the beautiful modern floor. All my appliances were new and working properly when I moved in. The office personnel were helpful with the application process and the maintenance team did an amazing job with the bathtub finishes. I was happy to find a home and felt like it was my lucky day. I had found a needle in a haystack and said bingo this feels like home! I didnt realize that days later the discovery of the trail nearby would be the greatest surprise of all.

This is a great place to live in. The maintenance staffs are super helpful. One time I needed to move a heavy furniture from point A to point B. Sean offered to give me a hand. He was doing something else but give help to me right away. Thanks Sean.

Ive lived here for almost 8 years and love it. Ive never even seriously considered leaving. I had never missed a payment in these 8 years and they really appreciate that. Right now, Im in a financial crisis situation with all of this Covid stuff, but they are giving me leeway and understanding of my situation even though Im behind on my rent for the first time ever. BTW, please dont call the office and tell them you deserve the same level of benefit of the doubt and trust, too. Ive proven it for 8 years. They can only give you as much leeway as youve earned with consistent payments over a reasonably long time. Also, the head maintenance guy is super helpful, efficient and on top of things, and is very friendly while doing it all. Kudos and thank you to this staff and this organization. Wow! Sounds like Im doing a commercial for them. Or maybe I should get some referral money. LOL But Im serious. Ive never felt so blessed to be a part of any community.

As we were loading the truck to move-in we were informed that the apartment that we had booked was no longer available and we would either have to sign a longer lease or take a different, smaller apartment. That should have warned us to never move hereWe moved in (to an upgraded unit with new appliances). The apartment was permeated with tobacco and smoke smell. The appliances were all dirty, the walls had nail holes, the floor had glue stains. We asked the leasing office to send cleaners. After initially asking us to wait until next week or get our own cleaners they finally said the cleaners will come next morning at 9 AM. We also noticed that the toilet in one bathroom was leaking and informed the leasing staff. Nothing was done.Next morning there were no cleaners until 11 AM. But what we did find was the toilet bowloverflowing and water leaking into the bedroom, living room and kitchen through the walls. That is when we realized they have no maintenance person onsite, the property manager is not available and the leasing staff will not help (and in fact will yell at you saying they know how apartments works and we should just wait)Please save yourself the trouble and eventual stress and move elsewhere

Whenever I need something fixed they always come right away and take care of it. Very nice and helpful.

One month living here and I got my car broken into during daylight. They broke my passenger window. My car was the second car this has happened too, top neighbor said they broke into his drivers window and stole belongings a month before me. 2 weeks later another car got broken into both passenger and back window was broken into. I have yet to see anything being done for this matter. I moved in 2 months ago to a luxurious apartment that has New cherry wood cabinets. They must of half assed the job because everything is falling apart! By far the worst apartments Ive lived in and definitely cant wait till my contract ends!

If you have a bad attitude toward prospective residents when they call the office... imagine how bad you treat existing residents. Why would I want to rent here with rude staff?

Living at Arbors has been amazing. Very peaceful.

The convenience of the location is the primary benefit for me living here. The maintenance service is excellent and the management is responsive. The only complaint is the noise level back here in Building 13.

Everyone I met has been friendly! Appearance wise, somethings can be updated. But the community itself is small, nice and peaceful. Witch is perfect for me!

I absolutely love my new apartment! Stuart helped me secure my apartment while I was out of town. He was very professional and made the process super easy! Once i arrived the staff in the front office was very friendly and welcoming. When I walked into the apartment it was even better than I imagined. It was very clean and the floor plan has a home feel and very spacious. The location is perfect! Easy access to two main highways (35 and Mopac), eating places, and all of your shopping needs.

Shawn is friendly and did an excellent job fixing our garbage disposal leak!

I have been living here for almost two years now, and I gotta say, its one of the best places to live. Anything wrong, broken or not working properly will always be fixed same day, plus the staff is super friendly and eager to help in any way. You wont regret

Ive been living here 10+ years and never had a problem with the complex now this year 2020 someone rummaged through the car then our car was scratched and then the assistant manager was charging us insurance when we had our own. I dont know what is going on with this complex anymore.

Their is a Rat infestation in the apartment unit and we explained multiple time to the office of this issue. Things weren’t getting done about the issue or even letting me know of an action plan. We have had multiple rats in our apartment eating our groceries and all. Please do yourself a favor and look elsewhere.

Lived here multiple years. The front office is flexible and understanding. The apartments are kept very clean. The best part is the maintenance guys??? You know how bad maintenance can be if you have lived in multiple apartments as I have. Seems like these guys work around the clock. They have fixed my refrigerator and it hasnt messed up again. I had my ac out so I called in the morning before I left to work. They told me they would be out asap. I got home from work and it was fixed and blowing cold. The pool is always in excellent shape and the grills are maintained for my constant grilling. These guys are wizards and Im truly greatful for their immediate and impromptu attention to detail.

Ive been living here for almost 3 years, and I love it! Its QUIET. which is very important to me. Maintenance are friendly and fix things promptly.The office staff drives around and checks the area, so when the light outside my apartment wasnt working one morning and I went to report it in the afternoon, they already knew about it and had it fixed.

The place hasnt been as nice as I thought it was. When I move in the apartment was dirty, I had to open a lot of maintenance tickets. First the breaker box was full of dust, second the toilet leak, third the fridge fan wasnt working, fourth refrigerator leak, five fridge smell like dead and ice maker making ice full of bugs, six air conditioning not cooling, screens broken and so on.

Great for first time apartment renters, but for anyone else who has had one before would be downgrading. I will say its in an excellent location. bars, liquor stores, restaurants, some great ones at that. Also its always the best breeze on this side of Austin.

Love these apts. The staff is amazing. The grounds are beautiful and very well kept. There is a walking trail that is amazing. The apts are very nice.

I would like to say each time I go to the front office for anything they go above to make sure I am taking care of even if there is a problem they make sure everything is taken care of for me. the only thing I would like is to see may some type of speed bumps because they speed through so fast and just scared someone will get hit one day other than that I would have to say I am happy at the arbors. I love the work out room and I just have to say the ladies in the front office is great! thank you for all you do ladies!

I have lived here for a few years. Staff are nice they have watched my son grow up and engage with him and make him feel safe to talk to them at anytime. That is very important to me. Close to my sons school and my job, love the area. Have had some great neighbors and only one bad one and still have her next to me, very hateful lady. Maintenance workers are always nice and prompt with fixing the go that break. Want more handicapped accessiblity as I have bad knees and cant walk up stairs and I know of others that will need that accessible access. Parking is okay, noise is not a problem. Wish they were bigger apartments, I have had a rat come in from inside the wall and I had to get rid of it myself. Bugs all the time. I thought it was me but found out its not me. Will I renew my lease that is still up in the air I really love my sons school and the area and how safe it is for him so if the rent is not hiked up on my next lease there is a good chance I will be staying.

This place is horrible. I lived her for 3 years total in 2 different apartments. The first 2 years were fine. I didnt have any problems. However, around the time the 3rd year started, I got roaches. A couple of people moved out of my building and new tenants moved in. This was the start of the roaches. I had roaches for the ENTIRE last year there. I put in request after request after request for pest control. The front office would oblige each request. However, they took no responsibility for the issue. If I didnt put in a new request, they didnt have pest control come. Any person with half a brain knows that in order to get rid of roaches, you have to have regular treatments, because some roaches survive. In the beginning, I was polite about it and kept requesting pest control. But, after almost a year of dealing with this, I had enough. I told them that they should have been more proactive in treating the ENTIRE building (not just my apartment) for roaches. They took no responsibility. After dealing with other issues in my apartment and even talking to the regional manager and corporate office, I came to the realization that I wasnt getting through to anyone. They do not care about the health and well-being of their residents. They only care about taking your money and not dishing out ANY money to take care of issues within the property. When I reminded the property manager, regional manager and corporation office that roaches carry diseases, they basically told me we did what we can. It is a horrible complex. I wouldnt ever recommend it to ANYONE. STAY AWAY FROM MILESTONE MANAGEMENT. I have friends in the apartment industry that have told me that their experience with Milestone is that they are only worried about taking in money. They do not care about the residents or providing a safe environment for their residents. Do yourself a favor. Find another property.

Honestly, If i was writing this review about two years ago I would have given it a five star but with the rise in rent (even though there are more complexes nearby now), the shady type of people seemingly being allowed to move in, and the rising infestation problems, it is no longer worth it. I will probably be moving after this lease unless a major overhaul is done, which is sad as they are near a very good neighborhood, library, park and hiking trail.

The staff is courteous and professional. Great location. Its close to downtown Austin, Pflugerville and Round Rock. Maintenance is on top of the job. Overall a great place to live.

I lived there for one year. It wasnt terrible, but it wasnt a good experience. My upstairs neighbors constantly physically fought or let their giant dog run around at all hours of the day and night. Complaints to the office went unanswered. I came home late one evening to find that my roof is leaking water and it was apparent that either their toilet or tub was overflowing. I called maintenance and he told me that it would inconvenience him to go upstairs to find out what the problem was because he was already at home. I had to argue with him and explain to him that I would not knock on someones door at midnight alone. Upon arrival, he was very rude and when I asked him about having the ceiling damage repaired, he explained that the apartment complex would not repair the damage it wasnt bad enough. After that incident I noticed just how many watermarks there were all over the ceiling of my apartment which leads me to believe that there may be mold and perhaps thats what was causing my headaches. To top it all off, nearly monthly, I would call and leave a voicemail begging them to adjust the sprinklers so they wouldnt hit all three of my windows directly between the hours of midnight and 3 a.m. of course, that never went answered, even after I spoke to someone in the office directly. Basically I paid to be woken up at all hours of the evening and constantly regret wasting my money. I would have paid more for a better experience. Oh, I completely forgot to mention the constant barrage of giant tree roaches. They claimed to have come and sprayed, but I find that hard to believe due to the sheer amount of large roaches I found regularly in my apartment. Im not sure if any other building, but do not move into Building 13.

Beautiful location and decent floor plans. That is the only good thing I can say about this place. Rhonda and Megan in the office are rude and downright dis-respectful. My vehicles were broken into 3 times over the last 1 1/2 year. Tons of maintenance issue that were fixed with band aids rather than the actual fix. No security patrol or even gates that stay shut....All this can be yours for $1300.00 a month, over $75 in water every month and less than 900 sq ft! I now have a town home on a safer side of town, 1100 sq ft and a garage, $50 set water cost and most importantly $995 for a 2 year lease! Dont let this place fool you with their anitcs....there are so many better options out there. I should have sensed this place was a joke from the little sign that sits so proudly on every desk urging you to sign right away heaven forbid someone take that unit before you. Its like a used car lot of apartment homes.

I write this comment, because of robing my car, over charged me and not respectful manager.When I started moving to this apartment on my first week, I saw my next 2 neighbors were leaving. After, 4 weeks, I saw another neighbor behind me, leaving. On my 4rth months on this apartment, all neighbors on my only building moved out. Me and my wife were had some worries to come. I summarized, they over charged on the water bill, monthly payment are no the same, they have fees every month to add. The manger not respectful to the neighbors. She came and nock off the doors and speak not respectfully. One morning, she came and slammed the door for my neighbor, because of delay payment. Then, she called the cops. One day, I left the apartment locked and I went to work, my wife and my kid were out side they asked the office to open the door for them to get in, they did not open the door for them. I had to come, and opened the door. One day, I came to my car, and I saw my door was opened and everything was stolen from my car. While, I was calling the cops, there was another car was opened in the same day. I gave a notice to leave 2 months before my move. However,they had me paid double for half months. Then, when I moved out. They had me paid $ around 800 for carpet, they said dirty. That is why, all the people lived in my building had moved out on my first 4th months.I do not recommend this for any one for safety, property and peace of mind.

Helpful staff with a nice layout. Quaint floor plans and a nice park and green belt just out back. Some of the stairways are poorly engineered. Bad angles and unnecessary facades.

Nice Apartments

We just renewed our lease and began our second year at Arbors of Wells Branch. We absolutely love it. The location is great. Within walking distance of Walgreens, gas stations, small eateries and shops. The back of the apartment connects to the Wells Branch walking trail. This was an extremely pleasant surprise. Beautiful area. Easy access to Mopac and I35. The staff have been so friendly and helpful. Weve had one plumbing issue that they resolved in a single day! As first time apartment renters we were skeptical, but The Arbors has surpassed all expectations.The upstairs neighbors can occasionally be loud and the walls sometimes seem thin, but thats a small complaint considering all the pros to this place.

Timely response from Maintenance

This was the best apartment I have ever lived at minus the fact (a) I chose to live in a non-upgraded apartment. I moved because there was mold on the AC unit. Someone (Office or Maintenance) got tired of me complaining and the unit was spay painted white to get me to stop saying anything. (b) if you pay the pet fee, you are just handing them free money for no reason. It doesnt count towards any damage your pet may or may not cause. They will not acknowledge you paid a pet fee when you move out. You will still be charged for damaged your pet caused. They will deduct pet damages from your main deposit not the pet fee. You will also be charged pet rent. That does not go towards anything either. I would never in a million years tell them you have a pet. Do not be honest with them. They will take your money and sleep well at night. Other than those 2 complaints, I think the Arbors are a great place to live.

Really like the area, the apartments could be nicer for what you pay for them

Rent is redciulas for what you are paying for. Unit is all beat up and falls apart. This is my first apt and thought that I was getting a good deal at the time. I regret spending my hard earned money on rent for these cheapos. Management and maintenance take forever you have to complain multiple times to get anything done. I highly recommend going else where. Cant wait for my lease to be up.

This place is an absolute joke. The maintenance does as little as possible. When you finally get them to fix something, is a halfway job. And it usually takes them weeks to fix something, even months. There is also plenty of insects of all different kinds that live with you. Silverfish, millipeeds, roaches, ants. Mice also love to run the walls and come in and eat all your food. Please find another place if youre looking for a good apartment. They will continue to charge you once you move out and deny you a deposit no matter what.

Decent area really no problems staff will work with you on some things you may need all in all its a decent place its Austin so for what and where it is its reasonable.

TERRIBLE MANAGEMENT. we called this woman about the apartment and she said we could write a offer letter. Then she wanted more than that, then said sorry and hung up.

I totally hated this place.. Plenty of insects and everything keep breaking down. Hell of a Ghetto..I wouldnt write a review BUT they kept charging me even after I moved out stating false statements about me that I didnt keep the place clean and I lived there only for 6 month,, I would rather stay in my car.. Im just being honest. No hate or anything.. Just a heads up for my fellow people who prefers to live better and save money.

I lived here for 7 months. This is the worst apartment Ive ever lived in. Its a very old construction. They charged me a hell of $750 on move-out. The surprising part is I received the move-out bill the very next day to my new apartment from the day I moved-out of this apartment. They posted the move-out bill on the same day we moved out. I am not sure how they analyzed the damages when the house was still under occupancy. The carpet was clean and they still charged for carpet replacement. They even charged me for the water and sewer bill before it was generated on the same day of move-out not sure how they calculated.I had to vacate this apartment due to impatient and rude neighbor who was living underneath my apartment, even if my kids dont run or make any noise they used to disturb us a lot by banging the broom stick to their ceiling the whole day. They used to yell at my wife and my kids when they used to play in the patio.The cops visit this apartment very often like once in a week, not sure whats going on. I felt its not safe to stay here any more.I had to rate it 1 star since a 0 star is not available. I dont recommend this apartment for any one.

I Love it here already I love my new place and the atmosphere here.....After staying there for almost a year there where things already going wrong with the apartment such as no ac thru out the whole summer my son was only a few months old the pipeline busted which led to water leakage on the floor. So we couldnt get cool air only at nights.... Mold all over the refrigerator which led to some of us getting sick more so me than anybody else the Dr told me my system was shutting down and had my husband not convinced me to go to the hospital the night before when I was breathing really hard and seeing white spots up at the sealing.... The Dr said a couple days later you wouldnt have made it.... My system was starting to shut down and I was hooked up to every iv they had in the hospital... I was there for 3 days getting myself back together and still ended up with a eviction on my record and I have the proof to prove it smh.... Thats when the old property manager was there in 2015 it was alot more going on with that apartment even tho I had work orders pics and etc to prove it was the worse place ever.......

Access to things such as a gym, and an office to print and type things up on a computer if necessary are available at this community, and I love having that .

During my living experience here the communication is HORRIBLE!!! Myself along with several others living here had our rent money order stolen from the dropbox. They did NOT notify everyone in the complex about the burglaries. They dont fix the things like they are suppose to and when they do its half done...There was a leak in my apt not 1...not 2 but 3 times in my apt unit they refused to replace my carpet they just replaced the pad underneath the carpet. I repeatly asked for them to change the entire area where the water was damaged not to mention the DECAY on my cabinetry from the continuous leaks. Which leads to THE WATER BILL is RIDICULOUS they say that they do it through the sq.ft. of your apt but that is FALSE...When my roommate and I asked about the bill they act like they dont know whats going on...They say that they do bill the water through a third party company and you would have to talk to the corporate office in Dallas to find out the information.
